I

n the Beginning... In the deepening real estate darkness of 2008 my wife and I had the questionable good fortune of having a 5,000 SF, 6 bedroom spec house on 2+ acres coming to market at $4.295M in Amagansett North. Even in early 2008 it was evident that the Hampton landscape was about to go through a challenging transition. With a good chunk of capital tied up we were naturally concerned with how long we would need to hold the house before it found a buyer. We made the decision to furnish the house and actually move into it while we marketed the property. In February of that year we enlisted the help of the very talented Celerie Kemble who, in short order, put together a great interior design plan. By the early summer, having found a renter for our own house, we moved into a now fully furnished house on Canvasback Lane and on July 15th of that year officially began the process of finding our ultimate buyer. Stage Right... The staging of houses both old and new was certainly not a novel concept. Tired, well lived in houses had been for years the beneficiaries of freshening up where sellers either hired a designer to reinvigorate the interiors or tried it themselves. But as new construction took hold in the Hamptons a number of savvy builders began to stage their projects. Some of these spec houses would get a partial furnishing with the first floor commonly getting the most furniture and accessories along with maybe the master upstairs. Other developers would furnish the entire house from the window and wall treatments, to the carpeting and right down to the audio visual systems. And why not? There are some significant benefits to furnishing a house. Let’s take a look. Photography: It began to dawn on spec builders that with 80% or more of buyers beginning their search on the internet that big, empty boxy

rooms did not play well online or even on the brochures that realtors would ultimately hand out to their colleagues and potential buyers. But once furnished, these same rooms would now come alive online and give a potential buyer ample reason to contact their broker find out more. Pr int advertising similarly benefits as both common rooms and bedrooms as well as outdoor spaces begin to jump off the page with beautifully staged spaces. Showings: It doesn’t take a broker long to see the difference in the reaction of buyers when they walk into an empty house as opposed to a furnished spec house. Immediately, in the furnished house, the buyer begins to understand the spatial relationships of the various spaces and can imagine living in and using the house themselves. Sometimes they will actually sit in various rooms while they talk among themselves or with the brokers. This is a very powerful dynamic. With so many houses being shown in the dead of winter, a buyer gets a much warmer feeling walking through furnished new construction. The Rental Option: And what’s wrong with generating some income from a well-furnished spec house until it finds its buyer? This is exactly what we are doing with a 9,000 SF, 3 acre estate with tennis that has been exquisitely furnished on Bridgehampton’s iconic Ocean Road. Have Furniture Will Travel…or Not: And when the house sells what happens to the furnishings? Very often the buyer will actually want to buy some or all of the furnishings just like in a resale. With so many houses selling close to the summer it makes it very easy for a buyer to merely purchase the furnishings and begin using the house immediately, filling in or switching out later on where needed. And if you are a prolific

I recently found a buyer for one of my own listings of a mostly furnished house in Water Mill south for M & M Custom Homes. The buyer had their own furniture so M & M merely moved the furnishings north of the highway to their nearly complete project there. Now ready for photography and showings, the mostly furnished 948 Deerfield Road looks sensational and at no additional cost to the developer. Mega builder Joe Farrell has enthusiastically embraced staging and with so many houses underway actually has a warehouse from which he pulls unsold furnishings for various projects. And if you are the very talented designer/developer James Michael Howard you actually fully furnish the house from the custom carpets to the window and wall treatments and right down to the bedding, wall art and table top objects to offer the ultimate in furnished houses where a buyer could move in with only their toothbrush and clothes and live in a house that might have been outfitted for the most discerning of high end buyers. In the End... So I’m sure you’re dying to know what happened to our little fur nished endeavor in Amagansett? Well, by October we found our buyer at slightly less than ask. As it tur ns out they wanted all the fur nishings too at 85 cents on the dollar cementing in my mind forever the value of the fur nished spec house. he Town of Southampton, New York State’s first English colony was founded by a small group of English Puritans from Lynn, Massachusetts who landed at Conscience Point on June 12, 1640. Among these first settlers were Edward Howell and Thomas Halsey. 2015 marks the 375th anniversary of the Town of Southampton and festivities will be taking place throughout the year at different venues to celebrate this significant milestone.

