Having been marketed for $85 million, the 30.4-acre Montauk estate Eothen, AKA the Warhol Estate, is in contract to be sold to Adam Lindemann, a billionaire art collector with a gallery on Madison Avenue. While the price has not been divulged, scuttlebutt has it at circa $50 million. The property, being sold by J Crew CEO Mickey Drexler who purchased it in 2007 for $27 million, includes an oceanfront main house, six small cottages and more than 24 acres of pasture. Now Lindemann just needs to sell his nearby house, reportedly on the market for $29.5 million.

Ch-Ch-Changes Brown Harris Stevens has named Robert M. Nelson as senior managing director of all seven of the firm’s Hamptons and North Fork offices. The 31-year veteran who has closed more than 1,000 properties, will be directly managing the Southampton, Westhampton Beach and Sag Harbor offices. The announcement was made by William Zeckendorf, the co-owner and co-chairman of Terra Holdings, the parent company of Brown Harris Stevens, who lauded Nelson for his “innovative marketing savvy, trusted counsel and dedication to clients and the community.”

Sotheby’s has appointed Dianne LeVerrier as Brokerage Manager of its Bridgehampton office. The lawyer brings 15 years of experience in litigating land use, real estate and environmental matters. While a partner at Jordan & LeVerrier P.C. in New York, she worked closely with Sotheby’s on various transactions and litigation. In 2006 she founded the LeVerrier Law Firm in East Hampton to provide representation in land use, environmental and tort cases. She is succeeding Debra Reece, who will be living her dream in her new role as Brokerage
One of the oldest residences in Quogue was sold after a bidding war by five parties that pumped the price up by several hundred thousand dollars. Built in 1734, the “Miss Mary Post House,” straddling two acres on Quogue Street and hidden from view by mature foliage, still contains many of its old-world characteristics including wide plank pine flooring, cast iron registers, wainscoting, bead board ceilings, and exposed hand-hewn beams. Later additions feature a first floor master bedroom, sunroom with brick fireplace and skylights, and of course a Gunite pool with a bluestone patio. The five-bedroom, five-bath residence, listed for $2.5 million by Marcia Altman of Brown Harris Stevens, was sold for $2.9 million. “I was taken by surprise,” says Altman.

ANOTHER GREAT YEAR IN THE HAMPTONS MARKET LOOKING BRIGHT HEADING INTO 2016

verall, 2015 was a strong year for real estate in the Hamptons. With new construction and waterfront in high demand, prices rising, and interest rates still low, it was a very active year for Hamptons real estate. As 2016 unfolds, predictions are for another great year as demand increases, inventory shrinks, and the Hamptons remains a popular destination spot. Judi Desiderio of Town & Country Real Estate reveals, “T&C had its best year yet in 2015. It felt a bit like whiplash — the year began with no sign of a slow down, then the mid-summer stock market swoon caused a pause on the high end. Now there is unusually heightened activity as the stock market not only recovered, but is in positive territory. In the first half of 2015, the high end was flying, then the mid-market — sales under $3.5M — dominated, as per T&C’s 3rd Quarter Home Sales Report. The Median Home Sale Price rose 7%. Inventory is sorely lacking — except at the high end ($18M and up) where there’s more supply than demand.” Judi observes, “The stock market is the driver — particularly at the high end — the midmarkets are somewhat insulated, therefore we should continue a comfortable ascend in 2016.” Craig Amodemo of Hampton Estates Realty reflects, “The market in the Westhampton Beach area has been relatively active. Contributing factors are low interest rates, an elevated stock market, and extremely elevated NYC prices. Homes under $1M, waterfront, and Quogue South were the most active. Prices were slightly up. Inventory remains higher than usual, however, quality new construction and waterfront are in high demand and inventory is not keeping up. In Westhampton and Quogue, builders are getting back into the game.” Craig predicts, “2016 will see shrinking inventory and demand will increase. Eventually, the Fed will raise rates and that will cause potential buyers to get off the fence.” Harald Grant of Sotheby’s International Realty observes, “The first quarter was brisk, and although we handled an unprecedented number of large rentals in the second quarter, that quarter was quieter for sales. Everything has turned since mid-summer, and right now, this sales year is going strong.The two types of properties at the high end that have the best “turn,” are waterfront and new-build homes. Pricing and inventory seem to be stable and steady. There is no question that buyers put a premium on new builds.” Harald believes, “Rock-solid modern architecture is

