Southampton Village Home, Honed From Experience Southampton. When you design and build for some of the most discriminating people on such notable Hampton lanes such as Meadow, Great Plains, First Neck, Coopers Neck and Gibson, you learn a few things. So when it was time to perform a major renovation on his own residence, one of the Hamptons most respected luxury builders engaged Barnes & Coy for some of the design elements while incorporating many of those incredible finishes and amenities that he used elsewhere, creating an amazing residence for himself and his family. Spread out over 6,000 sq. feet on three levels of living space, this five bedroom traditional offers an incredible experience found in much larger and pricier venues. The intimate entry hall ushers you towards the living room and den/media room both warmed by fireplaces. The uber eat-in kitchen, clad in subway tiles with white stained oak floors underfoot, features butler’s pantry, storage pantry and a whole host of professional appliances including dual 36” Viking refrigerator and freezer, a Garland Blue Star 60” range with raised griddle and infrared broiler, Miele steam oven and heating drawer, a pair of Miele dishwashers, 2 Sub Zero under counter wine coolers as well as two disposal units. The butler’s pantry leads to the formal dining room large enough for both sides of the family, His office features extinct 100 year old wormy chestnut while a guest suite, powder room and a two car garage complete the first floor. Upstairs the expansive master suite offers his and her walk in closets, separate dressing room with vanity, large bath with steam shower and her office with private deck.. Two bedrooms and large hall bath complete the second floor. The lower level with 10 foot ceilings is a sanctuary unto itself with gym, sauna, staff bedroom, full bath, wine cellar by Miles Jaffe, cedar closet and large playroom. The infrastructure got an updating along with the rest and now features a 9 zone HVAC system powered by town gas, town water, a generator as well as sound system with Niles touch pads that supplies audio both in and outside the house. And the outside, with oversight by Edmund Hollander, was not neglected with a Tortorella 20 X 40 heated Gunite pool, separate spa, retractable awning and outdoor kitchen complete with Viking appliances including smoker oven, 2 burner range, refrigerator and a Capital 54” BBQ. With quality, features and amenities often found in houses 2 to 3 times the price, this house is destined to find a new owner soon. Shouldn’t it be you? Exclusive. $5.25M WEB# 455343

elcome to the August issue of Hamptons Real Estate Showcase. It’s hard to believe that August is already here – it feels like the summer is just flying by! It’s great to see all the restaurants and shops doing such a brisk business and roaring back to life. Toward the end of the month, the Hampton Classic will return for its 45th year – we can’t wait! The real estate market is another success story this summer, with sales continuing to break records. We hear that listings are up this past month – a good sign for those of you still searching for that special home here in the Hamptons.
Featured on our front cover this month, Chris Coleman of Compass presents a hidden waterfront gem in Montauk. Tucked down a private driveway, this gorgeous lakefront property is expansive and unique with its own sandy beach. Beautiful views of the water and stunning sunsets are yours all year long. Featuring an open living room and a master suite with rows of windows overlooking the water, this home is the epitome of waterfront living in Montauk.
Be sure to check out “Finding the Soul of the Home,” our feature story on the latest architectural trends in the Hamptons - both modern and traditional. Also, “The Magician of Light,” featuring Nicola Maggiaioli, a Florentine architect by way of the Hamptons; “East End Eats,” for a peek at some of the best al fresco dining spots; “Hydrangea Heaven!” for everything you need to know about the Hamptons signature flower, from gardens to accessories; “Food Wars,” for a closer look at the heated debate over the most popular diet regimens of the moment; “South Florida is Hot!” featuring five of the top sales in this very busy market; “Realty Check,” for the latest happenings in Hamptons real estate; plus much more.
Enjoy the issue!

REALTY CHECK
HOT SALES & LISTINGS... WITH A DOLLOP OF HAMPTONS GOSSIP BY KAREN DASH even be subdivided, and another house built, with room for a pool and tennis. AT LONG LAST, LINDEMANN Pharma heir and art collector Adam Lindemann has finally sold (some of) his property on the bluffs in Montauk. The owner of the ChurchWarhol estate purchased 406 Old Montauk Highway in 2007 for $15 million; it finally sold after years on the market for $12.5 million. Ouch. He bought 404 Old Montauk Highway, a 3.06-acre vacant parcel, in 2008 for $6.5 million, but he does not seem to have sold it. CHRIS BURCH THROWS IN THE LISTOWEL Listowel is the rather gorgeous waterfront estate in Water Mill that was originally listed for $39 million in June 2017. Four long years later, the property, at 258 Horsemill Lane, has sold for $28 million to Chris Burch. Burch, of course, is the venture capitalist who help launch his wife Tory Burch’s fashion brand. Last year, Burch sold his Southampton home for $15.5 million,

