It’s shocking to realize that we are already in the throes of wrapping up another Hamptons summer. Where oh where did all the days go? Life in the lap of luxury seems to have never been more appealing than this season by looking at the number of new faces at the glamorous fashionbrand fetes and liquor launches, as well as the usual attendees of all the expected benefit bashes and evergreen events. Based on The New York Times bestselling book, “The Book of Gutsy Women,” co-written by the Clintons, the series will feature a number of female trailblazers. Guests will include Dr. Jane Goodall, Gloria Steinem, Amy Schumer, Goldie Hawn, Wanda Sykes, Kate Hudson, Kim Kardashian, Megan Thee Stallion, and more. The series is set to debut on September 9. Get out the popcorn! We’ve seen quite a bit of Jon Hamm out and about on the East End this summer. We’re also pretty psyched that he’ll be coming to our house — via On Demand, natch — in September, via Confess, Fletch Yes, that’s correct, the Mad Men dreamboat has taken over the title role, originated on screen by Chevy Chase, in the long-awaited next installment in the series. This time, the reporter-turned-amateur-sleuth — originated in the 1974 mystery novel by Gregory McDonald — will need to clear his name after becoming the prime suspect in multiple murders. All the while trying to locate his fiancée’s priceless stolen art collection. Can’t wait to see this (hopefully) madcap caper, which also stars Kyle McLaughlin and Marcia Gay Harden, as well as Hamm’s former Mad Men co-star John Slattery and his real-life girlfriend, Anna Osceola. It screens On Demand starting September 16 and then premieres on Showtime on October 28. We’re also pretty excited to see Amagansett’s Neil Patrick Harris again on our home screens.

Hernandez, who spent seven of his 17 Major League seasons with the Mets — from 1983 to 1989 — batted third for the 1986 World Series champs and then later became the first captain in club history. He won a whopping 11 Gold Gloves and was elected to the Mets Hall of Fame in 1997. Linden, the gorgeous historic estate in Southampton, is now under contract. It has been on and off the market at various price points for years. And by “years,” we mean “about 14.” The owners, Jürgen Friedrich, the co-founder of the European branch of the fashion brand Esprit, and his wife, Anke Beck-Friedrich, bought the place in 1999 for $8.5 million and spent years and millions of dollars renovating it. They originally put it on the market in 2008 for nearly $60 million; by 2012, the estate was in contract with Netscape founder Jim Clark, but the sale was never completed.

56 Just because fall is right around the corner does not mean that patio season is over. Transitioning your outdoor space for the cooler months requires a little bit of forward thinking, as well as an eye for design. Here are some of our best ideas for converting your outdoor space to a paradise for fall weather.

Change Your Greenery If a garden blooming in stages tracks the seasons of spring, summer, and fall, so, too, can the potted plants of your patio. Bring in earthier tones and heartier plants, which you can find at some of the South Fork’s local nurseries. (Fowler’s Garden Center, in Southampton, and Wittendale’s Florist, in East Hampton, are two good places to start.)

Embrace Textiles

Bring the Light As the days grow shorter, warm up your outdoor space with light, light, and more light. Decorative lanterns — look to the Antiques Center Southampton for pieces that could use a revival — can hold candles and LED lights for a toasty fall glow. West Elm’s new standing heater lamp looks more like an indoor lamp than like an unattractive patio heat lamp. It’s an aesthetically pleasing way to add both warmth and character to your steadily cooling outdoor space. Tabletop fire pits — you can find these at Food52, on Amazon, and even at Williams-Sonoma, in Bridgehampton — are another great way to add light and heat to your transitional space.

