Welcome to the silly season! While it’s hot and steamy outside, it’s cool and dry inside. Inventories remain low but are gradually increasing. We’re excited to share some stunning and historic new listings. Let’s take a tour!
GOLDEN AGE JEWEL
A newly listed oceanfront property in East Hampton offers bragging rights in two directions: cost — asking $95 million, the estate is currently one of the priciest on the market in the Hamptons — as well as vintage Golden Age heritage.
The 3.6-acre Dune Cottage property is located off Highway Behind the Pond, between the ocean, Hook Pond and the Maidstone Club. Built in 1910, the stucco cottage was originally part of the 80-acres belonging to Frank Wiborg , for whom, of course, Wiborg Beach is named. The main house, designed by Grosvenor Atterbury, was one of the storied old mansions
of East Hampton. But by the 1930s, when the Wiborgs’ daughter Sara Murphy inherited, no one wanted the gracious old dinosaur. (And yes, you remember correctly: Sara and husband Gerald were the inspiration for the characters Nicole and Dick Diver in F. Scott Fitzgerald’s Tender Is the Night.) Unable to sell or rent the mansion and being too expensive to maintain, Sara had the East Hampton Fire Department burn down the structure.
The current dwelling, a mere 11,000 square feet, remained. Lee Radziwill , Jackie Kennedy’s sister, and her husband Herbert Ross eventually bought the house in the late 1980s for $6.2 million. Eventually, Wall Streeters Thomas H. Lee and Ann Tenenbaum bought the property in 2001, paying $16.2 million. The home was completely rebuilt down to and including the studs by Ben Krupinski in 2016 — so it’s basically a new home in a classics skin.
With 225 feet of oceanfront, the cottage offers 10 bedrooms, 12 full bathrooms and two half-baths. Just too skimpy? There is also a 1,500-square-foot guest studio. A recent renovation of the lower level means the cottage now offers 21st century amenities such as a screening room, gym and wellness center. Of course, there is a tennis court, while a “private grotto” (don’t you hate public grottoes) leads to a 24-by-58-foot pool and spa nestled in the dunes.

Another huge oceanfront listing in East Hamptons has come to the market for $89 million. On East Hampton’s storied Further Lane this 10,000 square foot residence is set on a breathtaking seven acres with dunes all the way down to the sea.
There is 220 feet of oceanfront to enjoy from the architect-created vernacular style main house set high on a dune. Designer John Saladino says of the house: “Taking inspiration from the vernacular architecture of early 18th-century farmers, I conceived a rambling dwelling to suggest that several generations had lived here and, as they prospered, had added on to the original structure.”

Saladino says, “Emphasized by exposing the timber postand-beam construction, the scale of the interior public spaces is more agricultural than domestic. The impression of a venerable old barn is increased in the living room by the stone floors, scratch-coat plaster walls, and hand-hewn beams.”
Five bedrooms form a U-shape around an oceanview terrace. The grounds also include a dining pergola with mature wisteria, an outdoor fireplace, and a huge pool. An original barn, now a guest house, overlooks farmland. This building includes a rec room, kitchen and dining area, two more bedroom suites and a three-car garage. Rus in urbe, indeed.

IN BRIDGEHAMPTON, AN ARTISTIC POTATO BARN
You can’t get any more OG architecturally than an original potato barn. This one happens to be located on Ocean Road in Bridgehampton, and for even more bragging rights, this one is the longtime home of two artists, now in their 90s, who have lived and worked there together for many years. Asking $4.45 million, the unique offering is listed by Kyle Rosko and Marcy Braun at Douglas Elliman Real Estate.

One of Sag Harbor’s first resorts and a hangout for John Steinbeck , Baron’s Cove on West Water Street offers 67 rooms, a restaurant and lounge, not to mention lush water views.
“We are honored to be the next stewards of Barons Cove, which is truly an iconic fixture of Sag Harbor,” says Jason Brown , the CEO of Blue Flag Capital, in a statement. “We’re excited to leverage our deep hospitality experience to invest in the hotel’s future with the goal of
offering exceptional hospitality and positively impacting the community and its residents for decades to come.”
The sellers were hoteliers Cape Resorts, which has owned Baron’s Cove since 2013. Cape Resorts will continue to manage Baron’s Cove.
The iconic Sag Harbor property is just the latest in a long line of East End resorts purchased by Blue Flag; it has also acquired Sunset Montauk, Haven Montauk and the Greenporter. The firm also owns Faraway Hotels on Martha’s Vineyard and Nantucket.
HISTORIC ON SHELTER ISLAND
A storied waterfront home, located at 20 Prospect Avenue in Shelter Island’s national historic district has come to market at $5,450,000. Frequent East Hampton visitor, Emma Roberts, who has been keeping her hands full and her schedule packed the past two summers out east, has a new film project that just came out in July. It’s called Space Cadet and it’s streaming on Amazon Prime. Also starring Gabrielle Union, Tom Hopper and Poppy Liu, the fun feel-good film is about a young woman who finds herself out of her depth and shooting for the stars in NASA’s astronaut training program.