An oceanfront home on Lily Pond Lane, East Hampton, has been listed for the first time in 75 years. Called “Cima Del Mundo,” Spanish for “top of the world,” 201 Lily Pond Lane is listed with Ed Petrie and James Petrie at Compass, asking $69 million. There are 2.7 acres of land with 400 feet of ocean frontage, along with the eight-bedroom Spanish style house, built in 1925 and extensively renovated in 1994. TOWN & COUNTRY & SOLD! Our friends over at Town & Country Real Estate have scored some impressive sales and listings lately. 23 Stacy Drive, Westhampton Beach, is a bayfront traditional with elegant built-ins and thoughtful touches such as a laundry chute (why are these so rare?) and a back staircase, as well as a screened porch with fireplace. It sold for $6.25 million. 406 Old Montauk Highway, Montauk

Those with a taste for the vintage, with deep pockets and a willingness to (metaphorically, at least) roll up their sleeves, should get in touch with Tim Davis at Corcoran. Asking $75 million, Oceancastle is one of the grand old Hamptons mansions, though it needs a little updating and renovating, which the price reflects. On Meadow Lane in Southampton (the toniest address in town), there are eight acres of oceanfront land with 500 feet of private beach, along with a tennis court and pool, of course. Mr. Ladd also had a home in Southampton, L. I.” Poor man! Apparently, he shot himself because his doctor told him he wouldn’t live more than a month. “In April Mr. Ladd left a note to his wife apologizing for his act.”

HAUTE SPOT PATAKI’S BESTSELLERS BREATHE LIFE INTO BIOGRAPHIES BY DAWN WATSON
A
llison Pataki loves a good story. From the moment she learned how to read, she’s had her nose in a book. And, even as a child, when she wasn’t reading, she’d concoct characters and dramatic storylines of her own. Her enthusiasm for reading naturally led her to writing, first as a journalist and later to literature. To date, the New York Times bestselling author has published eight books — five historical fiction, a memoir and two children’s books. Her latest, last year’s The Queen’s Fortune: A Novel of Desiree, Napoleon, and the Dynasty That Outlasted the Empire, has been lauded “a spellbinding read for those who enjoy stepping firsthand into periods of history.” A meticulous researcher, Pataki manages to take her readers on riveting journeys that read as realistic and yet also deeply informative. She’s a master at bringing history to life. From her first book, The Traitor’s Wife — an eye-opening tale about the spouse of Benedict Arnold, Peggy Shippen Arnold, who was the primary orchestrator one of American history’s most infamous acts of treason — to her last — a sweeping novel about Desiree Clary, the woman whom Napoleon left for Josephine and later went on to become the Queen of Sweden — her storytelling compels her audience to dive deep into the little-
known stories of those who have changed the course of history, often with little fanfare. “I love being able to give the reader that access,” says Pataki. “These women have front-row seats to, and have actually shaped, history.” Learning as much as she can about her subjects is half the fun, says the former news writer and producer. So far, her investigations have led her to create historical fiction based on Sisi, the AustroHungarian Empress and “Fairy Queen” of the Habsburg Empire (in both The Accidental Empress

hopes to come back to talk about her upcoming work of historical fiction, The Magnificent Lives of Marjorie Post, which will hit bookshelves in February 2022. That novel, which has direct ties to the East End, via Post’s late daughter, Dina Merrill — an American actress, heiress, socialite, businesswoman and philanthropist — is sure to be a big hit here in the Hamptons, and beyond. It’s an epic reimagining of the incredible life of General Foods heiress Marjorie Merriweather Post, a legendary hostess and high society fixture, who became the nation’s wealthiest woman by the age of 30.
and Sisi: Empress On Her Own) and the French Revolution, in collaboration with her brother, Owen Pataki, in Where the Light Falls. Once she lands on a topic, she can spend years uncovering the facts and laying the groundwork for her novel. “I’ll land on this figure, this moment in time, and it just grips me,” she says. “Once I’ve been bitten, it becomes an obsession.” A popular author who has been featured at East Hampton Library’s annual Authors Night fundraiser several times; Pataki will be appearing this year with her father, George Pataki, and brother, Owen Pataki, during a live virtual conversation on Thursday, August 12, at 4 p.m. Next year, she
“Her story is ripe for the telling,” Pataki says of her latest subject, a favorite, and one on whom she has done copious amounts of research and interviews. “Her homes, her style, her philanthropy, her loves, her trailblazing. It’s just so rich.” The New York-based author, whose works have been translated into 20 languages, still relishes the fact that she’s been able to successfully pursue her lifelong passions of reading, researching and writing. “The power of the story, that’s what transports me,” she says. “I still can’t believe that I’m lucky enough to do this, that I’ve been able to make a career of these things that I love so much.” www.allisonpataki.com www.authorsnight.org