Multi-colored chrysanthemums, which can stand up to cool evenings, are inexpensive and can help transition a space, but if you want to add other unique pops of color, consider aster, which runs in the blue family, or coneflower — also known as Echinacea — which blooms in pink, orange, red, yellow, and even white. Purple fountain grass can add height and depth to an outdoor space, as well as adding a distinct autumn feel. Use glazed ceramic planters to bring even more color and texture into your transitioning space. Think Cozy If you have the space, consider integrating an outdoor den — yurts, tents, and pergolas are perfect for fall weather, and they can be customized to suit your patio needs. There are a multitude of ways that the architecture and interior decoration of a vacation compound of generous proportions in the Hamptons can go wrong. As an interior designer, Purvi Padia was well aware of the perils and pitfalls. So when she and her husband found the perfect plot of land in Bridgehampton some time ago — five acres on a quiet lane with views of Sagg Pond — she knew there was only one sure means to ensure that their future home would be a masterpiece. Rather than cede creative control of the project, she would choose an architect with whom she could collaborate — ultimately, she tapped Blaze Makoid — and she would design the interiors herself. After all, no one was more familiar with her family’s wants and needs than she was. And then there was her own trained eye and cultivated sense of style. “I had a clear vision of what I wanted the house to look like,” explains Padia, who imagined three connected pavillion-style structures. One of them — a flat-roofed building with soaring twenty-two-foot high windows on one floor — is the 17,00-square-foot compound’s center of gravity. That space is book-ended by two gabled structures that are two stories high, one for the family of four and the other for guests and staff, respectively. There is also a pool house. “The concept was very much ‘indoor-outdoor living,’” says Padia, whose intention was for the architecture to inform the interiors. As she saw it, the two would overlap in a seamless way. To achieve this, the materials on the exterior of the house are repeated throughout the interior. Jerusalem limestone extends from the patio to the interior floors of the glass-enclosed entry atrium. Handchiseled stone clads the exterior walls and some of the interior walls of the house are faced with it as well. Metal channeling, blackened steel railings, cedar, and a great deal of glass are featured throughout. Taken together, the compound’s constituent parts — both architectural and decorative — share common points of reference and form a cohesive whole. “For me, it was all about making a home that was appropriate as a vacation retreat and that had a resort-like feel,” says Padia, who worked on the project for five years. Five years doesn’t seem excessive given that many of the elements were custom-designed by Padia — from the oversized glass doors to the hardware to the millwork. An elaborate

67 chandelier took ten months to complete. “Even though it is a grand space, comfort and coziness were important to us,” Padia notes. For many designers, comfort and coziness might seem like a tall order in rooms of such size and scale, but Padia remained true to her vision. To offset the hard quality of the architectural materials, she chose soft furnishings that warmed up the monumental space in such finishes as shearling, fur, tweed, rope, silk and brocade. The custom lighting helped, too, imbuing the home with what Padia calls “delicacy and finesse.”

“Not everything has to be heavy,” she says, referring to a branch light with hand-blown glass orbs that hangs in the family wing. In spite of its size, the piece makes the space feel airy and light. So does the white oak flooring and the décor’s limited palette of neutral colors. “People think you put a bunch of neutral colors together and they’ll work,” says Padia, who adds that a truly warm and welcoming white room can be hard to get just right. In the kitchen, leathered granite countertops add a tactile note as does the plaster staircase that connects the kitchen to the second story of the family wing. Just off the family wing is a light-filled game room with upholstered stadium seating. (The room is reached via a glassenclosed gallery with Jerusalem limestone floors.) It’s the sort of space that is more often than not consigned to a basement. But not in Padia’s home. “We spend so much time in the game room,” she says. “It’s where a lot of our dinner parties end!”

Venture over anytime to Snake Hollow Road in Bridgehampton just north of Montauk Highway and you’ll come across the home of The Hampton Classic Horse Show – more familiarly known as the “Hampton Classic”. The Hampton Classic is a true see-andbe-seen event, featuring famous horsemen and horsewomen from all over the globe, stunning equines, and characters from all walks of the Hamptons glitterati.

Now a staple of the Hamptons social season, the Hampton Classic had very humble beginnings as a local Southampton horse show dating back to the early 1900s and taking place on the sprawling open fields in Southampton Village beside First Neck Lane overlooking Lake Agawam. The show was discontinued during World War I, only to be revived in the 1920s by the Southampton Riding and Hunt Club, formed in 1922 by a group of riding enthusiasts and located on 20 acres of land just off Major’s Path. Patronized by wealthy equestrians, the club hosted the horse show through the Depression until the outbreak of World War II. The war and the death of the Club’s founder led to the end of the show and the disbanding of the club; its property and horses were sold. In 1959, the show was reorganized as a fundraiser for Southampton’s Parrish Art Museum, leading to the formal incorporation of the “Southampton Horse Show”. For several years, the Southampton Horse Show, held at the Stanley Howard Estate in North Sea, and the Horse Show Ball were major social events of the summer; however, in 1964 the Parrish Art Museum cut itself off from the show, which ultimately was discontinued.

