Overlooking the Atlantic Ocean and Mecox Bay with nearly 200’ on Channel Pond, a modern behemoth, sprawling across 3 glorious pondfront acres with its own dock and tennis, reimagines the standard of perfection for a luxury waterfront estate. The palette of materials, all maintenance free, is very simple: architectural concrete, board-formed concrete, stucco, and padouk wood used both as exterior siding and interior paneling in the entry.” Indeed, waterfront vistas are evident from nearly every room each offering retractable walls of glass that highlight the varied liquid backdrop dotted with undulating dunescape. A dramatic stone wall, embracing a gas fireplace, informs the main living space that includes a dining room, an office media room and two powder rooms. Pocket doors open to the sleek kitchen elegantly appointed with quartzite countertops, matte lacquer cabinetry, top-of-the-line appliances by Gaggenau, a butler’s pantry and convenient access to the outdoor

BIOSCLEAVE FOREVER This inventive, experimental house was built in 2008 and cost more than $2 million to build. The Bioscleave House – known as the Lifespan Extending Villa – was designed by artist couple Madeline Gins and Arakawa to cheat death itself. (It didn’t work. They’ve both since died.) They thought that continually stimulating the senses through architectural surprise would stimulate the immune system. There are two connected houses on the 1.1-acre property, with 4 bedrooms, 2 full and one half-bath. But this isn’t exactly the old Pennsylvania Station. No one wants this house. Now that the asking price is $975,000, it’s at land value. Is even that cheap enough, considering teardown costs? the nice things about houses on Captain’s Row is that they’re usually on larger plots than most in downtown Sag Harbor; Anderson’s new digs sits on 0.25 of an acre and includes a pool. REALTY CHECK FAREWELL TO ARBOR The Arbor, one of Marc Rowan’s Hamptons restaurants, is in contract to be sold. The place seemed like a dud from the start. Starting with the name — what does an arbor have to do with Montauk? — continuing with the location, basically the Gateway to the LIRR, and ending with the food, which was OK, but should have been more memorable given the prices. What motivated you to launch Pure Property Group? I have always been passionate in all areas of property, and more recent experiences showed that services available to property owners and investors are either dis ointed or cost prohibitive. We have seen that more connected solutions deliver better results and have created a one stop shop that s built to better solve our client s challenges. Our Construction Management delivers client advice and representation for construction pro ects, whether small or large. Our Property Management service is designed to deliver seamless, end to end solutions with accessible pricing given this can be a year round, full time ob. This ensures our clients have access to the best resources at the right time, and can make well informed, smart property decisions. What fueled your passion for Property? My family s move from the city of Sydney to Byron Bay, a beach town at the most easterly tip of Australia, allowed me to see a property market evolve from infancy to the red hot market it is today. Whilst my family initially purchased a farm, and sold it for a respectful return, the beachfront properties were a whole new level. The importance of uickly identifying and tracking critical shifts such as economic movement, design evolution, and consumer demand has stayed with me, and guided how I evaluate property decisions over the years. I believe the right adviser should be there to simplify this process of assessing all of the factors, understanding the emotional drivers, and being able to help rationali e it. That is what our company does. h t re the e e t of ret i i ro ert er Across the S, property management remains highly fragmented, with very little differentiation, cost transparency, or automation. When we analy ed the amptons, we identified that the needs are uni ue given its concentration of owner occupied, single family residential homes. We knew that a traditional

We embedded market leading technology to enhance communication and streamline the task management process. Retaining a property manager can benefit an owner in many ways such as eliminating tedious tasks, maintaining their house in peak condition, ensuring the house complies with local laws and regulations, and controlling operating costs. Jonathan Adler’s Shelter Island bungalow is meticulously designed inside and out, and serves as his canvas to “road test” his collection ideas.

