Last year, of course, he decided to part with his Southampton house for a cool $84 million, selling to hedgie Ken Griffin. Now, he’s sold his longtime East Hampton house, which everyone had thought he’d given to ex-wife Kelly in their 2006 divorce. Not so much, since 75 West End Road, the 6.8-acre parcel with the house sold for $75 million, in only Calvin’s name, while 69 West End Road, a vacant lot next door of 1.63 acres traded for $10 million. As usual, the buyers were shrouded in LLCs.

WOMP WOMP, CHRIS WHITTLE Someone who is homeless, when it comes to the Hamptons anyway, is education pioneer Chris Whittle. He’s lost his beautiful Georgica estate, Briar Patch, in a foreclosure auction. His former company, Avenues (the for-profit school with a campus in the Hamptons) was awarded the property to help satisfy the $6 million Whittle, who helped found Avenues, owes the company. Briar Patch, which includes 11.2 acres on Georgica Pond, along with a historic house, was offered for sale most recently for $95 million.
Strongheart Manor
STRONGHEART RETURNS Another person who’d like to be homeless in the Hamptons is disgraced former “Today Show” host Matt Lauer. He’s put his North Haven place back on the market yet again. Two years after Lauer was fired from NBC, but about the same time his former wife filed for divorce, Strongheart Manor was listed for $44.8 million in 2019. Since then, the house has been on and off the market. The property is now listed by Susan Breitenbach at Corcoran. Yes, you remember correctly, Lauer bought the estate in 2016 from Richard Gere, paying $33.75 million.

ew listings, contracts signed and sold listings declined from June to July 2021 and listing supply decreased slightly by 0.7% going into August 2021. The less than $3 million market remains a tight buyer market, with few available listings compared to demand, while movement has been stable in the $3 - 4.999 million range. The $5M+ market has seen more
properties were new to the market, while fortynine went under contract, and Sag Harbor was dead even with fifteen new properties coming on the market and fifteen going under contract. 19 4th Street in East Hampton was listed by Adriel Reboh of Compass. It went into contract in 25 days and closed in late July for $880,000,

It closed in ninety-seven days, but was unable to break $1 million, closing for $980,000, an 11% discount from its $1.1 million last asking price and 22% below its original $1.25 million list price. $1.5-2.99 MILLION From May through July, this price point had one hundred and forty-five new listings enter the market, while one hundred and fifteen went under contract. In Montauk, nine properties were new to the market, while eight went under contract, and Southampton had thirty-nine new properties come on the market, while twenty-three went under contract. 175 Greenwich Street in Montauk was listed by Chris Coleman of Compass. There has been a shift in favor of new construction or new renovation compared to this time a year ago. It
was important for buyers to be able to move right into a home, resulting in new but lightly lived-in homes performing the best in 2020. In 2021, while newer homes continue to remain popular and increase in price, new construction has gained popularity as buyers have settled down from many of 2020’s uncertainties. Neighborhoods like Clearwater Beach in Springs, East Hampton and the bay beach communities just north of Noyac Road in Southampton and Sag Harbor continue to perform very well, as do homes that offer special views or access to natural features like water views, and also full sets of amenities, like a tennis court. The number of days to contract increased 42% in July when compared to June 2021, but were down 52% from July 2020’s 309 days to contract. Price positioning measured against supply in a property’s area and price point will determine whether properties continue to go into contract in record days or the days to contract will steadily increase as sellers continue to have high pricing expectations and buyers wait to hold out for the right home to become available for sale. ack in the late aughts, an interior designer named Iris Dankner decided it was time for her industry colleagues to come together and contribute to the fight against breast cancer. Dankner had a vested
interest in the matter, having received a breast cancer diagnosis at the age of forty after a routine mammogram. Following treatment, she was a delegate at the first Susan G. Komen Race for the Cure® in Egypt at the Ginza Pyramids and was instrumental in bringing that event to Israel. (“We turned the ‘Wailing Wall’ pink,” she says.) In 2008, Dankner created the first of a series of designer showhouses to raise money for breast cancer research. She called her charitable initiative ‘Holiday House,’ because, as she said in a recent interview, “When you survive breast cancer, every day is a holiday.” Dankner’s outfit may have been local, but it attracted talent from across the country. It was the first of its kind in New York, and in 2013 she inaugurated a summer iteration on the East End of Long Island called ‘Holiday House Hamptons,’ setting up camp at some of the most enviable real estate listings on the Hamptons market. A showhouse takes about six months to create. Dankner assigns a room to each designer participant and likes to give them an invented backstory about the future occupants, typically involving a young couple who love art and wine and tennis or an elderly couple who are exchanging a big house for smaller, cozier digs. She also chooses the color palette. Most designers follow the rules, but invariably a few will deliberately try to color outside the lines — attempts that Dankner briskly routes. “My job is to troubleshoot and make the house as coherent as possible,” she says. The Hamptons edition, naturally, is a bit swankier than its Manhattan sibling. In 2013, it was hosted at a Bridgehampton house that was featured in a ‘Real Housewives’ episode. In 2016, attendees were treated to the sight of Venus Williams hitting balls on the rooftop tennis court of the Water Mill house where the event was held. The 2018 event took

