EM: Because Hampton Bays and Remsenburg offer great waterfront values, I predict their time is coming to be “in” or “in again.” Certainly Quogue is hot right now. And East of the Canal, Sagaponack, Bridgehampton and Water Mill are on fire. HRES: You have some really beautiful listings especially in Westhampton Beach and Quogue, what is special about these villages? EM: I’ve been telling buyers that there’s a real synergy between Sagaponack and Quogue. There’s a quiet, inter-generational “Mayberry” kind of feel to 56

There are so many dozens of fascinating films, talks, premiers, parties and other events at the Hamptons International Film Festival that you practically need a compass to navigate through it all. Instead, we asked insider Stuart Match Suna, a founder and Chair of the annual event, now in its 22nd year, to be our guide. Suna is also President of Silvercup Studios, a member of The New York Production Alliance, and Vice Chair of the Museum of the Moving Image – so he knows whereof he speaks. Here are his suggestions of festival must-sees.

secret. For the festival’s first year Stephen Spielberg and Martin Scorcese were the surprise guests. This year will feature Hilary Swank, who co-stars in the festival’s “Centerpiece” film, The Homesman, along with Tommy Lee Jones, who also directs the film about three women’s struggles in the American frontier. Director Joel Schumacher, who will receive a festival award, will also be interviewed onstage at the Bay Street Theater. A third was not yet announced at press time. Says Suna: “Filmgoers love these intimate hour-long conversations.”

First and foremost, Suna recommends purchasing a Founder’s Pass. This veritable key to the kingdom allows holders to get into just about everything the festival offers including celebrity-studded events and all films, even if they’re sold out. $1,300

Views from Long Island This section focuses on local filmmakers and films with geographic ties to the Hamptons. The SHOWTIME® series, The Affair, set against East End locations, will play at the festival before it airs on the network. Rory Culkin stars in another film shot in the Hamptons, Gabriel, about a young man on the edge, and his quest for love. Amagansett resident, Volker Schlöndorff, will host the premiere of his film, Diplomacy, about the Nazi’s plan to destroy Paris. Says Suna: “These are very exciting films you get to see before your friends.” Spotlight Films

Not yet announced at press time, these half-dozen or so films traditionally sell out within 24 hours. These are low to middle-budget, highly creative independent films that more often than not go on to get Oscar nods, if not awards. Think: Argo, 127 Hours, The King’s Speech. Suna attributes this success partly to the rigorous handpicking of films and also to the fact that many members of the Motion Picture Academy (writers, producers, directors, actors) have homes in the Hamptons, thus are able to view the films early on. Says Suna: “Over the past six years, HIFF Spotlight film choices have garnered critical acclaim that has resulted in over 150 Oscar nominations including five Best Picture winners.” Documentaries The festival also has a great record of showing world-class documentaries that win Oscars, including The Cove and Searching for Sugar Man. These are important looks at the world and films that will not be shown at a multiplex near you. So here’s your chance to see such films as this year’s The Great Invisible, which chronicles the aftermath of the 2010 Gulf Coast Deepwater Horizon oil spill and the industry corruption that led to it. Says Suna: “The documentaries offer real life drama coupled with great storytelling and superb cinematography.“ So, let the lights dim, the credits roll, and the shows begin. Zoe Langstrom is a former public relations exec turned Hamptonite who can be found hiding out in Sag Harbor, dining at the American Hotel, swimming at a secret bay beach, and attending everything at Guild Hall.

