Somewhere In Time on the Shores of Shelter Island Shelter Island. Combine a historic mansion, a prominent location in Dering Harbor, 300’ feet of private beach, expansive views, sunsets, a boathouse servicing a deep-water dock and you just might begin to imagine this nearly 3-acre estate perched on high overlooking broad swaths of bayfront that has rarely come to market since it was built at the turn of the century. Poised 30’ above the Peconic, on a site to where, for almost 40 years, steamers would deposit the rich and famous from New York, Boston and beyond to the venerable Manhanset House, an enormous 500 guest hotel opened in 1874 which would eventually, in 1896, anchor a new golf course. The current house and its once connected neighbor built in the early years of the 20th century would serve as the clubhouse for what would become Gardiners Bay Golf Club after the original hotel had burned to the ground. Today a fortunate new owner would enjoy blazing sunsets and unobstructed views to

The 8,000 SF Mediterranean style manse offers 8 bedrooms, serviced by 7 baths on three levels of living space. Dramatic beams enhance the great room with vaulted ceilings and an imposing fireplace while a more intimate living room, warmed by its own fireplace, will become a favored haunt of those looking to read, watch TV, or quiet reflection. Additional amenities include a bar room with an original soda fountain, billiard and game rooms, gym, and bluff top hot tub. The 24’ X 60’ pool, with a decided Slim Aarons feel, looks out past 300’ of a private, sandy beaches to the 150’ dock with water, electric, dual hydraulic boat lifts, and its own boathouse. A separate cottage on the property could be repurposed as that coveted artist studio. Dubbed the Smallest Village in New York State, Dering Harbor occupies an enviable 200 acres within the approximately 8,000 acres that comprise the roughly 7-mile-long township of Shelter Island. Well known to many who frequently ply these waters, this imposing seaside estate awaits your private tour. Exclusive. $11.95M WEB# 883058

Country 6 Bedroom Retreat on 3 Acres Bordering Reserve Bridgehampton. You’ve always dreamt about that sprawling 6-bedroom country retreat behind a gated entry with gorgeous landscaping you’d buy among the farm fields of Bridgehampton, perhaps on Butter Lane far enough from the village crowds but so close to everything else. Hopefully the property would be contiguous to a large, 10 acre reserve with views that would include glorious sunrises to the east and blazing sunsets to the west. Of course, you’d want almost 3 acres with room for that coveted tennis court leaving lots of verdant lawn for all your other activities. Wouldn’t it be nice too if you could just drop your furniture in without having had to do all the recent renovations by Bulgin & Associates that included new roof, windows, siding, refinished floors, lighting and outside stonework? Certainly, you imagine the languorous lunches and intimate moonlit dinners you’ll enjoy, all prepared in your fully equipped kitchen, eaten al fresco on generous patios. And naturally you’d expect a heated Gunite pool serviced by its own cabana with outdoor shower? Didn’t your wish list include a working green house and a detached 3 car garage? Well... I just happen to have one if you’re still in the market. You better hurry though as there aren’t many 6-bedroom, 7-bath traditionals with 3 fireplaces and a finished lower level hanging around at the moment. Dreams can come true if you are quick enough to preview and lock down this rare opportunity in the farm fields close to everything that makes the Hamptons a world class destination. Montauk Colony: If You Lived Here, You’d Be Surfing Right Now Montauk. An extraordinary opportunity remains at the edge of the ocean on the last of four parcels, sprawling along nearly 100’ of beachfront and offering 180° views to the Atlantic over Montauk’s fabled Ditch Plains. With Suffolk County septic approvals for a 6 bedroom house, the fortunate new owner of this 1.2 acre lot merely needs a building permit to create something of their own design up to 6,000 SF with ample room for pool, spa, and patios that would afford epic views of the ocean from the first floor. With Montauk experiencing a renaissance, this property is close to chic restaurants, beach bars, marinas, the Robert Trent Jones designed Downs, and even a private airport just a short drive away. With all this plus worldclass surfing beckoning at the other end of your own beach-side staircase, your dream of that perfect summer awaits at the Montauk Colony. Exclusive. $7.995M WEB# 870650

all has always been one of my favorite times of year here in the Hamptons. Apple picking at the Halsey farm, pumpkin gathering from Hanks Pumpkintown, and the recently wrapped Hamptons International Film Festival are just a few of the many enjoyable activities that come to mind. Fall is also a busy season for real estate on the East End. The continued stretch of nice weather has drawn many buyers to the East End looking for their new dream home – hopefully many of you will find yours within the pages of this issue!

