The term teardown was invented for this kind of property. Actually we’re amazed that this sort of has-been structure still exists in our bulldozer-happy land.

W
ant to purchase your own private road? It’s a very exclusive thoroughfare in a prime location south of the highway in Water Mill, just off tony Cobb Road. The hedgebordered and tree canopied lane, which is listed at $2.5M by Paul Brennan of Douglas Elliman, is not only quite picturesque but also leads to Mecox Bay where the new owner has the right to build a dock.
The situation is so unusual that Brennan admits he’s never heard the likes of it before. “Somehow a lawyer screwed things up back then,” says Brennan, who maintains that at the time it should have been bought by the homeowners’ association. While a group of homeowners offered to buy it three years ago, heir Warren Padula, refused the offer, which was far below today’s ask.
Chances are, however, that you don’t want to buy it . . . unless you’re one of the 20 homeowners whose properties radiate off the road or are a close-by neighbor who wants bay access.
There’s a very good reason, according to Brennan, that the current homeowners should do it now: control of the aesthetics. An owner can do with the road what he will from taking down the imposing white entry gate to altering the landscaping to “painting the road pink,” say Brennan. “It’s pretty straightforward. If someone besides the homeowners comes and buys it, then they’ll all be sorry they didn’t.”
The road, called Holly Lane, has been owned by the Padula family for more than 50 years. But while the heirs lay claim to the fee Title of the 1.25acre parcel, the road’s homeowners are allowed easements to access it. Which begs the question: If they can partake of the road to their hearts’ content, why pony up to pay for it?

A drive to the end of the lane reveals the imposing home that once commanded the entire area. With its grand columns and sweeping lawns spreading down to the bay, the edifice resembles a Southern plantation. hat better way to see some serious style than to ask those who are responsible for actually setting the trends. This time around, Haute Spot asked some of the East End’s most notable designers and architects about their favorite places in their own homes. Here’s a peek inside.
A) Designer Vanessa Rome: My favorite piece that I own is this painting my husband and I found while in Amsterdam. The moment I saw it I knew I had to have it. We both have children from our previous marriages and together we have a son. When I saw this painting, I immediately saw the two of us with Griffin. It is so special to me and happened to work so well in the space. B) Designer Melanie Roy: The Haute Spot at my Bridgehampton beach house is the nautical bunk beds that I designed for my boys’ bedroom. They are a coveted spot for family and friends to set sail for fun-filled weekends. Inspired by the Hamptons boating lifestyle, each bunk bed includes its own porthole window and cage wall light, and authentic boating cleats are used as drawer pulls for storage and a trundle bed below deck.

With the backdrop of Jasper Johns, Henri Matisse and a reissued 1920 Frank Lloyd Wright cherry buffet from Cassina, it’s a paradisiacal spot.

The generous size makes it a natural early morning inspiration location and a perfect nighttime relaxation spot. The Nano door behind the tub opens the entire wall to the outside deck, calling for a sunset bath. The radiant heat in the floor makes it super cozy on the chilliest of winter days, and the space simply draws you in no matter what time of year. The beauty and warmth of the room is what makes you stay beyond the shower.
D) Designer Marshall Watson: Sitting in front of my large window overlooking Gardiners Bay is the only piece I own which could (in my eyes) not only compete with this stunning view, but actually enhance it. Standing strong and muscular, this William Kent lime wood table showcases stately lions’ leg and paw feet along with deftly carved scrolls and a spectacular travertine top. Striking silhouette is what it’s all about, and its provenance stems from a kindly dealer who took pity on me when I was a fledgling designer and allowed me to pay over time for this magnificent piece.
F) Designer Kerry Delrose: My favorite place at home is this room, which is all glass and looks out at a forest of pine trees. Large in scale, it provides great entertaining spaces and amazing views. Sit back, relax and enjoy the serenity.

