Oceanviews from Sagaponack 14,000 SF Modern Pondfront Estate Sagaponack. With elements of scale and architecture that could not be reproduced in this location again, a beautifully landscaped acre on Fairfield Pond plays host to a magnificent 14,000 SF, 8-bedroom modern estate recently completed near the ocean in Sagaponack. Masterfully scripted by architect Brian O’Keefe with total project oversight by the world renowned Charles Allem, who lent his imprimatur to the overall exterior and interior design, the drama unfolds gradually as a marble waterfall wall welcomes all through a stainless-steel sliding door into a 9,000 SF contemporary sanctuary of wood and stone that reveals the expansive living room warmed by a fireplace. The modern Poliform designed kitchen anchors the center of the residence that segues into both the sumptuous fireplaced family room as well as the formal dining room enhanced by a butler’s pantry. Upstairs the master wing, offering luxurious Onyx clad bath and dual closets shares ocean views and a balcony with 4 additional bedrooms with baths ensuite and an office. Climbing from the second floor, a staircase finds the 4,600 SF roof deck, an amenity no longer permitted in this tony hamlet, offering bar, multiple seating area and incredible views out to the Atlantic. Broad staircases and an elevator descend to the 5,000+ SF lower level which includes screening room, billiards room with bar, wine cellar, 2 staff suites and an entire wellness center with gym and spa that includes steam, hot tub, ice plunge and massage room. Outside the covered patio with extensive built-in kitchen and comfortable seating overlooks the unique two sided 53’ heated Gunite pool with nearby sunken firepit framed by a stone courtyard. Elaborate landscaping by Edmund D. Hollander Design creates a verdant tableau while also forming a natural wall from neighboring properties. Dreams of East Hampton Village Living Gary R. DePersia Licensed A s sociate Real Es t ate Broker m 516.380.0538 | gdp@corcor an.com

East Hampton. You’ve always dreamt about that stunning village house you’d buy walking distance to everything in East Hampton, perhaps even on the coveted Circle itself. Hopefully, the house would have been recently constructed for exacting owners by a great builder like Farrell Building Co with all the bells and whistles you would expect in new construction including a full house audio and central vacuum. Of course, you would want your home to be sitting behind a gated entry with mature landscaping shielding it from the neighboring properties. Wouldn’t it be nice too if you could just plop your furniture in without having to do any renovations? Certainly, you could imagine the languorous lunches and intimate moonlit dinners you’d enjoy either in the formal dining room al fresco or on your stone patios all prepared in the new state-of-the-art kitchen under a coffered ceiling that includes Wolf range, Sub-Zero refrigeration and center island with two-inch Calcutta stone countertops, second sink and additional refrigerator. Didn’t your wish list also include a dramatic sun-drenched great room under vaulted, paneled ceilings as well as separate den for quiet reflection? And naturally, it would be great if the master was conveniently located on the first floor with his and her bathrooms and double doors out to the stone patio while three additional bedrooms were found in the finished lower level, all with baths ensuite. Didn’t you mention the loft like second floor with ample room for another living room or entertaining areas? And how about that detached two car garage to hold all your toys? Well I just happen to have one if you are still in the market. But you better hurry as there aren’t any other 4-bedroom, 4,800 SF beautifully maintained homes sitting on The Circle at the moment. Yes, dreams can come true if you are quick enough to buy this sensational new offering. Exclusive. $3.995M WEB# 873527

The house, built between 1903 and 1907, was designed by John Custis Lawrence. Lawrence architected a number of mansions in East Hampton, mostly in the Arts and Crafts style popular at the time. This was the fourth (and final) house that a Mrs. S. Fisher Johnson built in East Hampton. We guess she enjoyed having houses built for her. Fortunately, Mr. Fisher Johnson was a well-known, wealthy Wall Street banker. Sadly, the couple didn’t get to spend too much time at Onadune, since he died in 1915 and she in 1922. They rented Onadune to John D. Rockefeller in the summer of 1907, when the house was new, who apparently really loved the library in particular. Onadune was eventually sold to someone called Edward de Clifford Chisholm, who was not so shockingly also a Wall Street banker. Even back then, an estate like Onadune required Wall Street-level money.

