It’s Memorial Day, folks: get ready, get set, GO! Hopefully you’ve got your summer rental all nailed down and ready or you’ve had your own weekend place spruced up and fresh for a new summer season in the Hamptons! We’ve picked the most interesting new real estate stories for you from the past month.
EAST HAMPTON’S MAIDSTONE SOLD
Te beautiful historic aidstone Hotel right opposite Town Pond in the village at 207 Main Street has been sold. Te Cerio Natter Team — Tony Cerio, Mitch Natter and Jared Schiavoni — at Brown Harris Stevens represented the buyers in an o -mar et deal for an undisclosed price. Irwin D. Simon (Chairman and CEO of ilray rands Inc. and recent buyer of ontau rewing and the obster oll restaurants and the hotelier and restaurateur Mayank Dwivedi plan to create a new Hamptons hotspot.

However, the property has a history as old as East Hampton itself. For at least six generations, starting in the mid- s the location was the site of the village tannery. Tat must have smelled great. Te current building was erected around 1840; as the railroad extended east, the building changed from a lodging house to a hotel and restaurant. You’re a successful real estate broker, a full time mom, and also very active in your community. How do you do it?
I make every minute of my day count and I take my work with me wherever I go. It’s easy to thrive when you are so passionate about what you do.
What are some big market trends you are currently seeing in the Hamptons?
New construction is very desirable. Many of my clients want to avoid renovating and just want to bring their toothbrush.
Backyard amenities keep getting more and more luxurious. From full outdoor kitchens to outdoor spas to pickleball courts, developers are creating homes that feel like personal resorts and it’s exactly what buyers want.
Inventory is still very low so properties are selling very quic ly o entimes before a listing even goes live. To put it in perspective, I just sold a home in less than 48 hours.
What are your thoughts on the real estate market going into summer 2023?
Te mar et is very active right now, with both buyers and sellers looking to transact. I’m seeing an increase in o -mar et deals purely because homes are selling before they even o cially list. Tere’s also growing demand for amenity-rich turn- ey new construction. Buyers want to move into their own personal resort and they don’t want to spend time renovating.
New construction seems to be in high demand. Can you tell us why?
Buyers aren’t looking for a project right now, they want
something turn- ey with all the bells and whistles.
Can you share a few of your favorite dining spots in the Westhampton Beach area?
When I want great Italian food and a fun outing with my family, we go to Mary’s Pizza and Pasta in Speon . Te food is e cellent and you can sit outside. Tey also deliver.
I love Ivy on Main in Westhampton for cocktails and tapas with friends. It’s the perfect place to go out and feel the energy on ain Street.
My favorite breakfast spot in the summer is Beth’s Cafe in uogue. It’s super cute and healthy.

My husband and I have been redesigning our outdoor space, with the help of Yardzen, an online platform that essentially works as a stand-in for a landscape architect. I wanted to know a little bit more about the year’s trends and attitudes toward outdoor furniture, in particular, as I planned my own great outdoor escape. “Homeowners are investing in outdoor projects that increase their enjoyment at home,” says Kendra Poppy, Trends Expert and Head of Brand at Yardzen. “With high interest rates, many homeowners are delaying an imminent move and investing in creating landscaping that makes them feel happy, whole, and connected.”
Yardzen, which recently released its 2023 annual trend report, has recognized a tack toward “unfussy” styles, as well as sustainable design solutions that blend in with the native surroundings. Tat means hard lines, symmetry, organic shapes, and textures, the report concludes. It also means long dining tables for shared meals, an emphasis on outdoor living rooms, and an increase in plunge pools. When it comes to actual furniture, homeowners are leaning toward wellness-related pieces, like pergola daybeds, yoga platforms, and pieces that do double duty, creating a spa-li e oasis or a ma eshi gym outside.
Major furniture retailers, like Pottery Barn, have introduced bespoke pieces (the Madera Teak Daybed which retails for o ers a space inside for suspended interior lighting, a built-in table for drinks, and cushions and curtains that can be customi ed with Sunbrella fabric . Artist Henriques-Adams is leaning into her creativity en oying not only time for her painting but a new light- lled studio recently added onto her Sag Harbor home she shares with her husband obert. It is ust big enough and I am ust neat enough she says of her new lair with a smile.
She rst came to Sag Harbor in utero and having spent time at relatives’ houses over the years found her own oasis in . Sag Harbor has a very warm blac community and that was important to us having been raised in a white environment she comments It’s li e an instant family and common e periences.
Henriques-Adams made the move from the city a er spending twenty-si years as an art teacher in both the etherlands and ew Jersey teaching numerous disciplines to di erent grades while raising her son as a single mom. I didn’t have a moment in my entire time of teaching to really do my art emotionally or economically she e plains adding with a laugh I am pretty practical. Having dental and medical insurance was important.
Educated at Howard niversity School of Fine Arts Te Pratt Institute as well as graduate school at Te an Street School Parson’s School of Design and ruro College Henriques-Adams shared with her students not only her technical nowledge but emotional understanding. Her years ust a er college as a ight attendant at Pan Am also added wisdom from traveling the world. Te ob as a teacher is to build self-esteem and to e pose students to give them artistic literacy to feel comfortable she e plains. Feeling good about yourself as a human being is more important than if you have one point perspective.
With time and space Henriques-Adams can now e plore numerous di erent in uences in her own paintings. y ideas almost always happen in twilight when I’m sleeping. It may be a certain design or shape – but then it has to resonate. She also adheres to one of her teaching principles namely perspective. I need to put some distance between myself and my wor to turn away and then go bac and loo . I used to lug canvases downstairs but now I can ust ta e a picture on my phone and loo at it at di erent times.
Indeed Henriques-Adams’ wor is comple and can be appreciated from di erent perspectives. With a love of writing and even calligraphy what appears as a beautiful abstract with gold or silver leaf which shimmers in the light as the sun rises or sets is actually a series of phrases. With a unique

