HOW TO SAVE UP FOR A DOWN PAYMENT Saving up for a down payment is one of the biggest challenges for aspiring first-time homebuyers. A typical down payment can range from 5 to 20 percent of a home’s purchase price–that’s no small chunk of change. Although it might seem overwhelming to rack up thousands of dollars, practicing some discipline and using the right tactics can help you pull it off, making it possible for you to go from renter to proud homeowner.

To help you save for a down payment, consider these tips from the American Bankers Association: Develop a Budget and Timeline. Start by determining how much you’ll need for a down payment. Create a budget and calculate how much you can realistically save each month–that’ll help you gauge when you’ll be ready to transition from renter to homeowner. Establish a Separate Savings Account. Set up a separate savings account exclusively for your down payment, and make your monthly contributions automatic. By keeping this money separate, you’ll be less likely to tap into it when you’re tight on cash. Shop Around to Reduce Major Monthly Expenses. It’s a good idea to check rates for your car insurance, renters insurance, health insurance, cable, internet and cellphone plan. There may be deals or promotions available that allow you to save hundreds of dollars by adjusting your contracts.

Monitor Your Spending. With online banking, keeping an eye on your spending is easier than ever. Track where most of your discretionary income is going. Identify areas where you could cut back (nice meals out, vacations, etc.) and instead put that money into savings. Look Into State and Local Home-Buying Programs. Many states, counties and local governments operate programs for first-time homebuyers. Some programs offer housing discounts, while others provide down payment loans or grants. Celebrate Savings Milestones. Saving enough for a down payment can be daunting. To avoid getting discouraged, break it up into smaller goals and reward yourself when you reach each one. If you need to save $30,000 total, consider treating yourself to a nice meal every $5,000 saved. This’ll help you stay motivated throughout the process.

What to Do If Your Mortgage Application Was Rejected

B

eing turned down for a mortgage can be devastating, but you may still be able to achieve your dream of owning a home. Your lender should provide you with a letter explaining why you were denied. You can use that information to make changes to improve your chance of getting approved for a mortgage in the future, either with the same lender or with a different company.

Boost Your Credit Score One of the most important factors in a lender’s decision is a mortgage applicant’s credit score. You should’ve checked your credit report for errors before you submitted your loan application, but if you didn’t, check it now. Lenders frequently misreport or fail to report information, and data from different people’s reports sometimes gets mixed up. Errors in your credit report may have caused your application to be rejected through no fault of your own. If your credit score is low because of high credit card balances or missed or late payments, work on bringing it up by paying down your balances to lower the percentage of available credit you’re using and by paying all your bills on time. If you have a foreclosure or bankruptcy on your credit report, those derogatory remarks could affect your credit score and your chance of obtaining a mortgage for years. You may need to let some time pass and work on rebuilding your credit before buying a house.

Lower Your DTI A lender looks closely at an applicant’s debt-to-income (DTI) ratio, or the percentage of gross monthly income that’s used to pay credit card bills and loans. If a lender rejected your application because your DTI is too high, you can lower it by paying down your debts and/or by increasing your income. If you have high loan payments, you might be able to lower them by refinancing.

Put More Money Down If you want to make a small down payment and borrow most of the money for your dream home, the lender may consider your application too risky. You might be better off finding more money for a down payment or applying for a mortgage through a lender that routinely offers loans to borrowers with small down payments.

Stick With Your Job Most lenders want a mortgage applicant to have been in the same job for at least two years. That helps the lender be confident that an applicant is capable of holding down a job and is likely to repay the mortgage. HOW TO FIND QUALITY MOVERS Hiring a moving company is one of the most important decisions people make when buying or selling a home. Nightmare stories abound about movers that show up hours late, break or lose items, or whose estimates aren’t accurate.