HEAVEN ON QUIMBY LANE 25 Quimby Lane, Bridgehampton, is a classic summer home. It was originally built in 1902, but according to serial renovators Chris Mitchell and Pilar Guzmán, a media power couple, it had lost its soul. Every part that was authentically old had been replaced with a 1980s imitation. Quimby Lane is one of the most prestigious addresses in the Hamptons. A certain Pink Floyd frontman lives there, for example. It takes its name from Edward Everett Quimby (1831-1902), who in 1874 came to spend the summer in Bridgehampton with his wife and six children as a tenant. HAUTE SPOT PUBLISHING, FROM A TO Z, WITH PAULINE NEUWIRTH

A

sk any author and they’ll tell you that publishing is a tough business. At the end of the day, the painstaking process of actually writing and completing a book can feel like the easy part. Finding and convincing someone to invest in producing and distributing the content is an entirely other uphill battle. Increasingly competitive, modern publishing has become an industry reliant on reach and cost-cutting measures, says East End Press publisher Pauline Neuwirth. The sad truth is that for many decision makers, an author’s social media presence can be more important than the quality of their material.

BY DAWN WATSON the founder of East End Press and of Neuwirth Associates — a Manhattan-based book design and production company — works with everyone from “the big five” publishing houses to independent presses, academic, business and University presses to get quality books into the hands of readers. Her approach to publishing has resulted in projects ranging from Hampton Weekends by Ellen Wright to the Montauk Mike series by Nina Ross.

“Mainstream publishers are very reluctant to take risks. They won’t touch somebody’s book if they don’t have a built-in platform,” she says. “Under 15,000 followers — they laugh.” Carving a distinctly different path, the boutique publisher — who started out as an editorial coordinator at Dell Publishing, then moved on to a role as production manager at Avon Books and then rose to vice president of manufacturing at Pinnacle — set up her own shop some 35 years ago. Her nimble approach and hybrid business model is based on a keen understanding of the industry, a deep well of contacts and Neuwirth’s own unique background and entrepreneurial talents. “It’s important to know how to get a book into someone’s hands,” she says. Intent on making that process as painless as possible for authors,

38

Pauline Neuwirth & Teddy

Using her resources to make the experience better for emerging talent, the Bridgehampton resident reports working with East End-based writers and artists and guiding them through the process of publishing brings her immense joy. “There’s so much talent out here,” says Neuwirth. “I know how to get the book made, and I love celebrating the East End.” Business has been very good, especially in the past year, as people’s priorities have shifted during the pandemic. With a healthy pipeline of approximately 500 projects in the works, including a compelling

soon-to-be-released memoir by a Sag Harbor-based Holocaust survivor, Neuwirth reports that she’s been enjoying some of the benefits of time spent out east. “Being out here and working remotely pretty much full time, it’s the best of both worlds,” she says. Loving what you do is a key to success, she says, but making time for mental and physical health is also an important part of the equation. In spite of her loaded schedule, she tries to do just that every single day — starting with getting up early to meditate and work on a jigsaw puzzle before she spends hours in front of a computer screen. The nature lover and wildlife rescue volunteer also makes an effort to get outside and moving daily — whether it’s “spending time on the farm” or taking advantage of the Greenbelt outside her door. She especially loves walks and rides with her horse, Teddy, a chocolate brown Thoroughbred, and dog, Chase, “a beautiful mutt who loves to sing” and is often requested to do so at birthday parties. Especially in the past year, Neuwirth has been counting her blessings, she adds. “I’m so grateful to have this beautiful place, which is filled with so many talented people who are passionate about where they live and are filled with the energy to create,” she says. THE ART OF CAROL SAXE: LOOKING OUT AND LOOKING WITHIN BY HEATHER BUCHANAN