With a new season out east about to begin, it’s time to get excited for some of spring and summer’s newest arrivals. Although we don’t yet know about all of the seasonal openings for 2023, we do have word of three new restaurants that will be joining the roster on the East End. This year, Montauk, Southampton, and even Southold will be welcoming brand-new (and long-awaited) restaurants, adding more depth and breadth to the already enthralling dining scene out east. Read on for three new openings that we can’t wait to check out.
In Montauk, chef Jeremy Blutstein returns to his own stomping grounds at Mavericks, a 200-seat space overlooking the hamlet’s Fort Pond (the space
was once East by Northeast, a restaurant where the local chef worked earlier in his storied career). The space has enjoyed a glossy — and down-to-thestuds — renovation, and the new menu delivers in a way that only a Blutstein-honed menu can. A stuffed mushroom, of course, is never just a stuffed mushroom. The Mavericks version comes with Bridgehampton’s own Mecox Sigit cheese, as well as house-cured lardo. Entrées come from both land and sea, like the whole Montauk fluke Meunière, or the 18-ounce dry prime-aged Adirondack rib-eye. For the local vegetarian, Blutstein happily offers a Southampton maitake mushroom steak, served with a 20-year Jerez (Sherry) and fresh thyme. Reservations for Mavericks are available on Resy. The restaurant will serve both lunch and dinner.
This spring, Southampton will also welcome a newcomer from the EHP Hospitality group. The group, which also owns EHP Resort & Marina and The Inn Spot will launch Enchanté in the spot formerly known as Red Bar, an iconic Hamptons dining venue. The restaurant, a French bistro, will combine dining traditions from Parisian brasseries and the South of France, offering romantic design and a broad menu. Menu items include rainbow trout amandine, French onion soup, escargot, salad Lyonnaise, and more. A rich and textured design concept, executed by HLC Creative Group, will highlight silk velvets, silver and brass accents from mid-century France, and natural linens. And a semi-private dining room will offer intimate dining experiences.
Over on the North Fork, restaurant owner Arden Gardell is welcoming the much-anticipated Little Fish at Kenney’s Beach this spring in the space that was once home to Elbow East. Chef Ryan Barth-Dwyer, who is local to the North Fork and who has worked at Kontiki and Gallery Café, will be in charge of the kitchen, leaning on sustainable and fresh ingredients. The menu will tack toward local seafood. A Green Goddess Crab will feature blue crab, local lettuce, avocado, hearts of palm, and a green goddess dressing. Spicy tuna tartare taquitos, served with toasted sesame seeds, avocado, and micro greens, are available at both lunch and dinner. Consider washing it all down with a Smokey Paloma: Peloton Mezcal, fresh grapefruit juice, Cointreau, and lime juice. Live music, a dining room full of vibrant colors, and a steadily rotating menu will top off what is sure to be one of the most captivating openings of the season.

