Due to the overwhelming interest in the highly anticipated second phase of East Village, we will be using a lottery system for contract appointments. Here we would like to clearly outline the purchasing process, which consists of three steps: 1. Preview Tour - if needed, 2. Consultation Appointment and 3. Contract Appointment - if selected in lottery. 1. When your preferred collection is released, schedule an in-person Preview Tour or view our virtual tour options. Virtual tours will be available 24/7 as a video walk through tour and/or as a Matterport tour. In-person tours will be available. In keeping with COVID regulations and good safety practices: All in-person visitors will be required to wear masks and shoe coverings. Only 3 (2 buyers and agent) visitors at a time will be permitted. No children are permitted. If you bring children, have more than 3 visitors (2 buyers and agent), or do not arrive on time, you will not be able to tour the home that day and will have to reschedule. 2. Schedule a 50 minute in-person or virtual Consultation Appointment with the sales manager, Kristin Kelly, to discuss floorplans, lot premiums and available options. You will be notified by email when consultation scheduling becomes available. Please note: we will only be using one email per household. At this time, all buyers will receive a copy of the Public Offering Statement and HOA documents. Consultation appointments will have no impact on contract appointments. It is the buyer's responsibility to obtain a mortgage pre-approval from one of the lenders below, prior to your consultation appointment. Buyers are not required to use these lenders, but they must be pre-approved by one of them. 3. Everyone who has a Consultation Appointment will be entered into a lottery for a Contract Appointment. One lottery ticket per buyer/family (for example: A husband and wife are not entered twice, and count as one entrant). The lottery winner will be selected at random in early 2021. If a lottery winning buyer does not want to move forward with a purchase at that time, another buyer will be selected at random. A winning time slot is NOT transferable, and only the winner will be provided the contract appointment opportunity. At the contract appointment, buyers will select their lot from those released, choose final structural options, and sign the Agreement of Sale. This can be done virtually or in-person. A deposit of 5% of the total sale price is due at this time, payable to Keller Williams Real Estate. Additional payments toward structural upgrades may be required and will be payable to Southdown Homes, LP. We will be releasing a limited number of appointments and homesites. If you miss the opportunity on the first round, you will be eligible for future releases. REALTOR COOPERATION POLICY Southdown Homes welcomes Buyer Broker cooperation. All Agents/Realtors representing buyers must register their name and Broker affiliation with the East Village site agent, in association with the buyer’s name(s), and must accompany buyer(s) to the first consultation. Any changes in buyer representation must occur prior to the drafting of an Agreement of Sale, and must also be noted on the initial registration card, with the name of the new agent representing the buyer.
