Welcome to the fall issue of Hamptons Real Estate Showcase. For many of us, this is the best time of year here on the East End. The perfect weather this season brought out record crowds for the 23rd annual Hamptons International Film Festival. Films from last year’s 22nd edition received a record 44 Oscar nominations, including three best picture nominations. Given the caliber of this year’s films, you can be sure that there will be many more winners this upcoming awards season. In our fall MarketWatch report this month (page 55), Ruth Thomas speaks with several top Hamptons’ brokers to get their take on the current fall selling season. Serious buyers are apparently out in force, with many homes listed after Labor Day already going into contract. New construction continues to be on a tear throughout the Hamptons. Of course, waterfront and village remain two of the most in demand locations. Modern new construction is all the rage amongst buyers this season (page 68). Also popular are the farm fields of Bridgehampton and Water Mill North. Sag Harbor Village continues to be one of the strongest markets in the Hamptons. R E A LT Y C H E C K HOT SALES & LISTINGS...WITH A DOLLOP OF GOSSIP Designer Digs Following a fabulous summer yard sale, Betsey Johnson, designer of outrageous fashions, is selling the East Hampton house she has shared with her daughter, Lulu. More shabby chic than glam rock (reflecting Lulu’s taste), the 1986-built house on 1.65 acres has all the hallmarks of a typical Hamptons cottage including a marble fireplace in the living room. Listed with Sotheby’s for $1.995 million, Johnson who first visited the Hamptons in the 60s with Andy Warhol and the Velvet Underground, says she’s downsizing from the 2,900-square-foot house and will be spending more time in Malibu with Lulu and her two children.
Party Like It’s 1999 David and Gia Walsh, a couple whose Further Lane house was foreclosed on in May 2014 and sold to the mortgage lender for $8 million in April, stayed in the house all summer partying as if it was 1999, the year in which they bought the property for $2.7 million. “It was their last hurrah in the lavish home after receiving an eviction notice in mid-August,” according to the New York Post. Some speculated that if they’d had to rent it, it would have cost them up to $500,000 for the 1.8-acre beachfront estate. In early October the sheriff
carted out what the couple left behind including three 50-inch flat screen TV screens and a pool table.

While many thought that the move violated their agreement with the Peconic Land Trust to preserve views, the trees are apparently in compliance. “As long as what they are doing is basically agricultural in nature, they can put trees on there,” said the trust’s president John Halsey said in October. “We take the position as an organization that agriculture is scenic.”

According to TechCrunch, the company founders, Ori Allon (an engineer who has built and sold search technology to Google, Twitter and Microsoft) and ex-banker Robert Reffkin, believe their hyperlocal platform can “revolutionize the real estate market with big data and cutting edge algorithms that provide the most accurate pricing for homes and the most efficient route to selling at the highest price.” The firm is planning to open an office in the former Corcoran space at 2405 Main Street in Bridgehampton.

HAMPTONS MARKET SURGES AHEAD FALL SEASON BRINGS OUT SERIOUS BUYERS

s summer slowly fades into autumn, the real estate market in the Hamptons remains active and strong. Prices are rising, good inventory is in short supply, and new construction is in high demand. As fall arrives, buyers are serious about securing their dream home before winter sets in. Judi Desiderio of Town & Country Real Estate reflects, “2015 was one of T&C’s best years ever for sales! The Hamptons markets were all quite busy. The number of sales over all is higher this year, than 2014 at this time. The Westhampton Beach market is enjoying the greatest increase in activity. Currently, there is too much inventory on the high-end. Other than the high end though, we are very low on good product! Anything under $4M is fine. Consumers love new. The only smell better than a new car smell is a new house smell!” Judi predicts, “Most markets will do well in 2015, though I do believe if the stock
market continues its erratic trajectory, our fall selling season will be curtailed.” Deirdre DeVita of Brown Harris Stevens states, “The summer was very good; active, but not as manic as last summer. Quogue and Westhampton Beach are still the most sought-after areas west of the Shinnecock Canal, but we have also seen several bigger-ticket transactions in Remsenburg – including a recordbreaking waterfront sale. Prices are headed up. Good inventory below the $2M mark is scant, and correctlypriced properties in that price range are selling quickly. Builders are doing well with spec houses.” Deirdre observes, “The fall has been rolling along quite well so far. On the ocean or ocean view in Montauk is on fire. Amagansett South of the Highway is extremely busy for finished product. Sag Harbor Village is highly desirable in the historic district. In general, there is a shortage of quality inventory but prices have remained steady with buyers insisting on fair prices. Construction is very busy.” Rylan says, “There are still a lot of buyers on the sidelines. Interest rates are low and Hamptons real estate is a proven safe haven for one’s money. Some sellers are unsettled with what’s going on in the international markets, so it’s a great time to buy!” The Hamptons real estate market is anticipated to be very strong this fall. 2015 FILM FESTIVAL A HUGE SUCCESS
T
he 23rd Annual Hamptons International Film Festival (HIFF), took place over Columbus Day Weekend, October 8-12, 2015, celebrating Independent Filmmakers in the genres of long, short, fiction, and documentary films.Approximately 25,000 visitors attended the Film Festival featuring over 130 films with over 20 events in 14 venues across the East End. Over 30 countries were represented in the slate of films with cash and in-kind prizes totaling over $225,000. The festival’s diverse programs attracted celebrities and film buffs from around the world to the Hamptons on a spectacular fall weekend. “Our aspiration for the festival has always been to highlight the importance of diversity in film and support emerging talent in the industry. We are incredibly proud of this year’s lineup and having had achieved these goals once again,” said Artistic Director, David Nugent, in a HIFF release. In the same release, Executive Director, Anne Chaisson said, “This year’s line-up celebrated innovative and captivating films across a range of genres and formats. I am incredibly proud of our programming team and the entire staff, who have worked so passionately to make this a wildly successful 23rd year.We look forward to next year.” Alec Baldwin and Randy Mastro will now assume their roles as Co-Chairmen of the HIFF Board of Directors following Stuart Match Suna’s departure

