HOT SALES & LISTINGS... WITH A DOLLOP OF HAMPTONS GOSSIP BY KAREN DASH YAY, NORMAN JAFFE! An impressive home on Quantuck Bay in Quogue by the late Norman Jaffe has been listed for $18 million. Repped by Douglas Elliman’s Enzo Morabito, the property is on two lots on Seascape Lane, boasting five acres. The house itself is 7,850 square feet. There are 700 feet of bulkheading on the bay, plus two docks, one stationary, one floating, as well as pool, tennis, and even a putting green. Built in 1984, the home displays all the typical features of Jaffe in his prime as an architect: stark geometric forms expressed through copious amounts of wood and natural stone. BOO, NORMAN JAFFE! Over on Meadow Lane, Southampton, the owner of a Jaffe residence designed in 1978 wants to demolish it. The original owner, Orest Bliss, says that when the house was built, it was widely disliked by the village, and his certificate of occupancy states that he must maintain the landscaping so that the house cannot be seen from Meadow Lane. Opinions have changed about the house, and now

preservationists are pleading with the village not to permit the demolition. Bliss says that house has been extended and renovated so much over the years, it’s no more than half what Jaffe designed, anyway. At press time, no decision has been made. RUBIN CHECKS OUT Howard Rubin, a former money manager for George Soros, whose investing was featured in the bestsellers “Liar’s Poker” and “The Big Short,” and estranged wife Mary Henry have sold their Water Mill property for $9.5 million. The six-bedroom, 3,500-square foot house, on Mecox Bay, is set on 2.14 acres, and includes

a dock on the bay. There’s a lengthy gunite pool and spa out back, along with a small pool house and tennis court. The property, repped by Susan Breitenbach and Cutter Koster at The Corcoran Group, was originally listed in December 2018 for nearly $15 million and closed in March. SANDRINGHAM SALE Meegan Darby at The Corcoran Group recently sold 19 Landsdowne Lane, in Southampton’s prestigious Sandringham Beach community. Originally asking a derisible $4 million in 2011, the price on the house promising eternal life dwindled to $975,000 — land value — by this year. Besides the bonkers colored house with wavy floors
WHOA — A 50% PRICE CUT Why all the long faces, residents? Campbell Stables on West Pond Drive in Bridgehampton has sold after five years and some enormous price cuts. Last ask for the 16.5 acre farm, with 2.6 acres of agricultural reserve, was $20 million. Five years ago, the property hit the market for $40 million. Last year the price was $35 million. The property includes five barns and other structures, but no

However, Southampton Town’s condo conversion law requires that some of the units must be available for rent since the development is in a business zone. How to effect these rentals are up to the town’s planning board. The new owner, an LLC, has been told that it may be able to start selling units soon, when the town makes its decision about rentals. the ocean in Quogue sold in just days for $18.5 million. Enzo Morabito at Douglas Elliman had the listing for the 80s style, eight-bedroom, 16-bath, 13,200-square-foot dwelling at 244 Dune Road. Another huge house, this time in a traditional style, is in contract at 83 Dune Road in East Quogue. Meredith Murray, Robert Murray and Amanda Murray at The Corcoran Group listed the 7,300 square-foot, 10 bed, 12 bath house set on 2.4 acres of land. The property offers 167 feet of ocean frontage, a guest house, pool, pool house and tennis. Last asking price is $19.495 million. The record, however, for a property west of the canal was set just last December, when an oceanfront in Quogue sold for $22.5 million, the highest price ever, according to listing agent Robert Canberg at Compass. Vreeland, who relocated to Philadelphia after a long stint here in the Hamptons, created and hosted the popular Interview with the Artist podcast. He’s also an actor, playwright, and artist. His award-winning autobiographical play, From Ship to Shape, about his struggle with mental illness and journey to wellness, sold out at Bay Street Theater in Sag Harbor and off-Broadway. Additionally, his voiceover work can be heard on the F|X documentary series, Wilderness of Error. Q: First of all, how the heck are you? We miss you! A: I’m great. I am very much enjoying Philadelphia, although I definitely miss my friends on the East End. Q: You’ve made the transition from Number One radio personality to podcast producer-slashproduction company owner look so seamless. Congrats! How did it happen? A: It may look seamless, but I’ve had to acquire a whole new set of skills as a business owner and that’s been a challenge for a right-brained creative person such as myself. I’ve had to figure out things like accounting and time-management and setting long-range goals and filing quarterly taxes — tasks that, before 2021, elicited instant nausea.
BY DAWN WATSON Q: Advice for wanna-be podcasters? A: Creating a successful podcast isn’t about having the perfect equipment or the perfect topic or running the perfect marketing campaign. It’s not about the sound of your voice or how well you can edit or how many great guests you can book. These are all pieces of the puzzle, but even when assembled they’re not enough if you’re not producing great content on a consistent basis. Q: You’re a master at attracting an audience. Any insights that you can share on that? A: Talk about subject matter that brings you to life. Learn the elements of story structure and what makes “good theater” so that you don’t put us to sleep. Ask yourself, “What do I love? What do I hate? What is my point of view?” The process of finding your voice is a lifelong journey of self-discovery and evolution. It will help you build an authentic, personal relationship with your audience. This is what makes great content and it’s the key to cutting through the noise of an oversaturated podcast marketplace. They may start listening because of the topic, but they’ll keep listening because they wanna hang out with you. Q: Can you tell us about some of your current projects? A: Yes! Two of the podcasts that I’m currently working on are In the Balance and I Don’t Need an Acting Class.

