Happy Independence Day, all! We trust you’ve recovered sufficiently from the simply devastating pronouncement from the New York Times at the end of May, stating that “The Hamptons are not what they once were. […] the summer resort [is] less desirable among everyday 20and 30-somethings.” We trust you’re reading these words by the pool on your magnificent Water Mill estate as you sip a cold glass of rose.

OLD SCHOOL COOL

Meanwhile, in the old-school Georgica Association, that extremely upper-class Wainscott enclave, a funky fixer-upper estate has come for sale with a five-star price of $17 million. The agents are Jenny Landey and Eve Combemale of Sotheby’s International Realty. The dwelling on offer, built in 1902, was once

the carriage house and stable for a large estate. The shingled house, set on 2.7 acres of nonwaterfront land, rambles over 6,600 square feet with seven bedrooms, five bathrooms, and two powder rooms. Everything needs a bit (or a lot) of TLC to look its absolute best, but when it comes to location, there are few locations in the Hamptons more coveted.

MOVIN’ OUT

Was it something we said, Billy? Legendary singer Billy Joel is looking to move out of his Centre Island waterfront spread. Joel is asking $49 million for the vintage estate, with 26 acres of land and a 20,000 square foot main house, while taxes are a heart-stopping $625,000 a year.

The spread, known as Middlesea, was purchased by the Piano Man in 2002 for $22.5 million, middle C being the first note Joel learned on the piano. Originally the estate was known as Yeadon, built by railway magnate George Bullock in 1914. The property was subdivided in the 1950s but was then re-assembled by Joel in the 2000s.

The main house is currently under renovation. It features five bedrooms, six bathrooms, two powder rooms, covered porches, brick columns, archways, as well as a double-height entrance hall with marble tiled floors. Too small? There is also a three-bedroom “beach house” closer to the water, along with a pool, helicopter pad, floating dock and boat ramp. Still too cramped? There’s a three-bedroom guest apartment and a four-bedroom guesthouse with its own pool.

The listing is repped by Bonnie Williamson at Daniel Gale Sotheby’s International Realty. Joel also owns a property in Lantana, Fla., he bought in 2015 for $22 million. But don’t worry, Hamptonites, as Joel’s Sag Harbor house is not for sale.

SPRIGHTLY IN SPRINGS

A story regarding Pulitzer Prize-winning author Robert Caro: when his book about Lyndon Johnson came out in 1982 (the first in a very long series) and he made some money, he told his wife Ina, “Go buy a house in the Hamptons.” Ina told the East Hampton real estate agent that she liked Lily Pond Lane. The agent asked Ina how much she had to spend; she replied, “Fifty thousand dollars.” The agent

promptly drove Ina to Springs rather than Lily Pond Lane.

Like everywhere else in the Hamptons, Springs just keeps getting pricier. Case in point: Dan Rattiner , the founder of Hamptons bible Dan’s Papers , purchased a house on the harbor in Springs for $40,000 after his divorce in the 1970s. That same house is now up for grabs at $6 million via Nicole Tunick and Zachary Tunick at Douglas Elliman Real Estate.

The property sold last year for $1.5 million but has since been totally and trendily transformed. Overlooking the beautiful harbor sunsets, the flag lot encompasses 1.1 acres, and the 4,000 square foot house contains five bedrooms and four and a half bathrooms.

Painted super-trendy black, the house is jampacked with fashionable fittings and en-vogue materials. White oak is used throughout the home; there are bare Edison lightbulbs hanging in one of the bathrooms; a white stone counter waterfalls over the island in the kitchen; and the fireplace in the living room is housed in a smooth concrete column.

Glass sliders open the living and dining areas to an elevated dining and lounging deck that’s complete with a fire pit, and the huge kitchen is expensively equipped to whip up big meals for weekend guests. The swimming pool is encased in glass, so it can be used year-round.

The Caros have since moved to Sag Harbor, but it’s just a quick drive if you need to discuss the Johnson presidency.

AFFORDABLE-ISH OCEANFRONT IN NAPEAGUE

Most of Napeague, whose name derives from the Montaukett word for “overflowed by the sea,” is protected parkland, but there are small pockets of homes. Napeague’s beachy tranquility — few houses, few people, easy ocean access — appeals to people more interested in peace and quiet than social events.

Back in 2011, an oceanfront contemporary near Napeague’s east end, built in 1975, was acquired for just $730,000. After the new owners purchased the boxy, wood-clad residence, they

embarked on a major renovation, adding new windows, hurricane shutters, new plumbing and electrical, new siding, a new roof, and an upper-level addition. The two-story abode, set on just over half an acre with a hundred feet of direct ocean frontage, now contains four bedrooms and three baths within its roughly 2,500 square feet.

The simple interiors have been arranged to let the stunning ocean views take center stage. The living room is warmed by an antique brick fireplace, and the all-white kitchen, while small, is nicely appointed with marble counters.