T

he window itself as art taps in to the human spirit, inviting the viewer to consider the inside looking out as well as the outside looking in. Award winning artist Carol Saxe who has resided in the Hamptons for 20 years, is known for a series of her paintings of open doors or windows with blowing sheer curtains, images grounded in both reality and imagination. “I like pictures that tell a story,” says Saxe, “I like paintings I can look at and live with for a long time and not get bored.” Saxe’s works and prints have been sold worldwide, audiences responding to her depictions of people and places, especially the beauty of the East End. “For me painting is like magic,” she explains, “Creating illusion, evoking memories and feelings. Like a scientist exploring the universe, the act of painting helps me to better see and experience my environment.” From an early age Saxe could be found drawing or pouring over elaborate picture books studying the illustrations. At the University of Michigan, she started with a more traditional degree but admitted, “I would walk through the art school just to smell the paint.” She ended up pursuing her passion and learned not only technique but art history. Saxe was living through a transitional time in New York City in the 1970s where the abstract was taking over the representational, “I came of age in a difficult time when there was still a lot of bias against women in the art world,” recounts Saxe. “There was also a lot of talk about painting being dead. And yet making pictures is as basic to human beings as composing songs or writing stories.”

42

As a teacher of pupils from four to 90 and art therapist she has found a universal artistic instinct. “Regardless of where in the world a child lives, human drawings go through a certain progression, going from stick figures to suns and horizons,” she explains, “Like walking or speech, the natural progression is cross cultural.” In an age where the art market is driven by taste makers many people have come to rely upon consultants to choose the pieces instead of relying on what they are naturally drawn towards. Saxe comments, “I taught preschoolers and found it fascinating that they would often comment on my paintings and they invariably picked out the best thing. People need to trust their own judgement.” Saxe found her move to the East End liberating and discovered a local culture which embraced artists, not only the local galleries but the art institutions. When one of her works won a prize at Guild Hall,

she offered to donate it, but when they said what they would really like is a painting of Guild Hall itself she was happy to oblige and it is in their permanent collection. Her works have graced numerous covers of Dan’s Papers and are sold at Serena & Lily and her beloved collection of dog scenes on the beach are often donated to ARF where she is an avid supporter. So, when Saxe now looks through that open window to the future what does she see? “I learned a long time ago I’m a happier person when I’m painting. I am getting better every day at what I do,” she says adding with a laugh, “That’s why you don’t hear about artists retiring. Each painting creates new challenges to resolve. Basically, I think that art is how many of us communicate and interact with the world.”

EAST END EATS

GREEN THUMB THESE SOUTH FORK RESTAURANTS ARE HIGHLIGHTING THE AREA’S LOCAL PRODUCE BY HANNAH SELINGER

S

pring is finally here, but we have a minute or two yet until the year’s best and brightest produce will be at our fingertips. Still, the fact that the weather outside is just a little bit frightful doesn’t mean that you can’t get expertly prepared, delicious local produce at some of your favorite South Fork restaurants. No matter the weather, these chefs and restaurants are doing right by the Hamptons, highlighting local produce whenever possible. Every week in spring is a new and exciting adventure. Follow along with these restaurants. It may not be tomato season just yet, after all, but these spots are here to help you make do in the meantime. ROWDY HALL This East Hampton hangout offers more than just pleasing bar fare (though you can get that here, too). The chopped salad, for instance, features kale that has been grown at the nearby Nick & Toni’s garden. That same Tuscan kale accompanies a dish of roasted garlic brandade. The restaurant group, which includes Coche Comedor, La Fondita, Nick & Toni’s, and Townline BBQ, is known for their dedication to local farms and for their regularly rotating seasonal menus. As the weather gets warmer, expect more local finds on this broad, people-pleasing menu.

ALMOND BRIDGEHAMPTON It should come as no surprise that Almond, in Bridgehampton — which bills itself as “seasonal, local, artisanal since 2001” — would offer up the local goods. A winter menu featured Balsam Farms’ own sauerkraut (combined with smoked chicken sausage and grain mustard), a New York strip with French fries made from Marilee Foster’s Sagaponack farm, and a whole-roasted chicken for two, with Balsam Farms roasted potatoes. Almond’s menu changes regularly, so check online for seasonal updates. CARISSA’S THE BAKERY Far more than just a bakery, Carissa Waechter’s East Hampton space also serves up breakfast, lunch, and dinner. Opt for the seasonal market salad (greens, radicchio, carrot, radish, and fennel), the zuppa di farro with local white beans and root vegetables, or even a bacon, egg, and cheese breakfast sandwich, served with braised local greens. In the pantry section, Carissa also sells jams that are made from local produce — a great way to enjoy fruit all year long. From sandwiches to take-home meals for the whole family, this East Hampton haunt is dedicated to promoting what’s good and local.