DESIGNER JONATHAN ADLER’S YEAR AT HOME ON SHELTER ISLAND BY HEATHER SENISON PHOTOGRAPHS BY RICHARD POWERS

F

or designer Jonathan Adler, there was only one thing to do in COVID quarantine: Hole up in his Shelter Island bungalow, spending the hours sketching furniture and hanging with his husband, author and fashion commentator Simon Doonan. “I feel grateful every day I wake up on Shelter Island,” Adler dotes. “We’re surrounded by nature and during lockdown I found some of my greatest inspiration in the colors of the sunsets, the white egrets that flew by, and the animals I encountered on my daily strolls.” Though the 8,000-acre island is a 5-minute ferry ride from the shoreline, it’s sometimes referred to as the “un-Hamptons” for its seclusion and modesty. More than 2,000 of its acres are protected as a nature preserve that’s home to 200 species of birds, including the endangered osprey. Its creatures often pop around the island, giving locals like Adler and Doonan a captivating sight. Over the years, the pair became true Shelter Islanders. They bought their first home there, a 1960s A-frame, in 2000 after visiting frequently after they met in 1995. They sold it in 2012 to buy the vacant waterfront property their current digs stand on now and worked with Lisa Gray and Alan Organschi of the Connecticut firm Gray Organschi Architecture, along with Hamptons builder Carlos Routh, to construct it. The one-story bungalow, with its cool exterior shrouded in black, is meticulously decorated inside and out. The landscaping, by Shelter Island’s Vickie Cardaro of Buttercup Design Group, was inspired by the couple’s travels to Japan. It features imported sand and small groupings of evergreens, such as eastern red cedar, Hollywood juniper, along with Japanese black pine.

Adler and Doonan worked with Gray Organschi Architecture, along with Hamptons builder Carlos Routh to construct the house. The one-story structure and separate pool pavilion, shrouded in black, is surrounded by landscaping inspired by the couple’s travels to Japan.

DESIGNER SHOWCASE

The grounds are graced with ornamental grasses like Elijah blue fescue, Mexican feather, and pink muhly. The exterior’s piece de la resistance, however, is a sprawling, 2,300-square-foot pool pavilion. Inside, Adler describes the home as essentially one large room facing the water. He designed each area so that no matter where you’re sitting, you have a view through the south-facing wall of windows. “The design of our home is really all about reflecting the beauty of the nature outside, on the inside,” he explains. Over in the kitchen, an island displays a mural inspired by local birdlife by painter and designer John-Paul Philippé. Nearby, a floor-to-ceiling macramé owl from set designer Andy Harman resides in the living room where it watches them while they watch TV. As for whether the space received any updates while its owners have lived in it full-time during COVID, for Adler, its aesthetic is a never-ending project. “The truth is I’m a restless designer so I’m always updating something in my home,” he admits. “I road test all of my new stuff at home, and my poor husband never knows what he’s coming home to. But at least it keeps it fresh?” So, what’s it like to quarantine in a secluded design sanctuary out East? For this pair, it’s productive. While Doonan churned out books, including his recent biography on the 1980s artist Keith Haring, Adler created two new furniture lines in 2020, each featuring work that evokes the sense of island life in lockdown. His Spring 2021 collection has work-from-home pieces that break out of the 9-to-5, with desks that also serve as sofa tables

57

and vanities. It includes beachy dinnerware and beaded Audubon wall art. “I draw so much inspiration from my surroundings wherever I am,” Adler says. “Whether it’s a cloud I see on my paddleboard that inspired me to make a sofa in that shape or the foxes in my backyard that inspired my menagerie collection — inspiration is everywhere on Shelter Island.” That’s not to say life during COVID is without its struggles. Entire teams transitioning to full-time remote work was an adjustment for all, for example. But Doonan speaks of his experience with nothing but optimism and gratitude for his time on the East End.

“Shelter Island is a magical place, it still feels rustic and beachy but there’s also this modernist fantasy vibe that radiates throughout the island,” Adler says. It’s completely unique and every time I’m there I’m reminded of just how much it has an exact sense of place.”

