Buried Treasure? Ch-Ch-Changes Hamptons real estate veteran Joseph De Sane has joined Compass as Senior Managing Director of Sales. Investments Rising
Hamptons, Beverly Hills and Aspen, show no signs of abating. In Beverly Hills the median sales price for a home jumped 54 percent in the fourth quarter over last year, to $5.5 million, according to sales data from Douglas Elliman. In Aspen, the median home price went up 35 percent to $6.7 million. And in our neck of the woods, a record number of homes sold for more than both $5 million and $10 million. In other words, the very rich see trophy homes as a solid investment.
Selling New York Hotshot Douglas Elliman agents Tom Postilio and Mickey Conlon, stars of HGTV’s “Selling New York,” have closed their first Hamptons listing since joining the firm – a shingle-style, four bedroom Amagansett house for $2.75 million. That’s $55,000 more than the $2.695 million asking price. It probably doesn’t hurt that the duo (Postilio is a former professional singer and Conlon a Broadway producer), boast a bevy of celebrity clients including Liza Minnelli and Barry Manilow.

W
hether you spend time in your East End home during the summer season or all year ‘round, privacy is probably important to you. And it seems harder to come by all the time. There’s more traffic on the roads. The quiet of a weekend morning is often shattered by whining leaf blowers and buzzing lawnmowers. The right landscaping can give you more privacy. Plants can serve the same purpose as a fence or high wall, but they can do it in a softer, more attractive way. The first step is to identify which features of your neighborhood are intrusive and where you can place a barrier to block them from your property. Perhaps traffic and street noise are problematic, or maybe the neighbors have loud parties, or their megawatt outdoor lights shine into your bedroom window.You may want to screen from view your swimming pool or spa, or perhaps you just yearn to immerse yourself in a good book without feeling that the eyes of the world are upon you. When you have identified the irritants and determined where you need to block them, you can consider the options. Be mindful of the amount of space available for your privacy planting and keep it in scale. If you want a hedge but have a small lot, you’ll need to seek out narrow, columnar plants such as Sky Pencil

If you need privacy primarily in summer, to screen your deck or patio, you could consider a seasonal planting of tall annuals—a row of hollyhocks or sunflowers, or bold, colorful tropicals such as canna lilies, palms, banana plants, elephant ears or trellised mandevilla vines.
Planting Approaches Depending on the sort of privacy you desire, the style of your home and your existing landscape features, you can install a formal clipped hedge, an informal or naturalistic screen or hedgerow, or perhaps some strategically placed specimen trees or shrubs. Hedges: A formal hedge is a dense row of plants growing closely together and sheared regularly to maintain their smooth, straight lines. Clipped hedges are most at home in formal landscapes, where neat geometries of space and form create a serene, controlled look. In addition to affording privacy, formal hedges can act as windbreaks, define property lines, serve as the walls of garden rooms or provide a green backdrop for a flower or rose garden placed to the south of it. A privacy hedge should be at least 5 feet high; many streetside hedges are far taller than that. In addition to the ubiquitous privet, formal hedging plants include cherry laurel, arbvorvitae (although deer will eat them in unfenced locations), and hollies, though they grow

more slowly. Yews are classics but are, unfortunately also deer magnets in unfenced locations. Screens: Plants in informal screens are allowed to assume their natural habits and may billow and fountain, creating a softer, more natural look. Informal screens provide privacy without need for the meticulous maintenance required by a formal hedge. Selective pruning once or twice a year to keep the plants looking neat and remove any dead or damaged growth should be sufficient. Good plants for screening include Leyland cypress, junipers, hollies, white spruce and flowering shrubs such as forsythia, spiraea and rose of Sharon.
Respect Boundaries When planning for a hedge or screen along property lines, it is essential to know exactly where your property lines lie and to make sure that your plants will not go beyond them when fully mature. Use your property survey to make sure. You will also need to know the locations of underground electric lines, television cables or water pipes so you can avoid them when digging planting holes. With careful planning and thoughtful plant choices, the right landscaping can help you secure the peace and privacy that seems ever more elusive.