East Hampton’s Opening Night Film on Thursday, October 8, featured James Vanderbilt’s Truth, starring Robert Redford, Cate Blanchett, Topher Grace, Elisabeth Moss, Dennis Quaid, and Bruce Greenwood. The film is a sharp and insightful look at the controversial CBS 60 Minutes investigation of George W. Bush’s military record that ended Dan Rather’s career as the network’s anchorman. Southampton’s Opening Night Film on Friday, October 9, featured Paolo Sorrentino’s, Youth, starring Michael Caine, Harvey Keitel, Rachel Weisz, Jane Fonda, and Paul Dano. The film explores the lifelong bond between two friends vacationing in a luxury Swiss Alps lodge as they ponder retirement. The Closing Night Film took place in East Hampton on Monday, October 12, featuring Bridge of Spies by Steven Spielberg. The film stars Tom Hanks, a Brooklyn lawyer who finds himself thrust into the center of the Cold War when the CIA sends him on the near-impossible task of negotiating the release of a captured American U-2 pilot. Also starring Mark Rylance, Scott Shepherd, Amy Ryan, Sebastian Koch, and Alan Alda. Among those awards presented were the HIFF

The film describes the journey of an art director obsessed with her brother’s murder while collecting the work of New Orleans artist Roy Ferdinand, whose paintings are known for their violent and graphic content. One of the Spotlight Films presented at the festival was Michael Moore’s documentary film, Where to Invade Next which won the Audience Award for

SPOTLIGHT Documentary Feature. Unlike other films by Moore, where American imperialism is the theme, this title refers to Moore himself as the “invader.” Moore travels to several different European countries in a quest to bring the positive aspects of their systems of government back to the U.S.

After recovering in Birmingham, England, she co-founded The Malala Fund to empower girls worldwide by facilitating access to education, believing, “One child, one teacher, one book, and one pen can change the world.”
Another Spotlight Film, Suffragette, directed by Sarah Gavron, was awarded the Tangerine Entertainment Juice Fund Award that honors a female narrative feature director. The film explores the passion and heartbreak of those who risked everything for the women’s right to vote in early20th-century Britain. Starring Carey Mulligan, Helena Bonham Carter, and Meryl Streep.
Another film in the C&R program, The Uncondemned, by Nick Louvel and Michele Mitchell, won both The Brizzolara Family Foundation Award for a Film of Conflict & Resolution and the Victor Rabinowitz & Joanne Grant Award for Social Justice. The film tells the world-changing story of a group of young international lawyers and activists who fought to make rape a crime of war, and the Rwandan women who came forward to testify and win justice.

Throughout the five-day film festival, HIFF presented many interesting films from their Signature Programs such as the Films of Conflict & Resolution (C&R) program. The powerful film He Named Me Malala, by Davis Guggenheim depicts the life of Malala Yousafzai, the youngest person to receive the Nobel Peace Prize. As a young girl in Pakistan, Malala stood

The Compassion, Justice & Animal Rights program, HIFF’s new signature program, featured the World Premiere of Darcy Dennett’s The Champions. The documentary describes the plight of the pit-bulls rescued from the brutal fighting ring of NFL quarterback star Michael Vick, and those who risked everything to save them, despite pressure from PETA and The Humane Society to euthanize the dogs. One of the dogs that made a miraculous recovery is “Cherry” who, along with his adopted parents, was present on the Red Carpet and loved the attention! The film was awarded the Zelda Penzel “Giving Voice to the Voiceless” Award, presented to a film that raises public awareness about contemporary social issues, including the moral and ethical treatment and the rights of animals as well as environmental protection.

