Welcome to Columbus Day! The days are warm and mellow here on the East End, while the nights are crisp and cool. And while some real estate news may have taken a break over the summer, it’s time for the market to get active again. Let’s discuss some Hamptons happenings.
MONTAUK MAYHEM
The good burghers of Montauk are in a tizzy. There’s currently a fight over whether to allow goats to forage on Hither Hills’ Benson Reservation next year. Perhaps more distressingly, the building where local institution White’s — drug store, variety store, all round purveyor of needed items — is housed is up for sale for the first time since 1970. The property, right on the Plaza in the very center of the village, includes the 4,600 square-foot-
building set on 0.15 of an acre of land. There is also a basement for storage. No parking spaces are included, but there is a large municipal lot in the back of the property as well as in the front. Asking $4.6 million and available via Lee Minetree at Saunders, the plot is zoned Central Business, which means the space could be an office or a restaurant. Montaukers, already upset that they lost the only doctor in the town, are now distraught at the idea of losing their drugstore.
Meanwhile, Montauk home prices continue to climb. Amazingly, a non-oceanfront unit in the Montauk Shores trailer park is up for sale asking $4.4 million. Originally, the property was listed at $5 million. Unit 200, with 2,150 square feet, is represented by Keller Williams Realty Landmark’s Mackenzie Burniche. The eightyear-old condo unit offers two bedrooms, two bathrooms, a loft, a wraparound deck, and an outdoor shower.
Yet, even if the unit sold at the current asking price, it wouldn’t set a record for price per square foot. That record was broken earlier this year when a 800-square-foot trailer sold off-market for $3.75 million. The trailer park includes amenities including a rec center, pools, a basketball court and a playground. Most importantly, the community is set right on the
most popular surfing spot on the East Coast, which has attracted high-net-worth owners such as the late Jimmy Buffett, billionaire financier Daniel Loeb, and Energy Brands co-founder Darius Bikoff
PLACE OF PEACE
Lasata, famed for being the young Jackie Kennedy’s family summer home on Further Lane in East Hampton, has a new owner. Supposedly named after a Native American word meaning “place of peace,” the iconic Lasata is now the property of superstar fashion designer Tom Ford. Ford paid $52 million for the non-waterfront property, which went on the market in May asking $55 million.
The seller, David Zander, who purchased the estate in 2018 for $24 million, was repped by Charles Forsman and James Petrie of Compass and Eileen O’Neill of The Corcoran Group. Frank E. Newbold of Sotheby’s International Realty brought the buyer.
The 8,500-square-foot main house, with eight bedrooms, has been sensitively redecorated. There is also a two-bedroom guest cottage, a caretaker’s cottage, a pool house and a three-car garage.
Now including 7.15 acres, the gardens of Lasata
were redesigned by French landscape architect Louis Benech, who was careful to preserve old growth linden, London planes, cork and American elm trees. The property was subdivided in 2017, with four acres sold separately.
LAFFALOT, WHY NOT?
An historic compound in Southampton’s Art Village has sold for $7.48 million. The property
consists of a Dutch Colonial house that resembles William Merritt Chase’s nearby house with its gambrel roof, gabled dormers, inset porches, bay windows and classic old-world materials, clad in cedar and cypress shingles, along with three historic cottages, Laffalot Cottage, Tuck Cottage, and Garden Cottage. DESIGN IDEAS FOR THREE-SEASON OUTDOOR LIVING
BY HANNAH SELINGERJust because the season is transitioning doesn’t mean you have to give up use of your outdoor space. The best way to make use of your outdoor space three seasons out of the year is to design it with all weather in mind. We’ve curated some of the best and most current design ideas for patios, porches, and backyard green spaces to bring your outdoors from spring, through summer, and all the way into deepest fall.