I
t’s finally spring, and thoughts turn to building that dream home in the Hamptons. What style of house should you choose? A starkly modern glass box, a traditional shingled gambrel, or a transitional style somewhere in the middle? You likely have a long laundry list of likes, must-haves, and dream features. What new technologies do high-end homeowners demand, and what kinds of materials are architects and builders excited about? To find out, we asked experts from some of the area’s most innovative firms. Kean Development is known for adding ultra-high end features to its homes. The first completed house at its 43-acre project in Southampton, Olde Towne, includes a professional two-lane bowling alley as well as a roof deck with putting green. The house, called Twin Peaks, is listed for $45 million. Kean spokesperson Nancy Patterson says, “Our
clients tend to be very affluent; they are intrigued with technology. The homes we build are controllable via iPhone and tablet driven. Heat, air conditioning, lights, security, humidity, music, indoor and outdoor pool temps and lighting, fireplaces, and so on are adjustable with the push of a button. When they land in their private jet, they can have the lights on and hot tub at the perfect temp for their arrival. “As far as style goes, the Hamptons seem now to lean toward the modern—a clean, fresh and simple approach and layout. Lots of glass and clean lines that celebrate the magic of the landscape and the sea. “Our clients love home leisure facilities: indoor bowling alleys, golf simulators, elaborate spas, professional gyms, basketball and squash courts, hockey rinks, gigantic ballrooms, and full salons. And car collectors love multi-vehicle, underground garages with hydraulic

lifts that literally stack automobiles. “Another popular feature is a chef ’s kitchen as an adjunct to the family kitchen. There, private chefs can prepare food in a professionally equipped kitchen, with catering for large parties easily accommodated. “We also do a lot of rooms where remotely controlled walls of glass and screens slide up and down, bringing the outdoors in. Right outside are full bars, grills, fireplaces, flat screen TVs– all beautifully illuminated and appointed.” NewYork- and East Hampton-based architect Michael Haverland, known for stunning contemporary homes, says,“My clients like the attributes of a modern house—light, air, views, direct relationship to nature— combined with the cozy, casual comfort of a traditional beach cottage. They are not mutually exclusive.

“I find my clients tend to prefer something original and personal, not generic, in both the architecture and finishes. New technologies, with a little bit of intelligence and design time, makes that possible. It is analogous to the trend for ‘fast fashion’ today (appropriate since many of my clients are in the fashion industry).We are exploring and testing different surface materials and treatments, including cast panels in fluid dynamic shapes, 3D wallpaper (CNC milled or laser cut), and sculptural walls produced on a 3D printer. This allows for the use of unexpected materials in clever ways like concrete, MDF, hard-plank and Azek, Formica, Corian--materials I love. “Clients are more open to being as green and ecoaware as possible. They consider the big picture, such as material locations and required deliveries, methods of fabrication, maintenance, and life cycle costs. They are aware it is so much more than specifying trendy green products. I find it is important to factor all of those considerations early in the design process.”
The slogan of East Hampton’s Plum Builders is “Our tradition is modern.” Mary Giaquinto, chairwoman, says that “traditional is still strong even as there is a greater appreciation for modern details which are clean and crisp, especially on the interior. In that vein, we’ve been installing white lacquered poplar paneling in hallways and a dark stained paneling surround for fireplaces, which is creating excitement.” At Paramount Custom Homes, buyers want more of a modern feel. A spokesperson said, “The buyers of today are looking for finishes that we like to call ‘transitional,’ with more straight, clean, long lines on paneling, moldings, and trim. Buyers want high ceilings on all three floors, and LED lighting throughout. More glass, larger windows, with more open spaces in the floorplan. In the kitchen, buyers prefer white, high gloss oversized cabinets with double-thick marble countertops and high-end stainless appliances. Light colored oak floors should be installed throughout the house, which should also include highly efficient heating and air conditioning
systems. The grounds should be beautifully landscaped, with stone patios out back and of course a gunite pool and spa.” Thomas Robinson, Executive Vice President at Taconic Builders, says, “The construction market for custom private residences is definitely dominated by modern architecture, though the spec home builders seem to be sticking with traditional home. There also seems to be a trend in two-story homes to put at least some of the public rooms--living room, dining room, and so on—on the second floor, which used to strictly be the domain of the private rooms. Higher up, these rooms can offer the best daytime views of the ocean or bay.” Our take? Modern seems to be the way of the future, although there will always be those who prefer a warmly traditional look. Make sure that you investigate the latest technologies to make your life in the Hamptons easier, but don’t forget to have fun by adding playful touches like a game room.

