elcome to the Holiday/New Year issue of Hamptons Real Estate Showcase. Bloomberg Politics has unearthed “stratospheric payments he made to home improvement companies when his renovation work was estimated at far less.” Special Counsel Robert Mueller has reported that a Hamptons firm got $5.4 million in wire transfers from Cyprus over 71 payments.“But building permits over the same period examined by Bloomberg show that renovations by Manafort’s Hamptons contractor were estimated to cost $1.2 million,” according to the publication.

Musical types are surely abuzz with recent Grammy news. Of this year’s selected talent, several of the more successful acts that have been nominated for the 60th Grammy Awards have solid East End connections.

For those of us who are more into the tried-andtrue, Sag Harbor’s own Billy Joel is one of the many artists featured on “Tony Bennett Celebrates 90,” which is up for Best Traditional Pop Vocal Album. And East Hampton’s Jerry Seinfeld made the Grammy cut, even if it’s not for his singing. His funny stuff on “Jerry Before Seinfeld,” which is about growing up on Long Island, got the nod for Best Comedy Album. New Yorkers are in luck this year as the show will be held on the east coast this year instead of Los Angeles, where it’s been for the past 15 years. The awards ceremony will be held on January 28 at Madison Square Garden.

East Hampton’s Shawn Carter, otherwise known as Jay-Z, leads the pack with a whopping eight nominations this year. The rapper-turned-music mogul has gotten nods for his latest, “4:44.” Jay’s most recent, and super uplifting, efforts are up for Album of the Year, Record of the Year, Song of the Year and Best Rap Album. Justin Bieber’s super catchy remix of “Despacito,” which is up for Record of the Year and Song of the Year, has kept him out of trouble and into some Latinrap-inspired street cred. Whew! That’s one busy lady with a whole lot to celebrate. Whilst on the subject of multi-hyphenate lifestyle mavens, Sag Harbor’s Luann de Lesseps (remember, the former nurse-turned-model-turned-“The Real Housewives of New York City” personality also wrote a book on the subject, which was titled “Class with the Countess: How to Live with Elegance and Flair”) has a new gig. GOOD ENOUGH TO EAT SCULPTOR MONICA BANKS BAKES CAKES WITH MEANING BY SOPHIE OVERTON

W

hile East Hampton sculptor Monica Banks’ works look mouth-watering, on closer inspection they express a dark edge. It is this paradox – between familiar domesticity and the depiction of ugly outside events – that defines the artist’s current oeuvre. Banks is a person who feels world tragedies deeply. In fact, she started making her latest subjects, porcelain cakes, in 2015 when she was still reeling from the huge human toll taken by the earthquake in Haiti. “I was making miniature bodies in poses of suffering and gluing them into shadow boxes to protect and honor these little victims,” she says. “I made hundreds and hundreds of them.” While in the process of sorting through them she realized that many of the miniature figures seemed to be covering themselves, expressing shamefulness. So, she delved into herself to imagine what it would be like to have a daughter who was feeling ashamed. Banks has no daughter, but sons. She thought that she would help her daughter acknowledge her feelings and advise to her look at them without judgment. “It would be really funny to bake my daughter a cake and call it the ‘Shame Cake.’ If you bring it into the open and bake a cake you are taking away a lot of what’s miserable about it.” “When someone retires, or has a birthday or anniversary, you order or bake a cake,” she says. “Even the tragedies and low moments deserve acknowledgment.” For her first cake, she arranged the figures on top in a Busby Berkeley formation “to deepen the paradox.” But instead of calling it ‘Shame,’ she called it ‘Exultation.’ “I try not to tell people how to feel about the work.” Leading up to last year’s presidential election the artist was feeling hopeful that we would elect “a progressive woman president,” so she started making her cake called ‘Promise’ with that in mind. She began with abstract shapes that reminded her of shaved chocolate before those shapes morphed into flower petals to mirror “the blossoming of the country.” The petals then became butterflies, which she planned to place atop the cake as they took flight to represent the metamorphosis “that would bring us

to a beautiful future.” Alas, after the election results were tallied she stopped working on it entirely. Now “the blank empty top is an evocation of our stolen future.”

