T

he historic Rose House (c.1780) on Peconic Bay in Southampton has recently sold, setting a record as one of the most expensive sales ever on Noyac Road, with a last asking price of $7,500,000. What makes this home so special is the amazing history of the property. The house was built and owned by David Rose of the Rose family, the namesake of Roses Grove, who owned most of North Sea throughout the 17th and 18th Centuries. The family was also one of the original settlers of Southampton that came through Conscience Point. The ground up re-build of this home was a labor of love for developers Zachary and Nicole Tunick of Douglas Elliman. They bought it knowing that they not only needed to preserve the rich history that this home holds, but also to bring it up to 21st century standards for a new owner. The project was a huge undertaking, so they teamed up with long standing family friend Skyler Wasser, VP of G & S Solar. HRES spoke with Zachary and Nicole to find out more about this historically significant sale in Southampton. What made you pick this particular home to renovate and sell? ​The land is super special as it sits on Wooley’s

Pond which gives you bay access. It has its own private dock as well as a shared dock with the six homes that sit on Kendall’s Lane. How did the historical significance of this home play into the current redesign? ​Initially, Nicole & I fell in love with the house while looking for other customers. To see the beauty of the home built in 1780 is impressive. When our clients passed on the home for something more “modern,” I with my partner, Skyler Wassar, saw an opportunity to “re-build” Rose House. The front facade of the house tips its hat to the historical home with 12 over 12 true divided light windows and Bevolo gas lanterns. Since the house remains in its original footprint, a grandfathered third floor remains. It has been turned into a stunning den with a roof deck overlooking Wooley’s Pond and the Peconic Bay. The original brick wall still remains. All of the brick work for the chimneys, foundation and garage facade were re-claimed form the original home. While the back of the house is a modern wall of glass overlooking a negative edge infinity pool. It is the best of both historic and modern. How long have you been involved in real estate and development? ​I started in construction in the early 1980’s. My first project was working on Trump Towers in

1983. I also worked for several major construction companies then moved on to form my own in NYC. With a love for construction company ​ the East End, I began to build out east with my first spec home in 2000 and never looked back. Shortly thereafter I opened my own real estate firm, Luxury Living International Real Estate. In 2004, I met Nicole and she became an agent with me. While working full time as a merchandiser in NYC she would work weekends selling real estate and we began to develop and flip homes together. In 2016, Nicole left the garment center and we joined forces with Douglas Elliman. What are your predictions for Hamptons Real Estate in 2022 and do you have any new projects coming up you would like to tell us about? ​Both Nicole and I feel that the market will stay strong due to lack of inventory throughout 2022. We are currently hunting for a new project to dive into.

But they are probably best known across the regional broadcast viewing public for their coverage of The Hampton Classic, the Hamptons International Film Festival, and other such East End staples.

uch ado is made about the people who appear on our televisions and other screens, yet there’s typically very little ballyhoo about those who toil behind the cameras and in the studios. But every once in a great while, those creative and brainy types also get their due. Take the Springsbased brothers Greg and Ernie Schimizzi, who after 44 years in television, have been inducted into the New York State Broadcasters Hall of Fame. The pair, who founded and run East Hampton’s WVVH-Hamptons TV and its parent, Video Voice, were inducted in 2020 and finally got to receive their earned honors in October during a ceremony at the Rainbow Room in Manhattan. They join the likes of such legends as Walter Cronkite, Barbara Walters, Mike Wallace, Dan Rather and Peter Jennings, among others. The first brothers to have ever been inducted into the illustrious group, Greg and Ernie credit their success to one another, and their family — related and otherwise. “It’s a culmination of a lot of hard work and the

right partnership,” says Greg, adding that he and his sibling aim to “treat everybody as a brother or sister — that’s the hallmark to our business.” “We see television as a platform that provides a voice to everyone,” says Ernie, who adds that he and his sibling were first introduced to what goes on behind the scenes by their father, Joseph. The elder Schimizzi, who also was fascinated with television, is credited with sharing his enthusiasm with them. He would often take his young boys to Rockefeller Center to watch the filming of the Today show with Dave Garroway. The brothers, both certified broadcast engineers and Emmy winners to boot, started Video Voice as a motion picture production and distribution company back in 1977. They produced more than 150 films together before they changed gears and switched to capturing the Hamptons from a local perspective with WVVH. Broadcasting 24 hours a day, their Hamptons TV programming ranges from family fare, news, and sports to shows such as Soldier Stories, Warrior Stories, Firehouse Kitchen — filmed in different fire stations across Long Island and New York City

“The aim is to give everyone a look behind the hedges,” says Ernie, who does color commentary for the station during the Classic. “That’s something that we cherish; the idea of bringing the magic of the event to people who might not ever have been there in person but feel as if they’ve come to it year after year.” Even with so much televised road behind them, the two are still held in thrall of the power of the medium all these years later. And they admit that they are both proud and humbled by the duty that they carry with them, through their programming. “It’s a platform that provides a voice to everyone,” says Ernie. “We’re very sensitive to that. That’s why we are still trying every day to make the station the best it can be, for the betterment of our community.” That betterment includes sound judgement. And high standards, according to Greg. “In our world, we are at the service of the public. We don’t own the airwaves, the public does. We don’t want to let that down. It’s an awesome responsibility and we don’t take that lightly.”

