OUTDOOR OASIS CREATING THE PERFECT BACKYARD

As the warm and sunny days of summer approach, many homeowners aspire to transform their backyard into a captivating outdoor oasis. A well-designed and inviting outdoor space not only enhances the overall aesthetics of your home but also provides a perfect backdrop for summer entertaining. In this article, we will explore creative ideas and practical tips to help you create the ultimate backyard retreat for hosting memorable gatherings and enjoying the best of the summer season.

PLAN THE LAYOUT

Before diving into the design process, start by envisioning how you want your outdoor space to function. Consider the available area and think about the different zones you’d like to incorporate, such as dining, lounging, and recreational areas. Plan the layout accordingly to ensure a seamless flow and maximize the functionality of the space.

COMFORTABLE SEATING

Invest in comfortable and stylish outdoor seating options to accommodate your guests. Opt for weather-resistant materials like teak, wrought iron, or outdoor wicker that can withstand the elements. Mix and match seating styles and add plush

cushions and throw pillows for a cozy and inviting atmosphere. Consider incorporating a variety of seating options, such as lounge chairs, benches, and outdoor sofas, to provide flexibility for different types of gatherings.

OUTDOOR KITCHEN AND BAR

Elevate your summer entertaining experience by incorporating an outdoor kitchen or bar area. Install a grill, sink, and food preparation counter to make cooking and serving meals a breeze. Consider adding a mini-fridge or a built-in cooler to keep beverages and snacks readily available. Enhance the bar area with a stylish countertop, bar stools, and storage for glassware and utensils. An outdoor kitchen and bar not only make hosting more convenient but also create a focal point for socializing and mingling.

AMBIENT LIGHTING

The right lighting can transform your backyard into a magical oasis, extending your entertaining hours into the night. Incorporate a mix of lighting options, such as string lights, lanterns, path lights, and spotlights, to create layers of illumination. String lights suspended above the seating or dining area add a cozy and romantic atmosphere, while well-placed spotlights highlight architectural features or focal points. Consider incorporating

flameless candles or torches for added warmth and ambiance.

LANDSCAPING AND GREENERY

Integrate lush greenery and thoughtful landscaping to enhance the beauty of your outdoor oasis. Plant colorful flowers, create vibrant flower beds, or install potted plants strategically throughout the space. Incorporate trees or tall shrubs to provide shade and privacy. Create a sense of tranquility with a water feature, such as a fountain or a small pond. Wellmaintained lawns and neatly trimmed hedges contribute to a polished and inviting outdoor environment.

Transforming your backyard into a stunning outdoor oasis for summer entertaining is an exciting endeavor that can significantly enhance your home’s appeal. By carefully planning the layout, incorporating comfortable seating, creating a functional dining area, integrating ambient lighting, incorporating landscaping, and adding entertainment and bug control features, you can create a space that is not only visually appealing but also perfectly suited for hosting memorable summer gatherings. With the right design elements and attention to detail, your backyard can become the go-to destination for family and friends seeking a fantastic outdoor experience during the summer months.

Plant a Hedge

Alush garden hedge can create more than a barrier between properties, and it's a useful way to lower noisy traffic or nearby neighbors. Planting a hedge is an attractive way to muffle sounds and enclose your property while creating a lush backdrop for a bed of flowers. And it might encourage songbirds to take up residence. But planting a hedge is also a commitment that includes regular maintenance, weeding, clipping and trimming.

You'll get the best planting advice from a local garden center about property conditions and soil and choosing hedging material that grows well in your area. Ask about spacing requirements, so you allow plenty of growing room between the plants. Find out what type and how much fertilizer to add, and ask about the best time to clip and trim the hedge.

A landscape service charges $1,228, including labor and material, to plant a 30-foot hedge of 10 boxwood plants. Boxwood is a popular hedging material because it's attractive and grows relatively fast. You can do the job yourself for $910 for 10 plants and fertilizer and pocket a 29% saving. The job involves digging the holes for the plants, fertilizing the soil and planting them.

