HOW TO SAVE UP FOR A DOWN PAYMENT Saving up for a down payment is one of the biggest challenges for aspiring first-time homebuyers. A typical down payment can range from 5 to 20 percent of a home’s purchase price–that’s no small chunk of change. Although it might seem overwhelming to rack up thousands of dollars, practicing some discipline and using the right tactics can help you pull it off, making it possible for you to go from renter to proud homeowner.

To help you save for a down payment, consider these tips from the American Bankers Association: Develop a Budget and Timeline. Start by determining how much you’ll need for a down payment. Create a budget and calculate how much you can realistically save each month–that’ll help you gauge when you’ll be ready to transition from renter to homeowner. Establish a Separate Savings Account. Set up a separate savings account exclusively for your down payment, and make your monthly contributions automatic. By keeping this money separate, you’ll be less likely to tap into it when you’re tight on cash. Shop Around to Reduce Major Monthly Expenses. It’s a good idea to check rates for your car insurance, renters insurance, health insurance, cable, internet and cellphone plan. There may be deals or promotions available that allow you to save hundreds of dollars by adjusting your contracts.

Monitor Your Spending. With online banking, keeping an eye on your spending is easier than ever. Track where most of your discretionary income is going. Identify areas where you could cut back (nice meals out, vacations, etc.) and instead put that money into savings. Look Into State and Local Home-Buying Programs. Many states, counties and local governments operate programs for first-time homebuyers. Some programs offer housing discounts, while others provide down payment loans or grants. Celebrate Savings Milestones. Saving enough for a down payment can be daunting. To avoid getting discouraged, break it up into smaller goals and reward yourself when you reach each one. If you need to save $30,000 total, consider treating yourself to a nice meal every $5,000 saved. This’ll help you stay motivated throughout the process.

What to Do If Your Mortgage Application Was Rejected

B

eing turned down for a mortgage can be devastating, but you may still be able to achieve your dream of owning a home. Your lender should provide you with a letter explaining why you were denied. You can use that information to make changes to improve your chance of getting approved for a mortgage in the future, either with the same lender or with a different company.

Boost Your Credit Score One of the most important factors in a lender’s decision is a mortgage applicant’s credit score. You should’ve checked your credit report for errors before you submitted your loan application, but if you didn’t, check it now. Lenders frequently misreport or fail to report information, and data from different people’s reports sometimes gets mixed up. Errors in your credit report may have caused your application to be rejected through no fault of your own. If your credit score is low because of high credit card balances or missed or late payments, work on bringing it up by paying down your balances to lower the percentage of available credit you’re using and by paying all your bills on time. If you have a foreclosure or bankruptcy on your credit report, those derogatory remarks could affect your credit score and your chance of obtaining a mortgage for years. You may need to let some time pass and work on rebuilding your credit before buying a house.

Lower Your DTI A lender looks closely at an applicant’s debt-to-income (DTI) ratio, or the percentage of gross monthly income that’s used to pay credit card bills and loans. If a lender rejected your application because your DTI is too high, you can lower it by paying down your debts and/or by increasing your income. If you have high loan payments, you might be able to lower them by refinancing.

Put More Money Down If you want to make a small down payment and borrow most of the money for your dream home, the lender may consider your application too risky. You might be better off finding more money for a down payment or applying for a mortgage through a lender that routinely offers loans to borrowers with small down payments.

Stick With Your Job Most lenders want a mortgage applicant to have been in the same job for at least two years. That helps the lender be confident that an applicant is capable of holding down a job and is likely to repay the mortgage. Instead, consider these great ideas from Consumer Reports for adding more options for stashing kitchen supplies and groceries. A ROLLING KITCHEN CART You might be considering installing a swanky kitchen island, but that can cost big bucks. Instead, invest in a stylish rolling cart that provides many of the same advantages at a fraction of the cost. When it comes to carts, you can get as fancy as you’d like—many have fold-down tables and hideaway stools, for example, providing you with extra seating options when needed.

