Bridgehampton. You’ve always dreamt about that 6,000 +/- SF stucco French country house you’d buy, perhaps on Butter Lane, set on a lush acre among the farm fields of Bridgehampton. but close enough to walk to exercise studios, transportation, and the village shops and restaurants that define this charming village. The fact that it was designed by local architect Michael Behringer and built by the late Ben Krupinsky would be a huge plus. Hopefully, the property would have a gated entry that opens to a circular driveway and a two-car garage. Of course, you would want gorgeous interiors including a living room with a fireplace, a separate den and a first-floor guest suite to encourage weekends of fabulous entertaining while you and your family are comfortably ensconced upstairs in four ensuite bedrooms. Wouldn’t it be nice too if you could just plop your furniture in without having to do any renovations? Certainly, you imagine the languorous al fresco lunches and intimate moonlit dinners you’ll enjoy on your pergola covered back patio with comfortable seating areas, all prepared in the eat-in country kitchen with a large center island and professional Viking appliances. And didn’t your wish list include a fully finished lower level with recreational areas, a staff bedroom and a full bath? And naturally, you’d expect a nearly 50’ heated Gunite pool with ample room for lounge chairs and an outdoor living room all framed by a sea of verdant lawn, colorful plantings, and mature perimeter trees to ensure privacy. And in a perfect scenario, you’d have a whole house Sonos system reaching to the pool area, public water, security system and very low taxes. Well, I just happen to have one if you’re still in the market. You’d better hurry though as there aren’t any 6-bedroom, 7 bath Hampton retreats like this hanging around at the moment. Yes, your dreams can come true if you are nimble enough to preview this newly listed property at an incredibly attractive price in an enviable location. Exclusive. $5.725M

Now that the Memorial Day weekend has passed and summer is in full swing, we hope you are all ready for another great season ahead. Even though we all enjoy the Hamptons year-round, there’s still a surge of energy and excitement experienced every year as the weather heats up.
Featured on this month’s front cover is an “American Classic” presented by James MacMillan and Elizabeth Wohl of Brown Harris Stevens. Built in 1889 by noted architect James L’Hommedieu, this historic home has been meticulously maintained over the years. With rich architectural details spanning 7,000 sq.ft. over three levels, this stately home is an ideal oasis — only a half mile from the ocean and is a perfect testament to the original Summer Colony of East Hampton.
In this issue we are going green with Alice Phillips’ “Green Living,” and embracing the latest trends in eco-friendly design for your home. Kelli Delaney Kot’s At Home feature gives us the “Green Light!” with some amazing products to help out our environment. Even our local restaurants are making a conscious effort to go green by using Long Island’s own sustainable resources in this month’s East End Eats feature story.
We head to lower Manhattan for another spectacular Designer Showcase — a condominium in the sky, reimagined by super-talented Jessica Gersten. The designer chooses a sensuous approach by selecting furniture that echoes the natural curves of the apartment’s windows and other architectural forms. Layers of cream colors and textures give the space an earthy feel that is both sophisticated and bespoke.
Also in this issue, be sure to check out our latest Marketwatch report for news on the current state of the Hamptons market. Our Realty Check feature, always a reader favorite, has the latest on all of the hot sales and listings in the Hamptons...plus much more.
Enjoy the issue!

HOT SALES AND LISTINGS WITH A DOLLOP OF HAMPTONS GOSSIP BY
The season is finally here, after a dull winter and an interminably chilly and wet spring. Time to soak up some Vitamin D from our old friend the sun, not to mention the latest real estate news from your old pal Karen Dash.
JACKIE KENNEDY’S CHILDHOOD SUMMER HOME ASKS $55 MILLION
Lasata, a legendary estate on Further Lane in East Hampton, has been the beloved home of captains of industry since it was built in 1917. Now, the important house and beautiful gardens are on the market, asking a princely $55 million via Eileen O’Neill at Corcoran and Ed Petrie at Compass.
The 7.15-acre spread encompasses numerous structures, including an eight-bedroom mansion, a two-bedroom guest house, a
caretaker’s cottage, a pool house, and a threecar garage with a workshop. But as grand as Lasata is now, it was finer still in the days when it was the summer home of John Vernou Bouvier Jr., a successful lawyer (who married an heiress) and the patriarch of the family that produced such disparate characters as Jacqueline Kennedy Onassis, Little Edie Beale, and Lee Radziwill. Bouvier purchased Lasata, whose name allegedly means “place of peace” in Algonquin, in 1925. It was there, in Lasata’s stables, paddock and jumping ring, where young Jackie learned to ride and jump.
Today, Lasata is owned by “Spring Breakers” producer David Zander, who purchased the house from fashion designer and retail exec Reed Krakoff and interior designer Delphine Krakoff in 2018 for $24 million. Restored in 2007 and again in 2019, the interiors were
designed by Pierre Yovanovich in a kind of spare Scandi-midcentury mood (think Helen Frankenthaler artwork, Charlotte Perriand and Frits Henningsen furniture), while the gardens were refreshed by French landscape architect Louis Benech
As for Jackie Bouvier Kennedy Onassis, her love for Lasata never left her. When her father died in 1957, after Jackie’s storied marriage to John F. Kennedy, Jackie insisted on taking over the funeral arrangements. Instead of the usual funeral flowers, Jackie decorated St Patrick’s Cathedral with sprays of summer flowers in white wicker baskets. She said, “I want everything to look like a summer garden, like Lasata in August.” And from the looks of things, the gardens of Lasata are every bit as gorgeous in August now as they were 75 years ago.

