has always been one of my favorite seasons in the Hamptons. Farm stands are still open with their late season bounty, pumpkins galore, and it’s harvest time at the vineyards. It’s also a great time of year to visit some open houses and do a little home shopping in between fall activities. A longtime Hamptonite, Baldwin purchased the circa 1700 Nathaniel Baker House with Kim Basinger back in . Hocus Pocus 2 is a follow-up to the 29-year-old movie, Hocus Pocus, which starred S , ette er and t . Te isney se uel which is currently streaming, also stars the same three main ladies. Tis one picks up the tale of the delightfully wicked Sanderson sisters who return to their old haunts. Tis time a trio of high school students ( e co e o, t e e , and c ) to stop the ravenous witches from wreaking a new kind of havoc on Salem.
As for the next iteration of the SATC universe, we are happy to report that Jo or ett will be returning as the dreamy Aiden Shaw. According to those in the know, the hunky woodworker will be getting substantial screen time. Yay! Hopefully Carrie Bradshaw will have grown enough to deserve him by now. t o , r t and S r rez ha e also been con rmed for the second season.

contract price; such a low negotiability rate indicates that the only properties that get to contract are those that are appropriately priced.
“There’s a new plateau that’s being set postCovid from pre-Covid,” states Krae Van Sickle, a broker with Saunders in Bridgehampton. “It’s a pretty healthy market now, more balanced. And prices are certainly not Covid prices.” And what makes this market different from
the Covid market? “This post-Covid market is different because of increasing costs, in lationary pressures rising interest rates and the general dynamics of the stock market. There are a lot of cross-currents.” Judi Desiderio also believes that the market is normalizing. “Now we’re in a balanced market: for the amount of inventory, the market is satiated.”
Despite deals happening, inventory remains
a problem. “It’s frustrating,” shares Micheala Keszler of Douglas Elliman in Southampton. “We are still seeing a major lack in inventory. The market is down because there’s no inventory.”
Judi Desiderio sees the lack of inventory from a different perspective. “Let’s remember that the Hamptons are surrounded on three sides by water – there’s never going to be excessive inventory because there’s no additional space. Thankfully our inventory is not excessive at the moment, or the prices would tank.”
Inventory remains a hurdle for Gary e ersia as well. Tere’s still a lack of inventory. For example, there are not a lot of spec houses. Most are getting sold in construction, which has been the case for a long time –but I expect that will change as more new construction hits the market.”
Tim Morabito echoes these concerns. “Inventory is pretty lateral right now, there are very few options and inventory remains very thin.”
So, as we head into 2023, what are the expectations about the Hamptons Market? Is there going to be a downturn? “Absolutely not,” declares Gary DePersia. “I’m
still very bullish on the market. The great thing about the Hamptons is that you can buy something, live in it, make it your own and enjoy it. uring that time you can igure out where and how you really want to live and decide on a new house. And you know that the house you sell will be worth more than you paid for it.”
Tim Morabito sees that high end buyers are now starting to ramp up searches. “People are transitioning dollars to hard assets from the stock market.” And while he sees the market continue to fatten out he belie es that ... no one is going to lose money. And it’s just a matter of time before supply begins to ease, which would lead to a buyer’s market from a seller’s market.”
Michaela Keszler remains positive. “My hope is that we see more inventory, and with more inventory we see more trades.” And some wisdom from Krae an ickle f you ind something that you love and you can afford it, don’t wait for something to change in the market because you never know.”

openings was rotted and the kitchen cabinets were falling apart. At rst the clients had hoped to make only cosmetic changes, but once they started talking to Ringelmann and various contractors, they realized more
intensive measures were in order.
Tey ended up stripping the house down to the studs, ripping away decades of fake wood paneling in the process. In
its place went sheet rock and electrical wiring, plumbing, and insulation, all of it new. One big constraint was the lack of a crawl space which made it di cult to move gas and plumbing lines, and limited what the homeowners could do.
Happily, Ringelmann, who advised on the construction project, found a way to add an en suite bathroom, which the crew attached to the main bedroom. He also recon gured an odd-shaped existing bathroom, thereby enlarging an adjoining closet.
Once the infrastructure had been shored up, Ringelmann and the owners talked about how to achieve that elusive balance between mid-century style and latter-day beach house. Te way saw it we could go in one of two ways: either we leaned into the mid-century aspects, or we put more of an emphasis on coastal style. For instance, there was a wood-beamed ceiling, and we were divided as to whether or not to paint
it white. Ultimately, we kept coming back to the clients’ vision and ended up painting the ceiling and walls in Benjamin Moore’s ‘Simply White.’ It’s a white that’s not too warm or too cool. Te neutral backdrop was o set with nishes and so furnishings in blue hues.
At the same time Ringelmann found in enti e ways to strike mid-century notes, whether by cladding the bathrooms and the kitchen and dry bar area in a subway tile that resembled brick — brick was used widely in mid-century homes — or using satin brass nishes throughout. Te clients lo ed that so gentle aesthetic which works well with the blue and white color scheme.” Te result is a house with a beachy mid-century aesthetic mid-century rench rattan light tures and all.
As for the une pected gut reno ation Ringelmann says “It was the right call. What you don’t want is a house that looks beautiful only to start to break down in e- or ten-years’ time. Tey now ha e a cottage that feels solid.