As luck would have it, we’ve got another fun feature about the interstellar world that also just came out this past month on Apple TV+. This one, called Fly Me to the Moon, stars Amagansett’s Scarlett Johansson and Channing Tatum.

We hear that Kim Cattrall, formerly of East Hampton, is whispered to be returning as the sensational Samantha Jones in the Sex in the City spinoff series, And Just Like That, for season three. Yippee!!
We’re not sure yet if she’ll be filming with the other three headliners — Sarah Jessica Parker, Cynthia Nixon, and Kristin Davis — or if she’ll appear in solo shots, as she did in the season two finale, but we are here for it no matter how! The Max original, created by East Hampton’s Darren Star, is currently filming in and around New York City. The release date is tentatively slated for early 2025.

When a serious piece of real estate changes hands in the Hamptons, it’s practically a given that a redesign is in order. Bring on the decorator! Yet no outside help was necessary when James Michael Howard and his wife Phoebe bought a property in East Hampton’s mansion district, given that Howard is an interior architect and a designer. Now they are selling it, furniture and all. Located just a mile from the beach, the 11,644-square-foot, eight bedroom, eight bathroom estate on Hither Lane is listed at $24,950,000 with Gary DePersia of The Corcoran Group and Martha Gundersen and Paul Brennan of Douglas Elliman Real Estate. And it’s a relative bargain, considering that whoever buys the property will be spared the ordeal of having to deck out all those rooms, much less knock down a wall or change the floor plan. (Though all the furniture is for sale, not every piece is included in the purchase price.)
“I’m an old guy,” says Howard, “and over the years I’ve learned a lot of things about how to design a fabulous house. We’d planned to keep this one and so I designed it for the two of us.” That’s an understated way of saying that he spared no expense.
On discovering he couldn’t enlarge the footprint of the contemporarystyle house, he said to himself, “I can fix this.” The fix entailed one hundred and thirty-five pages of plans. He moved the house thirtyfive feet forward, which allowed him to create a spacious yard, a pool, and a pool house. He added a screening room, a billiard room, additional guest suites, and a detached two-car garage with a white oak loft. He replaced existing windows with oversized ones to bring in tons of light. Naturally, he also redesigned the floor plan. For privacy, he relocated the bedroom suites away from the living spaces. “I try not to ‘stack’ bedrooms on the upper and lower floors,” he says. That way you don’t hear the people below you or vice versa.
“I like to think about how you can make everybody feel really good.” According to Howard, the answer is to pay attention to details large and small. “You do it by making sure that the bathroom vanities are big enough to hold all your guests’ things. You make sure the shower has good water pressure and the TV is accessible and the right size
but at the same time it’s not the focal point of a room.” (In this respect he adheres to what he calls ‘the rule of advancing and receding.’ In short, the idea is to make certain objects more prominent and others less so and still others disappear.) “It’s more of a scientific process rather than an artistic one,” he says, “and the effects are subliminal.”
For Howard, such concerns are second nature while interior decoration constitutes “the hard part.” As he and his wife host a large circle of friends, he endeavors to please everybody in a style he calls “unified eclecticism.” The word ‘luxury’ is over-used these days, but it applies to Howard’s choice of finishes, from the quarter-sawn white oak cabinets in the kitchen to the rosewood banquette with a brass top rail in the same room, which overlooks the leafy backyard. Of the first, he says “I like cabinets that
you don’t have to be afraid banging into or scuffing up and ours are made from a practical but beautiful species of wood. Of the second: “Who does a rosewood banquette? Not a developer, that’s for sure.”
Other eye-catching details include hand-stitched Roman shades with different kinds of trim in the dining room. Their design was inspired by a screen that Howard saw in France and which in its intricacy reminded him of a couture gown. Also French-inspired are the lacquered cabinets and doors in the oval dining room and the velvet-clad walls. Like much of the furniture in the house, the oval chandelier is vintage, a 1940s piece from Italy — and its shape moved Howard to design a tenseat oval dining table to match. All around the circumference of the upper edges of the walls are two hundred and fifty-six tiny handmade antiqued mirrors, each one ever-so-slightly different. “Light bounces off them and they bring a dazzle to the room,” he says.
Other one-of-a-kind pieces which are either included in the sale of the house or available at extra cost are a leather André Arbus desk and an eighteenth-century bouillotte table from Italy. And then there’s the low cabinet in the dining room that’s clad in tobacco leaves and edged with ivory. “The hinges are the most extraordinary hinges you’ve ever seen in your life,” Howard says. How does he know? Because he designed them himself.

tall double-hung windows and accentuated doorways flanked by sidelights.
Modern Beach House Style: Incorporates clean lines, open floor plans, and large expansive areas of glass that take advantage of the natural light and beautiful views. These homes incorporate sustainable materials and energyefficient design elements.