HAUTE SPOT

LOCALS ‘WATERPROOF’ EAST HAMPTON TOWN BY DAWN WATSON

O

ne of the East End’s most desirable natural features can also potentially be its most deadly. Boasting some of the nation’s best beaches, we’ve got miles and miles of coastline. But for all that the ocean offers, there is an ever-present danger that lurks just beneath the surface. Rip tides can kill. And people die in the water every day. Fortunately for those who trek to the beaches and 70 miles of coastline in East Hampton Town, the men and women of the Hampton Lifeguard Association and East Hampton Volunteer Ocean Rescue are here to help. Doing their part to “waterproof” the community, the groups have made it their mission to keep beachgoers safe. And now, their efforts can be seen all around the world, as the focus of the awardwinning documentary film, Waterproof, by Academy Award-winning director, producer, cinematographer and editor Ross Kauffman. The short documentary features the legendary Lifeguard Association and Ocean Rescue cofounder “Big John” Ryan, his son, East Hampton Town Chief Lifeguard John Ryan Jr., and a number of locals, including several members of the Ryan family; Ocean Rescue Squad Assistant Captain TJ Calabrese; lifeguards Thomas Brierley, Ed Reid and Ben Fuerst; East Hampton Town Councilwoman Kathee Burke-Gonzalez; and East Hampton Town Police Chief Michael Sarlo; among others. Premiering at the Hamptons International Film

Festival before the pandemic, the short was produced by artist Mae Mougin, a lieutenant in the Ocean Rescue Squad’s Auxiliary. The Southampton Town resident spent a decade trying to get the film made, and is currently working on getting it shown in more theaters out East. The film most recently earned honors at the Santa Monica Shorts film festival. “I’ve always loved the water,” says Mougin. “There’s something healing about the ocean. It’s saved me.” Her passion for the subject matter led her to Regina Scully at Artemis Rising Foundation, who signed on as Executive Producer for the film, and to Mr. Kauffman, whose film Born Into Brothels, won both the Oscar® and Emmy for Best Documentary. Soon after taking on the project, Kauffman realized there was much more to the story than just water safety. “Mae came to me with this idea about making a film about lifeguards in East Hampton and the effort to create a safe environment in the oceans and pools around the tip of Long Island,” he recalls. But once he got underway, the filmmaker realized there was so much more depth to discover in the story. “While the idea of a film about ocean safety was interesting, it wasn’t until I met the Ryan family and the community that I thought we could potentially make something very special,” he says. Featuring the people who make up the Volunteer Rescue Squad and what they’ve done to make East Hampton safer, the film focuses on these “lifeguards for life.” The end result is a story of “community, shared experience and sacrifice for the greater good — what it takes to make our lives more meaningful and fulfilling,” says Kauffman. The documentary takes the viewer along on a

deeper journey, one that’s beyond the camaraderie of the squad and their efforts to save so many. It also serves as a reminder that sometimes, despite best efforts, bad things can happen. “We’re trained to think we’re invincible. We’re not. At all,” says Mr. Brierley in the film. “We’re at the mercy of the ocean.” But not on his watch, if he can help it, says Big John, who has led thousands of people safely in and out of the water since becoming a lifeguard almost 70 years ago. “Can we make it safer? Can we do it,” he asks while being interviewed in the film. “Yeah, we can do it!” To learn more about “Waterproof,” visit www.waterprooflifeguardsforlife.com. HAMPTONS REAL ESTATE PRICES CONTINUE TO RISE THIS SUMMER BY ADRIANNA NAVA

N

ew listings that came on the market increased slightly in May compared to April and have been on an upward trend since the beginning of the year. The number of contracts signed declined between April and May and have been trending toward normal market levels since February. Yet, even with this shift in market activity, and with overall market supply marginally decreasing, prices continue to increase going into the Hamptons summer season. The median sold price in May 2021 saw a 29% increase to $2.425M over May 2020’s $1,878,750, and a 14% increase over April 2021’s $2,106,250. From March through May, contract activity on properties in the middle price points, $1.5-9.99M remained relatively steady, while $10M+ properties experienced an increase in contract activity, and properties priced less than $1.5M showed a marginal decline. But even within price points, there were variations in price performance and trends. The results were a reflection of the original listing price placed against supply levels in each segment of this Hamptons real estate market. <$1.5 Million From March through May, this price point had 98 new listings enter the market, while 116 went

It went under contract in 89 days and closed in early May for $13.47M, 7% below the $14.495M last asking price. The market shift leading into summer impacted areas, price points and individual listings differently. The more opportunity a property provided, whether from a location or amenity standpoint, or both, increasingly mattered when compared to the 2020 emotional rush on real property.