Fire features aren’t necessarily anything new, but one fire feature that will truly outlast the summer weather is a patio fireplace. While the traditional fire pit evokes s’mores and summer soirees, the freestanding fireplace makes your outdoor space feel like a cozy living room, even as temperatures plummet. Online retailers like WoodlandDirect offer masonry outdoor fireplace kits in a range of sizes and finishes. All fireplaces can be customized to match the design and look of your particular space.
Speaking of cozy, bringing fabrics outside is another way to transition your space from summer into fall. Indoor/outdoor rugs can help a space feel welcoming, even in cooler months, and they also help delineate individual spaces. If your outdoor space is comprised of bluestone, fieldstone, brick, or paving stones, a rug will help provide a layer of insulation on cooler nights.
Brands like Ruggable, already known for their high-traffic rugs that can be placed in the washing machine, are a great place to look for rugged-butbeautiful outdoor textiles in all shapes and sizes. Create a warm and welcoming seating area with lantern lighting, blankets, and plenty of moisture-resistant pillows and you’re on your way to the transitional space of your dreams.
Believe it or not, plants are another key to an inspirational, three-season setup in your outdoor space. Choosing plants that have a long blooming cycle — long grasses, for instance, or yellow daisies, zinnias, Russian sage, asters, yarrow, English lavender, black-eyed Susan, coneflower, or even butterfly bush — can help extend the life of both your garden and your outdoor space. While some blooms may be short-lived, choosing perennials that bloom longer or more than once can make your space feel vibrant all the way from early spring into the heart of fall, breathing new life into the intimate space you have created. Shop for your plants at local East End nurseries, like Marders, in Bridgehampton; Wittendales, in East Hampton; and Fowlers, in Southampton.

Whilst on the subject of socially impactful films, habitual Hamptons summer resident Leonardo DiCaprio has what is expected to be a BIG movie coming up. The star, who rented a lavish spread in Sagaponack this summer, stars with Lily Gladstone and Montauk’s Robert DeNiro in director Martin Scorsese’s Killers of the Flower Moon.
The historical epic, the sixth feature film collaboration between Scorsese and DiCaprio, sheds light on the Osage murders of the 1920s. It’s
a little-known true story — until now — about dozens of tribal members who were murdered for their oil rights. The film, which lays greed and conventional acceptance of white domination bare, is sure to be an awards contender. Can’t wait to see it!
PREGNANT PAUSE
Emma Roberts, who was seen out and about quite a bit on the South Fork this summer, returns to star in the newest installment of the American Horror Story series. This time, the long-running F/X horror anthology is based on the novel Delicate Condition by Danielle Valentine.

AMY KALIKOW TRANSFORMS A FAMILY COMPOUND IN WATER MILL INTO A HAVEN
TEXT BY ALEXANDRA CROFT PHOTOGRAPHY BY REGAN WOOD“Calm and peaceful,” is how the interior decorator Amy Kalikow describes the mood she tries to conjure in her interiors. “No strong colors,” she says, “nothing that might overwhelm the nervous system.” By way of alternative, Kalikow prefers to channel the most natural of elements, namely sunlight. The result are spaces that feel bright, airy, and vibrant. Kalikow puts it another way: “When you walk into a home I’ve decorated, you should feel a sense of tranquility.”
A tranquility-inducing home is what she set about creating for an old college pal, who is an artist, and her husband. The couple had recently acquired a sizable compound in Water Mill, a roughly 12,000 square-foot new build that features a movie theater, an artist’s studio cum office cum-sanctuary, a sun room, and a gym. “When I walk into a home for the first time, I immediately get a feeling for its heart and soul,” says Kalikow. So it was with the compound: she and the owners shared a unified vision for the space, one that had lots of clean lines, a simple palette, organic forms, earthy textures, and characterful furniture, much of it custom-made, and one-of-a-kind objects. Most important of all, the décor would lend itself to a busy family with four children and lots of guests.
As a mother of four, Kalikow has no interest in creating rooms in which you can’t make a move for fear of causing a disturbance. “I don’t do precious,” she says. “I don’t ever want a client calling me and saying ‘I spilled coffee on my carpet so now what.’”