I love sharing all the expertise I’ve gleaned from my 25-plus years as a producer, radio host, actor, and storyteller, and that includes every mistake I’ve ever made and learned from firsthand. There’s no substitute for putting in 10,000 hours. Q: What’s next? A: I just signed on to produce the audiobook version of Corona City: Voices from an Epicenter. It’s an anthology of photographs and short essays that chronicle life in New York and New Jersey at the height of the pandemic. All proceeds will be donated to Feed America. We can’t wait to get it out there! Q: What have I not asked that’s important to share?

The Addams Family 2 will be shown in theaters starting October 1. HISTORY SAILS ON Someone else who’s hoping to see a bit more travel in his future is the actor-turned crypto billionaire Brock Pierce. The former Mighty Ducks child actor, who seemed to have hit every major East End benefit and bash this summer season, just dropped a few dimes to save an historic Portuguese ocean liner. Paying $1.9 million for the storied ship MV Funchal, the investor says he has already hired nearly 200 workers to refurbish the vessel and turn it into a hotel and museum. In the 1970s, the ship was chartered by the State of Portugal to operate as the official “Presidential Yacht,” for President Américo de Deus Rodrigues Tomás. It will be permanently stationed in Lisbon. ARTISTIC ENDING Finally, a farewell to painter Chuck Close. The photorealist and abstract portraitist was a wellknown figure on the Hamptons art scene. Most memorably, Guild Hall in East Hampton displayed 28 of his pieces during “Chuck Close: Recent Works” back in 2013.

T
he Hamptons International Film Festival returns after running its festival virtually last year to offer films and events in person in
its 29th edition October 7 – 13, 2021 at venues across the Hamptons. Audiences will be treated to fascinating films from all over the world, a chance to be entertained, enlightened, and educated. After almost 19 months of sitting at home streaming films on our TVs or devices, the chance for a shared experience in all its visual and auditory glory is a welcome opportunity. It is also a great way to get a sneak peek at Oscar contender films. Last year 2020 marked the 11th time in a row that a film in the Festival has become the eventual Best Picture winner at the Academy Awards, making HIFF the only festival in the world with such a distinction. Yet it is also the smaller, lesser-known films which create lasting impressions on the audiences, a chance to hear a plethora of different voices. HamptonsFilm will take enhanced safety measures for the 29th edition in accordance with COVID-19 regulations across the state. Attendees will be required to show proof of vaccination for all inperson events, and will be required to wear masks. HamptonsFilm holds the safety of their guests, filmmakers, and staff as its highest priority, and is closely monitoring any and all changes to New York State and Suffolk County health guidelines. A BAYFRONT COTTAGE IN HAMPTON BAYS GETS A SOPHISTICATED BOHO MAKEOVER. BY KATYA RUSSELL
ometimes less really is more, especially when the rear and side elevations of the house you’ve been tasked to decorate look on to marshlands and a bay. That was the interior designer Brittany Marom’s first reaction when the new owner of a nearly 3,000-square-foot modern ranch approached her about designing the interiors. Because the house was a recent build, the client didn’t want to redo the finishes or the flooring or touch any of the kitchen fixtures. The problem was, the place was a blank slate. Marom lives and works in New York City’s Nolita neighborhood, but has summered in the Hamptons since she was a young girl. With a foot in both places, her style is an amalgam of downtown chic and beachy boho. “Because the house is next to wetlands, no one can ever build on the adjacent land, so the place had good juju from the start,” she affirms. When Marom first visited the property, she felt it was important to play up the views and resolved to eschew any design scheme that would distract from them. While another designer might have gone full-on minimalist, chilly interiors and all, Marom had a better idea. “I wanted to create a space that was super-cozy and quiet and contemplative,” she says. She accomplished this, in part, through a textural palette that included raffia, deep-toned wood, tactile fabrics, and comfortable yet sophisticated furniture. The resulting interiors are an object lesson in the evocation of mood through the art of knowing what to add and what to leave out. The owner’s bedroom is a case in point. It reminds me of being on a boat.” She scored a leather and black iron footstool on the furniture resale website Chairish, and deployed Enzo Mario’s low double Fratello table for Driade as a bookshelf. Marom, who has ‘a thing for furniture on legs’, fell in love with the sculptural welded steel ones on that piece. What comes through in all the rooms is the sense that the designer spent as much time on the careful selection of furniture as she did on the finishes. “I source a lot of Italian mid-century pieces as well as items of more recent vintage,” she says. “On this project it was really fun to bring furniture together from those different eras. Beachy, warm, cozy and chic were my watchwords.”