(You didn’t think a charity founded by a cancer survivor would let a world health crisis interfere with its mission, did you?) But rather than a showhouse, Danker asked designers to create tablescapes, to be shown during a gala

The pre-polo event brought out some bold-faced names, including Christie Brinkley and also the Dolce & Gabbana 1970s-themed popup van, featuring the Carretto Collection collaboration between the fashion house and the philanthropy-minded Ms. Fishel. The highly decorative and colorful line channels the mood of the late 1960s and early ‘70s.

PARTY ALL THE TIME Miley Cyrus made a surprise appearance out East when she headlined a mermaid-themed birthday party for the daughter of crypto billionaire cowboy, Mike Novogratz. While the sun is still high in the sky and the beach is still calling, take advantage of the area’s seasonal restaurants, many of which close their doors right after Labor Day Weekend. Whether you prefer casual dining or something a little more upscale, the South Fork has something for you. But, as with so many good things, the window is short. Get there while you can.

David Loewenberg’s seasonal spot faces Noyac Bay and offers a little something for everyone, including a $75, two-course sunset dinner prix fixe menu (choose between appetizers, salads, and entrees, all to the backdrop of a stunning coda to the day). Cocktails are lively and delicious. The Sunburn, a margarita made with house-infused jalapeño tequila and Mezcal, will cure what ails you — maybe even a sunburn.
DURYEA’S MONTAUK Long known for its epic lobster rolls, this bayside restaurant has been a Montauk stalwart for ages. A few years back, new ownership spruced up this casual, mostly outdoor space, adding a market and a more comprehensive dining menu (the former menu involved cash and paper plates). But Duryea’s remains a summer-only delight. Enjoy towering seafood platters that feature local delicacies, or, naturally, the famed lobster roll, which comes piled high with sweet, fresh lobster meat.
BOSTWICK’S ON THE HARBOR Perched overlooking Three Mile Harbor, in East Hampton, this outpost of the popular Bostwick’s restaurant is all about the scenery. The open, breezy space essentially brings the outdoors inside. A seafood-centric menu features oysters on the half shell, steamed mussels, calamari, North Fork steamer clams, baked stuffed clams, steamed whole lobsters, Cajun-spiced crab cakes, local broiled fluke, Montauk ale-battered Block Island cod, grilled Montauk swordfish, and more.

Seafood is the name of the game at this largely outdoor space, where you can practically see the ocean — and definitely feel it. The longstanding Cyril’s, which preceded Morty’s, was known for its potent BBC, a frozen cocktail made from rum, coconut, banana, and Bailey’s. The new owners have revived that tradition, offering the BBC (as well as a Sabrosa, made from Mezcal, watermelon, and apricot, and a Frosé, with frozen rosé) for those in the mood for something frosty.

This first board he painted, in a very Pollock style, caught the attention of the Main Beach Surf owners who wanted it for their store. Bishop recounts with a laugh his unique recycling idea for the series, “The kids would come into Main Beach and say, ‘Can I get anything for this old surf board?” and they’d say, ‘No it’s too beaten up but we know a guy that might buy it for twenty bucks from you.’ The thought of recycling them into something beautiful that hangs in someone’s house really appeals to me. My only regret is I never surfed when I was young — in the UK, I lived as far from the sea as you can get. I’m not sure in my 50’s if it’s the best time to learn.”
ou can almost hear the whispers of ghosts of abstract expressionists past when you visit the Springs waterfront home and studio of artist Kevin Bishop. His signature paint and resin surfboards have names such as Surfing with Jackson, Lee, Cy or Mark. “It’s absolutely stunning how you can take an idea that is identifiable with an artist and truly make it your own,” says Bishop. “Surfing with Lee, for example, is based on the White Squares Lee Krasner created.” You might say it was fate that brought Bishop to this artistically inspired part of the Hamptons. Bishop spied a For Sale sign on a drive back from Bay Kitchen in 2014. “I fell in love with the property and the light on Accabonac Harbor behind it,” says Bishop, “The back of the house is just open water and trees and deer and a magical array of birds.” Bishop had a successful corporate career in marketing, surrounded by graphic designers and artists. “I commissioned work, but I never thought of it for myself,” he explains. His first inspiration was decorating a rented corporate apartment in New York in 2010. “The walls were ugly and I Resin finishing work in springs-studio