CALLING ALL ASPIRING RESTAURATEURS!
Always wanted to run a restaurant in the Hamptons? Here’s a turnkey deal for you. Buoy One in Westhampton, a restaurant close to the village, was listed in April with Enzo Morabito of Douglas Elliman asking $4.5 million. Currently the eatery offers casual, sit-down seafood, as well as catering and a retail seafood market.
The location is perfect, with 1.85 acres of space, and the property boasts permits for all uses and plenty of parking. The building is 4,000 square feet. The eatery opened in 2010 as a second location to the original restaurant in Riverhead, which was founded in 2003. Both the Westhampton Beach building and the business are for sale; the Riverhead outpost is not for sale.
SUCCESSION HOUSE BACK ON THE MARKET
Have you made a giant pot of money lately, possibly by acquiring a Swedish tech startup? Who hasn’t? But only one person will be able to
purchase an iconic architect-designed Hamptons mansion made famous in “Succession.”
An ultra-contemporary Wainscott residence caught the world’s attention on season three’s
episode four of the blockbuster series. Billionaire investor Josh Aaronson, played by Adrien Brody, summons Kendall Roy (Jeremy Strong) and Logan Roy (Brian Cox) to his beachfront mansion, to which Kendall comments, “Nice spot.” Nice spot, indeed.
Designed by Barnes Coy Architects, the alluring residence features inverted rooflines, designed to maximize the height of the property under local zoning laws and about which Chris Coy has said, “express a diverse village of parts… offering opaque surfaces of teak, stucco, granite and zinc that alternate with transparent swaths of tempered glass.” The 11,000-square-foot house, with eight bedrooms and 11 bathrooms, is comprised of four sections: a central communal space, the primary suite, a group of guest and family bedrooms, and an extensive lower level.
Outside, a sheltered deck includes an outdoor kitchen, and beyond the boomerang-shaped infinity pool and sunbathing deck, a path winds through the dunes to the beach.
The two-and-a-half-acre spread, framed on one side by 230 feet of oceanfront and on the other by farm fields, sold for $45 million in 2021 and now, just two years later, it’s back up for grabs at $55 million via Bespoke Real Estate. A mere bagatelle to a member of the Roy family, of course.

VACATION LIKE A CELEBRITY
SNL’s “Weekend Update” co-anchor Colin Jost is renting his Montauk home this summer for $65,000 per month. Set on over one acre with ocean views, he purchased it in 2015 for just north of $2 million. The 2,600 sq.ft. house has four bedrooms and three bathrooms, multiple decks and a heated pool. More goodies include a steam shower, bocce court and a Sonos sound system. Jost, who’s married to actress Scarlett Johansson, has been a cast member of “SNL” since 2005, when he joined as a staff writer. He was made co-anchor of the show’s “Weekend Update” segment in 2014.
“Sex and the City” star Sarah Jessica Parker is renting out her Amagansett beach cottage this summer for $95,000 per month, according to Realtor.com. It can also be rented for the month of July for $45,000, or from August to Labor Day for $35,000. The petite property is both cozy
and charming and features a deeded pathway to one of the best beaches in the Hamptons. Besides “Sex and the City,” fame, Parker recently starred on Broadway with her husband Matthew Broderick in Neil Simon’s play “Plaza Suite.” The sequel to “Sex and the City,” HBO’s “And Just Like That,” is back for its second season in June.