In the Views From Long Island program, Robert Edwards’ When I Live My Life Over Again, won the Suffolk County Film Commission Next Exposure Grant awarded to filmmakers who have completed 50% of principal photography within Suffolk County. The film takes place in the wintry Hamptons and is an examination of regret, family, and the evolution of life. HIFF is the premiere film event on the East End featuring contemporary cinema from around the world. MODERN IN THE HAMPTONS BUILDERS ARE DARING TO CONSTRUCT SLEEK ABODES

he Hamptons may still have a lot of oldmoney denizens with antique cottages, but the new tycoons (think young, rich, well-traveled) prefer modern trophy homes. We don’t mean the modest flat-roofed midcentury abodes that have mostly gone the way of the wrecking ball. We’re talking about gleaming glass palaces. With homeowners attracted to our area’s farm fields and coastal views, structures with vast transparencies that open to the landscape are all the rage. While most modern Hamptons’ houses are bespoke – designed by an architect and built to an individual homeowner’s needs – more and more builders are steering away from tried and true traditional and daring to offer modern designs.
Modern Masterpiece Joan Limongello of Sagaponack Builders has eased her way from building transitional dwellings, which she describes as “traditional with an edgy twist,” to modern. For such homes it comes down to materials. Exteriors are clad in metal and exotic woods rather than shingles. Blue stone patios have given way to the cleaner grout-free look of poured concrete. Instead of marble, she sources from the “whole world of new stones.” Bathroom fixtures are sleek, cabinets are plain, moldings minimal, and floors light: “not white, but grey-tannish.” She is currently constructing a “modern masterpiece” in Bridgehampton designed by architect Blaze Makoid sporting dramatic ocean views.

Great Architecture Another builder who has embraced modernism is Jay Bialsky.“There’s too much of the same looking houses,” he says, adding that some buyers are ready to “step out of the box.” Modern houses, goes the conventional wisdom, work well on waterfront where they don’t vie with the neighbors. Or on farm fields. Bialsky is erecting three “ultramodern” specimens in Sagaponack on twoacre lots bordering agricultural reserves. He feels that the wood and stone structures, not only “complement each other,” but also fit well in the neighborhood.“My typical client wants something different, something that’s great architecture that will pass the test of time.”
In Demand Modern houses are so popular that when builder Kevin Hummel, a partner in John Hummel and Associates, built a home in East Hampton for his family he decided to sell it after living in it only five months. He had been planning to sell the Oyster Shores dwelling “in a few years,” according to listing broker, Janet Hummel of Town and Country, but the demand for modern new construction was so high that he put it on the market in September. After two weeks

Creative Roofscapes And what’s a modern house without a flat roof? For Tim Davis’s oceanfront listing at 1400 Meadow Lane, it made sense to show prospective owners what could be done by creating a modern house set on the footprint of the existing home to fully realize the property’s ocean, dune and bay views. Local architect, William (Bill) Sclight, worked with the current zoning restrictions to create a design, which will be able to be implemented by new owners. “Rooftop terraces and even gardens have become one of the newest modern features given the flat roof design which lends to all kinds of creative use,” says Davis. “You also have an ability to have more open (less formal) interior living spaces.”

Net Zero Sustainability is a huge factor in Hamptons modern. Marc Clejan, of GreenLogic Energy with offices in Roslyn, Cutchogue, Manorville, and Southampton, has built an East Hampton house that not only is an elegant testament to Modernism, with its floating sculptured staircase and flowing indoor/outdoor spaces, but is also engineered at net zero. In other words, it produces as much energy as it consumes.
Al Fresco Living Modern also lends itself to the al fresco lifestyle that Hamptonites have embraced (well, in summer, anyway). The folks at Plum Builders have melded the rustic charm and huge proportions of barns to create their brand of “Modern Barns” with retractable glass walls (double the transparencies of a traditional house) leading to stunning outdoor living spaces. Plum CEO Al
Giaquinto, puts what he calls “summer kitchens,” in all his outdoor spaces. And his indoor kitchens are bigger than most at 20 by 20 feet. “We’re an Italian family. We like big kitchens.”
German Engineering LABhaus, a Berlin-based builder specializing in the luxurious “progressive modern space,” has just crafted an impressive house on Scuttlehole Road. The company’s claim to fame is that it finishes its projects “with materials and hardware typically available only in the highest-end custom homes” such as Toto faucets, bespoke mosaics, barrier-free showers, stainless steel doors handcrafted in Germany, and custom fabricated operable glass walls. The 3.2-acre Bridgehampton property, listed by Lylla Carter, Krae Van Sickle and Christopher Covert of Saunders, boasts sunlit gallery halls, a sculptural staircase, and west-facing retractable glass walls.

hanging in the Sag Harbor Whaling Museum. A few of my other favorite shops for sourcing unique accessories, accents, and outdoor spaces are Mecox Gardens, English Country Antiques, and MONC XIII. I love that the natural landscape of Sag Harbor is actually part of the design at Baron’s Cove. Blue skies and harbor-views fill the windows of the doubleheight living room in our Harbor Loft Suite.