HOT, HOTTER, HOTTEST! TROPICAL LOOKS FOR YOUR SUMMER GARDEN
S
ummer is time to celebrate, and all across the East End the peak season is here. It’s time to dive into all summertime has to offer. The beach beckons. There are barbecues, parties and concerts, art exhibits to see, new restaurants to try. The sultry days, warm nights and ocean breezes can feel positively tropical. You can transform your Hamptons garden, deck or patio into your personal tropical paradise and capture the spirit of summer by surrounding yourself with the hot colors and exuberant lushness of tropical plants. They’re readily available at nurseries and garden centers across the East End now. These lavish beauties won’t survive the winter unless you bring them indoors or board them in a greenhouse, but they can make your summer surroundings glorious. To get a tropical look in your summer garden, whether it’s in the ground or in pots on your deck or patio, look for lush, bold foliage and flowers in bright, hot colors. Forget soft pinks and lavenders and go for the gusto. Mix colors and textures in glorious profusion. In a bed or border in the ground, plant layers of foliage and flowers that commingle and spill together and over the edges. Another option: instead of going full-out tropical in your garden, you can mix some bold, hot tropical into your existing garden to add some drama, an exotic accent. A really

easy way to do this is to place some pots of tropicals in the garden, hiding the pots behind the foliage of more permanent inhabitants. This strategy could backfire if, for instance, you decided to put some banana plants among the butterfly bushes or astilbes. But in company with brighter, bolder plants like black-eyed Susans, sunflowers or golden hostas, a shot of tropical heat could inject a welcome accent. For your tropical garden, whether it’s in the ground or in groups of pots, look for some tall trees and shrubs for height, vines for vertical line, big leaves and bushy forms for volume, low-growing spillers and sprawlers, and let them mingle together in gleeful abandon. Many tropical plants will thrive in our hot, humid summer weather. They’ll flourish and bloom all summer long, even into fall, until cooler weather shuts them down. If you’re a gardener, you can bring some of them indoors to a sunny spot for the winter. I did this for many years with a ficus tree, which was decked with tiny white lights until it went back to the deck in spring when the warm weather returned. Many tropical plants love the sun, but there are great choices for shady places, too. Most of them do best with even moisture, neither sopping wet nor bone dry. To be safe, don’t

put them outdoors until nighttime temperatures stay above 50 degrees. Local nurseries and garden centers are full of interesting tropical plants to liven up your garden, deck or patio. If you like the idea of twining or tendrilled vines curling around a trellis, look for passionflowers, jasmine, mandevilla (with pink or white trumpet flowers) or allamanda (with yellow ones). Morning glories and their tropical relative, the night-blooming moonflower, are also delightful. Foliage plants are perfect for places that get some shade. Go bold with banana plants, palms and ficus for height. For the middle ground colocasia, alocasia and other elephant ears with their massive leaves add volume. Caladiums are lower growing and add shots of color with their leaves splashed with red, pink or white. Coleus are also terrific in shade, and come in a staggering array of heights, leaf shapes and color combinations. Croton has leaves accented in red or golden yellow, and can take brighter light. For flowers in a shady spot, look for tuberous begonias and fuchsias. When your tropical paradise is in place, add some lawn chairs and a cool drink, then sit back and enjoy it!

that can be heard in the Pink Floyd songs “Speak to Me” and “Brain Damage.” Pete Watts, who also appears on the rear cover of the group’s 1969 album “Ummagumma,” was a road manager and sound engineer for the band, whose conceptual leader, lyricist and bassist was Bridgehampton’s own Roger Waters. Turns out that he’s hitting the road for the summer and into the fall (the Us + Them Tour kicked off in late May) and he has a brandnew album, “Is This the Life We Really Want,” that’s coming out. It’s perfect timing for the legendary rocker, as the Victoria and Albert Museum in London has just opened “Pink Floyd: Their Mortal Remains” for exhibition, which will run through October 1.
f what they say about laughter being the best medicine is true, it looks like the East End is going to get a nice healthy dose of restorative treatment this summer. Not only is Montauk’s Colin Jost taking a temporary respite from his “Weekend Update” duties on “Saturday Night Live” for a one-night set at Bay Street Theater in Sag Harbor on the fi st Saturday of July, former “Tonight Show” host Jay Leno is heading to East Hampton for a benefi at Guild Hall that same night. Wonder if he’ll be driving cross-country from LA in one of his many collectible cars? Later this summer, “The Daily Show with Trevor Noah” star Trevor Noah himself will grace the Westhampton Beach Performing Arts Center stage for a night of comedy on July 22.
Let’s hope that Academy Award-winning actress Julianne Moore gets the chance to take some down time at her Montauk home this summer. She’s got a ton of projects in the works. At last count, there are six films with her name attached, including “Kingsman 2: The Golden Circle” where the sweet “Freckleface Strawberry” kids’ book series author plays the villain. There’s also “Wonderstruck” directed by Todd Haynes, with whom she worked with on “Far From Heaven.” Fun fact, that film s score was composed Shelter Islander Carter Burwell. Ms. Moore is also set to play the title role in the English language version of the Chilean-Spanish film “Gloria.” Additionally, her untitled mafia drama television series, directed by David O. Russell and co-starring Robert DeNiro, has been picked up by Amazon and should start streaming on computer screens soon. Whew! That’s a lot of news for one person. 64