Even the tragedies and low moments deserve acknowledgment.” Another piece that expresses her feelings about the present administration is ‘Repulsion,’ in which she plunged chicken feet into a cake. “I find chicken hands to be particularly repulsive,” she says remarking on the nails and wrinkly skin. “When the chicken hands came out of the kiln I was disgusted in the best possible way.” Banks, who has been a sculptor for 30 years, has worked with many materials in the past including steel, aluminum, wire, copper and found objects. So how did she arrive at such a delicate medium as porcelain? When she made the transition, she was working with such found objects as dead insects, birds, feathers, and bird eggs. She found that by rendering them in porcelain she had more control. “I’m not limited by things that would be too repulsive.” Part of her works’ irony is that, while depicting negative emotions, she colors her cakes with “pretty” hues. “When I learn about an event in the world and have an emotion, my way of coping is to make art.” Her cakes, she believes, “resonate in personal or universal hopefulness.” Banks is represented by Sara Nightingale Gallery in Sag Harbor.

LIFE’S A BEACH HERE IN THE HAMPTONS, REGARDLESS OF THE SEASON BY DAWN WATSON

S

ure, summertime is our most in-demand season of the year on the East End. But just because we live at the beach, it doesn’t mean that there isn’t a whole to do and see during wintertime on the South Fork too. In fact, at least a couple days when the temperatures dip into the low double digits, there are actual throngs of people who come out to hit the surf. Donning everything from bikinis to outrageous costumes, these Polar Bear plungers run into the icy waters of our ocean and bay beaches to raise funds (and have some fun) for local charities. We might have already missed the Plunge in Southampton, which was held earlier this month at Coopers Beach and has raised more than $700,000 for Heart of the Hamptons since its inception in 2004, but no worries, there’s a slew of others planned. The East Hampton Hurricanes Polar Bear Plunge is set for January 1 at Main Beach in East Hampton. That annual fundraiser benefits the East Hampton, Springs, Wainscott and Amagansett Food Pantries. Gurney’s Montauk Resort & Spa also hosts a New Year’s Day Polar Bear Plunge. That chilly welcome to winter benefits The Retreat. And then there’s the Sag Harbor Chamber of Commerce’s Frosty Plunge, held in conjunction with HarborFrost, which is planned for February 24 this coming year. That annual event fundraiser also draws big crowds to the village for its live ice carving demonstrations, fire jugglers, music, fireworks by Grucci, kids’ activities and shopping events.

And even though the sand is no longer hot, our shores are still quite haute come December, January and February, especially when it comes the sunrise and sunset views. There’s nothing quite like bundling up and sipping cocktails or hot chocolate by the sea as the sun sets.

And don’t forget, there’s a whole slew of top-notch museums here, including Guild Hall in East Hampton, Parrish Art Museum in Water Mill, the Children’s Museum of the East End in Bridgehampton, and the Southampton Arts Center and the Shinnecock Museum and Cultural Center in Southampton. Don’t leave LongHouse Reserve in East Hampton off your list. It’s absolutely magical for winter walks. Feeling adventurous? So, they designed vertical square tubes in varying sizes, which they had made by master metal artisans at De Castelli in Venice. The material? A black shopfinished steel because of its “interesting cloudy, washy

finish.” At 11-feet high it is the major element in the space, dividing living room and study. When architects design a fireplace – and they do so often in today’s custom homes – they think about things like how it works on not only the interior but also the exterior. “You look at the mass and the chimney can be very strong. It has to work with the roofline,” says Rob Barnes, the other partner at Barnes Coy. “As the focal point in the living room and great room and an added feature in a master or junior master, the fireplace has the power to define the room,” says Kristen Farrell of the Farrell Building Co. In a Farrell house fireplace styles and materials are chosen by the home’s theme. That might mean modern linear fireplaces, direct vent, vent-less, glass rocks, gas or wood.You name it.