72 Show back in 1971 as a one-day show. In 1976, it was expanded to a five day “A” rated event which included show jumping. Held at Dune Alpin Farm in East Hampton, this event was delayed when a hurricane hit the East End and knocked down all the tents. In 1977, the show became a fundraiser for Southampton Hospital, and in 1978 officially became the Hampton Classic Horse Show and moved to its present location on Snake Hollow Road in 1982. Through all of its original iterations until the 1970s, the Southampton Horse Show was largely social gatherings of wealthy members of high society; the underlying athletic competition was secondary to the social scene and judging was very informal. As the 1970s progressed with riding becoming more sophisticated and show jumping gaining popularity, the newly minted Hampton Classic Horse Show was intended to be a more competitive event attracting top riders and horses from around the world. Since that time the Hampton Classic has grown to be one of the largest hunter/jumper shows in America, with more than 1,400 horses competing annually in over 170 events. Since 1981, officials from the United States Equestrian Team have worked closely with Hampton Classic management to achieve and maintain the highest standards of competition; also in 1981, the Federation Equestre Internationale (FEI) designated the Hampton Classic’s Grand Prix as the first of a select number of Qualifying Events for the following year’s World Cup finals. Now in its fifth decade, the Hampton Classic is not only a sporting event of major proportions, but also one of the most extravagant social events of the summer. Billed as “the perfect end to a perfect summer”, this year’s show is slated for the week of August 28 through September 4 and will feature top equestrians and their mounts –including some of the finest Olympians – from all over the world seeking to win some of the millions in purse money. The week culminates on Sunday with the $410,000 Hampton Classic Grand Prix. And there’s something for all of the 60,000 expected visitors, including a special exhibitions and activities for kids, international food options, local wine tastings and plenty of shopping, with more than 80 high end boutique vendors. Almost everyone who has spent time in the Hamptons has an iconic image which brings them back in time. It may be the homemade ice cream cone from The Candy Kitchen or the Big Duck or just a beach dotted with umbrellas and kids playing in the sand. One of Mothes’ paintings depicts the railway overpass with the graffiti, “Virgil is still the frog boy.” Locals well remember when this spraypainted phrase started appearing around town years ago, fueling speculation as to its meaning. “It’s evocative even if you don’t know who Virgil was. It’s more about the concept of who can Virgil be,” says Mothes, adding with a laugh, “And if you talk to a local person, they’re not going to tell you. You’ll have to find out for yourself.” “A lot of my art is personal,” explains Mothes, “And I have learned to separate myself from the artwork because it’s all up to interpretation once it’s left my studio.” He gives the example of his beach painting with a small iced tea box in the foreground. “That green box represents my moment growing up on the beach. There’s a lot of emotional content for me but for someone else they think it’s just a piece of garbage. It’s like folk art. A lot of people may not get it unless you’re really engrained in that culture. But it can be a special moment for those who make the connection.” Mothes not only creates art but lives amongst it. His living room in his home in East Hampton serves as his studio. “I have a very patient girlfriend,” he jokes. He uses not only layers and texture but color to evoke emotion. “I am a big fan of Andrew Wyeth and very muted tones,” he says, “It gives it a memory sort of feeling and is not so literal. Bright colors are great for attracting attention, but I want it to be more moody. I usually will go with a bluish grey then slowly add in just enough color to get my point Mothesacross.”isalso deeply connected to the local artistic community. He started a mural competition, collaborating with Matt Rubenstein at The Clubhouse in East Hampton. “We walked around and saw they had a huge fence area, and we thought murals would be cool,” he says, “I love to see how artists come up with things.” Each of the 20 artists brought something different to their murals which were then judged by The White Room Gallery and Eric Fischl, complete with prize money. He also organized with East Hampton High School an exhibit which included not only the students but alumni, bridging generations for a show at the Clinton Academy.

Born and raised in East Hampton, Richard Mothes wonders, “Is home a geographic location? Is it the people? The culture? What exactly makes home and how does that change over time?” There is an appealing, almost nostalgic air to his images which translates to locals as well as those who may not have the shared experience. He explains, “My work explores the impermanence of the everyday. The artwork exists within the past, present and future telling the story of both the individual and environment within the space of their coexistence. Evoking emotions of loss, anger, regret, loneliness, love and rapture, each artwork invites the viewer to bring their own life experiences to the work. Nostalgic references are used as transportation to another time, not just as a respite from the present but as a concern for the future.”

Street, Southampton TIMES ARE CHANGING LISTINGS INCREASE FOR FOURTH STRAIGHT MONTH, WITH MEDIAN PRICES 19% HIGHER THAN A YEAR AGO BY ALICE PHILLIPS

In July 2022, real estate activity in the Hamptons slowed to normal market levels causing some pricing disruption. That said, the $2,495,000 median sold price of Hamptons homes was still 18.8% higher than July 2021. Discounts are back, while over asking price deals remain intact. Twenty six percent of the listings that sold in July 2022 took a discount of 5% or more, while another 26% closed for more than the asking price.

