Summer Cleaning 6 AREAS TO TACKLE DURING

Not everything can be cleaned at all times of the year, making the summer a good time to take care of some of those household cleaning tasks while the weather is warm.

Wash your vacuum filters. Our vacuums do a lot of the dirty work around the house; and if you have pets, the dust and dander can really accumulate in the vacuum’s air filters. If they’re not cleaned regularly, you can end up sending out a cloud of that dust when you vacuum. Wash, rinse, and air-dry vacuums outdoors.

Inspect the fireplace and chimney.

When the weather turns cold, everyone will be calling to have their fireplace and chimney inspected or cleaned. Do it before the first cold snap when your local chimney sweep will be anxious for the work and may even charge less for it.

Clean your dryer hose and vent.

Check your dryer hose and your home’s exterior vent to look for build-up. Pull the dryer away from the wall and inspect the hose at the dryer by removing it to make sure lint hasn’t backed up into your appliance.

Wash your stove’s exhaust filter.

Hoods and over the range filters can become greasy and messy.

T his is a good time to take them out, wash them in hot sudsy ammonia and let air dry.

Clean that grimy grill. The summer is the best time to use the grill, and that means they can accumulate a lot of grease and cooking build-up. Give your grill a good scrubbing so that it’s clean for the remainder of the summer and not so built up with grime when you pull it out again next spring.

Inspect and clean the basement.

Now is the time to inspect for leaks, mold, and insects. Give your basement a good cleaning and thorough going-over before the cold and damp sets in and your basement will be in good shape when winter arrives.

The more you maintain during the summer months, the less tedious the next seasonal deep clean will be.

How to Attract and Engage Potential Home Buyers

SUMMER OPEN HOUSE SUCCESS

Summer is a prime season for real estate, with buyers actively searching for their dream homes. As a real estate agent, hosting successful open houses becomes paramount during this time, as it provides an opportunity to showcase properties and connect with potential buyers. In this article, we will explore effective strategies to attract and engage buyers during summer open houses, ensuring a successful and memorable experience for both agents and prospective homeowners.

ENHANCE CURB APPEAL

First impressions matter, especially during summer open houses. Enhance the curb appeal of the property by maintaining a wellmanicured lawn, colorful flowers, and tidy walkways. Consider adding inviting touches like potted plants, outdoor seating, or hanging baskets to create a warm and welcoming atmosphere that entices buyers to explore further.

EMBRACE NATURAL LIGHT AND FRESH AIR

Make the most of the summer season by opening windows, blinds, and curtains to let in abundant natural light. Create an airy and refreshing ambiance by ensuring the property is well-ventilated. Fresh air can make a significant difference in how buyers perceive a home, as it brings a sense of openness and vitality.

STAGE FOR SUMMER LIVING

Utilize staging techniques that highlight the potential for summer living. Set up outdoor furniture on patios or decks to demonstrate how the space can be utilized for relaxation or entertaining guests. Stage indoor spaces with light, breezy decor and summer-themed accents, such as colorful pillows, fresh flowers, and beach-inspired artwork, to evoke a seasonal vibe.

OFFER REFRESHMENTS

Beat the summer heat by offering refreshing beverages and snacks to visitors. Provide a cooler with bottled water, chilled drinks, and light snacks like fruit or finger foods. This thoughtful gesture not only keeps attendees comfortable but also encourages them to spend more time exploring the property and engaging in conversation with the hosting agent.

CREATE A SUMMER SCENT

Appeal to buyers' senses by infusing the property with a subtle summer scent. Consider using scented candles, diffusers, or fresh flowers with fragrant blooms. TIPS AND TRICKS FOR A SMOOTH TRANSITION TO A NEW HOME

Moving to a new home can be an exciting but overwhelming experience. The process of packing, organizing, and relocating belongings can be stressful if not properly planned. However, with the right tips and tricks, you can simplify the moving process and ensure a smooth transition to your new home. By following these guidelines, you can save time, reduce stress, and start settling into your new home with ease.