ARTISTS YOU NEED TO KNOW BY HEATHER BRYCE Remembrances of Things Past Connie Fox, who’s now in her 80s, remembers her early life in the Dust Bowl when the wind blew clouds of soil, called “black rollers,” through her Colorado town. While the village ladies predicted the end of the world, six-year-old Connie found it “kind of interesting.”
and has had a life well lived, much of that with the celebrated sculptor Bill King, who died last year at age 90. She is also the mother of Megan Chaskey, a poet whose latest book cover, Birdsong Under the Wisdom Tree, features one of her mother’s paintings. Why did her daughter choose that particular work? “Probably because it’s dramatic and mysterious,” muses Fox.
She also marveled at the tumbleweed that rolled over the prairie. The idea of these “3-D balls of strands, almost transparent,” made an impression that still lingers. A look at the artist’s abstract paintings reveals the ghost of such images.
Of course the South Fork has filtered its way into her work. Her “Sammy’s Beach” series is “based on long years of my walking there – where the sand meets the water.”
Recollections of the many other places she’s lived or visited – the Rockies of New Mexico; the Pacific Ocean and “swaying palms” of Southern California; Europe; rural Denmark; the Berkeley Hills, and the Ohio River -- “all live within her, in a Proustian sense,” according to her web site. “These memories lend themselves to abstraction, not directly, they’re ingredients of the paintings,” she said in a recent conversation. Fox was an art student in New Mexico when Elaine de Kooning arrived there to teach.“She brought the Abstract Expressionist brush stroke with her – the new language. We became fast friends and remain so.” It was de Kooning who convinced Fox to move to the East End. Fox has enjoyed a long and critically acclaimed career,

You can see a slice of Fox’s work at the Parrish Art Museum this month as part of its Parrish Perspectives (March 13 – April 24). The show features 22 smallish drawings the artist made in 2007 using a mirror and bookstand, and which she donated to the museum’s permanent collection. She laughs, explaining that the pieces are “a million miles away from my usual work,” which consists of very large abstract paintings. She is still not sure where the idea came from – possibly the self-portraits of German artist Max Beckmann or photographs of the French writer Colette.

He moved recently to Napeague for the “light and the surf.” He has shown extensively internationally and last March was one of only two contemporary artists to be represented in the inaugural exhibition of Rosenberg & Co. in New York, which tapped into the rich heritage of gallerist Marianne Rosenberg’s progenitors, harking back to her great grandfather, a legendary Parisian art dealer who championed such legends as Cezanne, Manet, and Van Gogh.

The show, “Inspired by History,” “introduced the public to the historical heritage and breadth of the gallery’s program by including Impressionist, Modern, and contemporary works.” Among the artists represented were such masters as Pierre Bonnard, Georges Braque, Juan Gris, and Max Weber.

sea, sky, light, even bird flight, address her overriding theme of metamorphosis. “Each painting unfolds as a plant might grow,” she says. “Step by step.” And as the seasons change, so does her approach. Over time, she says, her colors have become more muted and complex. Finding cloudy, misty weather now during late winter, she finds herself working with “a lot of thin veils of color” where the “edges are less distinct.” Perhaps her favorite time of year is summer when she spends time at the Art Barge in Amagansett. Though she teaches painting at the John Jermain Library in Sag Harbor, Bateman prefers to take, not teach, classes there. “It’s like a mini-vacation.” She loves walking the Napeague dunes, which remind her of the seascape and bog near where she grew up in Connemara.“Everything I see works its way into my painting.”

AMERICAN FOURSQUARE A PIECE OF AMERICANA HITS THE MARKET

he Parker Homestead in Southampton Village, built circa 1925, is on the market for the first time ever!
