Tahari cites his reasons for selling saying, “I’m so focused on my business right now that I haven’t been there for the last two summers. Maybe it’s time for someone else to love it as we have.” According to the Wall Street Journal, Tahari and his ex-wife purchased the property for $12.1 million back in 2005. Listing brokers Keith Green and Ann Ciardullo of Sotheby’s International Realty are marketing the 2.5 acre property with partially approved plans to expand the home to eight bedrooms and 10,000 square-feet.The extension was designed by Stelle Lomont Rouhani Architects, which also designed Calvin Klein’s house in Southampton. BILLY JOEL DENIED According to 27east.com, Billy Joel was recently denied his request to renovate his Bay Street property in a 3-2 straw vote. Mr. Joel’s goal was to raise and rotate his home via a backyard variance, aiming to make his home and his warehouse aligned. The chairman of Sag Harbor’s ZBA voted no stating that Mr. Joel’s neighbors opposed the project because it would “block their views and disrupt the street’s character”. While it was a 3-2 straw vote, with one additional member recused, the decision still remains a bit unofficial, the formal decision will be made during the ZBA’s October 17th meeting, although it is expected to yield the same outcome. MADONNA MOVES TO PORTUGAL Part-time Bridgehampton resident Madonna announced on her Instagram that she has picked up and moved to Portugal. Variety reported that she has purchased a $8.9 million-dollar historic estate, Quinta do Relogio, in the gorgeous hilltop village of Sintra, just 20 miles outside of Lisbon. The 16,000 square-foot “mini-palace” was built and designed in the Moorish Revival style in 1865 by architect Antonio Manuel da Fonseca. Previously owned in the late 1800s by D. Carlos de Braganca, the future king of Portugal. The stunning and eclectic 4-story homestead boasts 4 bedrooms and 7 bathrooms, a 1,110 square-foot cottage, and a secondary 4,700 square-foot residence, but will need to undergo some renovations on the structural work. fter a very busy summer of sales, the real estate market in the Hamptons continues to pick up. Properties in the $1M-$2M range are the most active, Southampton Village and East Hampton remain hot, and new construction is still in very high demand. Prices are holding steady, inventory is very fluid, and demand is healthy. Fall is a beautiful time to be in the Hamptons and predictions are for a very strong fall selling season. Christopher Covert of Saunders & Associates says, “Sales were very active this summer, certainly a marked improvement over 2016. The under $2M segment continues to be the engine that drives the
market. New construction is still in very high demand. Southampton Village east through Bridgehampton remains hot in terms of areas. Overall, across the Hamptons transactions (up 9%), median prices (up 10%), and dollar volume are (up 22%) over 2016, and should continue to hold or improve as we round out the year. Inventory is very fluid, and in some segments the supply is far outweighing demand, such as the $10M-$20M market, while there is very little supply in the $2M-$3M market.” Chris thinks, “The fall selling season will be very busy.” Enzo Morabito of Douglas Elliman Real Estate says, “The summer was an extremely active season and

we are on pace to break our record from last year. We are seeing a strong spike west of the canal in all price ranges. The most active areas being Quogue west of the canal and Sag Harbor east of the canal. There is considerable inventory east of the canal in the perennial sweet spot from $3M-$4M; a lot of new construction, and homes built 10-20 years ago, all coming on the market at the same time. New construction is always King in the Hamptons.” Enzo reflects, “It looks like the fall will be our best season in all price ranges.” Judi Desiderio of Town & Country Real Estate says, “We are presently in the height of our busy season in the Hamptons. Under $3.5M is the most active