HRES had the great pleasure recently to interview Paul Brennan of Douglas Elliman, a seasoned veteran in real estate since 1979. Paul is notably fond of saying, “It’s not about me. It’s about being sensitive to the needs of my clients, whether they’re buying, selling, renting or investing in a property.” HRES: Paul can you tell us about one of your most notable deals since your start in real estate back in the 1970’s? PB: The most notable deal in my career would have to be the sale of the property (approx. 220 acres of farmland) from Francesco Galesi to Lowell Schulman that is now the Atlantic Golf Course. Along with Edward S. Gordon, the creation of the Atlantic Golf Course turned “north of the highway” from a no man’s land to a beautiful, credible and valuable place to live! Atlantic’s impact upon the Bridgehampton and surrounding communities has been a game changer! I am proud to have been part of that positive change! HRES: What are the advantages of working with a firm like Douglas Elliman? PB: Douglas Elliman as a company is progressive, aggressive and ahead of the curve technologically. Not only are we New York based, we are now in California, Florida, Colorado; and now with our exclusive affiliation with Knight Frank, we have the world literally at our fingertips. HRES: What is the most personally satisfying part of being a real estate agent in the Hamptons? PB: The most personally satisfying part of being a real estate agent in the Hamptons is the fact that in addition to buying, selling, and appraising homes for many clients that have become friends, I have been able to help maintain and shape the character of this community by my involvement with the Community Preservation Fund, The Nature Conservancy and Southampton Hospital Foundation Board. Keeping the integrity and character of the community will only benefit the overall real estate community for generations to come. HRES: What listing do you have now that you consider to be something special? PB: A very special listing is a jewel of a turn-key beach house located in the most photographed and painted locations in the Hamptons. Nestled on the dunes with the Ocean to the south and looking north over Wainscott Pond to the famed Wainscott Chapel. This house and location combination describes what the Hamptons IS...period. There are certain amenities that are obligatory in every high-end ($5 million and up) Hamptons’ home: En-suite bedroom-bathrooms, check. Wine cellar, of course. Home theater, naturally. Movie night for friends and family has become as requisite as dinner at Nick and Toni’s. And with the latest technology – a $35-thousand PRIMA Cinema Player – hosts have access to the latest film releases, even if they’re currently in theaters (though there’s an extra fee in that case). Heaven forbid that any South Fork homeowner’s view should be blocked by some big-haired person in the seat in front. For the most up to date home theater, don’t even think about spending less than half a million dollars or more (a million plus) on the latest audiovideo equipment and extravagant home décor. “A digital projector can cost up to $300 grand,” according to Chris Brody of Crescendo Designs in Southampton, who cites companies such as Digital Projection and Runco. The Runco projector that Oliver Stone installed in his home 64

“provides as close an experience as I’ve had to being in a top-flight motion picture theater,” the celebrated director is reported to have said. It’s all about optics and how they impact picture quality. The price of speakers is nothing to sneeze at either. A pair of Meridian speakers can cost $125,000, according to Alex Karoussos, owner of Southampton’s Home Technology Experts, and are so true to life you might think you’re listening to a live orchestra, or that Kanye West has paid you a visit. But projectors are no longer the last word in home theater technology. While projection screens can be as big as 20 feet, TVs are catching up fast and replacing their predecessors. Just this month Samsung debuted a massive105-inch bendable UHD TV, which flexes from curved to flat at the touch of a button. Concave screens add to your viewing pleasure. If you want to know why, you’ll have to master concepts such as “trapezoidal distortion” and “keystone effect.” Suffice it to say they’re used in IMAX theaters. As you’d expect, they cost a pretty penny: circa $200,000.

Sag Harbor, once a thriving whaling port from the mid-18th to mid19th centuries, has gradually evolved into a bustling but quaint tourist town. At the triangle where the Civil War Monument overlooks Madison and Main Streets, continue along Main Street and you will find several historical sites. One is the Annie Cooper Boyd House originally an old Colonial house c. 1796, which was renovated by Annie Cooper Boyd in 1904 and subsequently willed by her daughter to The Sag Harbor Historical Society in 1998. The Hannibal French House is a private residence built c. 1860. The Custom House was built c. 1790 and is listed in the Society for the Preservation of Long Island Antiquities (SPLIA). The John Jermain Memorial Library, built c. 1910 in a Beaux Arts Classical Revival style, sits across the street from the majestic Sag Harbor Whaling & Historical Museum, built c. 1845 in the Greek Revival style. Originally the residence of Benjamin Huntting, it became the summer home of Mrs. Russell Sage and the Whaling Museum in 1936. The museum encompasses amazing artifacts from Sag Harbor’s whaling era. Currently on exhibit is “City Square/Piazza,” an Installation by Peter Solow.

