RIP UP THE RECORD BOOKS Sorry, Jule Pond. You’re no longer the top-selling property for 2021. Four parcels belonging to the Rabin family traded on December 30, off market, for a whopping $118.5 million, which must be a record for non-oceanfront in the Hamptons. On Cobb Lane in Water Mill, businessmen Arthur Rabin and son Jason Rabin sold their 21.3 acres of land, with two large houses, to four anonymous but similar-sounding LLCs with a variation of “Cobb Road Associates,” so we assume they all went to the same person. The lucky buyer is getting two enormous mansions built in 2007. The waterside one, belonging to the elder Rabin, offers 8 bedrooms and 6.5 bathrooms in 17,173 square feet. Jason’s place is slightly smaller, with 10 bedrooms in 15,970 square feet. Both residences include tennis courts, pools, and pool houses, while the larger one offers a dock on the bay. The property was originally listed with NestSeekers and Hedgerow Exclusive Properties.

RON PERELMAN SELLS LILY POND LANE Poor Ronald O. Perelman. Once touted among the world’s richest men, the businessman and investor says he wants to clean house and downsize to live a simpler life. Perhaps coincidentally, Perelman’s desire for a simpler life comes as his net worth plummeted. According to Forbes, Perelman is now worth a paltry $2.7 billion. One of his pricier assets up for sale recently was his longtime oceanfront East Hampton property on Lily Pond Lane, which closed January 6 for $84 million to an anonymous LLC. Harald Grant at Sotheby’s was the listing broker. The estate is very large at 9.25 acres, which includes 385 feet of ocean frontage. The house itself is a 1971 teardown, but it too is sizable at 11,425 square feet with 10 bedrooms and 11 full and 5 partial bathrooms, which means a similar sized modern home could be built on that footprint. Of course, the property includes a pool with pool house and a tennis court with a pavilion of its

own. The listing notes that the possibility exists to subdivide the property. Having owned the property since the 80s, Perelman is set to make a very healthy profit on the sale.

SWEET SOUTHAMPTON A scion of a sugar empire has dropped $12.65 million on a pretty house in Southampton. Lourdes and Pepe Fanjul Jr. purchased a beautifully restored 1840 house on First Neck Lane, in Southampton’s estate section, back in November. Lori Schiaffino at Compass was the listing broker. Pepe’s dad, Pepe Senior, controls both Florida Crystals, which farms 190,000 acres in south Florida, and American Sugar Refining, which currently owns the Domino brand, an empire valued at $8.2 billion. Pepe Jr. is vice president of Fanjul Corp and executive vice president of Florida Crystals. There’s plenty of room for extended family here, with ten bedrooms, six bathrooms, and two half-

REALTY CHECK baths, all in 9,000 square feet. The plot isn’t huge at 0.76 of an acre, but of course there’s a beautiful hedged pool out back, as well as extremely pretty flower gardens and shrubbery. Standout features of the interior include the carved Breche Violette marble fire surround in the drawing room (purple marble), the dining room wallpaper, hand-painted by Colefax & Fowler in London, the potting area, and the light cabinets showing off pottery in the breakfast room. Several of the bedrooms have access to large balconies overlooking the gardens.

logged a record-breaking year of business, with its New York City operations seeing the highest sales volume of any year in the company’s nearly 150year history. Well done.

MORE THAN YOU WANTED TO KNOW ABOUT ‘SUMMER HOUSE’ Can’t get enough of Bravo’s reality-based programs? Of course not! And “Summer House” is based right here in the Hamptons. But where was the latest series filmed? It’s a 6,500-square-foot house at 2136 Deerfield Road, between Sag Harbor and Water Mill. Summer House premiered in 2016, filming in a 4,500-square-foot beach house in Napeague. The next year, East Hampton denied Bravo a film permit. Undaunted, Bravo moved production to Water Mill, to 1451 Deerfield Road, a 6,500-squarefoot home on a 5.2-acre plot. This season’s property sold last year on June 22 for $4.6 million. Now, it’s available for sale again, listed with Craig Beem at Compass, for $5.995 million. Of course, the place is fairly large, 8,700 square feet including the finished lower level. There’s a new kitchen and a home theater, as well as the requisite pool for hilarious reality show hijinks, along with a spa, and a pool house with sun deck and an outdoor bar. The place was listed for rent for $250K for last summer; who knows how much a starstruck renter might pay this year.