Before you begin any planting between your property and your neighbors' property, consult your survey so you (and your neighbor) understand where property lines begin and end.

Summer Cleaning 6 AREAS TO TACKLE DURING

Not everything can be cleaned at all times of the year, making the summer a good time to take care of some of those household cleaning tasks while the weather is warm.

Wash your vacuum filters. Our vacuums do a lot of the dirty work around the house; and if you have pets, the dust and dander can really accumulate in the vacuum’s air filters. If they’re not cleaned regularly, you can end up sending out a cloud of that dust when you vacuum. Wash, rinse, and air-dry vacuums outdoors.

Inspect the fireplace and chimney.

When the weather turns cold, everyone will be calling to have their fireplace and chimney inspected or cleaned. Do it before the first cold snap when your local chimney sweep will be anxious for the work and may even charge less for it.

Clean your dryer hose and vent.

Check your dryer hose and your home’s exterior vent to look for build-up. Pull the dryer away from the wall and inspect the hose at the dryer by removing it to make sure lint hasn’t backed up into your appliance.

Wash your stove’s exhaust filter.

Hoods and over the range filters can become greasy and messy.

T his is a good time to take them out, wash them in hot sudsy ammonia and let air dry.

Clean that grimy grill. The summer is the best time to use the grill, and that means they can accumulate a lot of grease and cooking build-up. Give your grill a good scrubbing so that it’s clean for the remainder of the summer and not so built up with grime when you pull it out again next spring.

Inspect and clean the basement.

Now is the time to inspect for leaks, mold, and insects. Give your basement a good cleaning and thorough going-over before the cold and damp sets in and your basement will be in good shape when winter arrives.

The more you maintain during the summer months, the less tedious the next seasonal deep clean will be.

Essential Steps for Sellers

PREPARING
INSPECTION
FOR A HOME

hen selling a home, one crucial step in the process is the home inspection. A thorough inspection helps potential buyers assess the condition of the property and identify any underlying issues. As a seller, preparing for a home inspection can significantly impact the outcome of the sale. By taking proactive measures, you can ensure a smoother inspection process and potentially increase the value and desirability of your home. In this article, we will outline essential steps for sellers to prepare for a home inspection.

Address Maintenance and Repairs

Before the inspection, it’s important to tackle any outstanding maintenance and repair tasks. Fix leaky faucets, repair cracked tiles, replace burnt-out lightbulbs, and address any visible damages. Taking care of these issues beforehand demonstrates to potential buyers that you have maintained the property well and instills confidence in the condition of your home.

Clean and Declutter

A clean and clutter-free home not only leaves a positive impression but also allows the inspector to access key areas more easily. Clear away any clutter, organize storage spaces, and ensure all rooms are thoroughly cleaned. This will help the inspector navigate through the property and provide a better overall assessment.

Provide Documentation

Gather all relevant documentation related to the property, such as permits, warranties, and receipts for repairs or renovations. This information can provide valuable insights to the inspector and potential buyers, showing that the property has been well-maintained and any work performed was done professionally.

Check Safety Features

Inspect and ensure that all safety features in your home are in proper working condition. Test smoke detectors, carbon monoxide detectors, fire extinguishers, and security systems. Replace batteries if needed and make sure these essential safety devices are easily accessible and meet current safety standards.

Clear Access to Essential Areas

Inspectors will need access to various areas of your home, including the attic, crawl spaces, electrical panels, and HVAC systems. Clear away any obstructions or personal belongings that might impede their access. It’s also a good idea to provide clear pathways and remove any items that may block or hinder their examination of important features.

Check Plumbing and Electrical Systems

Inspect and address any issues with your plumbing and electrical systems. Fix leaky faucets, ensure proper drainage, and replace any faulty electrical outlets or switches. The inspector will thoroughly examine these

systems, and ensuring their proper functioning can alleviate concerns for potential buyers.

