No Deal While the Town of East Hampton tried to preserve 30 acres of pastoral fields north of Amagansett’s Main Street, the family that owns the several land parcels has chosen to develop it. The Bistrians came to the conclusion that “the town is not willing to buy the property at fair market value” after 35 years of negotiations.Town policy forbids a purchase at more than a property’s appraised value. The land, which is in an agricultural zone, is also zoned for two-acre residential lots.

Size Matters The Town of East Hampton has been discussing new rules to limit the size of a house relative to the size of its lot. While Supervisor Larry Cantwell has admitted that the town “allows for larger houses than perhaps

we should,” Kieran Brew, an agent at Saunders, has called the initiative “unreasonable, unfair, arbitrary and completely unnecessary.”Not only might the town devise a new formula for computing allowable square footage, it is also considering whether to include basement space when computing gross floor area depending on how “livable basement space” is defined. The good news is that a new size restriction will potentially result in up to 30 percent less development in the community. The bad news is the possible devaluing of existing properties.
Clubhouse Reborn Sean MacPherson, owner of the Crow’s Nest in Montauk, is hoping to reconstruct the Montauk
Association’s clubhouse, which burned down in 1933, as a private residence for his family. MacPherson plans to rebuild the exterior of the nearly 12,000 square-foot structure to its past glory. The former haunt for the owners of the hamlet’s Seven Sisters (landmark houses in one of which resides Dick Cavett), the shingle style clubhouse was designed in the 1880s by McKim, Meade, and White, and sited by Frederick Law Olmstead, the landscape architect behind Central Park. Lacking architectural plans, the land’s owner arranged for an archeological dig to locate the long-buried clubhouse foundation. The dig resulted in unearthing three foundations and original bricks and shingles.

THE 24 TH ANNUAL HAMPTONS INTERNATIONAL FILM FESTIVAL NEW CO-CHAIRS, SIGNATURE PROGRAMS, AND EAST COAST/NEW YORK PREMIERES
T
he 24th Annual Hamptons International Film Festival (HIFF) will take place October 6-10, 2016. The festival was originally founded to celebrate Independent Filmmakers in the genres of long, short, fiction, and documentary films. Approximately 25,000 visitors will attend HIFF with over 150 films and 20 events in 14 venues across the East End. Over 30 countries are represented in the slate of films with cash and in-kind prizes totaling $225,000. The festival’s diverse programs attract celebrities from around the world to the Hamptons as well as film buffs, culture devotees, and tourists drawn to the glamorous East End. This is the first year that Alec Baldwin and Randy Mastro will co-chair HIFF. Alec Baldwin has been a HIFF board member for the past decade and a longtime supporter of the festival, hosting its SummerDocs series for the past eight years. Randy Mastro, on HIFF’s board for the past nine years, is a partner in the New York office of Gibson, Dunn & Crutcher, and CoChair of the Firm’s Litigation Practice Group. The Opening Night film on Thursday, October 6, in East Hampton will feature writer/director Jeff Nichols’ Loving. Starring Joel Edgerton, Ruth Negga, Marton Csokas, Nick Kroll, and Michael Shannon, the film celebrates the real-life courage and commitment of an interracial couple, Richard and Mildred Loving who married and then spent the next nine years fighting for the right to live as a family in their hometown. Their civil rights case, Loving v. Virginia, went all the way to the Supreme Court, which in 1967 reaffirmed the very foundation of the right to marry. Jeff Nichols will be at the festival.

BY RUTH THOMAS The Closing Night film on Monday, October 10, in East Hampton will feature director Ewan McGregor’s American Pastoral. Based on Philip Roth’s 1997 Pulitzer Prize-winning novel, the film stars Ewan McGregor, Dakota Fanning, Jennifer Connelly, David Strathairn, Rupert Evans, and Valorie Curry. Set in the unrest of 1960s America, a man watches his seemingly perfect life fall apart as his daughter’s newfound political activism threatens to destroy their family. Actress Dakota Fanning will be at the festival. HIFF will present its Signature Programs including Films of Conflict & Resolution, dedicated to showcasing films that deal creatively with the complex issues and societal effects of war and violence; Compassion, Justice & Animal Rights, now in its second year, presenting films that support social justice issues and animal rights; and a brand new program Air, Land & Sea, highlighting films that bring awareness to global manmade environmental issues.