STREAMING KILLS ANOTHER ONE The Westhampton Beach movie theater, Hampton Arts Cinema, closed since 2020, is for sale asking $1.1 million. Listing agent is Cushman & Wakefield. Unfortunately, movie theaters on the East End are becoming few and far between. In the Westhampton Beach theater’s case, Covid must also be blamed for its demise, as well as the rise of home streaming. The Southampton Village theater has remained closed since 2020 as well; the Hampton Bays UA theater may close in favor of a CVS. Montauk’s theater closed in 2014 and is now a SoulCycle. Now, there are just three movie theaters in the area, in East Hampton, Mattituck, and Sag Harbor. The Westhampton building is in a very prime location, at the gateway to the village. The 8,500-square foot building is on a 0.23-acre plot. Zoned B-1 by Westhampton Beach, the property could be used for a retail store or possibly a restaurant under a special exception.

HAUTE SPOT FASHION FORWARD WITH YUKA SILVERA

BY DAWN WATSON a new way to make beautiful things. She started with making masks, and then went on to launch her own online clothing shop, Girls on Film Collection. A clever nod to Silvera’s love of cinema and her “obsession” with the band Duran Duran (who had a huge hit with a single of the same name back in 1981), the designer’s endeavor features a variety of her “everyday costumes.” The items are for purchase and rent and include haute couture creations as well as rent-the-runway type and vintage for-sale items by other fashion designers. There’s something there for just about everyone, according to Silvera. The wide variety of options fit and flatter a range of body types as well; all without breaking the bank. “I have a lot of cool clothing, from lots of different eras, styles and designers,” she says. “It’s a great way to try new things and explore different looks without a huge price tag or total commitment.”

uka Silvera has loved fashion for as long as she can remember. The freelance costumeand couture designer says she was heavily influenced by pop culture when she was growing up in Tokyo. Even as a child, she would do her best to copy the clothes and looks from her favorite films, actors, and pop stars. One such influence was the film Grease, which the East Hampton resident says she and her friends were obsessed with as young girls. “We had the video and would just watch it over and over, performing the songs and scenes while wearing clothes that were like the costumes,” she says, adding that as far back as she can remember, she was drawn to edgy, high style. “I was a Rizzo; definitely not a Sandy.” As she grew up, Silvera was eager to learn more about the world of fashion, particularly the world of couture. Finding inspiration from decades of designer fashion — from the dramatic tailoring of the 1940s, to the mod looks of the 60s, and the unconventional edginess of fashion "enfant terrible" John Paul Gaultier in the 80s — she began to form her own voice as a creator.

She studied Fashion Design and Pattern Making at Vantan Design Institute in Tokyo and later Theatrical Costume Design at the Fashion Institute of Technology in New York. A pattern maker by trade, Silvera eventually branched out into the worlds of stage and film sets. Highlights include designing costumes for Tony- Oscar- and Drama Desk set and costume award winner Tony Walton and his staged version of My Fair Lady; working on several stage plays and performances directed by Stephen Hamilton, Emma Walton Hamilton, Kate Mueth and Sara Jo Strickland; and also on the films Beach House and Good Bones. Adding a new twist to her trade, Silvera was recently approached by an advertising company to make a replica of a costume worn on the Netflix show The Witcher. Her task was to recreate the iconic teal blue velvet hooded coat worn by the character Ciri.