MOVING MADE EASY

Create a Moving Timeline

Start by creating a moving timeline that outlines all the tasks you need to accomplish before, during, and after the move. Set specific dates for each task, such as packing, notifying utilities, and hiring movers. Breaking the process into manageable steps will help you stay organized and on track.

Declutter and Downsize

Before packing, take the opportunity to declutter and downsize your belongings. Sort through each room, separating items into categories like keep, donate, sell, or discard. This not only reduces the number of items you'll have to move but also helps create a fresh start in your new home.

Gather Packing Supplies:

Collect all the necessary packing supplies, including sturdy boxes in various sizes, packing tape, bubble wrap, packing paper, and markers. Having these supplies on hand will make the packing process more efficient.

Pack Room by Room:

To stay organized, pack one room at a time. Label each box with its contents and the room it belongs to. This will make unpacking easier and help movers know where to place each box in your new home.

Create an Essentials Box

Pack a separate essentials box with items you'll need immediately upon arriving at your new home. Include toiletries, medications, a change of clothes, bedding, and basic kitchen supplies. This way, you won't have to search through multiple boxes to find essential items on your first night.

Notify Important Parties

Ensure a seamless transition by notifying important parties of your address change. This includes updating your address with the post office, banks,

credit card companies, insurance providers, and any subscriptions or memberships you have.

Hire Professional Movers or Enlist Help

Consider hiring professional movers to handle the heavy lifting and transportation of your belongings. Obtain quotes from multiple companies and read reviews to find reputable and reliable movers. If you prefer a DIY approach, enlist the help of family and friends well in advance.

Take Photos of Utility Meters

Before leaving your old home, take photos of utility meters, including gas, water, and electricity. This will serve as documentation and ensure you're not charged for services after you've moved out.

Pack an Overnight Bag

Pack an overnight bag for each family member with essential items such as clothing, toiletries, and personal items. This will provide immediate access to necessities until you can fully unpack.

Update Your New Home's Security

Once you arrive at your new home, prioritize updating the security. Change the locks on all exterior doors and consider installing a security system for added peace of mind.

Moving to a new home can be a smooth and stress-free experience with proper planning and organization. By following these tips and tricks, you can simplify the process, minimize disruptions, and start enjoying your new home sooner. Remember to create a timeline, declutter, pack strategically, and enlist the help of professionals or loved ones. With a well-executed plan, you can turn your move into an exciting adventure and begin creating new memories in your new home.

HOW TO PLAN THE PERFECT PATIO

the home three years before, and Dr. Larsen and his wife trusted me. Little did they know, I had no clue how to build the three simple walls needed for the small new bathroom.

DRo you want to build a new wall inside your home? Perhaps you're trying to create a new small space for a home office or hobby room, or maybe you have a bigger appetite and are transforming a dank basement into a finished living space. But you have no idea where to start. I've been there. I've experienced your anxiety.

ecently, I had the enormous pleasure to help my son achieve one of his goals. He bought a new home last year and quickly discovered how much he missed the stunning red-brick patio he grew up with at our last home.

One day last fall, his mother and I were visiting and he said: “Dad, I’m finding it’s very hard to get bids for a patio and the prices I’m receiving are in the stratosphere. Do you think you and I could build a patio like we had at home?”

I survived with the help of a few phone calls to my boss. It was a humbling experience as I discovered you don't know what

You can't always do this in an existing home, especially if the ceilings in the room are finished with drywall or plaster. As you tilt the wall up, it binds against the ceiling. If you're challenged by a finished ceiling, you'll most likely have to install your top and bottom plates, making sure the plates are

Every now and then it's interesting to go back in time. I clearly remember having to build my first partition wall inside a house. I was a soaking wet-behind-theears carpenter working for a small remodeling company. One of my college professors, Dr. Larsen, had asked me to install a half bathroom in his home. I had no idea what to do, so I told him that my boss could do the job.

In an instant I knew how much work it would be, but I didn’t hesitate to say yes. I told him, “The first step is to discover exactly what you want.”

