So many things to give thanks for this holiday season — the lovely weather we’ve enjoyed this autumn, the lack of any scary storms this year, and let’s not forget, the continued strength of the local housing market. There have been a few notable sales and listings recently, as well as other encouraging signs on the Hamptons real estate scene.

FOREVER OCEANVIEWS

Giving thanks for a sale this year are everyone involved in a recent Montauk transaction, the highest ever sale in the hamlet for non-oceanfront. The house, perched high above the sea across from Gurney’s, was first listed for sale in 2014 as a new build. Back then, the asking price was

$14.7 million; the property finally traded this year for $14 million. Kyle Rosko, Marcy Braun and Daniel McKay of Douglas Elliman represented the sellers, while Neal Sroka, also of Douglas Elliman, represented the buyers.

Located on one-acre, the modern house enjoys stunning ocean views from practically all rooms thanks to floor-to-ceiling windows. A wall of glass in the open-concept great room opens to a Carrera marble patio, which surrounds a 45foot long saltwater gunite pool with waterfall edge. Stunning.

NOW ASKING $150 MILLION

Another property that’s been on and off the

market for years now is an estate on Gin Lane called La Dune. It’s been on and off the market for sale and for rent since 2016, asking around $145 million. Its current ask is $150 million. Owned by controversial art-magazine publisher and collector Louise Blouin, La Dune includes two houses, a Shingle Style mansion built in 1897 “with links to Stanford White” and a massive guest house built in 2002. A BARGAIN ON FURTHER LANE

“No reserve” are the magic words at any auction

because they mean a bargain is a definite possibility. Currently listed with Rebekah Baker of Sotheby’s International Realty with a $27.5 million price, this East Hampton property will hit the auction block via Sotheby’s Concierge Auctions on December 6th and sell to the highest bidder on December 14th. Along with a one-of-a-kind residence designed by Norman Jaffe , there are three acres of land on the southern part of Further Lane.

The house is part of the estate of the original owner, late and legendary financier and

economist Joel M. Stern . He commissioned Jaffe to build his residence in 1980. This handsome home offers 6,000 square feet of voluminous space, including an enormous great room and a more secluded TV lounge, along with signature Jaffe touches such as natural stone walls, extensive use of natural wood paneling, high ceilings, walls of glass, and fieldstone slab flooring. Like most good architects, Jaffe was sensitive to the sites where his creations were built, saying, “An interesting site gives you something to respond to visually.” Outside, behind high hedges, are rolling lawns, a pool and a fenced tennis court. Location is extremely good, with the sounds of the roaring Atlantic nearby, and it’s a short stroll or bike ride to local beaches.

While the architectural pedigree is impeccable and the home is impeccably updated and maintained, a well-heeled buyer in today’s market might have some issues with the house. The small though stylishly updated kitchen isn’t what most people want today. And the four bedrooms, each privately set off from the rest with its own en-suite bathroom and walkin closet, may not be enough to accommodate most buyers at this price point. So, it will be interesting to see what happens at auction, at the very least.

Is there anyone on the planet who hasn’t yet seen The Watcher? Based on the actual events of a real estate deal gone terribly bad, the Netflix binger is super compelling.

Set in the luxe locale of Westfield, New Jersey, it’s loosely based on what happened to real people — played as Dean and Nora Brannock by Bobby Cannavale and Naomi Watts — who used their life savings to buy the perfect house in what seemed to be an idyllic neighborhood. Turns out, it was not such a great move for the Brannocks.

Chef Bobby Flay is getting the opportunity to show off his acting chops this holiday season. He’s starring as food critic Tom Kingsley in One Delicious Christmas for The Food Network.

Also streaming now on Discovery+, it’s one of The Food Network’s four seasonal forays into scripted fare starring some of its biggest normally-inthe-kitchen creators. Flay appearing alongside Vanessa Marano, who plays Abby, a woman who has inherited her parents' quaint but struggling Vermont restaurant and inn, and Alex Mallari Jr, as her love interest, chef Preston.