Silvera reports that her inventory is constantly being updated. First, because she’s busy with designing her own clothing and collecting interesting pieces from others, and also because she doesn’t like to wear the same looks over and over again. “Once I wear it and I post it, I don’t want to wear it again,” she says of some of her more distinct pieces. A frequent attendee at local benefits and philanthropic outings, Silvera’s style is on full display as she supports local causes. Odds are, that outfit that you’ve seen her in at LongHouse Reserve, Guild Hall, Parrish Art Museum or at The Stephen Talkhouse — she plays bass and loves to perform in the Battle of the Fantasy Girl Bands — will soon be available on her site at girlsonfilmcollection.com.

“I’m glad they found me for it,” she says of the look she was asked to make. “That was fun! I can see myself doing that again.”

A fierce advocate for animals and the environment, the designer reports that she tries to reuse, recycle and upcycle as often as possible, including in the packaging and shipping materials that she uses. Also, a portion of the proceeds from her online collection is donated to local not-for-profits.

While the pandemic brought much of her theatrical work to a halt, Silvera decided to get busy and find

amptons Real Estate has been in a strong sellers market for two years now and despite national news that inventory began to catch up to demand in Q4 2021, the same is not true in the Hamptons.

36 Sunset Beach Road, Sag Harbor

As of February 1, 2022, there were 48% fewer listings available for sale east of the Shinnecock canal than the same day in 2021. Though there were 28% fewer contracts signed in January 2022 than January 2021, there were 47% more contracts signed in January 2022 than the average of January 2020 and 2019. In January 2022, there were 76 new listings and 96 homes went under contract. Many stories have been published about Hamptons homes that have traded for hundreds of thousands to millions of dollars above the asking prices. For example, 241 Main Street in Sag Harbor was listed by Rylan Jacka of Sotheby’s International Realty in August 2021 for $11,500,000, went under contract in September and closed in January 2022 for $12 million, 4.25% above the asking price. Homes priced in range with those that have recently traded continue to find deals above the list price. There is another type of property offering, however, that is achieving above asking price deals — the recently reduced listing. 45 Oyster Shores Road in East Hampton listed in July 2021 for $2,950,000 million with Rebekah Baker of Sotheby’s International Realty. In November 2021, it was reduced to $2,750,000, went under contract nine days later, and closed in January 2022 for $2,850,000. Hamptons buyers did not bid low when the property was overpriced, but someone bid 7.3% more once the price was brought within market value.

45 Oyster Shores Road, East Hampton

The property at 36 Sunset Beach Road in Sag Harbor was listed in September 2019 for $7,495,000 with Jason Schommer of the Corcoran Group. It was reduced in September of 2020 to $6,750,000. Not selling through the most robust seller’s markets in all history, another year later, in October 2021, the property asking price was reduced again to $5,995,000 and finally closed on January 18, 2022 for $6.2 million. Once again, Hamptons buyers showed they were not willing to bid low to the price, but someone was willing to bid 3.3% more once the price was reduced. Data show that there are still plenty of buyers waiting in the wings for more inventory — every full time agent recently interviewed has at least 6-10

buyers, and with “nothing to show” them. There are about 300 full time producing agents in the Hamptons. That’s approximately 2,400 ready, willing and able buyers working with real estate agents waiting in the wings. While they are willing to pay a fair amount more than market value to have their foothold in the Hamptons, they just aren’t willing to play with sellers who continue to be overambitious.

To sellers whose properties have been sitting on the market for 60 days or more, the story of the property at 4 Sachem’s Path in Wainscott sums up the change in the Hamptons real estate market since 2019 extremely well. The property was listed for $2,495,000 in July 2019 by Laura White of Saunders and Associates and closed at a 4% discount in September 2020 for $2,395,000. The same property was re-listed in August

