C

onverging on 65 verdant acres of the Hampton Classic’s established Bridgehampton show grounds during the final days of August and first of September each year, it’s here that riders and their equine counterparts travel from nearby barns and far-flung farms from destinations across the globe to compete for their day in the sun. And, of course, for some considerable purses as well. The annual event, held this time around from Sunday, August 27, through Sunday, September 3, is the highlight of the year for many equestrians. Now in its third decade, The Hampton Classic—which began in the early 1900s as the Horse Show in Southampton and was revived in 1971 in the general format as we know it today—is the place for horse people of all skills to show their stuff. From the beginners’ pony Leadline on opening Sunday—judged this year by Olympic Gold medalist Joe Fargis—to the $300,000 Grand Prix finale for the pros a week later, there’s bound to be something to please every rider and visitor who makes their way to the Classic.

In addition to the competition within the four rings— viewable from the grandstands, tents and chichi chalets—The Hampton Classic grounds is also host to an array of temporary tack rooms and stable space, as well as a variety of charity events, play areas and a petting zoo for the kids, animal adoptions, gourmet food vendors and even world-class shopping. Every single one of these areas of the Classic’s grounds has its vibe, and its own particular flavor of haute. Even outside of the competition, every day here brings a spectacular show. The horses themselves are creatures of such great beauty, with particular care going towards making sure that each of the specimens shows to their best traits and abilities. Special attention is paid to manes and tails, which are brushed and braided to perfection. Inside the barns, built for practicality and temporary equine housing, it’s a horse-lovers’ wonderland. The tack, the trunks, the artfully stacked bales of hay are all quite pleasing to the eye. And the riders are equally decked out in their fanciest finery as well.

But for those who enjoy a great spectacle beyond the ring, there is no day better than Grand Prix Sunday. There’s a reason (many actually) that this annual show-closing event draws the biggest crowd of the weeklong competition. Some come for the exquisite equines. The fashionable crowd glories in the opportunity to don their highfalutin’ hats. Others seek out the beauty of the tantalizing tablescapes competing for top design honors under the Grand Prix and Hunter tents. And of course, there are the “see-and-be-seen” and celebrity spotting factors— each practically their own sporting events. Regardless of why one ventures to the Hampton Classic, it’s clear that this longstanding tradition, synonymous with the end of the season, is beloved. STRATEGIES FOR SAVING WATER DURING DRY WEATHER

ummer can bring spells of dry weather on the East End, sometimes lasting for weeks. With the population expanding, times of drought bring with them restrictions on water usage. And that can affect the plants in our landscapes. Using water efficiently, even when we’re not experiencing drought conditions, can save thousands of gallons of water a year and lower water bills significantly. Here are some strategies for saving water.

Grow native plants. Natives are naturally adapted to local conditions, and can tolerate periods of dry weather. Some of the plants found in the wild on the East End are worthy of a place in your garden or landscape. Some to consider are eastern red cedar, bayberry, butterfly weed (which bears pretty orange flowers attractive to butterflies), New England aster, pitch pine, sumacs, shadbush, and beach plum. Salt bush could find a place in a wilder part of the garden, and you can see it covered with tiny white flowers in autumn across the East End. Choose plants that will grow to the right size for the space you have. Plants that are too big for their space will use more water than smaller ones. Don’t overcrowd plants in the landscape, either. Allow them enough space to reach their full mature size without overcrowding. It’s tempting to put those little plants from the garden close together in the garden, only to have them packed together tightly as they grow. Allow enough space for each plant (the nursery tags and labels tell you how much space a plant needs) and