As architects move into a new and improved era of design, their focus has shifted toward sustainability, green spaces, and a more flexible way of living. This year, we’re exploring the architectural trends of 2024, including what’s new, what’s hot, and what’s on the minds of architects and homeowners across the country and across the East End.
Over the course of the past few years, sustainability has become increasingly important to homeowners when is has come to home design. Architects have also been taking steps to ensure that their work is carbon-neutral, eliminating greenhouse gases in their building and seeking to contribute less to factors associated with climate change. One way to do this has been through the incorporation of eco-friendly materials into home design. Expect to see even more reclaimed wood, recycled steel, bamboo, and even recycled plastic as substitutes for traditional hardwoods, which can result in deforestation and other wide-scale carbon-emitting events.
Tied into this trend is vintage design. Vintage —
or salvaged — tile, countertops, and even pieces of older homes rescued from estate sales are showing up in new builds, as consumers become more conscious about consumption and about their role in creating new paths toward building and toward creating. Architects, too, have become savvy marketers of the restoration of older goods, and this trend is only growing with a younger market of buyers.
Other sustainability initiatives in home design include an increased reliance on smart technologies, which not only improve a home’s wow factor, but also can enhance energy efficiency and functionality. Homes with smart capability can adapt to a homeowner’s needs, using less energy during times when no one is home, and conserving valuable resources. Smart technology can also be used to reduce waste in a refrigerator, to assist in cooking (saving valuable energy there, too), and even as a home alert system, saving a homeowner money, time, and resources.
Biophilic design — the idea of connecting people to nature in architecture — has risen in popularity
this year. Living walls, potted plants, and earthbased materials are capturing the hearts and minds of homeowners and architects alike. Bringing a little of nature inside is a great way to promote sustainability, and it has reinforced the design trend of the past few years: neutral spaces that draw the eye toward the surroundings, as opposed to maximalist indoor spaces.
Beginning during the pandemic, flexible design remains a central and popular theme among architects and homeowners alike. Singularly dedicated spaces — an office that is only an office, for instance, or a media room that is only a media room — are no longer as popular as they were five or 10 years ago. Designers now seek to make rooms as purposeful as possible, full of possibility. Homeowners may need to change the use of a room down the line, may decide they want to use a space differently, or may want to use a room for more than one purpose in a designated period of time, and so flexible use spaces are becoming increasingly popular in the design and execution of homes.
You Know You Love Your Pool When You Build It A House.

In the Hamptons, pool houses aren’t a new trend, but how they’re designed changed with the stay-at-home culture ushered in by the pandemic, designers say. Once utilitarian spaces to store towels, tools and noodles, they’ve morphed into multifunctional living spaces where you can watch TV, have a drink and eat. “Pool houses have become more of an extension of the home and another place of solace,” said Hamptons interior designer Debra Geller.
“With so many people spending more extended amounts of time at home, and therefore wanting to make their homes as comfortable and enjoyable as possible, pool houses definitely surged in demand and value,” said Kathy Kuo, founder and CEO of Kathy Kuo Home. “The trend towards upgrading poolside patios and pool houses — and turning them into chic and comfortable sanctuaries — fit naturally into this movement of making the most of a home’s amenities and luxuries,” she said.
Nothing sums up indoor/outdoor living like a pool house, added Amy Kalikow, founder of Amy Kalikow Design. These days, they’re often built “with large sliding doors so you feel a part of the outdoors while being indoors,” she said.
POOL HOUSE MUST-HAVES
When asked for the one thing that must be in a pool house, Geller’s response was quick: “A washer/dryer.” And don’t forget, added Kuo: it is a pool area, and dangers abound. “It’s necessary to
provide proper safety precautions in and around the pool area especially if you have children,” she said. “It’s best to have ample walking space [to the] pool area as well as fences or self-locking gates.”
Sufficient storage for towels, pool toys and furniture, when it needs to come in, is key too, designers said, as are flooring and carpets that can hold up to high traffic and moisture.
DON’T FORGET THE AESTHETIC
When it comes to what a pool house should look like, “it depends on what you’re using it for,” Kalikow said. Some of her clients want an outdoor spa, so their pool houses include features like a sauna and massage area. In a recent project in Water Mill, she focused on ample storage to keep the interior nice and neat. “We extended the millwork to incorporate more storage so everything was put away and accessible,” she explained. “You want to feel relaxed at home so having clutter around is never a great idea.”
Some trends have sunk in the last few years — thankfully, Kuo said. “I think we’ve seen the last of pool areas with different colored lights and overthe top tropical or nautical design motifs,” she noted. “The most stylish and serene pool houses serve as a graceful extension of both the pool itself and the interior design of the main house.”
But it doesn’t have to be too matchy-matchy, Geller added. “I usually make them similar to the main house but a little bit different,” she said of her pool house designs. “Sometimes I try to make them a little architecturally different and a bit more funky so it’s complementary but not the same.”