Mary Slattery, broker in The Corcoran Group’s Southampton office, sheds more light on the topic. “The Hamptons market, after an incredibly robust two plus years of activity, seems to be ‘leveling out’ due in large part to reduced inventory and buyer fatigue. Buyers are still out there but are not pulling the trigger as fast and are hopeful that more inventory will come on the market in the fall. Prices will remain up as long as inventory is low and that has given buyers pause.

1100 Meadow Lane in Southampton, the smaller parcel of an oceanfront compound was originally listed in November 2021 for $39,500,000 and closed for $32,500,000, or a 17.72% discount.

16 Jefferson Street in Sag Harbor was originally listed for $2,695,000 in May 2022 and closed in July 2022 for $2,200,000, or a 18.37% discount.

Typically, new sales inventory does come on the market after the summer rental season and I think that will hold true for Fall 2022. We are still in a sellers’ market, but buyers are exercising restraint in throwing out offers to secure a home. The under $1 million dollar market in Hampton Bays continues to be on fire!”

3 Washington Avenue in East Hampton, zoned both residential and commercial, was originally listed for $625,000 in September of 2021 and closed in July 2022 for $400,000, or a 36% discount.

According to Hamptons Market Data, a market research report, the number of properties for sale in the Hamptons has increased for the fourth month in a row, month over month. August listings increased over July by 8.7%; however, August 2022 listings are still 11.6% less than the number of listings from August 2021. Closings are down too: closings are down by almost 31% in 2022 from 2021, and contracts were down in 2022 by close to 40%. But pricing…well, that’s pretty much staying the same. While the median price has fallen month over month in 2022, the July 2022 median price is just shy of 19% higher than July 2021. Closing time remained flat in 2022 – but that’s still 10% faster than the rate of closings in 2021. And while it appears that discounts may be back in some (overpriced) price points, bidding wars and/or paying over list price remain constant in the $2 million and below market segment.

88 MARKETWATCH not experiencing a “cool down” of the Hamptons market. “Properties which are priced right and done well are moving quickly in most market segments,” comments Nicole. “Listings are going very quickly,” confirms Zachary. “Most are going at ask, and if a listing goes below ask, it’s only fractionally. There’s not a big discount.”

The Corcoran Group’s Tim Davis adds a little more color to the equation. “Location is one of the biggest factors right now,” shares Davis. “During Covid people bought anything they could get their hands on, including in subprime locations. Now that the frenzy has cooled down, buyers are back to focusing on the three basic principles of real estate: location, location, location.” So, what’s the takeaway here? The era of cheap mortgages is over, and in other US real estate markets rising finance costs are resulting in increased listing supply and reduced pricing.

However, it seems like the Hamptons remain immune from the vagaries of these market “Interestpressures. rates are not affecting the Hamptons’ buyer pool,” confirms Tim Davis. The Tunick Team doubles down on this position, “Pre-Covid pricing is never coming back and the Hamptons’ market is not going to crash. As we see it, the Hamptons real estate market will prove to be recession proof and will continue to rise. Real estate in the Hamptons is an excellent investment and a great place to park money.”

So, guess what? Quaint, bucolic Water Mill is actually named for a water-powered grist mill! Edward Howell, one of the original settlers of Southampton in the 1640s, built the mill on 40 acres of land along Mill Creek donated by the Town of Southampton. Local historians have concluded that the mill was likely in operation by 1644. The Town granted permission to move the mill farther south down the pond to its present location in 1726, when permission was also granted to construct a dam and roadway. Many storied Southampton families owned the mill over the next few centuries, including those of William Ludlam Sr., Elias Petty, William Foster, Hugh Smith, Jesse Hedges, John White and John Benedict. In addition to milling grain and manufacturing paper, the water power of the mill was used to weave, spin, dye, and full wool cloth. By the turn of the 20th century, all grinding operations at the mill had ceased and the building was used to store ice harvested from Mill Pond. With the harvested ice and the availability of milk and cream from the many local dairies, the then owners of the mill (the Benedict family) started the Benedict Ice Cream Company which was by all accounts a great East End success.