thought I’m going to make something. I went to Home Depot, bought some wood, covered it with fabric inspired by Paul Smith and put it on the wall — it looked fabulous. Then I bought blank canvas and used paint thinking of Mark Rothko. I have always been moved by his work. There is so much depth and intensity in the colors.” A visit to Pollock’s studio, down the street from his own home and studio, also lit a spark for Bishop. “seeing his workspace,” he says, “inspired me to become more free with color and proportion.” Bishop had his first show at The White Room Gallery in Bridgehampton in 2017 and they suggested that he might consider working with resin on top of the work he was creating, horizontal lines based on the harbor views from his windows. These two elements, combined with a chance find on a walk around the harbor, led to the up-cycled surf board series. He recounts, “One day walking beside Accabonac Harbor I came across a surf board that had washed up and had a big gash in the side. I wondered if I could repair it and make a piece of art out of it. I fixed it, painted it and resined it — and it created a wonderful effect!”
Being a relative newcomer to art and the Springs area, Bishop thought it would be difficult to break into the artistic community but actually found the opposite. The Members Show at Ashawagh Hall introduced him to many. “The artists are happy to talk about their work and techniques. They welcome you to their studios, are fascinated coming to your studio, and are willing to collaborate on new ideas.” As his work has evolved, so has his collector base — one of his surf boards selling to the CEO of Duane Reade when The White Room Gallery exhibited it at the Scope art fair as part of Art Basel Miami. “You can bridge from the Hamptons art community into the bigger art world,” he notes. Bishop’s studio, which is open to the public on Saturdays and on holiday weekends, has also attracted interior designers and their clients looking to fill walls of all the pandemic purchased homes. “The key to my eleven-year journey so far,” comments Bishop, “Is that I love it. here are so many reasons to keep honey bees. For us it’s mostly for pollination and that delicious honey that they magically produce. Keeping bees was once a task that people were intimidated by but these days it’s become so much more accessible and available for just about anyone who wants to give it a go. We have been keeping bees on and off for 5+ years. We work closely with a local master bee-keeper, John Carson who maintains most of the hives on the East End of Long Island. He runs an education program through the Quogue Wildlife Refuge and is a Bee Wizard! I often get the question, “What is happening inside of that hive?” It’s more complicated than I can summarize in this brief article but at a high level here is an idea.
remove any dead bees or invaders that enters it. Nurse: Once the Queen has laid an egg the nurse bees are responsible for feeding the larva and caring for it. Royal Attendant: The Queen has a tribe of bees that will help groom her and feed her and they follow her around the hive. House Bees: They are responsible for taking the nectar and pollen brought in by foragers mixing it with an enzyme and then depositing it into empty clean cells. This, when all of the water content evaporates, will become Honey. Fanning: Responsible for maintaining temperature within the hives.

Guard Bee: These bees stand at the entrance to the hive and guard their colony from outside invaders. Foragers: These are the bees that we see flying from flower to flower gathering pollen and nectar to bring back to the hive. Drone Bees: Are all males and their single purpose in their life is to mate with a Queen and then they will die. Honey Bees are a Colony of Master Communicators. Every single Bee has a role that they play. Every role is crucial to the success of that hive and its existence. So, who are our players? Queen Bee: The Queen is the heart and soul of each colony of Bees. Without her the colony can’t survive. She is the largest bee in the hive and responsible for two roles. She produces a chemical scent that helps to regulate unity in the colony and she is responsible for laying eggs, what will one day be the hives brood. A healthy Queen can lay up to 1,500 eggs per day in 30 second intervals.
At any given moment we can assume there is a complex system of communication that is helping to operate what is happening inside the hive as well as outside.The Queen is laying alongside of her tribe cleaning and maintaining the inside of the hive. The foragers are heading out as soon as the sun warms the hive letting them know it’s time
Worker Bee: The majority of the hive consists of Worker Bees. They are all female and are responsible for a variety of different jobs that can change at a moments notice. • Housekeeping: Cleaning the cells after a bee emerges for pollen and nectar storage. • Removal: Keeping the hive clean worker bees will