For a recent client on the North Fork, Geller included a full kitchen with a walk-up bar window, “like at the beach,” she said. With that approach, folks can hang in the shade but partake in the poolside activities, she explained.
“My team and I recently worked on a gorgeous pool house in Southampton that is the ultimate combination of stylish and functional,” Kuo added. Summertime, and the living’s easy. It’s time to bring your dinner outside. This year, some old favorites have returned, and some new restaurants are opening their doors for outdoor dining, too. With weather this good, it would be a shame to eat every meal inside. So take our advice, and don’t do it. From Southampton to Montauk — and Montauk is hotter than
ever this year — we’ve rounded up some of our favorite dining experiences that celebrate the joy of dining outside. But just like every season, these spots won’t be open forever, so book your tables early and often, and don’t forget to order seconds.
At the brand-new Southampton hot spot Il Pellicano, a project from New York and Hamptons nightlife restaurateur Kyky Conille, diners can find compelling Italian cuisine at the hands of celebrity chef (and grandfather of reality television) Rocco DiSpirito. A seafood-inspired menu reminds diners where they’re stationed for the summer, and an exterior space, marked by 190 seats, daybeds, cabanas, and plenty of lawn games, is the ideal place to kick back, relax, and take in that last and long breath of summer while it’s still here. If you have the stamina, keep on going until the later hours, when the restaurant turns into Bijoux, a nightclub for the young — and young-at-heart.
In Montauk, the Montauk Beach House, long a fan favorite, has recently introduced a Greek menu, now the hamlet’s only version of this popular cuisine. The Arts Center at Duck Creek

Being a good steward of the land is of great importance to Jess Frost, CoFounder and Executive Director of The Arts Center at Duck Creek. Frost grew up across from the Center’s land in Springs which dates back to the native Montauketts. In the late 1700’s, it was an over 100 acre working farm of the Edwards family dedicated to cattle and salt hay which was used for insulation and to preserve ice.
After being parceled off over time, John Little, an artist who was friendly with Jackson Pollock and Lee Krasner, bought the land in 1949. He purchased a 20th century barn from the Gardiner family on James Lane and had it taken down and resurrected on site to be his studio. It became a gathering place for local artists and now the main exhibition space named after him continues as a community meeting place with the Arts Center at Duck Creek, a vibrant, sustainable arts organization which produces free creative programming that supports artists, celebrates diversity, and honors the East End’s cultural legacy.
The seven-acre parcel of land was purchased by the Town of East Hampton in 2004 with funds from the Community Preservation Fund. It was then
licensed to the 501(c)3 not for profit Duck Creeks Art Center for its first full season of programming.
Frost, who now owns her family home across from the Center averted a brief desire to move to Oregon to be a park ranger to return to her career in art and culture but in a more accessible way. “I grew up out here with a mother who was a painter and father an architect and they took me to a ton of art events as a kid. There was a real sense that art was for everyone, not just the folks who were buying and selling it. Back then, art felt more like a way for people to share their culture and ideas."
The Center provides a wide diversity of programming through its art and sculpture exhibits, live jazz music enjoyed by guests on the lawn and family nights where members of the whole family can explore and learn art and music with special guests such as Latin Grammy winners. It might be one of the most valued secret places shared by those who have experienced the magic of the setting. It encourages a two-way dialogue to engage with visitors such as at the annual “Airing of the Quilts” where anyone can bring a quilt to hang and share stories with each other.
“Our mission is also to support artists and provide them with a platform for experimentation,” explains Frost, “Each exhibition comes with a stipend and a budget for shipping and installation. We include a travel and food stipend for musicians to make the trip out here more relaxing and enjoyable for them. There’s an authenticity and a purity to the fact that we’re not making decisions on what we can make a profit on or what’s trendy. We’re making choices based on the merit of the work and what it can bring to the community.”
They also have an open call where anyone can send in a proposal and it is chosen not by the director or board but by Duck Creek alumni.
“It really is everything I wished existed here that we lost through commercialization, that sense of you just roll off the beach and show up with your hair a mess and relax and enjoy yourself,” says Frost adding with a laugh, “I dress like a farmer most of the time.”
Frost’s roll as steward has been to stick to the values the property dictates, “After a successful night looking out on the lawn, I thought I’m just one person in a long chain of people who have used this property. This doesn’t belong to me. It belongs to the community.”