There is also a pantry, a handy feature in a beach house where there are likely to be lots of hungry guests. Decks, both upper and lower, make the most of the breezes off the ocean and are a perfect spot for coffee in the morning and stargazing at night.

Outside, in addition to unfussy and easymaintenance native landscaping, there’s a large deck and a fire pit, along with a flagpole, in the

dunes. But the real estate money shot, of course, is the private path to the ocean beach.

Asking $13.75 million, the property is listed with James MacMillan at Brown Harris Stevens. Only rich 20- and 30-somethings need apply. Sorry, not sorry, millennials.

Played by former East Hampton resident Kim Cattrall, the spicy Miss Jones will only appear in one scene of AJLT, to be streamed in August. But that’s better than nothing. According to reports, her character will have a phone conversation with Sarah Jessica Parker’s character, Carrie Bradshaw, during the season two finale.

The popular HBO series, a spinoff from the original HBO juggernaut Sex and the City, is currently streaming on the Max platform. No word yet on if there will be a season three.

Let’s take a moment to acknowledge the East End imprint on the show, which featured memorable episodes here, stars Amagansett’s SJP and Montauk’s Cynthia Nixon, was originated in column form by Sag Harbor resident Candace Bushnell and brought to television by East Hampton’s Darren Star. HOLLY WATERFIELD REDESIGNS A NEW YORK CITY LOFT TO REFLECT A LIFESTYLE INFLUENCER’S DISTINCTIVE SENSIBILITY.

Rental apartments are seldom subjected to major re-dos by their tenants. Patrick Janelle’s New York City loft in the Flatiron district is a stylish exception. Before he’d even moved in, he’d secured the landlord’s permission to refurbish the place and arranged to have a wall taken down. Given that Janelle is a so-called lifestyle influencer, it was understood from the beginning that his new loft, which had, by all accounts, seen better days, would be the object of nothing less than a full-on transformation.

Shrewdly, he didn’t attempt to do so all on his own. It turns out that even influencers can benefit from the skilled eye of a pro. Enter Holly Waterfield, the principal interior designer at the Brooklyn Home Company and the founder of her own eponymous design studio. “Patrick wanted to make big changes, but since he didn’t own the place, he didn’t want to

spend tons of money on the project,” says Waterfield, who worked closely with Janelle to put his distinctive stamp on the place. “The original floor plan was choppy and the kitchen was horribly dated, but you could see that the loft had incredible bones.”

After taking thorough stock of the space, the two set about creating a more open floor plan. Janelle entertains a great deal, so it was all-important that the relatively small loft was conducive to hosting and could accommodate guests in high style. To fulfill that brief, Waterfield placed special emphasis on the compact kitchen, which had floors that were some four inches higher than those in the rest of the loft. Rather than expand the cooking space — which would have consumed a precious chunk of floor space — she dispensed with the island, tidily increasing storage space in an aesthetically pleasing way.

“At first, Patrick was like, Whoa! That’s crazy!” Waterfield recalls. “But he really wanted a Europeanstyle apartment and that meant no island.” Waterfield and Janelle replaced the existing tile with hardwood floors to match those in the central living space so that one flowed into the other, aligning the formerly raised kitchen with the rest of the loft into the bargain. But the real gain was organizational. They built floor-to-ceiling cupboards in the found space and replaced the island with a small café table (positioning a larger farmhouse table paired with Breuer chairs nearby).

“For me, as a designer, it was exciting to say, Let’s not cram a big suburban kitchen into a space that was never meant to have one and have really efficient cabinets and a hidden coffee station, all on one wall.” As Waterfield notes, it wouldn’t have worked for a family with children, but it’s the perfect

arrangement for a single person or a couple. “It was small moves like those that made a big difference.”

Waterfield’s other bold moves were aesthetic. She combined ultra-modern smoked oak cabinets by the Danish company Reform with an aged brass pot rail and a dramatic backsplash of purple-veined Arabascato marble — a stylistic gamble that paid off and then some. To further equip the loft for entertaining, she and Janelle built a bar area and created extra storage for dishwater and cocktail paraphernalia (note the bookshelf cum wine rack in the central livingdining space).

Once the structural pieces of the puzzle were in place, she and Janelle refined the overall feel of the loft with a view to evoking a Parisian apartment. To this end, they preserved its high tin ceilings, moldings, and non-working yet atmospheric fireplace — and painted the grungy white window frames black, thereby bringing the central living space into sharp focus. “Not a lot of renters would have had the nerve to do that,” says Waterfield, referring to the decision to paint the window frames black. It was a kind of ‘I-could-lose-my-depositover-this’ moment. But Patrick went for it!”

They also created an un-office-y office (think vintage stools and an ombré mural in hues of blue and green by Calico) in a corner of the loft: a pair of folding glass and steel-framed doors, fabricated by Kent Steel Co., mark off the work space while allowing light to filter through to the rest of the loft. The office alcove is anchored by an Apparatus chandelier that’s a bit of a wow.