Featured on this month’s front cover, Susan Breitenbach of The Corcoran Group presents the iconic Redcraft Estate, located on Southampton’s coveted Ox Pasture Road, in the heart of the estate section. Conceived and built at the turn of the century by the founder of Con Ed and heir to the Cunard fortune, Charles Francklyn, it has now been restored to 21st century standards by renowned interior designer, Steven Gambrel. French doors open onto covered porches and terraces that run the length of the home and park-like landscaping by award winning landscape architect Perry Guillot. This well-published property exemplifies the subtle elegance and grandeur of one of the most classic homes in the Hamptons.

Be sure to check out our kitchen design features, including a look at creating the kitchen of your dreams by Robert Bakes, of Bakes & Kropp and Alice Phillips’ piece on the latest trends. Also in this issue, Katya Russell’s “French Twist,” showcasing designers José Solis Betancourt and Paul Sherrill’s Provence-inspired elegant makeover on Mecox Bay; Adrianna Nava’s fall Marketwatch report for the latest on Hamptons sales & listings; Heather Buchanan’s “From Farm to Tableau,” featuring photographer Mike McLaughlin’s North Fork vistas; Dawn Watson’s Hamptons Habitués for some good news gossip about our notable friends and neighbors; plus much more! Enjoy the issue!

HAMPTON HABITUÉS I

BEHIND THE SCENES SCOOP

t seems that behind the scenes is the best place to be for at least a few of this month’s favorite habitués.

Never Have I Ever Photo: Netflix

MC ENROE RAISES HIS VOICE First up is sometime Southampton resident John McEnroe, who absolutely slays as the narrator on Never Have I Ever. Back for season two of the Netflix-produced coming-ofage comedy, the former bad boy of tennis and seventime Grand Slam champion seems to have finally met his match as the offscreen voice of series lead Devi Vishwakumar, played by Maitreyi Ramakrishnan. It’s a super strange choice to cast a 62-year-old professional tennis player white guy to tell the story of a nerdy Indian American teenage girl but man does it ever work. Brilliantly. Be sure to tune in if you haven’t seen this fresh series, executive produced by Mindy Kaling. You’ll be glad you did. ‘YEARS’ AGES NICELY Another standout show featuring the offscreen talents of one of our East End regulars is The Wonder Years reboot. Produced by original series star Fred Savage, the Walt Disney / ABC update is supremely good.

BY DAWN WATSON

This new take on the 1988 classic stars Elisha “EJ” Williams as Dean Williams as the primary character, plus Dulé Hill, Saycon Sengbloh, Laura Kariuki as dad, mom, and sister, with Don Cheadle serving up as the narrator. Set in Montgomery, Alabama in the late 1960s, these Wonder Years tell the tale of growing up from the perspective of a black middle-class American family. A huge round of applause on this one. Bravo all, including Savage, who shares executive producer duties with Saladin K. Patterson, Lee Daniels, and Marc Velez, as well as the cast, crew, writers, etc. Well done! SERVING UP GREATNESS Then there’s All In: An Autobiography by Billie Jean King with Johnette Howard and Maryanne Vollers. This book, which utilizes the talents of Bridgehampton resident and The Rivals author Johnette Howard, is capital R riveting! This autobiography of the tennis legend blows the barn doors off their hinges. Wow! For those who might not be as familiar with Howard, she’s worked as a national columnist and commentator for ESPN, and as a long-form writer for Sports Illustrated, The Washington Post, and The National. The work she’s done on this book, obviously along with King herself and co-writer Vollers, is extraordinary. The intimate and inspiring book showcases the world’s former number one tennis player’s incredible career, personal relationships, fight for social justice and commitment to equality. It’s a humdinger of a great story. BOOK ‘EM A couple of other books by East Enders that are worth mentioning are Katie Lee’s latest cookbook, It’s Not Complicated: Simple Recipes for Every Day and Erica Abeel’s The Commune. Both books came out this year and are worth picking up. Lee’s cookbook is all about settling down and simplicity. Remarried a few years back and now a first-time mom to a one-year-old daughter, Iris, her newest is written for the everyday cook. In it she shares 100 of her favorite down-home and delicious recipes.