NAME DROP
The Hamptons are so hot that even songs seek a connection to this place. Case in point, the Jonas Brothers just dropped the single Summer in The Hamptons this past month on their fifth studio album, The Album. Lyrics to the simple two-minute ditty include: “Champagne ocean, raw emotion, sky wide open. Sex like summer in the Hamptons.”
FAMILY FEUD
Who doesn’t love a good fish-out-of-water story, especially when it involves pointing out uncomfortably inappropriate class and social distinctions?
It gets even better when such a tale comes wrapped up in a bow with a couple of familiar East End faces in primary roles. Get ready to laugh all the way through the show with Montauk’s two-time Academy Award winning Robert DeNiro and Kim Cattrall, formerly of East Hampton, in About My Father.
The feature-length comedy, written by and starring hot comic Sebastian Maniscalco, is roughly based on his own real-life father, a larger-thanlife character who came to America to find more opportunities for his family. The film also stars Leslie Bibb and David Rasche (gotta love him in Succession!), who come to the party to play and slay!
FOOD FIGHT
Representing all things good and tasty, Iron Chef and Bridgehampton resident Alex Guarnaschelli has been sharpening her knives yet again to take on the culinary world in Alex Vs America.
Now in its third season on The Food Network, this tasty treat stars Guarnaschelli, who will attempt to best 15 more talented chefs as they take on a multitude of ingredients and cuisines. Hosted by chef Top Chef alum Eric Adjepong, this season’s
competition will encompass themes such as Game Day, Bacon, Pastry, James Beard Winners, Hawaii, and more. Participating judges throughout the 10-episode season will include: Antonia Lofaso, Chris Cosentino, Stephanie Izard, Kwame Onwauchi, Roy Yamaguchi and Sheldon Simeon, Brooke Williamson, and Jet Tila, among others.
ONE FOR THE AGES
Montauk’s Rufus Wainwright is such a fan of “The End” that he’s throwing a monster 50th birthday celebration concert there to benefit the Montauk Historical Society. Planned for July 13 at the Montauk Lighthouse, the b-day bash will include special guest performances by Jimmy Fallon, Tig Notaro, Laurie Anderson, Loudon Wainwright, Martha Wainwright, Lucy Wainwright Roche, GE Smith, Wainwright’s husband Jorn Weisbrodt, and more. Even the host committee for the event is cool — Julianne Moore, Isabella Rossellini, Cindy Sherman, Paul Simon, and Liev Schreiber are all part of it. Get your tickets now if they aren’t already sold out!
MORE DRAMA MAMA
Looks like Water Mill’s Jennifer Lopez is definitely on the action-adventure train by the looks of her latest work. Recently starring in Shotgun Wedding with Josh Duhamel, she’s currently headlining The Mother.
In this feature-length film, Lopez plays a militarytrained assassin who comes out of hiding to protect
Of course, there are also the requisite literary references. Author Emma Cline puts the South Fork front and center, if not by name, then by implication, in her new novel The Guest. This riveting story touches on every home-owning East Ender’s nightmare: the guest who refuses to leave. Yikes!
And lastly, I just have to share about my little ol’ book, East End Fun & Games. The puzzle and activity book for kids is all about our special little place here on the edge of Long Island. Published by East End Press, the puzzles and activities are by Dawn Watson and the super cute illustrations are by John Dempsey. Check it out at local bookstores, toy stores, souvenir-type shops and more. Happy summer!

Curvilinear furniture echoes the natural curves of the apartment’s windows and is paired with a palette of cream-colored hues and nubby textiles.
A TRIBECA APARTMENT IS A STUDY IN COSSETED MINIMALISM
TEXT BY NINA THOMSON PHOTOGRAPHY BY NICOLE FRANZEN
In the mid-nineteen-twenties, the Vicomte Charles de Noailles and his wife, Marie-Laure, discerning patrons of the arts, hired a young decorator named Jean-Michel Frank to redesign the drawing room of their hôtel particulier at 11 Place de États-Unis in Paris. The results — a master class in bold minimalist glamor — helped to make Frank one of the most talked about decorators of his time on both sides of the Atlantic. (He went on to decorate the ground floor of Nelson Rockefeller’s New York City townhouse.)
Nearly a century later, the hugely influential Frank continues to hold design connoisseurs in his sway. The interior decorator Jessica Gersten counts herself among them. When longtime clients of Gersten hired her to inject their roughly 3,300-square-foot condominium in lower Manhattan with character, the Noailleses’ drawing room became one of the project’s touchstones. To be sure, Frank isn’t the most obvious guiding spirit for an upper-story unit that features a long run of curved ultra-modern floor-to-ceiling windows in a tower building of recent construction. But what is interior design if not the art of dreaming? Gersten brings it off nicely, in part because she doesn’t imitate Frank so much as take his work as a point of departure for her own.
Consider the curvilinear furniture that is featured throughout the apartment. Frank favored rectilinear forms, but Gersten, who has a background in fashion design, takes a more sensuous approach, choosing pieces that suggest a congruence with the natural curves of the apartment’s windows and other architectural forms. Then

there’s the parchment-clad niche in the living room and a white plaster bar of Gersten’s design, which divides the kitchen and dining room in high style (replacing a wall that Gersten took down to provide the common areas with unobstructed views of the Hudson to the north and west). That piece, she says, was made off-site and involved “multiple trades and was a labor of love.”
The way in which Gersten deploys parchment and plaster evokes the Noailleses’ drawing room, after a fashion. But whereas Frank’s design was a bit chilly, Gersten aimed for a warmer vibe, or, as she puts it, “super-sophisticated custom bespoke.” She elaborates: “The clients wanted the apartment to feel very soothing, so I backed into that with layers of cream colors and textures and parchment and wood and plaster. I just knew I wanted to use a lot of natural materials to give the space an earthy feel.” The overall effect is at once light yet grounded — remarkable for an apartment that perches high above the city. She achieves this through an attention to form and shape, a palette of cream-colored hues, nubby textiles, and furniture that begs to be touched.

The latter includes a gouged oak console in the foyer with its dozens of finger tipsized hollows on its surface. Making it was an onerous process she says, “that took a lot of tries to get right. I didn’t want it to look like honeycomb. I wanted it to be more irregular and less machine-like.”
“Machine-like” is a phrase that could apply to many designer homes these days. Some clients aspire to live in places that have the look and feel of hotels and there is no shortage of high-end decorators who are willing to oblige them. But that’s not Gersten’s style.
As to how a modern apartment in lower Manhattan ends up engaged in convivial conversation with a centuries-old hôtel particulier in Paris, she says, “It’s hard to put into words. There’s no formula for what I do. Each project is unique. But the one constant is trust. A designer has to gain the client’s trust immediately and because these were repeat clients they trusted me to do what was right for the space from the start.“
In this case, that meant fitting out the apartment with made-to-order pieces, down to the beds and headboards in the bedrooms. “Their previous apartment wasn’t as bespoke,” says Gersten. “When the clients told me they wanted to up the ante, I knew just what they were looking for.”