A collection of idyllic cottages in Napeague, directly across from Gardiner’s Bay, the cottages at Lazy Point maintain an unusual allure, even amongst East Enders in the know. Originally fishing shacks, these parcels of land trace their origin back to a land grant from King George, and still maintain an unusual land lease from the Town of East Hampton. Known as the “Trustee’s Cottages” the owners on Lazy Point sign a 30-year lease with the town trustees, and only own the improvements to the land. An added wrinkle is that to be eligible for this lease, one must own a home in East Hampton and be a full-time resident. Davis took a small fishing “shack” in Lazy Point, and transformed it into a stunning 2-bedroom 2-bathroom cottage for a young family who loves the water and outdoor living. HRES: What was your first step when planning this design project? Kate Davis: I always start with the program requirements from the family. What do they need for their lifestyle? For Lazy Point, I needed to design for wet children running in and out of the beach house and create ample, organized space for bike helmets, life vests, tennis shoes, and swim fins. HRES: What is your design trick for making a small home appear bigger? Kate Davis: The entire cottage has a light airy feel using Benjamin Moore’s Chantilly lace, the whitest of whites in the BM collection. It opened up the home and made it feel considerably larger. We painted every room and bathroom the same color and used shades of blue accents throughout so that the house feels like the extension of one room, rather than several small spaces attached together. HRES: What is your favorite space in the home and why? Kate Davis: The central great room is my favorite space — I worked hard to bring the outside in. Because the home is so small, it was important to use the deck and the dunes as an extension of the home. The large glazed sliding doors open onto a deck which extends straight out to the sand. When you stand at the front door looking out through the great room, you have unobstructed views of the beach and the dunes, and of course the sunset.

HRES: Share a tip for durable beach design? Kate Davis: I only chose indoor / outdoor rugs and perennial fabrics on the upholstery. The woven plastic Riviera outdoor dining chairs by Serena & Lily are “no nuisance” for lunch in a wet bathing suit. Large baskets are scattered throughout the house, providing storage space for beach towels. I also installed hooks around the perimeter of the patio, perfect for hanging swimwear and life jackets. HRES: Beach house bunkrooms are a big Hamptons trend. Where did you source this gorgeous glossy set? Kate Davis: I often use Room and Board bunk beds in custom colors. The quality is amazing and they have a clean look which makes the space feel airy. So many bunkrooms feel a bit cramped and heavy. I have designed built in bunk rooms, but for this cottage we opted for a bunk with a trundle. EXPLORING LAYERS TO THE CORE OF DARIUS YEKTAI

I

f there is one word to describe the paintings of Darius Yektai it would be “alive.” There is nothing still about his still lifes. Motion is essential to Yektai whether it is the visible stroke of his brush or his surf board sensing the perfect wave or the movement of the viewer required to fully experience the work. Working on large scale canvases, he leaves the mark of his physical process, epitomizing painting as a verb as opposed to a noun. “I tend to push painting towards sculpture and sculpture towards painting,” he comments, “The work is very much about material and process.” Yektai’s paintings present as three dimensional using different layers of paint and resin with small waves of oil paint leaping from the surface. “I studied geology before I switched to art history,” he explains, “You can use deductive reasoning and figure out a painting from looking at the edge.” The reason he chose to study in Europe was to be close enough to the old masters’ work to decipher the artist’s journey and not just the destination. The home and vaulted-ceiling studio he built in Sag Harbor 18 years ago contain a treasure trove of racks and racks of his prolific work with enough wall space to hang a painting for months to see if the initial enthusiasm holds up over time. While his work embodies immediacy his critical eye takes a longer lens. When asked how he feels about one of his paintings from 2002 which is currently on view in the permanent collection in Guild Hall he says with a smile, “It’s like a really good painter broke into my studio and did this painting.” But while

his technique and skill are always improving, he admits the struggle is constant. “Any time I think I have something figured out I have to move in a new direction. The engagement has to be there.” His current body of work represents variations on themes of Monet’s water lilies. Yektai comments, “It’s a reference to Monet but seeing if there is something new to say. I end up with a cement painting or a gold one. When I add the layer of resin, it creates depth. The viewer now is looking through the painting’s layers into its narrative process. The resin also reflects light like facets on a diamond in response to a viewer’s movement, and reflects the exterior world.” He adds with a laugh, “I even use the black one as a mirror before I head out of the house.” You could also say artistic talent is in his DNA. He remembers summers in the Hamptons with his father Manoucher Yektai who was a prominent part of the New York School of abstract expressionists with work in the Museum of Modern Art. “He was wary when I wanted to be a painter,” recalls

