When Washington Post editor Ben Bradlee and his journalist wife, Sally Quinn, purchased East Hampton’s Grey Gardens in 1979, they paid $220,000 for the derelict flea-infested and cat urine-soaked mansion. While it was the “most disgusting mess” Quinn had ever seen, the house also had a singular “grace and charm.” The couple completed a gut renovation on the structure, built in 1897, had been the home of The Beales, the dynasty ending with Big Edie and Little Edie, eccentric cousins of Jackie O. Now, after making this place home for nearly 40 years, Quinn (minus Bradlee who died in 2014) has put the estate on the market for just shy of $20M. After building a luxurious custom house on Meeting House Lane in Amagansett, developer Peter Cardel is being forced to gut the entire top floor including roof.The reason? A RCHITECTS R O UND TA B L E THE HAMPTONS TRENDING MODERN WARM AND FUZZY While there’s a “huge trend toward modern” clients also require warmth, according to Cass Calder Smith, principal of CCS Architecture, the folks behind such projects as the Nick and Toni’s renovation.That means a high ratio of natural wood to play off all that glass that invites in generous volumes of sunshine. Smith employs white oaks and reclaimed woods on floo s, ceilings and sometimes walls. The architect cut his teeth in California’s Bay Area, designing contemporary homes “in sync with the California lifestyle,” he says. “And that lifestyle is

not much different in the Hamptons.” What that translates to is open floo plans (especially open kitchens), skylights and “lots of nice details where materials come together.” For example, he might Insert a quarter-inch black-painted reveal to delineate the seam where stone and wood meet. To distinguish the new modern from the old (where features often felt cheap), he designs thick walls with deep set windows so that the home “feels substantial.” Today’s homeowners desire horizontal fi eplaces (not the old-fashioned square kind) surrounded
by stacked stone, plaster or steel. They are mostly gas burning due to both convenience and code compliancy. Intead of shingles, the exteriors of Smith’s houses are “a modern and warm alternative”: horizontal or vertical clear cedar siding -- think: premium, no knots and stained a semi-transparent grey to let the wood grain show through.

“builds spaces that are technologically advanced and environmentally sensitive.” In the past “glassy houses” were a lot like greenhouses. “They were boiling in summer and freezing in winter. These days he employs high-tech solutions and lots of pocket doors to open the entire house – so that there is almost no distinction between inside and out. “The house becomes a pavilion; it’s a Hawaiian lanai idea. His clients want to take the “downtown loft feeling to the beach.” So, he designs an “airy feel everywhere throughout the house.” Case in point: his closets. Eschewing walk-in closets as “feeling suburban,” his are more like “dressing halls.” Instead of walking into a “dark room,” his clients get to dress in “integrated suites” while basking in natural light.” Hamptonites want “beautiful custom millwork.” His fi m has its own cabinetry line, in cahoots with Tabu, an Italian company that makes custom-dyed veneers. In what colors? “Delicate greys and faded beach tones.” The trend is “moving away from oak and maple towards eucalyptus and sycamore, which have an “almost iridescent look.”

STREAMLINING “We have two groups of clients,” says Brent Leonard, co-principle of Formarch. “One group wants to simplify. The other says they want to simplify, but means completely the opposite.” The latter will wax enthusiastic about a “super carefree family home,” then request an elevator and separate formal dining room. The fi m gets very few calls for traditional homes, but many for what they’re clients call “modern barns.” By modern they don’t mean flat roofed, a disappointment to Leonard who feels that flat roof structures can be beautifully integrated into the South Fork’s “horizontal topography.” Instead they desire pitched roofs.
While the exteriors don’t “meld into the landscape,” Leonard plays with interior shapes to achieve a “sculptural sensibility,” by doing things like putting dormers “in interesting places and streamlining detailing.” While everyone seems to want a “kitchen open to the whole house,” it is a trend he doesn’t like. He compromises by a strategic positioning of the room and “giving it segmentation” with partial walls. “It can feel like part of the fl w but doesn’t need to be front and center.” It’s not that there is never a call for a traditional house. The fi m designed a new home in Sag Harbor Village to conform to the neighborhood vernacular, while giving a modern twist to such elements as the moldings, for which he avoids curvilinear forms, going instead for a “square interpretation” and placing a glass island in the otherwise traditional kitchen.
Heavy lacquered cabinets are also on the wane, making way for “open pore” finishes (fi st adapted by Mercedes-Benz) to provide a rich matte “lightly oiled” look. In his quest to create high style with a high level of functionality, Nebel likes to mix handcrafted cabinets with high-tech items such as German stainless steel drawers. As for floo s, he’s using 4-foot by 4-foot tiles of “custom quarried basalt,” a durable volcanic stone that ranges in color from white grey to black, especially in spaces that fl w from indoors to outside.