Service HVAC Systems

Schedule a professional HVAC service before the inspection to ensure that your heating and cooling systems are in good working condition. Replace filters, clean vents, and address any known issues. This proactive step demonstrates that you have taken care of routine maintenance and can provide reassurance to buyers.

Leave Keys and Remotes

Provide keys, remotes, and access codes for any locked areas or security systems. This includes sheds, garages, gates, and alarm systems. Easy access to all areas of the property will facilitate a comprehensive inspection and instill confidence in potential buyers.

A well-maintained and prepared home sends a positive message about your property’s condition, potentially leading to a successful sale. Remember, a little effort in preparing for a home inspection can go a long way in showcasing the value and desirability of your home.

THE FUTURE OF SMART HOMES

INNOVATIONS IN HOME AUTOMATION

In recent years, smart home technology has revolutionized the way we interact with our living spaces. From voice-activated virtual assistants to remotely controlled thermostats, the possibilities seem endless. As we step into the future, the world of home automation continues to evolve and offer exciting innovations. In this article, we will explore the latest advancements in smart home technology and how they are shaping the future of our living environments.

SEAMLESS INTEGRATION OF DEVICES

One significant trend in smart homes is the integration of various devices to create a seamless experience. Companies are focusing on developing platforms that allow homeowners to control multiple aspects of their homes, such as lighting, security systems, and entertainment, from a single interface. This convergence of devices eliminates the need for multiple apps and simplifies home management.

ARTIFICIAL INTELLIGENCE AND MACHINE LEARNING

Artificial intelligence (AI) and machine learning are at the forefront of smart home innovation. These technologies enable our homes to learn our habits, preferences, and anticipate our needs. AI-powered virtual assistants, like Amazon’s Alexa and Google Assistant, have become more intuitive, assisting with tasks such as managing schedules, adjusting temperature settings, and even ordering groceries. The future holds the promise of even more sophisticated AI-driven systems that adapt to our behaviors and make our homes truly personalized.

ENHANCED ENERGY EFFICIENCY

The drive for sustainability and energy efficiency is a significant factor in smart home innovation. Energy management systems can optimize energy consumption by analyzing patterns and adjusting settings accordingly. Smart thermostats can learn our temperature preferences and automatically regulate heating and cooling, reducing energy waste. Additionally, smart lighting systems with occupancy sensors and daylight harvesting capabilities maximize energy efficiency by ensuring lights are only on when needed.

VOICE AND GESTURE CONTROL

Voice control has become a popular method for interacting with smart devices, and it continues to evolve. Voice assistants have advanced in accuracy and natural language processing, making it easier to control multiple devices with voice commands. Additionally, gesture control is emerging as an alternative means of interaction. With the help of cameras and sensors, homeowners can control devices by simply waving their hands or making specific gestures, offering a hands-free and intuitive experience.

ENHANCED HOME SECURITY

Home security is a crucial aspect of smart home technology, and advancements in this area are driving innovation. Smart security systems now integrate high-definition cameras, facial recognition technology, and real-time alerts to enhance home protection. Biometric authentication, such as fingerprint or facial recognition, provides an added layer of security to access smart locks. The future may even bring advancements like predictive analytics that can detect potential security threats and notify homeowners in advance.

The future of smart homes is filled with exciting possibilities. From integrated systems that simplify control to advanced AI-driven personalization, our homes are becoming more intelligent and tailored to our needs. Energy efficiency, security, and health monitoring will continue to be key areas of development. As technology advances, smart homes will offer greater convenience, comfort, and peace of mind, making them an integral part of our lives in the years to come.

BUILDING A DECK? MUST-DO TIPS

the home three years before, and Dr. Larsen and his wife trusted me. Little did they know, I had no clue how to build the three simple walls needed for the small new bathroom.