In 1918, the Ladies’ Auxiliary of Water Mill Village Improvement Society leased the mill from the Benedict family to be used as a tearoom and gift shop benefitting the New York State Blind Workshop; the Ladies’ Auxiliary purchased the mill from the Benedicts in 1942 for $2,000. The Ladies’ Auxiliary had determined that the mill should be operated as a museum and spent years fundraising and reconstructing the mill to appropriate historical specifications, including reconstruction of the water wheel. The museum opened in 1968, with renovations and the restoration project ongoing. This restoration project took years, requiring major funding and lots of labor generously donated by Ice Boating on Mecox Bay Mill Museum

Traditionally, the ice boaters launched from Flying Point and on a good day (meaning a very cold day when the bay was frozen!) one could see dozens of ice boats zipping along Mecox Bay. “Ice boating remains a living tradition here in Water Mill,” shares Water Mill Museum Manager Rachel Verno.

“There are many local Water Mill residents who still keep their ice boats ready to go for that one day when Mecox Bay freezes over.”

The Ice Boating exhibition features photos and journals from the private collections of Water Mill ice boaters – some of whom still live in the area and await the next time Mecox Bay can play host to the waiting ice boats. SPOTLIGHT Water Mill residents and others. And just in time for our nation’s bicentennial celebration in 1976, this historic water-powered grist mill – one of the oldest commercial buildings on Long Island – was grinding once again. Almost 50 years later and the Water Mill Museum has expanded beyond the grist mill to include historical exhibits of life in the hamlet of Water Mill, including farming, ice harvesting, gardening, and whaling; the museum also showcases the artwork and quilt work of its members. The main floor of the mill showcases the tools that built the mill, the gears and the grinding platform; the second floor houses a recreation of Water Mill’s first post office, and a memorial to those Water Mill men and women who served in the military from the Revolution through the Gulf War. The grounds of the museum now include the Benedict Potting Shed (used for making pottery and houses the Clay Art Guild of the Hamptons) and the Colonial Garden (a garden exhibiting herbs used in medicine and cooking by the early settlers). Recently, the museum installed an exhibition highlighting the history of ice boating in and around Water Mill. Ice boating, which began in Holland in the early 1600s, was a practical means to transport goods during the winter when local waterways were frozen solid. The original ice boats which were brought to the colonies by Dutch settlers, were very basic in design: just an ice skate attached to an ordinary boat. Ice boating is a Water Mill tradition that started in 1836 with Daniel Hildreth and Charles Howell, who built their own ice boat to sail across the frozen Mecox Bay; by the turn of the 20th century, more local residents had taken up the sport and the Ice Boat Club of Water Mill was formed. The sport became highly competitive, with many local denizens spending much of the fallow winter months building and racing ice boats for sport. By 1927, the Ice Boat Club had morphed into the Mecox Bay Ice Yacht Club with many new ice boating enthusiasts – a tradition which continues to this day, weather permitting of course.

Once a place to get a late-night slice, Astro’s is now serving earnest Italian-American cuisine, with clam pizzas rich with local clams and roasted garlic, a rotating list of locally sourced daily fish and vegetable specials, and an outrageous white lasagna that will convert even the most dedicated red sauce lover among us. For dessert, indulge in the Ice Cream Saturday, a sweet that pairs chocolate ice cream with chocolate sauce, graham crackers, and marshmallow fluff.

Many East End nurseries sell tropical plants for summer gardens. Set pots of them on your deck or patio, or in a gazebo, around the pool and pool house, even in the garden for colorful, textural, seasonal accents. Here are some strategies for creating your paradise.

96 I f you’ve been spending a lot more time than usual at home this summer, outdoors on your deck or patio, around the pool, in the pool house or gazebo, on the porch or in the sunroom, you’ve probably wanted to make it a place where you really enjoy spending time. No doubt you have comfortable furniture there, and a place to dine. Perhaps you have a fire pit or fountain. And maybe you’re longing to escape to a tropical paradise. Who knows if we’ll be able to head to the islands this winter? But you can create your own tropical getaway right here outside your house, on your deck or patio, or in your garden. We have the water nearby, and that magical East End light around us, so all you need is the lush surroundings. Including tropical plants in pots and tubs can turn your outdoor living space into your own little paradise. The weather is generally warm here through September and even into October, so you may still be able to find tropicals at local nurseries, and perhaps pick up some bargains. And you can certainly plan ahead for next year. Here are some ways to bring a bit of the tropics to your outdoor space.

Next, bold foliage adds lushness to the middle ground.

LANDSCAPE

A lush composition needs tall things for height, like a forest canopy, bold middle ground plants for volume and lushness, flowers for brilliant color, and vines and cascaders to climb trellises and spill over the edges of pots. These strategies can work in pots, tubs and planters, or in a garden bed.