FALL IS THE TIME TO PLANT EARLY BLOOMING BULBS BY ANNE HALPIN
I
n spring our gardens come alive, and bulbs are the first flowers to bloom in many East End gardens. Daffodils and tulips are favorites, but there are some earlier bloomers that bring color to our gardens before daffodils and tulips get started. Fall is the time to plant these early bloomers, as you plant those daffodils and tulips. To give your garden a jump start in spring, here are some early bloomers to plant in your garden. If you can’t find them for sale in your local nursery or garden center (by all means, check there first), you can order by mail.

If you can keep deer out of your garden, with perimeter fencing around your property or by enclosing your garden, consider planting some of these little beauties to give springtime a head start in your garden. When planting, follow the directions for how deep to plant the bulbs — it’s important. And plant them in groups or by the handful, instead of individually dotting them around one at a time (which would take forever anyway).
Snowdrops (Galanthus nivalis) are in the same botanical family as amaryllis, though you’d hardly guess it by looking at them. Snowdrops herald the coming of spring with their gracefully drooping white flowers with green inner petals, borne one to a stem. They’re delightful when allowed to form groups over time under deciduous trees, where the ground is sunny in very early spring before the trees get their leaves.
Here are some of the earliest bloomers to plant this fall. I’m including their botanical names along with their familiar names in case you order by mail. Grecian Windflower (Anemone blanda)

Glory of the Snow (Chionodoxa) is among the earliest spring bloomers. These little beauties grow just a few inches high and bear flowers that look like tiny blue daisies with yellow centers. They’ll do best in a partly shady location. Crocuses are the first flowers to bloom in many gardens, where their chalice-shaped flowers in golden yellow, purple and white announce that spring has arrived. There are other crocuses that bloom even earlier than the familiar Dutch hybrid varieties. Two to look for are cloth of gold (Crocus susiana) and tommies (Crocus tomasianus). Their little flowers are just a few inches off the ground but so welcome in early spring. Plant the bulbs in a sunny spot where the soil drains well, and if you’re lucky they will form clumps over time. Grecian Windflower
Tall bearded irises are standouts in summer flower gardens, but there are some smaller irises that bloom in early spring. Iris danfordiae is a small yellow iris that bears its flowers on 4-inch stems; leaves that develop after the flowers bloom grow about 8 to 12 inches high. Iris reticulata is a bit taller — 6 to 18 inches — and sends out fragrant
violet blossoms in early spring. Bright, golden daffodils and narcissus announce that spring has arrived on the East End, with their cheerful blossoms with flat petals arranged around a central cup that may be yellow or orange. Some narcissus bloom earlier than the classic varieties, in early spring. Two of them, called cyclamineus varieties, are Tete-a-Tete (yellow) and February Silver (white). There’s another kind of narcissus that you can enjoy indoors over the winter — paperwhite narcissus — by setting the bulbs in a bowl with water. Local nurseries sell the bulbs in fall. This type of narcissus can’t be grown in gardens here — winter temperatures are too cold for them. But they’re delightful indoors, where you can enjoy their pleasant fragrance, and practically foolproof to bring into bloom. Place clean marbles in a bowl and fill with enough water to cover them a couple of inches deep. Set the bulbs on the marbles with the flat side down, and make sure the water is always touching the bottom of the bulbs. Roots will grow from the bottom of each bulb, and stems that will bear flowers will emerge from the top. As the flowers bloom the stems will continue to grow, so you may need to support them to keep them upright. You can make successive plantings of bulbs to have flowers over a longer time. Paperwhites are so easy to bring into bloom that even non-gardeners can do it. Enjoy!