This is a result of too much supply and starting prices being too frothy. For the most part, the general market is holding strong, the lower end will rise, the higher end will probably continue to adjust. Inventory is too low on the low end and too high on the high end.” Judi believes, “Barring any catastrophic geopolitical events or natural disasters, the fall selling season should be excellent.” Susan Breitenbach of The Corcoran Group says, “We had a very active sales season this summer. The low end was very busy in the early part of the season, but now all price ranges are extremely active. Prices have come down a bit since there was a lot of inventory, but things are really selling and though we are not quite there yet, when inventory depletes, prices will go up. There was an overabundance of new construction which hurt the spec market and also resales. A lot have reduced and are starting to sell.” Susan remarks, “The market is busier now than it has been in a long time and seems to be continuing to pick up. I think the fall is going to be very strong!” Cynthia Shea of Sotheby’s International Realty says, “Sales have been occurring at a brisk pace with more sales activity this summer than last summer. Southampton Village was particularly active, as was Sagaponack. In addition, the Northwest Woods of East Hampton continues to be strong. Sotheby’s International Realty was involved in 7 of the top 10 deals in 2017 to date. Prices are holding steady over

There are some overpriced homes on the market, while there is a shortage of lower-priced ones. There is still a demand for new construction. I strongly feel some of the builders put their properties on the market long before they are ready to show, buyers have difficulty envisioning the final product.” Jane states, “Historically the Hamptons have always been a great investment for both year-round living and vacation homes. This remains true.”

elieve it or not, smart homes have been around since the late 1800s.

The technology has changed drastically, of course, but finding new and better ways to implement energy-efficiency in the home has been an important consumer driver since the invention of the water heater in 1889. It didn’t take long after that for other labor-saving devices, such as the washing machine, refrigerator and clothes dryer, to come to market. Within a few decades, those machines moved from being modern marvels to standard fare in the American home.
It’s not surprising at all that anything that helps to minimize the environmental impact is a winner when it comes to luxe living in the Hamptons, says Kristen Farrell, vice president of Bridgehamptonbased Farrell Building Company. Her company has been doing it for the past two decades, she reports, adding that the buzzwords for the eponymous family-owned business are “sustainable luxury” and “sleek architecture and conscious living.” That means building homes that minimize the use of water, raw materials and energy, and utilizing recycled or renewable materials.
Modern home automation technology might be leaps and bounds beyond that of a century ago, but the general principles behind it are still more or less the same: it’s all about saving time and energy. And here in the Hamptons luxury market, new homes that embrace green building platforms are among the very most desired. Though the hautest spots in a green home aren’t necessarily the most picturesque—think geothermal heat, solar energy and hyper-efficient mechanical systems—they are the most in demand in new home construction. And no matter the budget, these energy- and money-saving devices are among the

Some of the most in-demand green products she’s seen being implemented include solar panels, which have grown from unwieldy and cumbersome to aesthetically pleasing and less intrusive, as well as energy-efficient heating systems.
“As a homeowner, living in a sustainable home means you’re embracing the concept of conscious living,” adds Ms. Farrell. “Your footprint is Mother Nature approved, and you’re both environmentally and financially aware.”
Max Breskin, owner of Hamptons- and Manhattanbased Breskin Development, agrees. Reducing energy consumption is paramount, he says. And it’s now de rigueur for new homes to have not just technology that better harnesses energy, but also smart climate control systems in place that allow users to better manage their heating and cooling in order to cut energy consumption significantly.
Reducing impact has moved to the mainstream, at least here on the East End, according to Mary Giaquinto, chairwoman of East Hampton-based Plum Builders. The demand for green living is coming from both the consumer and the powers that be here in the Hamptons.
And since technology seems to travel at the speed of light, it’s no surprise that there’s another major shift about to happen in our homes in the very near future, say the experts. Coming down the pike, energy storage will be the next big thing in residential construction and renovation, says Breskin. Similar to how Elon Musk changed the landscape for automobiles with his no-fuel-needed Tesla cars, more and more residential construction will be built without the need to be fossil fuel dependent. Instead, the incorporation of lithium batteries will soon be the newest frontier for ultra-high-end automated homes. “Incorporating electric charging stations into the design allows homeowners to generate power for their homes and store excess energy during off-peak hours,” Breskin says. “The next step in ‘living off the grid’ will be the advancement of energy storage.”