First, start with tall plants and trees for height. A tree can take center stage in a large pot, especially if it will be viewed from all sides, or if viewed from one side, place it in the back. You can find lots of choices in local nurseries – palms, ficus trees and banana plants work well in shade. In a sunnier location consider citrus trees (bushy or trained as standards with a ball of foliage, flowers and fruit atop a tall straight stem), hibiscus with flowers in warm colors, in tree or bush form, brugmansia or angel’s trumpet, which produces large, dangling trumpet flowers of white or yellow or orange (not recommended around small children or pets), or gardenias which can be found as standards and whose creamy white flowers are devastatingly fragrant.

There are elephant ears (alocasia and colocasia) and split-leaf philodendron for a shady spot, gingers, ornamental bananas, bird of paradise and canna lilies with their stalks of big, bold lily-like flowers in hot shades of red, orange and yellow for brighter places.

To fill in space lower down, and/or to spill over the sides of pots and planters there are crotons and bromeliads (pineapple relatives) in bright red, yellow and orange, caladiums with foliage patterned in green, red, pink and white for shady spots, and lots more. Just remember that most tropical plants need water – if you are after no-care plants, consider cactus. Stretch out in your lounge chair, with a cool drink, surrounded by the lush greenery and colorful flowers of your tropical garden, and pretend you’re in paradise.

For nonstop color dahlias are hard to beat. They come in several forms and sizes, and a host of warm colors from pastels to brights. Cut off spent blossoms, water when needed and they will bloom all summer until fall frost shuts them down. Other good candidates include flowering vines on tripods or trellises – morning glories and their night blooming relative, moonflower, mandevilla with big, pink, trumpet shaped blossoms, richly fragrant jasmine, allamanda with yellow trumpet flowers, and exotic passionflowers in purple, white or red on graceful tendrilled vines.

There’s nothing more unexciting than going into a house that looks like every other house,” says Timothy Godbold, an interior designer with a sideline saving modernist houses in the Hamptons from the wrecking ball. Beach house clichés — “white rooms accented with bits of driftwood, Chinese ceramic objets, and a lot of bouclé throws,” — aren’t his bag. Another design bugaboo: “Houses in which you have to tiptoe about because the owner is watching, terrified that you will put your drink down in the wrong place.” Godbold has an aversion to anything that smacks of preciousness. He seeks to create interiors that are casual yet distinct — sophisticated spaces you would never mistake for the work of anyone else.

certainly true of his Water Mill clients, a married couple with young children. Neither of them cared for the existing décor, which they had acquired along with the property, and they were receptive to taking a fresh approach. However, the husband favored interiors that were traditional in style and the wife wanted a modern look. The challenge for Godbold, whose motto is, “It must be livable and durable,” was to create spaces in which all the family members felt at ease. “I always start with lighting,” says Godbold. “All the rooms have unusual pieces.” In the den, it’s a chandelier that gives off what he calls a ‘SoHo House vibe’ — “English, rock n’ roll, the kind of piece that makes you feel you’re in the countryside with David and Victoria Beckham.”

When the owners of a 12,000-square-foot Water Mill house that had been done up to resemble an English country home retained Godbold to redecorate their sprawling estate, his first move, he says, was “to throw out the rule book.” He explains, “It’s fine if someone comes to me with a fixed idea of how they want their house to look, but it helps if they’re also open to trying new Thatthings.”was

In the foyer, a fixture that’s a modern update on a traditional lantern sets the tone for the rest of the house. An alabaster pendant by Atelier Alain Ellouz — Ellouz has been called “a goldsmith of light” — serves as a focal point in the living room.

Closer to home, modernist houses might be among the last great values in real estate in the Hamptons. “For young people who aren’t Wall Street brokers,” he says, “buying a modern house and restoring it rather than tearing it down is a chance to own a property with a pedigree for a good opening price.”

Other striking pieces include a wall relief by the New Yorkbased artist Malcolm Hill in the living room above the fireplace.

I look at Palm Springs, where real estate agents make money selling houses that people want, and I see a success story.”

And if a house doesn’t have a pedigree, by the time Godbold is done with it, you would think it had one. Consider the den of the Water Mill house. Boldly, he upholstered all the furniture in the oak-panelled room in black linen — an inspired idea that lends a settled quality to the room. The effect is at once dramatic and beautiful in a quiet way. “I put the idea of doing everything in the den in black to the wife, and she was like, ‘Great! Let’s do it!’” he recalls. When the husband got wind of this plan, “he was like, ‘Oh my God, oh my God, oh my God.’” But when he saw the result, he, too, was won over. “Black upholstery and oak tell a pretty story. People walk in and just say, ‘Wow! A whole room in black!’ They’ve never seen anything like it. And that is part of the appeal.”