Sonic Sea explores the tragic impact of industrial and military ocean noise that interferes with the unique sonic symphony surrounding whales and other marine life necessary to guide them towards food, mates, and safety. O
n August 31, 1954 Hurricane Carol, which originated in the Bahamas, made landfall on Eastern Long Island. In its trail of wreckage was the studio of Abstract Expressionists James Brooks and his wife Charlotte Park Brooks, perched high atop the Montauk cliffs. So the couple moved to Springs, where many of their artist friends, including Jackson Pollock and Lee Krasner, lived and worked. James Brooks is perhaps best known for his large-scale mural, Flight, at the Marine Air Terminal at LaGuardia Airport, which he executed while working for the Works Progress Administration in 1940. Their home, a one-story cottage that survived the storm, was moved by barge to Louse Point then by truck to an 11-acre parcel on Neck Path. After the couple’s deaths, East Hampton Town purchased the property, which contains the original house and two studios, for $1.1 million three years ago with money from the town’s preservation fund. The town planned to demolish the buildings and use the land for trails. But an outcry in the community was heard to preserve for posterity the buildings, which still contain such items as art books, canvas rolls and paint brushes poised in coffee cans.

T
he Hamptons have played host to Hollywood luminaries for decades. Back at the beginning of the last century such iconic thespians as Douglas Fairbanks Jr., Mary Pickford, and Ethel Barrymore sought refuge on a tranquil North Haven peninsula, later named for them: Actors Colony Road. Richard Gere just sold Strongheart, his sprawling Peconic Bay-front estate there, to Matt Lauer for roughly half the original asking price of $65M. Silver screen heartthrob Gary Cooper was a fixture on Southampton’s society scene after his marriage to a prominent socialite in 1933. Not only did the couple frequent all the right clubs and parties, they are also buried in the Sacred Heart Cemetery in Southampton. Marilyn Monroe and her then husband playwright Arthur Miller stayed in a former windmill in Amagansett. The structure, converted to a residence in the 1950s by cosmetics mogul and Fabergé founder Samuel Rubins, still stands and is currently on the market for $8.5M, listed by Bobby Rosenbaum of Douglas Elliman Real Estate. But until the 1970s Tinsel Town Hamptonites were few and far between. The new wave started when media mogul Steve Ross built a compound on West End Road, a bucolic East Hampton lane tucked between the ocean and Georgica Pond – a road that eventually became so populated with masters of the

universe that real estate legend, Allan Schneider, called it the “street of dreams.” Since then the parade of Hollywood honchos has continued apace. Over the years dream makers from Lauren Bacall (sublime) to assorted Kardashian siblings (ridiculous) have resided here, in the latter case the family’s thankfully short stay was likely designed to use the area to give their brand a touch of class.

view or viewing him. Ross’s widow, Courtney Sale Ross put the 5.5-acre property her husband had amassed on the market in 2013 for the eye-popping price of $75M. It was bought a year later for $50M by another Hollywood hotshot, entertainment mogul David Geffen. Within two years the DreamWorks cofounder (along with Spielberg and Jeffrey Katzenberg) put the fourparcel property back on the market, pocketing $67.3M earlier this year. You don’t have to be a math wiz to compute that he made a $17M profit. It was bought by UpIsland developer, Villadom Corporation, the builder of the Lighthouse Landing subdivision in Sag Harbor and 22 homes in Bridgehampton and Sagaponack. Perhaps they will build houses worthy of a film idol. In his high-stakes game of Hamptons Monopoly, Geffen has purchased a two-acre oceanfront estate on tony nearby Lily Pond Lane for $70M, actually not a huge sum when you consider that his net worth is estimated at $6.5 billion. The music and film impresario has since made a request to the village to make extensive alterations to the property