amed sportscaster Ann Liguori has a lot to treasure at her Westhampton home. The radio and television personality, author, businesswoman and philanthropist has earned significant achievements in her life.The Golf & Tennis Correspondent for WFAN Radio and CBS Sports Radio Network has broken barriers in broadcasting and earned a slew of awards and accolades for her work.
But the things that she holds dearest aren’t mere possessions or trophies, she says. It’s what’s she’s experienced in her life that truly matters. Most cherished, of course, are her almost 10-year-old golden retriever Skye, “the Brad Pitt of dogs,” and her significant other Scott Vallary. Beyond them, what stands out the most for her is the stuff of legends. Literally. She has interviewed some of the most accomplished athletes in the world-including Mickey Mantle, Ted Williams, Sam Snead, Don Budge, Hank Aaron, Julius Erving, Jim Brown, Harry Carson, Gordie Howe, Billie Jean King, Wayne Gretzky, Charles Barkley and Brett Favre-and covered momentous sporting events from the Olympics to the Masters, and has a plethora of keepsakes to prove it. So it’s no surprise that her most cherished belongings include truly personal items gifted to her by her heroes. Topping the list are a pair of drawings given to her by “Peanuts” cartoonist Charles M. Schulz, an iconic photo of golf grand master Arnold Palmer and personally signed baseballs and photographs by Hall of Famer Ted Williams. 64
Each memento is significant, she says. Because it represents the time she was fortunate enough to spend with the legendary people who gave them to her. For example, there’s the pair of Snoopy drawings, which Mr. Schulz sketched for her after she interviewed him for her “Sports Innerview” television show. One of the pen-and-ink drawings is of the most famous beagle in the world post-drive at the end of his swing, with the club behind his left shoulder. The other is of him attempting to sink a put. On the putting sketch, Mr. Schulz wrote “For Ann” and “love & friendship,” signing it with both his proper surname and his nickname, “Sparky.” “The legendary cartoonist was very passionate about golf,” Ann says, reporting that she also wrote a chapter about her visit with him in her book, “A Passion for Golf, Celebrity Musings About the Game.” “I treasure these two drawings from one of the most famous cartoonists on the planet,” especially as he very rarely gave his personal drawings away, she adds. And then there’s the signed photo of Mr. Palmer, aka “the King,” crossing the famed Swilcan Bridge between the first and 18th fairways on the Old Course at St. Andrews in Scotland, which reigns supreme for the sports commentator. Having spent considerable time with the pro golfer, considered to be one of the best to have ever lived, Ann reports that he was also one of the most impressive human beings she’s ever met, and one that she’ll never forget.

“The King had one of the most charismatic smiles,” Ann says. “And that photograph, where he turns around while crossing the bridge and waves, the last time he played there, is one of the most iconic photographs in sports.” Yet another unforgettable moment—one of her “Innerview with Legends” series interviews, which has audibly preserved for listeners and marked personally by signed pictures and baseballs—came when Ann was granted access to spend time with “The Greatest Hitter Who Ever Lived.” It was late in Mr.Williams’ life; the baseball legend was ailing and rarely gave interviews. But she managed to schedule some time with him on the day that the slugger was honored as a member of the Major League Baseball All-Century Team at the All-Star Game preceding Game 2 of the 1999 World Series at Fenway Park in Boston in 1999. “What an interview it was!” recalls Ann. “He was very engaging as we discussed a variety of subjects from what made him such a great hitter to his copiloting with John Glenn in the Korean War to his being inducted into the Fishing Hall of Fame.”