What have Hamptonites got in common with farmers in Panama? The bad news: We’re both destroying our land and its biodiversity. Not to mention lacing our precious environment and ourselves with harmful chemicals. The good news: East Hampton’s celebrated gardener Edwina von Gal is helping both to get out of the dark ages of chemical dependency and show us how to grow our crops and lawns toxin-free. After spending years in Panama helping save the rainforest, she realized only recently that Hamptonites were just as guilty of flinging chemicals around, thus she founded the Perfect Earth Project, a foundation that educates local homeowners on how to cultivate both lovely and healthy lawns. “The most widespread pollutants in our water supply are the chemicals we put in our yards and gardens,” Diane Lewis, M.D., told an audience in August at Guild Hall. Dr. Lewis was one of six members of a panel discussion led by Ms. Von Gal at the East Hampton cultural institution’s Garden as Art program, which this summer focused on nontoxic gardens, including a tour of several of the South Fork’s most prized examples. The panel was comprised of several experts including Sean O’Neill, on staff at Perfect Earth, who launched the discussion with his “scare and share” tactic, first scaring listeners with alarming statistics, then sharing the how-tos of chemical-free gardening. “Homeowners use two to three times more pesticides on their lawns than are used in agriculture in this country,” he said. The most common lawn pesticides are carcinogens, neurotoxins, endocrine disrupters, etc. For parents, the news is dire: “Over 50 percent of pesticide exposure occurs during first five years 76

of life . . . and 11 common pesticides are linked to birth defects.” Scary indeed. He posed a poignant question: “Is it worth [such disease] to kill the dandelions?” Paul Tukey, who was introduced as the “father of the natural landscape movement,” also referenced dandelions, a delicacy his Maine-farming grandmother served up every spring. “How have we gotten from there to here in two generations?” he asked. The founder of SafeLawns is now dedicated to keeping the grounds of the Glenstone Museum in Maryland totally organic. He showed images of the museum’s exquisite rolling lawns where, he said, the occasional weed could be found. “We’re not going for perfection,” he said, adding that they settle for “green and lush.” His solution is to “fix the soil” so that it wants to grow grass, not dandelions. Stephen Orr, garden editor of Martha Stewart Living, encourages people to go toxin-free with an aesthetic approach. In his book Tomorrow’s Garden, he showed how some pioneering souls around the country were turning areas of their lawns into vegetable patches or replacing grass with more sustainable native plants or even splendid rows of stones. In his latest book, The New American Herbal, he explains how his own yard, located upstate, is almost entirely made up of herbs – 200 varieties. “Herbs do best when not fertilized,” he maintained. “They take care of themselves.” Speaker Eric T. Fleisher has the honor of keeping the park at Battery Park City completely organic, the first public park to be managed so. Quite a formidable feat considering that the 34-acre greensward is visited by up to 25 million people a year. He also convinced the powers that be at Harvard to go organic and he continues to sustainably care take Harvard Yard.

LOCAL GREEN LANDSCAPES At Guild Hall’s Garden as Art tour, several nontoxic properties were featured. As Judy and Ennius Bergsma, owners of the enchanting 10acre Round House estate in East Hampton, showed visitors their sprawling nontoxic landscape, they stopped near a pair of 80-year-old weeping beech trees to bewail a sad truth: Though two years ago they counted at least 200 monarch butterflies alighting there on their annual migration, this year they only counted five. They blame it on Monsanto’s pesticide blitz of the Midwest through which the Lepidoptera travel on their way here. “The flocks have been decimated,” they opined. A tour through their gardens, an Eden teeming with a bank of endangered pitch pines, a Japanese-style pond, and fern glen, reveals more bad news: a dearth of once plentiful bats (which eat mosquitoes) and woodcocks (which eat ticks). The Bergsmas, like all good organic gardeners, believe in letting “the land tell you what it wants to do.” When moss started growing in a shady area they asked themselves, “Why change it?” and now they have a verdant carpet of moss. Dr. Lewis, who founded The Great Healthy Yard Project, explained how the organization encourages her neighbors in Bedford to pledge to maintain toxin-free yards – a cause that needs a champion in the Hamptons. She left us with her motto, shared by her fellow panelists: “It’s so easy to fix.” Fortunately there are many local businesses ready to help us do the fixing including Marders, which offers talks on organic gardening, Piazza Horticultural, which focuses on toxin-free landscapes, Treewise, who call themselves “the organic experts,” and Geoffrey Nimmer Landscapes. All in all, the message is clear: It’s surely not ‘better living through chemistry.’ Lauren Aitken divides her time between Manhattan and the Hamptons where she gardens, entertains, and sometimes manages to relax.