Photo: ABC

As for Sagaponack-based Abeel, her latest novel, published in July, is a comic satire and roman a clef about the Hamptons, but based in the fictional town of Ilesfordd. Set during the early 70s against the backdrop of the fight for female equality, The Commune is about “a little group of extremely flawed, self-seeking and hyper-ambitious individuals in a group house in the Hamptons who launched an event that transformed the world,” according to the author. To us, that sounds pretty much like a typical Tuesday out East. LOL. Rumors are swirling that Sag Harbor’s own Amanda Fairbanks’s book, The Lost Boys of Montauk, is about to get its closeup. Apparently, there’s a six-episode series in the works, with names such as Frances McDormand and Timothée Chalamet being bandied about. This based-on-true tale of locals lost at sea, aboard the Wind Blown in 1984, is sure to hit home here and beyond. SALUD! Lastly, let’s bring our glasses together for the folks at Foster Farm in Sagaponack, whose Sagaponack Farm Distillery has been earning high marks and winning awards all over the place. Of note, the Distillery won the 21st annual Finger Lakes Competition in June and the American Distilling Institute’s Craft Spirits Awards in August. Cheers to that.

HOT SALES & LISTINGS... WITH A DOLLOP OF HAMPTONS GOSSIP BY KAREN DASH KA-CHING, MARTHA! When the news broke in June that Martha Stewart was selling her longtime home on Lily Pond Lane, East Hampton, to Huffington Post and Buzzfeed founder Kenneth Lerer, the value of the trade wasn’t known. The last asking price was reported to be $8.4 million. Turns out the property sold for a whopping $16.5 million, almost twice what people thought and close to ten times what she paid. Stewart paid $1.7 million for the 1873 cottage back in 1991, using the proceeds from her $5 million, five-year consulting contract with Kmart. “I still can’t believe how beautiful it is out here,” she said of East Hampton. But she ended up rarely spending time in the Hamptons, so she decided to downsize. Martha Stewart’s Lily Pond Lane Home

REALTY CHECK WELCOME BACK, MISS WELD Early ‘60s Hollywood teen queen Tuesday Weld, who sold her longtime oceanfront property in Montauk in 2009, apparently misses the town. She’s recently purchased a tiny condo there for $335,000. It was repped by Constance Tighe and John Taylor at Corcoran. Her previous Montauk house, in the Surfside area, traded for $6.75 million. She also has homes in Hollywood and Colorado. The tiny condo Weld bought this summer is in the Montauk Manor. At just 661 square feet, the one-bedroom unit does include two bathrooms, along with two separate entrances. HAUTE SPOT MINDFUL DAN SERVES UP SOUND BATHS

BY DAWN WATSON

D

HRES: Cool. What do you use to make the sounds?

aniel Lauter is a classically trained musician, composer, and collector of instruments whose professional and spiritual path has widened to include the therapeutic use of sound.

MD: So many instruments and sounds, ranging from metal Himalayan bowls, crystal singing bowls, Tibetan and Himalayan bells, shruti, ocarina, rain stick, hand pan, didgeridoo, and more. The sounds they make are unique in and of themselves, and they come together to form this beautiful cohesive melodic and harmonic mix.

The musician, educator, and integrative sound specialist, known as “Mindful Dan,” creates custom experiences for others through sound meditation, mindfulness, audio and visual imagery and a touch of alchemy. Hamptons Real Estate Showcase recently caught up with him to find out who he is and what sound journeys are all about.

HRES: What are the benefits of such an experience? MD: It’s been found to be very relaxing, for the attendees and for me as well. The therapeutic benefits include stress and anxiety reduction, tension release, and it’s great for general healing and self-care.

HRES: Hey Daniel, please describe yourself and what you do. Mindful Dan: The short answer is that I’ve been a musician and composer for years. I studied world music in conservatory, played in a ton of bands — from jazz to punk — and ended up living with a musical instrument importer. We opened up an art gallery in Larkspur, California in the late ’80s and started featuring a lot of ancient and sacred music and art, put into modern context. All sorts of people came into the gallery — shamans, Aboriginal elders, and other interesting people — who introduced me to these sound

journeys through indigenous instruments. Turns out, we weren’t that great at business; we kept collecting the instruments ourselves. But our collection progressed and then we were able to begin painting with sounds. HRES: Can you describe a sound journey event? What does it entail? MD: Now we refer to them as “sound baths.” I guess you could say that I’m a meditation DJ — part performance art, part sound healing — kind of like a live painting, but with an audience and sound.

