E

ach year, by this time, hundreds of people have been pondering the above questions concerning rentals in the Hamptons. Should they rent, what should they rent, when should they look and where should they be looking. Veteran renters wrestle with this quandary every year with some direction gleaned from past seasons of experience while first timers are sometimes overwhelmed with choices and questions. But there are some easy guidelines to help in these decisions. The Who: If you’re looking for more than a weekend in the Hamptons then you are probably looking for a home to rent. Unlike most resort areas, the choices of hotels and large condo complex rentals are limited on the East End in comparison to the number of people looking to spend time out here. The rental of a Hampton home affords the space, privacy, amenities and ambiance not usually found in the limited number of hotels or inns scattered about the Hamptons. After all, it’s really inconvenient to go skinny dipping in the pool of a bed and breakfast with your significant other while the rest of the guests look on. Looking to buy? Then taking a test drive in a house or an area for a month or a summer could be the beginning of making that bigger decision. The What: The larger the house, the more bedrooms, the better the amenities, the more you are likely to pay. If costs are at all a factor then it is imperative to figure out what you actually

need. If it’s just you, your wife and two children most of the time then resist looking at houses to accommodate a much larger group just because you are planning a big party one weekend. Don’t play tennis? Then don’t look at houses with tennis courts which will reduce your options and are bound to be much more money. Want waterfront but don’t have a boat? Then why do you need a house with a dock? Figure out what you actually need before embarking on your search. If you’re only going to use the house in July and August then there is no need to spend the extra money for June when you might be overwhelmed with graduations, weddings or other June related activities. Ever think of an off-season rental? There are many options from mid-September through mid-May that are available at a fraction of the price of the summer season rates. The When: When to start looking at rentals becomes a fine art for many veteran renters and should be for the “newbies” as well. There are many people who know where they want to rent and when they want to be there. For them, securing just the right house is much more important than saving money later on when landlords are more negotiable as the pool of renters starts to dwindle. Some of these savvy renters will start at the end of the previous summer season or during fall to secure exactly what they want knowing they will pay a fuller price. However if you are flexible in your location, house choices and amenities, then you might want to wait until later when landlords start to entertain lower offers. In addition, new

options will appear on the market for shorter time frames as landlords hope to capture a broader range of people looking for partial season rentals. The Where: If all your friends are in East Hampton and your kids go to camp there don’t look in Southampton which will add an hour of commuting each day and longer drives to see friends at night. If the focus of your weekends is not the beach, then it shouldn’t matter if you’re south of the highway or not. Why pay south of highway prices if you want to hang out at your pool and tennis court all day with only occasional dips in the ocean? Note to Landlords: First of all de-clutter. People have their own clutter at home and don’t want to deal with yours. If you have a bedroom you use as an occasional office or den return it to a true bedroom, if not too difficult, as you get a larger pool of renters looking for more bedrooms and thus more money than you do for a cute den or office. And people... get rid of those boxy, 1980’s TVs. A good size flat screen in a living room or family room plus one in the master with smaller flat screens in the rest of the bedrooms goes a long way to attracting renters. Not with price tags that run between $750,000 and $2 million. “Building pools today is not like in the ‘80s and ‘90s,” says John Tortorella, who has been a pool guy since 1981. Back then there was “little thought to landscaping,” he says. “Today more people are using their properties to socialize.” And to keep the family centered round the pool, you need what he calls “all the oohs and ahs.”

Edgy At the top of the list of upscale Hamptons’ swimming holes are negative and rimless edge pools. A negative edge (AKA infinity edge, zero edge, disappearing edge, or vanishing edge) “produces a visual effect of water extending to the horizon, vanishing, or extending to ‘infinity,’” according to Wikipedia. These are most ooh-and-ah producing when the edge appears to merge with a pond, ocean or sky— possible when the pool is located in a green field.The first of such edges was said to have originated in the Stag Fountain at the Palace of Versailles around 500 years ago. Tortorella describes a rimless edge as “giving the appearance when the sun shines that it’s a sheet of glass hovering above the patio.” Water flows from all four sides into a slot.

Go Chasing Waterfalls For pool meister Chris Hall, who has been building pools for 30 years, the “hottest thing in pools” is to combine them with spas (what used to be called hot tubs). His company, Casual Water Pools, has been busy installing lots of these pools—often with the spa elevated so that water circulating in it can spill over the side for a “waterfall effect.” Walsh works with Bill D’Agata of Pembrooke Fine Landscaping to make sure that the spa is oriented to best hear the cascading water. (Speaking of sound,

Smart Pools “Full automation today is amazing,” says Tortorella. He installs what he calls a “brain,” to control the flow of salt, chlorine and acid. How this affects pool owners? Less visits by pool guys for one thing, as the brain does the testing and adjusting of levels. Also, the field managers

at Tortorella get alerts on their smart phones to advise them if a visit is in order. “It maintains a setting so you never get too much or too little chlorine.”