you’ll have a better-looking garden. And fewer plants mean less water usage. Mulch your garden beds and borders. When the beds are planted, a layer of loose mulch on top of the soil will help retain moisture in the soil and offers the bonus of also deterring weeds. Plus, it gives gardens a neat, finished look. Make paths out of porous material. When it rains (or the sprinklers are running), water runs off down a hard pavement and it ends up in the street and storm drains instead of in the ground around your plants. Surfacing your garden paths with loose materials—pebbles and crushed stone, wood chips, even mulch—lets the water soak into the soil where it can benefit your landscape plants, instead of running off and eventually ending up in local bays and waterways. Have a smaller lawn. We love our emerald lawns, but they’re notorious users of water and fertilizer. Consider downsizing your lawn. Instead of having an acre of turf, have lawn grass where you most want it (in high traffic and play areas) and plant groundcovers (which don’t need mowing) or beds of flowers or shrubs where you seldom walk. Group water-loving plants together. Let’s face it, some of your favorite plants need regular moisture. Do you love roses? Classic hydrangeas? Peonies? By all means grow the flowers that nourish your soul. But give them their own special place in the landscape and give them

BY ANNE HALPIN the water they need.You can also put drought-tolerant plants in the sunniest parts of the landscape or garden, and moisture lovers where there’s some shade. Don’t water during the hottest part of the day. Set your irrigation system to run early in the morning, not in the afternoon. Morning is a better time to water than evening, because plant leaves will have plenty of time to dry off before dark. Watering at the end of the day can invite plant diseases; if foliage doesn’t dry before dark, organisms that cause fungal diseases can find hospitable conditions to take hold on your plants. And of course, grow drought tolerant plants. Depending on where you live on the East End, our soil can be rich, fertile loam or porous and sandy with little fertility and little ability to retain moisture. If your soil is sandy you’ll do yourself a favor by growing plants that can adapt to dry conditions. Drought tolerant plants to consider include shrubs such as the sculptural Hollywood juniper, which appears in many oceanfront properties, mugo pine, Leyland cypress, arborvitae (though deer like to much on the lower branches), members of the holly family, the ubiquitous privet seen in hedges throughout the East End, and rugosa roses. Japanese spiraea and vitex are two shrubs with lovely flowers in summer. For the flower garden, Artemisia, gaillardia, lavender, Montauk daisy, perovskia, black-eyed Susan, sedums, yucca and ornamental grasses can thrive without abundant moisture.

s another great summer comes to a close in the Hamptons, the sales market has been surprisingly robust, according to many realtors. The under $5M market was very strong. New construction continues to be very active. The most prime locations demanded the highest pricing with bidding wars in some cases. There is still a lot of inventory in certain segments, which is good for buyers. As the sales activity progresses, predictions are for a healthy fall selling season. Judi Desiderio of Town & Country Real Estate says, “The Hamptons summer rental season was quite robust! But many of the renters were committing at the last minute. The sales market heated up slowly. $1M-$3M is very strong! In fact our Mid-Year Home Sales Report showed 88% of all home sales were

under $3.5M. If there’s anything left under a million it’s in great demand! Montauk remains a hot spot. Certain segments of the market are experiencing price reductions due to supply outweighing demand and others are holding strong.” Judi observes, “Many times the asking price is far below the cost if one were to buy the land, build the house, add accessory components and landscape – so I anticipate a healthy fall market.” Christopher Burnside of Brown Harris Stevens says, “The rental market started early for premium properties and new homes. But many homes were rented for monthly or weekly rentals making it difficult to find great full season rentals. Sales activity has actually been surprisingly robust. The prices are definitely down and as new listings pop up the old inventory seems like a bargain. Active price ranges

are between $3M-$5M. The high-end buyers above $15M seem to be actively looking. New construction is on fire. Buyers are paying up for quality built new construction. Based on my personal sales, 2017 has proven to be a better year with increased volume.” Christopher predicts, “The fall will be a little slower in the Hamptons with increased inventory.” Marc Heskell of Saunders & Associates says, “The rental market has been solid, with tenants renting for full season or July-LD.There is also a trend toward shorterterm rentals. The summer sales market was off to a strong start across most price points. The under $1M and under $2M market remains steady and has been the most consistent segment. The higher-end markets north ($3M-$5M) and south ($8M+) were more measured in 2016, but have picked up considerably