It so happens that carpets and wall paper that complemented the bleached wood floors were her starting points. “It’s important to me that a house feels cohesive,” explains Kalikow, “and once I picked the carpets, we went on to build the rooms from the ground up.”
In a manner of speaking, that is. In point of fact she began at the top, for two of the first pieces she found were a pair of jute wall hangings by a Parisbased artist that she had a hunch would make fantastic pendant lamps. So she had them wired and suspended them over the entrance hall stairway. At the bottom of the stairs, close to the front door, she positioned a sculptural wood bench by Christian Woo, chosen for its quiet appeal. “I didn’t want to put something big and bulky in that space, much less anything that would detract from the drama of the pendant lights and the staircase,” says Kalikow.
She took the same approach throughout, choosing her moments of drama with care. The dining room, for example, is fairly low-key but for a custommade looping ropelike LED chandelier by Luke Lamp Company. Recalls Kalikow, “Basically, I saw it, and I’m like, oh my God, this is insane. What’s great about it is that you can arrange the illuminated ‘ropes’ into any shape you like.” The dining table is acrylic with a wood inlay — a practical choice, as acrylic is easy to clean, hard to stain, and practically indestructible. Practicality also rules the kitchen: quartz countertops and Gubi chairs with molded plastic seats (“so if you come in from the pool you’re not worried about leaving a watermark on upholstery”).
As for the pool house, she decided it should do double duty as a game room and warmed to the owners’ idea of kitting it out with a full-size shuffleboard court. Kalikow then added tufted sofas, an outsize live edge coffee table with acrylic legs, and white builtin storage units stocked with masses of towels and glassware. A home office-slash-artist’s studio in a converted garage stands at a remove from the fray. There the vibe is every bit as relaxed as it is in the pool house. No wonder Kalikow describes it as “a happy, peaceful place.”
Nevertheless, peaceful environments aren’t the work of a moment, and this one took a full year to complete. But when it was finished, Kalikow says, it matched what she and the owners had envisioned all along. During the early days of the Covid-19 pandemic, the decorator recounts, she and her artist friend would put on masks and meet in the backyard of Kalikow’s own house in Bridgehampton: “We’d go over what the house was going to look like: beautiful, timeless, and chic.”

Eat, drink, and soak up the beauty at some of the most design-savvy restaurants on the East End. Although it’s all about the food, what the dining room looks like matters, too. We’ve rounded up some of our recent favorites. Stop in for a bite and for a chance to soak in the artistry of great design.
After a multi-year vacancy, something new has arrived at the corner of Jobs and Windmill Lanes in Southampton, where Julian Medina, best known for the city’s critically acclaimed restaurant Toloache, has recently opened El Verano (Spanish for “summer.”). And although food is memorable — diners would be hard-pressed to forget dishes like the tacos de langosta, or lobster tacos, made with togarashi mayo, lobster, avocado, and peanut salsa macha; ostiones a las brasas, or roast oysters with chipotle-tomato chutney, brown butter, and yuzu; and elote, or local and Peruvian corn esquite with a black truffle aioli and cotija — the dining room is also a star here. Pink-hued paint, floral wallpaper, and dark wood accents make this room a place to remember, even after the dishes are cleared.
It may be subtle, but East Hampton’s new Sant Ambroeus, which opened this year, is full of smart and sophisticated design touches, like lighting behind the gray banquettes; cream and gray striped wallpaper; intimate sconce lighting throughout; and accent mirrors and portraits. Executive chef
Miguel Gutierrez serves compelling food from this design-forward venue, including Hamachi crudo, with avocado, kiwi, Castelvetrano olives, and chervil; paccheri all’astice, with lobster, cherry tomato sauce, garlic confit, pepperoncino, and parsley; and cotoletta alla Milanese, a breaded veal chop served over arugula and tomatoes.