T
he Hamptons might be the height of luxury, but it’s also home to those who share the wealth and are capable of providing immense generosity to those in need. And now the East End has two more heavy-duty philanthropists in the neighborhood since Beyoncé and Jay-Z have officially put down roots at Georgica Pond.
The musical duo, who now have a home in East Hampton, have been in the news of late almost as much for their charitable efforts as they have for their day jobs. Through her non-profit, BeyGood, Beyoncé has donated to a number of relief efforts around the world, most recently to Hurricane Harvey. In 2016, the Houston-born songstress topped DoSomething.org’s list of the most charitable celebrities. Her husband, born Shawn Corey Carter, recently headlined the Tidal X benefit concert at Barclay’s Center in his hometown of Brooklyn. He has also lent his name and considerable resources to provide funds and necessary items to those affected by the latest string of devastating natural disasters. Not to be outdone, Water Mill’s J-Lo, who was born Jennifer Lopez in the Bronx to Puerto Rican parents, cut a $1 million check for Hurricane Maria relief efforts last month. Additionally, her Lopez Family Foundation, which she founded with her sister, Linda, supports a number of causes related to improving the health and well being of women and children across the globe. And of course there’s Alec Baldwin, who has made a point to always give a portion of his income to charity and whose philanthropic efforts are widely known here on the East End. The Alec and Hilaria

Baldwin Foundation aids a number of important causes, including arts and culture, environment and animals, education and youth, health, and human rights. The Long Island-born actor shares his wealth locally—Guild Hall of East Hampton, The Hamptons International Film Festival, Peconic Land Trust, and Evelyn Alexander Wildlife Rescue Center and the East Hampton Library to name a few East End charitable recipients—and globally. The Amagansett-based thespian recently earned his third Emmy Award for Outstanding Supporting Actor in a Comedy Series for his work on “Saturday Night Live.”
Jerry Seinfeld is another heavy hitter who puts his money where his mouth is. The Long Island native supports a number of charities and causes, including Autism Speaks, the Bob Woodruff Foundation, David Lynch Foundation, Memorial Sloan-Kettering, Stand Up For A Cure and the National Parks Conservation Association. His wife, Jessica, is the founder of the Good+ Foundation, which has donated approximately 35 million items to more than 155 anti-poverty programs. In September, the East Hampton resident launched his latest Netflix special, “Jerry Before Seinfeld,” which chronicles the time from his childhood to his early days in stand-up. And Mariska Hargitay might play a tough crime fighter on “Law & Order: Special Victims Unit” but she’s a real softie when it comes to giving and helping those in need. Her Joyful Heart Foundation helps survivors of sexual assault, domestic violence and child abuse. This season of her long-running hit NBC series will focus even more on these core issues, as her character spends season 18 battling against wrongful accusations relating to her own family.

DAILY BREAD IS NIGHT OWL BAKER’S SOURDOUGH BREAD WORTH $12 A LOAF?
B
efore we answer that question, let’s indulge in a hypothetical: You have twelve dollars. Which of the following two items would you rather spend it on: a glass of middling wine or a spectacular loaf of bread, made entirely by hand from just-milled New York State grains that were fermented for up to four days and transformed into a dough that is teeming with beneficial bacteria? Many on the East End are willing to pay over the odds for the second one because not only is it well-tolerated by people sensitive to gluten (celiacs excepted), but it’s delicious. Which is to say this bread has followers. They congregate outside TIINA the STORE, in Amagansett, one afternoon a week – awaiting the arrival of baker Tracy Soloff, who makes deliveries in her white Prius. And then there are the invisible devotees, the ones who go elsewhere for the winter. These people are so dependent – there is no other word for it – on Soloff ’s bread that they arrange to have her send it to them via overnight mail (she has a four-loaf minimum). When Soloff, who works out of the kitchen at Gosman’s Market in Montauk, has time, she’ll let the loaves cool in their vintage steel Pullman pans before she packages them. But if it’s late, she’ll deliver the loaves while they’re still warm. If you’re lucky enough to get a warm loaf, you’ll notice that it tastes pleasantly sour, has a dense crumb, and a hard crust. If