Lighting splurges notwithstanding, they sourced budget-minded pieces that ran the gamut from traditional to mid-century to countrified. The resulting interiors, which feature items from shops in Europe and flea market finds, exhibit a kind of unified eclecticism. “Patrick is such an individual,” says Waterfield, “that there was no way we were going to take the interiors in just one direction. As a fashion person, he has his own look that’s part classic and part hip-hop and the loft reflects that sensibility. It’s all him.”

Fourth of July is here! And the weather –oh, the weather has been glorious and all you want to do is live outside! And why not? Outdoor entertaining has taken center stage this summer, with holiday entertaining ideas and design concepts which lend themselves to living your best life outside your house. “New products are enhancing the outdoor ‘gathering story’ – pizza ovens, fire pits, outdoor movies, games, scenes,” according to a new study just published in May by the National Kitchen & Bath Association. The latest outdoor living spaces go far beyond great grilling centers to creating true outdoor rooms. “People changed how they entertained at home. They want to be outdoors. The focus is on the experience now,” according to the study.

Transforming your outdoor living space into a welcoming and useful family oasis doesn’t have to be complicated or expensive. Simply add a focal point, like a gazebo or pergola; make sure that your patio furniture complements your home’s architectural style and add some sort of outdoor kitchen/bar area to make your outdoor living space more enjoyable for your family and friends year-round. With so many ideas out there at a myriad of price points, it won’t take long to create your best outdoor life…

Map out your space. The first step to attaining that casual, out-of-doors lifestyle is to delineate and

designate a conveniently-located area outside your home as the “outdoor living room” – and look to decorate with some resort style comfy couches, ambient lighting and multi-functional furniture which is made to resist the weather. Large rugs help to define a living space and make your outdoor living area look like it has rooms and pulls your seating and dining together –while adding a splash of the season’s colors. And just lay them and leave them: outdoor area rugs are designed so that moisture runs right through them and don’t have to be taken in and out.

Matching your outdoor furniture to the architectural style of your home is essential to creating a beautiful, harmonious backyard living space. Furniture pieces which serve more than one use – like a dining table that also has firepit functionality – is both an economical and spacesaving approach around which to build your outdoor living space. Start with a multifunctional firepit table as the centerpiece of your outdoor living space, and then build around it, adding comfy chairs with colorful outdoor cushions for some visual interest and flare. A pop of color into a backyard space can create a joyous and happy environment for relaxing. Choose fabrics for throw pillows and other textiles in cerulean, cobalt blue, sage, olive green and other colors which have always been associated with summer.

Go Mediterranean. The recent Garden Trends Report from Garden Media Group declared “terracotta” as the outdoor color of the year for 2023. Terracotta means “baked earth,” and is a reddish-brown unglazed clay that is used to create pots and planters. Use terracotta to bring a bit of Mediterranean flare to your outdoor space: this warm tone will balance out all the grays and neutrals that have dominated outdoor furniture. Highlight the Mediterranean feel by choosing some plants and flowers that highlight this trend, such as marigolds and dahlias in a range of yellows and coppery hues; opt for Grecian statues, garden containers and urns on a Greekinspired platform.

Add some warmth. Some wooden elements – like a bench, side table or bar cart – add just a splash of warmth to your outdoor living space. Choose

wooden patio tables and chairs in a warm finish, or perhaps warm leather, since the natural wearand-tear over the years can actually enhance the rusticity of this trend. The sustainable outdoor furniture industry is booming, with so many more choices like pieces made from bamboo, recycled plastic, rattan, and other eco-friendly materials like polywood. Polywood, a name brand material that is used in such items as Adirondack chairs and other furniture, is great for a space that sees a lot of entertaining: it’s durable, easy to clean, waterproof and made from recycled materials. The classic Adirondack silhouette will bring resortlike vibes, while the durability of the material will ensure long-lasting comfort.

Throw some shade. Remote work is here to stay, so why not get creative with your workspace and set up your desk outside for fresh air while you work? Keep your outdoor workstation simple. A comfortable seat and counter height table will help you maintain good posture and mimic the feel of an office chair and desk, and lots of greenery will keep you in a focused mood. Just make sure your WiFi signal reaches outdoors and add an overhead umbrella. Or maybe you want to bring your workout to the out-of-doors? Make sure you’ve got a level, shaded area for floor exercises or a stationary bike. To get the look, arrange the furniture under a patio covering like a pergola, awning or shade sail. For a special touch, add some outdoor drapery, a green wall, water feature, or outdoor tiled accent wall to create your own cozy and intimate outdoor space. Vertical gardens are gaining popularity for their aesthetic appeal and space-saving functionality, achieving privacy screening in small spaces by using rolling shelves, pergolas, trellises, hanging baskets, planter boxes,

fence shelving, mounted containers and pouches. Find a sunny spot to hang a few planter boxes or go big and cover a whole wall in green with tiered planters or a ladder garden.