ELIE TAHARI’S MANHATTAN APARTMENT IS AN URBAN RETREAT

Designer Elie Tahari’s building on Central Park West runs the length of a Manhattan city block. Designed by Robert A.M. Stern, it evokes the work Rosario Candela (1890-1953) whose residential buildings in the nineteen-twenties and thirties came to de ne gilded age grandeur. Accordingly the facade is clad in some eighty- ve thousand pieces of limestone from the same quarry as the limestone used in the Empire State uilding and the lobby is an ode to Italian marble. Te real estate-acquiring elite — Sting Den el Washington orman ear and billionaire nanciers among others — clamored to buy into the building which boasts such must-haves as maid’s quarters a chau eur’s waiting room and a private dining room complete with its own private chef.
If you owned an apartment in such a lavishly appointed place you might feel obliged to maintain the residential status quo with an equally lavish interior. ut not Elie ahari the founder of an eponymous fashion empire. Having bought two ad acent units on the ninth oor of the building with a view to creating a single big apartment — humongous terrace and all — he opted to ta e a subtler approach.
Which ma es sense as the ahari brand has always represented a ind of quiet lu ury. According to ahari the terrace which he entrusted
to the Swiss landscape architect En o Enea who created ve distinct sitting areas was the pro ect’s motive force. As soon as I saw all that outdoor space I got very e cited ahari said.
He was also e cited about the prospect of creating an urban retreat and so he tasked the architect Wayne Turett and the interior designer Jessica Shaw of the Turett Collaborative with bringing his vision to life. Shaw recalls an early conversation with Tahari in which he mentioned that he wanted the space to blur the boundaries between inside and outside. Also on the Tahari wish list: a museum-like aesthetic. Elie wanted to nd eclectic pieces that loo ed as though they’d been collected over time says Shaw.
Tahari and Shaw were relentless in their search for vintage furniture of notable design. As Tahari tells it, the two visited auction houses, the Armory and Frie e. Tey went to the Salone del obile in ilan. Tey called on carpenters in their wor shops. Tey spent days wal ing around ew or and going into antique shops and showrooms in search of inspiration.

Other standout elements include the pivoting live-edge walnut doors fashioned out of tables that once stood in a ahari showroom in the entrance hall. In recon guring the space urett separated the common areas from the private quarters situating the former to the right of the doors and the latter to the le down a passageway conceived to further enhance the sense of privacy . A console table from the Italian furniture gallery ilufar a longstanding ahari favorite sets the tone for the modernist aesthetic that is a eynote of the design.

HRES: How did this pro ect come about and why
KF: I’ve designed homes and been in various part of the Hamptons residential home building business for the last years. A er wor ing in the hospitality business the last years I found myself missing the intimacy of home design and construction. I was loo ing for the perfect pro ect to launch my new solo brand.
ast ay I received a call about a special property. When I drove down the long private driveway and saw this glorious but dilapidated home and the outbuildings I new I found it. It’s been a -month ourney to renovate each structure and build out the almost s . . basement. It’s an ama ing collaboration of vision pro ect management and valuing our trades expertise.
HRES: Your listing is featured on this month’s front cover. Can you tell us what you love most about it
CC: Tere are so many elements to this property to love it’s di cult to pic ust one thing but beyond the uniqueness of having the four structures and the scale of the program I thin Kristen has done a tremendous ob at ma ing this all cohesive. From the smallest of details to the overall vision it all wor s. Tere is not a single nish here that feels li e an a erthought and at over sf of conditioned
space that’s a very tough accomplishment to achieve.
HRES: What was your inspiration for Sa ain and how would you describe the interior style
KF: Te inspiration for the nishes and furnishings is grounded in my own Hamptons living e perience. Tere is a sweet spot to be found between modern and traditional homes and that was my goal for .
Te house and pool house represent the perfect balance of classic Hamptons architecture timeless nishes in a transitional style and furnishings with a contemporary air. Te two barns allow us to ta e some additional creative liberties in design style and nishes. Te new basement space is more modern but still incorporates elements of the rest of the home.
HRES: Why is this home a good investment in the current Hamptons mar et CC: Tis is not ust a good investment in the current Hamptons mar et but I feel strongly that this is a great investment for any mar et. What you get here simply cannot be replicated with current building regulations. Tere are two pre-e isting and non-conforming barns that have been ground up restored and reimagined into functional space — could not do that again. or would you get the sf of living space in the home. Plus a pool house. And tennis. uite simply you could never replicate this program.
HRES: Can you tell us about some of your ey design features incorporated into this pro ect that you are nown for
KF: Much of our Hamptons life happens in the itchen chefs itchen too and bath spaces. Function must come rst and design is then layered into this equation. It is a mista e to begin the process in the reverse and I won’t compromise on function and layout And closets closets closets lots of them perfectly designed and installed. Tey are not an a erthought
Our Hamptons e perience is both indoors and out. I li e the spaces to wor together to allow for proper entertaining plenty of light and ease of ow. Te outdoor areas need to incorporate destinations and activities. Sa ain o ers more of this than any other property I have found.
I am a big believer in purposeful de ned space. Every room needs an intention — even in a nished lower level.