Naomi Watts, yet another Montauker, also has a ton of work to show. She’s making an appearance in an episode of David Lynch’s “Twin Peaks” reboot on Showtime, which is fitting since her big breakout role was in the idiosyncratic auteur’s “Mulholland Drive,” and she’s starring in the Netflix series “Gypsy” alongside Billy Crudup, which is currently in production. Fans will get to see her even sooner in the film version of Jeannette Walls’ 2005 powerful memoir “The Glass Castle.” In that endeavor, she and Woody Harrelson play the parents of Ms. Walls, as portrayed by Brie Larsen. Interesting side note, it’s Ms. Watts’ father’s laugh

Has anyone else ever noticed that Mr. Waters has a celebrity doppelganger who, until recently, was also an East Ender? I’m talking about Richard Gere, who lived in North Haven up until last year. We still like him, even if he’s moved away. The actor has two new films to not brag about— remember, he is a devoted Buddhist, and humility is a biggie in that ancient religion. Screening now is “Norman: The Moderate Rise and Tragic Fall of a New York Fixer,” which also features Bridgehampton’s own Harris Yulin, who is a fin actor we always like to see on screens big and small. Given the title alone, this film sounds an awful lot like something that we would be interested in. Coming up, Gere returns to charismatic form, playing a politician with an agenda in the screen version of Herman Koch’s bitingly gut-wrenching novel “The Dinner,” alongside co-stars Laura Linney, Steve Coogan and Rebecca Hall.

he summer of 2017 is heating up in the Hamptons with several trendy new restaurants opening up. In Sag Harbor, a new bistro features woodburning cuisine. In East Hampton, feast at a French Tavern, or try southern Italian cooking. Relish the menu at a summer pop-up restaurant, whose main restaurant in New York City received the No. 1 spot on the annual World’s 50 Best Restaurant list. In the Springs, find comfort in an American pub-style Tavern. In Amagansett, discover another new eatery owned by a famous South Fork vineyard. There will be plenty of appetizing new fare to indulge in on the East End this summer.
Marc Rowan, the billionaire co-founder of Apollo Global Management, whose new hospitality group, Montauk Asset Holdings (MAH) bought Duryea’s Lobster Deck in 2014 and Arbor last spring in Montauk, just opened Lulu Kitchen & Bar at 126 Main Street in Sag Harbor this April. The bistro features “woodburning cuisine,” prepared by Frenchtrained Chef Philippe Corbet. The restaurant has casual dining in the front with a view of the bustling main street through its French doors, table clothed dining in the back, and an outdoor deck. An open kitchen showcases the woodburning grill and oven with a homemade bread station and open garde manger station for preparing cold items. The menu specializes in local fare, including seafood platters with

Montauk Pearl oysters, topneck clams, tuna tartare, and duck leg confit with frisee salad. A delectable selection of wood fi ed pizzas will top off the menu. Managing Director, Steven Jauffrineau says, “We are thrilled to join the Sag Harbor community and are excited to offer seasonal dishes from our custom woodburning grill and oven.” Open year-round. Terry Harwood and his wife Lisa Murphy, owners of Vine Street Café on Shelter Island for over a decade, are opening up another restaurant in East Hampton called Cove Hollow Tavern at 85 Montauk Highway in June. The new restaurant will feature French inspired dishes prepared by Chef Terry Harwood in a French Tavern ambience favoring local ingredients and local wines. The 40-seat restaurant also has a bar area. The dark wood décor reflects a cozy and comfortable atmosphere. Terry and Lisa say, “We’re focusing on Surf and Earth at the new restaurant with a French Tavern menu that features sustainable seafood, local produce, and responsibly raised meats.” Open year-round. Larry and Maria Baum with Chef Maurizio Marfoglia, co-owners of Dopo La Spiaggia in Sag Harbor that opened last summer, opened their second restaurant at 31 Race Lane in East Hampton, six months ago. The 136-seat eatery is larger than the Sag Harbor locale featuring an indoor