to get to work. When they leave the hive they are looking for water, pollen or nectar. Forager bees inform other foragers where pollen, nectar and water are through a dance they do when they return back to the hive. This communication allows them to know where to fly to more efficiently gather the essentials. Once gathered the forager returns back to the hive and transfers mouth to mouth what she has gathered to another house bee in the hive. Pollen and Nectar are then chewed and mixed with a special enzyme in their saliva and deposited into a clean and empty comb cell where water will evaporate and honey will form. Honey Bees are crucial to our food chain and to our survival. There are so many ways that we can help the conservancy effort. Here are some ideas: • Plant a pollinator garden with local native plants that are pollinator friendly. • Try to go as Chemical Free as possible with the products you are using in your garden and on your lawn. • Create a Bee Bathe — a simple dish with water and some stones or a place a bee can land and drink from. • Educate our youth about Honey Bees. They are not aggressive or likely to sting you while they are out foraging. Know the difference between a yellow jacket (more aggressive) and a honey bee. • Buy local honey and help support our local apiaries. • Sponsor a hive at The Quogue Wildlife Refuge (great gift and way to support). he thrill of the grill begins to fade after Labor Day. A longing for grown-up restaurants starts to take hold. It’s back to school, back to work. The French have a word for it la rentrée. New York’s word for it this hopeful year is reopening. A spectacular line-up of new restaurants from Manhattan’s celebrated chefs is taking reservations as theaters, museums, and attractions come back to life. Dinner is served! Le Pavillon, the grandest restaurant to open in the city in more than a year, is being hailed as a symbol of the city’s recovery. The 11,000 square foot dining oasis opened in May in the Vanderbilt commercial tower across from Grand Central in midtown. “It’s a lot of pressure,” admits uber chef/ restaurateur Daniel Boulud in a telephone interview. “But at the same time, it’s exciting to do something new in New York.” Though the name is an homage to Le Pavillon which began life at the 1939 World’s Fair and went on to define fine French dining in New York

through the decades until it closed in 1972, the new Le Pavillon is modern French. Diners will find a seafood restaurant with a substantial vegetarian component. And “an amazing roast chicken even if it’s a seafood restaurant. I have a wonderful rotisserie,” says the Lyon-born chef where roast chicken is king. A signature dish is Oysters Vanderbilt named for the railroad magnate who built Grand Central Station. “Rockefeller had famous oysters named after him, but Vanderbilt never got an oyster,” says Boulud, with a hint of amusement in his voice. “It has a chowder base and a hazelnut, herb, and plankton crust. People love it.”
He’s confident that both workers and tourists will return to the city. “I don’t think tourism will resume entirely by September, but it will come back.” Though Le Pavillon is the most spectacular venture, Boulud is not the only believer in the city. Hotelier and nightlife impresario Ian Schrager of Studio 54 fame is putting his reputation on the line with his completely rebranded 28-story Public Hotel on the lower east side.
A monkfish with red wine sauce, wood-fired octopus, and yellowfin tuna dusted with fennel pollen also entice diners. Eventually, Boulud would like to add breakfast. “Because of its location by Grand Central, it could be a power breakfast,” says the Michelin starred chef who already numbers movers and shakers among the customers of his flagship Daniel restaurant.

The headliner is a splashy Peruvian restaurant called Popular (meaning for the people) helmed by two marque chefs: Peruvian Diego Munoz, an alum of Lima’s acclaimed Astrid y Gaston, and New York City Michelin star chef John Fraser, who just launched his own reopening gambit Iris, a restaurant featuring Greek and Turkish cuisine. (John Fraser also recently took over the North Fork Table and Inn in Southold.) Fraser will oversee front of the house while Munoz dazzles with Pisco sours, made-to-order ceviche, and other Peruvian specialties such as lomo saltado (filet mignon with Vidalia onions, tomatoes and chili-soy) and sticky prawns. “We put a lot of money back into this hotel because we knew things would go back to normal. Not the new normal, but normal,” Schrager said at the opening. Newly appointed chair of the city’s Economic Development Corporation, super restaurateur Danny Meyer (Union Square Café, Gramercy Tavern, the Shake Shack burger empire) is an ardent Big Apple booster. The city is counting on his expertise to help revitalize the crucial restaurant/hospitality sector of the economy.