Flowers that are deliciously scented as well as colorful are a special pleasure, in the garden or in pots on a deck or patio where you enjoy spending time in summer. Fragrant plants are delightful in a garden bed next to a porch or patio as well, where you can enjoy their special qualities. If you plan to use the patio or deck a lot in the evening, consider planting a bed or some pots of night-blooming flowers, or a moonlight garden of white flowers that will glow as the light fades at dusk.
Scents are often strongest in flowers with waxy petals. In many flowers, especially those that bloom at night, the fragrance serves to attract the insects that pollinate them. Many of our showiest, most brilliantly colored flowers have hardly any scent, but they don’t need it. Their pollinators are attracted by sight instead of by smell.
There are many kinds of fragrance. Flowers can smell fruity and sweet, like orange blossoms, honeyscented, like honeysuckle or sweet alyssum, or spicy and clove-scented, as in carnations, garden pinks and stocks. Some flowers have an aroma reminiscent of vanilla – sweet peas and heliotrope are good examples. Other flowers smell like violets – some tulips have that kind of scent. Still other flowers, many of them tropical, possess a heady perfume that is strong, sweet, and almost overpowering. Jasmine and gardenias fit into this category.
Roses, especially classic varieties that have been
grown for centuries – damasks, centifolias, moss roses and cabbage roses, for instance - can have gloriously fragrant flowers, often composed of complex notes, as do the newer varieties bred by David Austin. G. Michael Shoup, an expert on old roses and proprietor of the Antique Rose Emporium and author of Empress of the Garden, has discovered many nuances of fragrance in roses. In his book he described discovering at an event a display of roses known for their fragrance and finding many subtleties to their scents.
A rose in many cases is not just a rose, as far as their aroma is concerned. The fragrance most of us would identify as “smells like a rose” can in fact contain notes of fruit, musk, citrus and spice. People with a highly developed sense of smell may be able to discern these subtleties and more. The very best of these people can find careers as “noses” in the perfume industry. But for most of us, fragrant flowers are just a simple pleasure.
Fragrant flowers, in addition to being beautiful, have also been found to produce emotional, psychological and in turn physiological effects on people. Those effects for the basis of aromatherapy, in which fragrances are inhaled for healing purposes. Lavender, for example, promotes relaxation. Aromatherapy uses essential oils, which concentrate the scents of the flowers and plants. But maybe simply enjoying the fragrance of flowers blooming in gardens and pots can also affect us in a positive way and make us feel happier.
Another quality of fragrant flowers is that they can bring back memories. You might remember the scent of a flower you first encountered as a child in your grandmother’s garden. When we include fragrant flowers in gardens and pots, we share those scents with family and friends who visit and spend time with us among them. Without even thinking about it, the fragrant plants we grow can create memories we may not be aware of now but that may surface years later. What a delightful reason to include some fragrant flowers in your landscape.
Some good plants to consider for a fragrance garden include sweet alyssum, clove pinks, nasturtiums, nicotiana, petunias, sweet peas, bearded irises, peonies, lilies, heliotrope, lavender, stocks and verbena. Roses, of course, can fill a garden with delicious perfume all by themselves. All these flowers bloom in summer, when the hot, heavy air intensifies their scents. Vines such as honeysuckle and wisteria can perfume a trellised gazebo or arbor with their heavenly aromas.
A night blooming relative of morning glories – the moonflower – unfurls its fragrant white blossoms as the sun sets, to attract the moths that pollinate it. Some local nurseries carry moonflower plants, along with morning glories, and if you plant one in your garden it will probably keep blooming well into fall, until frost shuts it down. The flowers open late in the afternoon, and fade in the morning light. They’re enchanting, as are so many fragrant blossoms.