The new Dopo La Spiaggia, Italian for “After the Beach” features Chef Maurizio Marfoglia’s southern Italian style cooking using locally sourced ingredients for his signature dishes. Many of the popular dishes offered in Sag Harbor such as the Crudo (scallop crudo, caviar, sea beans, and lemon) and the Branzino (poached sea bass, tomatoes, spinach, and white wine) are also featured on the East Hampton menu. “Now both in Sag Harbor and East Hampton we’ve got the very essence of Italy, with an extremely high level of locally-sourced food and a relaxed, enjoyable atmosphere for people to enjoy,” say Maria and Larry Baum. Swiss Chef Daniel Humm and his business partner and restaurateur Will Guidara, co-owners of Eleven Madison Park in New York City for 11 years, named this year’s No. 1 spot on the annual World’s 50 Best Restaurant list, will be opening up a summer pop-up restaurant called EMP Summer House at 341 Pantigo Road in East Hampton in late June. Predominately reservations based, a locally sourced seafood-centric à la carte menu will be offered including pastas, steaks, flatb eads, and more. The restaurant will have both indoor and outdoor seating available. The pop-up restaurant will be out East this summer only while Eleven Madison Park is being renovated in NYC. CLIMATE CHANGE POLICIES BY KRAE VAN SICKLE
W
aterfront real estate in the Hamptons is worth Billions. The coastline of the East End is perhaps its most important asset. This is a conversation with Don Matthason, the local head of the Citizens Climate Lobby, a non-partisan advocacy organization focused on policies to address climate change.
It is uncomfortable and almost taboo to talk about climate change. Why do you think this is true? People find it impossible to focus on a problem for which they see no solution. Solutions are becoming clearer but disinformation campaigns pose the fake proposition that addressing climate change will require big sacrifices. That is largely not true, or overblown, especially compared to the consequences climate change poses to civilization.
What is the latest news on climate? NASA, the National Oceanic and Atmospheric Administration, and corresponding British agencies confirmed 2016 was the hottest year in history, surpassing 2015, which surpassed 2014 (the first time three consecutive years were record breakers). Two alarming facts from those reports are that temperatures were 20 to 30 degrees above normal IN THE ARCTIC, and, from 2013 to 2016, worldwide temperature increased by 1/2 degree Fahrenheit. Scientists say the planet becomes unable to support

half the world’s population 4 or 5 degrees hotter, so that is a very scary trend.
What do you say to people to illustrate how important an issue this is? More facts, more science, will not change minds. People must connect climate change with something they care about or agree with. For a mother, a livable world for her child; for a Veteran, the defense departments statement climate change is a major strategic threat; for an industrialist, that China, Netherlands, and Germany will own the major industry of the future and we must buy it from them.
What are the consequences for those of us who live on the East End of Long Island? Sea level rise is already evident during routine storms. Look at downtown Montauk beach. As storms intensify more of that will happen. Thirty percent of CO2 emissions end up in the ocean. CO2 acidifies the ocean. This melts the shells of sea creatures, including phytoplankton, the base of the marine food chain. Seafood is the major source of protein for the world and a major source of income for fishing in Montauk.
What is being done that is positive and gives you hope? 195 countries committed in the Paris Climate Accord to major reductions in carbon emissions. The technology exists. The impediments to clean

energy are purely political. However, states, cities, and companies worldwide are making the commitment. The transition to renewables and efficiency amounts to a second industrial revolution and will require everyone’s participation right away. China announced scrapping 85 coal plants, and investing $250 Billion into renewable energy. India recently opened the largest solar plant in the world. Apple, Google, Facebook, Microsoft and even GM, Goldman Sachs, Wells Fargo, Hasbro and Mars have committed to 100% renewable energy. Bill Gates organized 20 billionaires to work on solutions. Texas has more wind energy in operation than any other state. Iowa is making a lot of money on wind power and selling it to surrounding states. The congressmen of many ‘red states’ see the price of solar dropping and are becoming proponents. Governor Cuomo directed LIPA to commit to a wind farm off Montauk, which will supply more than 100% of energy used in East Hampton. A much larger offshore wind facility is proposed. East Hampton and Southampton have Energy Committees working towards the Towns commitments to 100% renewable energy by 2030. Commitments like these are happening all over the country. Studies abound that efficiency and renewable energy is a boon to our economy, not a threat. There is only one outlier: our own United States Government.