Moby’s, a seasonal spot that pops up each summer — the restaurant has switched venues over the course of its years in business — is back on Pantigo Road in 2023, in a restored home from the 1880s. The Aperitivo Room offers a bar with
HANNAH SELINGERa slick green and white striped awning, as well as retro chairs, sleek pendant lighting, and an airy, summer feel. In the rustic main dining room, the design concept tends toward deeper colors. Wood beams, saturated tones, and minimalist furniture evoke the space’s original use as a private home. As ever, the restaurant’s wood-fired pizzas are the star of the show (margherita, funghi, cacio e pepe, soppressata, summer squash), as are pasta dishes; the signature spaghetti dish has been on the menu since the restaurant opened 11 seasons ago.
At Showfish, at the Montauk Yacht Club, Matt Murphy has recently signed on as Executive Chef, arriving by way of Shelter Island’s Ram’s Head Inn. Murphy’s dedication to locally sourced seafood and farm-to-table vegetables are the ideal match for this waterfront Montauk restaurant, which includes the sea in everything from the menu to the décor. Speaking of décor, herringbone flooring, curved and sea-like booths, and macramé installations that evoke fishing nets help to draw the ocean into the dining room at Showfish. Watch the boats bob in the marina over a plate of saffron curry mussels with white wine and Sriracha, or butter-poached lobster with candied ginger, farro, and a fennel dressing. It’s a bit of the sea brought to life in the dining room.
HAMPTONS MARKET IS STRONG DESPITE LACK OF INVENTORY
BY ALICE PHILLIPSIt’s Columbus Day weekend – and 2023 was a good year for real estate in the Hamptons. Not a Covid kind of year, but a good year nonetheless. In her latest market report, Judi Desiderio, CEO of Town & Country Real Estate reminds us that comparing any year to the Covid markets is not particularly conclusive. “As I’ve mentioned repeatedly, comparing any year to the COVID markets is simply an unfair comparison,” Desiderio says. “I’ve been a broker for almost four decades and have never seen a surge in sales like we saw during the COVID wave, as I call it.”
And the “COVID wave” has certainly skewed the numbers. In 2020, brokers in the Hamptons sold over $8.1 billion worth of real estate, almost double the total of the previous year, according to data from Brown Harris Stevens. That momentum continued into 2021, with a buying frenzy that drove prices up astronomically and sparked bidding wars. The year’s top 10 deals in the Hamptons generated over $600 million in sales, about 35 percent more than the year before. According to the data reported in the
latest Town & Country market report, 806 sales were recorded in the first six months of this year, which represents a 42% drop from 1,400 sales which closed in the same period of 2022, but more than the 729 sales which closed during the first half of 2019.
“At first glance, the mid-year report of 2023 may appear dire for our Hampton markets with statistics like total home sales volume nearly half what transferred in 2022 same period…. but one must dig deeper and view past reports to get a full and clear view of Hampton home sales,” reports Ms. Desiderio. “But the real message is in the Median Home Sales Price! Year to year there was a slight dip of 7.75% to $1,637,500 for this year — YET — that’s a BIG YET — looking back at our 2019 Mid-Year Report and we see the Median Home Sales Price was $995,000.” For those of us reaching for calculators: that’s a 65% increase over the 2019 number.
Rising interest rates have had a strong impact on other markets across the US, but not so much here on the East End. The Hamptons is
a luxury seasonal market which is historically less rate sensitive. Most of our buyers are cash buyers. That’s not to say they are immune, but it is not as impactful as, say, a primary housing market in the middle of the country. Anecdotal market data for the Hamptons indicated that rising mortgage rates prompted would-be sellers to hang on to their properties with an eye towards renting.
For a more in-depth understanding of how the Hamptons market is trending through the end of 2023, Hamptons Real Estate Showcase turned to a number of industry professionals for some insight on the following questions:
HRES: What’s in store for the balance of the 2023 Hamptons market? What other factors do you see as contributing to the strength of the Hamptons real estate market?