DAZZLING DAHLIAS BRING COLOR ALL SUMMER LONG

Local nurseries and garden centers sell blooming-size dahlias for summer planting. If you decide to save the tubers to plant again next year, store them in a cool place and plant them outdoors when the danger of a late heavy frost is past. Plants from a nursery or garden center should be planted at the same depth they were growing in their container.
Dahlias are heavy feeders in the garden, so feed them every couple of weeks with a balanced, allpurpose fertilizer. Water the plants during dry weather. Plants growing in containers may need daily watering during hot weather, depending on the size of the pot. Tall varieties may need staking. Clip off faded flowers to keep the plants blooming freely. And enjoy those beautiful colors all summer and into the fall!
Dahlias are excellent additions to East End flower gardens, in the ground or in containers. The plants bloom nonstop all summer until frost shuts them down; they reach their peak in many gardens in August and September. There’s a range of warm colors available from pastels to brights: shades of red, rose, pink, yellow, orange, and white, and a variety of flower forms — from full, round pompoms to single and daisylike to slender petaled and spidery. The flowers come in many sizes, too, although the big dinner-plate types are hard to mix with other plants in the garden. Plants range in size from foot-high dwarfs to 3- and 4-footers. Use dwarf dahlias in the front of the garden beds and borders or in pots.
Taller varieties can go into the middle ground of a sunny bed or border, or you can combine them with other annuals in large containers. Dahlias combine well with daisylike flowers such as coreopsis, spiky blossoms like salvia and veronica, small-flowered baby’s breath, and many other flowers.
Dahlias are not true annuals; they grow from tuberous roots that are tender. But you can dig them up in fall and store them indoors over winter to replant in spring. The plants grow best in soil that’s fertile and moist but well drained. Amend the soil with compost in fall for planting the following spring. Good drainage is important; dahlias will rot in soggy soil.

Peconic Bay Community Preservation Fund Tax Rate and Allowance Changes
Efective April 1, 2023, the Peconic Bay Community Preservation Fund (CPF) tax rate has increased from 2% to 2.5% for properties purchased in the Towns of East Hampton, Shelter Island, Southampton and Southold. However, where the Contract for the sale of property was entered into prior to April 1, 2023, the parties may elect to utilize the old allowances and the 2% rate by attaching a copy of the sales contract dated prior to April 1, 2023 with the CPF form when recording. Below is the new allowance breakdown efective April 1, 2023.
East Hampton $400,000.00 - Improved $100,000.00 Vacant (Unimproved) No exemption on conveyances greater than $2,000,000.00.
Shelter Island $400,000.00 - Improved $100,000.00 Vacant (Unimproved) No exemption on conveyances greater than $2,000,000.00.

It is recommended that brokers review the printed language on their memos of sale to ensure these changes are included.
Publication of Standard Operating Procedures
Under Senate Bill S7729, beginning on April 20, 2022, every real estate broker operating within New York shall have on each publicly available website and mobile device application they maintain a list of “Standard Operating Procedures”. In addition, each publicly available website and mobile device application operated by an associate agent or “team” of such broker shall have posted their broker’s standard operating procedures or direct link to such information on their broker’s website. Brokers are required to keep an archive of all standard operating procedures for as long as they are actively licensed by having each amendment date stamped and notarized. Notably, any broker or sales person operating under a brokerage license that fails to adhere to such operating procedures “shall be subject to discipline”. The statute requires that real estate brokers “institute standardized operating procedures for the prerequisites prospective homebuyers must meet prior to receiving any services.”
Real Estate Ofce Managers
On December 21, 2021, the Real Property Law was changed to require that an associate broker must have been active as a licensed associate broker for at least two of the four years before appointment as an “ofce manager.” Such individual must retain his or her license as a real estate broker and must exercise the same duty of supervisor over salespersons and associate brokers as a licensed real estate broker.