Price positioning measured against supply in a property’s area and price point will determine whether properties continue to see bidding wars through summer, or if liquidity will begin to slow as buyers, most of whom are already settled on their summer plans, wait and see what happens. HAMPTON HABITUÉS GOOD NEWS GOSSIP ABOUT OUR NOTABLE FRIENDS AND NEIGHBORS

T

hings might still be weird but even as we enter into a summer like no other, we can always count on seeing some of our favorite Hamptons residents out and about, here and beyond. AN EDIBLE LOVE LETTER Sir Paul McCartney might not be touring at the moment, but he’s been spotted quite a lot out here on the East End of late. The iconic rocker, who owns a home in Amagansett, is also coming directly to our kitchens with the release of the “Linda McCartney Family Kitchen Cookbook.” Focusing on planet health and keeping Linda’s legacy alive, the effort includes family favorites from Linda’s best vegetarian dishes. Featuring more than 90 plant-based recipes “to save the planet and nourish the soul,” the book is a collaboration between the late photographer’s husband Paul and daughters Mary and Stella. In it the McCartneys have adapted and reinvented nearly 100 of Linda’s tasty classics. Complete with personal stories and intimate family photos spanning three decades, the cookbook features recipes for American-Style Pancakes, Chili Non Carne, Pad Thai, Pulled Jackfruit Burgers, Panzanella Salad and more. “Years ago, before anyone had woken up to the idea of environmental and health and animal welfare issues, Linda was blazing the trail with vegetarianism, telling people about it and promoting it. At home, she would cook for the family and these recipes have been now brought up to date for a modern audience, so they’re all now plant-based and fabulous,” says Paul. “So, I hope this book inspires conversations

about sustainability and about modern living amongst people, besides also just giving them some great recipes to eat.’’ TASTY TREATS Food Network icon Alex Guarnaschelli, who lives in Bridgehampton, has also been cooking up some fun new food. The “Chopped” judge and “Iron Chef” star is one of a select few foodies who have committed to a Tuesday Takeover at the Old Stove

Marcus Samuelsson, Alex Guarnaschelli, Maneet Chauhan & Ted Allen on “Chopped”

Pub in Sagaponack. The first-of-its-kind dinner party series brings new flavors to the table, says owner Joseph DeCristofaro. Showcasing the efforts of some of the nation’s best chefs, the summerlong Tuesday night special outings will feature the creations of Guarnaschelli on July 13, plus Michael Symon from “The Chew,” Rise & Thyme owner Amanda Freitag and Red Rooster owner Marcus Samuelsson, among others. Yum! HE’S BACK BABY! Hardworking Amagansett resident Alec Baldwin returns for a follow up to his blockbuster animated “Boss Baby” movie. In the sequel, “The Boss Baby: Family Business,” released on July 2, his character, Ted Templeton, has grown up and becomes a hedge fund manager. How very Hamptons. But Ted has drifted away from his big bro, Tim, played by James Marsden. Fortunately, a new boss baby (Ariana Greenblatt, who steals the show as brainy Tabitha) comes along to reunite the brothers and save the family business. The only way to win: the Templetons must revert to their younger selves and battle evil babies, creepy babies, jail yard babies and even Ninja babies. Other big-name voices in the film include Eva Longoria, who plays Tim’s wife;