Almond Bridgehampton

LULU KITCHEN & BAR In Sag Harbor, the wood-fire dominant Lulu’s always has a local veggie or two on the menu for diners to enjoy. A seasonal veggie platter, with a selection of farm vegetables, a house hummus, a tapenade, and a Dijonaise, can serve up to three people. The house salad du jour is “inspired by the local vegetable catch of the day.” Fruits and vegetables appear throughout the menu (wholeroasted cauliflower, spicy Long Island grapes, Brussels sprouts, roasted winter squash) — a menu that changes with the season.

PREPARING TO LIST YOUR PROPERTY? ASH NYC’S HEAD OF STAGING ON WHY EVEN THE MOST WELL-APPOINTED HAMPTONS HOME CAN BENEFIT FROM A BIT OF THEATER. BY KATYA RUSSELL PHOTOGRAPHY BY CHRISTIAN HARDER

I

f you are selling a high-end property in the Hamptons, you may have furnished your house with the help of an interior decorator, written sizable checks to top-flight landscape architects and garden designers, and installed a kitchen which friends routinely describe as ‘gourmet.’ Before listing the place you dutifully de-clutter and paint. To your eye, everything looks great. Having lavished so much attention on your nest, you may think you don’t need a home stager. Thus it can come as a surprise when your real estate agent begs to differ. Industry wisdom holds that staged properties sell faster and command higher prices than those that are vacant or not staged. Andrew Bowen, head of ASH Staging and a partner at ASH NYC, a design and development firm with offices in New York, Los Angeles, and the Hamptons, is among those who subscribe to this view. He tells of perfectly nice homes that languished on the market until his team was called in to put things right. “We have a ton of data and case studies which show that staged homes sell quicker than un-staged homes,” says Bowen.

DESIGNER SHOWCASE

and a mix of mid-century and contemporary furniture.” He notes that the design scheme is a long way from the white slip-covered sofas and sisal rug aesthetic which has come to define Hamptons style. Instead, the team deployed the firm’s vast stock of new and vintage pieces, creating crisp, clean interiors. Walking through its rooms, a visitor might imagine they had found a place in which to begin afresh.

For a long time, the ethos of the staging industry was to cast the widest possible net,” reflects Bowen. “There’s a certain logic to support that, but our approach at ASH NYC has always been to eschew mass market design.” When his team prepares to stage a property, they start with the assumption that it is special. “Then through intuition and research and conversation, we figure out exactly what makes it special. And that’s because a home, just like the people who’ll live in it, needs to have a soul.”

Staged properly, that is. What many sellers don’t realize, says Bowen, is that when you put a home on the market, it should not be a reflection of your personal style. “It’s not about you,” he will gently tell clients who try to impose their own taste on a staging project. From the moment a home goes on the market, everything within its walls should be there solely for the purpose of attracting a buyer; for a staged home is nothing if not an aspirational home, down to the tapered beeswax candles in the living room and the chic soap in the bathrooms. In short, to sell a home for the best possible price, it takes more than nice furniture. Bowen explains that a multitude of intangibles also come into play. That’s why ASH Staging designed properties often have music playing in the background, an anything-but-random playlist of songs chosen to evoke positive feelings. The same goes for the art on the walls, the books on the shelf, and the big statement pieces, all carefully disposed for maximum effect.

One of McKinley’s first moves was increase the usable space by gutting a car port and a studio, both to the east of the house. Where those structures once stood, he added a capacious master bedroom with an en suite bathroom. For the latter, he chose white porcelain Duravit fixtures because he liked their European feel. He also installed skylights, a new roof outfitted with solar panels, Crittall-style windows and doors — fabricated from wood and fiberglass rather than steel — and polished concrete floors. The color of those floors is a warm gray which evoked, for him, “the beautiful dark color of wet sand when the tide recedes.”

