HAMPTONS MARKET IN HIGH GEAR As the summer heats up, the real estate market is getting even hotter, especially in the Hamptons. From the magnificent beaches to the chic boutiques, and cool nightspots, the Hamptons are the place to be! Martha Gundersen of Brown Harris Stevens observes,“The first half of 2014 has been very active and busy with sales.” She exclaims, “Amagansett Lanes, Sagaponack, Bridgehampton South, and Sag Harbor are doing really well and of course, any oceanfront.” She believes, “It is a seller’s market, if properties are not too aggressively priced, as buyers still expect deals.” She remarks, “Prices are rising and there is a short supply of land in good locations.” Martha expects, “The market to stay strong for a couple more years.” Nancy Hardy of Halstead Property remarks, “The sales market has been very active with the most active segment from $1M to $10M and a healthy amount of contracts and trades at all prices in between.” She exclaims, “South of the Highway remains strong with prices commanding a premium.” She reflects, “Prices have crept up as the market has improved. Homes are coming on the market and selling more quickly than they were just two years ago.” Nancy sees, “The market continuing a consistent climb with very savvy and educated buyers ready to purchase their dream house.”

HRES: What is your favorite Sag Harbor neighborhood? Why? GD: I love the Historic District and never fail to notice some charming detail I never noticed before. I’ve been a history buff my entire life, graduated from University of Pennsylvania with a degree in American Civilization, fascinated by the richness of architecture and decorative arts in Philadelphia. HRES: What do you like to do in Sag Harbor, after selling real estate? GD: Hang out with friends, cooking and entertaining, eating out in the many wonderful Sag Harbor restaurants and the biggest luxury of all – doing nothing. HRES: Can you tell us something special about one of your current listings? GD: I have a waterfront listing in North Haven, most stunning water views I’ve seen in the Hamptons. The 1800’s house was moved from its original site on Division Street in Sag Harbor Village to its present site in North Haven. Remnants of the original home remain—gorgeous wide plank Pumpkin Pine flooring. HRES: As manager of the Douglas Elliman Sag Harbor office, what is the most personally satisfying part of your work? HRES: The Sag Harbor market is one of the hottest on the East End, where do you see it headed for the remainder of 2014 and beyond? GD: I see no imminent slowdown in the Sag Harbor market. Older homes will be sold, torn down and new construction will continue. Buyers will continue to expand their properties wherever possible by acquiring adjacent properties to create compounds. Most buyers want bigger and new but, in Sag Harbor Village, the exterior vision of new construction will remain historically referenced. HRES: As a long time broker and resident, how has Sag Harbor changed from when you first started in the business? GD: Increased traffic, of course, difficulty finding parking, and everything is at a much faster pace now. HRES: If you could meet anyone in the world, who would it be and why? GD: Angelina Jolie. East of Shinnecock Inlet is Shinnecock East County Park in Southampton, an undeveloped barrier beach park with both ocean and bay beach recreation areas. It features a favorite fishing and surf spot just off the jetty, popularly known as “Flies.” Recreational Vehicle Permit is required for outer beach access and camping. The Town of Southampton has seven ocean beaches and one bay beach featuring lifeguards, restrooms, outdoor showers, and mobile concession trucks or food pavilions. On the ocean, Pikes Beach is a quiet beach in Westhampton Dunes, Tiana Beach in East Quogue has a food pavilion, and Ponquogue Beach in Hampton Bays, the largest town beach, features a food pavilion and deck. It also has beach volleyball. Across the road, there is a boat ramp at The Old Ponquogue Bridge Marine Park. Heading east Flying Point Beach in Water Mill has beach volleyball. In Bridgehampton, W. Scott Cameron Beach is for residents only and Mecox Beach has beach volleyball. Sagg Main Beach in Sagaponack is a beautiful big beach. A N OA S I S I N Q U O G U E DISCOVER THE QUOGUE WILDLIFE REFUGE

Tucked away on a busy stretch of Old Country Road in Quogue is a pristine and tranquil place to experience the unspoiled beauty of nature on eastern Long Island. It’s the Quogue Wildlife Refuge, a nonprofit, 300-plus-acre nature preserve that’s open to the public 365 days a year, from sunrise to sunset, free of charge. It’s a too-little-known gem of the East End. The Refuge, celebrating its 80th anniversary this year, was founded in 1934 by a group of avid hunters and nature lovers who were concerned about declining numbers of ducks and other waterfowl. The site of a former ice company contained a pond that was expanded, and to which small islands were added, to provide habitat for various waterfowl. Members of the community donated adjacent land to the Southampton Wildfowl Association, the nonprofit corporation that still governs the Refuge today.