Who Wants to Swim in Bleach? Casual Water, which boasts Green Builder Certification form the National Association of Home Builders, employs a water purifying system from ECOsmarte that uses copper ionization that claims to “purify water better than chlorine.” Walsh believes that it is superior to any other system including salt and ozone. “It’s cleaner than tap water in your house,” he says.

Classic Hamptons Not much has changed in pool shape. The “classic” Hamptons pool remains a rectangle—probably because of the high turnover rate of properties. The next buyer may not appreciate a kidney-shape. And pool surrounds are still typically gray slate or thermal blue stone with a textured nonslip surface. Though lap pools are trending. Walsh has just built a 75-foot one for an “iron man” client. “It’s an exciting time for pools,” says Tortorella. “If somebody can think it we can build it.”

Braverman, who retired several years ago, will be working with his pal Carol Nobbs. Though he says Nobbs will be doing most of the legwork, Braverman—an oenophile and bibliophile—will focus on “bringing in important highpriced listings.” He has no plans to stop his prodigious reading or entertaining from his well-stocked wine cellar. Preserving our Past After a publicity backlash, architect Francois de Menil the owner of an historic house on Bridgehampton’s Quimby Lane who had threatened to demolish the property, is now “considering several offers to have it relocated and preserved instead,” according to 27East. Trailblazer After generating a ton of buzz, the owner of an Amagansett trailer that went on the market this winter for $1.1 million decided not to sell. Lester paid $300 for the .36-acre property in 1956, adding the 700-square-foot trailer a few years later at a cost of $15,000.

PRESERVING A PIECE OF HUNTTING LANE HISTORY

ohn Tarbet and his wife, Jennifer, had their eye on the house at 29 Huntting Lane in East Hampton for quite a while. The Queen Anne-style abode, which was built for the family of prominent merchant and farmer Henry D. Hedges in 1903, had been vacant for three years and was derelict—an eyesore on the elm-canopied avenue. The former gem, built by A.O. Jones— the Joe Farrell of his day—had been converted to a rest home in the 1950s. Rooms were cut up into tiny spaces and an addition comprised of

seven bedrooms and bathrooms, which Tarbett calls a “motel wing,” was the final blow to the historic edifice that had seen better days. It was the ideal project for the Tarbets, who had bought and renovated 10 properties in as many years. A retired Suffolk County Park police officer, Tarbet is a trustee of the East Hampton Historical Society and Village Preservation Society. The couple purchased the ¾-acre property in 2007 and began work on restoring the exterior and renovating

the interior, which had accrued a total of 33 rooms during its incarnation as a convalescent facility. As the house is in the Huntting Lane Historic District it was mandatory that the exterior replicate its early glory. Fortunately the Tarbets found a portion of the original porch railing and a window in the handsome carriage house, which has also been restored. Though unsalvageable, the window—a sample of one of the most agreeable features of the house--was taken to a specialist in Rhode Island who was able to use it as a model to reproduce the six that needed replacing.


DESIGN SHOWCASE Each cost nearly $4,000. The porch railing also served as a model so that the wide 900-foot wraparound porch, which can be accessed from several first-floor rooms, could be rebuilt authentically. Alas, the interior needed to be gutted down to the beams. In order to make the spaces “more conducive to modern living,” very little of the original structure was kept. However, the dwelling has the genteel feel of a turn-of-the-century, shingled cottage—only more open. On the parlor floor a generously proportioned entry hall is graced by an impressive staircase, which was considerably widened from the original. Also widened were passageways—one leading to the bright dayroom (with its bright bay of five tall windows) is

about seven-feet wide. Ditto for the passage straight ahead, which leads to the expansive dining/living area. As the woodwork was lost—much of it torn off—they found paneling to copy in a somewhat grander house built in the same period nearby on Ocean Avenue. A triumvirate of fireplaces were kept, one greeting guests as they enter the foyer. A three-story, 14-foot extension that houses part of the roomy kitchen was seamlessly attached to the rear of the house, making the 8 bed room, 8.5 bath house measure in at 7,000 square feet. That’s quite a large house for such a small property, and was made possible only because of the footprint of the pre-existing wing, which they demolished. Above the kitchen is the

master bedroom. Both rooms and a large third-floor recreation area have new gas fireplaces. An elevator rises from the basement to the second floor. The entire redo of the property cost the couple $3.5 million. The Tarbets first listed it for sale in 2009 and it has gone on and off the market since. Jean Rickenbach of Sotheby’s has the new listing, $8.5 million, which went into effect in March. Meanwhile as he gazes across the street, Tarbet affectionately eyes a ramshackle house, probably the only one left on the quiet lane. Alas, the owner is not selling. Not to worry, there’s another house not far away that promises to be the couple’s next makeover.

ou’ve learned how to prepare kale in 18 different ways. And you’d never think of eating a nonorganic strawberry, but have you considered how toxins are seeping into the air from just about everything in your home? According to the Environmental Protection Agency, our indoor air is three times more polluted than outdoor air. And we spend 90 percent of our time indoors. What to do?

