any realtors agree that although the summer of 2016 got off to a slow start, the season is finishing strong as we head into fall. New construction and waterfront properties continue to be hot as are properties in the $1M-$3M price range. With prices holding steady and quite a bit of inventory available, the market is turning from a seller’s to a buyer’s market. Now with an uptick in activity, a busy fall season is anticipated. Judi Desiderio of Town & Country Real Estate says, “While the summer was seasonally quiet—the weather was so gorgeous most would rather be at the beach, on the boat or the golf course than looking at homes. Now, the fall selling season is strong in most markets and price ranges. $3M and below is the most active segment. Being within town limits—from Montauk to
Westhampton—is in great demand. Prices are holding strong in most price ranges, other than the high end. Where future prices are headed will be determined by the market’s response to the election and the future moves by the Feds.” Judi observes, “All eight Town & Country offices are reporting heightened activity. Fall ordinarily is our busiest selling season.” Anne Orton of The Corcoran Group says, “The sales pace picked up by the end of the summer after a slow start to the season, and the fall selling season has had a strong start. Prices are steady however there is quite a bit of inventory in the resale market and new construction market. There is good activity in the $1M-$3M price range and a flurry of activity in new construction in the $3M-$3.5M range. West of the Canal was certainly popular this summer – as per

the Q2 Corcoran Report, sales were up 37% in East Quogue/Hampton Bays in the 2nd quarter year-overyear.” Anne notes, “The Hamptons market is steady and busy going into this fall selling season.” Craig Amodemo of Hampton Estates Realty says, “The summer season was very busy and our sales were up from 2015. Both new construction and waterfront property continue to be hot. There are still some great values out there, but as inventory dwindles prices are heading higher. Inventory has been going down in the Westhampton/Quogue area. Builders are busy and demand remains very strong for new homes. This year we’ve seen a lot of buyers from Brooklyn.” Craig comments, “I’m seeing an up tick in the amount of homes going into contract. The fall promises to be a busy season.”

There is strong demand for homes in Montauk close to a bay beach, or more desirable – an ocean beach. ‘The Lanes’ in Amagansett and along Bluff Road have exploded. New construction and teardowns rule the day. After a strong run-up in prices in 2014 and 2015 the Hamptons housing market has softened. Overall sales volume is down around 20%. This decrease in sales activity has turned the market from a seller’s to a buyer’s market.” Ken believes, “If recent trends hold, the fall selling season should be equal to the spring activity. It will still be a buyer’s market for the foreseeable future.” Nancy Grady of Compass says, “The summer got off to a slow start, but gained steam as the season went on. Buyers are looking for value, and properties in and around the $1M mark are seeing a lot of activity. Throughout the summer we saw a lot of price reductions as agents worked with their sellers to adjust for market conditions. There is a lot of inventory, making this a great time to be a buyer. New construction is seeing more pricing pressure as a result of increased competition.” Nancy reflects, “The fall is off to a very busy start. In 2015 the 4th quarter saw the most property transfers and it looks like the same could be true for 2016.” Cynthia Beck of Douglas Elliman Real Estate says, “So far, I’ve had one of my best years. There is a great deal of new construction being built, reflecting the demand for new homes.” Andrea predicts,“If things continue the way they have in the past couple of months, I am very optimistic that we will see a very strong finish to the year.” Fall is a gorgeous time to visit the Hamptons. Good Enough to Eat Nestled in the heart of Sag Harbor’s Historic District, this hybrid old-new property abuts Cilli Farm, a 7-acre preserve that was once grazing land for the village’s last dairy farm. Owned by foodie Brian Halweil, editor of Edible East End, and his wife, the couple not only planted a large vegetable garden and assorted fruit trees they also restored native Pine Barren plantings from pitch pine to bayberry. When building a green residence, the two main concerns of Modern Green Home’s Peter Sabbeth are energy consumption and air quality. For the builder’s trio of modern farmhouse-style houses in Amagansett (charmingly named Three Sisters), he embraced natural tree shade to “reduce heating and cooling loads.” Each porch is between 2,500 and 3,000-square feet and ten feet deep. In summer, the porches “decrease solar gain on the first floor” by obstructing the sun’s rays from entering the interior. “That’s the reason they built porches before air-conditioning,” he says. In winter, the lower angle of the sun’s rays can enter under the porch roof. Spray foam insulation instead of fiberglass created an impenetrable wall cavity that suffers no leaks. Sabbeth, who has built sustainable residences from Gin Lane in Southampton to Daniels Lane in Sagaponack, controlled air quality in the homes by using low-VOC paints and finishes and by making the foundation walls

