Additionally, having grown up in this business, we have gained a lifelong familiarity with the spectrum of real estate. It is second nature. We have adopted and honed particular skill sets that meet the needs of Hamptons property owners and purchasers. We pride ourselves on our service, as we wake up every day with the mission statement of exceeding what has become expected of brokers. And most importantly, we have built a business around information. Everyone has access to the same information, but what good is it if it is not relevant, specific and digestible? We spend a lot of time researching and packaging information that is vital in our clientâ&#x20AC;&#x2122;s decision process. A: We work very hard to structure deals that make sense for investors, developers and end-users. When he was the editor-in-chief of Hamptons and Gotham magazines, Jason Oliver Nixon revamped his white-on-white, year-round rental in Water Mill with loads of pattern-packed color pillows, scatter rugs in Moroccan hues, and window panels inspired by the kaleidoscopic Hotel La Banane in St. Barth’s. Nixon’s partner, John Loecke, arrived via train on the weekends and loaded up the home with far-flung vintage finds that he collected at antiques shops from Hampton Bays to Montauk.The duo’s hue-centric, eclectic cottage became a go-to for spirited dinner parties and led to their first commission, a small cottage on Meeting House Lane in Southampton.

Fast forward ten-plus years, and today the Brooklyn-based Madcap Cottage gents are busy at work on projects ranging from a historic farmhouse on Shelter Island to a shotgun-style home in New Orleans, an Arts & Crafts cottage in Los Angeles, and a sleek-chic contemporary modified ranch in Tampa, Florida.

“Our first client liked our high-low mix and use of amped-up hues paired with an easy-breezy sensibility and global influences,” says Nixon. “When her cottage was completed, O at Home, the Oprah magazine’s

Says Loecke, “We launched our line of Madcap Cottage pillows at the High Point furniture market this past spring, and you will soon find these at top Hamptons home stores. “I went riding at Wolffer this morning and plan to do yoga at home later in the afternoon. I did a short film with artist Nick Weber yesterday, he’s an amazing artist,” explained model, author, and mom Kelly Killoren Bensimon. For Kelly, it was a typical day filled with friends, creativity, and a curiosity for the corner of the world which she loves most, the Hamptons. Back in 2001 Kelly first released “In The Spirit of the Hamptons” with Martine Assouline.This summer she is back with a update created in just two short weeks over her Christmas vacation. “I really wanted to update my book because as I’ve gotten older, my experiences have changed me, and my perception of the Hamptons has changed. I felt that the area deserved the respect to show how it’s getting better and evolving.” “I’ve made my best friends that I’ve had for over 20 years in the Hamptons,” she said with a sigh, “I’ve just made my closest, closest friends in the Hamptons.” With that cadre of talented friends, Kelly explains, “I begged Martine Assouline for two years to redo the book and she gave me the go ahead, but told me I had two weeks. In two weeks we compiled hundreds and hundreds of pictures from friends who are surfers and writers. We had iPhone pictures and my kids took pictures. It was just such a fun experience. It was more exciting that my friends were so enthusiastic about it, and I knew that I was doing the right thing.” “Most people think of the Hamptons as a place to party and share a house and vacation. For me the Hamptons is packed with such unbelievable history.” Kelly, a history buff, went on to share stories with me about Teddy Roosevelt’s Rough Riders who sought refuge in the Hamptons to recover from malaria, and the artists like Jackson Pollack to whom beach towel placement marked the pecking order. Where does Kelly take refuge and enjoy down time out east? “Every morning I go to Once Upon A Bagel in Wainscott and I get a sugar free muffin and a cappuccino. I am obsessed with candy and love Dylan’s Candy Bar [in East Hampton].” When the sun goes down and her daughters are at sleepovers, Kelly says, “I’ve had some really fun nights at SL East. I like to go to Ruschmeyer’s and Surf Lodge. I go to Cyril’s and The Hideaway, my favorite restaurant on the planet, for margaritas.” When she’s just relaxing with her girls, you can find her at Wiborg Beach in East Hampton. Q: What brought you into the real estate business? Matthew: I always grew up around real estate; my father is a builder and my mother a agent. Q: As one of the more seasoned real estate agents in the Hamptons, what is it that sets you apart from the others? Susan: I’ve been out in the Hamptons during the summer all my life and have been selling real estate here for the past 24 years full time, with over 2 billion in sales. The clients we work with want the best representation that they can have; the most knowledgeable, a great negotiator, someone who knows the market better than anyone, has connections, and able to get them the greatest possible results. Our commitment and dedication to giving that service and constantly improving our business and marketing has kept us at the top. Q: Speaking about the Breitenbach partnership, how was the transition for you two to work together and the effect on your real estate business? Susan: In the beginning, Matt was going to come in temporarily, but we found out quickly that we worked so well together, and it was a great combination. The success that we gained from his new ideas and cutting edge technology convinced him to stay. We complement each other. My clients follow me and get to know Matt at the same time. While he has his own clients as well, we cover each other and our customers, and clients appreciate the double service they get. Matthew: Mom and I have always had a healthy relationship, and that has continued as we work together.We make sure to stay business partners at the office, and at home she’s my mom. But that designation is key.