In 2019, the city welcomed 66.6 million visitors. Then, Wham! The pandemic struck. Zero. The goal is to recapture half of the 2019 numbers this year. Restaurants are one of the main drivers of tourism, so Meyer has his work cut out.

Meyer has been an enthusiastic supporter of outdoor dining and is even talking about adding an outdoor component to the Modern in MOMAs sculpture garden. In September, Meyer will make his own contribution to restaurant recovery with Ci Siamo, (loosely translated “we’ve arrived”) a sprawling 120 seat Italian restaurant in Manhattan West across from Hudson Yards. It will be helmed by Hillary Sperling, formerly of Vic’s, and feature a variety of pastas as well as items from a wood fired grill. Another vote of confidence comes from Chicago’s Mexican food authority Rick Bayless who will make his first foray into Manhattan in September with Tortazo, his fast casual tortas chain, in the Flatiron. Sona, a high-end Indian in the Flatiron backed by Actress Priyanka Chopra Jonas (The White Tiger) presents dishes such as tamarind BBQ lamb chops and green pepper halibut banana-leaf wrapped filets. Another menu item, Floyd’s Goan fish curry is a touching tribute to the late, great Indian chef Floyd Cardoz who passed away from Covid-19.

On the upper West Side, Dagon (named for The Phoenician/Philistine god of agriculture), from restaurateur Simon Oren, pleases the neighborhood crowd with dishes from “somewhere in the Mediterranean.” Think charred eggplant with buttermilk vinaigrette and tomato jam or Lebanese mushroom filled dumplings, with warm yogurt, pine nuts, and spicy herb sauce. Andrew Carmellini (The Dutch, Locanda Verde) goes flat out carnivore with Carne Mare, an Italian Chophouse on Pier 17 in the revitalized Seaport District. This is one swanky joint with expensive steaks, tableside service, and plush Italian leather banquettes. Carmellini believes people are ready to Celebrate with a capital C.

ED Light Therapy is a relative new-comer in the therapy world. Starting in the early 1990’s, Navy Seals used these lights to help increase wound healing time. Since then, the study of LED Therapy has shown efficacy in everything from reducing wrinkles and fine lines to helping promote sleep.
LED lights can help to reduce inflammation and increase circulation which can help both with skin appearance, and with overall health. Red LED lights are getting a lot of traction in the bio-hacking world for their anti-inflammatory effects. This Red Light therapy can help reduce inflammation from injury, surgery, and even menstrual cramps.
Originally developed by NASA for increasing plant growth, this light therapy has come a long way. LED Light therapy is a light emitting diode therapy (LED) that uses varying wave lengths and colors for different purposes. Because they do not contain ultraviolet rays, they are safe for regular use. LED lights which are readily absorbed by the skin, are simple, and generally inexpensive with no risk involved. Typically, therapy will be cumulative, meaning that people experience results with use over time.
Red LED light therapy can help increase wound healing time by stimulating the repair mechanisms in the outer layer of skin. This can help both to reduce healing time and to reduce any potential scarring. A study done in 2018 showed that Red LED light therapy even improved healing time of 3rd degree burns. BLUE LIGHT Blue light therapy is best known for treating acne. This light targets the sebaceous glands which, when over-active, can lead to oily skin and break-outs. Blue light helps by reducing the activity of these glands making acne breakouts fewer and far between. Blue light can also help to kill acne-causing bacteria which can help to reduce pimples as well as cystic acne and nodules under the skin. When combined with Red Light therapy, Blue LED lights can help to reduce scarring and inflammation associated with acne.