LIVING CARPETS GROUND COVER FOR THOSE DIFFICULT TO GROW AREAS If you’re like most East End homeowners, a carpet of classic green lawn is probably part of your landscape. But there are undoubtedly places on your property where the grass just does not thrive, because there’s too much shade, or the soil is too dry, or too wet. Cheer up - there are other ways to cover the ground with greenery, that don’t need mowing or constant fertilizing and watering. These plants cover the ground like living carpets, and they’re terrific problem solvers. Even better, many of them are truly decorative, sporting colorful leaves or pretty fl wers, or wafting delicious scents through hot summer air. Groundcover plants can grow beneath trees and shrubs. They can serve as an alternative to a conventional lawn in challenging places, and some even can be stepped on without a problem. You can use them to cover a slope where it’s hard to mow, or to help control erosion. They can grow along the edges of a path to soften the look. Groundcover plants can handsomely fill in empty spaces between stepping-stones in a path or paving stones in a patio. You can plant them around the edges of a deck or patio. They can spill over the top of a retaining wall, or tuck into small pockets in a dry stone or paver wall. These low growers can even become the carpet in a garden “room” that’s enclosed by hedges or tall plants, to create a quiet place for reading or meditating (just add a bench).

If you’re looking for a lawn alternative that can tolerate being walked on but doesn’t need mowing, try planting aromatic creeping thymes (related to the ones we use in the kitchen) or fresh-scented Corsican Mint in a sunny area—both release their fragrance when stepped upon. And both offer the bonus of tiny lavender to pink fl wers in summer. Roman Chamomile also thrives in sunny places, and gives off a fresh apple-like scent under foot. Other candidates for a substitute lawn include Miniature Brass Buttons (Leptinella), Bugleweed (Ajuga) and Kenilworth Ivy (Cymbalaria). Under trees or shrubs, try Lamium, some of which have silvery leaves and little yellow fl wers, Sweet Woodruff, with its clusters of tiny white fl wers in late spring, Wild Strawberry, whose tiny fruits are pretty but not tasty. Bugleweed grows in lighter shade or in sun and rewards us with vertical clusters of petite purple fl wers. In lighter shade, Creeping Phlox will spread out by means of trailing stems and dress up the area with blossoms of purple, blue or white in spring. Or for a late-summer thrill, edge a path with Ceratogstigma, whose quiet clumps of rich green leaves turn mahogany red late in the season, contrasting beautifully with the dramatic, electric blue fl wers that appear just when it seems all that’s left to bloom are Chrysanthemums. In poor, shady soil you could rely on old stalwarts like Pachysandra, Ivy (small-leaved varieties are especially

BY ANNE HALPIN delightful) and Vinca, which in more hospitable conditions can get out of control and cause problems. In a dry and very sunny place, look to Creeping Thymes, Goldmoss Sedum with its fles y leaves and tiny yellow fl wers, or snow-in-summer (Cerastium), which produces masses of little starry white blossoms above silvery, fuzzy leaves in summer. Trailing types of Euonymus are another possibility. Groundcovers partner well with stone, too, filling in between paving stones in a path or patio, tucking into niches in a dry stone or paver wall, or spilling over the top of a stone wall to soften the hard edges. To grow in any of these places the plants need to have soil to hold their roots. Scrape out some of the sand used to fill in between stones and replace it with good soil. In a patio, ideally you’d have the soil prepared, as for a garden but with a layer of stabilizing sand on top, before the stones are laid. If you’re looking for plants to tuck into crevices, ask your local nursery or garden center if they carry Blue Star Creeper (Isotoma), Creeping or Woolly Thymes, Kenilworth Ivy, Creeping Jenny (Lysimachia), Irish Moss, Creeping Mazus, with purple fl wers in late spring and early summer, goldmoss or other small sedums, or violets.