drawing the top buyers, who know exactly how to bid and buy what they want.” Gioia DiPaolo of Douglas Elliman Real Estate states, “2015 was a very good year. The ultra highend market of trophy properties continued to sell at record-breaking prices, the under $1.5M segment was consistently active, and rentals seemed strong throughout the Hamptons. Hot markets like Sag Harbor and Montauk continued to see homes sell quickly. Prices were on the rise in 2015. There was a good amount of inventory. New construction was also high.” Gioia foresees,“activity in all sectors in 2016.A pending interest rate increase and global market volatility could spur great buying opportunities for people who have been waiting for the market to level off a bit.”
Andrea Ackerman of Brown Harris Stevens notes, “The market remained strong, with an abundance of listings. As the market became flooded, asking prices held and eventually came down on those that remained. New construction and condos won out in residential. But the real winner was commercial real estate with BHS selling three motels, two restaurants, and several other commercial properties from Montauk through Southampton. New construction was abundant.” Andrea reflects, “With the uncertainty in the world, I think buyers will be very cautious. I am hoping conditions will remain strong. There is only one HAMPTONS!!!” Laura White of Saunders & Associates remarks, “I would categorize 2015 as a safe and steady year. The market held its own. After the appreciation enjoyed in

The villages are in demand and inventory there is low! Many other markets are saturated and prices will need to adjust to supply and demand. New construction is hot and will remain so. However, this new spec boom is different from the past, in that today’s buyers want quality, not just quantity (volume).” Laura states, “2016 is an election year, so forecasting the future year, that says it all!”

The $3-5M market was very active with both first-time buyers and those trading up from their initial Hamptons homes. The $1.5-3M market was also very busy as former renters decided to buy a home before interest rates begin to rise. The $10M plus market has been slower than 2014. Prices tended to be stable. Once an asking price reached a realistic range, multiple offers were not unusual. New construction is extremely popular.” Cindy notes, “While no one can predict the future of the market, I expect well-priced homes in 2016 to be snapped up quickly, even if interest rates are increased, because buyers realize that the Hamptons real estate market is a proven investment choice.” Linda Haugevik of Douglas Elliman Real Estate remarks, “The market was interesting. are respectable compared to 2014 and the year is not over yet.The $1-5M range was most active. Sag Harbor was hot. Prices were varied in the asking amounts depending on the seller motivation. The right price is key and that was reflected in the ones that did sell. Inventory certainly increased, therefore prices should remain stable for now. New construction is extremely vibrant. It seems like most prefer new rather than renovating or building.” Linda believes, “2016 will be tentative yet positive. If a seller wants to sell and it’s priced right, it’s pretty much a done deal. One world event though, can echo loud and that possibility is real.” 2015 was a busy year for Hamptons real estate. As 2016 approaches, with demand high, inventory low, and interest rates expected to go up, now is the time to act. Why have you returned to real estate? The balance of right brain-left brain appeals to me. An agent needs to see the potential of a property, and be able to point out how it can be accomplished. TIS THE SEASON FOR WINTER MENUS BY BARBARA BAKER
F
arm-to-fork means more than just sourcing local food, it also signifies a seasonal approach to dining. Here are three local restaurants celebrating the bounty of winter.
Farm Chic Though it bills itself as a French bistro, Almond’s main bragging rights seem to be that it has been “Seasonal, Local, and Artisanal since 2001.”The ambience may be Parisian-chic – think red Scalamandre zebra wallpaper – but a glance at the menu reveals that co-owners Eric Lemonides and chef Jason Weiner are on a firstname basis with a slew of area farmers. An entry called “Art’s cheeses” refers to Art Ludlow, purveyor of raw cheeses made at his picturesque Mecox Dairy Farm, a stone’s throw from the restaurant. A hearty soup contains “Merilee’s celery root,” from Merilee Foster’s Sagaponack farm. The Berkshire Pork Shank is served with “Katie-n-Amanda’s mustard greens” and the Cedar Planked Scottish Salmon is served with their sweet potatoes. Katie Baldwin and Amanda Merrow are the founders of Amagansett’s Amber Waves Farm. The winter menu has some noteworthy standouts. Sous chef Michael Castellon recommended his favorite dish,