you can manage to keep yourself from ripping into it on the spot, it’s best to go home at once, cut yourself a slice, and slather one side with a generous quantity of salted butter.
“Once you try a true fermented sourdough bread, it’s hard to eat any other kind” – Tracy Soloff A delicate-looking woman who seems to have both feet on the ground, Soloff makes no apologies for the price of her bread, given the amount of time it takes to produce a loaf and haul four hundred-pound sacks of flour from Brooklyn to Montauk. Anyone who has ever done small-scale organic farming or cooking knows that such endeavors are so labor-intensive that the money is rarely adequate compensation for the hours spent making or growing something. Soloff, who cooked in fine dining restaurants on the West Coast before she migrated to Montauk, first tried her hand at baking bread five years ago. She was inspired

to do so by a cult loaf that was sold at the Santa Monica Farmers Market by a local named Jack Bezian of Bezian Bakery. This loaf, like the one she eventually produced, was fermented for an unusually long time and owed its popularity to the fact that people who were sensitive to gluten could eat it without gastric distress. Soloff, who used to run a vintage furniture shop in California, says she subsisted on this bread, and credits it with helping her to drop five pounds. So when she moved to Montauk, she tried to reverse-engineer it. Her levain, or starter, was made from grapes that grew at Channing Daughters Winery in Bridgehampton. Her first attempts, she says, were “inedible little bricks.” (Unlike Bezian, Soloff was committed to baking with whole grains.) Eventually she got the hang of it, and the resulting loaf is all her own. This year she started selling her bread at Provisions, in Sag Harbor, and plans are afoot to expand the operation. “I have customers who hadn’t eaten bread in five or six years,” she says. “Once you try a true fermented sourdough bread, it’s hard to eat any other kind,” she says. Her fans would agree.

CONTRAIRE! DESIGN GENIUS’S OWN BRIDGEHAMPTON HOME BY HEATHER BRYCE
T
o say that I’ve not quite seen anything like it is an understatement. Every room – no, every object – in interior designer James Michael Howard’s Bridgehampton home has been sprinkled with great lashings of fairy dust.
Not only does the designer have exquisite taste, everything he touches is, well, different and somehow exciting. And, that’s the way he likes it. Take the surfaces for example. Walls might be covered with a textured wallpaper while a ceiling might be high-gloss lacquer. So not only are things different from other houses but also they are different here from room to room “Every time I come here I see something new,” says Rafal Trawicki, who works with listing agent Martha Gunderson of Brown Harris Stevens. Howard built this with his family in mind – it is their Hamptons home – yet the prolific designer, whose office is based in Atlanta, also took into account resale. So, while it’s on the market for $11.95M, it has all the hallmarks of a family – not a spec – home. Case in point: He and his wife collect “treen,” tiny wooden antique objects, which are placed around the family room. “They are playful and I enjoy watching my five grandkids pick them up.” In that same room is a wall displaying dozens of antique tortoise shells, also “very cool for the grandkids. There are lot of things that are fun for us.” We can’t discuss this room without mention of the grand stairway that sweeps up the outside facing wall curling past a window. If you get a case of déjà vu it’s because he borrowed the design from the famous one at the Nathaniel Russell House in Charleston. “We southerners love a stair and a window.” Upstairs is a two-bedroom guest suite with a shared living room. “Couples love to hang out and have some personal time,” he says. “Some of the best conversation takes place in those small spaces.” There is another similar upstairs suite on the other side of the house, while the master is on the first floor. the carpet. “They’re of the earth. They embrace each other and feel natural together. I don’t think that the story of a house is in tangible things like molding or flooring. It’s more about things that are not seen but rather felt like scale proportion, rhythm, light, sound” he says. “The most important thing is to create the envelope. You can have the finest furniture in the world but it won’t work in a crummy envelope.”
A glance around reveals mostly neutral tones. “I’m a big believer that color is not necessary.” What he does believe in is texture. “It’s important to get tactile things together to create a story that replaces color.” For the walls of the great room he waxed handmade paper and cut it into blocks.While it resembles limestone, it’s “more subtle. Limestone would have been too fancy.” He created impact on the floors with a large patchwork pattern inlaid with dark stained cabochons. He looks to contrast “rough and smooth.” In the kitchen, for example, there are several finishes from the boldly patterned rosso levanto marble to textured wood to a glass framed photo. Cabinets are faced with panes, but not just any glass – these are sandwiched with swathes of lacy scrim. And the shelves are edged with a decorative polished nickel. “They all feed off each other.” In the great room the heavy texture of raffia chairs contrast with the silky-wooly texture of