HAMPTONS AL FRESCO THESE ARE SOME OF THE BEST SPOTS ON THE SOUTH FORK FOR RELAXED OUTDOOR DINING BY HANNAH SELINGER
T
hese are the days… to sit outside for lunch and dinner. While the weather is hot, hot, hot, consider exploring some of the South Fork’s more interesting outdoor dining options. You don’t have to have a view of the water to soak in excellent outdoor seating. Here are some of the South Fork’s coolest, most relaxed options for sitting outside. Kick back, relax, raise a glass, and toast to summer. There’s no better way to dine. FRESNO RESTAURANT The moment of outdoor dining is here, and David Loewenberg, owner of several Hamptons hot spots, knows it. In June, he opened his outdoor rosé garden at Fresno, in East Hampton, offering space heaters, sanitized loaner blankets, and a small menu that guests can enjoy outside. Although the space was once a parking lot, you wouldn’t recognize it as such these days. Is there a better place to dig into a plate of Buffalo cauliflower, or grilled head-on prawns? Possibly not. IL BUCO AL MARE New to the Amagansett scene this year is il Buco al Mare, the work of Donna Lennard, Justin
Smillie, and the team from New York City’s il Buco Alimentari. The restaurant focuses on local produce, seafood, and more, with dishes like little neck clams with Bernardo’s bacon and grilled bread and tuna cheek sashimi with colatura and citrus. Out back, a perfect, petite patio is ephemeral and otherworldly. Does the hustle and bustle of Amagansett feel feet away? It does not. PIERRE’S Drive through Bridgehampton on practically any day of the week — weather permitting — and you’re likely to see guests peppered outside of Pierre’s, Pierre Weber’s European bistro that’s a Hamptons rite-of-passage. The scene evokes a Parisian café: lively, inviting, and always warm. Sit outside and dig into a plate of fries, sip a glass of rosé or a cappuccino, and, when the weather turns a little chilly, order the always-impressive onion soup. CARISSA’S BAKERY In addition to baked goods, Carissa’s Bakery, on Pantigo Road in East Hampton, serves a full menu of savory items for both breakfast and lunch. A bespoke garden, made private with decorative
plants, is the perfect place to while away the day (limeade in hand, if you please). Evan Tessler, the restaurant’s new chef, has been cooking up delectable food over the course of the past few months. End lunch in the garden with something sweet, from Carissa Waechter’s ever-rotating display of baked goods. (Or, better yet, grab a pint of her home-spun ice cream to go, which is available in seasonal flavors.) THE CROW’S NEST It’s hard to overstate how perfect the outdoor space at Montauk’s Crow’s Nest is. Covered pergolas, a sprawling green lawn, and beachside seating with private fire pits pepper this incredible, sweeping property, which is part hotel, part restaurant. By the water, enjoy a cocktail from the restaurant’s satellite bar, before tucking into the seasonal, Mediterranean menu. Show-stopping delights include local lobster fettuccine with cherry tomatoes and garlic breadcrumbs, harissa-spiced grilled chicken kabobs, and grass-fed lamb chops with eggplant, zucchini, and a mint-ginger relish.

building departments and agencies needing to issue permits, and a demanding clientele where patience is never a virtue and you have a new challenging chapter for Hamptons homes. For one family who was anxious to start construction, the square foot price which started at $600 went up to $1,000 and then doubled to $2,000 a square foot before they could break ground. Award winning architect Paul Masi of Bates Masi + Architects says, “It’s a bit frantic right now. On the other side of the coin there are also some amazing opportunities. In the next couple of years, we will see the best and worst of architecture being completed.” For Masi who grew up spending summers in Montauk and has seen his
One of the new developments he is most excited about is technology. He comments, “What I see is the change in terms of construction and fabrication. The digital files that we use to draw our projects are going directly to manufacturers, and they are building off our drawings. The digital technology is great because you don’t lose the translation. There is not only an efficiency to that but they can create with the least amount of waste.” Masi also is delighted to have the team back in person at their office in East Hampton, one of his own designs. “Working remote was never easy. In a creative field where you like to collaborate it’s important to be together.”