According to Bowen, one common staging mistake is to under-decorate. Style-wise, this is not the time to go minimalist. Rather than make the space feel larger, “too little furniture and an emphasis on open space can have the opposite effect.” By introducing small changes to the floor plan so that a room can accommodate more furniture, it will feel more capacious. A good stager will also make sure that the furniture is the right scale. Bowen’s recently employed these and other strategies at a Bridgehampton property listed at $8,800,000. The 4200-square-foot contemporary glasswalled structure is steps to the ocean and has water views of Mecox Bay, Sams Creek, and the Atlantic. “That house is a love letter to great views,” says Bowen. “The architecture is pure geometry, very twenty-first century. We decided to lean in to that by using a subdued color palette of neutral hues, plenty of natural wood,

BY JENN NEUBAUER As we patiently wait for Spring temperatures to warm up, we look for ways to begin to get into our gardens. What better way than to bring your garden inside with a fun DIY project. This Edible Kitchen Planter is a versatile indoor garden that will jazz up your everyday dishes and add just enough green into your space. As the season progresses, we can switch out the herbs and edible flowers to keep it fresh and relevant to the foods that are in season. Some additional herbs that can be combined or substituted in are: Sage, Parsley, Tarragon, Basil and Oregano. As we cook, we delight in having this close by to add flavor to our dishes on a daily basis. We’ve even created one that is specific to our cocktails as well that contains herbs like mint and rosemary. A beautiful addition to your own kitchen and a creative hostess gift to bring along with you to your next dinner party.

Place your herbs into your vessel and backfill it with soil until everything is evenly covered and the soil has reached the top of your vessel. Gently press everything down. Water your vessel generously. Label it how you wish — Edible Kitchen Herb Planter. Enjoy!

Sprinkle some organic fertilizer into your soil. I like to use Mycorrhizae Granular as it promotes quick plant establishment and provides beneficial bacteria into your soil. Gather your Supplies: • Large deep vessel to hold your plants • Organic All Purpose Potting Mix • Gardening Gloves and shovel • Watering can • A label to identify your planter • Optional small piece of screen or mesh fabric • A combination of your favorite herbs and edible flowers. I am using Chives, Rosemary, Thyme and Pansies (a delicious edible flower).

Start by placing your piece of screen or mesh fabric at the bottom of your vessel. This will prevent soil from falling through the bottom.

54

Bring it into your kitchen and enjoy! Make sure it has indirect sunlight and keep the soil moist (not soaking wet or sitting in a dish of water). Most herbs will re-generate with new growth but in the event that you utilize all your herbs you can always re-plant your vessel with new and fresh herbs as you need by repeating the steps above. A lovely container garden to live in your kitchen to jazz up your everyday meals.

Fill your Vessel half way with organic potting mix.

Remove your herbs from their pots and begin to lay out how you will place them inside of your vessel.

ALEKSANDRINA PENKOVA OF DOUGLAS ELLIMAN

Aleksandrina Penkova, a first-generation immigrant from Bulgaria, has proven that hard work pays off in life. While still new to the Hamptons, Aleks dove head first into real estate by joining the top producing Avigdor team at Douglas Elliman. She immersed herself into the business, devoting every moment to learning and expanding her skills so that she could better serve the teams’ many clients. After three successful years as a team partner, Aleks was ready for the next exciting chapter of her real estate career. Now on her own, she is ready and eager to serve her growing list of happy clients here in the Hamptons. What brought you to the Hamptons? I came on a student work and travel program. I had no idea that the Hamptons was such a popular destination at the time, which in hindsight is great because I was not biased in any way by people’s perception of it. I loved the vast ocean beaches, sprawling farm fields, clean air, beautiful natural light, and the sense of community which still are my favorite parts about living here. Your degree is in Economics and Finance. Was real estate your first career choice? Real estate is such a comprehensive field. It requires a lot of analytical work and following market trends if one wants to be a well-rounded advisor. So, in that sense, my educational background has been very