The home’s main entrance, protected outside by a portico, opens into a hall that leads to a magnificent great room sporting 30-foot ceilings. While the grandeur of the room makes a dramatic statement, it is flanked on either side by a dining room and a separate seating area. “People have a need to be intimate,” he says. Thus, he designed the a narrow-ish dining table, the better for conversation. “I made the larger rooms for entertaining, but made rooms of different sizes when I’m with my spouse or friends.”
Both Howard’s envelope and furniture, most of which was designed by the designer himself, are anything but crummy. He even designed the timbers – rough sawn

to create more texture and lime washed – which were made in his Georgia factory. He also has factories in North Carolina, Vietnam and the Philippines. Some designs here have wound up in his furniture lines, but most are one-offs. There’s little in the house not designed by him except a few antique or vintage pieces. He designed the columns, door surrounds and striking mineral design on the baseboards to give a “subterranean” feel. “I made a bucket of raw umber and ochre and sienna, and flipped a brush like Jackson Pollock.” It was all part of his plan to create elements “that no one has ever seen before.” Take a pair of living room sofas, very British in stature. He designed them based on those in first class on a Chunnel train he rode recently. You won’t see those anywhere else. Nor will you see the rock walls surrounding the pool area and extending into the mudroom, a refreshing alternative to brick. He was aiming for a country aesthetic and felt that “stone walls are part of the fabric of New York State.” And while the stone is immensely appealing it its accompanying copious slathering of mortar that makes it feel, well, different. We’ve saved the best news for last – the house is for sale with most everything in it except the art. Let’s put it this way: this is the best deal we know of in this price range . . . or any other.

W
ith summer long gone and winter on the way, now is a good time to plan for some early flowers in your landscape next spring. It’s also time to plant bulbs that will wake up your spring landscape year after year. Daffodils and narcissus are classics, and there are many varieties of them besides the classic bright yellow ones. You can find them in shades of pale yellow, apricot, creamy white and rich red-orange, with petals that are narrow or wide, a central cup that’s small or large. They come in different heights, too, from miniatures just a few inches high to taller ones reaching a foot and a half. Tulips are another beloved spring bulb, though if you have deer on the premises, the flowers will be devoured before they bloom. If there are voles underground, the bulbs will be eaten before they can send out flowers or leaves. Buy bunches of tulips from the florist instead. Beyond these two perennial favorites, the world of bulbs is large, so why not expand your early spring color palette and try some new ones? Here are some less common—and enchanting—bulbs to plant now for flowers next spring when you really need to see some color as winter loosens its grip. If you crave the very earliest flowers, look for species crocuses (more commonly grown are Dutch hybrid crocuses, which have somewhat larger flowers but bloom later).The petite species crocuses can be golden yellow, white or purple, and pop up in March, even poking up through snow.

The charming little flowers of Siberian squill are just a few inches high, but they inject shots of brilliant blue into early spring gardens. They’re easy to grow and will self-sow and spread themselves around a bit, but they’re never a problem. If you like a little serendipity in your garden, plant some of these – they’re delightful with small early daffodils such as February Gold, Jack Snipe or Little Gem. They’ll thrive in sun or light shade, in any average soil. Deer have never bothered them in my garden.
“Daffodils and narcissus are classics, and there are many varieties of them besides the classic bright yellow ones.” Many gardeners are familiar with the grape hyacinths in the genus Muscari, with their cone-shaped clusters of tiny, tightly packed bells of blue-violet. They come in light blue and white, too. The beguiling feather hyacinth (Muscari comosum ‘Plumosum’) has its bells split wide open, making the flower resemble a tiny ostrich feather on a stem. Give it a sunny to partly shady spot and moist but well-drained soil. These three kinds of bulbs are small and take forever to plant one at a time. An easier way to get the job done is to excavate patches of the garden a few inches deep