In this vein, Sag Harbor Fireplace is installing many a fireplace surrounded by a “clean and modern sheetrock look,” says owner Michael Scanlon. His most popular fireplaces are “linear,” meaning they are horizontal with the longer sides paralleling ceiling and floor. He is also selling many with “guillotine” doors that slide upwards. While fireplaces are nice indoors many Hamptonites are requesting outdoor fireplaces and fire pits for use in all seasons. At interior designer Campion Platt’s home in Water Mill, he built a custom marble fire pit. In summer the family, which includes young kids, spends almost every evening around the fire “making a light show from the embers on the ends of burning sticks.” During winter, the pit is used on holidays.

“When we design a Farrell house the aesthetic of the mantle and the stone surround is equally as important as all else,” says Farrell. In a transitional Farrell residence “we work with materials such as limestone to create a single mantle and surround making a bold but warm statement.” Today’s fireplaces are often just a hole in the wall, albeit a very nice hole. Many contemporary homes sport a wall that protrudes beyond its surrounding walls and is

A STRONG START PREDICTED FOR THE HAMPTONS REAL ESTATE MARKET IN 2018 BY RUTH THOMAS

I

t was a solid year in 2017 for the Hamptons real estate market with an increase in sales over 2016. The $500K-$1M range was very strong while the $3M-$5M range was very active. The Springs, Sag Harbor, and Southampton Village were among the hottest areas. New construction is on the rise and land prices are increasing. Though inventory is high and it’s a buyer’s market right now in the Hamptons, with an uptick in sales and the median price rising, predictions are for a strong start to 2018. Judi Desiderio of Town & Country Real Estate says, “The 2017 Town & Country Hamptons Home Sales Reports quantifies that the year was a solid performance for the number of sales and total home

sales volumes.This year was better than 2016, but paled in comparison to banner years. 90% of the transactions occurred below $3.5M. The Bridgehampton, Water Mill, and Sagaponack markets combined accounted for 26.5% of the total home sales volume. Inventory on the high end is flooded, while the low end is dry! There are some incredible bargains out east!” Judi observes, “In 2018, the new tax code will certainly have an impact on our markets depending on which items of the bill remain and which get dropped or modified.” Joe Farrell of Farrell Building Company says, “2017 was certainly a good year for Farrell Building Company. In this last quarter, our $4M to $10M business has

been outstanding. The $3M to $8M market is the strongest with many of our houses pre-selling before completion, following a long-standing trend for our company. All hamlets are busy with a particular focus in Bridgehampton followed by Amagansett. Prices in the Hamptons are holding. In parallel, land prices are continuing to rise as there is such a small inventory. New construction is on the rise with older homes being demolished to fuel new construction demand.” Joe remarks, “In general, 2018 will yield growth for our residential home sales and the expansion of our commercial, self-storage and multifamily portfolios.” The Avigdor Team of Douglas Elliman Real Estate says, “We experienced a strong 2017 surpassing our


2016 sales. The lower to middle end of the market from $1M to $6M experienced sales gains. New construction continues to be the strongest segment of the market especially new homes from $2M-$5M. Sag Harbor and Southampton Villages continue to reflect brisk sales. Land inventory is scarce keeping prices of finished product boosted. NEW RIVERHEAD SPA FOCUSES ON WELLNESS BY ISABELLA JENKINS

M

att Forrest is very enthusiastic about wellness. And he’s on a mission to share what he has learned about alternative modalities with the world. In pursuit of that goal he opened FeelinO2Good, a wellness spa in Riverhead (at the traffic circle), in October. Since then he has been visited by clients seeking help with anything from constipation to cancer. The center operates on four tenets: to provide the body with oxygenation, alkalinity, detoxification and supplementation. And all treatments reflect some or all of those processes. Forrest is actually a builder who has studied and practiced alternative modalities ever since he cured himself of Lyme disease, babeosis and Rocky Mountain Spotted Fever a decade ago – without antibiotics. “I couldn‘t breathe for nine months,” he says of the period it took for “western medicine” to come up with a diagnosis. One doctor wanted to put him on three different antibiotics for a total of 140 pills in ten days. “I asked him if he understood what that was going to do to the flora in my gut and the villi in my intestines.” The doctor angrily