Data show that Hamptons buyers are able to wrap their heads around a quick property turn around for 14.6% more, but they are just not able to wrap their heads around list prices 20% above the last recent trade. No one likes to feel taken advantage of and sellers are achieving more when they have allowed the market to determine the final sales price. A

design-minded alien whose only source of style intel about the U.S. was Instagram would conclude that Americans are a bit obsessed with color. In the virtual world, blinding orange living rooms, hot pink kitchens, and violet bedrooms are everywhere. But for how long? It’s a question the Sag Harbor-based interior designer Allison Babcock will never have to concern herself with. Babcock is known for her skillful handling of neutral colors. She also favors one-of-a-kind and limited edition soft furnishings, tailored upholstery, and decorative elements that reflect the outdoors. The result are interiors that fairly glow. “We are bombarded with images all the time,” says Babcock. When I come home at night, I want my surroundings to feel calm and serene.” It’s a feeling that pervades her work — including the 3,800-square-foot Sag Harbor home pictured on these pages. The clients, a young married couple with children, enlisted her help to carry out their plans for a double lot they had acquired on a pretty village street. On the property was a small farmhouse built in 1910 and a shed. Rather than tear the former down, they hit on the idea of building an extension that would become their main residence. The farmhouse would serve as guest quarters, with the two structures forming a unified whole. The vintage pendant lights over the kitchen island were inspired by Paris streetlights.

Once an architect had dealt with the building envelope, Babcock and the homeowner-husband took the reigns of the project and designed a three-level extension (with a children’s

playroom in the finished basement) that connects to the existing house via the mudroom. The latter leads to an open-plan living and dining area, and kitchen. A staircase off the main living area leads to four bedrooms, a laundry room, two full bathrooms, and a reading nook that gets ample daylight. The challenge, says Babcock, was to imbue the place with character so that “you didn’t just see a lot of sheet rock.” And since the extension was to be a full-time residence rather than a summer beach cottage, Babcock chose materials that would give the space what she calls a patina. She and the homeowner — who served as general contractor — brought in antique ceiling beams and shiplap, installed two-over-two windows, and put down wide oak floor boards, all of which were of a piece with the original farmhouse. Babcock took the same approach to the finishes. The vintage pendant lights over the kitchen island were inspired by Paris streetlights; the industrial-looking lights in the slate-floored

mudroom once hung in a factory in eastern Europe. A pair of travertine and iron tables from San Miguel de Allende, Mexico, and two high-backed Swedish mid-century chairs in the living area along with other unique pieces distinguish the space. What ties it all together are the colors. Consider those in the sunlit kitchen where Babcock employed a palette of soft creams, blacks, and greys. “I always think with an open-floor plan it’s better not to have a white kitchen,” she says. “Darker colors add warmth and make the cabinetry feel more like furniture and not quite so stark.” Black hardware on the Shaker cabinets, grey concrete countertops and lots of natural wood tones give the space a grounded feel. “Neutrals don’t have to be monochromatic,” says Babcock, who created a U-shaped breakfast nook and a dining area for larger gatherings. For the first, she used a table the homeowner made from wood that was part of the old shed. There’s also a refreshing burst of green in a Marimekko fabric-upholstered banquette. The overall effect is thoughtful and (surprisingly) vibrant. “My palette is a soft one,” Babcock acknowledges. Her message is that there’s nothing wrong with pattern and color as long as they are judiciously employed. “Don’t be afraid to incorporate wood and textures or to mix old and new “so that everything isn’t the same yet it all has a collected feel. Introduce the unexpected in a quiet way — through artwork, for example.” She offers one final piece of advice. “Don’t cover your bathroom walls with tile that has sailboats on it — put an anchor on your wall! That way if you get tired of it, you can always take it down.” 47

HONORING THE SHINNECOCK JEREMY DENNIS’ MODERN TAKE ON ANCESTRAL STORIES

F

or the Shinnecock Indian Nation, connection to the land runs from the ground beneath their feet to the bones of ancestors buried below, the tribe’s history and stories echoing across generations. For Jeremy Dennis, art has become his form of expression and giving voice to his tribe, past, present and future. “I always tell people we have been here for 10,000 years,” says Dennis, “We were stripped from our language and spirituality and the landscape itself. Art is a way to rebuild the community and identity through those means.” His fine art photography focuses on indigenous identity, culture and assimilation, pulling on Dennis’ family deep ties in Southampton as part of the Shinnecock Nation. He recounts, “My mom has the perfect photo memory and did the initial tribal enrollment through genealogy. She knows the stories of our ancestors and has committed them to memory.” He adds with a laugh, “I rely on Google.” Dennis has curated the exhibition Outcropping – Indigenous Art Now at the Southampton Arts Center running through April 9th. The multimedia exhibition celebrates contemporary Shinnecock artists along with Indigenous artists from an