Amy Sedaris, who voices an adorable infant; Jeff Goldbum as a mysterious headmaster; and Lisa Kudrow and Jimmy Kimmel reprise their roles as Tim’s and Ted’s parents. HOW DOES YOUR GARDEN GROW? The original lifestyle guru Martha Stewart, who owns a home in East Hampton, is serving up a new series. It’s called “Martha Gets Down and Dirty” and it’s streaming on discovery+, starting July 1. Starring Martha, naturally, and set at her 150-acre Bedford farm upstate, the eight-episode series showcases the award-winning TV star and bestselling author’s favorite gardening and entertainment tips. The series also stars Martha’s right-hand gardening man, Ryan McCallister, and creative director, Kevin Sharkey. Famous friends with Hamptons connections who happen to pop by include Kim Kardashian, Ellen Pompeo, Brooke Shields and Paris Hilton, among others. Can’t wait to watch this one! Martha Stewart

THE NIGHT TULSA DIED ARTIST DR. LESLEE STRADFORD BREATHES LIFE INTO LOSS

W

hat does it mean to pick up the baton from your ancestors, even if it is charred?

Artist Dr. Leslee Stradford reaches back to her family roots to create “The Night Tulsa Died: The Black Wall Street Massacre 1921,” both a book and an exhibit at the Julie Keyes Gallery in Sag Harbor. “Once when I was six Grandma Mumzie told me the story of ‘The Night Tulsa Died.’ She told me other scary stories too,” says Stradford, “But this one was real.” On May 31st 1921 a prosperous black community in Tulsa, Oklahoma experienced the single worst incidence of racial violence in American history. In the course of 16 hours the 37 blocks of a thriving black community in Greenwood were burned to the ground with estimates of 300 to 3,000 or more killed including women and children. Stradford’s great grandparents were there and barely escaped the carnage which was only whispered about for decades. With the oil boom in Oklahoma a group of blacks, some soldiers back from World War I, formed an enclave of professional men and women of color, with well-educated children. Stradford’s great grandfather owned one of the premiere hotels in the US in the Greenwood District which included movie theaters, shops, businesses, a

80

hospital, schools and two newspapers. The money was kept in the community, reportedly passed between its members 37 times before leaving. “My great grandfather had been in Tulsa and had a wonderful hotel. He was an attorney and had friends who were bankers and doctors and they had everything in the black Tulsa neighborhood that they had in the white neighborhood but everything was segregated,” recounts Stradford. When a black shoeshine boy tripped in an elevator on the way to the restroom and bumped into a young white woman elevator operator onlookers called the police. A mob of over 2,000 white men deputized by the police systematically shot the residents, looted their homes, then burned them to the ground. Only 1,000 of an 11,000 population stayed in the tent city with Stradford’s great grandfather able to escape aided by his son. His son and her aunt were able to clear his name in 1997 after being called as a community leader, an inciter of the “riot.” Stradford says, “There were so many bodies that it clogged the Arkansas river. The stories are horrific. Some never saw their relatives again.” On the 100th anniversary Stradford wanted to honor this trauma passed on through her DNA and create a series of silk screens inspired by the events. “I was on sabbatical in Beijing and I was

BY HEATHER BUCHANAN

working with silk as textiles. I thought that would be a good material because it was fragile – kind of like the story — and that it would be easily transportable,” says Stradford, “I was compelled to do it. The project chose me. I tell the story in my own abstract expression. It’s about color and imagery and emotion.” Stradford creates images on the computer using historical photographs including her family’s and manipulates and colorizes them, in some cases gilding them. These are then printed on the silks. The power of Stradford’s work suggests not only history but the story of black/white relations at large. While viewers may see tragedy there is also a sense of souls transcending the earth plane to make sure their stories are not forgotten even if there was never any justice. “What has to happen for our society is for everyone to really understand the other person,” says Stradford, “That’s why I like to travel because you get to see how people live in other circumstances. It takes being in another environment and maybe one that’s not so comfortable to see how other people really are.” For those looking back over 100 years, her work is a portal to the past and a path to the future. www.leslee-stradford.com www.juliekeyesart.com

GARDENING

BY JENN NEUBAUER

GATHER YOUR INGREDIENTS • Ice Pop Molds (Purchased off of Amazon) • Prosecco of Choice • ¼ c Sugar • ¼ c Lemon • 5 Strawberries • ¼ c Blueberries • 1 ½ c Filtered Water This recipe makes 6 ice pops

MAKE YOUR BOOZY ICE POPS We use a layering method to get the fruit into different levels in the pop. Start by layering your strawberries at the bottom of the mold. Next fill the mold ¼ of the way up with Prosecco. Place in the freezer for 1.5 hours. Remove from the freezer and fill the remainder of the way with your lemon simple syrup mixture. We decided to add some edible Nasturtium Flowers to the center of some of the pops but it’s not required. Top the mixture with blueberries, put the top on and place back in the freezer for 3 more hours.

