JAMES EVANS FINDS A FILM SET AT THE FORMER STONY BROOK SOUTHAMPTON CAMPUS

More than a decade has passed since Stony Brook University shut down undergraduate programs at its Shinnecock Hills campus. Since that time, there have been many ideas bandied about, and a handful of new developments have taken place, relating to the best usage of the once vibrant but now woefully underutilized site.

Currently home to graduate programming, and the schools of Marine and Atmospheric Sciences, Southampton Arts, Health Professions and Food Lab, today the 82-acre campus can’t help but feel a bit lonely. Especially in the summertime, there’s a bit of eerie feeling that one gets while walking amongst the mostly vacant buildings and infre uently trod paths.

Te moody atmosphere might not e everyone’s cup of tea, but it’s the perfect place to set a feature flm a out the potential end times, says director and Stony Brook Southampton graduate student James Evans. Te Mastic Beach resident’s fnal thesis flm, Dirty Rhetoric, will be shot almost entirely on the grounds of the school.

“Not only does the campus provide a great backdrop to the action, but it’s also allowing us to show a lot more, budget-wise, than we would have been able to do anywhere else,” the MFA candidate and Donna’s House Production founder says of his decision to use the school grounds as a setting for his sci f satire. Plus, it’s just a great location to flm.

Set in the 1950s during the Cold War, the action centers around a pair of estranged sisters — played by four-time Tony-nominated Broadway star Tovah Feldshuh and comedian and actress Julie Halston, who has memora ly Bitsy von Mu ing in the Sex and the City universe — who are bent on settling old scores while encamped at a dilapidated old chateau over a summer holiday weekend.

Supporting roles will be played by James Yeagashi, James Sharpe and Amy Gaipa, who is also Evans’ producing partner on the flm. All have deep roots in the theater, according to the writer, director, and producer.

Te plot thickens as mysterious ashes of light begin appearing in the middle of the night. As the action unfolds, it becomes clear that there’s more going on than just typical July freworks. t is the ig one And if yes, who set o the chain of events that have tri ered the end of the world? Conspiracy theories abound.

Te flm is set partially in a carriage house on campus, and a portion of the Dean’s Building, as well as the 300-year-old windmill where Tennessee illiams penned Te Day in hich a Man Dies. Tat experimental one act play, interestingly, also deals with the subject of life and death.

Te entire endeavor has een a dream come true for the young flmmaker, who admits that shooting independently can be costly, as well as tough emotionally on small crews and casts, which don’t have the money or means of larger productions.

“In addition to being able to use these great resources, which have allowed us to bring in the flm at under a projected , udget, we are so grateful for the people here at Stony Brook Southampton who have allowed us so much creative freedom,” says Evans.

Te only o campus scene in the flm takes place at the Big Duck in Flanders, which o ers a it of roadside attraction Americana” and sense of place, he adds.

Filming egan in mid July, and the fnal product is expected to e fnished with mixing y the end of the year, according to Evans. From there, he’ll hustle to get the movie into flm festivals and hopefully land a distribution deal for it.

But there’s a whole lot more ahead for the young flmmaker. Come Septem er, he’ll e at the helm of the fourth annual Mastic Beach Mini Indie Film Fest, which he co-founded with Ms. Gaipa. A er that, he’s hoping to start a ong sland based soundstage that could be used for other like minded small udget movie makers. Tey are all di cult endeavors, ut ones that are worth it, he says.

“I’m a Long Island boy and I have great loyalty to this area. A dream of mine has been to provide a place somewhere between Montauk and Manhattan for other independent flmmakers, he says. Te passion is there so the only option is to stay with it. t’s in me to never uit.

AT A GRAND HOUSE IN SOUTHAMPTON, IT’S THE PAINTINGS THAT SHINE.

Decorating a house from zero is hard. Tere are so many small yet critical decisions to be made. Color-palette. Upholstery.