Corcoran’s James Peyton is very succinct: “Increased demand at every price point and lack of inventory are the two main contributing factors to the strength of the market.”
Gary DePersia, from Corcoran’s office in East Hampton, lends a bit more color to the issue. “Based on the flurry of sales in the last few weeks, including my own business, I anticipate we’re going to have a very strong rest of the year. There is a lack of supply and a surplus of buyers who have been making decisions with more to come over the balance of 2023.”
Lori Schiaffino with the Bridgehampton office of Compass agrees. “We have seen a major uptick in sales this August. Many buyers who have been renting for multiple years are now coming off the sidelines and making offers so that they can be in their homes comfortably for next summer.”
HRES: The lack of supply has been an ongoing issue within the Hamptons market which does not appear to be easing. Do you see the lack of supply as one of the factors propping up the Hamptons market?
Gary DePersia jumps right in, giving examples of how supply is affecting pricing. “Absolutely. For instance, if you’re looking for a new house with tennis south of the highway be prepared to pay close to $20 million and if you go north of the highway, be prepared to pay between $8 million and $14 million. Waterfronts are even harder to come by.”
“Yes, inventory is directly correlated to pricing,” shares Ms. Schiaffino, taking a more macro view on the topic. “The last time prices noticeably adjusted downward was in 2018, where inventory was at a 10 year high, and up by 85%. We are not seeing that downward adjustment happening now for a few reasons, including lack of inventory. Also, owning real estate in the Hamptons has historically been and continues to be a solid investment as a desired destination outside of New York City.”
Mr. Peyton agrees. “Yes, inventory is a major factor and will continue to be so as new development is scaled down to lack of land coupled by higher building costs and commercial loan rates.”
HRES: Given the supply issue, are homeowners renovating instead of participating in the marketplace? Are renovations being made to new purchases that need upgrading?
“Replacement cost is a major factor in determining if it’s time to sell,” confirms Mr. Peyton. “Intrinsic land values have increased substantially and a good investment is putting further equity into the home itself.”

Mr. DePersia agrees. “I believe you see both scenarios happening. Many homeowners who are thinking about selling are deferring that decision realizing that they may have to spend much more if they intend to stay in the area unless they’re downsizing. Conversely, there are buyers who are tired of waiting for a great new house to come on the market and are buying someone else’s house and making changes to make it their own.”
HRES: What sort of effect is the rise in interest rates having on the Hamptons market? Are homeowners backing off selling properties because they are married to mortgages with low interest rates? If so, are those homeowners renovating/updating in lieu of selling and buying up? During the Covid wave, anecdotal information indicated that purchasers were looking for turnkey properties; has that mindset changed in the current market?
— Lori“Renovating an existing home is a very smart way for buyers to capture value,” explains Ms. Schiaffino. “Cost of goods are beginning to come down and labor pricing will be more competitive as we head into the winter months. Buyers should be meeting with local architects
Ms. Schiaffino agrees that the interest rates do have an impact, even though the Hamptons market is historically less sensitive to rate changes. “We are not seeing people trade up as much in this current interest rate climate. Many people still prefer turnkey homes because they are so busy and don’t have the time for another project.”

“No,” confirms Mr. Peyton, “our market has not been affected negatively due to raising rates, it just changes the structure of the deal. Covid rates allowed highly leveraged deals and as rates began to raise our deals became 50% cash to 100% cash as an inflation hedge. Most buyers who locked in very low rates aren’t ripe to move on yet as the average Hamptons flip is 5-7 years.”
“I can’t tell if interest rates are a factor,” says Mr. DePersia, “as my buyers don’t seem to be discussing it and those buying my exclusive listings with other brokers don’t seem to be getting financing. I do think that some homeowners look at their low interest rates and decide not to sell but others, who may be leaving the area or have something else in mind, put their properties on the market.”
HRES: How was the 2023 rental market and what do you expect as we head into 2024?