where you want to plant them and scatter a handful of bulbs in each spot, then cover them up. If you’d like to add drama to the early summer display in your garden, ornamental onions, or alliums, can fill the bill. These relatives of the onions we eat send up big, round heads of tiny flowers, in shades of pink, rich purple or white. Deer won’t touch them – a big plus for many of us. Globemaster and Gladiator are two popular varieties, each with globe-shaped heads of purple florets. In the more delicate-looking Persian allium (Allium christophii) the florets are on longer, thinner stems that give them an airy appearance – each flower looks like a ball of stars. For a late season surprise, let magic lily cast its spell in your landscape. Not a true lily, this plant is related to amaryllis, the popular Christmas gift plant that comes as a potted bulb from which grows a tall stem topped with a cluster of big lily-like flowers. Unlike amaryllis, magic lily is hardy in outdoor gardens here. The bulbs send out a clump of strap-shaped leaves in spring. They die back in summer and the plant disappears. Then in late summer, like magic, clusters of lovely, fragrant, pale rosy pink trumpet flowers bloom atop 2 to 3-foot stalks. You can plant these bulbs until the soil starts to freeze, so spend a little time now and reward yourself next spring with some early color when it seems like warm weather will never come again.

ith climate change and global warming being a very real concern, any step taken to reduce your carbon footprint is necessary.Whether it be recycling, opting for reusable goods rather than disposable ones, or simply turning off the lights when you leave a room, each action helps. The home you live in can draw large amounts of energy that lend to the increase in greenhouse gases. Having an awareness of this and embracing a green ethic, three builders offer their insights to what makes a home green, and what can be to done to create a beautiful yet environmentally responsible 56

With a philosophy of viewing time as a commodity, they design and build their Farrell Signature Spec Homes in under one year, and use the same methodology for custom homes. Sustainable luxury is what Kyle Messinger, company vice president of sales and customer relations, says has been one of the critical components since they began.

“We were one of the first companies to start bringing ‘green’ building to the East End, including being one of the first building companies to build a LEED (Leadership in Energy and Environmental Design) certified home,” Mr. Messinger says. “Whether it’s a custom build or a move-in ready home, things such as solar energy, geothermal heating systems and efficient mechanical systems are in place, reducing overall homeowner costs. We also leverage recycled and renewable options wherever possible.” Adding that their clients are environmentally

and financially savvy, Mr. Messinger says Farrell Building Company looks to build homes that are the intersection of sleek architecture and conscious living. Whether it be their move-in ready homes or custom builds, each is thoughtfully designed. For Modern Green Home founder Peter Sabbeth, the single biggest element in a green home is its energy consumption.The Bridgehampton based architecture and construction firm aims to have a profound awareness of energy consumption, and what can be done to achieve maximum efficiency. “Starting the green process, we take into consideration all of the natural features of the property,” Mr. Sabbeth says, explaining the significance of homes in relation to things like sunlight and natural shade. “By designing correctly and taking into account these elements, it is much easier to design energy efficient systems.” Being an architecture firm first and foremost, and following through with the construction phase, is what Mr. Sabbeth says is the best way to ensure the design intention is carried out and results in a cohesive project. While green building is the firm’s specialty, it is not the draw for many of their clients. “Barely do we ever have clients that ask for an energy efficient home,” shares Mr. Sabbeth. “They usually come to us for the design only. For the first time in ages a client asked for green things, and I was so excited. People are intrigued by green features and efficiency, but it’s never the driving force, it’s always aesthetics.” Custom engineered homes offer a different take on green building. Two years ago, Aman Developers began designing what they call Davinci Haus, customizable architect-designed homes using

technology to design and deliver a luxury prefabricated home in under 32 weeks. Aside from the timeline, the company also strives to offer homes with high energy performance. Company director Punit Chugh calls Davinci Haus the “Tesla” of homes.
is contextual and not done for a label or star, but for a choice of building a better built environment that is truly functioning in sync with nature and its inhabitants,” Mr. Chugh explains. Companies that provide specific materials to builders have been taking steps toward green initiatives as well. Speaking of Tesla, they have taken to the solar trend with roof panels that are not as obvious as those commonly seen on residential and commercial properties. Meant to complement a home’s architecture, the solar cells are individual tiles that are made of tempered glass, making them more durable than traditional tiles.