Photo: Donna Soszynska

The audience will usually bring a yoga mat or blanket because they almost always end up lying down at some point during the hour-long experience. Though each experience is unique, most of the time, we start with deep relaxations and mindfulness meditations — a sort of guided shavasana with my voice and sound. Then we explore into the sound journey, which is a palette of different types of sounds.

Many people have told me that it’s a transformative event. And because it compels a different experience from person to person, I like to say that the sounds are like ice cream. There are different flavors, depending on how a particular sound is going to resonate with you and what you need in that moment. HRES: Sign us up! Where can we experience this? MD: I’ve got a few more events planned at the Southampton Arts Center. There will be two in October, on the 9th and the 23rd, then two more in November, on the 6th and the 20th. I also do custom bookings, livestream, and workshops. I am also working on an app and will soon have integrative 9 Harmonies movement classes available. Oh, and we’re building a studio in the Springs. Once that’s done, we’ll have a dedicated space here on the East End, which I’m very excited about. It’s my dream to be the Bellringer of the Hamptons!

MARKETWATCH

THE PASSION FOR POSITIONING BY ADRIANNA NAVA

A

wonderful kitchen is a Hamptons homebuyer’s dream. It’s also easy to compare one kitchen to another and assign a dollar value. Many homebuyers enter the Hamptons market from metropolitan areas, like New York City, where price per square foot reigns king in property valuations. Real estate in the Hamptons can be extremely difficult to value. The market is quickly returning to normal market activity levels. Today’s buyers will wait for the right property to list for sale. However, inventory supply remains historically low and, despite the recent increase in the number of new listings, people have decided to stay — many existing listings were taken off the market. Listing supply is still depleted going into winter. We’re essentially at half strength.

remains an element at the sole discretion of the buyer — the value of his or her passion for its position — and it may not match the seller’s.

While most aspects of a property here can be placed into calculated buckets, there

Take, for example, waterfront. There are many types on the East End. Some have

active views. Some have passive views. Different folks, different strokes — even within those camps. The ultimate price that homes will sell, in any Hamptons market, depends upon the dollar value the winning bidder will personally place on the property’s positioning. What one buyer feels looking out at a 100 foot walkway to the beach can be quite different from person to person. This feeling can be difficult to predict and agents are often surprised, positively and negatively. Inspired by this issue’s kitchens theme, we highlight market movement of properties with special kitchens in compelling positions. Less than half a mile from the heart of Sag Harbor Village, the property at 49 Rysam Street in Sag Harbor was a quaint, renovated country cottage listed by Stacey Cohen of Saunders & Associates for $2,995,000 that achieved 13.5% above the ask for a final sales price of $3,400,000 in early September. It last traded in 2016 for $1,495,000.

A modern beauty featured in more than a dozen publications, the property at 73 Cove Hollow Road in East Hampton was listed in July by the Cee Jack Team at Compass for $5,950,000, reduced its price to $4,995,000 in August and found a buyer in the beginning of September, 61 days after first listing and 32 days after the price reduction.

Custom-built and within minutes of Amagansett’s increasingly popular beaches and shops, the property at 114 Montauk Highway was listed by Romaine Gordon of Saunders & Associates for $4,750,000, went into contract in 93 days, and closed on September 14th for its list price. The potential of positioning also draws a crowd. A throwback to a different time, 263 Olivers Cove Lane in Water Mill was recently listed for $35,000,000 by Bespoke Real Estate and offers phenomenal direct calm water views with an existing waterfront pool.

The passion for positioning is what will get a home sold for the most dollars today. Sellers are no longer advised to hold out for more if they have timing goals or are trading within this market. Pricing continues to climb and interest rates are forecasted to increase. While buyers are prudent to be cautious, reevaluating those wishlists to see what else can be flexible may not be a bad idea. Right now, it’s about getting a foot in the door if one plans to stay a while. Though sensitive, the timing is right for both buyers and sellers to get a good deal, if they can be flexible.