In much of the country, trends in kitchen design are a reflection of broader cultural trends to do with the way we live now. Hamptons kitchens, however — the fancy ones, anyway — take few style cues from those in other wealthy enclaves. Case in point: an article in the New York Times reports that butlers’ pantries are now a thing. In the Hamptons, however, butlers’ pantries are old hat, having been around for as long as there have been butlers. A commentator in the Wall Street Journal declares that kitchen islands are ruining America’s kitchens. Are those monoliths really on their way out? Not east of the Shinnecock Canal they aren’t. And what of the ubiquitous white kitchen? To borrow the title of a Nancy Meyers film — where the white beach house kitchen plays a mega role — it’s complicated.
Thus, to see what’s in and what’s out, we spoke to a cross-section of industry professionals. Based on what they told us, we’ve identified the following elements and accoutrements of the well-appointed Hamptons kitchen now.
SLAB BACKSPLASHES
Interior designers are increasingly choosing backsplashes in stone or engineered quartz over tile for a cohesive look that’s stylish and low maintenance. “Tile can be beautiful but it’s such a pain to clean,” says Brittany Marom. “It belongs in a kitchen that doesn’t get much use. “I almost never see mosaic backsplashes anymore. All those grout lines!”
WOOD TONES
“A few years ago I was getting a lot of requests for kitchen islands that were painted navy blue,” says Laura Sanatore, who runs LMS Design. “Now I’m working on a few kitchen projects in which we’re using blackened wood. Sometimes we’ll choose woods in a finish that matches the floors. It adds an organic note, which is lovely. I really like black in the kitchen, as it feels grounding.”
MIXED METALS
Gone are the days in which fittings and hardware had to match. Today an unlacquered brass faucet can happily keep company with a copper sink. “We would never have seen this years ago, so it’s exciting,” says Jeannine Price of RB Designworks. The trick, she counsels, is to use no more than two different metals in the kitchen. “Be mindful when mixing polished and matte finishes. It takes a skilled eye, but done right, it looks great.”
ENGINEERED QUARTZ
It is here to stay. In an email, Robert Bakes of Bakes & Kropp Fine Cabinetry writes, “Whilst I would agree that some of the rich marbles of calacatta and statuary are uniquely special,
quartz counter design and style has come a very long way over the last few years. The options available to us as designers now is so much more comprehensive and thoughtful than a few
years ago and will, I’m sure, continue to develop. It’s a great option now for clients wanting to blend the look and the function.”
TEXTURE
Perhaps because many of us spend a large part of our lives online, there’s a desire to add texture to kitchens. To this end, Marom recently clad a range hood a paneled refrigerator and cabinets in luted wood. The effect she says “adds depth and makes the cupboards look less like cabinetry and more like bespoke furniture.”
WHITE COLOUR SCHEMES
In spite of what you may have heard, the white kitchen is not going anywhere — at least not in the Hamptons, our sources agree. According to Bakes, it “is here FOREVER, make no mistake. As a style it’s so much more than a trend, it’s a staple, and, with intelligent and creative design to incorporate additional inishes and elements it will remain that way.

“I’ve been seeing a lot of Alaska Grey, a grey stone with pockets of white,” says Marom, who used it in a recent condo project. “It shows less wear and tear than lighter-colored marbles; plus it has a ton of veining and movement so it’s visually arresting.”