FENG SHUI FOR REAL ESTATE SUCCESS SOME REAL ESTATE PROFESSIONALS ARE TURNING TO FENG SHUI TO SELL HOMES
I
s Feng Shui a mystical practice, a science, or a form of magical thinking? For those real estate agents who put its principals into practice, it doesn’t really matter. They’ve found it can work. A while back the Wall Street Journal reported that some buildings were even hiring Feng Shui consultants to furnish model apartments in the belief that it would help sales. Susan Chan of Feng Shui Creative is one such consultant. She works with industry professionals like Rachel Field, a New York City broker at the Corcoran Agency, to find Feng Shui-based design solutions for problematic listings. Field consulted with Chan for the fi st time in 2008 about her own home. The broker had just moved to the East Village, to a brand new two-bedroom, two-bath condominium that felt, she says, “really bad.” “The space was really cluttered,” Field recalls. “When

Susan came in, she noticed at once that a back door opened on to a hallway. She said,“We need to construct a barrier so that you don’t feel so exposed. Let’s make this spot a happy corner for your son.” At fi st I was skeptical, but we covered the back of the door with my son’s artwork, and the atmosphere in the apartment shifted. It’s hard to explain, but it changed the energy of the entire place. So then I started to bring Susan in to consult on listings. Financially, it made perfect sense, because people always seemed to buy those apartments faster than those places that she hadn’t worked on. When I sat down and did the numbers, it was obvious.” Then there was the time Field tried to sell an East Village apartment that was blighted by a small, dark kitchen. “The space was so claustrophobic, I thought nothing could be done to fix it. But Susan decided to put a mirror over the range and move around some art work, as soon as she did, the whole of the

place lightened.” Field stresses that the changes to the apartment were more cosmetic. “Before, the kitchen felt like a stagnant space. Afterwards, the energy seemed to move. For me, the situation was a lesson in how to deal with obstacles. I learned that if you work with a good Feng Shui practitioner, there are no obstacles.” For Chan, the way in which energy fl ws through a space--or doesn’t--is what it’s all about. When clients consult with her, she studies surveys and floor plans. Depending on the size of the space, a typical consultation can last between one to three hours, followed by twenty minute check-ins via Skype at three and six weeks, respectively. “We often begin by looking at the fl w of energy at the entrance to a property,” she explains. “We study how it comes through the front door and follow it into the home.” In practical terms, this means taking pains to make

sure your home is clearly signposted. “The idea is that you want the chi and the opportunity it brings to find you.” For this reason, she recommends that the street number of a home be clearly visible. And fi st impressions matter. “If the front door is dilapidated,” she says, “people won’t be attracted to your home.” If the main entrance isn’t in the front of the house, she recommends putting out potted plants or painting the door a different color to mark the entrance. Once visitors are inside, Chan says it’s important to create the conditions that will allow “their chi to settle.” Chi is a hard-to-translate term that means life force or energy. An entry hall should be clean and bright, and if you ask guests to take their shoes off, Chan recommends providing them with a bench to sit on when they do.
“We often begin by looking at the flow of energy at the entrance to a property” - Susan Chan After the front entrance and entry hall, the most important room in the house from a Feng Shui perspective is the bedroom. “It’s where we spend most of our time, “ Chan says. “Plus, when we’re asleep, we’re vulnerable.” Chan has been taught that when people sleep, their chi leaves the body, extending four feet in all directions, so it’s important to create a clear and tranquil zone so that the chi can fl w unimpeded. For this reason, she says, you should never put hard or sharp objects under a bed. It’s also a good idea to choose a solid headboard because it represents a solid foundation. And no electronics, because their
electro-magnetic fields can disturb one’s chi. If you must have a TV in the bedroom, cover it at night. Often, she reports, she finds bedrooms that are either too cluttered or too austere, conditions that can be easily remedied. “Sometimes people read books about Feng Shui and they want to tackle everything at once. Often, just taking a look at the bedroom can be a quick and easy fix ” Many of the principals of Feng Shui seem to make eminent good sense, none more so than the concept of the ‘command position,’ which has its origins in feudal times. Simply put, you want to arrange the furniture-a sofa, a dining table--so that the occupants can see the door of the room in which they sit. Since this could be logistically complicated, one solution that Chan often recommends is to strategically position shiny vases or mirrors in places that reflect the doo . “I find that people don’t pay enough attention to how the layout of a space can affect their lives,” says Chan, who claims she can “read” floor plans in the way that a good psychologist can read people. One time, she says, a couple consulted with her about their home, which they were having difficulty selling even after they’d moved into a new place. After studying the space and chatting with the couple, Chan had a feeling she knew the source of the problem. ‘Which one of you isn’t ready to let go of this house?’ she asked. A hand went up. By the end of the conversation, she says, the pair had decided to focus on the new property, and she practiced certain rituals to “energetically release the old space.” Not long after their consultation, the couple found a buyer for their previous home.