BY HEATHER BUCHANAN Yektai, “He cared if I was going to be a true painter or a dilettante.” It took him time to reconcile his father’s influence. “There was a moment when I stopped not trying to be influenced by my father. I was aware of his work and I can quote my father just like I can Van Gogh. It took almost 20 years to not feel the shadow and step into the light.” Yektai does not naturally gravitate to the idea of branding and marketing but does resonate with those who tell his story like Sag Harbor gallery owner Laura Grenning who had a vision to expand his audience. She comments in his show’s catalogue, “Yektai is exactly what we’ve been looking for, a bridge between our classically trained artists to the realm of dignified contemporary abstraction.” He also recently has signed with an Iranian gallerist based in Marbella, Spain for more exposure in Europe and beyond, a nod to his father’s Iranian roots. Yektai’s deep emotional connection to his work has almost a Jungian shadow feel. His hot pink water lilies contrast sharply with his dark, brooding self-portraits. “I dig into the darkness and create something that brings joy,” he explains, “It’s like listening to a sad song. It holds all the sadness and the human condition, but doesn’t make you sad. It helps you not feel alone.” As his passion and career grow it seems Yektai will need just one more thing – to build more space to accommodate his expansive and vibrant body of work.

RECENTLY SOLD AND NEW TO THE RENTAL MARKET FOR 2022

s 2021 comes to a close, Hamptons real estate activity remains busy, with the number of contracts signed overall outpacing the number of new listings coming on the market on a weekly basis, a trend that has been typical through much of 2021. With an ever changing Covid landscape, international travel may or may not be possible for summer 2022; regardless, the Hamptons rental market looks to be a lot more fun for tenants who are shopping for this upcoming summer season. Sales inventory has been at an all time low in 2021, but so has rental inventory. Many homes that were part of the long term rental supply were sold, but some sold homes have reentered the market as new rental listings, providing more choices for hopeful tenants.

The property at 32 East Gate Road in Wainscott was listed for sale in January 2021 for $2,295,000 and closed in April for a 9.6% discount at $2,075,000. The home was updated in 2019, is only 2 miles from Beach Lane in Wainscott and is now on the rental market listed with Laura U. White of Saunders & Associates for a $12,000 weekly rate this winter.

The property at 23 Hedges Banks Drive in East Hampton had been a rental listing for years, but was listed for sale in July of 2020 and sold in February 2021 for $2,300,000.

With five bedrooms and over 4,000 square feet of interior space across the street from Gardiner’s Bay, the home is back on the rental market with Sharman S. Paddy and Helene Lynn of Brown Harris Stevens and asking $135,000 for July through Labor Day. The property at 475 David Whites Lane in Southampton was listed in June of 2020 for $7,495,000 and sold for $7,400,000, a 1.3% discount, in October 2021. With views of over 50 acres of preserve, this resort style living estate with pool, tennis court and over 9,000 square feet of interior space, is now available for rent listed with Lori Schiaffino of Compass and asking $550,000 for Memorial Day through Labor Day.

SEAFOOD PAELLA RECIPE: Serves 6 (12”wide x 3” deep pan) Ingredients: • 1 tsp Spanish saffron threads • 1/4 cup hot water • 1 tbs olive oil • 2 diced poblano chiles •10 cloves minced garlic • 1 cup small diced fennel • 1/2 white onion, diced • 1 chopped leek • 2 cups long-grain brown rice • 3 diced Roma tomatoes • 1 cup white wine • 3 cups vegetable stock • 1/2 tsp sea salt • 6 large peeled shrimp • 6 large clams and mussels • 1 roasted, chopped red bell pepper • 1/2 tsp Spanish paprika •1/2 cup Spanish olives Preheat oven to 375 degrees. Soak saffron in hot water for 30 minutes. In a 12-inch sauté pan, heat the olive oil on medium. Sauté the poblano chiles until soft, stirring often, about 1 minute. Add onion, leek and garlic, and cook stirring for 2 minutes. Stir in the rice, then tomatoes, and cook for 1 minute more. Add white wine. Add the saffron liquid and the stock and salt, and stir gently to combine. Bring the Paella almost to a boil; shake the pan gently, but do not stir. Add shrimp, clams, and mussels and cook for 1 minute. Add roasted peppers, olives and cover. Move the Paella to the oven and bake for 10 minutes. Sprinkle the seafood with paprika and return to the oven for 10 minutes more, or until the seafood is cooked. Remove from the oven and scatter peas over the top. Let rest for 15 minutes. Serve with lemon wedges.

hen most people think of Woodstock, that famous music festival probably comes to mind. Unless, of course, they’ve been to Vermont.