What must have been horrible to live is sure fun to watch, especially thanks to the level of East End talent employed on this project. We get to see Watts, who has owned homes in Amagansett and Montauk, get terrorized by Hamptons regular Richard Kind, who kills it as nosy neighbor Mitch, AND Bridgehampton’s Joe Mantello, who plays the creepiest home inspector there ever was. So, so good! Other powerhouse actors in the show include Mia Farrow, Terry Kinney, Margo Martindale and Jennifer Coolidge, who plays the Realtor from Hell.

James Beard Award-winning chef Claudia Fleming, formerly of the North Fork Table & Inn and now Executive Pastry Director for Union Square Hospitality Group, has a new cookbook out and boy does it look delicious. Published by Random House and out just in time for the holidays, it’s called Delectable. According to the chef, it’s “a little bit sweet and a little bit savory.” I’m sure it’s also a whole lotta yum!

Have you been naughty? Have you been nice? Well, it doesn’t really matter. With so much great local shopping in the Hamptons, we’ll give it a pass, just this once. Instead of rushing out on Black Friday to the nearest box stores to see what sales are launching, help support the East End’s local businesses by shopping at some of our homegrown spots instead. From jewelry to home décor to gourmet food to boutique wine options, the South Fork has everything you need and more for the ones you love. So, in honor of the 12 days of Christmas, we’ve curated 12 of our favorite stores for you to explore out east this holiday season.

If you’re shopping for a special woman in your life, head directly to Sag Harbor’s Matriark , a woman-owned luxury retailer that supports women and LGBTQIA+-owned brands. The store sells everything from clothing to accessories to beauty items to pieces of home décor. Pick up the Halston Color Block Poncho (Parrish LA, $398), or the equally fashionable No. 33 Cashmere Sweater (Leret Leret, $475). Sloane Stationery’s notebooks, which come in different letters of the alphabet, are great for practically anyone on your gift-giving list.

While you’re in the neighborhood, swing by Black Swan Antiques , undoubtedly one of the best places on the East End to find something unexpected, like a tortoise shell on a stand, an antique map, or a pair of terra cotta federal eagles. For the artist in your life? An antique drafting table from the 1930s. For the homeowner-collector who seemingly has everything? Perhaps a Hubley Manufacturing Company cast-iron doorstop in the shape of a dog, made in 1915.

Still stumped for ideas? Lynda Sylvester’s Sylvester & Co . (also in Sag Harbor) is a great spot to pop into if you’re stuck. A general store with a hipster vibe, the store sells everything from outerwear to games to home goods. A sky-blue backgammon set, covered in ostrich leather and retailing for $169, feels like the kind of luxury gift that someone on your holiday list deserves, post-haste. John & Kira’s ninepack of decadent chocolate bees, handcrafted chocolates filled with caramelized honey from the Draper Family Apiaries in Millerton, Pennsylvania, is just one of the unique gifts you might stumble into in this perfectly giftworthy local oasis.

To the east: vintage clothing and jewelry for the young-at-heart can be found at Montauk’s Wyld Blue . It may be hard to narrow down the choices, with so many cool curated selections from proprietor Sasha Benz. The gold Josie Jumpsuit ($530) may not be for the faint of heart, but it is surely a gift to remember. The store also specializes in vintage haute couture. In Sag Harbor, Michael Cavaniola’s exceptional ode to cheese and gourmet foods, Cavaniola’s Gourmet , can arrange personalized gift baskets that can cater to individual palates. At Brooklinen, a luxury online retailer known for their high-end bedding and towels that was also launched in 2014, sheets are available in luxe sateen, classic percale, washed linen, heathered cashmere, and brushed flannel — an option for every bedroom style, it seems (an online tutorial helps match potential customers with their ideal sheet, based on body temperature and design choice).