DESIGN substantial over the last few years. In terms of mixing metals, I love to mix but it can’t be random,” says Bakes. “One of the core design concepts that I follow is the connection of elements throughout the space, so when mixing metals it is important to make those little connections and have the different metals repeat in various places.” Built-Ins and Storage. While there are tons of new gadgets and kitchen utensils coming to our kitchens in 2022, we don’t need to see them. Builtin appliances create a streamlined finish without sacrificing style. Appliances like a refrigerator or dishwasher can be neatly hidden behind panels matching cabinet doors. Electrical sockets are recessed as well. Built-in storage boxes for utensils and small electrics (coffee maker, toaster, etc.) take this new minimalism just a step further, enhancing the clean and uncluttered lines of counter space. Concealing your range hood is also on trend for 2022. While some kitchen designs focus on floor to ceiling storage, Bob Bakes does not see that as a trend that will really catch on because it’s not particularly practical. “We don’t often use floor-

Furniture made of natural wood perfectly complements the kitchen space. What trend can we expect not to catch on? There has been some chatter about the return of the kitchen as a separate room/space as a response to the proliferation of open-space floor plans. Not a chance, according to Bob Bakes. “The open plan concept is contingent on space, but generally we are still seeing a desire for open floor plans. The need to design the kitchen as a separate room is

A HOUSE IN WATER MILL EVOKES THE SOUTH OF FRANCE IN A QUIETLY SPECTACULAR WAY. BY KATYA RUSSELL PHOTOGRAPHS BY GIANNI FRANCHELLUCCI

I

f the idea of Frenchifying a house in the Hamptons strikes you as a design concept better left on the drawing table, well, you’re not alone. That was José Solis Betancourt and Paul Sherrill’s reaction, too, when a couple approached them

about refurbishing and decorating their home in Water Mill in high Provençal style. The principals of the AD-100 firm Solis Betancourt & Sherrill were hesitant, as they have made their reputation on work that shows a sensitivity to context. Still, as Paul Sherrill recalls, “There was something so fantastic about the house that we agreed.” Fantastic about its location on Mecox Bay, that is. The place itself had seen better days. Sherrill describes it as having a seventies-rustic theme with hex terracotta floors, reddish rough hewn planking, and an awful lot of drywall. Nevertheless, the clients had spent time on vacation in the south of France and sought to recreate the look of the region’s wonderful old stone houses. From the outset, Betancourt and Sherrill resolved to shun any and all design motifs that were overtly Provençal: there

was to be no toile de Jouy, no bright colors, absolutely no quaint tiles. They envisioned a sober, elegant interpretation of a country house in la France profonde. “There’s so much folk imagery that comes to mind when you think of Provence,” says Sherrill. “But we are on Long Island and we didn’t want the interiors to feel like a cliché.” The designers’ solution was to opt for natural linens, rough stones such as limestone and gravel, unfinished wood, and whitewashed and bleached floors throughout. Their first design move was a small, subtle one that changed the entire feel of the place. Previously, you crossed a courtyard, walked through the front door, and fell into a great room. To give a sense of arrival, the team constructed a vestibule. “Qualitatively, it made a huge difference,” Sherrill says. To create a sense of depth, they chamfered the windows in the main room, integrated decorative ironwork, and installed French doors that brought in a lot of natural light and offered views across Mecox Bay. One of the room’s focal points is a large stone receiving table, which is used for dining during the winter season. In summer, the couple entertain at a long refectory table beside the pool.

The textural palette includes tapestry-like textiles and faded damask. “Everything we chose had a sun-bleached feel to it,” says Sherill. “We tried to build in a patina and we went to lengths to make sure it was a clean one. We were going for barefoot elegance.” To this end, they deployed sisal carpet to unify the space and antique woven area rugs. A library holds a vintage Knoll sofa which the designers re-upholstered in an antique tapestry. “One of the homeowners loves to sit there and make business calls,” Sherrill says. They also designed a small wet bar featuring an old French work table with a charming storage area for glassware. An ice maker and a refrigerator are cleverly concealed behind burlap panels. Although the overall effect is casual and understated, as Sherrill notes, every element of the house was carefully considered. Old wood casement windows, Marmorino plaster walls, a stone vessel sink on legs from Turkey, a soaking tub with views of a parterre, and vintage steel chairs that the designers painted white all contribute to the impression of a country house in, yes, Water Mill by way of the south of France.