Lighten the mood. Outdoor lamps, lanterns and other lighting do more than help you see at night – they give your backyard a warm and inviting appeal. For a touch of outdoor elegance, place a couple table lamps with colorful shades on an outdoor dining table or bar; or, hang a set of outdoor string or tea lights in an especially darkened area for a pop of dazzling sparkle and you’ll never want to leave your backyard.

From bar carts to kitchens. Being able to entertain outdoors is one of the joys of the summer season.

Not only does it keep your kitchen from getting hot and messy, food served outdoors just has a certain casual (and delicious) appeal. You don’t have to spend a fortune to add an outdoor eating and cooking area. Setting up a bar cart next to your grill can help make your space more appealing. However, if you want to go the extra mile, investigate other outdoor cooking options including griddles and pizza ovens. Adding more cooking appliances and features typically found in a normal, indoor kitchen to outdoor kitchens means all entertaining prep can happen outdoors – no more shuttling drinks, ice, food, and dishes from the kitchen to the backyard!

Water features and sensory pathways. Water features of all types are upping the relaxation factor in backyards and other outdoor living spaces. Go Zen and activate the senses via the soft sounds of a water fountain; maybe incorporate a water feature into a sensory pathway, another outdoor trend focused on making space to recharge and activate the senses. Texture also plays a role: sensory pathways often include materials like wood and stone. There’s also an increased interest in adding saunas, hot tubs, and outdoor showers to create spa-like environments to unwind without leaving the comfort of home. The ultimate in luxury water features: a backyard hot tub, sauna or outdoor shower, encouraging us to slow down and enjoy the present moment with friends and family.

The best 4th of July in the Hamptons means visiting the best local stores for great wine and spirits, delicious meats, cheeses, and prepared foods, and, of course, a little something sweet at the end. Make this holiday one to remember with a visit to some of these new and old favorites.

Stock up on all the libations that are fit to drink at some of the Hamptons’ best and brightest wine and spirits stores. In East Hampton, stop into Park Place Wine & Spirits, which offers an estimable selection of wines, spirits, and even ready-todrink canned cocktails and wines (try their Tip Top cocktails, available in flavors like Old Fashioned, Negroni, Daiquiri, and Manhattan).

At Wainscott Main Wine & Spirits, you can shop online and even have it delivered to your home for free, assuming you meet the six-bottle or $75 minimum. The store delivers to Southampton, North Sea, Water Mill, Bridgehampton, Sag Harbor, North Haven, Sagaponack, Wainscott, East Hampton, Springs, and Amagansett, so you can stock up for your 4th of July wine (and more) without even leaving your house.

Feed guests the best of the best with a trip to Wainscott’s newest butcher, Curated Fine Meats. The shop, which opened on May 3rd, sells A5 Japanese Wagyu beef, Berkshire pork, premium poultry, and even specialty items from D’Artagnan. Proprietor Justin Aronoff, who owns two other butcher shops — Center Cuts in Roslyn and Center Cuts in Mattituck — is looking to fill a gap on the South Fork, where butcher shops are few and far between. The store

also includes a gourmet grocery stocked with cheeses and international brands, so you can grab everything you need to complete that holiday appetizer spread.

You’ll need some fresh produce, of course, to round out the meal, so don’t forget to stop at Amagansett’s Balsam Farms, where corn is just about ready by the 4th (though the farm, which has another stand in Montauk, has plenty of other drool-worthy produce, too). Corn sells out early on holiday weekends, so arrive early and often for the best shot at the sweetest and best ears on Long Island.

East Hampton’s new addition, The Sweet Spot, is owned by the Cooper family, an eleventhgeneration East Hampton family. This yearround spot is the perfect place to grab endof-day treats for friends and family for the 4th of July. The store carries loukoumades, or Greek donut holes, as well as frozen yogurt and fresh-baked cookies. For a traditional holiday pie, head directly to Carissa’s Bakery. Carissa Waechter now has multiple Hamptons outposts, including a new Sag Harbor space, where her ethereal, meringue-topped pies are available. Pies and other confections can be ordered in advance (other specialty items change with the season: French-style cheesecake, for instance, and fruit pies that reflect the seasonal markets, and even daily specials, like myrtille twists with mascarpone cream and blueberries). Cakes can also be ordered on the website’s cake-specific online ordering portal.

First, congratulations on the opening of the new Modlin Group office in Bridgehampton. What a great location! Can you give us a little background as to how this all came about?

Adam Modlin and I were introduced last Fall by a mutual friend in the City and we opened a dialogue. Adam had been doing a large volume of business out east very quietly over the years — including some of the largest transactions recorded to date — and had been considering extending his long established brand in the City out to the Hamptons.