L
ondon’s restaurant scene has undergone many changes in the last decade, all of them to the better. But the real sea change came about in 2012, when the global financial crisis triggered an improbably wonderful shift in the city’s restaurant culture. Led by a loose-knit group of bold chefs, and following hard on the heels of the ‘bistronomie’ movement in Paris, the British restaurant revolution jettisoned the whole concept of ‘fine dining’ and the pretense that often goes with it. Which is not to say that old-school dining rooms with pomp and circumstance and bad-tempered chefs no longer exist. They do. But you’ll find the most exciting cooking at small no-tablecloth spots run by young chefs whose cooking is informed by both global influences and British produce. Here are fi e of the best of the new-ish breed of restaurants, all located in central London. Barrafina (Adelaide St. branch). Voted Observer Food Monthly Readers’ Restaurant of the Year, this small Spanish restaurant in Covent Garden, owned by Eddie and Sam Hart, has just twenty-three seats and doesn’t take bookings, so be prepared to stand in line. Phillips has never been afraid to GO BOLD when he goes home! With a discerning roster of tastemaker clients including fashion designer Regina Kravitz, whom he designed a summer home in Southampton for, and painter Lowell Nesbitt, for whom he created the ultimate upstate New York country house. “Modernist Design has always interested me,” says Preston. “I moved to NYC to work with Paul Rudolph as his apprentice, so that pretty much says it all. I do however love old buildings, particularly houses. As in people, one can, and should, learn a great deal from older homes.” HRES: What inspired you to build your extraordinarily unique home? Preston: I have always been fascinated by The De Stijl movement in Art & Architecture from the early 20th Century, and am very much drawn to the use of primary color and pure geometry in design. When I moved here I specifically looked for property where the house would not be visible until arrival.
HRES: Where did you acquire you love of gardening and green thumb skills? Preston: Through visiting my grandparents farm in Alabama as a child. “Swapping” is less prevalent now, but in my grandparents’ day that was the only way to add something new to your garden, especially from other regions and climates. When friends and relatives would travel to visit each other, they would bring along a special plant, fl wer, or seed to share with their hostess. Many of the varieties of fl wers that grow in my garden came to me in this fashion. I still give plants to interested friends. HRES: Describe the interior design of your home? Which room is your favorite? Preston: It is a Modern home, but every visitor remarks how warm and inviting it “feels”. I love the sky room. Regardless of the season or time of day, or night, it stands out. There is really nothing else quite like it, and “Marilyn” holding forth above the fi eplace is always a showstopper.
HRES: What made you decide to plant bamboo on your property? Preston: Actually, Jack Larsen gave us eight stalks of his Golden Bamboo from Round House to plant as an entrance gate to our property. Starting April 6, the “Tonight Show” host will be the star of Universal Orlando’s newest 3D attraction, “Race Through New York.” The ride, whose starting line begins at a recreated 30 Rock, will zoom participants around familiar New York City landmarks while tooling underground via subway, flying high above the skyscrapers and even diving into the East River before crossing the finish line. In what looks to be some super hot and hard-toget tickets, the “Tonight Show” will tape episodes at the theme park from April 3 through April 6. Fallon’s Sagaponack neighbor and his wife Nancy Juvonen’s bestie, Drew Barrymore, is enjoying her own personal thrill ride—starring in the wacky Netflix series “Santa Clarita Diet,” which premiered in February. The horror-comedy should be a big hit with real estate obsessed South Forkers, as it focuses on a successful agent who goes to bed as a successful shark and wakes up as a flesh-eating zombie.That sure gives new meaning to the industry’s commissiononly “eat what you kill” philosophy.