THESE RESTAURANTS HAVE THE COOLEST KITCHENS ON THE EAST END

There is a smaller kitchen in the back, where more food is prepped, that’s not visible from the dining room, but guests can see the hustle of the bakery from nearly every vantage point: the wheeling of trays of breads, the whorls of meringue atop cakes, the counter service and pale green limeades. It’s a kitchen as cool as the all-day menu concept, which merges breakfast, lunch, and dinner service with patisserie and grab-andgo.
What if you chose your next restaurant based on its kitchen? How much time have you spent thinking about the place where the actual food was made, after all? In the Hamptons, you can dine at restaurants where the kitchen, in all its glory, is the star attraction. Don’t discount the kitchen for its ability to impress. We love these restaurants because of the elevation of this most important of rooms.
At Amagansett’s Coche Comedor, one of the coolest restaurants to dine at in the Hamptons, period, patrons can peer directly into the kitchen, which is open to the former dining car (for an optimal view, choose a rear-facing seat at one of the restaurant’s booths, where you can get a full view of all of the unfolding action). There, you’ll have access to the preparation of some of Coche’s iconic dishes, from the apricot-tamarind-glazed half-duck to the pork rib carnitas to the local
striped bass a la Veracruzana.
In Sag Harbor, Sen, which has ruled the roost for close to three decades when it comes to reliable Japanese food in the Hamptons, offers guests the opportunity to sit up close and personal and watch the masters at work. The kitchen and dining room, which were renovated a few seasons ago, maintain an intimate feel. At the sushi bar, in particular, the kitchen is part of the show. Sit down and enjoy dinner while sushi is literally created before your very eyes. Order the Miyako roll (spicy tuna, spicy mayo, eel sauce, and scallions on the inside, and shrimp tempura and masago on the outside), and indulge in one of the coolest kitchens in Sag Harbor.
At Carissa’s, on Pantigo, in East Hampton (Carissa Waechter, baker extraordinaire, also owns a bakery on nearby Newtown Lane), wide open spaces allow diners to look in on the
Southampton’s Sip ‘N Soda, an iconic burger and ice cream joint that has stood strong for decades, offers one of the Hamptons coolest open kitchens around. Whether you find yourself seated at the restaurant’s historic booths or at the stools that surround the flattop, you’ll be treated to a show: burgers on the griddle; fries and onion rings fried fresh to order; and thick, homemade milk shakes that really are among the area’s finest. If dining at Sip ‘N Soda feels like stepping back in time, there’s something intentional about that. This slow-moving spot is meant to capture a bit of nostalgia and a bit of the old days, and the burgers, fries, shakes, and even lime rickeys are the perfect reminder of how old is cool again.

Fall rolled up quickly on the North Fork this year and the crowds have been humming since Labor Day Weekend. Grapes on the vine are ripe, plump and soon to be harvested; wineries are packed with friends and families spending warm, fall afernoons qua ng local vintages and listening to music. M y career to date has been dedicated to the creation of beautiful kitchens. While running a kitchen design company in London in the early 2000s, I was blessed with the opportunity to relocate to the States, from then on it was my dream to de elop a company that created the nest kitchens. At this same time, Paul Kropp was perfecting the artistry and pro ciency of woodworking through his former company. t was clear from our rst meeting that aul who bought his rst saw at age expressed a similar drive and passion. When we started working together in that dream from my London days seemed to feel like more of a reality. While that was only eight years ago, our company has evolved and progressed since our initial debut. FREEMAN VINES CARVES HISTORY INTO HIS INSTRUMENTS
BY HEATHER BUCHANANIf ever there was an example of the transformative power of art, it would be the work of Freeman Vines in the Hanging Tree Guitars. From the land of “strange fruit” comes e uisitely hand car ed guitars which strum the stories of a dark history. ines’ compelling works will be on display at A Celebration of Trees,” an ecological multi-media exhibition at the outhampton Arts Center curated by aurie olphin with aniela Kronemeyer and Coco Myers through ecember th.

Now in his ’s ines grew up in im Crow North Carolina in Greene County ne of the worst places in that day and time. Knowing only three chords, he searched for wood to carve into his own guitars. He recounts the story went to Mr. e erson because a guy told me Mr. e erson had wood. And he said ’ ines ’m gonna tell you now. ou’re black and ’m white. Tat wood there came o a hanging tree.’ said don’t e en belie e that.’ He said don’t gi e a damn what you belie e. Tey used to hang people on that tree.’ He said that wood was o er a hundred years old.

When photographer Timothy u y came calling at ines home o erlooking a tobacco eld with his special camera to document the fascinating man and his work they joined together to nd the identity of the man who was lynched. When asked if he thinks there are spirits in the wood ines says ou know there are. Tey’ e got to be. Tey’ e got nowhere else to go. Te wood actually e erything is in ol ed spiritually. A little spirit rubs o on e erything. ines himself who only learned to read and write when he was in prison at age for selling moonshine studied Edgar Cayce Madame la atsky and Wicca. He refects a deep and soulful connection to the unseen realm and its lasting vibrational power, shunning professional but vapid guitar wood for that from a tobacco barn or mules’ trough whose history yearns for shape shi ing and a oice. A er losing some of these precious guitars to the loss and e ictions ines was reinspired when u y ga e him the wood of an old teinway iano that had been languishing in his studio. Tat wood has the best sound says ines t sounds so soothing and good. Te grain had been beat by the piano so much it loved the vibration.”
Music was essential to ines family and while they were raised on Hillbilly his sister also introduced him to ose eliciano. His sisters still perform as a touring gospel group. Tey and reeman ha e all been aided by the Music Maker oundation which not only documents and preser es America’s traditional musicians but forms long-term relationships with them to raise their standard of living and level of expertise. Vines, who has e perienced what he calls out of body e periences says Te key is to keep your eye on the thread that ties the soul to the body. And indeed he connects the thread of the tree to the instrument he makes and the song it was destined to play.