Southampton architect Jason Thomas is known for his creative approach to both renovations and new designs for Hamptons homes. In his over 20 years in business, he has never seen anything like the current surge. “For architecture in the Hamptons it’s off the charts. It’s unprecedented,” he says. The current goal driving design that Thomas notes is self-sufficiency. “People are now considering their Hamptons home as long term as opposed to the weekends or a month out of the year. The more you can do at home the better.” Trends he is seeing include multiple home offices, room for multi-generational living, home gyms with some

RACHEL WILKINS HONORS THE PAST AND BLAZES A TRAIL FOR THE FUTURE BY HEATHER BUCHANAN

reativity is not only the ability to conceive of a new goal but a unique path to get there. For artist Rachel Wilkins whose “Shoulders of Giants” was recently exhibited at the Chase Edwards Gallery in Bridgehampton to celebrate Pride month, waiting for a gate keeper to grant her entry to an art career was not an option. At age 26 she arrived in New York City from the UK and through intuition she forged not only her unique artistic vision but also established a hip exhibition space to attract an audience for her and other’s work. Her artistic crusade earned her a “Woman of Influence Award” from the New York Business Journal in 2016. “I came into the creative space thinking the only way to be successful as an artist was to get a gallery,” recounts Wilkins, “In fact my career trajectory has been without institutions or galleries. We have a job as creatives to pass on the message that you can have your own version of success and not just what society tells you that should look like.” Working as a bartender she found herself among other artists in a hub of creative energy. “My mom used to call me the Peter Pan of children,” says Wilkins with a laugh, “I grew up an only child and would disappear and come back with a line of kids. I’m a gatherer, and I like to bring people together. I created an underground art show in Tribeca and invited artists and musicians and dancers and fashion designers. I recognized there was an audience for that way of presenting art.” Wilkins always felt more confident with nonconventional materials, “When I was doing abstracts, I would use cutlery or pieces of cardboard or sand or concrete, whatever would give me texture.” Plus, she would use a $12 piece
of wood from Home Depot versus a $100 canvas. For her “Shoulders of Giants” series which feature trail blazers of the LGBTQ movement, she used industrial materials such as household paint and masking tape, layering mixed-media iconography atop the abstract work to acknowledge sung and unsung heroes such as Billy Jean King, Audre Lord and Cecilia Gentili. The inspiration originally came from gay rights pioneer Edie Windsor. Ten years ago, Wilkins fell in love and married attorney Jennifer Blum.

level. The first of the series of collage portraits was one of Windsor which was purchased by Edie’s widow Judith Kasen-Windsor, bringing it full circle. “I wanted to know more about the LGBTQ movement and who paved the way for me,” says Wilkins, “So I decided for the June month of Pride I would create a piece on a different person every day. We only have a 1,500 square foot apartment so there was paper everywhere and paint on the floor – even the cat went through the paint.” Wilkins donated 50% of the profits to a national LGBTQ task force doing important work.
Wilkins’ positive attitude and energy is contagious, and it is easy to see how anyone would want to follow her. She has transformed Neverland into Never-say-never-land. Her generous spirit leads her to be a mentor to up and coming artists in both private and group settings. She founded Conception Arts, an organization that has helped over 8,000 artists exhibit and sell their own work internationally and serves as a mentor for the New York City’s New Museum incubator Harvey Milk, mixed media on canvas program New Inc. She also hosts the Smart Art Business podcast and brings home her theory, While legal in New York their marriage was not “As a creative or artist you aren’t limited by just recognized federally which created an immigration one pathway to success. problem for her. In Windsor’s Supreme Court case (where Wilkins and Blum actually got to see some www.rachel-wilkins.com of the oral arguments and RBG in person!) the law changed to recognize gay marriage at the federal