SPOTLIGHT

FROM WOOD TO WOW

HOW TO CREATE THE KITCHEN OF YOUR DREAMS BOB BAKES, CO-FOUNDER AND HEAD OF DESIGN, BAKES & KROPP

I

’ve always been drawn to the process of creating beautiful kitchens. In the early 2000s, I was working in London, running a kitchen design company where I sold products from a range of brands. Across the pond, Paul Kropp was busy hand-crafting custom wood furniture out of his woodshop in Michigan. After moving to the U.S, where I spent a brief spell with a high end kitchen design company based in CT, in 2006 I followed my passion for designing luxury kitchens and founded Bakes & Company. In 2011, I started working with Paul, combining my designs with his construction, and very soon it became clear that there was a synergy to the relationship that needed to be developed more fully. In 2014, we decided to make our partnership official. Thus, Bakes & Kropp was born, out of a vision to build a legacy

of fine design and craftsmanship and to create one-of-a-kind luxury kitchens for beautiful homes across the country.

What makes a Bakes & Kropp kitchen? Our kitchens are thoughtfully designed and hand-built at every step. Perhaps most importantly, Bakes & Kropp kitchens are custom tailored to each and every client that we work with. Carefully assessing a client’s lifestyle is a crucial first step of designing their dream kitchen. No two kitchens are alike, and we customize each space for optimal functionality, from layout to integrated appliances all the way down to drawer inserts. Some clients have a clearly defined aesthetic vision from the outset, and some need our help to guide them to discover and define

their personal style. This is where our showrooms come into play and serve as a starting point for clients to start to identify the colors, textures, and materials that speak to them.

Our top priority when designing a kitchen is to perfect the flow and the movement. A good kitchen layout allows the chef to maneuver unhindered between different activity centers. When designing your dream kitchen, it’s important to identify your functional preferences and decide how you want the space to operate first. Are you a big cook? Do you need a 60-inch range, a 48-inch range, or a 36-inch range? Do you prefer to have ovens underneath the range or do you want them in a tower? How much refrigeration space do you need? Once you have a clear vision for functionality, your aesthetic vision will be that much simpler to execute.

Paul and I have been lucky enough to design some particularly spectacular kitchens in amazing residences during the course of our partnership. We are seeing more willingness from our clients to embrace experimental design choices, from a thoughtful mixing of metals to a blending of textures and colors. This broadened vision for design is resulting in spaces that demonstrate a clever and thoughtful balance of different looks. It is this energy, this growing creativity and desire to take design risks that inspires us more than anything else. It is this outlook from our clients that encourages us to continually expand our horizons and take Bakes & Kropp further into the minds and hearts of our customers.

SPOTLIGHT

SAVING OUR FUTURE COMMUNITY PRESERVATION FUND GENERATES ALMOST 2 BILLION DOLLARS OVER THE LAST 23 YEARS BY RICHARD LEWIN

U

nless you have bought or sold property in one of our five East End Towns (Riverhead, Shelter Island, Southampton, East Hampton and Southold) in the last 23 years, you may have no reason to know what “CPF” stands for. If you live in one of these Towns, your quality of life benefits daily from Community Preservation Fund purchases.

According to New York State Assemblyman Fred Thiele, the development boom in the 1990’s on the East End that was subdividing substantial properties like the Grace Estate and Hampton Hills, inspired him and New York State Senator Kenneth LaValle to search for a way to slow the development trend, thereby preserving our dramatic open vistas, waterways and historic structures. Based on a model that existed at the time in Nantucket, Massachusetts, as of April 1st, 1999, a 2% tax (“Peconic Bay Region Community Preservation Fund”) was to be collected on all properties where ownership was transferred. By law, the CPF Funds collected could be used to purchase properties like open space, farmland, park land, forests, aquifers and historic places. With the continuing geometric increases in property values, Assemblyman Thiele notes that a CPF Fund “allows conservation to keep