that he purchased from the estate of Josephine Chaus. The desired renovations, which would cost about $2M, include adding a 1,045-square-foot garage with roof terrace, expanding a pool patio and constructing walkways.
Amagansett: Beverly Hills East The Hollywood old guard has paved a way for the next generation of Hollywood heavyweights, who have made Amagansett a sort of Beverly Hills East. Sarah Jessica Parker and Matthew Broderick, Jerry Seinfeld and family, Gwyneth Paltrow, and Alec and Hilaria Baldwin, are all firmly ensconced in the hamlet. Liev Schreiber (AKA Ray Donovan) and his wife, Naomi Watts, have made their home in a 6,000+ square-foot-house set behind hedges in the Lanes section.While they had listed that house last year for $5.85M, they took it off the market this summer. Meanwhile they just purchased a $5.4M Montauk manse with expansive ocean views. The glittering duo will co-star this fall in The Bleeder, about heavyweight boxer Chuck Wepner.
Southampton waterfront house where she spent late summer filming a new movie. “Rock That Body,” about a bachelorette party where a male stripper ends up dead, is being dubbed “The Female Hangover.” Other stars such as Renee Zellweger, who recently sold her home in East Hampton, have come and gone. And, though Madonna has a horse farm in Bridgehampton, and Jennifer Lopez owns a Water Mill estate, sightings of those superstar divas are rare. While the stars come out here, like everyone else, to relax in the East End’s quiet idyll, often their “private” moments are the fodder of gossip columns worldwide. An August article in London’s Daily Mail noted that Sarah Jessica Parker and hubby Matthew Broderick “looked relaxed as they were seen picking fresh veggies.” It went on to pronounce that “Sarah went makeup free and wore a light blue tank-style summer dress... as they picked carrots and tomatoes for a farm-to-table meal.” Even with such invasive coverage, the Hamptons will no doubt continue to be an enticing refuge for Hollywood’s glitterati.

LIVING WITH ART A FRENCH PHOTOGRAPHER FINDS A SPIRITUAL HOME ON THE EAST END OF LONG ISLAND
W
henever he is in Montauk, the photographer Albert Delamour heads to the beach twice a day, just before dawn and again at dusk, with his fishing rod and a digital camera or a drone. From the shoreline of the easternmost point of Long Island, he looks out to sea and imagines he can see his native France. Though sometimes he will reel in a fish, the true purpose of these shore walks is to catch the play of light on water with his lens. Sunrise, sunset-timeworn images that are the stuff of picture postcards. But Delamour isn’t interested in the familiar. Or rather, he is--but only to the extent that he can subvert the viewer’s expectations by rendering a commonplace fresh and new. He achieves this through techniques borrowed from painting and sculpture, overlaying such materials as silver and gold leaf on his photographic ‘canvasses,’ which he finishes with lacquer. The results are images that are anything but static. Delamour’s seascapes possess a dark beauty, an undercurrent of menace. And their tonal values change in response to the light and time of day. Born in the Montmartre district of Paris, the photographer has spent many years looking at the sea at eye level and from high in the sky. As a youth of sixteen, he enlisted in the French Air Force. It was there, during his first months at the base, that he learned to
take pictures with an old 35 mm Nikon. Before long he was sent on reconnaissance flights, photographic equipment in tow. At twenty, he left the Air Force and soon earned a spot in the photography program at Paris’s prestigious École national supérieure Louis-Lumière. After graduation, he went to work as a studio hand for the fashion photographer Henri Coste whose images of a young Brigitte Bardot were the talk of nineteen-fifties Paris. After years at Coste’s side, Delamour opened his own photography studio. Although he did the odd bit of catalogue photography, he made a name for himself in the fashion world, working with such designers as Christian Le Croix and Jean-Paul Gautier. In 1998, he made a two week visit to New York. Charmed by the warmth and exhuberance of the city’s inhabitants--so different from Parisian reserve and froideur!--he decided he would like to stay. He sold his business, closed up his studio, and with his wife, gallerist Michele Mariaud, he relocated to a loft at the edge of Manhattan’s Chinatown, where the couple and their teenage daughter live and work today. Though Delamour’s ouevre is neither limited in subject matter nor geography to the East End of Long Island--see his Icons series, conceived as a homage to