Market volatility abounds across much of the US real estate scene, as the tech sector and other labor markets continue to shed employees resulting in the contraction in the corresponding real estate markets. According to Parcl Labs, a real estate data rm every state between e as and California is seeing negative year-over-year housing prices – the hardest hit areas being San Jose and San Francisco. Not so for South Florida, which continues to see a surge in domestic and international wealth migration. Homebuyers from high-ta high-density states are continuing to relocate and purchase prime properties at price tags of $1 million and up. Some of the top

Pre-Covid the number of Single Family Condo and ownhouse istings for the island of Palm each uctuated in the - range. In the rst quarter of there was an average of homes for sale in Palm each according to the Palm each oard of ealtors.
Corcoran’s Jennifer Kilpatrick shares her insight. “South Florida prices are remaining strong but we are de nitely seeing stabili ation in the mar et over the fren y of the last few years. We are still seeing limited inventory — especially in newer lu ury construction — that is driving the high demand in the Florida ar et due to the steady in u of new Floridians. Post-pandemic we
have e perienced last year’s fren y and now are de nitely seeing more opportunities for buyers but the mar et remains strong in South Florida.
At what price point are you seeing the most action in terms of o ers/sales? In what neighborhoods/zip codes?
Cregan: Te - condo mar et is red hot for good units in good buildings. And super highend Palm each waterfront properties are selling quic ly as well. What passes for our middlemar et the - single family home in Palm each and the - home in West Palm has been a little quieter.
Kilpatrick: Homes under . and over are still moving well but says on mar et have increased. East oca and East Delray are still in demand.
Oge: iami each turn ey homes on the water – it’s still the area of the mar et in most demand.”

It’s basically been a wash between the tailwinds and the headwinds. On one hand you’ve got these economic question mar s but on the other hand you have continued demand and desirability. Our phones are still ringing o the hoo with people wanting to move here and we’re still showing houses all day but buyers are ta ing more time to ma e decisions and also having more di culty getting their heads around the capital requirements.
r. Cregan analy es the issue from a di erent perspective. We saw some trepidation from buyers during the Silicon alley First epublic ban scares. ut with the Fed and reasury seeming to have ring-fenced those problems that nervousness has receded. Te re e ive response on mortgages is that Palm each buyers don’t ta e mortgages. While it’s true that Palm each is de nitely a cash o er mar et even our wealthiest clients o en too a little borrowed money when rates were ultra-low so higher rates are not a ero impact on our market.”

estate mar et to so en over the summer and then for it to rebound when season ramps up in the fall returning to a more traditional mar et ow based on seasonal patterns.”

Tere are single unit wall mounted or freestanding waterspouts that emanate from the head of a lion or cherub or other source and fall into a basin below. ou can nd these pieces in natural stone cast or cultured stone or lighter weight resin. Tere are also small bubblers to install in large olive ar or urn. All these devices use pumps to recirculate the water through the system.

In nature water is drawn by gravity to run downhill and pool in low spots. For the most successful design use these inherent qualities when incorporating water features into the garden. ocate a pool or pond in a low spot where water would naturally collect. A pool on top of a slope will loo somehow strange and out of place no matter how carefully you shape it or how beautifully you plant around it. ut placed at the foot of the hill the pool will ma e a lot more sense. Similarly a cascade needs to run from high

Still Water: If you want to have a re ecting pool be sure to locate where it will have something to re ect. Still water mirrors the clouds above and nearby plants too. Te glistening surface draws and holds your attention. A garden pool need not be deep to wor its magic. nless you want to have sh your garden pool can be shallow — feet is plenty. A shallow pool is less wor to maintain than a deep one. A pool with a dar bottom or liner will have the most re ective surface and the dar depths below will loo mysterious. On the other hand light colored undersurface lets you see right to the bottom which can be a design feature in itself if you have a mosaic or other design on the bottom. ou can add interest to a pool by including

It can be small and subtle or big and dramatic but it is not supposed to loo li e a natural feature. A fountain demands your attention. Its sound and motion draw you to it. How high and at what angle should the water rise into the air in order to be visible from your chosen vantage point e mindful of scale and proportion too. While Chief Joseph Ranch (aka, Yellowstone Dutton Ranch in the show), is not accepting reservations this year, head to one of these ranch retreats around the state where you can don your best cowboy boots (may we recommend: Lucchese) and experience the magic of the rugged West.
About 100 miles north of Darby, where much of the show is filmed, discover The Resort at Paws Up , encompassing 37,000 acres near the Blackfoot River. With luxury home rentals, glamping tents and activities galore (think fly fishing and cattle drives), it’s an ideal summer getaway for families.