in the past 6 months. Other very active segments are one-of-a-kind, waterfront and village properties. Amagansett, Sagaponack, Montauk, Bridgehampton, and Sag Harbor are showing increased demand and volume.” Marc expects, “If current trends continue we should see a healthy fall selling season.” Patricia Petrillo of Sotheby’s International Realty says, “The rental market has been very inconsistent, though we have done several rentals at record high prices, there is still a moderate amount of inventory available. There were a lot of sales closings in May and June. The next spurt of activity generally occurs mid/ end of July – LD. Under $5M still sees most of the activity. New construction is alive and well. Prices are currently stable. I think they were off a bit over the winter but the spring surge buoyed and stabilized all price ranges.” Pat expects, “As the summer progresses, so does activity. Looking at houses gets more serious and focused mid-July onward.”

Sales are picking up, as people have settled in post-election. East Hampton in the Springs and Northwest Woods are fairly active at the entry-level price points, but waterfront is very hot right now. The ultra-high end is picking up steam, but the hottest segment is in the below $5M range. The second quarter of 2017 has shown ‘upward mobility’ in median and average prices. Inventory is tight right now, as people are deciding to lock in on their home purchases before interest rates go up.” Mala remarks, “It promises to be a very active fall.” As fall nears, prospective buyers who have enjoyed the Hamptons all summer, typically make the decision to purchase. t’s been a very busy season. And we’ve got the unforgettable experiences (and photo documentation!) to prove it.

Everyone always says that August is the most fashionable time to visit the East End. Apparently there’s something to that, as we’ve already seen our fair share of uber-chic guests who have descended upon our fair villages and hamlets in droves. And we’ve still got a few weeks left to go before Tumbleweed Tuesday. Especially in August, the plethora of glamorous benefits never fails to bring the bold-faced names. Gabrielle Reece and Laird Hamilton made their annual trek out east for the Paddle and Party for Pink, a hugely successful Breast Cancer Research Foundation fundraiser started by Sag Harbor’s Maria Baum. Also in attendance at this year’s event: East Enders Jimmy Buffet and Katie Lee at the morning paddle at Havens Beach and Sag Harbor’s Candace Bushnell and Tracey Anderson, plus Los Angelesbased host Ryan Seacrest, singer Taylor Dane and even Questlove for the evening party at Fairview on Mecox Bay. The way cool event raised nearly $2 million. Super Saturday, a fundraiser for the Ovarian Cancer Research Fund Alliance, also brought its fair share of fashionistas to the South Fork. Hosted by East Hampton’s Donna Karan, the annual shopping event welcomed Kelly Ripa, Rachel Zoe and

Molly Sims, among others. More than $3 million was raised during this year’s Super sale. New plugged-in neighbor Robert Downey, Jr. threw himself right into the thick of it, heading straight to one of the Hamptons most interesting and photogenic benefits, the Watermill Center’s annual summer fundraiser. This year’s gathering, “Fly Into The Sun,” was held during the last weekend in July and raised $2 million for its unique programming. Those present at the event, held in tribute this year to Lou Anderson, also included Laurie Anderson and French actress Isabelle Huppert, who were both honored by friend and Watermill Center founder Robert Wilson.

Kelly Ripa and Rosanna Scotto did just that at a book bash for author Laurie Gelman (wife of morning TV producer Michael, and a first-time Authors Night participant to boot) in the city recently. There she celebrated her debut, “Class Mom: A Novel,” at Loi Estiatorio earlier this month. That particular launch event packed its own powerful punch, with attendees including Bryant Gumbel, Regis and Joy Philbin, Dan Abrams, Elizabeth Vargas and Richard Kind. Heady stuff.