“FARM TO TABLE” BECOMES “FARM TO TOWN” EAST HAMPTON TOWN TO USE $28 MILLION IN CPF FUNDS TO PURCHASE 33 ACRE BISTRIAN FARM IN AMAGANSETT BY RICHARD LEWIN
T
he current pandemic era has caused a land rush on the East End, resulting in a short supply of sizeable tracts suitable for development. The need to escape urban areas to avoid crowding, and to breathe our fresh sea air have intensified the continuing conflict over land use…should we preserve farms or allow structured subdivision? The Town of East Hampton’s “Right to Farm” legislation of 1982 and later adoption of “Agricultural Policy #26” have demonstrated the Town’s commitment to our farmers. Organizations like the Peconic Land Trust have played a major role in the preservation of Amagansett Agricultural Land. For example, P.L.T. activist and supporter Maggie de Cuevas saved from development the 7.7 acres behind the legendary Amagansett Farmers Market (est. 1956 by Pat Struck) in 2008, by purchasing the market and turning the farmland over to Amber Waves Farm’s Amanda Merrow and Katie Baldwin, who became owners in 2016. One of the most contentious farm properties for many years has been the 33-acre Bistrian Farm
immediately north of the public parking lot in Amagansett. In 1971 Peter Bistrian sold 2.3 acres of the land to East Hampton Town to allow for the construction of a parking lot. Since there would be a continuing need for farm equipment access, part of the deal was the obligation that the Town build a road from adjacent Windmill Lane to the Bistrian farmland. The NYS Supreme Court nullified that obligation in 2018. Ironically, it was the lack of such an access road that prevented the division of the acreage into lots for luxury homes, previously planned by the Bistrian family. After many years of uncertainty and appraisals, East Hampton Town Supervisor Peter Van Scoyoc was recently pleased to announce that the Bistrians and the Town have structured a historic arrangement about the Farm, ending the continuing controversy. “I cannot be more pleased that this land, and the ability to continue to farm it, will remain protected in perpetuity.” In the largest farmland expenditure in its history ($28 million of Community Preservation Funds), the Town will purchase 17.5 acres (5 of the 9 lots) and would acquire a permanent agricultural easement for the remaining 15.1 acres. parking lot expansion or a playground are planned, the Town would become owner of the adjacent 1.25 acres north of the current parking lot. Most people agree that it is good to have a doctor in the Family, to get a quick informal check on occasional aches and pains, but the Bistrians are fortunate to have a land use expert in the Family to check on their occasional “acres and plains”. Britton Bistrian (Britton PD Bistrian—Land Use Solutions) reported the personal side of the story. Her grandfather Peter Bistrian planted a special tree near the center of the farm, one which he hoped would remain as a monument to the natural world and to continued farming. In addition, Britton noted that, as part of the contract of sale, like the “Reutershan Lot” in East Hampton, the Amagansett lot would be officially named “The Peter and Mary Bistrian Lot”. According to Supervisor Van Scoyoc, the preservation of the Bistrian Farmland is part of Amagansett’s establishing its own unique identity. It will be interesting to see the next milestones.

Due to its laidback lifestyle, especially appealing during a pandemic, combined with famously low taxes, the sunny southern market is now one of the most expensive and competitive in the country. Since March 2020, buyers have poured billions of dollars into property sales in Palm Beach alone. Notable buyers on the island include casino mogul Steve Wynn, software billionaire Larry Ellison, designer Tommy Hilfiger and finance titans such as hedge funder David Tepper and investment-services entrepreneur Charles R. Schwab.

“We have always had a strong connection to the Northeast and the NYC, Hamptons, and South Florida triangle, but now buyers are coming from California, Illinois, and Michigan, which has created even more competition,” says Dana Koch, with Corcoran in Palm Beach. “During the pandemic, many buyers discovered what it was like to spend an extended period of time in Palm Beach and fell in love with it,” he explains. But for agents like Chris Deitz, with William Raveis in Palm Beach, “the pandemic has definitely sped up the process of New Yorkers moving to South Florida but it’s not the driving force,” he says. “Just before COVID hit, buyers were already heading south — mainly hedge funders because 901 N. Now New Yorkers are buying a place in South Florida and perhaps a place in the Hamptons,” adds agent Gary Pohrer, with Douglas Elliman. “What’s changed is the ability to work from anywhere, creating a huge tax savings and making the home almost free when you really analyze the numbers.” Closed sales in the second quarter of 2021 topped $1.5 billion, breaking the record set by the first and making it the hottest quarter in Palm Beach history, according to the latest market report from Corcoran. The median and average sales price for single-family homes rose 18% and 24%, respectively, from last year, driven primarily by 15 deals that exceeded $20 million. Notably, two sales so far in 2021 surpassed $100 million, including a 30,000-square-foot, nine-bed, 11-bath waterfront mega-mansion for

The oft-overlooked Singer Island in Palm Beach County has plenty to offer prospective residents, too, adds Beth Butler, Director of New Development Southeast at Compass. While Jupiter Island has the more well-known name, Singer is coming into its own with luxury new developments, including Amrit Ocean Resort & Residences. “Singer Island is pedestrian friendly, offers scenic waterfront views, and is just a short drive away from the luxurious shops on Palm Beach’s iconic Worth Avenue,” Butler says.