Anyone who has been fortunate enough to visit or stay at “the other Woodstock” won’t soon forget it. A quaintly scenic locale, located on the banks of the Ottauquechee River and the base of Green Mountains, it’s brimming with charm. Rustic yet also quite sophisticated, the “Shire Town of Windsor County” was named “The Prettiest Small Town in America” by the Ladies’ Home Journal and has been lauded as one of the “Great Places in America” by the American Planning Association. Home to artists and artisans, shopkeepers and skiers, the 3,000-strong village was chartered in 1761 and owes much of its appeal to painstaking preservation of its 19th Century architecture, a wonderfully scenic ridgeline, and pleasing rural surroundings. Adding to the backdrop of breathtaking mountain scape and picturesque covered bridges, the totally wireless village is dotted with gorgeous Georgian-, Federal-, and Greek Revival-style homes and buildings, all clustered around a central square, called the “Green.” The wealthy tourist town, curated and cared for by members of the Rockefeller family for generations, also offers plenty of shopping, dining, cultural stimulation, and a multitude of outdoor activities. It’s also not too far

from neighboring resort areas such as Killington, Ludlow, and the Quechee Gorge. A year-round destination that’s sure to inspire no matter the season, the idyllic country village really shines during the winter months. Colder season events include a Wassail weekend in December, plus skiing, sledding, snowshoeing, fat tire biking, snowmobiling, ice skating, ice fishing, ice climbing and sleigh rides as long as the weather allows. FUN FACTS: • Broadway star Gwen Verdon and actress Daphne Zuniga are both from Woodstock. • The Chevy Chase movie Funny Farm was filmed here, as were a handful of others. • The Academy Award-nominated film A Place in the Land highlights the community and its sustainable farm.

• The Middle Bridge, an all-peg constructed wooden bridge that spans the Ottauquechee River. One of three in the area, it offers stunning views and is a great place to snap some photos. • The Paul Revere Church Bells, manufactured at the Massachusetts foundry owned by America’s most famous Midnight Rider. There are six of them in Woodstock — spread throughout the town: at the Congregational Church, the Woodstock Inn, the Masonic Temple, the St. James Episcopal Church, the North Universalist Chapel Society, and the Woodstock Country Club. • The Norman Williams Public Library, located in a grand circa-1883 stone building, the library is a cornerstone of the community. Located on the “Green,” it’s host to more than 400 public programs a year. THE MAIDSTONE Don’t miss an opportunity to check out one of the Hamptons’ most interesting, cozy, and inviting restaurants, The Maidstone. Located within East Hampton’s Maidstone Hotel, the 40-seat restaurant has historic features (like a woodburning fireplace), paired with modern décor. It’s the perfect place to unwind with an after-work cocktail, to chill on a December evening, or to catch friends for a bite. But beware: once you’re inside these cozy environs, it may be hard to pull yourself away and reenter the cold world outside.

You’ll have to make a decision about where to dine, and that won’t be easy. Here, we’ve rounded up five of our favorite destinations for cold weather dining in the Hamptons. COCHE COMEDOR Tucked into a restored diner, this Mexican-inspired spot, which serves dinner five nights a week, is among the coziest spots on the East End. Bright colors and imported tile reminiscent of Mexico warm up the interior, and bright, rib-sticking food (don’t sleep on the chicken adobo) will warm up your dinner plans, as will a comprehensive roster of tequilas and mezcals. 1770 HOUSE When it comes to cozy, dinner at East Hampton’s legendary 1770 House is hard to beat. Outfitted with historic details (wallpaper, original fireplaces, hand-hewn beams), this restaurant offers a more formal upstairs dining experience and a warm and friendly downstairs pub. Each space has plenty of cozy appeal — it just depends on what you’re in the mood for. As the cold weather arrives, this is the perfect place to get warm over a plate of delicious food.

IL BUCO AL MARE This Hamptons outpost of the de rigueur New York City restaurant will warm you from the inside out with its signature wood-fired oven. Start with one of four focaccias (rosemary, olive, margherita, eggplant and anchovy) before moving on to any of the wood-fired mains, which include whole branzino, smoked chicken, duck breast, striped bass, and black garlic steak. A warm wooden interior, paired with the smell of the oven, makes this one of the coziest dining destinations around.

SAM’S RESTAURANT Pizza is the name of the game at this storied East Hampton haunt, which still boasts the same bar and booths from decades ago, when it first opened. Come for the superlative pizzas, but stay for the rollicking, cozy, and warm atmosphere, which is just as welcoming in the middle of winter as it is on a humid August night. The food is just as great as the environment at this longstanding Hamptons winner. (If there are better affordable pies on the East End, we sure don’t know about them.)