CABINET ORGANIZERS You can get more mileage out of your existing cabinet space by retrofitting them with organizers. Install a Lazy Susan in a corner, for example, so you don’t lose track of items buried in the back. Roll-out drawers in base cabinets allow you to pack more in and easily access whatever you may need. If you’ve got a large pantry, install tiered shelves to give you an at-a-glance view of kitchen staples like canned goods, spices and baking supplies. TOE-KICK DRAWER These secret hiding spots can be placed at the base of your cabinets and open with just the push of your foot. Selling your home without an agent is often an appealing idea because you can forego the commission rates. The major downside, however, is you lose out on all the important qualities and experience an agent has when they do the work themselves. Here are four reasons why selecting a reputable, local real estate professional is beneficial for sellers:

NEGOTIATION SKILLS Your real estate agent knows how to get the buyer to make the purchase as close to the asking price as possible. They do this work for a living, so agents understand the ins and outs of contract and price negotiations. Another factor is the market conditions—agents have to stay on top of changes, so they can make the most money on commissions. They know what items they can negotiate and what things are best to avoid. NO EMOTIONAL CONNECTION One of the biggest things about hiring a professional that sellers find appealing is the fact that an agent is not biased. They’re not connected to your property, so they see it at face value. Things like older home equipment, cracks in the sidewalk or areas that you can improve before the open house are more visible to the agent than the person who has lived in the home for years. With no emotional connection, the agent can make decisions that many homeowners are afraid of or unwilling to make. ACCESSIBILITY Does your schedule afford you the time to talk with every person interested in your home? Probably not. Additionally, agents must accommodate the schedules of prospective buyers and show them your property when they’re available. If you go the For Sale by Owner (FSBO) route, then you must handle screening buyers and scheduling showing times yourself. LEGAL RESPONSIBILITY One thing most people do not realize when they choose to go the FSBO route is that they’re legally responsible for anything they don’t disclose to the buyer. Even inadvertent omissions can cause you to incur a lawsuit. Breach of contract may occur when the owner accidentally forgets to mention something hazardous about the property. Property agents and brokers have insurance that covers them if they miss something a buyer finds a nuisance or danger after signing a home contract. You have nothing to protect you should you miss something. Agents spend a lot of time and money earning their real estate license. Knowing the local market and laws is a necessary part of the business. If you’re not a legal professional, you could put yourself in danger of a lawsuit if you decide to sell your home on your own rather than hiring a professional to handle the process. House Cleaning Tips to Steal From the Pros When it comes to spring cleaning, or housekeeping any time of the year, nobody knows how to make it more efficient than professional home and hotel cleaners. Try these tips from the pros in your own home.

Stock up on gloves and microfiber cloths. Rubber gloves can help you through a variety of messy tasks without soaking your hands in water or chemicals. Microfiber cloths can be used wet for kitchen and bath cleaning, or dry for thorough dusting. Simplify your cleaning products. You should not need more than three or four products, including a mix of vinegar and water in a spray bottle, to tackle every cleaning job in every room of your house. Keep cleaning tools handy. Having products and rags in a moveable carry-case, and brooms and a vacuum in a central spot, saves time and energy. In a two-story home, keep a second vacuum upstairs for quick and easy pick-ups. Clean the kitchen every day that you cook. Not the whole kitchen, but the range, the counters to the side of it, the refrigerator handle and the sink. New kitchen dirt is easy to clean, but old kitchen dirt can harden into rock.

Don’t get bogged down with clutter. Spend some time once or twice a month sorting and putting clutter where it belongs. In between, just pick up those light piles of mail and magazines and clean under and around them. Keep your pets brushed. It will minimize the time you spend dusting and vacuuming. Have a cleaning path. Whether it’s back of the house to the front, or tougher rooms first, know the route you will take. In any case, clean from the top down, ceilings first, so floors that catch the dust and debris are the last to be swept and/ or vacuumed. Start with the worst challenge in a room. In the kitchen, it’s the range. In the bathroom, it’s the shower. In the dining room, it may be the chandelier. Once you complete the main challenge, the rest of the room is easy.