Energy Independent One of the greenest of Hamptons builders, Telemark head Frank Dalene, has been ruminating for several years about building the ultimate eco-friendly house – ever since he collaborated on construction of the Hamptons Green Alliance (HGA) home in Southampton, the largest LEED Platinum house in the country. It was also the first time a home’s carbon footprint was measured throughout the construction phase. While that residence was net-zero energy and carbon neutral, Dalene wanted to go further. In 2017 that dream will finally come true when he breaks ground on a 1,200-square-foot energy independent addition to his own Sag Harbor home.

Also the founder of HGA, Dalene says his project, which he has designed down to the nth degree, “has never been done before.” In effect the thermal mass of the concrete building itself will become an “energy battery” that will store hot and cool air. The complex system calls for a special frost protective slab and air system tubes. Logix, a company that produces insulated concrete forms, “totally redesigned the use of [a particular] form for my application, which they will introduce in January at the International Builders Show.” He is also working with scientists at Stony Brook “to create homeostasis in the building using bio-mimicry – how the body maintains its temperature by circulating fluids.” Once he has perfected his green tour de force, you can bet Dalene will share the technology with the rest of us.

ropical deforestation is responsible for 10 percent of all global warming emissions, not to mention obliterating critical habitats of plants and animals found nowhere else on Earth. We can all do our part by cutting down on demand. Here are some worthy alternatives to exotic hardwoods.
Reclaimed Wood Antique Lumber Modern Millwork in Wainscott sells handsome flooring made of lumber reclaimed from century-old barns in the Northeast. “It doesn’t get greener than that,” says Chris White, who owns the firm with his wife, Qiana. It also doesn’t get more beautiful. Mostly made from white oak beams, such flooring retains its aged character, much like fine wine. Look for wormholes, cracks, knots and checking. “The carbon footprint is very low,” says Chris. Rather than being harvested, it is carefully deconstructed by hand.The Whites purchase much of their stock from Amish traders who use manpower, not machines, to disassemble and mill the wood. “They supply it edge cut, de-nailed, kiln-dried and brush planed -- to make it more consistent.” Antique Lumber recently installed reclaimed wood floors in a 19th century mansion on Cobb Isle Road. Besides white oak, they also sell reclaimed floor boards in walnut, chestnut, hemlock and pine (heart,

Sustainable Bamboo Luxury homebuilder Frank Dalene, head honcho at Telemark, says his go-to flooring is bamboo, “the most sustainable flooring there is.” It’s actually a grass, not a wood, yet can be 25 percent harder than red oak. One of the fastest growing plants on the planet it matures in four to five years, so it is a rapidly renewing resource. Most bamboo flooring is made in China and requires minimal fertilization or pesticides. Telemark has been installing bamboo floors since 1999, when they built the Ross School’s Center for Wellbeing. “We were the first adapters in the Hamptons. It’s very stable, very pretty and can’t stain.” The exotic materials come in blonde (its natural shade) or deeper timber shades, a result of carbonization (heating). It’s essential to look for bamboo flooring with No Added Urea Formaldehyde (NAUF) for good indoor air quality (IAQ).
Comforting Cork A favorite of Frank Lloyd Wright, most cork hails from Portugal where laws to conserve it began as early as 1209! The bark of the Cork Oak, which can live up to 250 years, is harvested when the tree turns 25, then stripped by hand every nine years without damaging