GREEN LIVING
7 GREEN LIVING TRENDS TO EMBRACE IN YOUR HOME
Driven by the rising demand for sustainable and eco-friendly living and building solutions, “green living” is the trending catchphrase dominating the design and building industries while having significant implications for the future of construction and residential home design. As more people become interested in sustainability, homebuilders are responding with eco-friendly construction methods, materials, and designs.
To better understand what green living really means, let’s unpack different types of design/ building which underpin the concept. “Passive” means using natural energy efficient design combined with the latest technology. Passive design techniques optimize the building orientation, thermal mass, window placement, and shading devices to minimize energy consumption for heating, cooling, and lighting. By contrast, “active” design strategies use
purchased energy to keep a building comfortable using forced-air HVAC systems, heat pumps and electric lights. Active strategies also include renewable energy systems such as solar-electric and solar-thermal panels, wind turbines, and geothermal energy. A net zero building generates its own energy using clean renewable resources, in a quantity equal to or greater than the total amount of energy it uses over the course of a year.
The takeaway: green living and sustainable building practices reduce your carbon footprint by reducing waste, energy consumption and water consumption – and there are not insignificant monetary savings as well. Now comes the more difficult question: how can you embrace the green living trends in your current home? Here are a number of ways across multiple price points:
1. LED LIGHTS: Replacing your incandescent light bulbs with LED bulbs is an easy and fairly
BY ALICE PHILLIPS
inexpensive way to start to live the green life. LED lighting is an energy-efficient, cost-efficient, long-lasting, durable, and eco-friendly sustainable solution. A regular LED light, with moderate use, will last up to 10 years, or even longer. The manufacturing process of LED lighting is also environmentally conscious: unlike those Edison bulbs that are made using mercury, LED lighting does not contain toxic elements harmful to the environment and they’re 100% recyclable.
2. SUSTAINABLE LINENS: Green living is not just about building materials and systems – it also encompasses the textiles you incorporate into your day-to-day life. At a much more modest price point, green living enthusiasts can purchase sustainable linens such as sheets, towels, tablecloths and napkins made of organic materials like bamboo. In addition to being eco-friendly, bamboo linens have become increasingly popular in recent years due to their soft, luxurious feel
46

and antibacterial properties. Bamboo is naturally hypoallergenic, making bamboo linens perfect for people with sensitive skin or allergies. They’re also moisture-wicking and breathable, keeping you cool and comfortable throughout the night.
3. ENERGY EFFICIENT APPLIANCES AND SYSTEMS: Looking to replace an old dishwasher, washing machine or dryer? Look for an energy efficient model with a good ENERGY STAR rating. Residential ovens, ranges and microwaves don’t get an ENERGY STAR rating; however, consider convection ovens, which typically use 20% less energy than a standard oven. A note for ranges: energy consumption can vary because of the cookware you use – make sure your pots are not warped, as warped pots could use up to 50% more energy to boil water. In the oven, copper-bottom pans heat up faster than regular pans; glass or ceramic dishes are more conductive than metal pans. Some other energy-efficient home upgrades include replacing windows with double panes and Low-E glass and using water-saving low-flow faucets and fixtures. Installing insulation and weatherstripping in areas that didn’t have them before, switching to a tankless water heater, and adding ceiling fans can also significantly impact overall energy consumption.
4. SMART HOME TECHNOLOGIES: Many homeowners are going green through technology. Smart home
automation usually controls temperature, security, and lighting. Smart thermostats – like the Ecobee Smart Thermostat, the Google Nest Learning Thermostat or the Amazon Smart Thermostat – allow you to regulate the temperature in your home through your mobile device and can learn your temperature and timing preference to maximize comfort and energy efficiency.
Smart lighting lets you adjust indoor and outdoor lighting remotely through a smartphone app or by using a control panel within your home. There are two categories of smart lighting: smart bulbs and smart switches. The most effective smart lighting setup in a home will likely be a mix of smart bulbs and smart switches controlled by a smart home platform such as Google Home, Apple HomeKit, Samsung SmartThings, or Amazon Alexa. You can program lights to turn on and off at certain times of the day, create schedules and routines based upon your convenience which serve to increase the security and safety of your home while minimizing energy waste.
A smart irrigation system can help save thousands of gallons of water (and hundreds of dollars) a year. Systems like Cyber-Rain are customizable to any size yard and allow you to monitor and adjust the system from any Internet connected device. Systems like Cyber-Rain conserve the earth’s precious water resource by checking the weather
forecast for you and automatically adjusting the irrigation schedule when rain is detected. According to its website, Cyber-Rain users average a 35 percent reduction in water consumption.
Smart window treatment systems can help to reduce your home’s HVAC energy consumption by programming window shades or blinds to open or close depending on whether you need to keep the house warm or cool.
5. INDOOR PLANTS: Using houseplants in your decor is a natural and cost-effective way of improving your home’s air quality, while simultaneously delivering a positive psychological boost –according to research in the Journal of Physiological Anthropology, having plants in your house can help you feel more relaxed, calm, and connected to nature. Create a “living wall” – a vertical garden which offers a refreshingly green space experience that functions as living wall art while providing all the benefits of nature.
6. SOLAR PANELS: Solar panels are a great start to reducing your household’s carbon footprint — and are not as cost prohibitive as many think. Solar panels help generate clean and renewable energy, reducing reliance on fossil fuels and decreasing greenhouse gas emissions. Installation costs are continually decreasing and can be financed, and the ever-increasing upside value includes tax breaks and incentives as well as substantially lower electricity bills. According to Energy Sage, a solar panel marketplace, the average cost for a 5 kWh solar installation in Suffolk County comes in around $16,700 – before adjusting for the 30% federal solar tax credit, the NYS tax credit of 25% of the system cost up to $5,000, and other local sales and property tax exemptions. Further, in a process called “net metering”, solar owners can offset their electric bills for the excess electricity they transfer to the grid.
7. TINY HOMES: If you’re looking for a complete, green living lifestyle change, maybe the tiny home movement is for you! This movement advocates the reduction of living space and the overall carbon footprint while promoting a simplified lifestyle of living with less. Compared to building a normalsized home, tiny homes provide sustainability at a much lower cost.