array of unique sovereign nations throughout the United States. The exhibition addresses Native issues across the county, highlighting shared and individual triumphs and struggles. Along with his MFA from Pennsylvania State University, Dennis had been awarded various grants and residencies. Dennis was one of 10 recipients of a 2016 Dreamstarter Grant from the national non-profit organization Running Strong for American Indian Youth. He was awarded $10,000 to pursue his project, On This Site, which uses photography and an interactive online map to showcase culturally significant Native American sites on Long Island. Most recently, Dennis received the Creative Bursar Award from Getty Images in 2018 to continue his series Stories — Indigenous Oral Stories, Dreams and Myths. Inspired by North American indigenous stories, he staged supernatural images that transform these myths and legends to depictions of an actual experience in a photograph. Dennis comments, “The indigenous mythology that influences my photography grants me access to the minds of my ancestors, including the value they placed on our sacred lands. By outfitting and arranging models to depict those myths, I strive to continue my ancestors’ tradition of storytelling and showcase the sanctity of our land, elevating its worth beyond a prize for the highest bidder.” Some of his most striking

images are created by Dibond printing on metal. He explains, “It’s actually infusing the ink with the metal that becomes a permanent bond. You can order it in matt or gloss. I love that style. It’s like you’re looking through a window into the story. I want people to be immersed in what they’re seeing.” As an artist who has received support from various organizations, Dennis is keen to give back. He says, “Being an artist is a luxury. All of the things that were offered to me I want to offer other people.” He founded Ma’s House & BIPOC Art Studio, a communal art space based on the Shinnecock Reservation which features a residency program for Black, Indigenous, and People of Color with an art studio and library which hosts an array of art and history-based programs for the tribe members and broader local community. Dennis brings both a youthful enthusiasm and profound wisdom to his work which he sees in constant expansion. “All of my projects have no ending point and there is so much inspiration. In the Shinnecock Portrait Project series for example, there are about 600 of us who live on the Shinnecock Reservation and I hope everyone will feel invited to be part of this project multiple times to celebrate their story and life.” When asked what he would like people to take away from his work Dennis states, “My art is all about creating as many open doors and new connections as possible. I want people to know that we are still here – and when they see us but don’t acknowledge we are natives – to understand we have a complex history. We will always return to the land.”

he bath has a long and rich history dating back to 3300 BC ranging from a sacred religious ritual to the scene of a crime. Whether it was filled with the milk, honey and sandalwood oil credited for Cleopatra’s beauty or prohibition gin, its mystical powers are legendary. Images range from the ancient roman baths as the place of socializing, business, and illicit sex to the nearly one million dollar 18-karat gold tub at the Kominato Hotel in Japan that was stolen by thieves in 2007. The world’s most expensive bathtub, Le Grand Queen, comes in at a cool $1,700,000. Designed by Simon Krapf the tub is made from caijou, 180-million-year-old petrified wood known for its healing properties. While a luxurious primary bathroom has been a key selling point for Hamptons homes, the pandemic has created even more demand to bring the spa experience in-house. Alicia Murphy of Alicia Murphy Design who founded her Amagansett-based firm in 2014 states, “With everything going on in the world clients want something calming. The biggest change that I’ve noticed is that people are creating their own ecosystem within the home. People are adding these upgrades to their house which is fun to