the tree. Flooring is often made from scraps of bark left over from punched-out bottle stoppers, which are then ground, pressed and baked into sheets for planks and tiles. Thus there is little waste in its production. Unsurprisingly, cork is inherently cushioning – so it’s ideal for spaces where you spend time standing such as the kitchen, or for a kid’s room where comfort and safety are key. Allergy sufferers, take note. Not only doesn’t it accrue dust, but it also contains suberin, a natural substance that fends off mold, mildew and pests. It has become the favorite of designers who appreciate its natural variations in tone and texture and the fact that it can be dyed or stained any shade. Most cork doesn’t work in damp areas, but manufacturer Wicanders has created water resistant Hydrocork in 12 realistic wood visuals.
Retro Flooring Believe it or not, linoleum, which is composed of linseed oil, powdered cork, powdered wood, limestone, jute and pine rosin -- all rapidly renewable, recyclable and biodegradable – is a very green product. And it can be installed using 100 percent solvent-free adhesives. have a friend with multiple chemical sensitivity (MCS), a horrible condition that entails her sucking on an oxygen tank daily and getting intravenous vitamin drips twice a week – just for living in the modern age. Anna Sova Food Paint is made with... drum roll please... food. And according to a press release, smells like a “vanilla milkshake.” Its recipe, which is 94 percent food-based, includes such ingredients as milk casein, bamboo cellulose (think fiber bars) and food emulsifiers. Its palette book contains more than 500 colors such as Wild Currant, Toasted Praline, and Lychee Fruit. BioShield makes clay paints that come in soft colors that capture the nuanced ambience of real clay plasters and lime stucco. Harmony Paint from Sherwin-Williams, which contains sustainable raw materials, like soy and sunflower oils, was first introduced as a zero VOC interior coating with antimicrobial agents to resist the growth of mold. Its formula was then enhanced with “Odor Eliminating Technology,” to reduce household odors from smoke to garlic. Since then it has been updated with “Formaldehyde Reducing Technology,” to lessen emissions from building materials such as insulation and carpet.

Green Planet Paints, based on plant resins and mineral pigments produced with leading-edge plant chemistry, contains 40 percent bio content. The company was founded by a materials scientist whose knowledge of Mayan pigment technology helped her develop a rich palette of colors inspired by Arizona’s high-dessert canyon walls, waterfall mosses, and migrating birds. MORE OCEAN, LESS PLASTIC FIRST SUMMER SYMPOSIUM AT THE MONTAUK OCEANS INSTITUTE

ussell “Rusty” Drumm, legendary surfer, fisherman, writer, and co-founder of The Montauk Oceans Institute (MOI), who sadly passed away in January 2016, would have been honored by the event that took place there on August 21 in his memory. The “First Summer Symposium” featured a lecture given by Lia Colabello, Director of Global Partnerships & Community Engagement at The 5 Gyres Institute, located in Los Angeles, CA on “Plastics in the Ocean.” The lecture coincided with a “Memorial to Rusty Drumm,” featuring tributes by Bettina Stelle, MOI co-founder and Gregory Donohue, member, Board of Directors, Montauk Point Lighthouse, and a special song composed, written, and performed by Tony Villar, longtime surfing buddy of Rusty Drumm’s, entitled “Rusty’s Gift.” The symposium was set against the “Plastic Ocean” exhibit focusing on plastic pollution in our ocean, that opened this past July and runs until Thanksgiving, curated by local artist Scott Bluedorn. Other works exhibited are by artists Cindy Pease Roe, Billy Strong, Peter Spacek, and Rossa Cole. All the artwork was created from recycled and locally found plastic material. Hanging from the ceiling were plastic turtles, seagulls, and a floor to ceiling “plastic whale” named “Drummbeat,” in honor of Rusty, which was assembled by Montauk elementary school children and collected from Montauk beach debris. lecture focused on how plastics detrimentally affect the ocean, marine-life, and our food chain. She offered four major solutions to this man-made problem. Colabello noted that researchers estimate that 8 million metric tons of plastic enter the ocean each year. Most plastics are from plastic packaging made from petrochemicals and built to last—some for hundreds of years. There is an estimated 5.2 trillion particles of this “plastic smog” weighing in at 270,000 tons in our oceans worldwide. It fragments into tiny pieces due to wave action, photo degradation, and animals eating it. The plastic gets caught up in vast circular currents, called gyres and is difficult to recover once out in the ocean. Microplastics attract persistent organic pollutants like pesticides, flame-retardants and other industrial chemicals linked to human health problems—even cancer. A single plastic microbead can be 1 million times more toxic than the water around it because it absorbs pollutants like a sponge. As marine life eat the plastic, these pollutants can work their way up the food chain—and onto our plates. In 2015, President Obama signed The Microbead-Free Waters Act into law. Beginning in 2017, it will be illegal for companies to manufacture products (such as soaps, body washes, toothpaste, and other personal-care products), that contain plastic microbeads and by 2018 the sale of these products will be prohibited. Larger pieces of plastic are also a problem. More than