From my end, I have been working in real estate on the East End for ten years now, and have been very purposeful in keeping an attention to detail and a focus on client services as a foundation to my business. I have tried to maintain a neutral position within the brokerage community and think we all work better together than when competition gets in the way of performance. Adam and I agree on so many basic principles of how a successful real estate business should work that the fit was natural and he entrusted me to open the Hamptons office. Bridgehampton was an easy choice based on the central location between East Hampton and Southampton, as well as Sag Harbor. And I already had a private office up and running so there was that too.

What are some trends that you see happening currently that could directly impact the

The biggest trend that I watch is maturity dates on ARMs. I think that as mortgages people took when rates were effectively 2% come due, some homeowners will have to decide if the math still works based on their use of the home. In turn, this may cause people to decide to sell, which will hopefully start getting inventory into the marketplace. We have been in an unprecedented market cycle now for three years, and it really is not sustainable. More inventory should un-clog things and allow a return to a more traditional market. There are Buyers out here that want to transact, but just don’t have the options, and that has kept upward pressure on pricing as well. We need a normalization — whatever that means these days.

What advice would you give to someone who’s looking to buy or sell their East End luxury home in the next few months?

For Buyers, I would recommend finding an agent you trust and like, and work with them. The lack of inventory has made the competition for good, well priced homes brutal, and having as much pre-market notice is key. We are still seeing a large percentage of deals being done either before a listing goes public, or in a truly off-market situation. Waiting for something to hit Zillow is simply an inefficient strategy these days. And have all of your pre-game business in order because things move very, very quickly. It’s good to have

For Sellers, I would simply say that while inventory is tight and it’s a great time to list a property, be reasonable with pricing. We are well past the buy-it-at-any-price stage of the market run-up, and Buyers are back to being measured in their approach. And as much as a Buyer needs to be prepared, a Seller should also make sure there are no issues with the property that could slow or halt a transaction. Are there any open permits or violations, are health and safety codes met, are maintenance records up to date and readily available? Not only does this help avoid any potential issues, but shows a Buyer that you have taken care of your home and property and can instill confidence in a deal.

THE FINE ART OF LIANNE ALCON BY

Lianne Alcon is multi lingual – not only in terms of English, Spanish and a bit of French but in her artistic languages. Her images have their own fluency from representational to abstract and everything in between, yet always emanating a sense of energy and flow. “Art is food for my soul – it feeds me. And just like I can’t eat the same thing every day, I can’t paint the same thing every day,” says Alcon, “I have to constantly keep changing and evolving to keep myself interested as well as the public.”

Alcon has a wonderful creative flare in all aspects of her life from fashion to decorating to cooking. The artist’s way was always her destiny. She says, “I’ve been an artist since I could hold a crayon. I’ve never thought about anything else.” Along with her natural talent, she has always enjoyed studying art from her favorite subject in school to a bachelor of fine arts in college. “It was great to have all the painting and techniques but I also had a concentration in graphic design so I didn’t starve to death,” she says with a laugh. Those skills have also made her in demand for marketing, photography and social media.

While she was formally trained in oil, she mostly uses acrylics and has also explored inks, water colors and collage. Her current body of work of colorful pop art with magical figures is enticing an audience who is looking for positivity. “It’s bright, colorful and joyful,” Alcon explains, “I wanted to do something

vibrant and abstract but not just random lines. It’s whimsical and almost like doodles.” Collectors are also drawn to the energy to decorate their homes. With so much negativity in the world, it is an antidote to live with joyful original art. “People connect with a piece and it speaks to them and they want it – that’s what art is supposed to do. It goes beyond it being an investment,” she says adding with a smile, “As much as I appreciate Francis Bacon, I don’t necessarily want one of his pieces in my house.”

Color like those of the chakras or through prisms of light is also another language for Alcon. She says, “The puritans thought the color red was evil –because the color red provoked passion. There’s a lot to be said about color and what it does. I’m a person that suffers from depression and I believe part of the reason why my art is so vibrant is that it’s one of the ways I deal with it and try to project happiness.” Alcon even jokes that when she has a spare moment, she prefers Disney Plus to Netflix true crime dramas. Many of these vibrant fun designs have also transformed into prints for fabrics and Alcon has debuted her own clothing lines as well.

Travel is also her muse and Alcon spends time in the Hamptons, Louisville and Spain. “Travel is a great influence because it’s constant exposure to different cultures, architecture, ways of life, and flora and fauna. Traveling is one of the best ways to gain education outside of a classroom.”

Along with art fairs and exhibits such as her recent show at the Blue Gallery in New York City, Alcon’s online marketing skills have been another great way to connect with her audience. “Social media is a great tool because you can target by radius of an address or with common interest and key words. It’s a minimal cost, two-to-three-week advertising before a show, and you get to gather new clients. Although word of mouth is always number one in anything you do.” And that word of mouth can be in any language.