design.” These elements can range from steam showers to infrared saunas to chromotherapy tubs. While it might not reach the milliondollar mark, the architectural freestanding tub is the jewel in the Hamptons luxury bathroom crown. Murphy’s favorite is the Waterworks Clothilde freestanding oval copper tub. “It’s next level,” Murphy says. But for those not up for the $57,000 price tag, Murphy was able to create a similar custom look for her clients using a firm in Tennessee. The high-end shower is not to be forgotten with Murphy’s choice of a Dornbracht Rain Sky M overhead rain-shower which sits flush in the ceiling for $15,000 with separate spray areas for head spray, body spray and rain curtain with precise temperature regulation and atmospheric light. With supply chain issues designers face new challenges. Murphy notes, “It’s not just one but four or five selections for design elements with the client. It’s much more complicated for designers because you are reselecting in rooms that are finely tuned.” Her key to success in this environment? “Stay positive and be able to pivot.” Robert Bakes of Bakes & Kropp Fine Cabinetry

is rising to the moment. “There’s a clear trend towards ultra-luxury bathrooms with some as large as medium sized kitchens. In design we are very centered around the cabinetry which is our forte and creates a real richness. Walnut is such a soft looking material and when we add a light stain, it has a real delicate feel about it.” These are not only custom statement pieces but key for storage with details like charging stations in drawers and plug in hair drying stations. Bakes also delivers high tech where a flick of a switch turns a mirror into a TV or privacy glass from clear to frosted. Especially with more time spent at home, Bakes sees the master bath as a destination. “Clients can get everything they want from a single room right off the bedroom that can even include a coffee/bar area.” For designer Anna Cléjan of Modern NetZero which focuses on conscious luxury living, the haute Hamptons bathroom is all about wellness. The building and design firm focuses on energy efficient, comfortable homes connected to the natural landscape. “One of the best things is a large soaking tub which is about wellness and ritual and the importance of detoxing,” says Cléjan. “Having a big window in the shower also brings that feeling of indoor/outdoor to incorporate nature.” They often include an actual outdoor shower off the primary bath with room for a massage table to create the spa-like experience. Serenity is also reflected in color choices. “I like the tones to be muted and natural to mimic the

outdoors. Nothing too new or shiny or fake.” And while heated floors are all the rage, by the nature of their energy efficiency she comments, “Our houses are so well insulated and with geothermal heat that our bathroom floors are never cold.” Not to be left behind in the smart home movement, the luxe Hamptons bathroom is fully connected. Mirror, mirror on the wall takes on whole new meaning with not only auto defogging but a builtin display letting you know the time, weather, news, appointments or even make up tips. And with the Kohler Numi 2.0 for $7,000 the toilet operates with voice commands for heated seats, lighting, open lid and close as well as Amazon Alexa so you can even order TP from the loo. Jacquelyn McGuire of By Jacquelyn Design works not only on the building side but in the art of refreshing existing space. “Without going for a full renovation, you can bring in new rugs and towels and accessories to make the bathroom feel more spa-like. Adding new hardware such as brass Waterworks faucets or wallpaper or even new light fixtures revitalizes the space.” She adds, “People are at home even more and things pile up so getting organized is key to the bathroom design.” In term of the color scheme McGuire comments. “For bathroom design the bright white will always be there as it’s crisp and clean but I’m seeing more brown and neutral tones. Natural wood, or even

dark greens make it separate from the house and gives a warm feeling.” Cynthia Walker of CLW Interiors who has worked on both coasts and can make a bathroom shine whether it is a pool house or a magnificent master, comments, “Some of what we are putting into high end homes we have used for some time. It’s not about trend but about quality and longevity. In the end it is about the client’s needs and personality. Our goal is to design spaces that bring a sense of calm and connection to nature.” Walker finds that health consciousness is a priority and uses items such as EPA registered paints, high tech toilets with no need for hands or TP, and the EcoLapistone Tub from Perlato that is a molded stone composite which is 100% recyclable, 30% lighter and naturally antibacterial as well as retaining heat longer. “We also look for materials and elements from nature that reflect the local ecology/geology to create a distinct sense of place.” For Walker it is all about the statement piece whether it is the freestanding tub or light fixture that hangs like art, uniquely elegant

hardware from Samuel Heath, Brizo Faucets from Delta Faucets or antique textured tile hand-picked for maximum impact. So whether it is futuristic talking toilets or ancient essential oil baths, the Hamptons bathroom is the ultimate in luxury, even if it isn’t made of gold.