84

PREPARE Chop your Strawberries. Next make a lemon simple syrup. Combine 1 ½ cups water in a pot with ¼ cup of sugar and ¼ cup of lemon juice. Heat this mixture until the sugar dissolves and put it to the side to cool.

ENJOY Remove the pops from their molds. We enjoy these on their own or if you’re feeling extra fun they can be served in a glass of Prosecco as a topper. Either way your guests will absolutely love this fun treat!

H A M P T O N S R E A L E S TAT E S H O W C A S E . C O M

Summer is in full swing and this holiday weekend is one of my favorite times to enjoy with family and friends. We are always looking for fun ways to share treats that are garden to table. These beautiful ice pops are not only refreshing but a festive way to spruce up your dessert spread. We make these for kids and adults alike and incorporate whatever ingredients are most fresh at that point in the season. These pops can be made with or without alcohol. If making them without you just would add more of your lemon simple syrup rather than prosecco. It wouldn’t be the Fourth of July without some Red, White and Blue. Enjoy our recipe for our festive Red, White and Blue Boozy Garden Pops! Check out our instagram handle @hookangarden if you want to see a video from start to finish.

THE BODY ELECTRIC BY TAPP FRANCKE

body happens because of an electromagnetic exchange between cells. A disruption in this energy exchange causes impaired cellular metabolism. This means unhealthy cells. Proper cell function is the backbone of our health. When our cells are unhealthy, we are unhealthy. More importantly, when the electromagnetic exchange stops, we stop. Like a battery that needs to be charged, our cells need a charge too. We live in stressful times.

The stimulation the cells receive from this dynamic therapy increases the efficiency of oxygen delivery to the cells, which increases circulation throughout the body. PEMF was originally developed by NASA to aid astronauts in their recovery from bone density losses and muscle atrophy as a result of long periods of time in space. For those of us on earth, its benefits are even more wide spread. PEMF therapy has been studied extensively and has been shown to be supportive for surgical recovery, wound healing, inflammation reduction, osteoporosis, arthritis, fibromyalgia and even depression. Current research shows that its effects on even debilitating EMFs, pollution, and pesticides, as well as plain oldfashioned stress, are rampant in our current culture. As a result, we get worn down and our batteries get depleted. When our batteries run low, we are more susceptible to a multitude of diseases including diabetes, autoimmune disorders, atherosclerosis, cancer, neuropathy, and infertility.

It creates this effect by activating intracellular mechanisms that allow for greater uptake of nutrients and a greater delivery of oxygen throughout the body. Best of all? This therapy causes a release of feel-good endorphins. Endorphins, which are chemicals that help relieve stress and pain, are

There are some new eateries in and around the Village this year. Sandbar Montauk located in the Royal Atlantic Resort is the new go-to breakfast, lunch and dinner spot right on the ocean. Open every day from 7am to midnight, there’s a newly refurbished beachside dining area and bar as well as a low-key, casual indoor dining room. The menu features seafood-focused Thai food as well as a full sushi menu. Order from the counter and sit at tables overlooking the marina. Other oldies but goodies with new menus: Kenny’s Castaways, now serving high-end Italian fare featuring gourmet brick oven pizza; Morty’s Oyster Stand serving fresh seafood in the old Cyril’s locale on the Napeague stretch.

There’s so much to do in and around Montauk aside from beaching, surfing and boating. World class public golf is available at Montauk Downs State Park, which boasts a 6,500-yard championship course designed by Robert Trent Jones. New York State residents can get in a round for $48; non-residents pay double. Tennis is also available, with six Har-Tru courts open for daily play.