DAo you want to build a new wall inside your home? Perhaps you're trying to create a new small space for a home office or hobby room, or maybe you have a bigger appetite and are transforming a dank basement into a finished living space. But you have no idea where to start. I've been there. I've experienced your anxiety.

re you about to build a deck by yourself? Perhaps you’re going to hire a professional. My guess is you don’t know as much about the process as you should know. Add to the mix the cable TV shows that go on and on and on about how simple it really is.

To be honest, it’s not all that easy to build a great and safe deck. There are countless small tips that you’d probably never know about. I get it. There are lots of small tips about being a doctor, nurse, accountant, forklift driver and countless other professions that I don’t know about. Allow me to share with you some very important things that just might ensure that your new deck doesn’t collapse.

Every now and then it's interesting to go back in time. I clearly remember having to build my first partition wall inside a house. I was a soaking wet-behind-theears carpenter working for a small remodeling company. One of my college professors, Dr. Larsen, had asked me to install a half bathroom in his home. I had no idea what to do, so I told him that my boss could do the job.

I survived with the help of a few phone calls to my boss. It was a humbling experience as I discovered you don't know what

You can't always do this in an existing home, especially if the ceilings in the room are finished with drywall or plaster. As you tilt the wall up, it binds against the ceiling. If you're challenged by a finished ceiling, you'll most likely have to install your top and bottom plates, making sure the plates are

the sheets of 3/4-inch sub flooring interlock and are all nailed to the floor joists. If you use composite decking like I have on my deck, the decking is not screwed to the joists except at the ends. Hidden clips hold the decking to the floor joists.

Once the simple plans were drawn and the contract signed, I was sent to my professor's house to start the job. I had painted the outside of

It’s important to realize that decks are not that different from the floors in your home, unless you live on a concrete slab. Unfortunately, you typically don’t get to see how a floor is framed unless you have an unfinished basement. There you can see the floor joists, possibly some ancient cross-bridging, and how the joists are connected to beams and the foundation wall.

One thing most people fail to think about is that a deck is exposed to the weather, whereas the floors in your house are protected from the weather if you keep doors and windows closed when it rains. The treated lumber you’re about to buy contains lots of copper. This copper is leached out each time it rains, and the resulting liquid becomes a corrosive brew when it comes into contact with iron or steel that’s not protected with lots of zinc, chrome or nickel.

In other words, all of the bolts, screws, nails, joist hangers, framing connectors and so forth that you intend to use must be of the highest quality. Poor-quality electroplated galvanized nails or screws could begin to corrode in just a few years. Double-

you don't know. Keep in mind this was decades before the Internet and YouTube. You have no idea what an advantage you now have when you have to educate yourself about how to repair and build things around your home. Count your blessings!

One thing most people fail to think about is that a deck is exposed to the weather, whereas your house are protected from the weather if you keep doors and windows closed when it rains.

lumber to touch the ground or soil. I’ve witnessed treated lumber rated for direct burial rot succumb to damage by wood-destroying insects. You want to be able to always see your treated lumber. Use high-quality galvanized post bases that elevate the deck posts up off your concrete piers. Avoid bolting horizontal beams to the sides of deck posts. When you do this, all of the weight of the deck is concentrated on the tiny surface area of the top of the bolts. It’s far better to use 6x6 posts where you create a notch in the top of the post. The beam sits on the notch and is through bolted to the tongue of the post that extends to the top of the beam. Note I said through bolts, not lag bolts. Through bolts have machine threads and you use a large flat washer and nut to connect the pieces of wood together.

The floor in your home resists racking back and forth because

plumb in the same plane. You'll then cut each wall stud to fit snugly between the plates and toenail them in place. Drill angled pilot holes in the ends of the wall studs for the nails. Use no less than 3-inch-long 16d sinker nails to connect the wall studs to the plates.

To prevent racking, a kind of building stress often caused by horizontal pressure of the wind, you need to install diagonal bracing under the floor joists. I happened to use two 2x6s that extend from the corners of my deck and meet at the center forming a huge letter V under my deck. This bracing method is time-tested and has been used to make house walls stiff to resist side-to-side motion.