alermo, Sicily--Anyone who has grown up with visions of princesses and castles and binge watched “Downton Abbey” will be intrigued by spending a day with a Duchess.
In this case, the Duchess is Nicoletta Polo Lanza Tomasi.The Duchess and her husband have restored the Palazzo Lanza Tomasi, where Giuseppe Tomasi di Lampedusa wrote “The Leopard”, a kind of “Gone with the Wind” epic chronicling the changing social order in Sicily in the late 19th century as Italian unification took place.The original manuscript of this masterpiece, which is said to be the key to understanding Sicily, is displayed in a formal drawing room. Today, Nicoletta as she prefers to be called, oversees a dozen apartments carved out of the palazzo to offset expenses and gives cooking classes and market tours. “It was a start up,” she cheerfully says of her relatively new career as an inn keeper and cooking teacher. The petite Venetian was previously a translator and interpreter and an organizer of music festivals. She lived in New York a number of years and speaks perfect English. Charming hostess that she is, Nicoletta was waiting outside the massive wooden door of the palazzo to greet us even though it was close to midnight when we arrived. She led us into the courtyard and up to the spacious third floor one-bedroom apartment which would be our home for a few days. The apartments are somewhat basic by luxury hotel standards but who cares when the ceilings are high and the floors Majolica tiles. The Duchess starts early having the class make dessert first at 8:30 a.m.Today it was the Sicilian almond milk biancomangiare decorated with pistachios, shaved chocolate, candied pumpkin, and jasmine petals.Then it was off to the Il Capo market to buy the ingredients
for lunch. She explained that she ”belongs” to a specific fishmonger and vegetable vendor and out of respect does not buy from other stalls as it would be a “slash to the face.” Their mutual admiration has been developed over the years and they save the best for her. We bought silvery sardines and watched as the fishmonger expertly fileted them, with both hands and in short order, leaving the tails intact. Then onto tomatoes, eggplant and peppers, and olives and herbs and Monreale bread named for the UNESCO World Heritage Site mosaic studded cathedral said to be the finest example of Norman architecture and one of Sicily’s main tourist attractions. Our first stop after returning to the palazzo was the terrace garden where we picked herbs, lemons, and jasmine. Then we went into the blue and white tiled kitchen, donned aprons, and started cooking with the other guests who had come from Australia, Ireland, Scotland, and California. We stuffed the sardines with bread crumbs, toasted pine nuts, lemon zest, and currants reflecting the influence of Arab conquerors, rolled them up, and baked them; roasted peppers for a salad with olives, capers, and fresh herbs; made a blender tomato sauce for pasta that would be topped with bread crumbs rather than Parmesan, and caponata for bruschetta. Then Nicoletta led us into her regal dining room where the table was set with silver and heirloom china emblazoned with the family crest. Though we had cooked our own lunch, we were served by a white gloved staff. Her husband, the Duke, president of the Association of Historic Houses of Sicily, joined us for lunch. Nicoletta recounted the history of the palazzo and her family as well as the saga of “The Leopard.” Her husband was the model for the dashing Tancredi character in the Visconti film played by French heart throb Alain Delon, nephew of the Sicilian prince,