Rug choice. Wall-light placement. To say nothing about pandemic-induced delivery worries. Will the sofa arrive before the start of the Hamptons summer season? (Maybe not.) Before too long, the beleaguered homeowner longs for nothing so much as a nice long nap. But not the owners of the 17,500-square-foot mansion in Southampton Village that is featured on these pages.

“Te couple chose all the fnishes in just four meetings,” recalls Francis Nicdao, a principal and chief creative ofcer at the New York interior design studio Pembrooke & Ives. “Tey have three college-age children and lots of friends and their style is casual. Teir home is a real gathering place.”

Te clients, as it happened, were practiced hands at the design game, having survived the process with their other homes and their yacht. It helped, too, that they’d collaborated with the frm on three previous projects, including a Palm Beach retreat. Nicdao knew their taste and aesthetic sensibility and so his choices and decisions were right on target.

Te architecture of the space is dramatic — all double-height ceilings and long runs of foor-to-ceiling windows with views of leafy green foliage. In a bold move, Nicdao and his team, in collaboration with the home’s architect, Sound Beach Partners, decided to accentuate the ceiling height and windows. Nicdao also opted to make the furniture low and modern and lounge-y. “We scaled all the furniture so that there’s enough proper space to maneuver around the pieces. At the same time the furniture flls the space properly.”

Filling the space properly was a particular concern of his, given that the owners decided early on to let their collection of contemporary paintings take center stage. Te interiors were to function as a neutral backdrop, the better for the artwork to shine.

Such a brief came with challenges. While a less practiced designer might have opted for the fullon minimal treatment — an approach that could have resulted in a chilly space with all the charm of an airport lounge — Nicdao had other ideas. In a word, balance. He laid stress on classical ideals of proportion so that the appointments were of a piece with the size of those capacious rooms.

“Our main focus,” says Nicdao, “was getting the scale right.” Although it seems counter-intuitive, he found that in doing so, the rooms began to feel even larger than they were, in a good way. “Some of the co ee ta les are huge ecause the sofas and sectionals are so big. We also brought in ottomans, because the family members like to put their feet up. It’s a really well-used house!”

All the main living spaces had to e e uipped to accommodate a rotation of guests. Hence the extragenerous seating areas in the living room; and, in the bedrooms, king-size beds and extra beds that can be deployed as needed. In the same vein, the kitchen has two Glassos-clad islands (one for food prep, the other for dining); and in keeping with the open-plan yet private nature of the house, the space opens organically into the dining room and family room. Guests may choose to dine at counter-height or dining-height.

Color wise, the couple kept to a neutral palette of creams, so lues, whites and greys. icdao tempered the e ect of those hues through the introduction of su tle textural changes, namely plasterwork on the walls and leached oak throughout, all in the right proportions. He then so ened and infused the space with warmth through the skillful use of texture and form. And he personali ed the d cor with espoke pieces of Pem rooke and ves’s design.

nearly any vantage point in the restaurant, you can look out and see the cerulean of the water, an architectural feat that hammers home that familiar adage. It’s all about the location.

At Rosie’s, in Amagansett, a restaurant serving breakfast, lunch, and dinner, soothing design notes and small architectural moves o er a cool and captivating dining room that mimics the seasonal and local menu. Arched doorways and mirrors give the illusion of more space in this petite dining room, and stacked blue glazed ceramic tile, used on the walls of the restaurant, summon a bistro near the beach in Mexico. It’s not hard to imagine a margarita in hand (so why not order the matcha mezcal marg, made with Ilegal Joven mezcal, Cointreau, lime, matcha, and lava salt?).

Sure, the food is important, but what about the space itself? Some of the South Fork’s most notable dining experiences can be measured based on their architecture. Whether it’s windows that let in the light, retracting glass walls that expand the line of vision, or hand-hewn beams that bring back a sense of history, some of our favorite architectural features in South Fork restaurants are ones that surprise and delight us when it comes to what to expect while dining.