SMART HOMES THE INTERNET OF THINGS AND WHY THEY “MATTER”

H

ow “smart” is your living space? It’s probably smarter than you realize — just think about the different appliances, entertainment systems and home monitoring packages you already have installed. Do you have a speaker which answers to Siri or Alexa? Do you have a Nest Doorbell or a Honeywell security camera system? Maybe a Samsung Smart Hub refrigerator or a GE WiFi-enabled washer/dryer combo? How about a Sony television? Or a lightbulb that automatically turns on when a room gets dark? If the answer to one or more of the foregoing is yes, then you’re well on your way to having a smart home. But what exactly is a “smart home”? The idea has been around since 1966 with the ECHO IV, an acronym for “Electronic Home Computer Operator.” The ECHO IV, which could store recipes, send messages, control a home’s temperature, create a grocery list and turn appliances on or off, never really caught on: it was prohibitively expensive and never commercially available. In 1984, the American Association of Home Builders coined the term “smart home” to refer to systems or appliances which could be programmed to turn on and off — like a digital thermostat, a VCR, a dishwasher or a stove. In 2022, a “smart home” means so much more than programmable appliances: it’s a home automated by connected devices and systems which perform human tasks by remote control. These smart home systems and devices are connected to and constitute a part of the larger “Internet of Things” or IoT. Every single device or system which is connected to the internet makes up the IoT; however, the term is more specifically used to refer to the rapidly growing

network of objects that communicate with each other, collecting and exchanging information and data in real time. Still think you don’t have an IoT device? Better check that cell phone in your pocket. No matter whether you’ve got an android, Apple or basic flip phone, it’s a part of the IoT. The IoT raises a lot of issues about connectivity, privacy and security. It can be difficult — to say nothing of downright frustrating and near impossible — to connect your individual smart home devices to a single hub like Alexa or Google. Then there’s the question of network security: how secure is your home’s IoT network from hacking and other digital invasion? Is your information secure? Many consumers fear unwanted and unwarranted surveillance by their home hub systems. Despite these fears and

concerns, the IoT market continues to grow at an exponential rate: home device sales are projected to reach $13 billion in 2022, and the total number of IoT connections is on track to exceed 27 billion in 2025. Responding to consumer concerns about interconnectivity and security in smart home hubs was a major theme of the 2022 Consumer Electronics Show, which was held in January 2022 in Las Vegas. The big reveal: the introduction of Matter, an open-sourced connectivity standard created for the express purpose of streamlining the interconnectivity among smart home devices, hubs and systems. Matter is a communication protocol standard that promises to leverage existing technologies — like WiFi, Bluetooth, and ethernet — to allow all of your devices to communicate with each other locally, without the need for an internet connection. Spearheaded by the Connectivity Standards Alliance, a standards-setting organization for the IoT industry, the Matter smart home standard will enable individual devices to work with the smart home system of your choice. Developed in concert with over 200 companies — including Apple, Samsung, Google and Amazon — Matter will be the unifying operating standard so that devices will work seamlessly together and provide a better, more stringent level of security. To be clear: Matter is not just another platform or smart hub like Amazon Alexa, Google Home or Apple Home Kit. Instead, Matter is a software application layered into those ecosystems providing a communication conduit between all the smart devices in your home — no matter the manufacturer. Matter devices will

operate entirely locally, communicating with each other directly by WiFi, Bluetooth or “Thread”, which is the new device-to-device mesh communication protocol underpinning Matter. What does this mean for you and your home? It means that if your internet goes down, your smart home will continue to operate; it also means that control of your smart home will remain local, ensuring greater security and privacy. Maybe interactions between your smart home devices — like turning lights off and on — will happen much faster too. Interoperability is the key of Matter. All Mattercompliant devices will work together, no matter which brand makes them. There will be a number of other consumer benefits, including a greater choice in products (because you no longer will be limited to a single smart home ecosystem), a simplified user experience (especially in respect of product setup) and lower costs (thanks to greater efficiencies in engineering, manufacturing, and more, by not having to support multiple “works with” programs).