pace with development”. Predictions were that East End CPF would collect 15 million dollars a year, but has actually averaged 90-95 million dollars per year, with over 10,000 acres already preserved. The program has generated approximately 1.7 billion dollars since 1999. Recent financial support and purchases have included the Sag Harbor Cinema, portions of the Pine Barrens, the Long Pond Green Belt, Sag Harbor’s Steinbeck Park, the Life Saving Station in Hampton Bays and “Sugar Loaf”, the Shinnecock Hills Indian Burial Grounds. A classic example of CPF purchases of historic places is the Greek Revival style Nathaniel Rogers House (added to the National Register of Historic Places in 2005) at the corner of Main Street and Ocean Road in Bridgehampton. On a recent tour of the House with Bridgehampton Museum Executive Director Nina Rayburn Dec and Board President Peter Sughrue, Southampton Town Supervisor Jay Schneiderman and Southampton Town CPF Manager Lisa Kombrink reported that the property was rescued from development when the Town CPF contributed $2.5 million of the approximate $3 million to purchase it. Both would like to see an expansion of Historic Districts in the Town in the future.

Assemblyman Fred Thiele Photos: Richard Lewin

According to Assemblyman Thiele, the supply of substantial open space parcels available for purchase is rapidly dwindling. So, especially in the Town of East Hampton, future emphasis will be on historic places, locations critical to our water quality, and areas that are vulnerable to the effects of climate change, like oceanfront properties in downtown Montauk. In East Hampton Town, the most recent CPF acquisition was the purchase of the Bistrian Farm property in Amagansett (reported in last month’s HRES). Scott Wilson, CPF Program Manager for the Town of East Hampton, reports looking at about 100 prospective properties per year. Future possible inclusions in the Program are a 50-acre piece in Wainscott Woods, 40 acres off Old Montauk Highway in Montauk, and the 170-acre Camp Blue Bay Girl Scout Camp. The Community Preservation Fund Program will end in 2050, so, if we choose carefully, we still have time to preserve the flavor of the East End that we love.

PHOTOGRAPHER MIKE MCLAUGHLIN CAPTURES NORTH FORK VISTAS

S

ometimes, second acts in life are the most exciting. For photographer Mike McLaughlin, a successful, fast-paced career in business analytics for cable giants Showtime and HBO morphed into a slow and penetrating look at nature and the world around him, captured in iconic images. The North Fork which started as a weekend retreat in 2003 became a more full-time residence for McLaughlin and his husband in North Jamesport. “I’ve always enjoyed photography and been drawn to photographs as an art form but it wasn’t until we moved here that I became more serious about it,” recounts McLaughlin, “I fell completely in love with the beauty of the North Fork, the farms, the vineyards, the barns, the potato trucks and the rhythms of the farming and the agricultural scene. I felt the need to capture it.” With an upgrade in equipment and study at the International Center of Photography, he honed his craft. The artistic result is a timeless portrait reflecting the dignity and tradition of the land and those who work it. While some shoots are planned, McLaughlin also embraces spontaneity, driving around with his camera, ready when the perfect

light conditions illuminate a favorite vista. And often the shot will come with a story. He recounts one of his favorites, “I came across a tractor cutting down a field of mustard. As I was taking the picture the farmer came by and he explained to me the whole philosophy behind planting mustard. When it’s in bloom you plow it and it actually cleanses the soil so that the next crop isn’t contaminated by the last crop. You learn a lot by being alert to nature.” Where McLaughlin’s past and present career intersect is in his analytical and quantitative approach. He comments, “It’s about minimalism, order and simplicity, nothing extraneous. I took that sensibility and mindset and applied it to both my composition and my post processing. I am able to take these raw images that I capture in the field and process them with digital darkroom techniques to enhance them ever so slightly so what comes forward is the feeling I had when I was in that field or on that beach taking the photo.” Another way McLaughlin is preserving iconic local images is in his series East End Extractions. He captures classic shops, theaters, diners or

BY HEATHER BUCHANAN

churches which embody years of history, almost suspending them in the ether. “Audiences often respond ‘Gee I hope that’s still here in five years,’” he comments, “People have a positive association with a lot of these establishments and it reflects their own history.” Since the pandemic he has seen an uptick in interest in local art and sales with more people buying homes out East or spending time at their existing ones. “There is definitely a demand for art. With the influx of new people in the area wanting to decorate their homes, the gallery scene really bounced back after the lockdown.” Showing his work at the William Ris Gallery and Alex Ferrone Gallery on the North Fork and MM Fine Art on the South Fork has been his main avenue to connect with his buyers along with his website. His prints are in limited editions of ten but also by size with an attention to presentation in high quality materials. Local galleries have been not only a professional connection but a social one to other artists which form the basis of his community. It was places such as East End Arts where his work won awards which helped launch his career. To be in an environment of like minds is a real gift. “We are fortunate to be surrounded by water so we do enjoy the beach and some good restaurants,” comments McLaughlin, “But our favorite thing to do with friends is visit each other in their homes.” And perhaps all discuss the incredible experience of second acts while enjoying the local farm bounty.