Cass Calder Smith Architecture, the design team responsible for the look at Nick & Toni’s and Townline BBQ, also designed Coche Comedor, the restaurant in Amagansett that was once a diner. Architectural elements abound at Coche, from the rounded ceiling to the stainless steel details to the original light fxtures. Additional elements were added, too imported tile, colorful booths, and a steel bar. Te architecture frm opened the wall facing La Fondita, the group’s neighboring restaurant, creating a glass façade and the illusion of more

space. In summer, the wall retracts, opening a patio between the two restaurants.

Regardless of the season, 1770 House’s greatest architectural feature is its hand-hewn beams.

Te East Hampton restaurant, which is also an inn, dates ack to the early Colonial period . nce the home o illiam Fithian, the converted space retains much of its original historic feel, with period details, like working freplaces, intact. But its eams, which warm the space, both in summer and in winter, are among the restaurant’s greatest architectural features, thick tranches of wood that run across the ceilings and that contri ute to its uni ue and special feel.

Southampton’s Manna at Lobster Inn enjoys a uilt in architectural feature a view of the water. Windows wrapping all around the restaurant, which features a raw bar, appetizers, handhelds, entrees, and, naturally, a selection of lobsters, allow in the most important element of the restaurant the water. Ornamental grasses bring texture to a garden (or pot) and movement as their leaves sway in passing ree es. Tey re nothing like lawn grass, that needs mowing to be the green carpet we desire around our homes. Ornamental grasses are wonderful in a bed by themselves, on a berm, alongside a driveway or incorporated into an informal bed or border. Now that deer seem to be everywhere, roaming our village streets and gardens, eating more and more plants they didn t efore, so far fngers crossed they haven t taken a liking to ornamental grasses. e have fre uent deer on our property this spring came outdoors one morning to fnd a tiny baby fawn lying in the driveway next to my car. When I called the Evelyn Alexander Wildlife Rescue Center who do heroic work saving and reha ilitating all sorts of wildlife please support their work if you don t already was assured that it was the time for baby deer to be born and that the mother would come ack for it. checked periodically and the a y was still there — but moved to the shady side of my car to get out of the sun. But a er a few hours long ones, was worried the mother did come ack — was lucky enough to look out the window at the right time and saw them leave together.

Tat said, ecause construction has taken over much of their habitat, deer are eating more and more

plants from our gardens that they didn t use to eat. Ornamental grasses, though, have not been on their menu. Te ones on my deer happy property have not been touched. (My vegetable and herb garden is enclosed in a high fence however.)

rnamental grasses are super easy to care for. Tey adapt to di erent soils, they don t need much in the way of fertili ing and watering unless they re in pots and they lend texture to the garden all summer long.

When they bloom in late summer and fall, their owers — actually seed heads — ring their texture and movement to the landscape. Just cut them ack once a year, in late fall or early next spring.

Grasses are widely available in local nurseries and garden centers. Most grasses love the sun, but some of them will thrive with some shade, too.

Here are some ornamental grasses to consider for your garden or planters:

Foxtail grass (Alopecurus) Te cylindrical owers of this perennial grass inspired its name. One variety, Aureus, has golden yellow leaves. Plants grow to 2 feet high and do well in full sun to light shade.

Feather grass (Calamagrostis) Tis perennial produces upright tu s of narrow pale green leaves a out a foot long. In late summer their attractive feathery, pale purple owers can e used fresh or dried in arrangements.

Pampas grass orta ria s onana Tere are many varieties of pampas grass in a range of sizes from 6 to 8 feet high, and varieties in green and gold banded leaves, as well as a dwarf variety that’s up to 5 feet high.

Miscanthus, aka silver grass, is pro a ly the est known and most widely grown ornamental grass. Tere are many species and varieties with di erent textures and leaf coloring; leaves can be variegated combinations of green and gold, or silvery white, anded or streaked. Plants can range in si e from to 7 feet, and some are 8 feet or higher and great as a ackdrop. See what your local nurseries have or plan ahead for next year!