600 species are impacted by plastic, through ingestion or entanglement—both of which can sicken or even kill them. Birds, fish, turtles, dolphins, sharks and even whales can be poisoned or trapped by plastic waste. Colabello offered four major solutions to plastic pollution. Incentivize producers to recover and recycle packaging, as well as invest in innovative materials that are marine-degradable. Enact policy to ban plastics easily lost to the environment, such as shopping bags and microbeads. Educate consumers to reduce, reuse, recycle, recover, and rethink their use of single-use plastics. There is also conversation about investing in infrastructure in countries that need waste management and recycling facilities. The “First Summer Symposium” was a significant action in the Montauk Oceans Institute’s mission to build community, educate, and heighten awareness surrounding our local ocean’s health. t’s a hard, cold world out there—so it’s important to make your home a haven for relaxation. To find out more, we asked some local interior designers for tips on making a comfortable home. First up, choose soothing colors. White is perennially popular in the Hamptons, but watery blues and greens also promote relaxation. Sometimes people worry about purchasing pale furniture because it might get dirty, but washable slipcovers take care of any spills, kids’ stains, or dirty paw prints. If you want to add more color, choose colorful accessories and artwork. Austin Handler, principal at Mabley Handler Interior Design in Water Mill, says, “One of the most visible steps you can take is to use soft, soothing paint colors on the wall. Pale green and blue tones are especially soothing.Taken one step further, a textured grass cloth wallpaper in similar soft hues can create

the feeling of serenity by bringing in soothing colors that also have some texture, which helps a space feel softer and more cozy.” Soft textures not only feel good, they promote mental relaxation as well. Layer fabric window treatments for a lush feel, and layer fabrics on upholstered furniture as well.Toss throws on your sofa, and make sure you have plenty of soft cushions. Mix cushion textures: perhaps some chic needlepoint interspersed with a single longhaired sheepskin pillow?
Upholstered headboards and dining chairs are just plain more comfortable than hard wooden options, offering your head or back a soft place to rest after a long workday. Cushioned ottomans invite you to put your feet up comfortably, something that could never be said of a glass coffee table. If a hard surface is needed for drinks, add a wooden or metal tray. And don’t forget the floor. Austin says, “You can take very physical steps to bring comfort to a room by utilizing carpets that are comfortable when you walk on them barefoot or even lie down on them.”
Designer Barbara Feldman says, “Use furniture that is comfortable and fabrics that feel good. Choose colors that are not trendy or too strong as a background and accent with small touches. Try to carry some variation on the theme throughout so there is no visual disconnect as you travel from room to room or area to area.”
Another factor to consider is artwork. Austin advises, “Be cautious in the art choices you make. If you’re trying to create a soothing space, you’re probably not going to want to utilize bold artwork that might dominate the room.” Consider framed family photos on side tables to remind you of people and places you love. But don’t overdo walls or tables: your eye needs