Miami has a reputation as a flashy vacation hot spot, and the sprawling city is home to some of the country’s top restaurants, hotels, and bars. With new hotels and restaurants seemingly added each week, planning a vacation to the Magic City can be overwhelming — unless you know where to look.
As a longtime South Florida resident, one of my favorite hotels in Miami is the Four Seasons Hotel at The Surf Club. Nestled on a stretch of golden sand in Miami’s quiet Surfside neighborhood, the hotel is conveniently tucked away from South Beach’s bustle but close to Miami’s art museums, top restaurants, and luxury shopping at Bal Harbor. The luxe hotel also has five restaurants (including Michelin-starred The Surf Club Restaurant), three pools, and a gorgeous spa with six treatment rooms.
Miami also offers a wealth of attractions and activities, making decisionmaking even harder. Enter the hotel concierge — a valuable resource for helping you make plans on and off the resort. To help you curate your next visit to Miami, we asked the concierge at the Four Seasons Hotel at The Surf Club, Jonathan Vazquez, for his recommendations on where you should eat, drink, and explore.
WHERE TO EAT
Miami is a haven of good eats, and the sheer variety of dining options may make deciding where to eat more difficult than it seems. The Four Seasons Hotel at The Surf Club offers 24-hour dining, a sumptuous Sunday brunch buffet at Lido Restaurant at The Surf Club, and private sunrise and sunset picnics on the beach.
Outside of the hotel, Vazquez says you can’t also go wrong with Makato, an upscale Japanese restaurant in the nearby Bal Harbor shops. “Known for its high-quality ingredients and meticulous presentation, Makoto offers a sophisticated dining experience within a sleek, modern, and minimalist setting,” Vazquez says. “The menu blends traditional and contemporary Japanese dishes such as sushi, sashimi, and robata grilled dishes.”
WHERE TO GET DRINKS
The perfect place for cocktails starts at The Four Seasons Hotel with a visit to The Champagne Bar. The iconic venue opened in 1930 and was frequented by British royalty, politicians, and Hollywood A-listers like Elizabeth Taylor and Frank Sinatra. Though the bar was completely redesigned in 2017, designers kept the original arched windows and ornate ceiling to preserve the bar’s
history. The cocktail menu is inspired by the flavors of Miami (the Banana Cabana is infused with aged Jamaican rum), and drinks are served alongside small dishes of oysters and octopus.
There are a few other places around town where you can sip a well-made cocktail, and Vazquez suggests heading to Socialista in Downtown Miami, which serves up classic drinks like martinis and whisky sours in an eclectic setting. “Located in Brickell right next to Cipriani, Socalista is a vibrant Caribbeaninspired hotspot,” Vazquez says. “The glamorous ambiance is enhanced by the lush tropical door, and outside, there’s a garden-style terrace with impressive water views.”
For something on Miami Beach, Vazquez recommends MILA Lounge, which offers a stunning setting for late-night drinks accompanied by the low tempo beats of local DJs. “MILA Lounge offers a sophisticated nightlife experience, and the lounge has a glamorous atmosphere featuring natural materials, earthy tones, warm lighting, and lush foliage,” Vazquez says.
WHERE TO SPEND A RAINY AFTERNOON
Though Miami is the cultural epicenter of The Sunshine State, there are still bound to be some rainy days, which is the perfect time to head indoors to enjoy some art. Miami’s art reputation has been cemented by the annual Art Basel and Art Miami festivals, which draw thousands to the city each December, and there are smaller galleries year-round for visitors to enjoy.
Vazquez recommends starting with the Rubell Museum near Wynwood, which includes an extensive collection of contemporary artworks. The museum was founded in 1993 by prolific art collectors Donald and Mera Rubell. “Some people don’t know that The Rubell Museum has a unique connection to the iconic nightclub Studio 54 through Mera Rubell’s brother, Steve Rubell, who co-founded Studio 54,” Vazquez says. “This legendary nightclub influenced the Rubells’ approach to art collecting, and the museum is full of creative and boundary-pushing art.”
Another great spot is the Fredric Snitzer Gallery
The contemporary gallery opened in 1971 and was dedicated to spotlighting Latin American artists. It has expanded to include local and global artists in recent years. “The gallery has played a significant role in shaping Miami’s contemporary art scene and is known for representing and promoting both emerging and established artists,” Vazquez says.
South Florida’s luxury real estate market continues to perform well, and several new luxury residential properties have recently been added to the area. As the demand for more luxury properties increases, buyers are also seeking unique amenities and top-notch on-site services.
“Douglas Elliman’s Development Marketing Division (DEDM) has been leading the South Florida Luxury Development sector for over a decade,” says Jay Phillip Parker, CEO of Brokerage, Florida Region at Douglas Elliman. “In terms of trends shaping the luxury market, we’re now seeing the inclusion of private membership clubs, bespoke concierge services, and health and wellness offerings in luxury residential properties.”
Parker also says that the stability of the luxury market in South Florida offers buyers a unique period of opportunity, especially for buyers looking to make a long-term investment. Here, we take a look at a few of South Florida’s new and upcoming luxury residential properties.
FORTÉ LUXE, JUPITER
Forté Luxe is a waterfront community in Jupiter with only 17 multi-level residences on a quiet peninsula. It’s also ideal for boaters, offering 13 boat slips for up to 60-foot vessels. The residences at Forté Luxe will range from 3,550 to over 5,000 square feet. Units will include private interior elevators, balconies with Intracoastal views, spacious walk-in closets, and designer kitchens with quartz countertops. Invoking the natural setting, the interiors have a modern coastal aesthetic with light wood tones and cobalt blue and green accents. Prices range from $4.35 million to $8 million, and the residence is expected to be completed in Q4 of 2025.
ALINA RESIDENCES, BOCA RATON
Tucked between The Boca Raton and Southeast Mizner Boulevard, ALINA Residences has already made a splash in the Boca Raton real estate market. Phase one of ALINA Residences, ALINA 200, was completed in 2021 and completely sold out. The resort-inspired property is in the final stages of construction, and the final two towers, ALINA 210 and 220, are over 80% sold. Phase two floor plans include one- to four-bedroom units that range from 1,400 square feet to over 5,400 square feet. There are also tons of onsite perks: a rooftop lap pool with private cabanas, his and hers spa facilities, and state-of-the-art fitness centers make this even more appealing. The property is within walking distance to top Boca Raton attractions like the Mizner Park Amphitheater and the Boca Raton Museum of Art, and it’s just minutes from the beach. The entire project is expected to be completed in late 2024, and residences are priced from approximately $2 million to over $10 million.
GLASS HOUSE BOCA RATON
Also in Boca Raton, Glass House Boca Raton is the first modern glass building to grace the downtown Boca Raton neighborhood. Featuring 28 luxury residences, the 10-story property is less than a mile from the beach. The property will also boast a rooftop pool with views of the Intracoastal, ocean, and neighboring golf course. Inside, prospective residents will find sleek units
with open-concept layouts ranging from two- to four-bedrooms, spanning 2,504 to 3,950 square feet. Private terraces, spa-inspired bathrooms, and gourmet kitchens are also included. The property will also have a full-time door attendant and convenient underground parking with two parking spaces for each residence. Sales for this intimate property were launched in February 2024, and the property is expected to be completed in late 2026. Pricing is from $2.5 to over $6 million.
LUMAIRE, WEST PALM BEACH
Downtown West Palm Beach is now home to Lumaire, a 23-story rental tower with panoramic sunrise-to-sunset views of the cityscape, Clear Lake neighborhood, and the ocean. The new property has 457 residences and 40,000 square feet of amenities, including a resort-style pool, fitness and yoga center, and pickleball courts. Situated in West Palm Beach’s Clear Lake neighborhood, the property is near the Kravis Performing Arts Center, Norton Museum of Fine Art, and the shops and dining of The Square. Floor plans include studios to threebedroom spaces with top-of-line European-inspired kitchens and floor-to-ceiling windows. Residences will be available in the summer of 2024, and prices start at $1,795 for a studio to over $5,000+ for threebedroom residences.
THE PERIGON, MIAMI BEACH
Situated on a quiet stretch of sand on Miami’s Collins Ave, The Perigon has 73 luxury condominiums and eight private guest suites reserved for residents only. Prospective owners can choose from two- to four-bedroom residences with wraparound terraces overlooking the Atlantic Ocean, Biscayne Bay, or the Miami city skyline. Inside, open-concept kitchens are equipped with

