It’s a design truism that a little bit of color goes a long way.Three industry pros share tips for how to employ it with care. Kathy Perriera, co-owner of Phoebe and Belle, a lifestyle store in Cutchogue: “Our customers tend to go for greys and earth tones, so as a counterpoint, I encourage them to use accent pieces in contrasting colors. If you have neutral-colored walls, bring in an interesting flat-weave rug in teal or blue or coral, and you’re practically home-free on the color front. Or you could add some great colored throw pillows. Some of the most popular items at the shop are pillows by the amazing Judy Ross, which we were very lucky to get. Ross has an incredible eye for design and texture, and two or three of her pillows can really pull a room together, turn it into a finished space. Another fantastic resource for color is the Dunes and Duchess design team. They design 32

and fabricate lacquered candelabras, tables, sconces, and lamps in bright colors. And if you’re on a budget, soft cotton throws from India are a fast way to dress up a neutral sofa.” James Michael Howard, a designer of many notable East End homes: “I always say that ceilings are among the most overlooked opportunities for designing with color. A ceiling defines a room, binds all its elements together. So if you have neutral walls but you love color, put the color on the ceiling. I’m partial to light blue because I’m from the South--everyone there paints their porches blue because of an old wives’ tale that the color blue keeps birds and bugs away--and where it hits the crown molding, it makes a soft statement. I also like a shiny lacquer blue for its skylike ethereal quality. Sometimes I’ll choose a wall paper with a lacquer finish. I just covered the walls of a library with a faux snakeskin wallpaper

that I tinted in multiple shades of spruce-green--a medium-bodied color that looks great at night. I then waxed the paper, which gave it a wonderful richness and luster.” James McAdam, a designer based in East Hampton, New York City, and the Hudson Valley: “To add a quick burst of color, I’m big on throw pillows, which I swap out with the seasons. In the summer, pops of red create an inviting feeling and I love the warmth of tartan plaids and navy blues in the winter. If yellow is the dominant color in a living room, you could enhance it with a splash of purple. Similarly, if you have beige walls and white couch, you could accent the room with turquoise pillows. If you paint your house white, you can paint the shutters Federal blue. My favorite color combination is lime green and turquoise.The other day I saw a suede pillow with turquoise-fringed pompoms and I was all over it!”

Green design on the North Fork is more than a trend. Conserving the natural resources on the North Fork is vital in a lifestyle so intertwined with the environment. Here are some local builders and architects utilizing green design in the homes they build. North Fork Woodworks, co-owned by Kyle Schadt and Scott Edgett in Mattituck, is a custom homebuilder focused on new homes, additions, and renovations. Scott remarks, “There are really two sides to the green design approach. We try to reuse as much of the original home as possible, especially for historical renovations. But we also make sure to use the latest approaches, which is really important for energy efficiency.” All floors, rooflines, and walls are often fully encapsulated with spray foam for insulation, conserving the energy in the house. To maintain this efficiency, the latest ‘smart house’ technology is incorporated to automate thermostats, lighting, and pool systems for maximum energy conservation. These systems are also remotely managed via smart phone or computer apps. Kyle observes,“We’re actually mindful throughout the entire building process. For example, during the demolition phase, we use a three-container system to immediately sort waste for recycling.” Additional green-practices include the use of engineered lumber and reclaimed wood from old buildings and barns where possible. To reduce energy costs, they often make use of LED lighting, very high-efficiency (98%) gas boilers, geothermal heating and cooling systems and solar options whenever possible. Meryl Kramer is a LEED – Leadership in Energy and Environmental Design – Accredited Professional and a member of the United States Green Building Council. Sustainable design begins with the orientation of the house on the property in relation to the sun, prevailing winds, topography, and vegetation. A reflective roof made of metal or asphalt shingles is created with more reflectivity using lighter colors. Deep overhangs are constructed to keep the sun out in the summer and passive heat in during the winter. Highly insulated natural materials are used for siding. Solar or geothermal heating and cooling systems are utilized. High quality windows are featured with very little air and moisture infiltration to minimize molds. LED lighting is included for energy savings. Septic systems are upgraded whenever possible for environmental protection. Drywells and gutters are installed to keep rainwater on the property and prevent stormwater runoff, meeting the requirements of Southold Town. to the sun, the winds, exposures, and vegetation. Geothermal heating and cooling systems along with solar panels can be utilized. Certified sustainable woods are used and VOCs that contribute to air pollution are avoided. Water-conserving plumbing fixtures are featured. Stormwater runoff is managed by reducing the area of impervious outside surfaces such as driveways. Landscape sustainability is achieved with less turf and selecting more drought tolerant plantings. Septic tanks are upgraded to prevent excess nitrogen from affecting the aquifers. Richter, Registered Architect, Office of the Engineer, Town of Southold states, “Stormwater Management Codes in the Town of Southold have been developed to implement State and Federal Regulations stemming from the Clean Water Act. Under State and Federal guidance, the Town had developed Stormwater regulations as early as 2007. Currently, building permit applications that meet minimum requirements must first undergo a stormwater review by the Town Engineering department. Additional information regarding requirements for
this review can be found on the Town Website under Engineering Department and Stormwater Management. Town Code Chapter 236 Stormwater Management is intended to prevent and/or limit negative impacts associated with erosion during construction and ultimately the protection of water quality. Drainage requirements are mandated to contain stormwater generated by developed surfaces on site where it is created and not allow it to become an issue for neighboring properties or adjacent wetlands and waterbodies downstream.” www.southoldtownny.gov Local builders and architects are incorporating green design to conserve energy, preserve the environment, and protect water quality. Investors and first time home buyers are active on the lower end.” He remarks, “Inventory has recently increased in response to higher prices. Lower interest rates have brought in more buyers.” He observes, “New buyers are European expatriates by way of Manhattan and Brooklyn. Younger couples looking to own real estate and second home buyers from the Gold Coast of Nassau County are also active.” Thomas is “looking forward to a very active fall season.”
Kristen Rishe at North Fork Real Estate Inc. reflects, “The market activity this summer has been very solid.” She remarks, “We have been seeing steady activity in all segments, with prices holding their own, no drastic swings.” She observes, “Because searching for a home has become much more internet-based, we are seeing inquiries from across the country. However, being a second home market, the majority of our buyers are still coming from Western Nassau and NYC.” Kristen states, “We are very excited for the fall selling season. If the summer’s solid activity is an indication, fall should be very good.”