LANDSCAPE
PLANTING TO COVER SOME GROUND BY ANNE HALPIN
L
awns are important components of most East End landscapes – a lush green lawn has been a classic component of East End properties for a long time. An expanse of green lawn provides a feeling of space, a backdrop for beds of flowers and other ornamental plants, an anchor for trees and shrubs, a place for outdoor enjoyment – a place to relax in lawn chairs, for kids to play, etc. Green is a restful color, visually, and encourages relaxation outdoors. We love our lawns, but lawns require maintenance – lots of it, regularly. Their high maintenance needs – mowing, fertilizing,
energy and money to look good, along with lots of water, which can be problematic during dry summers. Another issue is the runoff from highnitrogen fertilizers that finds its way into our bays and water ways, and possibly harming bay scallops and other sea life. Fertilizers are not the only cause of nitrogen pollution – septic systems are also a huge problem. East Enders are not likely to give up their lawns anytime soon, but we can consider downsizing them. And there are places in our landscapes where a lawn is just not the best solution, but alternative plants can cover the Green and yellow Hostas with lavender flowers
There are groundcovers for wet or dry soil, sunny or shady locations. There are plants with green, colored or variegated (multi-colored) foliage, plants with flowers in a host of colors, and some that reward you with colorful berries. You can choose trailing vines, spreading ornamental grasses (but not running types of bamboo which can easily get out of control), low horizontal shrubs or taller spreading plants like daylilies. You can plant a carpet of herbs, or put them between stepping stones in a path, to release fragrance with every step. There are groundcovers to fill visual space, and others that can take foot traffic. Here are some groundcovers to try: English ivy, pachysandra and vinca work well and can grow almost anywhere, but they can be invasive and there are lots more options. Ceratostigma, or plumbago, bears clusters of cobalt blue flowers mid to late summer into fall. Ajuga, bugleweed, has clusters of little lavenderblue flowers in spring. Epimedium bears red, white or violet flowers amid leaves divided into heart-shaped leaflets in late spring. Alchemilla, lady’s mantle, has grayish green leaves and sprays of tiny greenish yellow flowers in spring.
de-thatching, de-weeding – are expensive, and runoff from fertilizers can find its way into our bays and creeks and pose a threat to the eel grass and other plants needed for our sea life to thrive. Those emerald swards are beautiful, essential to many East End homes. East Enders are not likely to give up our lawns. Bur there are places in the landscape where more environmentally friendly – and beautiful and interesting – lower maintenance plants can cover the ground. If you don’t want to see bare soil under trees and shrubs, instead plant low growing, spreading plants known in horticultural circles as groundcovers. An argument can be made that lawns take time,
84
ground, and they’re especially useful in situations where lawn grass can’t thrive without lots of expensive maintenance. Groundcover plants can fill space in a lowmaintenance way – you don’t have to mow them, for one thing. They can grow in places where it can be difficult to mow grass, such as on a slope. Groundcovers are great around a patio, for instance, where they can make a visual transition between pavement and lawn. Groundcovers are far more than ivy and pachysandra and vinca. A surprising number of plants make interesting, attractive groundcovers.
Galium, sweet woodruff, has whorls of narrow leaves, and clusters of tiny white flowers in spring. Hostas, classics for shady gardens, come in many sizes, leaves with yellow, gold, white or chartreuse, white or lavender flowers and are lovely massed in the shade. Don’t plant where deer could reach them. Liriope, lilyturf has grassy blue-green leaves and late summer spikes of tiny purple flowers. For gardens near the ocean, shore juniper is a matlike evergreen that spreads its bluish green needle like leaves out over the ground. A tough plant for seaside gardens, it tolerates salt spray.

A FLORENTINE ARCHITECT BY WAY OF THE HAMPTONS CREATES MINIMALIST THINGS OF BEAUTY — WITH A SOFT TOUCH. BY KATYA RUSSELL
n the career of an American architect, a stint in Europe constitutes a rite of passage, or at the very least, a style-forging experience. The architect Nicola Maggiaioli, born in Florence, Italy, made the reverse trajectory. In the middle of his life, he found himself lost in a dark wood. He’d reached a creative impasse in his work. For this Florentine, the way out was on the other side of the Atlantic, where he landed a job at Stelle Lomont Rouhani, one of eastern Long Island’s preeminent architecture firms. That is how Maggiaioli, who spent his formative years surrounded by the great buildings and art works of the Western tradition, ended up fluent in the architectural vernacular of the Hamptons. Maggiaioli, who today is a partner in the studio Micchi Minuti, credits his American sojourn with sharpening his sense of ‘when to respect the rules and when to break them.’ Since returning to Italy in 2018, he has distinguished himself for his ability to invert established design tropes to playful, uncommon effect. Take his redesign of the Golden View. a restaurant overlooking the Arno in the Ponte Vecchio quarter of Florence. Design cognoscenti have been known to stop in just to behold its olive wood and marble bar.

An apartment window gives on to the Palazzo dei Priori.
Maggiaioli fashioned the base from a 700-pound hunk of white Carrara marble which he then topped with a two-and-a-half-inch-thick slab of olive wood. Through the topsy-turvy union of those elemental materials, he created a thing of beauty which seems so right that all who see it wonder why no one ever thought of it before. The deep-grained countertop would look equally at home in a domestic kitchen and will have you wishing slabs of olive wood were more readily available in this country. The other salient feature of Maggiaioli’s work — which he attributes in part, modestly, to his time in the Hamptons — is his treatment of natural light. That talent is on full display in Perugia, up three flights of stone steps, in a 3,200-square-foot apartment distributed over the top four floors of a house dating to the eighteenth century that he and his colleagues at Micchi Minuti refurbished earlier this year. Maggiaioli took pictures of the house last April in the stillness of lockdown before its owners moved in. Even without furniture or ornament, the sundazzled rooms exude a feeling of warmth. They feel somehow complete. At a guess, it’s to do with the scale of the windows, which the team was able to enlarge, and the disposition of the rooms, which are orientated to take in the thoughtfully-framed views of the city’s ancient towers and churches. Maggiaioli brings a painter’s instinct for composition to his layouts and he pays special attention to doorways, openings, alcoves, and windows. As the global health crisis subsides, there’s been a huge demand for architecture services on both sides of the pond. Maggiaioli and design partners Roberto Micchi and Maria Pia Minuti recently finished restoring and returning to life a nineteenth century manse, also in Perugia. (‘In