some blank wall space to rest on, and your drink needs a place to land on your table. Clutter is the opposite of relaxing. How you use space is also important when creating a comfortable home. Barbara Feldman says, “Rather than separate spaces – a living room, a dining room, a kitchen – we are tending towards multifunctional open spaces that allow for ease of conversation, movement, light and a more laid back environment. One of the best ways to accomplish this is to open up a space by removing walls whenever possible to make it easy for family and guests to maintain visual access, communication and shift from area to area. Eschewing the usual seating arrangement of a sofa, coffee table and one or two club chairs, Barbara says she sometimes places four comfortable chairs or a pair of loveseats instead. And don’t line up the seating around the perimeter walls; too much space between seats makes conversation difficult. Instead, Barbara suggest, “pull the chairs or seating up close around a coffee table (but leave enough room for knees!) and make sure it is large enough to be easily reached for easy access food and drinks.” She adds, “It’s nice to have a chair and ottoman or two smaller chairs slightly distanced from the main seating area to give someone the ability to tune in or tune out, or have a more private conversation. Place these near a bookshelf so readers can have some privacy yet remain a part of the general space.” Pay attention to lighting. Austin Handler says, “Instead of using one main bright overhead lighting source, spread the lighting options out around the room, to keep the balance of light spread around. Also, use dimmers wherever you can; there’s nothing more frustrating than wanting to spend time in a room where you can’t dim the lights to create a soothing lighting environment.” Barbara Feldman agrees on the importance of dimmers. “I make sure to use dimmers because lighting creates atmosphere and can shift the focus from one area to another. For example, you might want to turn up the fixtures over the dining room table when everyone sits down to eat, and dim the others so the focus of attention is where you want it to be.” She says if there are not a lot of windows in the space she’s planning, she makes sure to use fixtures that simulate natural light as much as possible.

• Keep only what you love. In the kitchen, keep only what’s useful.

• To avoid overwhelm, focus on one small place at a time and set a timer for 15 minutes. When it goes off you’re done. Work only when you’re energy is high.
• Use your basement as part of the house and not a dumping ground. Build deep shelves and a cedar closet, and put to use old dressers for storage. Don’t have open shelves with everything exposed. “Closed doors make the whole house feel calmer.”
• Clothing. If you don’t feel great in it you’re never going to wear it, no matter how much it cost.
“I allocate X amount of space for any single item: one shelf for audio books, one drawer for underwear, one plastic bin for batteries. That way you can find something when you want it.” When those spaces are full, she starts dumping.
• Closet. Visualize what you’d like it to look like then set that as a goal. She finds it satisfying to have clothes arranged from light to dark.
• Mementos, she admits, are “hard to get rid of,” but she has limited their old photos and such to one bin, which “will probably sit there till we’re dead.”
• Discard duplicates.You don’t need two garlic presses.

A whiz at downsizing, she gives free estimates. “Everything in the right place gives you a sense of balance.” • Kitchen drawer process. Take everything out of your drawers and only put back gadgets as you use them. This way you discover what you actually use and what you don’t (that avocado scooper, perchance?)
Mudroom Maintenance Susanne Kelley, is an award-winning Sag Harbor interior designer, who believes that “when our home is in harmony our spirits are lifted.” • Her go-to containers are magazine files instead of filing cabinets, which take up too much room and

• Open mail over the trashcan so you can discard loose papers before they pile up. Separate paperwork with dividers into “what’s urgent and what can wait.” • When buying something let something else go. “If you buy a new lamp don’t put the old lamp in the basement. Donate it.”
Get Hooked Debra Geller is an East Hampton interior and construction designer. She believes that beyond function things must look pretty. “It’s not a show house, you live there.” • Use glass apothecary jars for Q-tips and cotton balls. • Organize clothes “like with like” (i.e. short sleeves together). Colors are a subcategory within, but she advises to only take on that challenge “if you can stay with it.” • Review your closet every six months and purge what you haven’t worn in two years (unless it’s “really special”). Check expiration dates on medicine. “Don’t let it take up prime real estate.” • Place hooks and shelves behind cabinet and closet doors where you can store things like a blow dryer. “Command makes great hooks.” • Use cutlery dividers in bathrooms to separate floss, nail clippers, comb. Use a separate one for makeup “with places for standups.”