One day while exploring in the woods I stepped in a hornet nest and ran home screaming with the stingers still attached and went into shock. A er this experience felt a deeper connection to the natural world and the spirits within it. It was an initiation into a new realm of eing.

By all accounts, the South Florida real estate market is booming along. Prices are high, inventory is low, and the outlook remains largely bullish. Many real estate professionals don’t see that the upending of the e uity markets, interest rate increases and runaway in ation are going to have that much of an impact on South Florida, as massive demand still outweighs any other issues.

But…. Florida real estate economist, Ken H. Johnson, PhD. posits a di erent theory that South Florida homes are uite overvalued. Associate Dean of Graduate Programs in the Finance Department of Florida Atlantic University (FAU) in Boca Raton, Dr. Johnson heads the FAU Real Estate Initiative, which serves as an open-source provider of critical and practical real estate knowledge and current information to enhance real estate decision making y evaluating such topics as a orda le housing stock, commercial development, and international investment in properties. “We are defnitely in pro a ly one of the worst housing a orda ility situations that we’ve seen in Miami in the last years, said Johnson. Te Miami metro area is pricing out at roughly 30 percent above this long-term pricing trip. Rental markets in Miami are roughly 22 percent above their longterm premium. Tat makes this one of the most overpriced markets in the country.”

Johnson said the high prices don’t seem to be coming down any time soon.

“What looks more likely is that we’re going to go into a prolonged period of una orda le housing,

either to own or rent, in the Miami metro,” he said. Tere’s not an easy way out of this other than to uild units and uild them as uickly as we can. “I don’t think we’ll see a housing crash, but our reckoning from separating so far from prices and rents is that we’re going to have this long period of housing a orda ility, Johnson said. “If we don’t get control of this situation as uickly as we can — and as well as we can — then that limits how well our economy can do,” Johnson said. “We might get to a point where it’s so una orda le to live here, where are we going to fnd our fremen and our teachers

in the $400,000 to $600,000 range. Of course, those properties were , three years ago. Te appreciation has certainly been dramatic.”

Douglas Elliman Agent Nick Malinosky in Delray Beach sees a orda ility as a function of beach proximity. “It used to be doable to get value a mile from the each. ow it’s di cult to fnd a orda ility a few miles from the each, states Malinosky. “If you really delve into South Florida real estate, it’s extremely di cult from an a orda ility perspective to get near the each in outi ue towns like Palm Beach, Manalapan, Gulf Stream and Delray Beach.”

Te South Florida market remains, for the most part, status uo as lack of inventory still commands high prices and multiple bids. However, Jennifer Kilpatrick, Sales Associate in the Delray Beach Gulfstream o ce of Corcoran, comments that the market is beginning to show some sign of change. “We have gone from a whitehot market to a stabilization — meaning price

correction, she relates. Te good news is that a thought process has come back to the market, with more listings and more balanced pricing, which is all very positive. And even with the price corrections, properties are still selling at prices higher than last year.” Kilpatrick also shares that showings are down, which she attributes a return to the cyclical Florida summertime loss of activity and well as a “knee jerk” reaction to the headlines.

Cristina Condon and Kevin Condon of the Palm Beach o ce of Sotheby’s International Realty agree. Summer in Florida and the stock market have given some buyers a breather, more time to think and look at things di erently. Te upshot if a property is overpriced, uyers will tend to wait; if priced correctly, that property will y.

Warren Heeg of Compass also predicts some market changes specifcally that the end of summer will bring more inventory to market.

“As summer ends in the Hamptons and the Cape, there’s likely to be more inventory as people return to Florida, put properties on the market in order to cash out and take the proft. Tere’s always going to be turnover, it’s just a matter of degree.”

According to Chuck, regular enforcement of these codes and rules is done y the ational Marine Fisheries Division of the AA, Te East Hampton Marine Patrol, the Su olk County Sheri ’s ce, the nited States Coast Guard and the .S. Department of Environmental Conservation.