If you grew pumpkins or winter squash, harvest them before the first frost. Take down trellises and stakes, clean and store them for next year. Spread compost in empty parts of the garden. Fall can be a time for planting, too. You can plant ornamental grasses and groundcovers, as well as new trees and shrubs. Be sure to water new plants regularly if we don’t get rain. When it’s time to rake fall leaves, if you have kids be sure to leave the piles around for a while for jumping into. Better yet, get the kids to help rake and re-rake the piles for more jumping. When the garden is put to bed, you can start thinking about what new plants to add to your landscape next year.

EAST END EATS

YOUR SOUTH FORK GUIDE TO THANKSGIVING THIS YEAR, KEEP IT LOCAL AT THESE EAST END SPOTS BY HANNAH SELINGER

M

ake your Thanksgiving plans early and often this year, with a trip to some of the South Fork’s most notable food stores, farmstands, and wineries. If you’re hoping to curate a holiday meal that boasts all that is good and local out East, consider these five stellar spots. ALL THE VEGGIES Looking for the best tubers in town? Look no further than Amagansett’s Balsam Farms, which remains open until right before the Thanksgiving holiday. There, you can find your potatoes for mashing, your sweet potatoes for roasting, and even your Brussels sprouts for caramelizing. The store also offers delivery, in case you find that you’re too buried in bird-related prepping to get out to the

actual store. Delivery items can be ordered online. www.balsamfarms.com A SOUTH FORK TRADITION The iconic clam pie is a South Fork tradition, and you can bring it to your holiday table this year. Find this local delicacy, which is made with potatoes, fresh clams, and a flaky crust, from Stuart’s Seafood Market, in Amagansett. The pies are among Stuart’s most popular items, and they are not always available, so make sure to call in advance to find out how to secure yours. Then serve it alongside your turkey and stuffing for a Thanksgiving delight that will blow friends and family away. www.stuartsseafood.com A LOCAL BIRD Beginning at the end of summer, Mecox Bay Dairy, Bridgehampton’s iconic cheese maker, offers Thanksgiving turkeys for pre-order. Turkeys can be ordered online with a deposit and can be picked up at the Farm Store on Tuesday, November 23 or Wednesday, November 24 from 10 a.m. to 4 p.m. The farm-fresh, pasture raised turkeys can be ordered in 15- to 28-pound birds (Mecox will attempt to find a turkey within 2 pounds of the requested weight range, and recommends 1.5 to 2 pounds of turkey per person). Cancellations made before Friday, November 12 are fully refundable, and cancellations made after that date are subject to the full $50 deposit. www.mecoxbaydairy.com

DRINKS FOR EVERYONE Long the South Fork favorite when it comes to the pink stuff, Sagaponack’s Wölffer Estate Vineyard produces far more than rosé. Start your meal with the Noblesse Oblige sparkling rosé (the winery has recently released a nonalcoholic iteration, called Spring in a Bottle), follow it with the floral, aromatic Grapes of Roth Virgin Berry Riesling (or the Verjus, if you’re avoiding alcohol), and finish the meal with one of the winery’s rich reds, like the Christian’s Cuvée Merlot. Wines can be ordered online or picked up at the winery’s store. Not a wine drinker? Wölffer also produces a stunning, rosé-pink gin. Salud! www.store.wolffer.com DON’T FORGET THE PIE Carissa’s Bakery, in East Hampton, is home to a host of homemade confections, from spun sorbet to frosted cakes to bouchon. At Thanksgiving, the bakery embraces the virtues of the good old American pie, with a selection that’s sure to make mouths water. Choose between seasonal fruit pies, specialty pies, and even meringuetopped pies so whimsical that they appear to come right from the pages of a Dr. Seuss book. Due to increasing demand, you’ll want to order these ahead of time. Available selections are posted for pre-order on the bakery’s website. www.carissasthebakery.com