portrayed by Burt Lancaster, who believed the role “the best work I’ve done as a movie actor.” Duke Gioacchino Lanza Tomasi inherited part of the palazzo from his cousin and adoptive father, “The Leopard” author. Then in the late 1960s he bought the remaining part and embarked on a 10-year restoration. Nicoletta started her cooking classes in 2010. After lunch, the Duke and Duchess led our group on a tour of their own living quarters, so palatial that they have lost count of the rooms. But suffice it to say there is a ballroom, where if you close your eyes you can hear a Viennese waltz and the rustle of skirts; and two libraries stocked with classics and first editions. The palazzo is designated as a historic house of Sicily. She notes that it has been restored all with private money but that the government dictates that they maintain it “but there is no tax reduction!” About 70 percent of Palermo was bombed by the Allies during World War II and restoration work is still taking place, much of it financed by old families reinventing themselves. Spending the day with the Duchess gave us a rare insight into the culture, cuisine, and history of Sicily as well as what it takes to keep up a palace in modern times. THE RESILIENCE OF ENERGY
T
here are many ways we can make the East End a more resilient community. Dr. Michael D. McDonald, Ph.D. shares with us some suggestions on how we can achieve this goal. Dr. McDonald is the coordinator of East End Resilience Network Initiative; and chairman of Oviar Global Resilience Systems, Inc.; and Executive Director of Health Initiatives Foundation, Inc. What would being ‘resilient’ mean for the East End of Long Island? You can think of resiliency as the opposite of being vulnerable. Resiliency increases with locally distributed resources and diverse capacities rather than centralized or concentrated resources, especially those that are imported into our community from afar. Improving resilience on the East End requires local resources like energy, food, water, communications and local job value chains to enable the East End to be more self-sufficient and function under stressful situations. Systems with single points of failure are not resilient and systems with many points of functionality that are redundant or which can replace the functions of the others are resilient. What are the vulnerabilities faced by the residents of the East End? In a time of rapid climate change, it is only a matter of time before the East End will face a catastrophic storm. We get our energy from up island over transmission lines that can blow down. Cell towers can blow down and cripple communications. Houston, Puerto Rico and Florida illustrate these central systems can be wiped out leaving millions of people stranded without basic services for days, weeks and months. We have heavily developed coast lines and they are

beginning to go through significant change. We continue to take farm land to develop houses reducing our ability to grow our own food. We have too many old and poorly functioning septic systems that are causing our harbors and bays to become toxic, killing our sea food and despoiling our most vital economic asset. Our auto based transportation system adds to the climate challenge and the congestion reduces our quality of life. Our economy is dependent on selling giant second homes that unduly add to the causes of climate change and other local environmental stresses. Most local businesses serve second home owners and other transient resort visitors who come here for the natural beauty and recreation. If this area was devastated by a big storm or we let our environment degrade too much it will hurt this type of economy. What are the things we can do to make our homes and our community more resilient? Increase adoption of energy efficiency technologies, wind power, battery storage and solar roofs. Add solar hot water and install ‘heat pumps’ for heating when your boiler needs to be replaced. A big step would be locally controlled ‘smart micro-grids’ which efficiently balance energy supply and use. The East End sends many millions of dollars out of the community to buy its energy. Local energy efficiency and renewable energy businesses can create local jobs that would keep that money in the community. We should pursue ‘mesh communication networks’, currently used in military and disaster situations, where each cell phone or home or business communication

hub becomes a relay to all other phones and hubs nearby. With mesh networks if one part of the system goes down there are lots of other sub-sets of the system that remain operational. More local farms and family garden plots would help if food distribution was disrupted and growing your own helps defray high local food costs. This helps being economically resilient. Public transportation and bike trails would make us more resilient because people can power bikes themselves and public transport moves more people per unit of money and energy. What are things that residents of the East End can do to help or participate in being resilient? Understand your ecological footprint and work to cut it in half. Europeans and Japanese on average, live with an ecological footprint that is half of the average American’s so it doesn’t mean reducing quality of life. Produce your own renewable energy. Don’t waste or buy too many things you don’t need. Buy things like local food that have a positive impact. Communicate to your representatives you want policy’s that promote a sustainable future including local energy independence, sustainable agriculture and water quality. Every way we can become more self-reliant and do more with less makes us stronger and more resilient. The Hamptons can remain more resilient and sustainable than many other parts of the world, but only if our collective actions are resilient and sustainable.