Coordinated by Southampton Town Clerk Sundy Schermeyer and Town Historian Zach Studenroth, the various local historical societies, museums, and organizations lined up a series of events for Southampton’s 375th anniversary celebration. southamptontownny.gov The Southampton Historical Museum opened an exhibit commemorating Southampton’s 375th anniversary on March 7 which will continue through December 31, 2015, called “If These Walls Could Talk: Meet the Families of the Rogers Mansion.” Curator Emma Ballou transformed the Rogers Mansion into an exhibit featuring the three prominent Southampton families — Rogers, Nugent, and Parrish — who resided on the Rogers Mansion site from 1650 until 1940.

The house is asking $225,000 for the summer. Not that we can fault the reporter (too much). There are, as we go to press, three oceanfront properties in East Hampton going for $1.6 million for the summer, and one in Southampton for $1.85 million that touts its location as a “short walk to the beach.” A look at the map indicates that the property just misses abutting Lake Agawam and is quite a hike to the ocean. P.S. After going to press with the above item, Crain’s saw the error of its ways and printed a retraction.

Farewell Francis Francis Fleetwood, 68, the Stanford Whiteinfluenced architect who single-handedly changed the housescape of the South Fork, died at his home in Wellington, Fla. in May. Known for his sprawling post-modern edifices, Fleetwood brought Hamptons Gilded Age shingle style back into vogue in the 1980s and ‘90s, building habitats for the likes of Paul McCartney, Alec Baldwin and Calvin Klein. An avid sportsman and photographer, he had just returned from a photographic jaunt to Patagonia.

Milwaukin’ Outta Here After hightailing it out of town last year to coach the Milwaukee Bucks, former Brooklyn Nets head coach, Jason Kidd, has further severed his local ties by selling his Water Mill home. The asking price for the two-acre plot with a 5,500 square-foot house on Flying Point Road was $6.795 million, but it netted $7.1. The listing broker was Matthew Breitenbach of Douglas Elliman’s new global sports and entertainment division.

A LOOK THROUGH A MODERNIST’S EYE ROMANTICIZING CLASSIC EAST END ARCHITECTURE

I

t might seem counter-intuitive that Nick Martin, AIA, an architect known for a treasure trove of modern architectural gems scattered around the South Fork, lives in a Sagaponack house dating from 1776. But a glimpse inside, where he lives with his wife and three children, reveals that the architect has reimagined the space with a Modernist’s eye—from opening transparencies to installing a stairway of open planks.

green technology and passive solar design. The new build, “a bolder more efficient version of its original,” included modifying the existing foundation, gutting the bones of the house, expanding the floor plan to twice its original size and fighting for a town variance to add a separate accessory structure containing a sunken garage and second floor artist studio. “The vernacular of the house remained rustic modern,” he says, “echoing the original era.

He has also modernized several other old houses including two in Georgica, one on Daniel’s Lane and one in Southold, varying from a gut interior renovation to full redesign. Martin left New York in the ’90s, where he worked on such projects as the Nicole Farhi flagship store and homes for the likes of Barbra Streisand and Michael Dell, to launch his own firm. Entrenched locally, he is the sole architect on the Sagaponack Architectural Review Board and also sits on the Executive Committee for Breakwater Yacht Club. He is currently working on several projects including a new restaurant in Sag Harbor for Wolffer Winery (in the former space of The Cuddy) and adding a kitchen to an Amagansett house he completed in 2009. The new kitchen is a clean glass box “very Apple Store.” The artist’s refuge was constructed on the footprint of a crumbling 1961 Sears and Roebuck kit house, using

The house that he feels most fully reflects his design aesthetic is Harbor View, a cubic structure built on a sloping woodland in East Hampton overlooking Three Mile Harbor. After completing the original project in 2010, he added a substantial addition last year.