“I love all those abstract, Brutalist type wall reliefs from the Fifties and Sixties,” he adds, which is not surprising, given his passion for modernist art and architecture. While to some his preservation mission might seem like a lost cause, Godbold remains optimistic. “I don’t think it’s a losing battle, not yet.

“Anything three-dimensional brings an extra element to the room,” says Godbold. “What’s cool about Malcolm is the way he incorporates textural things he finds on the street into his work.” Hill’s piece for the Water Mill house features nautical rope, which ties in nicely with Godbold’s color palette of sea foams and mints and dark blues.

A pair of multi-offce Coldwell Banker franchises in New York have merged to create a company serving some of the toniest parts of the state.

The merger, announced this week, involves New York City-based Coldwell Banker Reliable Real Estate joining forces with Hamptonsbased Coldwell Banker Beau Hulse Realty Group. Each original franchise will bring four offices to the deal, for a combined total of eight. The merged company also will have 175 affiliated sales professionals — 125 from the New York City offices and 50 from the Hamptons — with a statement adding that there are plans to up that number in the future. The franchises did not disclose the financial details of the deal. The merged company will operate using the Coldwell Banker Reliable Real Estate banner. However, Beau Thomas A. Hulse and Patricia Hulse, who co-owned the Hamptons franchise, will stay on in the new company as a principal managing broker of record and vice president, Inrespectively.thestatement, Hulse said the merger “enables us to strengthen our foothold in the city and Hamptons markets, while retaining the trusted Coldwell Banker name. Together, we make a gifted and powerful sales force,” he added. A spokesperson for the franchises told Inman the deal had been in the works for two years before it was finally announced this week.

Coldwell Banker Reliable Real Estate has long maintained a base in Brooklyn. In 2019, the franchise expanded into Manhattan’s Harlem neighborhood. The move was significant because it marked Coldwell Banker’s return to Manhattan after a years-long absence.

In the statement this week, Joseph T. John Cregan, Peter’s colleague at Sotheby’s, concurs. “It’s summertime, but we still have way more buyers than sellers. And by all reports it still gets cold up there in the winter, and New York and Illinois don’t seem to have any intention of lowering taxes. So, we continue to have a demand driven market. The higher prices are kind of accelerating, because of things like people’s desire to downsize or move closer to grandkids.” Other people want to give it some time. “People think the market is so slow. It’s supposed to be slow this time of year! Two years ago, prepandemic in June, there were six single family homes sold [in Palm Beach] in the month of June, which is normal. Last year there were 27,” points out Gary Pohrer at Douglas Elliman. “We’ve just become accustomed to this mad craze over the last couple of years where people stay here and didn’t go anywhere during the summer. This year, though, people are traveling to Europe, even more than in past years. I don’t think we’ll really know how this market is going to be until January.”

A scorching 2021 housing market bumped median prices of single-family homes in Palm Beach County to $475,000 — a 22% rise — and the average price to near seven figures. Bidding wars broke out that recalled the boom years of the early 2000s. Zoning laws, a limited stock, inflation, and high demand have caused a housing shortage, as cryptocurrency investors and remote workers relocated for lower taxes and lifestyle. But, are the good times about to pop? None of this was a surprise to local agents. “Palm Beach, where I focus most of my attention, has not shown any signs of cooling down, but it’s hard to say because everybody’s on vacation right now for the summer,” says Todd Peter of Sotheby’s. “We’ll see what happens when people come back to town in the fall.”

128 leave. I mean, normally the restaurants all offer half-off deals, and you can lie down in the middle of the street for July, August, and September. But last year everybody was here, so the real estate market continued busy through the summer.” Inventory remains tight throughout South Florida, and the time on the market remains blistering. In Palm Beach County, average sale time in July 2022 was 20 days. While, perhaps, the days of long lines at open houses and waiving inspections for all cash offers may be gone, there is still clearly a massive demand for little inventory. While most other American real estate markets are cooling down with inflation and higher interest rates spooking buyers, South Florida doesn’t appear to be cooling off as much as the rest of the country. In Palm Beach, says Peter, “We typically have somewhere about 185 single-family homes for sale. We have 39 right now.”