The Broker Behind the Historic Sale of Tarpon Island in Palm Beach
HRES: Tell us about your famous sale of Tarpon Island, which is featured on our South Florida cover this month.
MB: 10 Tarpon is a one-of-a kind property. It is quite literally oneof-one, being the only private island in Palm Beach. With over 2.2 acres and over 28,000 square feet of total living space, the island has a magical, medicinal, restorative, and curative quality to it. It somehow feels both removed from the world and right in the middle of the action all at the same time, being less than a mile from the heart of town on Worth Avenue. A main selling point is the 1,300 ft of direct waterfront exposure, which is nearly an unheard of scale in Palm Beach. Having this much frontage also creates views from every single room. The property boasts a 95’ lap pool, cold plunge, gym, salon, spa, and walk-in fridge. It is the epitome of luxury.
HRES: What were the big takeaways from this past season in the Palm Beach market?
MB: This past season we saw some incredible sales in Palm Beach, and a material uptick from 2023. Including both Palm Beach and neighboring Manalapan, nearly $1B of sales volume has transacted exclusively with 16 properties valued over $30M. Just on Palm Beach Island alone, 13 deals have transacted totaling $872.4M since January. Demand has been extremely consistent and inventory is naturally limited, which has helped to create a strong market. The interior new construction market has been trading at $3,000-$5,000 price per square foot, while the waterfront market has established a consistent range between $4,000 price per foot and $10,000 price per foot. These new metrics have placed Palm Beach at the top of the luxury market, competing with and in some cases powering past prices in other prime destinations like New York City, London, Aspen, The Hamptons, and LA.
HRES: What were your milestones personally year-to-date in the marketplace?
MB: We were proud to exclusively represent the buyers of 10 Tarpon Isle (a.ka. Tarpon Island), which is not only one of the most incredible properties anywhere in the world, but also the largest residential transaction in America so far this year (as of this interview). Imagine having your own private island in the middle of Palm Beach, which in itself is one of the most exclusive islands on the planet! In addition to Tarpon, we also represented the buyers of 10 Via Vizcaya for $39M, the buyers of 1140 S Ocean Blvd for $32.5M, and the sellers of 584 Island Drive for $31M. When it comes to properties over $30M along Palm Beach’s Intracoastal waterway, we have participated in
50% of those six transactions since May. In terms of overall market share for deals larger than $30M, we’ve been very fortunate to participate in 25% (4) of these16 transactions in Palm Beach since January, and to have transacted $250M of the nearly $1B sold in the most luxury segment of the market. Both in terms of sales volume and transaction count, we’ve proudly been able to participate in about a quarter of the market activity taking place at the highest price point of the island!
HRES: Looking ahead to the 2024-2025 winter season, what are you forecasting in terms of the impact of the election, and the momentum in the Palm Beach market?
MB: I think most luxury markets, including Palm Beach, will benefit from a postelection environment. Having more geopolitical certainty does allow investors to make more informed decisions which keeps capital markets moving, and that in turn trickles down to these high-end residential sales. We anticipate that many more well-known financial institutions will be making additional announcements in the coming years that they are moving at least part of their workforce to the West Palm Beach area. So we are cautiously optimistic that the market reacts well to the election and that whether the outcome produces more fear or more confidence in the economy, that Palm Beach is well positioned to be a haven for people where they can run their businesses, tap into a more friendly tax-code, and live active outdoor lifestyles year-round.
HRES: Is the party over in Palm Beach, or just getting started?
MB: If we were Tom Brady in the Super Bowl and the game was Palm Beach real estate, I would say that we are currently at half-time. There has, without question, been a remarkable amount of growth, with property values doubling, tripling, and even quadrupling in some cases, but at the same time Palm Beach was undervalued to begin with and is primed for continued growth. Steve Ross, as an example, recently announced that he is taking a step back from Related Cos, which has a very heavy NYC presence, to exclusively focus on his West Palm Beach/ South Florida portfolio. If you look at the development capital pouring into the industrial, commercial, and residential markets, as well as new upgrades to the local education, entertainment and healthcare infrastructure, the area is primed
to be able to welcome hundreds or even thousands of new families over the next 4-5 years. It is not by any means over, and smart money is still investing in Palm Beach before it is truly too late. There are still high-value opportunities if you enlist qualified representation.
HRES: What strategies or insights have been key to your remarkable success and transition from a newcomer to an established leader in the industry?
MB: Thank you! Unlike some of these larger cities in the US and worldwide (where it may be easier to break into), Palm Beach is hyper-local. I think being authentic in who you are is key, paired with a tireless work ethic, and a real connection and loyalty with our clients. I have the best clients in the world, and I am so grateful for them. To top it all off, you absolutely have to be full-time in PB. It is not a destination you can simply visit in the winter but still service year-round. I have learned in my 10 years in this industry that a Jack of All Trades is a Master at None. My husband is also from Palm Beach originally (a local native if you can believe it!), and I think arriving here as a natural, genuine part of the full-time residential community has been valuable in terms of forging natural, organic relationships with our neighbors, peers, and friends around town. Not to mention, the PB market is very nuanced in terms of best practices and off-market information. It is one of the most well-guarded markets in the country.
HRES: You’ve achieved significant milestones in your career. What do you consider to be your most notable achievement, and how did you accomplish it?
MB: Being a woman under 40 and consistently being in the top 10 producers on Palm Beach Island has been a unique feat for us. I believe I am the only agent in Palm Beach under 40 in the Top 10. In terms of properties, Tarpon Island was an important milestone, as was selling over $300M in total volume so far this year. Finally, consistently having a market share of 25%-50% of the waterfront transactions has been a big achievement, as this is one of the most competitive micro-markets in the country. We’ve done it mainly by providing value to our clients, who then tell their friends and family. There is no other way to succeed, especially quickly and at a younger age, than consistently delivering positive results. We always embrace the power of positive thinking, and thinking big!