PLANNING FOR A BEAUTIFUL WINTER GARDEN
he bright colors of summer flowers are behind us now, and autumn’s blaze of foliage will soon be over until next year. But as the East End heads into winter there is still beauty to be found in home landscapes. In the quiet of winter the landscape sheds its summer finery to reveal its underlying forms--its bones. The landscape becomes living sculpture. We can see the structural lines of trees and shrubs which the rest of the year are hidden beneath leaves and flowers. With some planning your property can be beautiful 12 months of the year.
Here are some strategies for adding visual punch to your winter landscape: Consider the shapes of trees and shrubs. A thoughtful grouping of trees and shrubs in an island bed can create a focal point all year. Trees come in many shapes and sizes. They may be rounded or oval, pyramid-shaped, open and wide-spreading, upright and narrow with a strong vertical line.Think about, for example, positioning a tall pyramidal Leyland cypress near a lower, gracefully spreading Japanese maple. The contrasting shapes will be beautiful even in winter. Ask a good local nursery to show you examples they may have in stock of the options described below. For added interest in a bed, especially near a contemporary house, include a weeping tree whose branches arch over toward the ground, perhaps a dramatic blue Atlas cedar. There are some weeping varieties of Japanese maples, which also reward us

with spectacular autumn color before the leaves fall to reveal the graceful arching forms of the branches. Some Japanese cherry trees, such as the Higan cherry, dazzle with their pink or white blossoms in spring, then reveal the graceful forms of their branches after the flowers and leaves are long gone. There is even a weeping form of our native eastern red cedar; look for the variety Pendula. For a touch of whimsy consider a corkscrew willow such as the variety Golden Curls, or contorted hazel, whose fanciful branches twist and twirl into space. There is even a contorted form of Leyland cypress, that popular and statuesque (and so far deer resistant) screening plant. For vertical line, seek out the tall, narrow varieties known as “fastigiate.” The next time you add a tree to your landscape, whether for shade, privacy or beautiful flowers or foliage, think about its shape, too, when choosing what to plant. Plant trees and shrubs with decorative bark. Winter is the time to appreciate the many textures of bark on trees and shrubs; some are truly lovely. The Heritage river birch has white bark that peels to expose cinnamon or grayish inner bark. Paperbark maple’s brown bark peels to expose a layer of orange-brown inner bark underneath. Crape myrtle, beloved for its spectacular, long-lasting wands of bright pink flowers in late summer, has smooth, gray bark that exfoliates to reveal inner bark that’s gray and brown. The bark of lacebark pine peels away in plates to expose light inner bark in a patchwork pattern. Cryptomeria, or Japanese

cedar, has reddish brown bark that peels in long strips. The climbing hydrangea vine that’s so magnificent in summer in winter displays its shaggy, russet-brown bark. Use evergreens for winter color. Evergreen trees and shrubs are colorful all year.And they come in many shades of green that can combine in beds or borders. There are bright crayon-box greens, soft blue-greens, deep forest greens, cheery yellow-greens, silvery gray-greens. There are even golden evergreens whose brilliant color positively glows against a gray winter sky or snow-covered lawn for an arresting focal point in the landscape. If you’re looking for cool, blue tones, consider Chinese juniper varieties such as Blue Point and Glauca, and the shore juniper called Blue Pacific. For a dash of gold, look for Gold Coast, Aurea and Old Gold Chinese juniper, or the arborvitaes Golden Ball, Aurea Nana or Rheingold (but be aware that deer will munch on arborvitaes as high as they can reach). Look for berries. Hollies are treasured for their bright berries as well as their lustrous leaves. Red is the classic color, but there are also hollies with orange or yellow berries. Most hollies are evergreen, but a deciduous one—winterberry—packs its stems with bright red berries in fall. After the leaves drop, the berries can remain well into winter…if local birds and wildlife don’t get them first. This winter, make it a point to look at your landscape and discover its quiet beauty. Then start planning how to make it even better next year.

Japanese Influenced Landscape for Sagaponack House
TOUCHING THE SPACE GEOFFREY NIMMER CREATES SPECTACULAR GARDENS USING NATIVE PLANTS
T
he East Hampton-based landscape designer Geoffrey Nimmer sees his work as akin to choreography, one that has much in common with the spare sensibilty of modern dance. For Nimmer, the correlation between the two is not random. For much of his twenties and well into his thirties, Nimmer, a tall, long-limbed, graceful man, danced with the Lucinda Childs Company and Robert Wilson. “A choreographer I used to worked with a lot always spoke of ‘touching the space,’” says Nimmer from the grounds of a small East Hampton garden on which he has been asked to consult. “I like that idea very much, and I think it’s an apt metaphor for the landscape designer’s task. As in choreography, you’re creating patterns and rhythms, as well as considering the relationship between objects and the play of light.” To say nothing of the relationship between the environment and its native plants, he would surely add. Nimmer is best known for his low-maintenance organic lawns and his creative use of indigenous plant species. For a house in Wainscott, he created a giant meadow that is bright with native plants and flowers. Eight months out of the years, echinacea, pye weed, little blue stem grass, ironweed, Queen Anne’s lace, and butterfly weed bend and sway in great drifts.

