EAST RIVER PLAZA NEW YORK, NY | TEN ARQUITECTOS
The East River Plaza mixed-use development aims to construct 1.1 million square feet over an existing retail center at the easternmost point of Manhattan. The project successfully negotiates multiple scales including those of the neighborhood, the existing retail center and the East River development corridor. The building accommodates 1,100 residential units including 25 percent affordable housing inside 3 residential towers and 2 townhouse-lined sky bridges that are accessed through a single street level residential lobby at 118th Street. Here cultural amenities and micro-retailers line the envisioned

neighborhood-scale plaza creating an active gateway. The individual towers are composed of different module types that include terraces, Juliet balconies and winter gardens. This allows the tower to express, through its mass, the desired relationship to views, landscape or solar orientation. This project embraces the possibility of a denser, more complete urban pattern that increases development opportunities, multiplies the options for living and engages local communities to proactively enhance both the neighborhood and the development.

Chinatown can be understood as a composition of layers: historical, programatical and architectural. The area’s original structures have been able to accommodate its growing population by expanding inwards. This growth has created issues with depth and the way it is occupied by transforming the built environment in ways that not always provide adequate habitable spaces. The project aims to recognize and reutilize the elements that have made this neighborhood successful but at the same time intends to create a new identity through an integral model of intervention that can be replicated.
HISTORY

How to occupy depth? By understanding the potential of the alignment of plots, the structural capacity of the party walls and the connectivity of the stairs. These strategies aim to enrich depth by complementing and connecting spaces and functions at three different scales: units, buildings and blocks. The project proposes a transgression of the layers, a collection of skylines within a block, a city growing from façade inwards and as a transgression to other blocks and potentially neighborhoods.

The Lower East Side has always been an incubator for new immigrants with innovative ideas about culture, commerce and community. The urban fabric of the neighborhood and its vitality have been interrupted by the empty land on the south side of Delancey Street. The proposal envisioned architecture and a public realm that sustains a fully intertwined community that lives, learns, creates and interacts with the Lower East Side. -A vital network of people, resources and places connected organically, interacting as a system and collaborating to encourage exchange, foster learning and cultivate growth. -An intricate gradation of uses that would provide constant mutual support, both economically and socially fostering growth and resilience. -A spectrum of experiences that provide a rich, varied environment.

As one approaches the building, the rational, uniform stepping of the building facade becomes clear, individualizing and expressing each residential unit. From inside the building, the stepping enables every unit to have corner windows that provide views down those same corridors from which thebuilding is viewed from the neighborhood. This visual exchange can be moderated by the residents through the use of a double skin façade comprised of an aluminum window wall with interior venetian blinds. These blinds among other sustainable strategies also serve to help the project reach LEED Gold by providing sun shading to minimize solar heat gains. The program includes over 174 luxury apartments, a library, a street-side café and retail spaces.

321 Ocean Drive is a residential oceanfront development at the southern end of Miami Beach. It consists of two residential buildings with an elevated courtyard in between. The western building has 6 units and the eastern building 16. The first level houses the main lobby on the street-front as well as 50 parking spaces and a pool terrace on the beachfront. Units in the west tower are organized in a pinwheel of intersecting volumes. These take

advantage of different urban and natural views offered by the project with projected balconies. The eastern volume is organized perpendicular to the oceanfront; balconies flank the interior side of the building facing the courtyard and the exterior side of the building on the ocean side. The project is clad in window wall, louver, metal screens and solid wall portions articulating volumetric and programmatic organization of the building.

WILLIS GARDEN CASITA BRONX, NY | TEN ARQUITECTOS
“Casitas” are community hubs integral to the social culture of NY Puerto Rican communities. They serve as gathering places where people converse, cook, play and host musical performances. New York Restoration Project (NYRP) was seeking a design that could be deployed in gardens throughout the city. We designed and built the first prototype at the Willis

Ave Community Garden in the Bronx. The 12 x 36 ft “kit of parts” modular structure was constructed out of precut tempered wood bolted together. The Casitas will not only serve for social gatherings. They will be outfitted with green technologies and solar panels to provide Wi-Fi, light, electricity and water so locals can find refuge should NYC experience another large-scale storm.

The elements conditioning the plans for this private residence in Great Neck, Long Island where established by the position of the project in relation to the tensions created by the features of the physical place: the water, the earth and the sky, the town and the mountains, humans and nature. The program called for a solution in which the public and private domains, intimate and communal life, the interior

and the exterior would complement one another. The boomerang form responds to the topography and site conditions, embraces the site and also helps maximize rear yard, bayside frontage while minimizing street frontage. Two courtyards, one at either side, reinforce the axial composition opening the different spaces to the best views and exposure to the sun.

NY PUBLIC LIBRARY NEW YORK, NY | TEN ARQUITECTOS
In a neighborhood of high-end retail and luxury residences, this 30,000 square foot branch library will fulfill a much needed role as a public space and touchstone for the local community and visiting tourists. Despite the library’s site being predominantly below grade and set at the base of a new 40-story hotel, this design proposal transforms the dark, subterranean space into an inviting, open and light-filled civic landscape in the heart of Manhattan. The branch library’s identity is not expressed by an iconic façade

symbolizing the New York Public Library as an institution. Instead, the façade disappears completely to reveal a dynamic public space and internal streetscape. The topography connects the three floors in a way that not only brings light and views to the deepest corners of the plan, but also provides opportunities for interaction. The adaptable open plan and integration of books, art and technology engage the occupant by providing an accessible, intuitive landscape offering a wide spectrum of public and private spaces.