“I’m not a statistics guy,” answers Gary DePersia, “but based on my own rentals, I find it was a decent year although decisions were made later than they normally are and maybe for less time and slightly less money. Too early to tell for 2024, but if inventory for sale stays low, those
people who cannot find houses to buy will most definitely rent. I think some houses didn’t rent because they were priced too high in reaction to the recent Covid market. Those days are over and landlords have to price accordingly.”
James Peyton sees movement for next year’s rental market. “Quality homes are always in high demand and I’ve already done a half dozen leases for next season. Although 2023 had an unprecedented amount of rentals hit the market most were absorbed at good numbers.”
Ms. Schiaffino gets granular about what homeowners need to do in order to be competitive in the rental market. “2023 rental inventory was saturated so pricing for 2024 rental pricing should be competitive. I think it’s important that if you are going to put your home up for rent, you should freshen it up, buy new kitchenware, towels and linens. Give the home a new coat of paint and keep the interiors light and neutral. People want to feel like they are going to a luxury hotel.”

The elevator will whisk a modern day Holly Golightly up to the 6th floor Blue Box Café helmed by Michelin starred chef Daniel Boulud where she will enjoy croissants and silky scrambled eggs topped with caviar. “Inspired by Holly Golightly’s daydreams outside the Tiffany window, our breakfast menu at Blue Box Café aims to recreate that enchanting experience,” says Boulud.
Tiffany & Co., now owned by the luxury LVMH group, relaunched after a total redesign led by architect Peter Marino. A sculptural spiral staircase inspired by the sensual designs of the late Elsa Peretti is the showstopping centerpiece. As if displays of gold and diamonds were not enough, the store exhibits 40 museum quality art works by Jean-Michel Basquiat, Damien Hirst and Julian Schnabel among others. It’s quite a testament to a retailer’s faith that New York City is back. This retailer Bernard Arnault, chairman and CEO of LVMH and currently the world’s richest man, also purchased One Main Street in East Hampton for $22 million and opened a Louis Vuitton store.
If you haven’t had enough art, you could pop over to MOMA where by lunch time you would be within walking distance of the most unusual food hall, Urban Hawker, an authentic Singapore street food center. Or you could indulge in foods spanning the globe from Berlin to Bangkok by visiting other recently opened food courts: The Hugh at Citicorp Center, The James Beard Foundation-curated Market 57 on Pier 57 adjacent to City Winery, Olly Olly in Chelsea or the Seaport’s Tin Building by JeanGeorges which understandably skews French.
As the evening hours approach, it’s time to think about dinner. Arguably the most exciting
opening is chef Kwame Onwuachi’s Tatiana, the crown jewel of the $550 million revamp of Lincoln Center’s David Geffen Hall. New York Times critic Pete Wells ranked it number one in a list of the 100 best restaurants. The cuisine is autobiographical reflecting Onwuachi’s influences from the Bronx, Nigeria, New Orleans and the Caribbean. Elevated African and Black American dishes give those cultures the respect they deserve and draw a refreshingly diverse dining crowd. Think braised oxtails, curried goat patties and Mom Duke’s Head-on Shrimp.
Another delectable pre-curtain choice near Lincoln Center is chef Julian Medina’s El Fish Marisqueria. Specializing in Mexican-inspired seafood, the menu features tacos and ceviches, grilled oysters, baked clams, and fideo pasta. For inspiration, Medina embarked on a culinary journey to Ensenada, Mexico’s fishing capital. Medina also opened an outpost in Southampton named El Verano and has another spot called Soledad in the works on the Upper East Side.
Fish also stars at Marcus Samuelsson’s Hav & Mar in Chelsea. Mar is ocean in Swedish and Hav is honey in Amharic, a reference to Samuelsson’s dual heritage in Sweden and Ethiopia. Samuelsson is also in the process of opening Metropolis in the new Performing Arts Center, PAC, in lower Manhattan, the final edifice of the rebuilding of the World Trade Center site.
His menu will celebrate the cuisines of the five boroughs of New York. David Rockwell has designed the interior.