replied that if he didn’t do the protocol he was “better off suffering.” He credits ozone therapy with curing him, and explains how lightning makes ozone by slicing an oxygen molecule in half making two O1 molecules, which then attach to an oxygen molecule (O2) making ozone (O3) or “super powered oxygen.” (He doesn’t offer ozone therapy at the spa but will do it at his own home nearby.) Back then he made a vow to himself: “When you heal yourself don’t be selfish, help others do the same.” I am offered a glass (not plastic, he’s very antiplastic, which he says contains synthetic hormones) of alkaline water made in a machine that “acts on the water like a mountain brook” by making the molecules more absorbable. I’m then escorted to the oxygen bar where I am fitted with a nasal cannula and told to choose between six ‘flavors.’ Well, not exactly flavors more like scents, as the oxygen is infused with essential oils. I choose eucalyptus as my sinuses have been blocked and find almost instant relief. But curious, I also try the others, each of which boasts individual properties: lemon grass (uplifting); peppermint (helps with digestion); orange (revitalizing); lavender (calming). Divine. ortland is known for its bike paths and hiking trails. I appreciate its outdoorsy life style and the newly expanded Japanese Garden is not to be missed; but the truth is I came to Portland to eat.

Portland is one of our most vibrant food cities, due to an influx of ambitious chefs, agricultural bounty, and the spectacular Willamette Valley wine country within an hour’s drive. It’s also home to brewers and bakers, coffee roasters and chocolate makers, doughnuts and distillers. Over a long weekend it’s possible to sample the artisanal booze, craft beer, and fabled local berries, visit the buzziest restaurants, and taste some world class wines. Attracted by Portland’s pioneering spirit, Chef Vitaly Paley became a pioneer himself when he opened Paley’s Place in 1995. “There are no staunch traditions or rituals of any type that we need to speak to like in the South where you cook jambalaya or gumbo one way,” he says. “We just have a bunch of great ingredients and make it up as we go.”

Continuing with other great chefs, a night at Peter Cho’s Korean Han Oak is magical from the moment you step into the courtyard. At meat centric Ox, Greg Denton and Gabrielle Quinonez fire up an Argentine Grill while over at vegan Farm Spirit, chef Aaron Adams serves no meat at all. Chef Troy MacLarty says his Bollywood Theater “saves you the plane ticket to India.” The xurros at 180, so named for the frying temperatures of the Spanish doughnuts, will transport you to Madrid. Chef Gregory Gourdet conjures Asia at Departures, the sexy rooftop restaurant and lounge at the ultramodern Nines Hotel. And chef Earl Ninsom reinterprets his Thai heritage at Langbaan. You can’t help but love Portland’s entrepreneurial artisans, many located within walking distance of each other in the Central Eastside. In 2011 Ben Jacobsen started Jacobsen Salt, now sold nationally, hauling salt water in the back of his pickup truck

Last year, drawing on his own Russian heritage, he originated a spectacular Russian Tea with samovar service in the Heathman Hotel’s two-story woodpaneled Grand Tea Court. A three tiered stand of sweet and savory treats including grandmother Paley’s Steopka, a sour cream and walnut cake, is accompanied by teas from the locally revered Steven Smith Teamaker. This is one of the few places in Portland where it feels right to dress up. Get back in your jeans and head out to Pastrami Zombie, one of the best of Portland’s 600 food trucks. Native Texan Melissa McMillan makes a ‘kick ass” pastrami sandwich from meat she smokes, roasts, and cures in-house. 78

It’s hard to miss at any of the nearby wineries, but it’s easy to concentrate in a small area around Dundee. Domaine Serene has spectacular views and its 2014 Evenstad Reserve Chardonnay was named best white wine of 2016 by Wine Spectator. Domaine Drouhin carries on an old French family Burgundy tradition; Argyle Winery will put the sparkle in any party. And at neighboring Oregon Olive Mill at Red Ridge the only olive oil in the state is being milled. “If I had a crystal ball 20 years ago,” says Vitaly Paley “this is what I would have seen.”