TAKE A HIKE

Beyond the beauty of the ocean and bay coastlines with their unparalleled beaches and sparkling waters, the East End of Long Island offers numerous parks, hiking trails and nature preserves for day visits with friends and family. While the Hither Hills Coastal Trail and Shadmoor State Park in Montauk are big draws for many hikers, there are other, less well known options for a lovely walk or a more strenuous hike. A quick note before setting out: come prepared, with lots of water and a snack; afterwards, please check yourself, your kids and your pet for ticks, which inhabit the tall grass and marshes of many of the trails on our list.

Quogue Wildlife Refuge

3 Old Country Road, Quogue

Founded in 1934, the Quogue Wildlife Refuge is a 305-acre non-profit nature preserve which is free of charge and open 365 days a year from sunrise to sunset. There are 4 hiking trails of differing distances and intensity, from just short of a mile to 3.1 miles and traversing forests and ponds, as well as the ecologically rare Dwarf Pines in the Pine Barrens. Check the event calendar for full moon night hikes and other special programs. A perfect place to bring the kids, the Quogue

Wildlife Refuge also houses owls, falcons, a fox and other native New York animals in its Outdoor Wildlife Complex; the Charles Banks Belt Nature Center offers a variety of wildlife exhibits, live animals, a nature library, and gift shop. Dogs, bicycles, and picnicking are not permitted.

Mashomack Preserve

79 South Ferry Road, Shelter Island

Operated by the Nature Conservancy, Mashomack Preserve is considered one of the richest natural habitats in the Northeast, with over 11 miles of Peconic coastline and 2,350 acres of interlacing tidal creeks, mature oak woodlands, fields, freshwater marshes and underwater lands. There are a number of short, easy trails up to 1.2 miles; the longest trail clocks in at 4.4 miles over forests, creeks and along the Gardiner’s Bay shoreline. Trails open dawn to dusk, seven days a week. Visitor Center bathrooms open every day from 8am to 4pm; Visitor Center exhibits open 10am to 3pm, Thursday through Saturday.

Cedar Point County Park

5 Cedar Point Road, East Hampton

Overlooking Gardiner’s Bay, the 607-acre Cedar Point Park is operated by Suffolk County and offers fishing, camping, picnicking and access to a number of nature trails between 3 and 5+ miles long. Lighthouse Loop Trail is the most popular,

an “easy” 5.3 mile hike past the historic Cedar Point Lighthouse and the crumbling 1800’s era estate of the former property owners. Sunrise to sunset, leashed dogs permitted.

Elizabeth A Morton Wildlife Refuge

Noyack Road, Noyac

Elizabeth A. Morton National Wildlife Refuge protects 187 acres on the north shore of Long Island’s south fork in the town of Southampton. The refuge is located near Sag Harbor, and includes a peninsula one and a half miles long, locally known as Jessup’s Neck, which separates Little Peconic Bay from Noyack Bay. Newly admitted to the New York State Birding Trail as of 2022, the 1.4-mile loop trail is considered an easy route. This is a popular trail for birding, hiking, and running, but you can still enjoy some solitude during quieter times of day. The Preserve is open year-round from ½ hour before sunrise to ½ hour after sunset. A daily pass for a car is $4.00; for a pedestrian or bicyclist, it’s $2.00 (a bike rack is furnished at the entrance). An annual pass is available for $12.00. No dogs.

Long Pond Greenbelt Nature Preserve

Home to 12 separate ponds and miles of hiking trails, Long Pond Greenbelt shares its pathways with 3 other trail systems: the Hamlet-to-Hamlet Footpaths, the Bay-to-Ocean Trail and Paumanok Path, which runs 125 miles from Rocky Point to Montauk. Leashed dogs allowed; no picnicking, camping or bicycles.

Sagg Swamp Preserve Sagaponack Road, Sagaponack

Another preserve under the mantle of the Nature Conservancy, Sagg Swamp Preserve is a 105-acre red maple swamp located at the southern end of Long Pond Greenbelt at the head of Sagg Pond. Head out on the 1.0-mile out-and-back easy trail, which loops through the southern part of

the swamp via a long stretch of boardwalk. The Preserve boasts more than 330 species of plants, 84 species of birds (at last count) and 14 species of mammals.

Red Creek Park

Old Riverhead Road, Hampton Bays

Red Creek Park is home to the Penny Pond Loop Trail, a 4.9-mile, moderately challenging trail which circumnavigates a local freshwater fishing pond. This is a popular trail for birding, hiking and mountain biking. Leashed dogs allowed.

Big Woods and Wolf Swamp Preserve Millstone Brook Road, Water Mill

Located on over 400 acres in Southampton and managed in concert by the Nature Conservancy,

the U.S. Fish and Wildlife Service and the Peconic Land Trust, Big Woods and Wolf Swamp Preserve encompasses a rare maritime beech forest as well as one of the most extensive salt-marsh tidal creek systems remaining in the Peconic Estuary. The 2.3-mile loop trail is well marked, although intersecting trails are not as easy to follow. The trails are open for hiking and observing nature from dawn to dusk. The loop trail through the preserve traverses an upland beech forest, smaller groves of white pine, and red maple and tupelo wetland, which attract lots of waterfowl, including black duck, piping plover and tern. The wetlands and inlets are important feeding and nursery areas for shellfish and sea turtles.