Q: Continuing the conversation on relationships, what makes a good builder or developer relationship? We hear your husband is also a high-end custom builder? Susan: My husband Stephen, owner of Breitenbach Builders, has been in the business for thirty years. His extensive knowledge has always been a great help. I’ll call him up and ask him how much does this cost; how much does that cost; can you look at this and tell me what you think? I think it’s very helpful for me and my customers to understand the “nuts and bolts” side of real estate. Matthew: Like what my mom and I have at the office, communication is key.We like to be upfront with people we are working with, know their plans and motivations, while also respecting their opinions. We’re all working together as a team. We work with many of the high-end builders selling their product and also land to build, We are known for selling a tremendous amount of land and subdivisions. Q: What is the best advice you can give a second homebuyer when searching for a vacation home in the Hamptons? Susan: Get the best representation. Listen to what your agent says. When I look for a home, I want the most knowledgeable person who can identify with their area. Inventory is still high and interest rates still low... now is a very good time to buy! Matthew: Despite it being the era of information and any person can go onto websites to look up data online, you need to find a good agent. Collaboration is key when buying a home; interview multiple people, figure out who you trust. There are eight thousand plus properties on the market, and trying to navigate all the different steps to buying a home by yourself is extremely difficult. Q: What is the most personally satisfying part of your work? Matthew: I love working with people. I come in contact with a lot of young entrepreneurs & athletes, and we become like a large family. I have developed great relationships with so many different people. Susan: In this business, people can get so caught up with the money aspect. I find that being knowledgeable and helpful to my clients is the most satisfying thing. People respect and trust my opinion; and even if I have to make a call saying I don’t think a property is not right for them and lose a commission, I know that I’m doing the best for them, and that is more important than anything, and I think all my customers know and appreciate that. Summer in the Hamptons may evoke the gorgeous Atlantic shoreline, but after spending a great day at the beach, your outdoor excitement has only just begun. From BBQs to fully loaded kitchens to well-lit pergolas over your dining area, outdoor entertaining even includes the kitchen sink. Al Giaquinto, President of Plum Builders in East Hampton says, summer in the Hamptons is “all about the outdoors.” He says, “The summer kitchen is very popular featuring a BBQ, prep area, under the counter refrigerators for veggies and drinks, a dishwasher, stainless steel cabinets, and the kitchen sink.” Pergolas over the dining area let the sunlight in and also provide shade. Covered porches with roll down screens keep the heat in and the bugs out. Sitting by the fire pit or fireplace will keep you and your guests cozy in the evening. And the enclosed pool house is fun for entertaining at night. Bill Williams of Sotheby’s International Realty in East Hampton says the trend in outdoor entertaining has “become more elaborate over the past five years.” In addition to full outdoor kitchens with grills, refrigerators, wine chillers, and plate warmers, there are stand-alone outdoor chimneys and fireplaces featuring wood-burning pizza ovens. Big flat screen outdoor TV’s hang over the mantle of the fireplace or on the side of the house. Outdoor furniture made of cedar, mahogany or teak, weathers well. Pergolas let in light over the deck while rollout awnings provide shade. Strings of hanging lights and tabletop candles provide ambiance for nighttime dining. Susan Breitenbach of The Corcoran Group in Bridgehampton says, “Outdoor living is in style with large outdoor kitchens, dining areas, bars, living rooms, fireplaces, pergolas, and even hot tubs and showers.” Pool houses for entertaining are trendy with sliding Nano doors opening up to the outdoors. Also cool are roof decks with comfortable outdoor furniture where you can relax and enjoy the ocean view. 98

Steve Pryzby of Farrell Building Company in Bridgehampton says, “The stand-alone outdoor fireplace and in-ground fire pit have become part of the landscape.” The fireplace is usually off the kitchen area, made of brick or stone and can be two stories high. The fire pit has walls around it with semi-in-ground seating. He describes the outdoor kitchen with all the amenities, including a separate big island with surrounding tall stools. Also trendy are bifold doors folding into each other opening the entire inside of the home to the outside. Zerach Michel, Manager of the Patio Department at Hildreth’s in Southampton says, “Stainless steel and teak combos are very popular for contemporary and traditional outdoor furniture, including benches, tables, chairs, sofas, club chairs, and love seats.” Loom wicker and synthetic wicker are also chic. Neutral colors like whites, off-whites and lighter grays are in style for cushions and slings on chaise lounges. Much of the furniture is fully upholstered in Sunbrella fabrics that are water resistant. For extra shade, huge cantilevered umbrellas made of heavy fabric stand elegantly on the patio. Fire pit chat sets are trendy for keeping warm at night. And for loungers, hammocks and even Queen size beds are fashionable. After a fun-filled day at the beach, prepare a gourmet meal in your outdoor kitchen. Then dine under the stars with lights hanging from the pergola. Sit in comfort by the fireplace and enjoy the great outdoors. When you’re ready for sleep, lie down on your luxurious chaise lounge and snooze off into paradise.