THE BEST PLACES TO GO ON THE NORTH FORK FOR LOCALLY GROWN FOOD BY HANNAH SELINGER
T
his summer, celebrate the North Fork’s sustainability efforts by patronizing some of its best vendors. From fresh-from-theBay oysters to crunchy sourdough to lavenderflavored salts, the North Fork has everything you need (and more) when it comes to locally grown, sustainable food. Here are some of the area’s best spots. PEEKO OYSTERS Located in the town of New Suffolk, this oyster operation delivers some of the North Fork’s most delicious bivalves. Buy 25, 50, or 100 oysters, raised in Little Peconic Bay, on site or online, at www.peekooysters.com and revel in the briny, local magic of these North Fork jewels. Not only will you be supporting a local business, but you’ll also be supporting the health of the water,
Lavender By The Bay
since oysters are known for their ability to keep the environment clean. 1610 BAKEHOUSE The dedicated bakers at this North Fork bakery produce artisanal sourdough breads from a starter that began in 2015. Organic, stone-milled flour from upstate New York’s Farmer Ground Flour, combined with a rigorous, 36-hour baking process yields a nutritious, easily digestible, and particularly flavorful bread. Breads can be pre-ordered for pickup in Calverton, but buyer beware: they sell out quickly, so definitely plan ahead. Order your loaf online, at www.1610bakehouse.com. LAVENDER BY THE BAY The Rozenbaum family has owned and operated this lavender farm, in East Marion, since 2002. The 17-acre farm has over 80,000 lavender plants, and they convert their purple fields into everything from essential oils to sachets to liquid hand soaps to flavored salts. In fact, the store has a whole culinary section, offering lavender extract, herbes d’Provence, lavender fleur de sel, edible dried lavender bunches, and dried lavender for cooking. An in-person visit unearths the complexity of this delicate flower, though you can also shop for select items from the store online, at www.lavenderbythebay.com.
GREENPORT FIRE Do yourself (and your palate) a favor and stop into Greenport Fire, where there’s no shortage of heat, regardless of the weather. The store stocks small-batch hot sauces (and even offers hot sauce subscriptions) for the strong-of-palate. Greenport makes their own sauce, and they also stock other sauces from other producers. Plus, they carry Greenport Jerky Company’s beef jerky, in signature flavors, like the tender Habanero beef jerky, a spicy snack that will really get the blood moving. If you can’t make it to the store, join the Hot Sauce of the Month club online, at www.feelthefireny.com. TY LLWYD FARM In Northville, you’ll find Ty Llwyd Farm (the name means brown house, in Welsh), home to brown eggs, seasonal produce, hay, potatoes, and raw milk. The farm is the only one permitted to legally sell raw milk on Long Island, and the creamy, delicious dairy product is a musttry for those who have only had homogenized, pasteurized milk. The historic farm, which was built in the 1870s by a great uncle of co-owner David Wines, is a picturesque place to pick up groceries. It’s open from 8 a.m. to 6 p.m., Mondays through Saturdays, and the farm grows everything it sells.

BIG DEALS HAMPTONS REAL ESTATE SALES BREAK RECORDS IN 2021 BY KAREN DASH

t’s not exactly news that the Hamptons real estate market is still red hot and flush with Wall Street cash. The only question is, how
long is the ride going to last? If buyers don’t leap now, will they be forever priced out? (If we knew for sure, we would be on the beach right now, not writing this column!) Certainly, no one predicted how the pandemic would affect real estate prices. Guess the uncertainty is all part of the fun. Let’s take a look at some of the largest sales that have occurred this year. Together, they add up too close to $300 million for just five properties. This all depends on how much the undoubted number one, Jule Pond, closes for, of course. At

The midcentury house was designed in 1956 for an art collector Otto Spaeth, who was also a vice president of the Whitney Museum. The architect was Gordon Chadwick, an associate at distinguished designer George Nelson’s office. After Spaeth’s death in 1966, the house was purchased by June Noble Smith Larkin Gibson. Her father Edward J. Noble founded both candy company Life Savers as well as the ABC television network. Ms. Gibson died last June at the age of 98; her heirs then sold the property.