Fred Stelle, a celebrated Modernist architect, and his wife, Bettina, had the same idea at their North Haven bay-front spread. Letting nature take its course, they don’t mow – allowing indigenous grasses and so-called weeds, such as thistle and milkweed, to grow to majestic heights throughout their pastoral property. A single mown swath provides a walking path. They leave the red clover alone too, letting it provide sustenance for their hives of honeybees.A natural fungicide made of kaolin clay and water, sprayed on their fruit trees, works to keep predators at bay and keep the bees healthy. Susan Dusenberg, a bayside neighbor, hired landscape architect Jack deLashmet to plant mostly native grasses, which thrive without chemicals, in layers of subtle color, forming a textured botanical tapestry - the ideal nontoxic environment from which to observe the bounteous wildlife including legions of egrets, ospreys, swans, and herons.

Liz Kramer and Deirdre Guest, founders of Homework in the Hamptons, an interior design and staging company, believe in “depersonalizing” the home environment so that it looks more like an upscale hotel than someone’s home.The key is to create a “neutral” canvas onto which prospective buyers can project their own lifestyle needs and wants. In home staging, white is the new black. That goes for upholstery to towels and walls, for which the ladies of Homework prefer Benjamin Moore 01 White, a paint they claim is “the whitest white.” No matter how much you fancy purple, chances are no one else will. Toodaloo to dark carpets. Sisal adds to the “beach look.” Buyers come to the Hamptons for a casual lifestyle – biking, paddling, picnicking. Persian rugs and ornate chandeliers belong on Park Avenue, not Mecox Road.

“If you stage it we’ll find a buyer.”

The big question is: Why do staged houses work? Though the seller may have great taste (and what seller doesn’t think he does?), there is always an aesthetic sensibility of the moment that real estate pros and stagers are in tune with. “A stager’s talent is to know what people like,” she says. “It’s hard to figure it out for yourself.” The first rule of a stager is to make spaces feel, well, spacious – open, airy, and bright. Stagers agree on at least one thing: People have too 84

discreetly, of course.Vibrant throw pillows, the stager’s weapon of choice, abound as do carefully chosen artwork and accent pieces. “Buyers today want no fuss, no muss,” says Ms. Guest. Unless they’re the sort of buyer who wants to “tear it down and start over, they want a turnkey property,” says Boyer-Stump. “They want to move in and relax, they don’t want to start meeting with decorators.” She just sold a property staged by Michael Murray of Aria Design Consultants of Southampton who provided everything including table settings, toasters, pots and pans, even toothbrushes. Because of such attention to detail, “It had three over-ask offers.”

A realtor, he says, can make suggestions “whose costs are catastrophic. It’s one thing to say I want a new vanity, another to know the condition of the pipes and valves” to determine if a change is cost-effective. A kitchen may beg for a new granite counter, but not when “it has a 90-percent chance of being demolished.” In that case he has an ingenious srategy. He will suggest that a homeowner place a placard on the counter stating, “$4500 for granite”-- letting the buyer know that the seller is willing to compensate him financially rather than make the changes himself. “No matter how great we think our taste is, rarely will it match the buyer’s, especially a sophisticated Hamptons buyer.”

Going a step further than most stagers, Murray, who calls himself a “turnaround specialist,” describes his typical client as one who “isn’t buying a house. He’s checking in.” His job is to identify a house’s potential and offer “cheap and cheerful ideas as to optimize the its potential.” With both a design and construction background, he is able to point out where to spend for the highest return.

Heather Bryce is a longtime resident of the South Fork, who has worked in interior design and is currently a principal in Eat-Hamptons, a new catering company with “veteran chefs.”
