Sometimes a house is not just a home. Sometimes, as broker Gary DePersia of The Corcoran Group discovered, with a house he planned and sold, it’s the gift that keeps on giving. The 5,000 SF home, originally designed with the late Michael Conroy and built by MKL Construction, stands on an elevated 2.25 acre parcel between ocean and bay in Amagansett North. Notable for its dramatic kitchen-family room and admirable bedroom layout featuring equal master suites on first and second floors, this Celerie Kemble furnished house came to market during July of the very challenging 2008 market. It went to contract later that year after being listed for only three months. DePersia realized the broad appeal of the design. Consequently, he convinced two developers he represented to recreate the house on parcels in Wainscott South and Sagaponack North. Both were wildly successful, with one even selling soon after completion. Says DePersia. “If I built five more variations of this house now, I could sell them all.” Several years later, the buyer of the original Amagansett house, finding his needs had changed, contacted Gary to put it on the market for sale. Completing the circle, it recently re-sold and closed to buyers who contacted Gary directly from his advertisement. Truly the gift that kept on giving.

Being involved in the real estate market for roughly 27 years, as both a buyer and seller, I have knowledge of many facets of the business that are not common among the majority. Initially involved in real estate development as a builder, my background has given me an understanding of valuation from an investment perspective. I have also had the opportunity to work in a small boutique firm with one of the leading land development experts in the business, Scott Strough, and this experience has been invaluable to me. Whether you are looking to buy 100 acres to be subdivided or a single parcel to develop, I have the background to lead you in the right direction and guide you through the process. What is the most challenging aspect of being a real estate agent for you?

The most challenging aspect of brokerage is staying on top of the information within the marketplace…the Hampton’s marketplace moves at a very strong pace. Everyday is an opportunity to create a deal or gain that small piece of information so that I can help out my clients. What is the best advice you can give a 2nd homebuyer when searching for a vacation home in the Hamptons?

How would you describe your selling style?

Patient. I like to work closely with buyers and evaluate what their objectives are in buying. Purchasing a primary or a secondary home is a major investment and you need to be sure the property is a good fit for you and your family. Can you tell us about some of your more notable sales?

I have been involved in sales from 20 acres of Oceanfront in Sagaponack to a cottage in Southampton, and although very different, they are both notable for the buyer. I treat all of my clients with the same level of personal service. What is the most personally satisfying part of your work?

I find the most satisfying part of being a broker is helping people accomplish their goals, whether it is selling, renting, or buying a property. Finding the right fit for my clients is a very rewarding experience. How is your firm able to compete against the corporate giants?

Our offices have been practicing real estate for over 30 years in the Hamptons… we have been able to build a remarkable client pool who continue to do business with us. Our offices are equipped with all the latest technologies and databases as well as having relationships throughout the industry which we nurture and protect. I like to think of us as the mouse that roars!

The best advice to a homebuyer I can give is to always remember to act quickly and confidently when considering buying and selling in our market. Properties that are attractive in the Hampton’s almost always have competitive bidding. Sellers should be careful, but too much time drives the buyers away in negotiations.

The bright colors of summer flowers are behind us now, and autumn’s blaze of foliage—which was spectacular this year—is over until next year. But as the East End heads into winter there is still beauty to be found in home landscapes. In the quiet of winter the landscape sheds its summer finery to reveal its underlying forms--its bones.The landscape becomes living sculpture.We can see the structural lines of trees and shrubs which the rest of the year are hidden beneath leaves and flowers.With some planning your property can be beautiful 12 months of the year.

birch has white bark that peels to expose cinnamon or grayish inner bark. Paperbark maple’s brown bark peels to expose a layer of orange-brown inner bark underneath. Crape myrtle has smooth, gray bark that exfoliates to reveal inner bark that’s gray and brown.The bark of lacebark pine peels away in plates to expose light inner bark in a patchwork pattern.The climbing hydrangea vine that’s so magnificent in summer in winter displays its shaggy, russet-brown bark. Use evergreens for winter color. Evergreen trees and shrubs are colorful all year. And they come in many shades of green that can combine in beds or borders. There are bright crayon-box greens, soft blue-greens, deep forest greens, cheery yellow-greens, silvery gray-greens. There are even golden evergreens whose brilliant color positively glows against a gray winter sky or snow-covered lawn for an arresting focal point in the landscape.

Here are some strategies for adding visual punch to your winter landscape: Consider the shapes of trees and shrubs.A thoughtful grouping of trees and shrubs in an island bed can create a focal point all year. Trees come in many shapes and sizes. They may be rounded or oval, pyramidshaped, open and wide-spreading, upright and narrow with a strong vertical line. Think about, for example, positioning a tall pyramidal Leyland cypress near a lower, gracefully spreading Japanese maple.The contrasting shapes will be beautiful even in winter. For added interest in a bed, especially near a contemporary house, include a weeping tree, perhaps a dramatic blue Atlas cedar. For a touch of whimsy consider a corkscrew willow or contorted hazel, whose fanciful branches twist and twirl into space. The next time you add a tree to your landscape, whether for shade, privacy or beautiful flowers or foliage, think about its shape, too, when choosing what to plant.

Look for berries. Hollies are treasured for their bright berries as well as their lustrous leaves. Red is the classic color, but there are also hollies with orange or yellow berries. Most hollies are evergreen, but a deciduous one—winterberry—packs its stems with bright red berries in fall. After the leaves drop, the berries can remain well into winter…if local birds and wildlife don’t get them first. This winter, make it a point to look at your landscape and discover its quiet beauty.