Humanitarian chef José Andrés (World Central Kitchen) opened The Bazaar by José Andrés restaurant in the Ritz-Carlton New York, NoMad in August. It’s on the second floor of the hotel while his Zaytinya is still wildly popular on the ground floor. Japan meets Spain on the menu. Andres took inspiration from the voyage of a noble samurai believed to be the first ambassador to Spain in the 17th century. Molecular gastronomy also meets traditional fare such as spherical olives (inspired by Ferran Adria) served alongside stuffed olives. There are ham croquettes and chicken kare-age in the “Fry/ Tempura” section. Several raw fish preparations are included under the heading “Raw Bar, Crudos, Sashimi, Same Thing.” The adventure
starts in the bar downstairs with a whimsical cocktail or a glass of sake. And guess what? There’s a dress code. No “athletic wear, t-shirts, baseball hats, flip flops, large logos and overly distressed or revealing clothing.”
American menus are on the minds of chefs Alex Stupak and Dan Kluger
Stupak, best known for his Mexican prowess at Empellon, tackles American food at Mischa, overlooking The Hugh food court in the Citicorp building. Yes, there’s a $29 hot dog. Ok, it’s made with brisket, served on a house made potato bun and comes with a cup of chili and five condiments. Still, $29! This bold opening salvo made it the most talked about dish in town and it still hasn’t fallen out of the conversation. The New York Times review called it both “obnoxious” and “glorious — the greatest sausage on a bun in the city.” Other sandwiches, such as roast beef with French onion dipping jus, served on bread freshly baked in
Kluger, known for his winning way with vegetables honed at ABC Kitchen, opened Greywind near Hudson Yards. The seasonal, vegetable-driven menu draws on local Green Market sources. Rotisserie cauliflower with pickled apricots is intriguing as is local sea bream with sprouting broccoli and Duroc pork chop with charred corn and pole beans.

Brooks Headley’s vegetarian Superiority Burger reopened in a much larger spot on the lower East Side and patrons are lining up for the collard greens sandwich on focaccia. Historic Delmonico’s is back in the financial district.

Italophiles are thrilled to have a branch of the venerable Roman Roscioli in the West Village. It opened in July with a $105 tasting menu and added on a casual dining space, a salumeria, and a bakery similar to its Roman counterpart. Expect the four classic Roman pastas: cacio e pepe, amatriciana, gricia and carbonara. An international plane ticket may no longer be necessary.
The team from the Musket Room opened Raf’s in the space formerly occupied by Parisi Bakery on Elizabeth Street. Chef Mary Attea continues to make delicious use of its vintage wood burning oven for her French and Italian creations, such as malfadine with stewed rabbit and favas and a brick-oven chicken rubbed with rosemary and fennel pollen. Pastry chef Camari Mick supplies the irresistible bread basket served with both hand-churned butter from the Loire and Sicilian olive oil. She sells baked goods during the weekend at the front bakery.

ARTIST ISADORA CAPRARO SWIMS THROUGH A BEAUTIFUL BODY OF WATER
BY HEATHER BUCHANANFlanders may be known for the Big Duck, but when you leave the main route and pass through a residential neighborhood to a dirt road with a gate, little do you know what lays ahead is a vibrant multi-generational art compound. Campo Cuttica is comprised of 40 acres of preserved land in Flanders with 10 art studios, leading a cutting-edge, collective art movement. Entering past a Monetworthy lily pond, the compound stretches out with dogs and the smell of an Argentinian asado to greet visitors. Sculptures and studios with wide open doors invite in guests and the verdant landscape. For artist Isadora Capraro this is a slice of heaven. Her father-in-law with whom she apprenticed, the renowned artist Eugenio Cuttica, bought the property from the estate of sculptor Gloria Kisch who worked with the Town of Southampton to preserve the land, some of which was, no surprise, a duck farm. The current family compound of artists includes Capraro’s husband Lautaro Cuttica and brother-in-law Franco Cuttica. They often host group shows with artists from the compound as well as other local and New York City based artists.