“It’s a pollination garden,” he says, “so you have lots of bees and butterflies flitting about. And the garden cuts a swathe through the property so it’s also a lawn substitute.” (To the owner’s delight, Nimmer removed 1,500 square feet of the latter.) And it’s impressively low maintenance, requiring only selective weeding, mulching, and a bit of staking in the spring. In the winter, he doesn’t cut anything back in winter, leaving the birds to deal with the seed pods. “In general, we just let it go!” he says. But Nimmer also designs gardens with a more minimalist aesthetic. Recently, he did a Japaneseinfluenced landscape for a small house in Sagaponack that sits on half an acre of land. The entrance to the house features big irregularly-shaped bluestones set in a tall fescue lawn. Since the lawn is organic, it only gets mowed once a month and the grasses grow long and wavy and fold over themselves in wavelike formation. Also on the property are interesting specimen trees such as the topiary black pine that heralds the entrance to the property; a weeping Atlas cedar that grows sideways; a vitex; and some other unique cedars that the landscape designer “limbed up.” Nimmer says that the careful placement and care of these trees contribute to the feel of the property. “All my work is a collaboration with the client and the

space. And it’s my job to do what makes sense within the space.” Roses need lots of sunlight and sometimes a client will ask for rose bushes in a shady spot. When that happens, he will politely but firmly say no. “To acquiesce to something that is so patently wrong would go against everything I believe in,” he says. Nimmer started his business thirteen years ago, designing rooftop gardens in New York City during the longeurs between dance gigs. One day he had a call from a renowned choreographer asking if he would be interested in reprising a role he had danced several years before. He thought about it for a minute and declined. When he put down the phone, he realized he wanted to fully commit himself to landscape design. After taking a degree in horticulture at UCLA, he went on to become the first estate gardener at The Watermill Center, the artists’ colony founded by Robert Wilson.
Turning his attention to the garden on which he is consulting, he recommends taking out a pitch pine that’s enclosed in a raised bed and whose branches graze the roof of the house. As a replacement, he suggests an hinoki cypress. “Love it’s structure, color, texture--everything.” He confers with the client about removing the raised bed, which he, Nimmer, feels is blocking the entrance. “If you took it out, you would enlarge the courtyard and create a more direct path to the house,” he explains. The homeowner balks, and Nimmer presses his case. “I love the phrase, ‘the celebration of entrance,’ and I think you always want a gracious pathway to your home. at the limitations imposed by working mostly with native plants, Nimmer sees it as a creative opportunity. “I try to use plant material that isn’t prone to pests or diseases. Hemlock, for instance, is susceptible to wooly adelgid so I forego them. It does require a shift in mentality on the part of the client, but the people I work with embrace the challenge. Gardening with native plants makes sense from the point of view of the environment and from a design standpoint as well. As a bonus, they tend to require less work. They’ve always been part of my aesthetic and at this juncture, I can’t imagine working without them.” A few weeks later, Nimmer reports that plans are apace to plant an hinoki cedar in the front of the house. And in the back garden, he says, the client is thinking of putting in an organic lawn.

JT: My real estate philosophy has always been to service my buyers and sellers-to help guide them to making good decisions, based on their needs, desires and budget. HRES: Why did you become a real estate broker, and what specific qualities do you offer your clients? JT: I enjoy working with people. You have to be a people person to be in real estate. When you have been in it as long as I have, you follow so many families’ journeys- an entire life cycle: first home, investments, larger home to accommodate growing families, moving into smaller accommodations when the children have grown, retirement sales, selling to the next generation, helping with estate sales.