A HISTORY OF PROHIBITION AND SPEAKEASIES ON THE EAST END BY ALICE PHILLIPS
W
hat could be the connection between the Canoe Place Inn in Hampton Bays, Claudio’s in Greenport, East Quogue’s Stone Creek Inn and Tweed’s Restaurant in Riverhead? Each of these storied East End foodie institutions were once illegal speakeasies during Prohibition, procuring, distributing, and serving illegal liquor. The East End of Long Island played an interesting role in the history of Prohibition in the United States. The temperance movement — the movement towards limiting or prohibiting the sale and consumption of intoxicating beverages and liquors — took firm footing on the East End early in the 19th century. Leaders of the Presbyterian Church, meeting in Aquebogue in 1811, adopted a pastoral position supporting temperance; the non-sectarian Sag Harbor Temperance Society was formed in 1829 with the goal of banning the sale of all “ardent spirits”. The Sag Harbor Temperance Society was thereafter joined by the Total Abstinence Temperance Society in 1838 and the Young Men’s Total Abstinence Temperance Society in 1841. By mid-century, close to 25 percent of the population of Sag Harbor supported temperance. Temperance societies sprung up across the United States, many faith-based with enormous political power and influence. Prohibition became the law of the land in January 1919 when Congressman Andrew J. Volstead, backed by evangelicals and temperance reformers, introduced the 18th Amendment to the U.S. Constitution (often called the “Volstead Act”), which defined intoxicating
liquors as any beverage containing more than one-half of one percent alcohol. Enter the rumrunners, bootleggers and lawbreakers, smuggling liquor from ocean-going supply vessels waiting in international waters just three miles off the East End shoreline (later changed to 12 miles). Small, fast boats called rumrunners (often owned and operated by local fishermen and farmers) would race out to these supply vessels, load up whatever they could carry and head for the East End’s numerous bays and coves while often evading the Coast Guard, police, and other law enforcement officials. The smuggled booze was sent on by waiting truck to New York City or transferred by secret doors to some of the more famous East End speakeasies.
liquor through the trap door, some of which was served in the upstairs speakeasy, with its peephole and secret password. Similarly, the Canoe Place Inn of Hampton Bays boasted secret trapdoors and subterranean tunnels for hiding liquor. In July 1921, a major fire destroyed the Canoe Place Inn; it was reconstructed in 1923 and remained a favorite destination throughout the rest of Prohibition. Likewise, the Stone Creek Inn (originally the Ambassador Inn) located in East Quogue was a popular speakeasy, its location on a remote creek making it a perfect location for receiving illegal hooch. The speakeasy inside Riverhead’s J.J. Sullivan Hotel — now the site of Tweeds Restaurant & Buffalo Bar — was reportedly never raided, as it was frequented by Tammany Hall leader “Boss Tweed” and his cronies. The speakeasy was hidden behind a barber shop operating on the first floor of the building. Liquor was moved through a series of trapdoors and dumbwaiters to the waiting patrons.

Local lore claims that Claudio’s, standing on stilts over the waters of Greenport Harbor, had a secret door in the floor of the kitchen. Bootleggers boated in under the building and passed the

The idea is that our bodies don’t need animal protein to survive and that the environment is being damaged by the large numbers of cattle and poultry farms.
INTERMITTENT FASTING Intermittent fasting is not a diet as much as it is an eating style. Waiting anywhere from 12-48 hours (sometimes even more!) between meals with the purpose of getting your body into a fasting state. This is favorable because when the body is fasting it uses up stored glucose. Additionally, being in

Let us all – Paleo, Vegan, Keto, and Plant Paradoxers – sit down to feast, in peace and good health - except for the Intermittent Fasters who can’t eat until tomorrow.