Over the years, I’ve performed countless autopsies on projects that didn’t turn out the way the homeowners wanted. In almost all cases, it came down to inadequate thought and planning before the first shovelful of dirt was turned.

Once the simple plans were drawn and the contract signed, I was sent to my professor's house to start the job. I had painted the outside of

You might be like many past customers of mine. God has given all of us different talents and skills, and you may lack the ability to see in three dimensions a finished house, room or even a flat patio. This immediately puts you at a disadvantage. There’s a great chance you’ll not think about how the space will be used and how furniture will create what I call invisible hallways in rooms. There’s a very good chance you’ll underestimate the overall size something needs to be to function properly.

My son doesn’t have this talent, so I did with him what I had done for years with past customers. Two months ago, my wife and I went to our son’s house to start the patio planning process. I was armed with a roll of colored mason’s string, some wood stakes, a 4-pound hammer and a few tape measures.

“Share with me what would be the ideal weekend gathering you might have with your friends,” I said. “Who will be here and what will you be doing?” He said he’d have four or five friends over, he’d serve smoked brisket from a smoker he had over in the grass, and after they ate they’d play a board game or just sit around engaged in relaxing conversation. He also mentioned he might like to have a small water feature for birds and for creating soothing background ambiance.

you don't know. Keep in mind this was decades before the Internet and YouTube. You have no idea what an advantage you now have when you have to educate yourself about how to repair and build things around your home. Count your blessings!

Building a new interior wall in an existing house can be much different from doing it on a new home job site. When we carpenters build a wall for a new home, we typically build it flat on the floor. Once all the studs are nailed to the bottom and top plates, we tilt the wall up and secure it so it doesn't fall over.

Over the years, I’ve found that you need a space at least 12 feet by 14 feet for a rectangular table that seats six people. A 12-foot by 12-foot space is required for a 4-foot round table that seats four people.

This meant the patio had to have room for a table that would seat six people, additional room for his smoker, space for a portable water fountain, a place for two chairs, and maybe a few potted plants around the edge of the patio. It was time to drive stakes and stretch string.

plumb in the same plane. You'll then cut each wall stud to fit snugly between the plates and toenail them in place. Drill angled pilot holes in the ends of the wall studs for the nails. Use no less than 3-inch-long 16d sinker nails to connect the wall studs to the plates.

If there is no ceiling, you can tilt the wall up so long as you orient the wall in the same direction as the floor joists above. You simply make sure the top of the wall rises up in between two parallel floor joists. Once the wall is vertical, you can then slide it into position under

Before we went outside to stake out the patio, we made a quick sketch on paper to get a rough idea for the overall size knowing what he wanted. Using the string and wood stakes, within minutes we had created the outline of the patio. A set of steps from the house leading to the patio controlled the overall design. A small space on one side of the steps was reserved for the smoker and the other side was the much larger seating area.

The overall length of the patio, including the steps, was 29 feet and the width ended up 15 feet. Stretching the string around the wood stakes made the shape come alive for my son. I used smaller stakes and some string to create the actual furniture to show that everything would fit and there’d be plenty of room to walk across the patio without bumping into anyone.

You can do the same thing by setting patio furniture on your lawn, spacing it how you want it. Then put string around your furniture layout to determine the overall size of the patio. Trust me, that huge patio in your head will shrink in size once you place furniture on it. Always go bigger. You’ll never regret it.

INSPIRING SUMMER OUTDOOR DESIGN IDEAS

Summer is the perfect time to extend your living space outdoors and create a vibrant and inviting outdoor oasis. Whether you have a spacious backyard, a cozy balcony, or a small patio, there are numerous ways to enhance your outdoor area and make it a beautiful and functional space for relaxation and entertainment. From furniture and accessories to landscaping and lighting, let’s explore the possibilities of summer outdoor design.

COMFORTABLE SEATING: Invest in comfortable and weather-resistant seating options that invite relaxation. Opt for plush outdoor sofas, lounge chairs, or hammocks that allow you to unwind and soak up the summer sun. Consider incorporating vibrant cushions and pillows in cheerful colors and patterns to create a lively and welcoming atmosphere.