FiDi is now the hottest real estate market in Manhattan. The number of residents has tripled from 20,000 to 60,000 since 9/11. The new World Trade Center is open. Conde Nast and Time, Inc. have relocated downtown. The 9/11 Memorial and the Santiago Calatrava-designed Oculus are major tourist attractions.There were 14.8 million visitors in 2016, up 19 percent from 2014. They need places to eat and drink and even to sleep.

Two five star hotels opened in 2016—The Four Seasons Hotel New York Downtown and the Beekman Hotel. The Four Seasons, located one block from the World Trade Center, features Cut, Wolfgang Puck’s first restaurant in New York. Nearby The Beekman, which was one of the city’s first high rises built in 1883, houses Tom Colicchio’s Temple Court restaurant as well as Augustine operated by Keith McNally of Balthazar fame. Temple Court’s menu references turn-of-thecentury New York classics while Augustine evokes Paris. The Beekman’s magnificent nine-story atrium with filigreed balustrades, serves as the lobby bar. Restaurants are multiplying faster than condos. Boulud’s Epicerie is smack dab in the Westfield World Trade Center transportation hub where New Jersey path trains and the subway pour forth thousands of hungry commuters and tourists. Batali’s 40,000 square foot Eataly Downtown, located on the third floor of World Trade Center 4, offers an edible encyclopedia of Italian pasta, cheese, charcuterie, and prepared foods as well as sit down restaurants and a market. On the video, the ever exuberant Batali says “it would be preposterous not to have a glass of wine while you consider your vegetable options.”

Brookfield Office Properties decided to redevelop the former World Financial Center, overlooking the Hudson River, around a culinary theme. Hudson Eats, its carefully curated food court, offers workers everything from Mighty Quinn Barbecue to Blue Ribbon Sushi. Brookfield Place houses Le District, a French market and restaurant cluster sometimes called the French Eataly. Inside Le District’s Beaubourg restaurant, French chef Nicolas “Nico” Abello, whose mentors include Gérard Vié, Pierre Gagnaire and Daniel Boulud, creates custom menus in a dinner party like atmosphere at Michelin-starred L’Appart. Philadelphia chef José Garces made his first foray into New York with Amada. Branches of P.J. Clarkes, Parm, and Del Frisco’s Grille thrive. It even made sense to include a culinary school. On the second floor, the Institute of Culinary Education, trains a new generation of chefs in its 74,000 square foot state-of-the art professional school. “It’s exciting being part of the downtown renaissance,” owner Rick Smilow says. On Broadway, close to Wall Street, restaurateur Drew Nieporent relocated Nobu after its 23-year run in TriBeCa. Nieporent, who pioneered TriBeCa when he opened Montrachet in 1985, is excited to be pioneering even farther downtown in an area that has literally risen from the ashes following 9/11. “We’re right across the street from St. Paul’s Church where people sought refuge in the shadow of the World Trade Center,” Nieporent says. Nobu is located inside the former AT&T headquarters with soaring 40-foot high ceilings and 50 Doric Botticini columns. Architect David Rockwell met this vertical challenge by suspending a gracefully floating black wooden sculpture meant to reference Japanese calligraphy over the bar. The Bromberg brothers opened Blue Ribbon Federal Grill in the AKA Wall Street extended stay hotel on William Street and Maiden Lane.

Street Seaport, is being redeveloped by the Howard Hughes Corporation which has lined up some heavy culinary hitters for next spring—Jean-Georges Vongerichten, David Chang, and Chloe. In the meantime, chef Sherry Yard, a 20 year veteran of the Wolfgang Puck empire, and barman Adam Seger, who made his name at Nacional 27 in Chicago, are holding down the port at the Tuck Room and iPic Theater. “Bars and restaurants are what make a neighborhood cool,” says Seeger. “The restaurant and retail here are being extremely curated to offer a unique experience.” Their ability to host private catered events in a theater has already turned out to be a draw for movie premiers and album launches. Watering holes have never been lacking in lower Manhattan going back to Harry’s at Hanover Square opened by Harry Poulakakos in 1972 or for that matter to Fraunces Tavern opened sometime between 1762 and 1767. But the craft cocktail spotlight is now beamed on the area by Sean Muldoon and Jack McGarry at the Dead Rabbit Grocery and Grog (voted world’s best bar by Tales of the Cocktail in 2015) and at Black Tail, a Cuba themed bar voted best new American Cocktail Bar at Tales of the Cocktail 2017. Both are owned by Peter Poulakakos. And the parade of notable names heading downtown shows no signs of slowing down. Chef Daniel Humm and his business partner Will Guidara, whose 11 Madison Park is currently number one on the World’s 50 Best Restaurants list, will set up shop in 3 World Trade Center. Danny Meyer’s Union Square Hospitality Group, which staked an early claim with North End Grill, a Shake Shack and a Blue Smoke in Battery Park City, is planning a restaurant and bar with an event space on the 60th floor of 28 Liberty Street, a mere meatball toss away from Eataly. Perhaps restaurants really are the new retail.

