MANUFACTURING RENOVATION: SOUTHERN TELECOM Site:

Lot in manufacturing disctrict of Brooklyn, NY. Consists of three seperate buildings. An autorepair shop, office both in use, and the warehouse not in use.

Requirements:

Renovate warehouse to be occupiable for two tenants while adding a floor, and utilizing unused space with plumbing from the office building next door as bathrooms.

Design Approach:

Start with facade design based on the NYCECC, and continue based on wall thicknesses to design the interior towards meeting the NYC DOB standards based on zoning laws and building codes.

Responsibilities

This project was handed to me with coments from the client based on an initial design layed out previously. I worked in conjuction with my mentor an RA and Leed AP. We took the project from the design phase to the DOB phase.

The initial site visit along with existing and demolition drawings were completed before the project was handed to me. Due to building envelope and special district restrictions, according to the DOB this project was to be sent over the Board of Standards and Appeals (BSA). All construction documents were reformated to meet BSA requirements.