On July 26th the Refuge will hold its 8th Annual Benefit Gala, Wild Night for Wildlife, at a private home in Quogue. This event raises a significant portion of the Refuge’s operating budget; QWR receives no government funding. Writer, editor and author Anne Halpin has published 17 books on gardening and related subjects and edited many more. Improvements to the site were gradually made over the years as funds were raised. Today the Quogue Wildlife Refuge has a complex of outdoor enclosures that house owls, hawks, foxes, a bobcat, and other native animals that are unable to live in the wild because they have permanent injuries or were raised as pets and imprinted on humans. There are 7 miles of hiking trails enjoyed by walkers and joggers. In winter the Refuge rents cross-country skis and snowshoes for use on the trails when conditions permit. They saw a lot of use in the winter of 2013-14. The Charles Banks Belt Nature Center building is home to a variety of turtles, tortoises, fish, snakes, and other reptiles and amphibians, as well as insects. There are four furry chinchillas, too. A variety of educational, informative, and fun programs for kids, families, and adults take place at QWR, in the Nature Center and outdoors. The play is directed by Gregory Boyd. Stoppard creates a smashing theatrical extravaganza with the wit of Oscar Wilde crashing headlong into song-and-dance, strip-tease, pie-fights, and brilliant wordplay. Set in 1917 and 1974 in Zurich, Switzerland, the play fantasizes how a British consul named Henry Carr (Richard Kind) encounters some of the most famous figures of the 20th century, including James Joyce, Tristan Tzara and Lenin, through an amateur production of The Importance of Being Earnest. Stoppard takes on the role of the artist in society in this exuberant and freewheeling comedy about art and revolution that is as fresh and thought-provoking as it is uproarious. Michael Benz who will be playing Tristan Tzara, has been in numerous productions worldwide. He has appeared in two productions through London’s West End: The Tempest and Rosencrantz and Guildenstern Are Dead. Michael has also had the title role in Shakespeare’s Globe production in the London and the US tour of Hamlet, for which he was nominated for the Helen Hayes Award as an Outstanding Lead Actor. He has also performed in other productions at Shakespeare’s Globe including: The Winter’s Tale, As You Like It, Love’s Labour’s Lost, and A New World. Benz has also been involved in Romeo and Juliet through the Royal Shakespeare Company, Hay Fever through West Yorkshire Playhouse, as well as Oohrah! and The American Clock through the Finborough Theatre located in London. Apart from theatre, Michael is known for his television appearances in shows such as Downton Abbey, BBC Prefaces to Shakespeare: As You Like It, Hamlet, The Tempest, Mike and Angelo, and Little Lord Fauntleroy. Michael is a graduate of the Royal Academy of Dramatic Art and has a BA from Georgetown University in Washington, DC.

Not everyone in the Hamptons has armed bodyguards prowling their estate like Ron Perelman, a billionaire and emperor of The Creeks, a 57acre property on Georgica Pond in East Hampton. In fact, very few do. But with today’s digital security systems being what they are, who needs big bruisers hanging around making you look like you’re in the mafia. “There’s never been a more exciting time in the home security industry,” said Paul Romanelli, owner of Suffolk Security Systems in Southold. “The technology’s better and the sensors are more reliable.” One aspect of the new technology is that systems have logic built into them. Nowadays a spider won’t set off a false alarm. Don’t laugh.They used to.With the ability to determine the size of an object and its speed of motion, a sensor “knows” the difference between a 200-pound bad guy and a fruit fly. The other huge factor in the advancement of home security is the ease of remote access. In other words, you can see on your smart phone whether someone is climbing through a window, if you have video cameras set up, that is.The system’s logic will keep tabs on who’s accessing your home and how long they stay from the pool guy to cleaning crew. Each is assigned a personal code. For the utmost peace of mind, other than employing a posse of uniformed thugs with semi-automatic weapons, experts advise lining the entire perimeter of the property with sensors, installing motion detectors, infrared and video cameras, glass break detectors, and special alarms to alert you if a copper gutter or valuable work of art is being removed.This is not to forget 94

panic buttons – to be pressed when you are in the house and someone enters or in case of an accident. In all cases municipal police or guards from a private station will be dispatched. Many high-profile Hamptons residents employ security personnel to man an office on the estate where they can survey monitors 24/7, whether the homeowners are home or not. “Some people worry that someone will stick a bomb on their property when they’re not home and set it off when they are,” said Curtis Cole, owner of Systems Design Company in Southampton. It is not uncommon to order background checks on everyone with access to ultra high-end properties. Security in the Hamptons means alerting homeowners to all sorts of unwelcome situations from intruders to bursting pipes, the latter being a much more common threat than the former, according to Ed Thompson, president of Bellringer Security in Southampton. Even when security is the primary function of a system, it is being integrated with other home systems from lighting control to A/C. Sergio Aguirre, an owner at ICC Automation in Bohemia, explained how such integrated automation works. Once you arm your security system it not only locks entryways and turns on sensors, it is also “smart” enough to “realize” you’re not home, he said. It will then “tell” its other systems to do their things: turn off the lights, turn down thermostats, lower the shades, and turn off the pool heat. And, of course, make sure the wine cellar is at its optimum temperature.