ALFRESCO DINING: Create a dining area that encourages outdoor entertaining and family gatherings. Choose a sturdy outdoor dining table and chairs, and accessorize with colorful tablecloths and outdoor dinnerware. String lights or lanterns above the dining area for a cozy and enchanting ambiance during evening gatherings.

OUTDOOR KITCHEN OR BAR: For those who love to entertain, consider incorporating an outdoor kitchen or bar area. Install a built-in barbecue grill, countertop space, and a sink for easy food preparation. Add a mini-fridge or an ice bucket for refreshing drinks. This setup allows you to enjoy cooking and entertaining while keeping the indoor kitchen clean and cool.

CREATIVE LIGHTING: Enhance the atmosphere of your outdoor space with creative lighting solutions. Hang string lights or lanterns to add a warm and magical glow. Install pathway lights to guide guests and highlight the beauty of your landscaping. Incorporate solar-powered lights or LED candles for an eco-friendly and hassle-free lighting option.

LUSH GREENERY: Integrate lush greenery and plants into your outdoor design to create a sense of tranquility and natural beauty. Plant flowers, shrubs, and potted plants to add color and fragrance. Consider vertical gardens or hanging planters to maximize space in smaller areas. Incorporate herbs or a vegetable garden for fresh ingredients right at your fingertips.

SHADE AND PRIVACY: Provide shade and privacy in your outdoor space to make it comfortable even during the hottest days of summer. Install retractable awnings, pergolas, or umbrellas to shield you from the sun’s rays. Use outdoor curtains or privacy screens to create secluded areas and add an element of elegance.

LITTLE WAYS TO UPDATE YOUR KITCHEN WITHOUT RENOVATING

While we all might have visions of our dream kitchen dancing in our head or multiple images pinned to a Pinterest board, doing a full-scale renovation might not be in the budget at the moment. But that doesn't mean that there's nothing you can do. Here are a few easy ways to update your kitchen – no remodeling necessary.

1. INTRODUCE OPEN SHELVING.

If you've got a massive blank wall to fill, you might want to consider adding some shelves. They're a great way to show off your beautiful glassware, a collection of serving ware, or gorgeous cookbooks – and they'll give the room even more storage space. Add sculptural or minimal brackets for that extra touch of elegance.

2. PAINT THE CABINETS.

Yes, painting your cabinets is quite a bit of work, but it's incredibly affordable! It's the cost of a can or two of paint (plus primer!) and some elbow grease if you're doing it yourself. Whether you opt for a dramatic black or a soft dove gray, a couple of coats of paint will completely transform the look of the entire space.

3. SWAP OUT THE HARDWARE.

You won't believe how quick and easy it is to give your old, outdated hardware a refresh. Warm up your finishes with a brass option in a sleek, modern shape. This will instantly make your kitchen look on-trend, but it won't cost a fortune to achieve.

4. ADD UNDER-CABINET LIGHTING.

Give this space some drama while showing off pretty display pieces. You can find a bunch of options, including LED battery-operated versions that just stick on. It's a softer lighting option than overhead lighting – and it creates a warm ambiance at night.

5. PAINT THE WALLS.

Maybe you love your cabinet color, but the rest of the kitchen is feeling a little blah. Punch it up with a new color on the walls. Whether you opt for a bright white or a darker hue, just make sure to pick a color that complements your cabinets.

6. RETHINK YOUR CABINET SPACE.

If the main reason you're wishing for a reno is to gain more storage in your current space, reconsider the cabinets you currently have. Double your cabinet space by purchasing graduated shelving inserts, dividers or a turntable. Just assess your storage needs before going nuts at The Container Store.

7. COVER YOUR COUNTERTOPS.

Unfortunately, we don't all have the countertops of our dreams. A quick way to refresh is by covering a section of your counter with an oversized cutting board or a slab of marble. This idea works especially well if you'd like to camouflage a damaged spot until you're ready to redo the entire countertop.