HERBS FOR YOUR GARDEN
BY ANNE HALPIN
Herbs are indispensable in the kitchen, and if you’ve only bought them in jars in the supermarket you may be surprised at how different they taste when you pick them fresh from your garden. To grow your own herbs, a good soil mix is 4 parts of sandy loam and 1 part compost. You can find herb plants at local garden centers and nurseries. You can buy fresh herbs in supermarkets, too, but if you grow your own you can cut just the amount you need.
Many herbs used in cooking grow best in a sunny location with well-drained soil. Plant them in pots or in a garden, and clip leaves as you need them for cooking. At the end of the season you can dry your own herbs to store and use over the winter.
Here are some herbs to consider growing:
Basil is a classic addition to tomato sauces for pasta or pizza. Basil can be dried for use in winter, though the flavor won’t have the pizazz of leaves picked fresh from the garden.
Chives belong to the onion family and have clumps of hollow, narrow cylindrical leaves with a mild oniony flavor. The purple flowers that appear in late spring or early summer are edible too, and make tasty accents for salads. Cut stems as needed — plants will keep producing into fall.
Dill has feathery bluish green leaves made up of lots of thin leaflets. Its flowers resemble those of fennel or the wildflower Queen Anne’s lace. It’s classic for making pickles, and terrific with salmon and other fish. Best used fresh from the garden, but you can also dry it for winter use. Dill is attractive to bees.
Mints Peppermint and spearmint are the best known of the mint tribe, but there are many mints, all with cooling qualities. The plants have distinctive square stems. Many mints are perennials and can spread in the garden. Plants grow about 2 feet high.
Parsley goes with lots of foods, except for desserts and sweets. Curly parsley is most familiar, but there’s also a flat-leaved variety. Plant in a sunny to partly shaded location and cut leaves as you need them in the kitchen.
Sage is a familiar ingredient in Thanksgiving turkey stuffing, but has a host of uses. Include young leaves in omelets, soups, sausages and more. There are numerous types of sage, from dwarf varieties to some with colorful leaves including Tricolor (cream, purple and green), Purpurea (purple) and Aurea (golden and green).
Tarragon is one of the classic French fines herbs Its fresh leaves have a hint of licorice, but when dried they take on a mellower flavor. Tarragon is classic in bearnaise sauce, remoulade and French dressing.
Thyme is a most versatile family, there are many varieties of thyme, some with notes of lemon, caraway or nutmeg. Give thyme a location in full sun, and soil that’s well-drained.

SALES AND MEDIAN PRICES DECLINE FOR FIRST TIME SINCE 2019
BY ALICE PHILLIPS
It may come as no surprise, but the first quarter 2023 sales numbers are in and they are….down again, even in the Hamptons, which is usually insulated from downward pressures associated with other national real estate markets. With this in mind, a number of local real estate professionals unboxed and analyzed these numbers in recently-published proprietary market reports. Diving into these report details side by side highlights expected market trends; however, there are a couple of surprises hidden in that data. Let’s take a look…
For the sixth consecutive quarter, the total number of Hamptons home sales is down; however, for the first time since 2019, the median and average home prices fell. Hamptons power broker Tim Davis of The Corcoran Group sums
up recent Hamptons market movement in his most recent East End Market Report:
“In First Quarter 2023, South Fork single-family home sales fell 30% year-over-year, the sixth consecutive quarter of annual decline. This period was the slowest first quarter since 2013, with 12% fewer sales than First Quarter 2019… First Quarter 2023 recorded the first annual drop in average and median prices since 2019. Year-over-year, average price fell 7% and median price was down 8%. The decline in transactions and price indices lead overall dollar volume to drop 34% annually although all price ranges saw sales decline by at least 25%, the highest and lowest price ranges exhibited the sharpest declines.”
Home sales volume decreased by 49.5%
compared to last year; total number of home sales were down by 44% for the same period – data which indicates that a lack of housing supply directly impacts the volume of sales. In fact, for the past year or more, many local real estate professionals have claimed that lack of supply has been the greatest issue facing the Hamptons real estate marketplace. Tim Davis shares real inventory numbers: 1735 listings at the end of the Q1 2023, representing a slight increase of 1% annually and 0.1% quarterly.
Douglas Elliman’s most recent market report (compiled by real estate appraisal firm Miller Samuel) states that lack of supply has led to a sharp drop in total deals, with sales volume down 57% in the first quarter. While there seems to be no question that supply continues