Going forward, Matter promises to be the standard for all smart home devices and systems; if you are in the market for a new smart home device or system, confirm that it is Matter-compliant. For existing smart home systems, the following are currently being updated to support Matter: newer Amazon Echo and Echo Dot smart speakers; all Amazon Echo Flex, Echo Plus, Echo Show, and Echo Studio smart speakers and displays; all Apple devices running iOS 15, iPad OS 15, HomePod OS 15, tvOS 15, and watchOS 15; all Eero Beacon, Eero Pro, Eero Pro 6, and Eero 6 mesh WiFi routers; all Google Nest smart speakers and displays; Google Nest WiFi routers; Google Nest Thermostat; and Philips Hue smart lights. HOW TO BEAT THE MID-MARCH BLUES THESE EAST END RESTAURANTS CAN HELP WIN THE BATTLE

T

he poet T.S. Eliot wrote that April is the cruelest month, but perhaps that moniker is best reserved for March. That month of snow, not rain. That month of coldest temperatures and of wicked winds. That long and unforgiving month, the one that drags on endlessly, ever so slowly trudging toward the promise of April’s crocuses. But not yet, it says. No, no. Not yet. Still, if March is not the month for spring’s largesse, it may be the month best suited for re-acclimating oneself to local restaurants. Is there a better time, after all, to sit inside and enjoy a delicious meal, while the gray world swirls from beyond a restaurant’s windows? At O by Kissaki, which opened last summer in East Hampton, March feels a world away. Reservations are a must at this Japanese restaurant. Creative crudos embrace international flavors from elements as diverse as gochujang, togarashi, and roasted plums, while

a selection of hot dishes — some small and some large — arrives from both land and sea. Sea urchin, king crab, and whole lobster tail are just some of the bespoke delicacies served at O by Kissaki, and these luxuries are more than enough to stave off the March blues. Down the road, at The Highway Restaurant & Bar, stop in on a Friday night for the superlative Peking duck, a surefire way to raise your spirits on a blustery March night. (Pro-tip: if you’re not planning on dining on the early side, call to reserve the bird, which sells out quickly.) The half-duck comes with mu shu pancakes, Hoisin sauce, julienned cucumbers, and scallions, but it’s not the only cold weather comfort dish on the menu. The roasted organic chicken, dry rubbed and served with stuffing, roasted cauliflower, and chicken jus, is another cozy March meal. So is the 14-ounce New York strip, accompanied by fingerling potatoes, asparagus, and an unstoppable peppercorn sauce. Sagaponack’s stalwart Old Stove Pub is full of cold weather pick-me-ups. Although it’s under new ownership, the food remains as reliable as ever. Slurp away the blues with a bowl of French onion soup, or the restaurant’s traditional Saganaki: warming Greek cheese baked in a casserole dish with olive oil and lemon. The restaurant may be known for its steaks (and don’t sleep on the 20-ounce prime

dry-aged strip for two, or, if you’re especially hungry, the 40-ounce, prime, dry-aged, bone-in steak for two), but the Mediterranean-veering stuffed eggplant is just as impressive. The dish features basmati rice, lentils, zucchini, tomato, Feta cheese, and tahini, all wrapped up in one starring vegetable. Southampton’s Dopo Argento provides the ultimate mid-March antidote, with pasta as far as the eye can see. From linguine with Manila clams in white wine sauce to ravioli cacio e pepe to tagliatelle alla Bolognese, the cozy restaurant offers irresistible, carb-heavy options that are sure to counteract those not-quite-spring blues. Linger a little while longer over dessert, and let March melt away. That’s what the Grand Marnier ricotta cheesecake is for, after all. MidMarch blues? Says who?