the Buffalo Style Sagaponack Cauliflower, an original take on Buffalo wings, where cauliflower florets are washed with an egg batter and slowly baked with parmesan for an exterior crunch and soft interior. The usual blue cheese dip is stepped up a notch with Roquefort. One of the best vegetable dishes on the South Fork. The Fried Montauk Pearls are dipped in buttermilk then dredged in Wondra to achieve a golden edge, enhanced by Asian accents from soy-pickled sunchokes to a bracing lemongrass-ginger aioli. The short ribs, we are told, are a huge seller, and no wonder. The slender beef tendrils are accompanied by an Americanized version of kimchi (powerful, but not as fierce as the traditional Korean dish, thank goodness). The kitchen makes their own, fermenting cabbage, radishes and other veggies for weeks before flash frying them in sesame oil. Not that the dish needs more flavor, but it gets it aplenty with two house-made sauces, a yakatori and a sriracha.
“Brussels sprouts are the new kale.” Don’t leave without a dish of Joe and Liza’s “Dreamy” coffee ice cream with chocolate-covered almonds, from the Sag Harbor company. If you get there in time, you’ll be able to bid farewell to chef Castellon,

who is leaving to cook for the directors of the Central Intelligence Agency.
Wine & Dine You can’t dine at Wölffer Kitchen in Sag Harbor without thinking about what you’re going to drink. The dining arm of the Wölffer Estate brand features a generous assortment of global artisanal libations – from those produced by the Bridgehampton Winery (and its South American vines) to others chosen by vintner Roman Roth. Not all beverages hail from the esteemed winery, as some people seem to think. Curious about the house cider, we started with a glass of “rosé” cider with apples from local orchards, whose skins are initially bled into the fermentation. Delightful. Next, we graduated to serious cocktails. The Maguey Pineapple is a festive concoction of mescal, fresh pineapple and nutmeg syrup. The Red Sangria is a surprisingly potent blend of Malbec from Wölffer’s Argentinian Estate, fortified cider and an autumnal - of smashed apples. The cuisine’s focus is modern American with a Mediterranean twist dictated by co-owner Marc Wölffer, a fan of Mallorca, Spain. The winter menu features local seafood such as Peconic Bay scallops as
SPOTLIGHT well as game specials including quail, venison, and rabbit. For a recent dish of grilled loin of venison, chef Brian Cheewing (who sold his North Sea eatery, Coast Grill, last spring) served it with braised red cabbage, pantoasted spaetzle, and a sour cherry Bourdelaise sauce. We start with perfectly executed lamb lollipops and a crab cake with a divine celery root slaw. The hearty braised short ribs are the ultimate slow food dish, oven-roasted in Wölffer red wine for half a day. Brussels sprouts, which seem to be the new kale, are one of the most popular sides, served either raw or caramelized with pancetta. The house-made butternut squash ravioli doused with a brown butter and sage limoncello sauce was so sweet we almost could have had it for dessert – all of which, by the way, are baked in-house everyday. Don’t miss the luscious pumpkin cheesecake or skyscraper tall carrot cake.
East Hampton Favorite We decide to eat dinner at the happening bar at Fresno, which on a Thursday evening is abuzz. A woman sitting at the next barstool warns us not to eat too much, so as to make room for her favorite

dessert. Though she hails from Darien and Charleston and travels the world, she is adamant that the warm Valrhona cake is the best dessert “anywhere.” One thing we’ve noticed in our tour of winter menus is that octopus is ubiquitous. There were both the marinated octopus at Almond and the grilled octopus with olives, capers and saffron aioli at Wölffer. But we’ve just finished a book about how smart and affectionate octopuses are, so we couldn’t fathom eating our eight-legged friends. By the time we got to Fresno, our resolve was weakened. So we tried their grilled Spanish octopus, simmered to tenderize then marinated, grilled and served in a tomato and chickpea broth spiced with Piquillo peppers. We hate to admit that the tender little fingers of flesh were a smoky, peppery delight. We’re not huge salad eaters in winter, but the beet salad – which arrived looking like a terrine before our fork collapsed it – is among the best we’ve ever had. Sweet beet pellets and crisp fennel slices were awash in a citrus-y vinaigrette rounded out with the scent of Humboldt Fog, a blue goat cheese. The beets, from

Amagansett’s Balsam Farm, “taste so much better when they’re from just down the road,” chef Gretchen Menser told us. She took the words right out of our mouths.
“One thing we’ve noticed in our tour of winter menus is that octopus is ubiquitous.” The classic pappardelle with braised Duroc pork shoulder, layered with pecorino, papery discs of garlic, and tangy green Castelveltrano olives, was given just enough heat with peppery bursts of sliced Calabrian chilies. The moist and tasty pork chop, brushed with a miso glaze, was served with a brilliant Asian slaw with a kimchi dressing. All meats are raised hormone free. Yes, we saved a spot for the cake, which lived up to its billing – a rich chocolate casing surrounding a gooey center of Nutella and Marshmallow Fluff, and paired with a scoop of hazelnut gelato. The total experience: a grand tribute to food nostalgia.