Wake Up Call Most of us spend more time in bed than anywhere else in the house (with the possible exception of couch potatoes). Did you know that most mattresses are made of synthetic materials known for outgassing potentially toxic fumes—petroleum-based pesticides, herbicides, flame-retardants, and other materials linked to cancer and nervous system disorders? When Beth Lee Schlendorf began to get headaches after purchasing a memory foam mattress a couple of years ago, she

discovered it was comprised of more than 60 chemicals. In fact it was so stinky she was advised to air it out for two days. She did more than that: she tossed it. After researching the mattress industry, she left her banking career and opened Bliss Sleep Center, a Water Mill shop specializing in reasonably priced organic mattresses made of latex, cotton and wool, which are naturally flameretardant and dust, mold, and mildew resistant. Bliss also carries organic toppers, duvets, dog beds, and pillows made with nine different fillings from buckwheat to kapok, a cotton-like seedpod from the rainforest.

Pull the Rug Out Most carpets are made from petroleum byproducts and synthetics…that’s before being treated with stain repellents, antistatic sprays, artificial dyes, and antimicrobial treatments. Never mind the poisons used in the backing and padding.The more natural the fiber,

the more likely it’s nontoxic–but not necessarily. Even “100 percent wool” can be treated. Look for rugs made from organic cotton or wool or more exotic materials like hemp, bamboo, sisal, jute, sea grass, coir (coconut husk) and even corn leaves and stalks (GMO-free, please). If a rug is dyed be sure it is vegetable-based, not synthetic. Flor, a brand of chic carpet “tiles” “meet or exceed the Carpet and Rug Institute’s Green Label Plus standards for low VOCs (Volatile Organic Compounds). And they’re uber stylish.

Color Me Healthy Paints notoriously give off noxious fumes—for years and years. Jeez, remember when they were lead based? Luckily today there are many low and no-VOC paints on the market made from natural ingredients like water, milk casein, latex, plant oils, resins, and even essential oils. Here’s a sampling of paints containing no VOCs: Benjamin Moore Natura (100% acrylic);

Bioshield (odorless powder-based paint made from earthborn clays and pigments); Yolo Colorhouse (created by Portland artists); Sherwin-Williams Harmony (soy and sunflower oils).

FormaldeHell-No Use a builder who knows about these things such as John Barrows of P3 Builder Group, who is also a “green consultant.” He recommends making sure your contractor substitutes the usual mediumdensity fiberboard (used for millwork or case goods) with a version that is low in urea and formaldehyde. Bellmont Cabinets, which come in woods including alder, bamboo, and cherry, are made in Washington State in an eco-friendly manufacturing process and meet the CPA standards for low formaldehyde levels.

Décor to Dye For East Hampton interior designer Barbara Feldman has amassed a collection of nontoxic fabrics that

she uses on wall coverings, window treatments and upholstery in the “family friendly” spaces she designs. Because she requires they be child and pet proof, they must also be “cleanable”–by nontoxic products whenever possible. She uses “solution dye” textiles in an array of “Hampton-y” colors, textures and patterns that can—believe it or not—actually be bleached without losing their integrity.

Breath of Fresh Air

“When I make a sofa I’m very careful about using nontoxic, antimicrobial and hypoallergenic fabrics and fills in pillows,” she says. “It’s best to avoid fabrics that have protective coatings.” She recommends Crypton, a manufacturer that makes 100-percent wool with heavymetal-free dyes. “Nontoxic fabrics are not treated with insecticides, fungicides or herbicides and are printed with patterns using VOC-free, water-based ink. The trade off is that they are hard to keep clean, but be careful of anything labeled ‘easy care’ or ‘no-iron,’ because they are usually treated with formaldehyde.”

Going Green

If all else fails, at least you can go literally green by adding botanical accents to your home. Certain houseplants help rid the air of pollutants. The folks at NASA recommend 15 – 18 good size plants for an 1,800-square-foot house. They also published a list of the 10 best plants for purifying the air, the top three being bamboo palm, Chinese evergreen and English ivy.

