10 PAINT TOUCH-UPS FOR A SHOW-READY HOME When selling your home, it pays to touch up the paint. The higher perceived value of a maintained home is well-documented, and there’s no easier (or more economical) way to give the impression than with some fresh paint. Before placing your home on the market, complete these 10 touch-ups. Or, you may want to contact a painter and do more than touch up spots. 1. If you want buyers to consider your home, make sure the front door is well-painted. A fresh coat of paint will make a great first impression. 2. Next up is the entrance hall, where buyers will get their initial glimpse of the interior. At the very least, touch up areas where the paint shows marks or chips. Think of repainting this area entirely.
7. Inspect areas that come in contact with soiled hands—window frames, door frames, edges of doors, and walls around light switches. You may be able to clean them if you used a glossy paint; if not, do more touch-ups. 8. Scrub cabinet doors clean of fingerprints, if possible, or touch up painted areas.
3. Bathrooms often receive extra scrutiny from buyers, so give them extra attention. Touch up as needed.
9. Water stains on the ceiling are a huge red flag for buyers. Be sure to prime and re-paint these potential deal breakers.
4. Size does matter when it comes to the kitchen. If you want to make yours look bigger, paint the walls white or off-white. If repainting is not an option, remove food stains from the walls and conceal water spots by applying primer, then touch-up paint.
10. Put the finishing touches on your home. Look for stray flecks of paint, as well as marks and stains. Conceal them with some touch-up paint, and your home will be good to go...and show!
5. Assess your windowsills, especially if the view is a selling point. Sand, prime and paint them as needed. 6. Check your woodwork. Touch up chipped or marred paint on chair rails and floor molding.

emodeling a kitchen requires a lot of effort (and cash). Avoid making costly mistakes with these expert tips for every aspect of your design – from islands to floor plans and everything in between. 1. PLAN THE SPACE. Even in big kitchens, you’ll want to create a compact step-saving work core. You don’t want to walk a mile to make a meal, or even worse, generate dead space within the room. Pick areas that will work hard during meal prep, dining and family time. A breakfast nook, for example, is the perfect way to add style without sacrificing too many steps. 2. MEASURE!
5. PUT IN A PENINSULA. In a small kitchen, a small peninsula often works better than an island. Keep your space in mind every step of the way to ensure the best remodel possible. Don’t overwhelm a small space; there are options available for a variety of sizes and layouts. 6. PLAN AHEAD. Get all your ducks in a row before you begin your kitchen remodel. Delays and changes midstream can send costs soaring. Do your homework and consider each choice ahead of time. Be sure to check that everything has arrived before the contractor is ready to install. 7. CHOOSE STORAGE WISELY.
Kitchen aisles need to be wide enough to accommodate all that goes on in a kitchen. Clearance helps multiple cooks navigate the space and maneuver around each other. When designing your new kitchen, make sure all aisles – such as those between islands, walls and appliances – are between 42 and 48 inches wide. Also consider offsetting the placement of key features, such as sinks and the range, so two cooks don’t bump into one another. 3. ENSURE IT’S FUNCTIONAL. When planning the space, consider the size and direction of doors, appliances and cabinets. Fridges often need wide clearance, as do ovens. Take a walk through the space and plan door openings to ensure that you don’t create a cramped kitchen. 4. BUY AN ISLAND (OR TWO). In a big room, two islands are often better than one. It’s a mistake to supersize an island, because anything longer than 10 feet is hard to walk around. Also, if an island is more than 4 feet deep, it’s hard to reach the middle. Overstuffing an island with dinnerware, baskets and other items creates a similar problem. Make sure no island storage extends beyond the rim of the countertop.
A good design includes storage solutions that match items used in specific areas. Between open storage, cabinets, shelves and more, there are hundreds of options available. Consider the goal of the remodel: If you are going for a sleek look and choose glass cabinet doors, keep the cabinet contents streamlined and unfussy, as well. 8. INCLUDE SPACE FOR ENTERTAINING. Whatever a kitchen’s size, expect friends and family to congregate there. People are drawn to other people, and your guests don’t want to be hanging out in the living room while you’re preparing dinner. Plan for interactive space in your new kitchen – whether that’s a corner nook, island with seating or a banquette. 9. BRING HOME SAMPLES. Materials can look a lot different in a showroom than they do in your actual space. Don’t commit to any major design element – such as flooring or countertops – until you’ve brought the samples home to look at in the space you’re remodeling. You may also want to look at samples under lighting similar to what will be used in the new space.