58

helpful. My goal is to ensure that the clients I work with not only get the home of their dreams, but also that it is a sound investment. Buying or selling a house is one of the biggest decisions people make in their lives, and it can be very stressful, so they need a calm, trusted professional, which aligns with my personality. I appreciate being a part of such a major decision and bringing value to the buyer or seller by ensuring a seamless process. It is also a very enjoyable one, as I meet so many interesting people and build long-term relationships with them. What assets do you possess that help your clients? Integrity, knowledge, work ethic. Having strong principles is so important in life when acting on your own behalf, but when someone entrusts you with representing them in such a major transaction, you must understand the responsibility of that trust and not betray it. Real estate is ever changing and every good professional needs to follow the local market and how it can be affected by political and economic factors. My clients are busy professionals in their areas of work, so I strive to be a valuable data resource when it comes to local real estate. Your thoughts on where the market is heading this summer? There has been a sustained sales surge over the last year. Since the beginning of 2021, demand has

H A M P T O N S R E A L E S TAT E S H O W C A S E . C O M

been exceeding supply — there is new inventory, but it is coming on at a much slower pace than demand. In my opinion, the niche that will be impacted most is new construction, as it gets absorbed at the highest pace. That, coupled with the number of pre-construction deals taking place, will lead to lower supply towards the end of the year and even next year. Demand will stay strong throughout the summer and fall. Can you tell us about one of your favorite listings and why it’s a good deal? It is an elegant traditional home with an open floor plan and beautiful yard with southwestern exposure. Great central location in Bridgehampton horse country, backing to 82 acres of polo fields. 216 Millstone is moments to town and gorgeous ocean beaches, you immediately feel like you are on vacation. It’s listed at $3,695,000.

ORIGINAL EAST HAMPTON SUMMER COLONY HOME HITS THE MARKET FOR $25M BY GRACE CASSIDY

O

nadune — one of the original 14 East Hampton Summer Colony homes — has just come on the market for $25 million.

Once Lawrence finished the home, he described it as “Elizabethan in style,” and having “many handsome gables.”

Built in 1903, the 118-year-old shingled retreat was designed by architect John Custis Lawrence, and was commissioned by Mr. and Mrs. S. Fisher Johnson the year prior. Standing a whopping 14,000 square feet in size, the main residence is host to ten bedrooms and seven full bathrooms. All of the bedrooms can be found between the second and desirable third level — the third level has been grandfathered in, and wouldn’t be allowed to be built under current East Hampton Village zoning restrictions.

The first floor features ample entertaining space, including a living room, a library, a dining room, sunroom, breakfast room, and morning room — many of which still feature the historic details from the original early 20th century construction, such as stained glass. The floorplan hasn’t been altered since it was built. Situated on the second floor, the generous master bedroom is complemented by a dressing room and walk-in closet, plus an en-suite bathroom with dual vanities and both a shower and handcrafted marble soaking tub. Two fireplaces keep the master suite nice and cozy. Outside, a heated Gunite pool and outdoor shower are ideal for summer months, while a pool house with its own private driveway is fully equipped with a living room, fireplace, kitchen, bathroom, bedroom, and laundry room. The original Carriage Way now serves as a garage that can host up to seven vehicles, and stunning gardens are complemented by a convenient potting room.

According to the listing, John D. Rockefeller once spent his summers in this home and was particularly fond of the first-floor library. Originally one acre, the property was later expanded and now sits on two acres of land between two addresses: 30 The Crossways and 52 Georgica Road. Located south of the highway, homeowners will be just a 10-minute walk from the ocean at Main Beach, and a 15-minute walk from village shops and restaurants. The Zillow price history shows that 30 The Crossways was sold in 2007 for just over $3 million, and 52 Georgica Road closed for $12.4 million. Scott Strough & Ed Petrie, Lic. Assoc. world around us, the cycles and rhythms of the natural world remain unbroken. The sun still rises every morning, the stars shine at night, the ocean tides ebb and flow, the seasons follow one another through the turning of the year. Upon that solid ground we build our lives, reinforce our link to the rhythms of nature and find renewed strength.