The Iconic Architect Transformed South Florida into a Luxurious Playground for the Elite

Addison Mizner, a visionary architect whose name is synonymous with the opulence and charm of South Florida and Palm Beach architecture, left an indelible mark on the region. His influence, spanning the early 20th century, transformed Palm Beach from a sleepy resort town into a playground for the wealthy, marked by its distinctive Mediterranean Revival style that continues to define the area’s aesthetic.
Mizner was born in 1872 in California and spent much of his early life traveling with his diplomat father, which exposed him to various architectural styles. His career as an architect, however, didn’t begin until he was in his 40s, when he moved to Palm Beach in 1918. His arrival coincided with a burgeoning real estate boom fueled by the region's appeal as a winter retreat for affluent Northerners. This timing proved fortuitous for Mizner, whose design philosophy resonated perfectly with the desires of his wealthy clientele.
His first major project in Palm Beach was the Everglades Club, covering 90 acres, which was commissioned by Paris Singer, an heir to the Singer Sewing Machine fortune. Originally intended as a hospital for World War I veterans, it ultimately became an exclusive social club. The Everglades Club showcased Mizner’s infamous “Palm Beach look,” a blend of Mediterranean and Spanish influences characterized by stucco walls, red tile roofs, wrought iron details, and lush, tropical landscaping. This project cemented his reputation and set the tone for his future works.
Mizner’s architecture was more than just aesthetically pleasing; it embodied a lifestyle. He designed homes, public buildings, and entire communities with a keen eye for how his clients would live, entertain, and relax. His homes featured spacious courtyards, arcades, and loggias that blurred the line between indoor and outdoor living, capitalizing on South Florida’s warm climate. Interiors were richly appointed with antique furniture, intricate tile work, and ornate ceilings, creating an ambiance of Old World luxury.
One of Mizner’s most ambitious projects was the development of Boca Raton. In the 1920s, Mizner envisioned transforming this small coastal town into a world-class resort destination. He established the Mizner Development Corporation and embarked on creating the Cloister Inn, now known as the Boca Raton Resort & Club. Although financial difficulties and the collapse of the Florida land boom curtailed his
grand plans, the resort remains a testament to his vision and continues to be a landmark of luxury and elegance.
Mizner’s influence extended beyond individual buildings to the overall planning and aesthetic of the communities he helped shape. He believed in creating harmonious environments where architecture, landscaping, and urban planning worked together to create a cohesive and beautiful whole. This holistic approach is evident in Palm Beach’s Worth Avenue, which Mizner transformed into a picturesque shopping district that still exudes charm and sophistication today.
Despite his relatively short career — he passed away in 1933 — Addison Mizner's legacy lives on in South Florida.