Caravaggio and other Old Masters--it’s true that the area has inspired some of his most beguiling images. Consider, for example, La nave va et vogue le navire (And the Ship Sailed On) a photograph of a wedding party-the bride and groom are friends of Delamour--at the East Hampton Golf Club. In the hands of a lesser artist, this work could have been nothing more than an anodyne group portrait. But by placing a rising tide in the foreground while the smiling, blinkered guests, staring out from the deck of the ocean liner-like club, fill the background, Delamour presents us with a kind of darkly comic shipwreck. Happily, the photographer’s own domestic life seems to rest on terra firma. His photographs figure prominently on the walls of the Michele Mariaud Gallery alongside works by other members of Mariaud’s stable. Delamour’s studio is in a back room and the family’s quarters are at the edges of the floor-through loft. One feels that for this artist, there are no boundaries between making art and the business of living. LIGHT UP YOUR LANDSCAPE WITH SOME AUTUMN COLOR
utumn is upon us, and here on the East End we get to enjoy some of the finest weather of the year, with cloudless blue skies above a landscape suffused in mellow golden light. Other days are gray, dramatically blustery and cloudswept. The latest flowers are still blooming in gardens, and the last roses of summer are still with us. Out in the landscape, trees and shrubs can bring warm, bright autumnal colors to your property. The brilliant oranges, golden yellows, vibrant reds and deep purples of fall glow in the soft, slanting light of a clear afternoon, and they positively blaze against a slate-gray cloudy sky. Here are some trees and shrubs to consider adding to your landscape to light up the scene with some autumn fire. Japanese maples, whose graceful forms and lobed, notched or serrated leaves are elegant in the landscape all year, turn bright shades of red, scarlet, orange or yellow in fall. The foliage of witch hazels, which bloom very early, as winter begins to ease its grip, glows sunny yellow in autumn. Burning bush euonymus lives up to its name, its autumn leaves fiery scarlet (but grow this one with

care; it can become invasive, so pull up unwanted seedlings if you spot any.) The paperbark maple, whose shaggy, peeling bark adds appealing textural interest to smaller gardens and landscapes, sports deep orange leaves in fall. River birch, also loved for its attractive peeling bark, turns its foliage yellow this time of year. The leaves of flowering dogwoods turn shades of red to orange, sometimes with purple tones, too, and shrub-type dogwoods go yellow. Viburnums, whose white flower clusters are so decorative (and wonderfully fragrant in the case of Koreanspice viburnum) in spring and summer, reward us again in autumn with redpurple to orangey red leaves. Some of the native trees and shrubs so admirably suited to our growing conditions also display autumn colors. The tough and adaptable shadblow, or serviceberry, tree can be spotted in spring in gardens and in the wild with its white flowers, and in fall its leaves glow rich yellow to orange. Sassafras is another wildling; this one pops up where it will (and can be a pest), but in fall its mitten-shaped leaves turn bright yellow, orange or red, or even

BY ANNE HALPIN a combination. Black tupelo also decks itself in shades of red, orange, yellow or even purple. For a rich red blaze, look to eastern red maple. Trees aren’t the only source of bright fall foliage. Our native sweet pepperbush, or summersweet, is a shrub that presents wands of lightly fragrant white flowers in summer and richly golden foliage in fall. Oakleaf hydrangea turns deep shades of bronze and burgundy (and deserves to be more widely grown for its neat habit, lobed leaves and cone-shaped heads of creamy white flowers). Sumacs aren’t for the neat-and-tidy landscape— they form wild and weedy-looking colonies and need room to spread out. But in fall light they’re a blaze of brilliant orange and red in informal landscapes where conditions don’t lend themselves to more demure plants. Adding some of these trees and shrubs to your landscape can provide a decorative backdrop for late-season barbecues or soaks in the hot tub. And you’ll enjoy an extension of outdoor color long after summer’s gone.

The market right now, Mary says, is in transition. “Buyers don’t know how to evaluate the costs of the properties currently for sale on the market, so they’re not buying.When the market stalls, it comes back with a different buyer and a different product so builders have to be constantly learning.” Nunzio Zappola, at N. While Farrell builds from Westhampton to Montauk, their focus is in Bridgehampton. When looking for a building site, she says Farrell focuses on what the market needs in price and value and land. Of course, there’s more value north of the highway. As for your budget, Kristen says that Farrell projects north of the highway tend to run between $3.2 million and $9 million; south of the highway you’re looking at $5.5 million up to $18.5 million.
Farrell Building Company is, of course, the largest builder in the Hamptons. They’re most well-known for spec homes, but they do a lot of custom work as well. And even each of their spec homes is different.
However, from a design perspective, Kristen says that practicality is most important, and function and good flow are what sets Farrell apart. However, Farrell is noted for certain design elements with “Farrell finishes”; for example, each Farrell kitchen is custom made, but often tends to feature a white high gloss finish with metal accents.
Whatever your budget, though, Kristen says that attention to detail and a perfected living environment set Farrell homes apart.