Families can get into the swing of things at Puff & Putt Family Fun Center located in the center of Montauk Village. Play mini golf or rent sailboats, paddle boats, kayaks and stand-up paddle boards to tool around Fort Pond. Of course, there are myriad fishing and boating rental places all along the harborside and Lake Montauk for additional family fun.

Hikers, birdwatchers and animal lovers have tons to do as well, as Montauk boasts a plethora of state and county parks. Historical attractions abound at Montauk Point State Park, featuring the Montauk Lighthouse and its extensive collections of exhibits and photographs. The 724-acre property has trails, rocky beaches and freshwater ponds. Hither Hills State Park is the largest park in Montauk, featuring 1,755 acres of bay and ocean beaches, hiking trails, horse trails, fishing and campgrounds. Along with its pristine Atlantic coastline, visitors can also fish the 40-acre freshwater pond in Hither Woods. Camp Hero State Park is the site of an abandoned Cold War era Air Force radar station, now turned into hiking trails with spectacular surfing and surfcasting. Theodore Roosevelt County Park houses the site where Teddy Roosevelt and his Roughriders quarantined after returning stateside after the Spanish-American War. Tour the park on horseback with guided trail rides

And the highlight of the July 4th holiday? The Stars Over Montauk fireworks show by Grucci sponsored by the Montauk Chamber of Commerce. Based upon current NYS pandemic guidelines, the show is tentatively scheduled to go off on July 4 (raindate July 5) at 9pm from Umbrella Beach – but sightlines are terrific from anywhere in town. 22 Lakeside Court, Montauk

JOAN HEGNER OF THE CORCORAN GROUP BY CLAUDETTE GREENSTEIN We had a chance to speak with veteran real estate broker Joan Hegner who gave us the 411 on the Montauk real estate market. What is the vibe like in Montauk this year, compared to last? It is apparent that Montauk will have a summer unlike any other this season as we are already seeing record numbers visiting and seeking homes. With COVID restrictions lifting, and venues able to open for greater use — town is literally buzzing on all cylinders! What does your crystal ball say about the Montauk market for the rest of the year? As reported, inventory is quite low — especially in the $2/$3M and under price points, so any owner looking to make their move, now is the perfect time to get listed with all the pent up buyer interest still seeking their ideal wish list. I predict once this happens, we will see a banner second half of 2021! How is the rental market shaping up this summer, is there any inventory left? Interesting question, my sense is twofold; as so many bought in 2020, and prices of rentals went much higher from the frenzied 2020 rental market, there appears to be a larger inventory remaining across the board so owners should adjust accordingly if they want to realize a rental going forward. What is the best advice you can give a new home buyer looking for real estate in Montauk this summer? With lower inventory, interest rates dropping, and sky high interest, when you see what you want, don’t delay as homes will get scooped up quickly! Can you tell us about a favorite Montauk listing you have, and why it’s a good deal? My lakefront listing at 22 Lakeside Court is the rarest of jewels having a peaceful locale, almost 200’ along the lake, a stunning window walled sleek design and coveted lakeside pool permit which is so valuable in today’s tough zoning. After a recent price adjustment, this will be sold soon!

THE NEXT GENERATION REDEFINES PALM BEACH’S ART SCENE BY HEATHER BUCHANAN

Y

ou might call it the Palm Beach pandemic perfect storm for art. Families had already been migrating from high tax states and inclement

weather to Florida, lowering the demographic age of the island and bringing in more contemporary taste and a new generation of collectors. Add some big financial institutions like UBS and Bank of America setting up shop or Citadel Securities which created a trading floor at the Four Seasons for the winter and there was an even larger influx of cash to spend on art. While Art Basel Miami was the hub for the hip art scene, galleries from New York and elsewhere this year established a presence in Palm Beach to bring a new infusion of artists to a clamoring market which was sheltering in Palm Beach and enjoying less Covid restrictions than other parts of the country.