The dwelling’s material palette features rough-hewn split cedar, recycled woods, stucco, anodized aluminum, glass, and concrete. Stucco pilasters provide contrast to the wood cladding and support for horizontal timber sunshades. Like many of his projects, Harbor View incorporates passive and active solar design strategies and a geothermal heating and cooling system. Small outdoor garden rooms around the periphery of the house, which connect to interior areas through large glass doors, provide a range of intimate exterior spaces tracking the daily path of the sun. He sited a modern pavilion “according to both classical and romantic principles.” Providing a focal point, it is perched at the end of the garden overlooking the pool. A stainless steel fireplace hangs from its ceiling, reflecting the colors of the interior and surrounding greenery, while a vanishing-edge hot tub demarcates the space between the intimate zone of the pavilion and the larger scale of the pool area. Unlike the typical architecture firm, Martin Architects does more than design high-end residences. With its partnership with 4MA Builders, the firm offers a soup to nuts approach to building that can include elements from finding the land to master planning. More than half of the firm’s architecture clients have chosen to have their homes built by 4MA, making for what Martin calls, “a seamless design to building process.”

’ve spent every summer of my life in Quogue,” shares interior designer Jennifer Going. “I love the quiet, ‘one horse town’ feel of the village. My kids, Garrett and Paige, are now enjoying a very similar childhood that my husband Garrett and I experienced, and our beach house is full of their friends all summer long.” Going’s philosophy is that a Hamptons home needs to reflect the personality of the homeowner, while creating a space that is equally functional and beautiful. She shares, “A fabulous room can also be kid friendly, a dining room can double as a library, and a center hall can become so much more than a walk-through space.” HRES talks summer trends with Jennifer.

HRES: Which design trends do your Hamptons clients want most right now? Jen: I am very careful with trends. I tend to keep the bones of a project classic and timeless, using modern elements to keep things current and interesting. I love an extremely modern light fixture in an otherwise traditional room, or a rustic dining table in a sleek and modern space.

ADD DRAMA TO YOUR SUMMER GARDEN

t’s time to savor the warm weather and glorious sunsets of summertime on the East End. After the seemingly endless bitter cold and snow we endured here this past winter, it’s time to unleash our inner beach bum. One way to make the most of summer this year, even when you’re not at the beach, is to create your own little tropical paradise at home. It’s easy to use tropical plants to turn your deck or patio into the perfect setting for a summer party, or just a quiet island of color and greenery where you can kick back with a book, take in the sunset or gaze at the stars. Many plants that come from tropical climes put on a brilliant show in our Long Island summers, and local nurseries stock them. Here are some ideas for bringing a touch of the tropics to your summer landscape. To get a tropical feeling, look for plants with flowers in bright, hot colors and great big, luxuriant leaves, and plant them in lush abandon. Tropicalismo is not about austerity or control. Forget clipped rose bushes and clipped hedges. Never mind pastel colors. Instead, for one glorious summer you can mix tropical trees and shrubs with plants you may already know as

houseplants and summer annuals, all in big pots and tubs and planters, or even in a garden bed. Group several together for a gardenlike effect. Remember, the key is mix lots of flowers and foliage.

and well into fall, in a host of hot, bright reds, oranges, yellows and pinks; cactus dahlias, which have pointed petals, work especially well. In a shady spot, feature the colorful foliage of coleus or caladium.

Here’s how to do it. In the center of your pot or garden, place a tall plant, perhaps a hibiscus with large flowers of red, orange, peach, pink, yellow or white, or a brugmansia, or angel’s trumpet, which bears big, dangling trumpet flowers of pale apricot or soft yellow. Another option is a colorful vine trained on a tripod or trellis, perhaps mandevilla with its big pink trumpet flowers, or allamanda, with yellow ones, or an exotic passionflower. In a smaller tub or barrel, scale down: a canna with its big leaves and brilliant red or orange flowers could serve as the central focus there. In a shady spot use a palm or a philodendron vine trained on a moss-covered frame or upright slab of bark as the centerpiece.

Finish the planting with a lush edging of spilling, trailing plants such as lantana, calibrachoa (million bells) or sweet potato vine with chartreuse or deep purple-black leaves. These plants are widely available locally when the weather turns warm.