Let’s not forget reading, which we know is fundamental. And it’s also chic, thanks to the folks at the East Hampton Library and their annual Authors Night soiree. This year’s literary charitable affair brought out the big guns, many of them local and all of them connected to the East End in some way or another. Those published and present included Founding Honorary Chair Alec Baldwin and his wife, Hilaria, plus Alan Alda, Ann Brashares, Robert Caro, Dick Cavett, Peter Marino, Jessica Seinfeld, Jean Kennedy Smith and Peter Marino, to name just a few of the 100 authors in attendance. HAMPTON CLASSIC GRAND PRIX RIDERS RETURN FOR THE 42ND ANNUAL HAMPTON CLASSIC HORSE SHOW

T

he last week before Labor Day in the Hamptons marks the unofficial end of summer with one of the year’s most prestigious and exciting events. The 42nd Annual Hampton Classic Horse Show returns to Bridgehampton, featuring some of the country’s top riders in events spanning eight days. With six show rings, a Boutique Garden with more than 70 vendors, diverse dining options, not to mention some of the most stunning and popular horses in the equestrian circuit, there’s much to be enjoyed at this year’s Classic. “Whether you are a rider or spectator, there is something for everyone at the Hampton Classic Horse Show,” said Shanette Barth Cohen, the horse show’s Executive Director. “Our world-class venue draws the best horses and riders, including Olympians, from across the nation and around the world to compete for

coveted titles and top prize money. Everyone can enjoy world-class competition, high-end shopping boutiques and gourmet cuisine in one location. It doesn’t get any better than that!” Throughout the week, spectators will have the opportunity to watch top riders and horses compete in more than 200 classes for riders of all ages and abilities. Hunter, jumper, and equitation classes are offered from leadline classes all the way to the grand finale that is the grand prix show jumping competition. The Hampton Classic also offers competitions for riders with disabilities. The history of the Hampton Classic spans more than 75 years. When first organized in the early 1900s, the show, known as the annual Horse Show in Southampton, took

place in the fields overlooking Lake Agawam. There were several dormant phases in the Show’s history with the first and second World Wars, and revivals here and there making the show a Hamptons social event with high society members often in attendance. When in the 1960’s and 70’s horse shows began to become more competitive with show jumping growing in popularity and riding itself a sophisticated sport, it was suggested by Marie-Christophe de Menil in 1976 that the Hampton Classic revamp itself to go from a local show to an “A” rated event in an effort to attract the top riders and horses in the country. A year later, the Hampton Classic formally incorporated the Southampton Horse Show. The Hampton Classic has continued to evolve over

the years, and has become one of the most prestigious competition shows in the country. Presently located at Snake Hollow Road in Bridgehampton, the event is expected to draw riders and spectators from near and far, and local Hamptonites who enjoy one of the summer’s last and biggest events of the season. There are several riders fans will surely be watching on the edge of their seats this year during the Grand Prix finale. McLain Ward, who has won several Hampton Classic Grand Prix competitions, some in consecutive years, will be returning again.The gold medal Olympian from Brewster, New York got his start at a young age. At 14, he was the youngest rider to win the United States Equestrian Team (USET) Show Jumping Derby and the USET Medal Finals, and also made his Grand Prix debut that year. Now a seasoned veteran of horse shows and the Classic itself, attendees are looking forward to watching him compete. Irish-born rider Kevin Babington from Gwynedd Valley, Pennsylvania won the Hampton Classic Grand Prix in 2014. After moving to the United States, Mr. Babington earned the leading rider title at the National Horse Show in New York. For several years he rode sport horse Carling King, by the legendary Clover Hill, garnering several international wins. Spectators will be eager to see how the winning rider performs this year. Another name Hampton Classic fans get excited about is Georgina Bloomberg. She got her first Hampton Classic win at the age of 12 as the Grand Champion in the pony hunter class. The daughter of former New York City mayor Michael Bloomberg is not only a competitor to watch at this year’s Hampton Classic, but also a philanthropist and author with a successful series

of young adult equestrian themed novels. Her love for horses extends even further as she sits on the board of the Hampton Classic. After successfully introducing the Jump for Charity at least year’s Classic, the event will return again to feature select riders to ride for charities chosen by Hampton Classic staff in the $86,000 Douglas Elliman Grand Prix Qualifier by Longines. These riders include Georgina Bloomberg and McLain Ward among others.