Boll and Branch, which launched in 2013, is Scott and Missy Tannen’s textile company centered around organic bedding. Sheet sets tend toward the formal; damask, hemmed, embroidered, and botanical are just some of the types of sets you’re likely to find at this online retailer. In Sag Harbor, Carissa’s Bakery, the 1,600 squarefoot space located at 3 Bay Street, is a new spot for food-centric shoppers to take care of some of their holiday shopping. Homemade jams, private-label coffee, olive oil, and pickled rye crisps are all on display at the recently opened space, which is the provenance of Carissa Waechter and Lori Chemla. The bakery’s trio of seasonal jams is the perfect gift for any East Ender; it includes the bakery’s beach plum, fig preserve, and pear butter for $60. Also available is the morning set, gift package of a seasonal jam, granola, and custom blend of coffee.

At Il Buco Vita, in Amagansett, a home goods store that focuses on Mediterranean wares, shoppers can find luxury table goods for every food obsessive in their lives. The centerpiece of the living room is Kenneth Noland’s 1967 “Graded Exposure,” a dramatic twenty-foot-long painting that features bright bands of color while the rest of the elements in the room are in relatively muted tones.

Generally speaking, interior designers in the Hamptons don’t go in for color. They speak of the neutral-colored living room, the restful properties of beige, and upholstery that is meant to reference nature. While Alec Holland, a New York City-based interior designer, has nothing against white walls and linen slip-covered sofas, his aesthetic is decidedly un-beige. To put it mildly, he adores color. That sensibility resonated with Emily Tisch Sussman, a Democratic political strategist, the host of the podcast “She Pivots”, and a mother of three. “Emily has always believed that more color and bigger earrings mean more fun,” says Holland, who has known Tisch Sussman for ages.

Thus, when she and her husband, Kevin Craw, bought an eight-bedroom, nine-bathroom, earth-toned home in Water Mill at the height of the COVID pandemic, they engaged Holland to overhaul the interiors. There was just one catch: he wouldn’t be starting with a clean slate. Desperate to quit New York, and in need of a place to eat and sleep, the couple had taken the house with all the previous owner’s appurtenances and they weren’t about to throw them all away. The furniture, says Holland, gave off “a matronly Queen Victoria-ish vibe.” Many of the pieces seemed more like replicas than cherished

antiques. The walls were painted a buttery yellow. The entry hall was grand.

Recalls Holland, “Emily’s son was sleeping in a queensize brass bed, and this kid was only four! It just didn’t feel like the home of a young family.” His first intervention was to rescue the boy from the middleaged bed, which he replaced with one that has a canvas tent and doubles as a hidey-hole. On learning that his young client was into the color blue big time, Holland painted the walls and furniture in the “brightest, happiest blue” he could find. The girl’s room combines lavender walls with geometric wallpaper. The nursery features an outsize bright red mobile by Jim Hunter above the crib, golden walls that fairly glow, and Farrow & Ball’s “Bumblebee” wallpaper. All three rooms are easy enough to re-paint and re-decorate as the children mature, but for now they are miniature wonderlands of fantastical creatures and soft, ageappropriate furnishings.

In another life, Holland was a comedian and a television writer, so it makes sense that there’s a decided whimsy, a playfulness to his design work. Another challenge, he and Tisch Sussman realized from the outset, would be to use color in a way that was bold but that did not eclipse the design scheme or the space. “When you’re designing an entire house, you want to make sure there’s a beautiful flow.” He says the two spent a lot of time looking and thinking about negative space so that the effect was painterly rather than full-on. To this end, the centerpiece of the living room is Kenneth Noland’s 1967 “Graded Exposure,” a dramatic twenty-foot-long painting comprised of bright bands of color while the

rest of the elements in the room are in relatively muted tones. And the primary bedroom is furnished in subdued, calming hues.

Among Holland’s boldest moves was to paint the base of an old dining table — one of the pieces that came with the house — in a saturated Yves Klein-blue. It’s the exact shade that was used by the painter, now produced by the French company Ressource. He chose a velvet-matte finish, “as it was the most subtle.” Then, with Tisch Sussman’s encouragement, he refinished the tabletop in lacquered neon-green and paired the assembly with chairs upholstered in a mossy crushed velvet from Cliff Young. By way of a finishing touch, he clad the walls in Phillip Jeffries’s “Flight” wallpaper, which is the mottled blue of a night sky. “I thought I was a color freak,” says Holland, “and there was Emily, leading the way. It was pretty nuts!” He felt emboldened to turn the dining room into a showcase, as he knew it would mostly be used for entertaining. Under the table is that emblem of eastern Long Island design, a sisal rug. “I wanted a fresh, clean feeling,” says Holland, who notes that here and there you’ll find white walls and even a piece or two of wicker furniture. “After all, it is a Hamptons home.”