If the flooring looks or smells bad, it can be difficult for people to get past that and focus on the house’s positive qualities. No matter how much time and money you spend on cleaning, repairing, and staging in other parts of your home, buyers may not care about any of it if the flooring is in bad shape. When people view a house, they often make assumptions. If the flooring is damaged, prospective buyers may assume, rightly or wrongly, that you neglected maintenance in other areas. They may worry that the house has serious problems that are less obvious, and they may decide to look elsewhere for their next home. Buyers typically want a house they can move into as soon as possible. Many don’t want to go through the stress of making repairs before they move in. Even if you offer to lower the price to offset the cost of repairing or replacing the flooring, buyers may decide that it’s not worth the hassle. If other houses in the area that are similar to yours have hardwood flooring, but yours doesn’t, you will be at a disadvantage. How to Upgrade Your Home’s Flooring If your hardwood flooring is damaged, refinishing may be enough to make it look like new. Just don’t try to do it yourself. Refinishing hardwood floors is a job that should be left to professionals, since mistakes can cause more serious damage and can lead to much more expensive repair bills. Worn-out or dated carpet should be replaced. Choose new carpet in a neutral color or consider installing hardwood flooring if you can afford it. You may not like the idea of spending thousands of dollars on new flooring that you won’t get to enjoy, but it can pay off. New flooring can make it easier to sell your home and you will likely recoup most of your investment.

he wall covering you choose can make a room appear bigger, warmer and brighter (or vice versa) and even hide imperfect elements. So it makes sense to spend a little time consider the best option for your walls and for your house. Take a cue from color. Color can set the mood in a room. To make a space appear larger and the ceiling higher, pick patterns with cool-color backgrounds, such as green, blue or violet. Soft cool colors suggest tranquility, while intense cool colors are fresh and dramatic. Warm colors – reds, yellows and oranges – live up to their name and make people feel warmer. These are a popular choice in colder climates and work well in north-facing rooms. The more intense the color, the more excitement it will give to a room. Play with light. In a north-facing room, dark hallway or windowless space, look for wall coverings that will reflect light around the room, such as patterns with light colors and those with metallic or iridescent inks. Also consider patterns with smooth surfaces, which reflect maximum light. Dark colors absorb light, making walls appear closer and the room smaller. Stripes and other vertical patterns, which emphasize height, suggest dignity, vitality and formality. Vertical patterns, including florals where the motif ’s shape suggests a V or a U, will make a ceiling appear higher. Horizontal patterns accent width, suggest quietness and repose, and make narrow rooms appear wider. Scale for success. Small-scale patterns create a feel of spaciousness, while large-scale designs make rooms more intimate. To make an empty room look more furnished, pick largescale patterns with bright colors and dark backgrounds. To give flat walls the look of depth, try a large, open dimensional pattern, such as a trellis design. Mix and match wisely. A room without pattern can bore, while a room with too many patterns can cause restlessness. When mixing stripes, florals or plaids in a room or between adjacent areas, pick patterns that repeat the same color or values of that color. SPRING PROJECTS TO PERK UP YOUR PATIO With spring in full swing and gardening projects on your mind as you hunker down at home, it’s time to start thinking about enjoying the patio again. A few small projects can take that dull, blank space and turn it into a patio with panache. 1. PAINT THE FLOOR.