TWO BARNS

TIMELESS ARCHITECTURAL GEM IN WATER MILL

I

n the mid-17th century, just as the English were settling the East End, two incredible barns were built in the English countryside using stucco, brick and hand hewn black oak beams, many of which weighed upwards of 700 lbs and were salvaged from old sailing vessels. There the barns sat for over 300 years, until 1981, when renowned literary agent Ed Victor and his wife Carol Ryan shipped each barn, piece by piece, to a two-acre wooded lot on a ridge above Water Mill farmland, connecting the transatlantic lives they had been leading. Reassembled by architect David Howard, and local builder John Falkowski, the barns were transformed into 3,000 square-feet of light-drenched, living art, with 5 bedrooms, 3 baths, wide plank floors, rambling romance and infinite possibility. Almost four decades later, their storybook estate hits the market for the first time, retelling a beautiful tale of love and history. At first glance, the dramatic entry captures the viewer with sky-high casement windows and doors inspired by British architect Edwin Lutyens. Just beyond sits the 25’ tall great room, where white stucco walls are 94

punctuated by towering hand hewn beams, aged brick, endless natural light, and 15’ tall French doors leading to the outdoor living spaces. The grand master suite, comprised of the entirety of the second barn, repeats the same dramatic aesthetic, with towering ceilings, dramatic beams, French doors to the outdoors, plus a sitting area with fireplace, and dressing area with walk in closets. In the en suite master bath, find a double vanity, free standing Victorian claw tub, shower, sauna, and another fireplace, all exhibiting endless character and style. Every so often, a real estate agent has a special connection to a property outside of their passion for their work. Dana Trotter, Associate Broker and Senior Global Real Estate Advisor with Sotheby’s International Realty, has listed the famed 80 Dollar Champion Horse Farm in East Hampton. This farm is also where Ms. Trotter herself learned to ride. “The farm was founded by Harry de Leyer who famously trained the horse Snowman, whom he purchased for $80 and turned into a show jumping champion and Hall of Famer,” Ms. Trotter shares. “It’s an inspiring, ‘Cinderella’ story subject of a book and recent documentary. HRES: Susan you have remained one of the top brokers in the Hamptons for so many years, what’s the secret to your success? Susan: You have to work 24/7, live and breathe real estate, never give up on a deal, and know your market better than anyone! Always be totally honest and straight with people; a relationship is always more important than any individual deal. HRES: What amenities are most popular right now for the Hamptons summer home buyers? SMB: Along with fully finished lower levels with media rooms, gyms, saunas, wine cellars, rec rooms and bars, buyers are now looking for equally luxurious outdoor areas with theaters, kitchens, fireplaces and firepits. Tennis is always popular, and of course, a pool with poolhouse. Buyers are looking for cutting-edge, luxurious pool houses especially with folding glass doors that open up; integrated indoor/outdoor areas are what people are gravitating toward. HRES: Other sources are reporting that the ultra high-end of the luxury market is down and that buyers aren’t investing in multi-million dollar oceanfronts. What is your take on this? SMB: You will see shortly quite a few high-end

transactions being recorded. Our high-end market has just started to pick up now that they are all out here and enjoying the summer. The stock market is very good and people are starting to spend some of the money they are making. They are buying right and not overpaying, but the special properties are getting a premium and all the high-end that is priced to sell is starting to move. HRES: You have been known as the go-to broker for many celebrities and high-profile people. Why? Can you tell us about some of them? SMB: I can only talk about the ones that have already been in the press. This past year I did sell Richard Gere’s property in Sag Harbor to Matt Lauer which received a lot of press, and I am currently offering Matt Lauer’s amazing 25-acre estate in Water Mill horse country. I was Jeff Blau’s exclusive agent on his oceanfront home with both sides of the deal, and was Lloyd Blankfein’s exclusive broker for his home in Sagaponack. Over the years, a few high-profile sales were Billy Joel’s Sagaponack oceanfront, Jennifer Lopez’s sale in Water Mill and Russell Simmons’ East Hampton Estate to name a few. A FAMILY AFFAIR CAMPION PLATT’S CASUAL WATER MILL HOME FOCUSES ON FUNCTIONALITY WITH A SENSE OF STYLE BY ALLY HENDERSON