to be an issue across the East End of Long Island, headwinds from the financial markets and other global factors seem to be taking precedence –among them, the most recent interest rate hikes by the Federal Reserve, unsettled stock and equity markets and global unrest.
In her recent market report, Judi Desiderio, CEO of Town & Country Real Estate, sheds some light as to why the Hamptons market are trending downward. “As any Hamptons Real Estate Broker will tell you, business took a turn in June 2022 then went on vacation elsewhere from Thanksgiving through February. Therefore, it is no surprise that the Town & Country Q1 Home Sales Report shows a lot of red. In fact, all 12 markets we monitor had decreases in the Total Number of Home Sales as well as declines in the Total Home Sale Volume. Why, you ask? The retreat began with interest rate hikes at an unprecedented pace, due to the highest inflation in four decades, not to mention a stock market that gave even a seasoned investor whiplash, while geopolitical tensions escalate and a ground war ensued, the likes of which we’ve not seen in decades. With all those negative influences, it comes as no surprise for buyers to take a pause.”
In the most recent market report issued by Brown Harris Stevens, Executive Managing Director Philip O’Connell concurs: “The pace of sales in
the Hamptons real estate market continued to slow down during the First Quarter of 2023, impacted by ongoing economic concerns with interest rates, inflation and talk of a looming recession, as well as persistent lack of inventory at the local level.” Taking these factors in the aggregate, one might think that the prevailing
seller’s market for the past few years has flipped into a buyer’s market. Not so, continues the analysis in the BHS market report:
“Traditionally, fewer sales and lower prices would indicate a shift from a seller’s market to a buyer’s market, but this is not the case in the Hamptons today. The third required element of a buyer’s market – a surplus of available homes – is absent. In fact, the inventory level of homes on the East End is still at near record-low numbers and is the major local factor impacting the rate of home sales today. With fewer homes for sale, today’s buyers are willing to spend more time searching for the right home at the right price, no longer willing to pay a premium for expediency as we witnessed during the previous two years. Likewise, serious sellers are coming to terms with the fact that ‘Pandemic pricing’ is over and listing prices are being adjusted accordingly.”
Douglas Elliman’s report took a decidedly more upbeat position, indicating that the average price for a house in the Hamptons hit a high note of $3 million for the first time. Anecdotal information from that report states that the average price in the Hamptons is now more than

$1 million higher than the average sales price in Manhattan, marking the largest gap between the two markets since Miller Samuel started collecting that data in 2005. This report also indicates that the median and average sales prices in the luxury Hamptons market (the top 10% of sales) surged 33% to $16.1 million, fueled by a number of home sales in the tens of millions.
Douglas Elliman’s Martha Gundersen, associate broker in the Bridgehampton office, explains why her firm remains bullish on the Hamptons market despite the apparent headwinds. “We are very optimistic about the future of the Hamptons real estate market. The fundamentals are very strong. The federal reserve raised the interest rates so quickly and aggressively to combat inflation, but this is a much different problem than the crisis we saw in 2008 in regards to real estate. We’ve done well, but expect to do better in the future
when the fed stops raising the interest rates and things normalize. We’re confident the real estate market will turn around. Once inflation comes down, I think it’s off to the races.”
A couple of nuggets buried in the data were quite surprising – but pleasantly so! Several markets west of the canal – Westhampton and Hamptons Bays in particular – saw an uptick in median/average pricing and an increase in sales volume. From the T&C Report: “In Westhampton [which includes Remsenburg, Westhampton Beach, East Quogue, Quogue and Quiogue], the Median Home Sales Price rose 5.56% to $1,425,000 up from $1,350,000… Hampton Bays also ticked up the Median Home Sale Price by 3.32% to $777,000.” Likewise, Tim Davis reports that “... areas west of the Canal perform[ed] better than those to the east. Westhampton Beach saw the most significant growth in median price, up 41% year-over-year…”