Thankfully, there are things you can do that will increase your chances of finding a reliable moving company while avoiding the bad ones. Here are some key ways to be sure you find the right moving company for you. Read the reviews. One of the great things about the internet age is that you can find reviews for just about any business. Go to sites like Yelp that review businesses and see what people have to say. Don’t let one bad review turn you off, and consider what reviewers are complaining about because some people are unreasonable. Get referrals. Referrals are different from reviews because they come from people you know. Perhaps there’s someone who recently moved to your neighborhood, ask them if they recommend their movers. Or maybe a coworker of yours recently moved. You can also reach out to friends on Facebook. Your local chamber of commerce or the Better Business Bureau are also excellent references. Get options. Talk to more than one moving company, even if the first one seems perfect.

And consider factors beyond pricing—cheapest isn’t always the best. And when discussing cost, ask what factors might change an estimate. Make a checklist. There are definite warning signs to look for when choosing a mover. First, be sure the company you hire is properly licensed and insured. Don’t take estimates over the phone or via email, there’s no way a mover can give an accurate price without actually looking at your belongings. Poorly maintained websites and an unwillingness to work out a flexible payment plan also are red flags. Protect your valuables. Even if you’re confident that you’ve found the perfect mover, there are certain things you should move yourself. These include important identification, such as birth certificates, passports and Social Security cards, along with financial information. Weatherproof T Your Door for Winter

he Department of Energy tells us warm air leaking into your home during the summer and out of your home in the winter can waste a substantial portion of your energy dollars. You can save at least 10% on your energy bill by reducing those air leaks at the doors to your house, and it’s one of the easiest and least expensive projects you can do. It’s a two-part job working on the door. First, install weatherstripping around the perimeter of the door and then add a door sweep to the bottom of the door; both steps are effective ways to stop drafts and seal gaps that leak air. We like bronze door weatherstripping, but you’ll also find the material that is wrapped foam with a metal or wood flange, which is easier to install than the bronze material. A door sweep seals gaps between the bottom of the door and the threshold keeping out air and insects. Choose one made of the door material and install with screws. A carpenter or handyman will charge $145 to remove and replace a door’s weatherstripping and install a door sweep, but you can buy the materials for $70, do it yourself and save 52%. For tools you’ll need a tape measure, hacksaw, hammer, drill and screwdriver. No matter who does the job, you’re the winner with lower energy bills for years to come.

Design it to be separate, yet together. Open living spaces can promote family togetherness: Mom and Dad can work in the kitchen while kids hang out in the living area or do homework at the dining table. Keep these distinct areas unified by using the same colors throughout, while using furniture placement to divide the activity zones. Look for family-friendly storage. Keep children’s items within easy reach. Use chests that can double as coffee tables for storing toys. Designate lower shelves for kids’ books and baskets for toys. Choose wash-and-wear fabrics. With washable slipcovers, your chairs and sofas will always look as good as new, no matter what spill or accident comes their way. Simply wash and replace, and no one will know that your 4-year-old spilled grape juice all over the creamcolored couch. Employ a stool (or two!). Add stools for a chic way to keep extra seating on hand without visually weighing down a room. Plus, a set of matching stools can easily turn into an ottoman for someone on the couch, or be moved around the room to suit the sitter’s needs. Embrace translucent silhouettes. Use transparent furnishings and accessories to provide functionality without visual weight. Look for lamps with glass bases, which will virtually disappear, allowing the eye to focus on other aspects of the room instead. Plexiglass tables and consoles can offer the same hardworking see-through style. Look to walkways and pathways. Pay attention to walking areas and traffic flow when placing furniture in your family room. Give kids plenty of space to play, and make it simple to get from room to room. Whether you’re making a concerted effort to downsize or just want to better strategize, read on for what to consider when deciding what to leave behind. You’ll lighten your load and set up your future home for success in the process. If you’re feeling overwhelmed or having difficulty navigating the clutter, try implementing the four P’s: prioritize what you use most, patch up what requires only minor upkeep, profit off of items that are no longer of value to you, but could be to someone else, and purge any unnecessary items that are left over. Expired and unwanted foods Spoiler alert: There’s a good chance that a lot (or at least some) of the food you’ve been keeping is expired, which makes now a great time to clear out your refrigerator, freezer and pantry. Challenge yourself to make the most of what’s still good before you leave (it will be like your own season of Top Chef), and avoid waste by gifting any surplus items to a local food bank. Cookware and appliances you don’t use