SILVER HARDWARE AND FIXTURES ARE GIVING WAY TO A GOLD RUSH
or years the go-to metal tone of choice was silver. Think polished chrome, as de rigueur in a Hamptons kitchen as a Braun coffee maker. But the modern kitchens and bathrooms so prevalent here now beg for a measure of warmth. Whereas silver is cool, gold is warm. Moreover, gold elements add opulence to otherwise stark rooms. Brass has gotten a reputation for being, well, brassy. However, since brass is an alloy of copper and zinc, the proportions of each can be varied to create a range of brasses with differing properties. Then there are the finishes – from bright polished brass to the more subdued unlacquered version. Highly polished brass results in an extremely reflective surface that makes the metal almost look golden. Antique or distressed finishes are less reflective and oxidize to create a range of patinas. These latter brasses are not your mother’s 1980s brass. Nancy Davis, founder and principal of Fixtures & Fittings, Ltd., specializing in kitchen and bathroom design, waxes rhapsodic about burnished brass, which has been buffed out to a handsome and subtle matte finish. When used for a pull or knob, for instance, the oils from your hand will help it oxidize. “The more you touch it, the more that natural patina of pinks and greens comes out,” says Davis. “It begins to look old
and aged.” Further adding to its beauty is that “not all unlacquered metal ages in the same way.” Davis, who is also a supplier of decorative hardware, plumbing fixtures and bathroom accessories, has worked extensively with burnished brass – a variety of the metal that is buffed at high speed or chemically stripped to make it appear brown. She had all the cabinetry hardware for a Bridgehampton home custom-made in burnished brass by The Nanz Company, makers of hand-finished handles, hinges, locks and fittings hardware. Davis is a proponent of mixing a variety of patinas. While other designers might default to what she calls “matchy, matchy,” she enjoys layering a variety of hues and finishes. In her own Sagaponack home her stainless steel appliances play nicely with burnished nickel faucets and oil-rubbed bronze lighting. Her evolved aesthetic has resulted in creative collaborations with such distinguished design clients as Steven Gambrel, Vicente Wolf, Arthur Dunnam, and Peter Cook. Kristen Farrell, design whiz at the Farrell Building Company in Bridgehampton, has observed the current brass craze. “Everyone is exhibiting brass. It will be trending for the next three to five years,”

she predicts. However, she is introducing the material slowly into the company’s high-end spec homes so as to ease homebuyers into it. One design strategy has been to use tiles with brass edges. Brass is not just limited to kitchens and baths, but is popping up in home décor too. Jason Phillips, Vice President of Sales and Marketing at the Phillips Collection, is seeing a strong demand for “brilliant golds and brasses. We have a whole series of tables that employ polished gold bases. My personal favorite is our bangle leg, which pairs beautifully with our award-winning, sustainable Origins Collection.” Beyond brass, other non-silver metals are rising in popularity. “We have noticed many clients moving towards more unusual metal finishes like copper, bronze, and there’s a big uptake in gilded iron finishes, especially in lighting fixtures and furniture hardware,” says Zoe Hoare of English Country Home in Bridgehampton. While silver tones are still the predominant Hamptons metal, brass has a definite advantage over it. “Silver only exists in a cool palette whereas gold can be either cool or warm depending on the tint,” says Phillips. “Silver is a one-trick pony...with gold there’s so much more to explore.”

A HISTORIC CHURCH GOES ON THE MARKET IN GREENPORT
f you’ve ever dreamed of starting your own religion or wished you lived in a house of worship, you should take a look at the Greenport United Methodist Church. But don’t wait long; a good church is hard to find. Consider, for example, the history of the Methodists in Greenport, an association that dates to 1828. The community’s meetings were held in a Baptist meeting hall on Main Street. When that building was closed down--residents objected to the presence of the Methodists, on the grounds that they made too much noise-- the congregation moved to a sail loft and thence to a schoolhouse on First Street. Finally, in 1834, the congregation raised the funds to construct a primitive building with unplastered walls on Main Street. Disaster struck in 1847 when a fire broke out and part of the building burned to the ground. Restoration work was undertaken but it wasn’t until 1858 that a large chapel and lecture room were added and more land was bought to increase the community’s holdings. And in 1878, a new parsonage was built on First Street.
By 1890, the members voted to build a new church. They raised $4,007.00 and erected the structure that is currently on the market. Preceding the church are two towers, one of which has a 60-foot-high spire, capped with a vane and a ball. This ball was fashioned from a part of one of the masts of the United States Man-of-War “Ohio.” The sides of the building have wings with gable ends. In 1950, the building underwent a thorough restoration and again in 2003, at which time the kitchen was modernized; new cabinets and floors were installed and rotting beams were replaced. In 2005, restoration of the church’s stained glass windows commenced. The project took three years and cost over $32,000.