GOING GREEN WITH REDWOOD PERGOLAS
SUSTAINABLE SHADE FOR YOUR OUTDOOR SPACES BY
HANNAH SELINGER
In the heat of summer, you may be considering an outdoor design must: a pergola as respite. Hardwood, of course, is not always sustainable, and finding an option that is both green and design-forward can be challenging. At Forever Redwood, however, customizable pergolas, which come in a variety of styles, are weatherresistant and made with one objective in mind: to restore old-growth forests. Lumber is milled using restorative forestry. The restoration model allows trees to grow into old-growth trees while providing the wood needed for the company’s pergolas and additional structures.
Homeowners can add any one of a series of beautiful structures to their homes through Redwood, including the Retractable Canopy Pergola, which can be produced in a number of
sizes, up to 40 feet long and 20 feet wide. The canopy itself is made from SunBrella fabric; Redwood works in conjunction with Infinity Canopy, and final designs are sent to the canopy company along with specs for preferred fabric and color.
A Modern Louvered Garden Pergola has mobile louvers that can be controlled, allowing in preferred amounts of sunlight per panel. Available in sizes up to 60 feet long, they can also be outfitted with a rain guard to protect against water. The Marin Outdoor Kitchen Pergola — a self-assembly kit — is made to frame an outdoor barbecue or kitchen area. An assigned in-house engineer will prepare drawings so that you can specify your own outdoor kitchen’s needs.
The company’s Solar Pergolas can support solar panels and can be designed — in conjunction with an Engineer — in sizes up to 60 feet in length and 18 feet in width. Privacy panels and walls can also be added, at an additional cost. Homeowners can benefit dually from these pergolas, by achieving a shady recreational spot and by generating solar energy while doing so.
Redwood Pergolas also produces a line of ancillary
outdoor structures, like the Victorian Trellis, a rounded, latticed piece that can be used as a covering for an outdoor dining area (and which can support nearly any kind of plant or vine growth). Hang a chandelier from the ceiling and create a bespoke outdoor dining area that feels like a jewel in the middle of your fancy backyard.
Of course, for those seeking a more boutique experience, Redwood Pergolas can also design a custom pergola. Homeowners are encouraged to send along their own designs, which the brand can translate into execution. Pergolas can be built to include plumbing for additions like waterfalls; electricity for chandeliers and other lighting; and other unique features. Domed ceilings, flat ceilings, louvered sides, shades, ceiling fan bases, and more can all be added in order to produce the stunning pergola perfect for your home.
Installation is available for most Redwood Pergolas, and free shipping to New York is included in every purchase. But the true benefit to these gorgeous pergolas is that they are an ecologically sound option that still feels organic and true to the space that they are in. This year, if you’re thinking of sustainable shade, consider a greener option.

THESE RESTAURANTS ARE EMBRACING SUSTAINABILITY
GO GREEN WITH A VISIT TO THESE EAST END SPOTS
BY HANNAH SELINGER
Greener pastures — and plates — await in the Hamptons this season. For a more sustainable take on the culinary scene, look no further than the East End, where local chefs and restaurateurs are turning to Long Island’s own resources for delicious dishes that are irresistible, and ecologically guilt-free. From Amagansett to Montauk to Bridgehampton, we’ve compiled some of our favorite spots that are doing Long Island justice when it comes to sustainable practices, representing the local farms, dairies, producers, and growers that make the region great. Read on for a greener look at this summer in the Hamptons.
A seasonal spot with an extremely beachy vibe, Morty’s Oyster Stand is now back for its 5th summer. The restaurant celebrates local fish whenever possible, with Long Island oysters served with a pink pepper mignonette, little neck clams, local tuna with an aguachile, Bang Island mussels with a Pernod cream and fennel confit, and, of course, a drink inherited from the restaurant’s predecessor, the BBC (a frozen concoction of rum, coconut, banana, and cocoa, dedicated to Cyril’s,
which once stood in the same spot). For seafood enthusiasts who want sustainably caught fish, Morty’s is the place to be this summer.
It may be new, but it’s already making waves. Mavericks, in Montauk, helmed by Executive Chef Jeremy Blutstein, offers up a menu that is dedicated to sustainable practices. The restaurant’s nascent website boasts a list of local suppliers, from Mecox
Bay Dairy, in Bridgehampton, to 8 Hands Farms, on the North Fork, to Marilee’s Farmstand, in Sagaponack. “We believe in community support and collaboration,” a missive about the food and suppliers reads. Large-format options for guests include local and sustainable options like a whole Montauk black sea bass, a Southampton maitake mushroom steak, and even a classic porterhouse. (Menus change seasonally, current options may not reflect what was available at the time of writing.)
Amagansett’s Il Buco al Mare features selections from local waters, like the Montauk pearl oysters, served with turmeric and Cava vinegar, or the local fluke crudo, with peas, strawberries, and horseradish. When the season is in full swing, produce comes courtesy of the area’s bountiful farms. A recent example: winter chicories, along with anchovy, moscatel, and breadcrumbs. Even proteins — like a recent entrée of Long Island duck with charred sweet potato, blood orange, and pistachio — are from the region, whenever possible. Even the restaurant’s enviable selection of tinned fish is a sustainable option, replacing overfished species, which can be ruinous to marine life.
Almond Bridgehampton, of course, has abided by a sustainable culinary ethos for decades. Chef Jason Weiner relies on Long Island’s farms, farmers, and producers whenever possible, giving credit to their hard work right on his menus. Ever-rotating menu options reflect the seasons (recent offerings boast delights from Water Mill, Southampton, and more, with sunchokes, ramps, local cheese, and mixed greens making appearances on the menu). No matter what time of year you happen to stop into Almond, of course, you’ll always be treated to a seasonally appropriate (and locally curated) meal, thanks to a dedication to the producers and growers that are right around the restaurant, in the heart of the Hamptons. It doesn’t get much greener than that.