TROPICAL FLOWERS FOR SUMMER DECKS AND PATIOS

It’s summertime on the East End and decks and patios are setting up for outdoor living and entertaining. Local nurseries and garden centers stock lots of great plants for your outdoor space. Tropical plants enhance our outdoor spaces, filling them with color, and some are wonderfully fragrant, too. Watering is important for plants in outdoor living spaces, and many need watering daily or every few days, depending on the size of the pot they’re in. If you have plants in hanging baskets, put your hand under the basket and lift up gently to feel if the pot has weight. If it feels too light, it’s time to water. For plants in large pots or tubs, poke your finger a few inches into the soil; if it feels dry, give the plants a drink. To keep your plants blooming all summer long, clip off faded flowers so the plants keep producing more blossoms.

Potted trees and treelike plants bring height and refreshing greenery to the scene – there are ficus trees and more exotic options like hibiscus with its big flowers in warm shades of orange, red, pink, peach, yellow and white.

Here are some great plants to consider for your outdoor living spaces this year.

Angel’s trumpet (Brugmansia) has woody

branching stems and large trumpet flowers in shades of yellow or apricot orange. On a tripod or trellis you can have allamanda, which has yellow blooms. For a spot that’s bright but not in full sun all day, how about a potted palm? Mandevilla is another great plant for a tripod or trellis, with large flowers in white or pink.

Dahlias are a great option for pots and planters –give them sun and clip off old flowers when they fade and the plants will give you loads of flowers in reds, oranges, yellows and pinks all summer long.

Jasmines in hanging baskets bring their intoxicating fragrance to the summer scene, as do lilies and night-blooming moonflower (a relative of the day-blooming morning glory). Passionflowers are another vining plant with beautiful, intricate blossoms that some local nurseries have available in summer.

In a shady spot you can use a potted palm or perhaps a philodendron vine trained on a moss-covered frame or upright slab of bark as a centerpiece. Around that tall central plant place mid-height plants with big leaves, such as elephant’s ear, or plants we usually see as houseplants, like Chinese evergreen or dieffenbachia.

Montauk Real Estate: There’s No Alternative

There’s lots of chatter out there about what the latest numbers mean for the Montauk real estate market moving forward through the summer and heading towards year end. Q1 prices were down substantially year over year, while prices remained strong – much of that being a function of low to

no inventory. According to the Town & Country Real Estate Report for Q1 2023, Montauk closed only 16 homes in Q1 2023, a -57% drop year-to-year in the Total Number of Home Sales. Let’s tune into some seasoned real estate professionals to get their thoughts on a few topics…

In your opinion, what’s in store for the 2023 market in Montauk? 2023 Q1 average and median prices are down year over year – what does this data really represent for the market?

The team of Kellie Baranovich, Sarah Birdsall and Chris Coleman of Compass lead off with their response. “As everyone knows, COVID accelerated the market to a place that was not sustainable. It’s not surprising to see numbers coming down, I think the market is stabilizing but with that comes a downturn. I think people will continue to buy properties because of the lifestyle they want, however it will be at lower price points then we saw in the previous three years. The Montauk market is still healthy in my opinion.”

Corcoran’s Helen Stubbmann is in agreement. “Our region will always hold a unique appeal for buyers, due to our history and coveted lifestyle – not to mention our position on a beautiful stretch of the Atlantic coast. This year, we are no longer in the

hyper-fast-paced ‘Covid’ market where prices were very heady and far exceeded those found under ‘more-normal’ conditions. Sellers and landlords are adjusting to this, but well-priced properties that reflect where we are today are moving quickly.”

There seem to be a significant number of houses under renovation in and around Montauk as well as new construction. Are these flips? New purchases being renovated or long term holds?

“Montauk has the amazing benefit of being about 70% preserved due to the Peconic Preservation fund paid into by the buyer at closing,” explains Ms. Stubbmann. “Therefore only 30% of local land is available for construction. Owners know there is little open room to develop so renovations and expansions are the answer, especially if the home is in a great location. In addition, there are ‘knockdowns,’ which make way for new construction on an existing lot — for either speculation or to serve as a long-term residence.”

“It’s a combination of both,” shares the Compass team. “Many people are customizing their homes for their families and there are also a good amount of spec projects being built. We have a great new construction project that has just been completed at 37 Startop Drive. This project has taken longer

than pre-Covid construction because the high-end materials that are in the house took longer than normal to obtain. It was worth the wait, the house is top of the line with amazing water views.”

Montauk is a very specific micro-market – how is it affected by or reflective of the general Hamptons marketplace east of the Canal?