W

hen world-renowned interior designer Campion Platt and his wife, internet entrepreneur Tatiana, bought their modest two-bedroom Water Mill house in 2005 they intended to tear it down and “build a beautiful modern glass house.” Instead they focused their creative energies on renovating their winter home in Palm Beach. When they started popping out babies -- they have three children together (ages eight, seven and six), and Campion has a child from a previous relationship -- it made sense to keep the abode, built in 1957, pretty much as is. But then Hurricane Sandy hit and badly damaged the structure. “We were forced into a renovation after heavy flooding,” says Campion.The couple created a full ground floor with two bedrooms, outdoor shower, fire pit, sunporch and children’s playhouse.They also opened rooms so as to take advantage of the glorious vistas of Burnett Creek, a picturesque finger off Mecox Bay. They moved the master bedroom into the old ground floor garage (where they still keep their JEEP come winter), and installed a windowed garage door for splendid cattail views. Faux birch wallpaper lines the headboard wall on which they have hung a pair of kaleidoscopic photographs by their good friend Dagmara Weinberg. All three kids share an enormous room behind the master where toys abound and curtains can be drawn for privacy. “Everyone is very happy downstairs because it’s close to the outdoor shower, which is our favorite room in the house,” says Campion. “Our guests have the run of the upstairs.” And they’ve been known to sleep 11 people. “Upstairs” is actually not a second story, but is entered at street level from the front fire pit, a cozy outdoor enclave

where the family spends mild evenings toasting s’mores and warming toes. The Platts lined the area with Turkish marble, which is easier on the feet than bluestone, and easy on the eyes with its cloudy grain. The pit also happens to collect a lot of solar warmth. “For Thanksgiving and Christmas we will sit by the fire for sure.”

Platt has designed homes for such high-profile clients as Meg Ryan, Al Pacino, Conan O’Brien, Russell Simmons and Roger Waters. The tiny living room is crammed full of furniture, much of it designed by Campion, himself. A sofa set against the outside wall was given a low back in order to make room for the window. Another was given high sides to allow for comfy TV watching. Both pieces reflect the designer’s mandate to create a space that is casual and functional. When you have kids playing tag throughout the home, you need to be practical. “I wanted a place that was very family friendly but with a sense of style, not necessarily beach chic.”

“We love the house,” he says, but admits that as the kids get older it will one day be time to go back to plan A. He’s got the plans, which he designed many years ago. “It’s ready to go.We just don’t know when.”

The upstairs bedrooms reflect a Moroccan theme. The couple has spent much time in that country visiting Tatiana’s godfather Frederick Vreeland, the former U.S. ambassador there, and the son of Diana Vreeland.

FLORIDA MARKETWATCH PALM BEACH CONTINUES TO HEAT UP FOR HAMPTONS HOMEOWNERS

W

e hate to say it, but summer is almost over. While we’re soaking up every last ray, we’re also thinking of Florida.We’ve got good news about the aptly named Sunshine State, it isn’t just for snowbirds and retirees anymore. The Southern Florida real estate market has been trending up, attracting many of our own Hamptons and New York City residents to trade in apples for oranges with second (and third) homes down south. Industry pros are sharing their insights to what’s heating up this year. First stop: Palm Beach.