The onetime “Pompeii of the California desert,” as the New York Times called it, has been rediscovered by warm weather seekers as far east as Montauk. With its balmy temperatures and desert vibe, this Hollywood outpost, made popular with the likes of Marilyn Monroe, Cary Grant and Frank Sinatra, has been rediscovered by a younger crowd (including new resident Leonardo Di Caprio), and winter is the ideal time to experience it. You’ll find amazing mid-century architecture, vintage furniture shops, cafes serving Stumptown coffee, yoga studios populated with starlets, and restaurants with James Beard Award-winning chefs. More, the recent migration of East Coast artists to the area has given rise to a serious local art scene. After touring the downtown galleries, you can take in the town’s natural beauty by cable car. Traversing the rugged Chino Canyon on the north edge of town, the Palm Springs Aerial Tramway ascends 8,516 feet above sea level and offers top-of-the-world views, as well entry into the San Jacinto Mountains and its access to miles of high-country hiking trails. wo years ago a new owner bought Gurney’s Inn from the Monte family, which had owned the sprawling oceanfront resort since 1956. A trip there was always like visiting an old and beloved aunt. It was familiar and comfortable, but down at the heel. Alright, it was downright tacky.You thought about it like you did about the old Bulova Watch factory. It had oodles of potential, but when would someone come around and put a spit and polish on it?

However, we discover that until the weather gets cold enough for the real thing the surface is made of “synthetic ice.”We give it a good college try, and hobble around the rink once (holding onto the side), but our skates keep getting stuck in the plastic. We recommend waiting till the real ice is in, and warming your innards with a hot toddy from the bar.
Satellite Scarpetta Beach Well, like the new Watchcase, the new Gurney’s (rebranded “Gurney’s Montauk Resort & Seawater Spa”) has been Hamptonized. Among other aspects of the first phase of its multi-year renovation are a chic new lobby, 38 new oceanfront guestrooms, a “refreshing” of the spa, a buzzed about new restaurant, an Italian-style coffee bar, and a redesign of the famous seawater pool. Now that the summer crowds are in hibernation, it’s the perfect time to explore the born-again old standby.
Ice Skating Rink One of the best ideas of the year: an ice skating rink has been installed atop the Seawater Spa, at a height from which to view the breaking waves below.We arrive with visions of a winter wonderland dancing in our heads. The rink, bordered by evergreens, is aglow and the six

The new restaurant is Scarpetta Beach, a satellite of high-end Italian eatery Scarpetta in New York’s Meatpacking District. The space is an homage to midcentury modern, replete with oversize ‘70s-era macramé curtains that separate the 110-seat dining room into a trio of more intimate spaces. Oatmeal canvasback chairs are a subtle maritime gesture, referring to the ocean beyond the wall of French doors. The breadbasket is a tour de force, filled with several house-made breads including ciabatta, rosemary focaccia, and two kinds of stromboli, each spiral filled with smoked mozzarella – one also with soppressata, the other with spinach and kale. Molto bene! The handmade pastas are equally outstanding. Our tagliatelle was a jewel box filled with little gems of lobster meat