If there is no ceiling, you can tilt the wall up so long as you orient the wall in the same direction as the floor joists above. You simply make sure the top of the wall rises up in between two parallel floor joists. Once the wall is vertical, you can then slide it into position under

Be sure to apply a modern tape on top of your deck joists before installing the decking. The tape minimizes water infiltration into the joists where the fasteners connect the decking to the joists. Water that enters alongside the fasteners create larger and larger cracks over time, allowing more water to enter the joist and causing premature failure.

Collaborate with professionals: Work closely with your real estate agent, attorney, and other professionals to complete the required paperwork, coordinate closing logistics, and finalize the sale.

HOW TO MAKE A SMALL GARDEN FEEL LIKE AN OASIS

Asmall garden does not have to look or feel small. A few simple design tricks can make smallspace gardens appear larger than life. And today’s plant selections are tailored to ever-shrinking gardens. From patio pots to courtyards to urban backyards, these gardening ideas for small spaces will help you make the most out of any garden plot.

What to consider when gardening in small spaces

There are a few key considerations when gardening in small spaces. Start by defining your goals. What do you want the space to do for you? From there, you can organize space and select plant materials that will meet your needs. As you design your small space garden, think beyond the ground plane.

Make use of all available surfaces to add color and interest. This might include hanging window boxes beneath the windows or growing vines on fences and walls. Finally, careful plant selection will allow you to pack layers of color and texture into even the smallest gardens.

Selecting plants for a small space garden

Small space gardening has been a focus among plant breeders for over a decade, resulting in a vast selection of compact plant materials for even the tiniest of gardens.

Look for dwarf or compact varieties of your favorite shrubs, such as Baby Kim Lilac (Syringa hybrid “SMNSDTP”), which packs everything we love about lilacs into a three-by-three-foot mound. Use columnar trees and shrubs as focal points or space-saving living walls and backdrops. “Skyrocket” juniper (Juniperus scopulorum) grows just two to three feet wide while adding evergreen color to the garden. “Slender Silhouette” sweet gum (Liquidambar styraciflua) makes a colorful backdrop complete with vibrant fall foliage.

How to create visual depth

Take advantage of the way colors and textures interact with the human eye to create the illusion of depth in the garden. Cool colors (green, blue, and purple) tend to recede from view, making objects look smaller and

farther away. Use cool colored plants toward the back of a planting to add visual depth. Warm colors (red, orange and yellow) make an object appear larger and closer. Use plants with warm-hued foliage and flowers at the middle and front of a garden to make the planting move toward the viewer.

Plant texture works in a similar way. Most plants have medium textured foliage and should make up the bulk of plants in the garden. Accent these with plants displaying fine and coarse texture to create interest and depth. Like cool colors, fine-textured foliage recedes from view and should be used toward the back of a planting. Coarsetextured plants are bold and visually dominant. Use coarse-textured plants sparingly near the center or front of the planting.

More gardening ideas for small spaces

Combine the previous principles with the following tips to maximize garden space and create extraordinary plantings.

Focus on foliage. Concentrate on foliage over flowers for adding color to the garden. Many flowering plants bloom for just a few weeks of the year. Foliage provides more lasting color, which you can complement with flowering annuals and perennials.

Create lush layers. Visualize a forest with a tree canopy, shrub layer, and ground plane. Now, mimic that in miniature. Underplant trees and tall shrubs with perennials and compact cultivars of your favorite shrubs. Then add a groundcover or low-growing annual as a ground layer.

Use pruning to your advantage. Prune the lower limbs from taller shrubs to create space for an underplanting of lush foliage or flowers. Train fruiting or ornamental trees as an espalier against a wall or fence to maximize space and create a unique focal point.

Break up the space. It may sound counter-intuitive but breaking up a small garden into even smaller rooms can help create the illusion of space. Divide the area into functional zones—lounging area, outdoor dining, workstation — then separate these using narrow, upright plant materials. ©2023 Dotdash Meredith. All rights reserved.