Nothing makes the days go by faster than the coziest, most delicious foods in the restaurants we love most. And while the South Fork may be populated by picture-perfect farm stands, don’t sleep on the off-season dining. When the cooler temperatures arrive, there are dishes that will keep you warm on the inside. Here are the best comfort dishes on the South Fork. ROWDY HALL’S FRENCH ONION SOUP Perhaps the East End’s most craveable bowl of soup, Rowdy Hall’s French Onion is an iconic dish that will likely never leave the East Hampton stalwart’s menu. This soup is an entire meal at once: chewy, brothy bread; caramelized onions; beef stock; and, of course, a hearty helping of cheese in a layer at least an inch thick. It’s impossible not to fall madly in love with the soup, but you can give it your best shot.
NICK & TONI’S PENNE ALLA VECCHIA BETTOLA For pretty much its entire existence — over 30 years now — East Hampton’s go-to dining destination has served this king of the comfort foods. The Penne alla Vecchia Bettola, a cheesy, spicy pasta dish made complete with spicy oven-roasted tomatoes and Grana Padano, has stayed on the menu for all these years for a reason: it’s delicious, and on a cool fall night, you’d be hard-pressed to find something better. Besides leading local organizations in an annual beach cleanup, he played important roles in the recently completed restoration of The Town Pond in East Hampton, called “The Town Pond: Restoration, Recovery & Relics”. Besides using his photography and video skills to create a dramatic video record of the entire project for future generations, Dell volunteered to supervise the rescue of animals during the pond dredging process, saving 15 Turtles and other species that were trying to live in difficult conditions.

Dell’s enthusiasm for the protection of our local resident creatures is boundless and contagious. The strict code of his wildlife rescues is to relocate and rehabilitate, rather than exterminate, animals who wander into a place that happens to conflict with the lives of humans. Dell is quick to remind everyone that animals were here first, and that we humans are the real intruders, bringing with us our developments, roads, cars, etc., displacing and threatening the natural balance.

Wildlife Rescue of East Hampton (wroeh.org) is available 24/7, and will continue to be, thanks to Robin Conklin who took over the reins on September 1st. On August 28th, the day before the Big Move, Robin threw a going away party for Dell and Dee at Maidstone Beach Pavilion in East Hampton. Even during his own party, Dell was still on active duty, as one of the guests cried out that there was a Tern in distress on the beach. He ran to the rescue. The Tern was released in good shape two days later.

uivira Los Cabos, an enclave that remains still undiscovered, is experiencing a renaissance. With new buildings cropping up, providing unfettered access to the Mexican destination’s best beaches, the area is ripe for visiting — and buying. What makes Quivira Los Cabos the next big Mexican thing? Or, specifically, what makes it different from other areas in Pacific Mexico? The area is home to Cabo’s most desirable golf course, the Quivira Course, which overlooks the moody Pacific Ocean. iami is lovely, and so is Fort Lauderdale. But if you’re looking for real estate on Florida’s Atlantic Coast, have you considered Hallandale Beach? One of Broward County’s fastest-growing populations, this oceanfront enclave is appealing to luxury homeowners looking for a taste of the South Florida life. Hallandale Beach is situated neatly between those other two beach hot spots (Miami and Lauderdale), and developers are taking note. This summer, 2000 Ocean, a boutique oceanfront building of 64 condominiums beginning at $2.6 million, is opening, with two major luxury buildings — SLS Resort & Residences, slated for 2022, and Hallandale Oasis, still in construction — on its heels. Hallandale, said Shahab Karmely, developer of 2000 Ocean, benefits from its relative anonymity. “What is unique is that this is the transition into low-rise, set back buildings that have retained that beach flavor that, you know, Miami Beach probably had 30 years ago,” he said. “So you have this laid-back feel to the place. You’re not surrounded by these gigantic high-rises.” Now is a great time to get in at Hallandale. There are plans for 10 developments under construction, seven approved projects, and three proposed projects under review. 2000 Ocean will be the first residence in the United States to be furnished by Italian design brand Minotti. The city is also experiencing record-breaking single-family home
sales, with a notable recent sale hitting $5 million. The city, according to the mayor and Chamber of Commerce, is also undergoing some fundamental change. A series of major infrastructure projects will address sidewalks, lighting, and trees, with the overall objective of going green. An electric minibus system — part of this objective — is in the works, and a parks system, which includes Golden Isles Park and Tennis Center, is one of several nascent parks set to open soon. They’re also implementing a citywide parking program and adding a lot within the Fashion Arts & Design District, allowing residents to walk to restaurants and points of interest within the city.