Look for GREENGUARD Certified products, which must meet stringent chemical emissions requirements, such as being screened for more than 10,000 VOCs. You read that right: 10,000! Check out their website for certified products from countertops to window treatments, and even the proverbial kitchen sink. www.greenguard.org Green Depot is the Home Depot of eco-conscious home products selling items from air filters to PVCfree shower curtains. www.greendepot.com Feldman is careful to use nontoxic, antimicrobial and hypoallergenic fabrics.

T

here are lots of waves being made in Ditch Plains, Montauk lately, but they’re not the surfing kind. Two storms are brewing on land regarding the quality of life and conservation of this legendary surfing beach and its community. Residents and beachgoers have already signed a petition protesting one new development and are concerned about another that could threaten the very nature and character of this surfing oasis. The first battle arose in 2013 when the East Deck Motel was sold to ED40 LLC. Alice G. Houseknecht, owner of the legendary motel, founded by her grandparents-inlaw in 1954 and in her family for the past six decades, felt it was time to move on. The East Deck Motel not only has a long history associated with the surfing beach at Ditch Plains, but it is woven into the very landscape of Montauk, this “hippie” town from the ’60s. The East Deck may have survived many hurricanes

and winter storms in its six decades, but it has barely changed its look in all that time. Like the old surfers who still surf here, it was locked in time, ’60s style; just a one-story oceanfront motel with its iconic East Deck sign on the roof, with a wraparound deck and a pool in the back, bordered by a small parking lot shared by the town. And of course there was the perennial “No Vacancy” notice in the summer. Alice sold the East Deck Motel to a buyer whom she believed would respect the sensitive nature of Ditch Plains. Unfortunately, she didn’t know at the time that the purchaser ED40 LLC would have a much different plan for East Deck. They purchased the motel for approximately $15M and in 2014 proposed to transform

the historic motel into a private membership club that could possibly bring in a scene the likes of The Surf Lodge on Fort Pond. Their proposal included increasing the total lot coverage by 142%; constructing a 30,219 sq. ft. two-story building with a restaurant, bar, and event space; replacing the 1,375 sq. ft. pool with a 7,224 sq. ft. pool; adding 63 more parking spaces to the existing 37; building a larger septic system; and more. The impact this new development would have on the area would be detrimental, both environmentally and historically. When word of this spread last summer to the residents and beachgoers of Ditch Plains, the Ditch Plains Association (DPA) put out leaflets to protest. Their online petition received over 5,000 signatures. With so much outrage against the new development, the owners withdrew their proposal from the planning board and said they would

explore selling the property to the Town, an idea well received by the petitioners. According to the Ditch Plains Association, “The East Deck property is currently under review for a possible preservation purchase through the Town’s (CPF) Community Preservation Fund.” Laura Michaels, President of the DPA said, “One appraisal had already been done and the Town agreed to do two more.” Scott Wilson, Director of Land Acquisition and Management for the Town of East Hampton remarks,“At the present time it is an active negotiation.” While East Deck’s fate is still unknown, there is another controversy emerging in Ditch Plains involving a defunct motel on Ditch Plains Road off Montauk Highway. According to the DPA, “We have another unfortunate threat to the character of our residential community and to the preservation of our ground and surface waters. Hotel and restaurant entrepreneur Sean MacPherson, a principal in the Crows Nest Inn

and Restaurant, and in David Pharaoh Cottages, has purchased a property at 11 Ditch Plains Road with the intention of running a commercial motel in our residential community.” Formerly called The Rogues Motel in the ’70s, this long abandoned 8-unit motel may possibly be revived. The narrow 50-foot wide lot in a residential zone includes a single-family house in front and a decrepit 8-unit motel structure in the back. Sean MacPherson purchased the property in 2014 for $1.15M and has plans to renovate it. It has not been in use as a motel for at least 5 years or more. The DPA states, “Because the motel use was legally abandoned, as defined by the East Hampton Town Zoning Code, Mr. MacPherson is no longer entitled to such nonconforming use in a residential zone.” One of DPA’s concerns is that, “Both structures on this property use antiquated cesspools located in a high water table area and are located in close proximity to the wetlands MARCH 2015

within the Lake Montauk watershed. This will likely lead to septic contamination based on the intensified use that includes 10-11 bedrooms and 9 kitchens.”The DPA is “confident that a careful review will clearly show that the motel use was legally abandoned and that a CO for preexisting nonconforming use will NOT be granted.” The outcome remains to be seen. When summer arrives, this surfer’s paradise will bask in the sun once again like the ebb and flow of the tides. Surfers from all walks of life will continue to come out to Ditch Plains to enjoy the great waves, while above all respecting the ocean. With two new developments threatening the environment, this legendary beach needs to be protected now more than ever!