As to what Hamptons and New York City homeowners are looking for when considering a purchase in Palm Beach, the lifestyle is a big draw. “Many Hamptons and NYC buyers are looking for quality new construction, manageable homes with greenspace and gardens, and large pieces of land to build,” Mr. Koch shares. “We have the most amazing weather, beaches, restaurants, and cultural activities available to our residents. Also, it is a quick 10-minute drive to Palm Beach International Airport. Living here is very convenient and safe!”

“Palm Beach is an island that is very different than any other community in Florida,” says Corcoran Group Sales Associate Dana Koch. “The aesthetic is so magnificent that people fall in love when they come here and never want to leave. A special enclave, it is meticulously maintained with many options to choose from including new and historic singlefamily homes, townhomes, and condominiums. Right now, the market is very healthy.”

Candace Friis, Broker Associate with the Corcoran Group’s Delray Beach office, agrees that the Palm Beach market is strong, stating the area has edged out other markets like Miami, where it’s been slower thanks to a stronger US dollar and Miami’s dependence on foreign investment. With a healthy inventory available, Ms. Friis says now is a great time to buy in Florida.

A main attraction for first time Florida buyers, as many agents will tell you, is that there is no state income tax in Florida. For those with a high net worth, Mr. Koch says there’s a big tax savings, which allows a homeowner to fund their “cost to carry their home.” It’s a benefit New Yorkers can understand all too well.

“When looking to purchase a home in South Florida, buyers from NYC and the Hamptons are looking for a home and location that allows them to enjoy an ideal tropical lifestyle be it on the ocean, the Intracoastal or just near shops and fine dining; each dream is different,” Ms. Friis shares. “New York residents are seeking a getaway in a warm tropical climate reminiscent of the Caribbean yet with all of the conveniences of still being in the US.”

A large influx of year-round people in South Florida has been trending as well with homeowners making the area their primary hub. “South Florida has evolved considerably in the last 25 years,” says Christian Angle, Broker and Owner of Christian Angle Real Estate in Palm Beach. “It’s not just a winter getaway. There are thriving yearround businesses, school systems are establishing themselves, and you’ll quickly find Palm Beach has the same activities as the northeast.” Mr. Angle goes on to describe the similarities of Palm Beach and the Hamptons, and how the two beach communities complement one another’s buyers. There’s a small town feel with a far reach, attracting visitors from around the globe, restaurants, phenomenal beaches, the arts and shopping embodied in that island lifestyle. For buyers looking to move to the Sunshine State, Mr. Angle says there’s always that conversation about relocating your life. “Any time someone is going to relocate, they’re going to look at certain aspects,” explains Mr. Angle. “Will I enjoy the same lifestyle? Is there an ability to commute? You have to look at the broader spectrum, it’s not just about having fun. If you’re looking at it from a seasonal perspective, you look at it differently. We have all of those components in place.”


A driving factor behind such a move is convenience. The airport is just 10 minutes from town, making the journey from New York to Florida faster than a trip to the Hamptons in the summer, and a nearby hospital and other emergency services offering peace of mind when it comes to safety. Younger people and families are making the move to Palm Beach as well. “You come to Palm Beach and fall in love with it because it is just so pretty,” says Cristina Condon, Senior Sales Associate with Sotheby’s International Realty. “It has developed a wonderful reputation for restaurants. We have the Kravis Center where there is ballet, opera, and Broadway shows. It’s very cosmopolitan and has a great community. It’s like a gated community without any gates.” Ms. Condon shares that while in election years the real estate market is very slow, the following year often picks up right away. Though in 2017, there was a slower start until the second quarter began when there was a significant increase. “The total dollar volume is 65% higher compared to last year,” she says. “Not only did we sell a lot, but the prices increased as well.” This includes both residences and condominiums units, which has seen a 30% increase so far. Further north of Palm Beach in the Jupiter Island area, Broker and Owner of Fenton & Lang, Adrian Reed, says the market has been steady for the past several years, though there is currently a low inventory. “Buyers actively looking for properties that are not currently available – not the worst problem in the world and encouraging for the

