As Vice-President of the Gary Mercer Team, Sharra Mercer is the powerhouse behind the scenes helping grow the team to over 20 agents and 510 homes sold in 2020. Sharra is also the director of the GMT New Construction Division which offers marketing and sales solutions to local, regional and national builders. Licensed in 2004, Sharra actively works with buyers, sellers, investors, builders and developers in Chester, Montgomery, Delaware and Philadelphia Counties with over 24 Million dollars in sales volume in 2020. She is known for her experience, tenacity and creative problem-solving. Sharra prides herself on finding buyers their perfect dream home. She is passionate about getting sellers maximum value by creating customized marketing and lead generation for each client, including strategic incentives and multi-channel marketing. It is this passion for marketing that inspired Sharra to co-found Blink Marketing Agency a total marketing solution for real estate agents and brokerages. Sharra also enjoys flipping houses and investing in real estate. Outside of real estate, she enjoys traveling with her family and spending time at the shore.

After establishing her real estate career by selling 100+ homes in 5 years as a new construction sales and marketing professional, Alex took a big leap, became a licensed independent real estate agent, and has never looked back! Selling 80 homes and $24M in real estate in her first 2 years, Alex’s strategy is simple: she is passionate about helping her clients achieve their goals. Discovering that all the hats an agent must wear - graphic designer, online marketing expert, copywriter – is time-consuming and challenging, and finding no comprehensive program to help her create a consistent social media presence, connect with current and future clients across all mediums, and do it all with a unique marketing style, Alex felt that the things she’d learned and now put into play for her own clients could help other agents build successful businesses. High energy, blessed with creative marketing and design talents and a strong work ethic, Alex’s passion and current status as a working Agent make her a fantastic addition to the Blink Marketing Agency team!
After spending 10+ years as a professional photographer and writer, Angie began a career in marketing, SEO, web design and creative direction in 2015 for various companies nation-wide. Driven by an eye for clean aesthetic and UX design, Angie brings her creativity and drive to the Blink Marketing Team. After working for multiple real estate teams in the Philadelphia suburb area, Angie has experienced many of the marketing needs of the home buying and selling field and helped to develop new and innovative ways for agents to market themselves. Her work with the Gary Mercer Team in West Chester, PA was vital in helping to develop their award winning marketing system and creating innovative designs. Angie brings her talents as a graphic designer and creative thinker to continue to build the future of Blink Marketing.

OUR PROPOSAL Rather than positioning the brochure as an annual report, we propose creating a document that is relevant throughout the year. A “Top Towns & Neighborhoods” guide can be used at any time during the year to share with relocation clients, prospects, current and past clients, our spheres, and recruits.
We suggest the report to include the following:
Market Recap of 2020 and Predictions for 2021 Winning by the Numbers - share key KW regional statistics including the number of agents, market share, volume, charity, growth, etc. 50 Top Neighborhoods & Towns We would ask for 1 - 2 “top towns” from each of the 47 Market Centers in the KW Greater Philadelphia Region. From there we would select one town to highlight from each of the Market Centers as well as three additional locations to create the “Top 50.” Each town has a 2-page spread to include: Demographic statistics Real Estate statistics Paragraph about the town Unique Characteristics (parades, festivals, landmarks, etc) Quotes from residents on why they love living in the town
Each Market Center would be given a questionnaire to share details about their town so that we can determine the Unique Characteristics as shared directly from the agents. We would also ask the Market Center to provide quotes from some of their clients or friends about the town. If any agents have phenomenal photos of their listings, aerials of neighborhoods, or the town, we would ask for permission to use those and provide the agent with credit for the photo.
The report would be approximately 104-110 pages full color provided in a PDF format, as well as an electronic brochure format. Full bleed printing options would also be available. Total Pricing including the rights to share with all agents in the region: $4,995.00 A customizable version for individual agents will be available for $99 each and would include: A page with the agent's photo, bio, and contact information Back cover customized with agents photo & contact information

2021 REAL ESTATE MARKET PREDICTIONS While 2020 was quite a rollercoaster due to the pandemic, it ended strong for the real estate market. All signs point in a positive direction for real estate in 2021. Interest rates are expected to remain under 3% which allows buyers greater purchasing power. This will inevitably lead to more buyers entering the market this year. Compounded by a continued lack of inventory, property values, and sales prices will continue to rise. The pandemic has also spurred two trends which are expected to continue into 2021. The first is the migration from cities to both suburbs and also to vacation towns. With many companies going virtual not only for the foreseeable future but many permanently, buyers are embracing the freedom of living wherever they desire. Somewhat hand in hand with this is the second trend which is the need for larger homes and multigenerational homes. Our homes, have by necessity in many cases, become our offices, our gyms, our recreational centers and so we need more space to accommodate this. According to the National Association of Realtors president, Charles Oppler, “Overall, residential real estate will continue to be an important driver of our nation’s economic recovery.” As we look toward Covid-19 being brought under control, job conditions improving and housing remaining strong, we are confident that 2021 will be an exciting year.