The Compass team leads off. “We feel the Montauk market is undervalued; we have a unique area out here surrounded by water and nature preserves, and yet the price of homes is significantly lower than the rest of the Hamptons. Our listing at 42 Old Montauk Highway is an oceanfront home on 35 acres listed for $22.5M, anywhere else in the Hamptons it would be listed upwards of $50M.”

“Montauk is a world unto its own,” states Ms. Stubbmann. “Once you have driven past the Napeague Stretch you get a feeling that this is a very special place. In addition to the absolute beauty, the most desirable beaches, great shopping, world class fishing, and some of the best restaurants in all of the Hamptons, you have the security of Montauk’s unique ambience. DOWNTOWN MIAMI’S IMPRESSIVE TRANSFORMATION

Downtown Miami’s transformation has been nothing short of impressive. The area has come a long way from being a business hub full of office high-rises to its current standing as a cosmopolitan city center with Michelin-starred restaurants and luxury accommodations.

“The Miami Downtown market has evolved from a more commoditized product type to a blend of all types of developments,” says Jay Phillip Parker, CEO of Douglas Elliman Florida. “The enhancement of the lifestyle offerings from restaurants, private clubs, and fitness studios have complemented the overall lifestyle available in the downtown core which has attracted a higher caliber of buyers.”

Much of the city’s growth has happened in the last few years as developers have capitalized on the city’s potential, transforming the area with new restaurants and upscale residential and hotel openings. Here we take a look at what Downtown Miami now has to offer.

The downtown area has several newly opened hotel residences and residential properties with some of the best views and amenities in Miami. “We believe that the Downtown core will become more attractive to a super luxury theme,” Parker tells Hamptons Real Estate Showcase. “As buyers begin to see downtown as a suitable location for ultra-luxury, several developers will offer top-ofthe-line high-end residential, unlike anything we have seen.”

One of the newest openings downtown is The Residences at 1438 Brickell. The burgeoning neighborhood continues to garner international and domestic attention as home to world-class brands and businesses.

At the Aston Martin Residences, one of the

Great for a special night out, El Cielo Miami is a Michelin-starred diner in the heart of downtown Miami serving up modern Colombian cuisine in a warm, earthtoned dining room. For casual (but excellent) New York-style pizza, Miami Slice has gourmet pies with a heavenly crust, and MOTEK, a sunny Mediterranean diner has salmon skewers, four types of hummus, and an Arayes burger that won People’s Choice at the South Beach Wine and Food Festival.

EXCITING ARTS AND ENTERTAINMENT

Bayside Marketplace is a fixture in the downtown Miami area, and the waterfront outdoor retail and entertainment district is a convenient place to get drinks and a bite to eat before catching a Miami Heat game. Besides basketball, art reigns supreme in Miami too. The Perez Art Museum is a perennial favorite for modern and contemporary exhibits, and Verde, the museum’s restaurant, has a spacious patio for al fresco meals.

Another area attraction is the Phillip and Patricia Art Museum, a family-friendly venue with a 250-seat planetarium. Bayfront Park is a popular place to hang too. The park’s amphitheater is often the location of huge concerts, and the park is a great location for leisurely walks and bike rides. And a more recent addition to Downtown Miami’s landscape is the Miami Observation Wheel, which offers 42 glass gondolas with sweeping views of the city.

PERUSE THE NORTON MUSEUM OF ART

The extensive programming at the Norton Museum of Art doesn’t take a summer break. What’s more, through September, Palm Beach County residents can visit for free during Summer at the Norton. Check the museum calendar for special events like Art After Dark and various art lectures, classes, and workshops, from drum circles to tai chi. Note that the museum is closed on Wednesdays in the summer.

CATCH A PERFORMANCE AT THE KRAVIS CENTER

While the Broadway season doesn’t start back up until November, special summer performances tend to pop up even in the offseason. If you’re in need of a little Motown and R&B Funk to chill out as season looms large on the horizon, The Commodores will take the stage in September.

PADDLE AROUND PEANUT ISLAND

Embrace the rays with a day spent on and paddling around Peanut Island, one of the area’s best snorkeling and boating spots. While a sandbar flotilla is the Saturday agenda item of choice for local boat owners, those with no floating vessel of their own can take the Peanut

Island Shuttle Boat, which departs every 25 minutes from just north of the Port of Palm Beach. The 10-minute ride will get you to Peanut Island in a jiffy, and the company even has snorkeling equipment for rent.

TOUR THE FLAGLER MUSEUM

Whether you go for the Independence Day Celebration or simply a tour of this 75-room Gilded-Age wonder, a visit to the Flagler Museum is the ideal summertime activity. The best way to appreciate the significance

and history of this former mansion — which Palm Beach founding father Henry Flagler built for his third wife — is with a docent-led tour, which is offered several times per day on weekdays. Self-guided tour brochures and narrated audio tour wands are also available. Note that the museum is closed on Mondays.