future,” the broker says. “One thing is certain; the appeal of Jupiter Island is growing as Palm Beach County continues to urbanize. Jupiter Island is a unique community and its quality of life cannot be found anywhere else in south Florida.” New Yorkers have a unique mindset when it comes to where they live, almost like it’s the center of the universe, though that has changed over the years. The connection with Florida for many families that summer in the Hamptons and winter in Florida often goes back for generations. Today, Mr. Fenton has noticed that in the modern day, it’s easier to become a Floridian regardless of where your business is located. “More than any other factor, and there are some interesting ones including the modern ability to do business in real time but remotely, estate planning is driving this tectonic shift in thinking,” Mr. Fenton says. “When comparing estate and corporate tax rates between the two states one inevitably comes to the conclusion; how soon can we become Florida residents and move the company headquarters down too?” For New Yorkers looking to move to Florida, education is essential. “The only difference between Florida residents and New Yorkers looking to buy in Palm Beach is that Floridians have a little more knowledge of the area,” Ms. Condon says. “Just about everyone is from New York now. You drive them around, show them different properties, and educate them. Everything you could want, they have. It’s been an amazing year, and things continue to pick up.”

HAMPTONS ORIGINAL ART COLLECTOR RICK FRIEDMAN ON THE PLEASURE OF LIVING WITH HISTORY.

W

hen Rick Friedman says, “I have some really nice paintings,” he isn’t making an idle boast so much as an understatement. The founder of Hamptons Contemporary: The Home Design and Décor Show has over three hundred works by twentieth century masters in his private collection. A Picasso, “a small piece, a 1954-whatever,” which he has only seen in photographs, is due to arrive from Paris on the week that we speak. He bought it at a Sotheby’s auction. Paintings and works on paper by Matisse, Modigliani, and Miró cover the walls of his house. There’s a De Kooning in the bathroom. What’s most surprising is that Friedman, a serial entrepreneur, only began collecting twelve years ago. “I thought it might be nice to put some local artists on the walls,” he explains modestly. At the time he’d been reading Helen Harrison’s Hamptons Bohemia, about the origins of the Abstract Expressionist movement, so off he went to Guild Hall, to see if he could buy a piece of history. He came home with a 1978 Roy Lichtenstein print, Nude on the Beach. De Kooning and Jackson Pollock would have to wait. “The Lichtenstein wasn’t a lot of money,” he recalls, “but it was the most I’d ever spent on an art work. I still have it.” That first acquisition launched him. He went on to snap up five paintings by Jackson Pollock--”They

hardly ever come on the market, and when they do you have, like, fifteen minutes to make a decision”-and eight De Koonings, which he considers the

anchor points of his collection. Friedman likes to joke that he’s never met a painting from the 1950s that he doesn’t like.

Ten years ago, he created the art fair, ArtHamptons (which he sold in 2015). Under his stewardship, the three day-long fair, Friedman says, attracted nearly 14,000 visitors and 90 galleries. Later, his combined passions for art and interior design led him to establish Hamptons Contemporary. Friedman is evangelical about the joys of art collecting. He’s especially fervent about works by local artists of international renown, which he feels have a place in every well-appointed Hamptons home. His own 5,500 square-foot contemporary house in Southampton is a showcase for the jewels of his collection. “When I walk around the house at night, surrounded by greatness, I’m overwhelmed,” he says. He urges others to bring great art into their lives. “If you shop around, you can build a heck of a collection,” he says. And if you should run out of wall space, you can follow Friedman’s lead and loan your works out to a museum. Two paintings that he owns are currently on loan to the National Baseball Hall of Fame and Museum in Cooperstown, New York. One is Calder’s Baseball (1966) and the other is Elaine De Kooning’s watercolor, The Baseball Catch (1960). (The De Kooning hangs next to an iconic 1948 painting by Norman Rockwell called Tough Call) Friedman says, “It’s the one where the umpire’s looking up and the rain’s coming down. “