Capraro whose lineage is both Argentinian and Italian, was encouraged by her husband to paint and paint big, her works now featured in prominent shows and collections after only four years living in the US. Her work recently was exhibited at the Argentinian Consulate in New York City. At age 28, Capraro is both a young and old soul, tapping
into ancient symbols and mythical mysteries in her work which shine through a fresh lens. Her latest collection depicts a dreamscape of yoga poses, often in tandem with fish peering through an all-knowing eye. “The fish is a symbol for many cultures and religions so it speaks directly to the unconscious,” says Capraro, “It goes deep.” Paired in a yin and yang fashion with the “fish” yoga pose, the images also evoke the power of asanas. “The cool thing about yoga is that the positions are so dynamic and require balance and you can play with it,” she comments. She seeks this same balance in her compositions while evoking her emotional message of peace of mind. “When people have my work in their home, I want it to bring calm. At this point in my career, I want to evoke serenity.” She adds with a laugh, “As I get older maybe I will get more dark.”
Using acrylics, oil paint, charcoal and resin, Capraro paints wide swath of color for effect. She comments how moving from smaller canvases to larger ones affected the energy of her work. “When you are painting small you only move your hands, but when painting big you step into the painting and it requires your whole body. It is very corporeal.” With
abstract work one of the challenges is knowing when a work is finished, when the canvas should be filled or benefits more from negative space. “It’s a hard decision of when a work is done,” she comments, “Too much can ruin it. As my husband says, ‘It’s better al dente than overcooked.’”
Capraro has connected with her audience through galleries, art consultants, and interior designers as well as museums. Good old-fashioned word of mouth is also a secret to her success. She finds the Hamptons to be a receptive audience. “When I moved here, a young girl about my age bought a painting from me. It drew me into this place where people are interested in art and can buy it. In Argentina it is only a small amount of people who have access.” And those who buy her work follow her and root for her success. She says with a smile, “For my collectors I am like a soccer team and they are cheering for me and they get happy when I achieve things.” Capraro also roots for her fellow artists gaining visibility through Campo Cuttica, “We want to make Flanders cool. And not just for the Big Duck. It’s our mission.”

DEER PROOFING YOUR GARDEN
BY ANNE HALPINDeer take a toll on many area gardens, as the population expands and development shrinks the amount of open space on the East End. These days they trot around in neighborhoods — Southampton Village, for instance. And they eat more and more kinds of plants as their habitat shrinks.
One way to keep them out of your garden is to use deer-resistant plants in your gardens and landscaping. Another tactic is to put plants that you and the deer both love in hard-to-access areas close to the house — in an enclosed courtyard, perhaps, or up on an elevated deck. Check out the list of plants deer are less likely to eat, though the list has been growing shorter as more woodland areas are being developed. There are no guarantees these days.
When deer are hungry enough, they will eat just about anything. I’ve known them to chew rugosa roses, which have very thorny stems, nearly to the ground. Deer are usually hungriest at the end of winter, when food is hard to find. You may find them coming onto your property then even if they don’t bother you the rest of the year.
Scent-based repellents can be effective, but you have to reapply them after rain washes them away. Sooner or later the deer will get used to the smell, too, so you have to switch products often. It is a good idea to spray new plants when you plant them, even if they’re considered deer resistant. Some people have been known to hang bars of deodorant soap in the bushes or suspend bags of hair clippings from tree branches. These methods seem to work reasonably well for some gardeners and not at all for others. Plus they’re hardly aesthetically pleasing.
The only way to really keep deer out of your garden is to fence it in. You need a high fence — 8 to 10 feet — or the deer will leap right over it. You may find the best solution is to install black plastic mesh deer fencing all around the perimeter of the property. This kind of fencing can be camouflaged behind tree and shrub plantings, and it does work. But you’ll need tall gates to close the driveway, too, or the deer will stroll right in.