and asparagus slivers. Many of chef John Oh’s dishes are a remarkable fusion of Italian and Asian flavors. The creamy polenta contains fricasseed hon shimeju and shiitake mushrooms while the tuna “Susci” is sort of a rice-less sushi roll in which marinated granules of carrot merge with preserved truffles. In another dish, slivers of Yellowtail topped with olio di zenzero, pepperoncino and ginger oil, explode on the palate. WHERE THE BROKERS LIVE BY LAUREN AITKEN Sagaponack Spread One day in 2005 while sitting in an open house at one of her listings in Sagaponack North, Sotheby’s agent Dana Trotter took a look around and realized that it was the perfect property for her and her family. A prize-winning equestrienne who rode professionally before entering real estate 18 years ago, the parcel was not only large – three acres – but also had paddocks and a barn that could be perfect for a stable. And, with pre-existing clearance, it wasn’t crowded with woods like the neighbors’ properties. You could legitimately call it a “spread.” “Having all this open space and sky is what I love,” she says. She moved into the house, a log cabin, with her husband, kids (now ages nine, seven and three) and two Jack Russell terriers, with plans for a quick renovation. “We were going to camp out for the summer,” she laughs now. Instead the renovation took ten years and was done in two phases. In fact, it’s still a work in progress. During the process, the seasoned broker had resale in mind. Six years ago she added a pool house and
garage, de rigueur for high-end Hamptons’ buyers. An apartment over the garage was built in case a prospective buyer “has horses and a groom.” For now it houses the family’s au pair. Even each of her kid’s rooms has an en-suite bath. In the main house, the open layout – so popular at the moment – also “works for us.”
Moon Over Sag Harbor A couple of years ago Dana and her husband, Gordon, hired architect Bruce Siska and Jeffrey Santonastasi of Along the Way, both of East Hampton, to help them realize their dream home.As project manager, Santonastasi helped them from building to decorating, and “fine tuned” such details as the lacquered kitchen cabinetry and white quartz counters. “Jeffrey was amazing,” says Dana. “He built it fast and was here every day.”
Linda Haugevik’s contemporary house is built on a hill overlooking the blue expanse of Sag Harbor Cove. The front entrance is on the second floor, a loft-like room with a wall of windows facing the dramatic swath of sea. That room is the nerve center of the residence, where the Douglas Elliman agent cooks, eats, works at a long desk or spreads out on a sofa in front of the fireplace.
The Trotters knew they wanted certain elements, such as rustic recycled wood surrounding the living room fireplace. “We tried to use wood from the cabin as an ode to it, but it didn’t work.” Instead they procured reclaimed barn wood from Antique Lumber Co. in Wainscott.
The mostly white room is sparsely furnished. “I could live with no furniture at all,” she says. “I could live with just blocks and blankets.” The avid yogini practices at Yoga Shanti six days a week.The space is given warmth by a ceiling clad with planks of old cedar, the fireplace, which she keeps ablaze all winter long, and baskets of apples, gifted to her by Hollywood producer Sandy Gallin, whose Further Lane compound she represents.

moved into two summers ago, a few short months after building began. The family spends summer evenings on the western-facing cedar deck. One day they plan to install an outdoor kitchen with a built-in barbecue. Meanwhile, restoring the barn is next on the list.

Allan Schnurman’s Bridgehampton Home
Haugevik was a sculptor for 25 years, working in steel, and many of her pieces are festooned throughout. She made several structural changes including removing a central closet that blocked the view, slathering the brick fireplace with concrete and installing new kitchen cabinets. “In hindsight I should have torn it down,” she says. She has plans to renovate the downstairs by expanding bedrooms and bathrooms. Meanwhile, the house is her “sanctuary,” where she watches the constant changes in the water and the moon above, which she says is visible all year long. “Redwood is an island,” she says, pointing out that the property is swept by southerly breezes during summer. “There are no bugs,” she says. Thus she has no need for screens. “Of all the houses I’ve represented – and I ’ve represented some great ones – I like this one the best.
Family Affair The first thing that Alan Schnurman, a veteran real estate developer and broker at Saunders, says about
his Bridgehampton house is that it’s “quirky.” What he means by that is that it’s not the usual sort of Hamptons home that he’s been known to build: “where one room flows into another.” Rather, two long branches extend outward from the house’s main trunk. “It’s not for everybody,” he says. But it is decidedly for him and what he calls his “three families.” Both wings with their bedrooms and bathrooms – there are seven of each in the house – provide private space for his son and daughter, their spouses and five children, ages two to 11, while the upstairs is for Alan and his wife, Judy. The main part of the house with its large living room, comfy leather-swathed den, chic family room, huge kitchen-dining room, and furnished outdoor patio, is where all come together. Schnurman, who also owns residences in New York and Aspen, was not in the market for another Hamptons’ house eight years ago when his friend, Douglas Elliman broker Paul Brennan, insisted he see the property. Schnurman fell in love with the location, a private road off Ocean Road, where his neighbors
include Mickey Drexler, Edgar Bronfman Jr., and real estate honcho Stephen Green, from whom Schnurman bought the house and who now lives across the street. “If Bridgehampton had an estate section this would be it,” says Schnurman, who rises in the morning “at first light” and takes a short walk to the beach. With the help of architect Frank Greenwald, Green renovated and expanded upon a 1950s ranch, surrounding the living room on three sides with a multitude of French doors and laying acres of marble countertops in a vaulted-ceiling kitchen. “The kitchen is big enough so that all our families can cook together,” says Schnurman. Meals include lots of salads, as both he and his son are vegans. “Vacation homes in the Hamptons are all about the family,” says Schnurman. There’s a gleam in his eye when Schnurman mock complains about “stepping over toys” during family visits. The patriarch clearly cherishes his brood.