Visionary Architecture Graces Downtown Miami Skyline
O
ne Thousand Museum Residences, South Florida’s most prestigious and coveted new residential tower, is redefining Miami’s skyline. The tower is the catalyst that shifts the center of gravity for high design and ultra-luxury residences to Downtown Miami. This harmonious fusion of Art, Architecture & Design comes from the prolific imagination of Pritzker Prize-winning architect, the late Dame Zaha Hadid — her first and only residential skyscraper in the Western Hemisphere. Rising 62 stories above Downtown Miami, the tower offers its residents a unique design, unprecedented level of service, unrivaled amenities, and breathtaking views of Biscayne Bay and the Atlantic Ocean. Pushing the limits of architectural innovation, Zaha Hadid created a new artistic space for vertical elevation, optimistic design, and uncensored hybrid living. Hadid’s visionary architecture was built to impress, boasting landmark design and featuring a private collection of 84 residences. Conveniently located on a gorgeous property next
to Museum Park, this uniquely privileged building sets the bar high. Zaha Hadid revolutionized architecture for more than 30 years and is globally known for her curved design. Reflecting Hadid’s mastery of curves, One Thousand Museum creates a flowing atmosphere between the magnificent skyline and the exquisite interior design of each residence. Downtown Miami is carpeted with countless buzz-worthy buildings that each claim their own piece of the Miami skyline. One Thousand Museum stands out above them all. More than a luxury residential building, One Thousand Museum is an experience for all your senses. The serene atmosphere is translated into every corner of the residences. The smooth bathroom design is based on spa-quality elements, from the unique faucets to the European cabinetry and countertops with personalized colors. Kitchens feature elegant European details, top-of-the-line appliances, and tailored finishes, including, Italian cabinetry by Poliform, fine quartz countertops Indoor-Outdoor Wellness & Spa
by Silestone, steam ovens, microwaves, and integrated coffee makers by Gaggenau. The latest home automation technology is integrated into the residences. The ultra-modern system by Creston allows residents to manage lighting, heating, air conditioning, audio, video, and other home features right from a tablet or smartphone. Residents are able to modify the light to match their mood and achieve a perfected ambiance for different types of entertainment, without compromising the privacy that the bedroom lighting conveys. The residences’ open layouts feature large terraces, structured with the gracious curves of the emblematic exoskeleton. Residents from high-tax markets such as New York and California are flocking to Palm Beach, Miami, Coconut Grove and Fisher Island. Florida does not have a state income tax, so finance and tech executives with deep pockets are setting up shop there, since the pandemic has eased

working from home. Let’s look at some astonishing sales that have occurred in the past few months. In March, an LLC controlled by the Ziff family of publishing fame sold “Gemini,” its 16-acre property on a barrier island in Manalapan, just south of Palm Beach. The $94 million sale is a new record for Palm Beach County. The spread spans the width of the island, with roughly 1,200 feet of frontage on the Atlantic and about 1,300 feet on the Intracoastal Waterway. Gemini had originally been for sale for nearly $200 million in 2017.

STUNNING SHELTER ISLAND HOME REFLECTS THE DESIGN AESTHETIC OF ITS OWNER BY HANNAH SELINGER
A
rchitect and designer William Pedersen is the founding design partner of Kohn Pedersen Fox Associates, a firm that has set records. KPF, as the firm is known, is famous for its work on some of the world’s most impressive buildings, like Shanghai’s World Financial Center and New York City’s Hudson Yards. Pedersen’s design aesthetic extends beyond the skyscraper, though. On Shelter Island, Pedersen’s 4,640-square foot home, which he designed himself, is now on the market. The pristine threebedroom, three-bathroom, one half-bathroom home sits on just under three acres, and is available for $7,995,000. It also enjoys 200 feet of water frontage and some of the most stunning views on Long Island’s East End, from Gardiner’s Lighthouse to Gardiner’s Island to the mouth of Coecles Harbor. “He took 20 years to wrap his head around the design of this property, and he played with different iterations,” says Jonathan Smith, Licensed Salesperson at Sotheby’s International Realty. “Ultimately, what he
came up with is what he describes as an island rising up from the sea.” Cresting above a sea of fiercely green landscaping is Pedersen’s island, shining in the sun like a found jewel. And what an impressive island jewel it is. The copper-clad home incorporates raw and industrial materials throughout, for a feel that is both contemporary and organic. Douglas fir, bluestone, concrete, and metal come together in the ultimate fusion of the natural and the industrial. The house has room for a pool, and can also be expanded to accommodate more bedrooms, either in the main structure or in an accessory structure. Mr. Pedersen has drawn unofficial sketches of an idea incorporating both, and is willing to pass along this design to the next homeowner along with the sale of the home. Arranged in an upsidedown configuration, this stunning property takes full advantage of the views of Gardiner’s Bay; the home’s common areas enjoy the cerulean backdrop of its panoramic water views. A mere 29 square miles large, Shelter Island is an accessible summer destination, with nothing too far away from home. Still, this property is in a more remote area, guaranteeing privacy and an immersion in nature that may feel impossible in other East End enclaves. The newly revamped Ram’s Head Inn lies just around the corner, says Mr. Smith. “They have excellent dinner services,” he says. “And of course,
because of the size of the island, everything is accessible within an eight-minute drive.” The property itself, however, is a paradise untold, unfolding with natural beauty well before you technically arrive. Even the approach to the property is unique, says Lawrence Ingolia, Licensed Associate Broker at Sotheby’s International Realty. “The approach is quite stunning, because as soon as you turn onto the road to the house, it’s that causeway where you have water on both sides,” he said. “It’s just a beautiful stretch of road there before you arrive at the home.” Designed as art, this home is far more than many rooms with a view. “It is like a habitable piece of art,” Mr. Ingolia says. Make it part of your personal collection. For further information contact Lawrence Ingolia 516.607.8800 and Jonathan Smith 917.714.9022. Property ID Web# 0058343