“I used to go on tours, a couple of tours a day, and I would show ten houses to one client and ten houses to another client,” commented Pohrer. “Now if that same client came in town and they want to be in a certain price range, you’re talking three houses.”

“Palm Beach is always going to be a spot where we’ve got a limited supply and a lot of people that want to be there,” Peter comments. “And Covid accelerated everything. There were a lot of people that were thinking about moving and Covid meant they made the move then. I don’t see the huge demand for properties in Palm Beach and in West Palm Beach slowing down.”

And as they say, the one thing they’re not making any more of is land and Palm Beach Island is quite small. Pohrer points out, “I recently read there’s 54 billionaires on Palm Beach. That’s got to be by far the most billionaires in one area.” No matter the vagaries of the market, there’s still only one South Florida.

So, what is the future for South Florida? Will the torrid pace continue, will it ease up shortly, or will the bubble burst? Perhaps not surprisingly, all the agents are bullish on the area and the opportunities it affords. Societal changes, such as working from home culture and remote work becoming more and more accepted because of technological breakthroughs, mean that people aren’t tied to cities within commuting distance. “We have a lot more people, especially younger people, who might have waited till they were a little bit older to make their Florida move and all of a sudden, they can do their jobs here. Their companies are moving here. We’ve got a substantial number of Wall Street firms who have established real office presence down here. Before, just five, six years ago, there’d be a threeperson private equity shop down here. Now we’re getting everybody. That’s had a knock-on effect to the lower price adjacent markets, West Palm and Jupiter and Palm Shores, places like that,” says Cregan. “Prices went up a lot, but for fairly rational reasons. Now, if you make enough money, you can move to Florida and after tax savings, the house pays for itself if you can establish residency.”

Can you tell us a bit about the current state of the luxury real estate market in South Florida? The market has returned to its normal seasonality pace this summer compared to the last 2+ years. We are still dealing with a lack of inventory which will continue to propel this market. Though we are not completely immune to some of the headwinds (equity market volatility, interest rate hikes, inflation) that everyone is contending with these days, we are still very much in a lack of supply and a strong demand world where pricing has held steady. What are some of the biggest changes you’ve seen in the market over the past two years? Besides the unimaginable appreciation in prices, the sheer pace of the market the last two years was frenetic. We saw homes trade multiple times, each time the price would be (significantly) higher than the last trade. I am used to fast paced markets, but I never saw anything like this where I routinely saw bidding wars. I had to adjust my approach “on the fly” with my Buyers and Sellers in order to achieve their goals as the market was continuously moving. The Buyers migrating here are much younger than we had seen in the past. When Covid first started, we had families who were here for Spring Break and many of them never left. As a result, the age demographic has gotten significantly younger. More people have made Palm Beach their primary residence than ever before! Where do most of your buyers come from? My Buyers are concentrated predominantly from the Northeast to the Midwest. From New York to Connecticut, New Jersey, Massachusetts, Pennsylvania, Washington D.C., Illinois, Michigan, and now we are seeing a migration from California. Buyers are moving here for lifestyle reasons and for the advantageous tax laws in Florida. What are some of your favorite Palm Beach hotspots? I'm a foodie so some of my favorite restaurants are Trevini, Kitchen, Sant Ambroeus, Le Bilboquet, and Imoto. I have a sweet tooth and am a big fan of Piccolo Gelato. On the opposite side of the spectrum, I like Celis Produce for their juices, smoothies, and wraps. Le Bar has a fun scene at night. What inspired you to become a broker? I have a love for architecture and grew up in the business! My mother (& business partner), Paulette, had her own firm which Corcoran acquired in 2003. We have been working together for almost two decades. Tell us a bit about your typical day. No two days are the same, but I start my day by working out. I feel that routine is one of the keys to success. I check emails/texts from the time I get up until I go to bed. If I’m not showing property, then I’m in my office interacting with my assistants and business partner putting together our priority list. During the week we have a marketing and social media meeting. We are discussing potential options for our Buyers, constantly reviewing our listings and strategizing for our Sellers, and are reaching out to potential Sellers and other Brokers to try to uncover opportunities for our clients. Anything unique you can tell us about a recent sale? I just recently sold an oceanfront home at 901 North Ocean Blvd. that was listed for $115M. It’s the highest priced sale in Palm Beach this year. I’m extremely proud to have represented the Buyer in this transaction. What do you love about the real estate business? I’m a deal junkie and enjoy the challenge of putting them together. I also love the entrepreneurial nature of the business with our frequent strategy sessions where we look at ways to enhance our business to make the customer experience even better!