Around the tall central plant place voluminous midheight plants, such as elephant’s ear (colocasia), split leaf philodendron, and houseplants like dieffenbachia or spathiphyllum (aka Chinese evergreen, seen on many an office desk). Dahlias will bloom all summer

Don’t rush the season, though. Tropical plants can’t take cold weather, so don’t plant them outdoors until nighttime temperatures stay above 50 degrees. It is not unheard of to have a frost here late into May, but knowledgeable local nursery staff can give you advice. When your containers are planted, complete the scene with comfy lounge chairs and maybe a hammock, some tiki torches or lanterns, a fire pit or chiminea, and a cool tropical drink. Then sit back and enjoy the warm summer evenings in your private getaway.

BILL MILLER IS ONE OF THE FINEST ARBORISTS IN THE COUNTRY. HE TALKED TO US ABOUT HOW TO LOOK AT TREES BY SOPHIE MARSHALL

“W

hat do you see when you look at a tree on your property? What do you think about?” This is Bill Miller speaking from his Water Mill office. A slight man with deepset eyes and a squirrely pony tail, Miller is an arborist, one of our very best. His talent is overshadowed only by his humility: he has no web page and does not advertise, and in conversation he is not given to self-promotion. When Miller looks at a tree, he says, he sees the entire cycle of life and death. He can predict which ones will impose the equivalent of martial rule on your garden and which ones will be plagued by leaf miters or bronze birch borers. He knows which local streets are colonized by gypsy caterpillar moths every summer.

Having watched trees so closely and intimately for so long, I’ve a pretty good idea what to expect from them.”

When you take a tree of any size and move it, the most essential part--the root-- is left behind and so much of that tree’s potential is lost. You think you’ve bought a tree when really, all you’ve bought is a fragment.” So what, exactly, does he see when he looks at a tree? He smiles -- “Possibilities.”

he land had been on the market for quite awhile because “people didn’t know what to do with the eight-foot grade” that ran from one end of the property to the other. But that was no obstacle for Lindy Woolcott, who after having purchased the Water Mill parcel met three different parties who had all considered buying it before finally chickening out. In fact, with her “mathematical brain,” she embraced the challenge.

along with her identical twin, the Brit moved to New York to join the design team at Adrienne Vittadini (her sister went to Ralph Lauren). After “falling in love with the Hamptons,” the duo began their alternate career in property makeovers, starting with another Water Mill house. When they put it on the market in the late ‘90s there was a bidding war.“It was bought by the producer of ‘Who Wants To Be a Millionaire,’” says Woolcott. “The irony is that he made us both millionaires.”

She decided to make the house long, gradually inching up along the steep slope of the land and facing the front lengthwise to fully exploit the building envelope.

“There was a rundown fisherman’s cottage from the ‘30s on top of the hill,” she says. So, after demolishing it, she “decided to echo its history and built a little house at the top for the rest of the house to connect to.” With that as a starting point, they laid down a string of rooms, each one flowing organically into the next, almost like a very stylish train. To get from one room to the next you need to climb a couple of very wide and shallow steps, but they are so assimilated into the flow as as to be nearly indiscernible. And if you do notice them, all the

better. “I’ve always found rooms with steps in them to be elegant.”They also allow changes in ceiling height to go from grand and formal to cozy. The exterior is clad with recycled bricks from Manhattan, which she says, “add dimension and depth.” Her goal was to create the idea of a house that had been in situ for generations. The top of the house begins with a junior master suite looking out on the pool and spa. Down a few stairs and you’re in the great room, a living/dining area with oversize sash windows inspired by Georgian architecture and three pairs of glass doors.The fireplace surround is a sleek poured and polished concrete giving the space a modern farmhouse feel. Because the house is so simple, Woolcott felt the need to embellish it with special touches throughout including 8-inch-wide white oak floor planks aged with a gray patina, a bathroom sink hewn from one piece of solid granite, Tudor-inspired panelling given a modern edge with a proprietary paint finish, and even French cobblestones in the laundry room. The sumptuous silk rugs strewn about and “comfortable minimalist” furnishings are also for sale. She might even throw in the table she designed especially for the great room – a single piece of French-polished walnut atop a cast iron base resembling gnarly twigs.