THE KEEPER OF THE CLAY
ROBIN GIANIS
If art is infused with energy, then the tactile quality of hands magically molding clay leaves a lasting impression. Robin Gianis masterfully brings nature to life in her ceramics and drawings, capturing the intricacies of plants or creatures. “It’s my biggest inspiration,” she says, “I am honing in on things like anemones or petals or branches, the repeating patterns or rotations in nature. My work is not narrative. It’s more about texture and movement. I want to enchant people with a different language.” And in the language of ceramics, her fluency learned over the course of decades leads to a quality which uniquely identifies her work and yet which is not monolithic. “I don’t play it safe,” she explains, “Part of the fun for me is to ask, ‘What would happen if…?’” While many times it may not achieve the wow factor, or as in the case of ceramics, literally crack or break, there are the moments when the end result is better than imagined. “It’s that feeling you get when something speaks to you.”
TRANSFORMS NATURE INTO ART BY HEATHER
BUCHANAN
cultural organizations including the Parrish Art Museum and Guild Hall.
“It’s very important if you are the only art teacher in a student’s life that you expose them to other artists in the community.” She takes this responsibility seriously, helping each student to discover what they have to say and how to express it. For her own art, her local connections create opportunities for collaboration and exhibition. “If someone wants to be surrounded by art and beautiful country there’s not a better place than here,” she says. Ashawagh Hall, the Southampton Cultural Center and most recently Bay Street Theater have shown her work, the latest exhibition as part of the Women’s Art Center of the Hamptons. Many of her connections go back to her early days when she was in her 20’s managing The Barefoot Contessa gourmet food shop in East Hampton.
For Gianis creativity expands beyond her artwork, it is her life’s art which has been part of her home in East Hampton since the late ‘80s. Her partner Aurelio Torres is also an artist as well as her daughter Phoebe who works
at the Mark Borghi gallery. Her son Orion is a student at the University of Montana. “I am a maker of all things: I sew, I garden, I needlepoint and I cook and bake.” It all becomes a meditation which connects her to her center, a necessary daily practice. Luckily for students in Bridgehampton she has been a public art teacher for over 20 years for ages kindergarten through high school in her single classroom. “The hardest part is finding a chair that fits both a four and an eighteenyear-old,” she says with a laugh. The kiln in the classroom is mostly for student work, but the one she has at home allows for experimentation with multiple firings and different glazing techniques.
Gianis finds the local art community a boon to herself and students, collaborating with different
Summer represents a break from school but Gianis enjoys teaching ceramics at The Art Barge in Amagansett, “It’s a breathtakingly beautiful slice of heaven,” she says of the setting on Napeague Harbor where she can often see Aurelio windsurfing.
Nature, in the end, perhaps represents an operating metaphor for Gianis. It is about both putting down roots yet sending tendrils to the sky.

PALM BEACH ARTS SCENE
BY SKYE SHERMAN
SPOTLIGHT
Palm Beach’s natural environment is one of its main draws, but its collection of manmade masterpieces displayed in galleries clustered mainly around Worth Avenue (almost) outshines even its most sun-drenched days. Here, we take a look at three top galleries on the island.
WALLY FINDLAY GALLERIES
A gallery sporting a three-century legacy located a four-minute walk from the beach? Only in Palm Beach. With its Worth Avenue location dating back to 1961, it’s practically an institution on the island, and sets the standard of excellence in Palm Beach’s fine art community. Through the decades and with the changing times, the gallery has represented various schools of art, but specialties include French Impressionism, PostImpressionism, and European and American contemporary art. Go now to marvel at the masterful treatment of color by contemporary artists like Ronnie Landfield, Ptolemy Mann, and Charles Neal.
AKTION ART
There’s perhaps nowhere in Palm Beach more emblematic of the migration of Cool Kids from New York than Aktion Art, located in The Esplanade on Worth Avenue. Opened by Nick Hissom and
Kameron Ramirez, two twenty-somethings who pandemic-pivoted from careers in music and film to fine art, Aktion Art is an international art gallery at the cusp of what’s coming.
“Palm Beach has exploded in recent times since COVID,” Hissom says. “We’ve seen a huge influx of dynamic galleries and collectors of all ages that are creating a fresh new face for art here. Kameron and I are so excited to be a part of it. … Helping to curate the neighborhood has been an incredible project so far.”
The contemporary approach at this full-service art gallery, advisory, and dealership is unlike anything else on the island.
SAMUEL OWEN GALLERY
Another millennial-helmed, can’t-miss art haven on the island is Samuel Owen Gallery, located on buzzy Royal Poinciana Way. With locations in Greenwich, Nantucket and Boston, the name may be familiar, but the Palm Beach display (0pened by Devon McCready) of international contemporary and modern art by established and mid-career artists is something special, capturing both the spirit of the island and the zeitgeist of our times. Go to peruse original paintings, sculptures, mixed media, and limited-edition prints.