On Wall Street itself, David Chang’s Fuku fries chicken sandwiches for millennials, Sweet Greens tosses salads, and a branch of Whole Foods is scheduled to open next year.

uaint, charming and oh so traditional, the United Kingdom’s Kingsand and Cawsand are the stuff that dreams are made of. Mainly untouched by modern advancements, the eyecatching seaside villages in southeast Cornwall are as highly regarded today for their historic character as they are for their natural beauty. Off-the-beaten path yet popular with tourists and adventurers, the pair of picturesque places—which boast dramatic cliffs, densely wooded hillscapes and tranquil beaches—are an approximate five-hour drive from London.

versions of “Best Kept Village” and “Area of Outstanding Natural Beauty” awards. Adding to the charm here are narrow and windy streets, where automobiles are prohibited. But getting around is easy, and there’s quite a lot to explore in town and around.

Visually stunning, the Rame peninsula-based destinations need no more than the light and the landscape to capture the attention of travelers, though there is certainly much more to their story. Packed with history, and with much of the architecture in place to prove it, the tiny villages were once home to a thriving fishing industry and plenty of smuggling schemers. Today the hotspots are now home to a tightknit artist and artisan community, as well as the expected ancillary inns, pubs, cafes, shops and galleries. And though the smugglers’ tunnels have long been sealed up, it’s still possible to hike, camp, fish, boat and dive into the clear waters of Cawsand Bay, which is tucked between the English Channel and the Celtic Sea. Twinned with Porspoder in France and oft referred to as “the Forgotten Corner,” the historical fishing villages are frequently honored with England’s

States; pebbly Girt Beach; sandy Cawsand Beach and several other points of interest. The best-known landmark in the area is the seafront Clocktower in Kingsand, erected to commemorate the coronation of King George V in 1910 and nearly destroyed by floods in 2014. Now rehabbed and used as a community hall, the handsome stone building is protected by a reinforced seawall and houses a crossstitch tapestry keepsake of the two villages, made by the residents to commemorate the Golden Jubilee of Queen Elizabeth II in 2002. Another significant draw to the area is the Coastal Path, which runs along the edge of the sea, past Penlee Point and ending at Rame Head. A fairly rugged trek by foot, the final destinations here, high atop a hill are the remains of a 14th century monk’s chapel and glorious views of Whitsand Bay.

The picturesque village of Kingsand has a few places to shop and eat.

Merely walking through the tiny villages (Cawsand is essentially a few homes, an inn and a very good artisanal bakery café, while the bigger Kingsand is host to a couple dozen places to eat, drink, lodge and shop) is enough for some, as the whitewashed and pastel hued cottages that line the streets are postcard pretty and more than enough to hold one’s attention. But there are also the beaches—The Cleave, a mix of sand and shingle, or “pebble” as we’d say here in the

History is evident all around. Close by is Mount Edgcumbe, a 16th century Tudor estate built in the mid 1500s and overlooking Plymouth Sound and the River Tamar. Other nearby historic country estates are Country Park and Anthony House, which we didn’t get the chance to visit but look quite nice. And for those who aren’t necessarily into nature and architectural-type meandering, there’s also the nearby historic Plymouth Barbican area. It’s a quick ferry ride away and home to the National Marine aquarium and plenty of shops and restaurants. Can’t wait to head back and explore even more!