Worn bath towels and mats Keeping a few spare towels around can pay off (laundry day, pool season and unexpected guests come to mind), but once they get to a point where they’re tattered, torn or no longer absorbent, it’s time to part ways. The same goes with dirty and distressed bath mats that can’t be resuscitated with a good cleaning. Old mattress and pillows One should never underestimate the power of a good night’s sleep. If your mattress is beyond its lifespan (the average is seven to ten years) or no longer provides the support you need, consider an upgrade for your new home. Comforters and pillows, which can collect dirt, dust mites and mold, should be replaced more frequently (allergy experts have suggested anywhere from six months to two years), especially if they can’t be properly washed in between. Clothing and accessories you never wear

While you’re in the kitchen, take stock of dinnerware, pots and pans and other kitchen gadgets. Try to recycle items that are no longer of value (such as mismatched food containers or broken appliances) and consider donating or selling any new or gently-used-but-still-operating extras. One person’s dust-covered teapot is another person’s treasure!

Take command of your closets, along with any dressers and seasonal bins, by evaluating clothing and accessories based on condition, fit, practicality and wearability (including how well an item goes with your current lifestyle and aesthetic). As a general rule, you may want to consider donating or consigning items you haven’t worn in the past year and filling in any gaps with staples that will stand the test of time.

Of what remains, get honest about what’s actually serving you from day to day. The lipstick you had to purchase in every shade but only wear one? The window spray you bought on sale that never ceases to streak? If it’s been shoved in the back of your cabinet or you don’t plan to use it soon, lose it. 1. Opt for elevated furniture. When shopping for sofas, credenzas, side tables and really all types of furniture, look for those elevated on legs. Even better: cabinets that attach directly to the wall and levitate off the ground. This way, you’ll be able to easily vacuum or sweep underneath them. For a hands-free cleaning routine, invest in a robotic vacuum that can do all the cleaning for you. 2. Choose the right paint finish. If you have messy pets or young kids who are likely to get smudgy fingerprints and errant crayon marks on the walls, avoid matte paint finishes. Instead, opt for the smoothest, shiniest paint finish that will look good–typically eggshell for walls and semi-gloss for trim. On these glossy surfaces, dirt and grime can be more easily wiped away. 3. Select a durable sofa. When you’re searching for an easyclean sofa, the upholstery makes all the difference. Leather is easy to wipe clean – just be sure to sop up spills right away and condition it once per year.

Sure, the ever-functional bathroom is sometimes swept aside in favor of decorating more grandiose rooms. But your bathroom doesn’t have to be boring! It’s the little details that count, so we’ve rounded up seven easy DIY updates for every part of the room, from the walls down to the bottom of your vanity. They’re also inexpensive and quick -- you can complete some of these projects in a day. Dust off your tools this weekend and make your bathroom look its best.

Pick out new paint. A new color scheme instantly changes the mood of a room. It’s important to use color carefully in a bathroom, since a color choice can easily overwhelm what is often one of the smallest rooms in a house. Pale blues, greens and grays are popular picks for their calming, spa-like qualities.

Deck the walls with art. Just because a bathroom is functional doesn’t mean it can’t have personality. Hang some art prints on your bathroom walls to personalize the space. For a vintage look, decorate with repurposed flea market finds. Wallpaper an accent wall in a fun water-resistant design, or use colorful tiles as decor. For any artwork you hang up in bathrooms, make sure it has some kind of covering to protect from moisture.

Dress up your doors. Take boring cabinet fronts up a notch by covering the doors with selfadhesive paper. You can cover the entire surface or cut out a pattern, like circles or a chevron print, that allows the base color to peek through. The options for pretty paper are endless, so you can find one that fits your design style.

Kick up your (furniture) feet. It’s the little details that make any room look polished and put-together. Make your bathroom vanity stand out by adding furniture feet or a toe kick to the corners.