JAIME LOPEZ CAPTURES THE INNATE BEAUTY OF THE EAST END

Forphotographer Jaime Lopez who grew up in Peru and has traveled the world during his successful fashion photography career, Sagaponack remains the nearest and dearest to his heart. Lopez met his wife Marilyn Clark, a real estate agent, when he was photographing her as a model. Her family was from the East End so after years in New York and Europe they returned to Sagaponack to raise their family. Lopez says, “Every time we came back here it was a place of peace. With the farming and the beaches, it’s one of the most beautiful places I have ever been, and I feel so

lucky to live here.” With young children it was easy to trade asphalt and skyscrapers for fox-filled fields and ocean swims. The Little Red School House became home to four grades of learning, community and even potato sack racing for parents.

Lopez thus has a long lens, literally and figuratively on what he calls, “a balanced landscape easy to integrate as a human being.” While capturing its innate beauty he also recognizes its fragility. “I wanted to have a conversation with myself about what would happen if we are not aware of changes to our environment, to this natural beauty.” By manipulating the colors in the photographs to be “almost ominous” and playing with the negatives the way one would in a traditional darkroom, he reveals the vulnerability of a future where we do not protect nature.

Capturing the local character while it is still here is also a goal of Lopez and his vivid photographs place you firmly in place and time. While he still produces fine prints on paper he is also enamored of printing on aluminum. “I love aluminum, first how the image looks throughout the day as the light changes in the room where you hang it. It adds another dimension, especially on brushed aluminum. It reflects light differently. It looks almost like 3D.” Then there is the environmental-friendly aspect of using a product created by recycling. And finally, the durability. “It’s archival. It won’t corrode. I work with a company in Germany who are so prolific in their printing. They explain these prints can withstand heat, cold, soot,

sun and rain.” And in an absolutely genius interior design move Lopez says, “I even use the prints as a splash board above the sink or stove. I splash it with tomato sauce and soap and dirty dishes and I just wipe them clean.”

With a new studio in Sagaponack and a desire to give back to the community, Lopez talked with Coco Myers and started shooting a series of portraits of locals. He approached farmers but found, unfortunately, no willing subjects. Artists, however were quite eager. He first photographed them in his studio then captured them in their own environment. Liberated from the pressures of high-end fashion photography he worked without internet, an assistant or hair and make-up. “I have gone back to the pure essence of photography, and I enjoy it so much. I don’t have 7,000 emails telling me what to do. With the local artists we play and have fun and we get results that look so authentic because they are authentic. You don’t get that when you are photographing a model.”

The result has been a book Hamptons Artists: The Current Wave – 48 Artists Making Their Mark on the East End with another edition on the way. “This is a journalistic responsibility to witness who was here during our times and leave it as a legacy for the next generation.” The same can be said of his exquisitely captured landscapes. Lopez often describes his images as a gift to the camera and to him. But they are clearly also a gift to the community around him.

AN INSIDER’S GUIDE TO ART BASEL MIAMI BEACH

ThisDecember, Miami Beach will once again open its arms to the world for Art Basel and Miami Art Week. The Art Basel flagship show will be open to the general public from Thursday, December 1st until Saturday, December 3rd at the Miami Beach Convention Center, and First Choice or Preview VIP members can even access the fair privately as early as Tuesday, November 29th.

Art Basel dates back to 2002, and in the first year, 160 galleries representing 23 countries had their works on display. Celebrating its 20th anniversary, the festival has grown in size, scope, and influence attracting celebrities and A-listers from all over the world.

Art Basel has also inspired several satellite fairs, pop-up events, and exhibitions that operate alongside the original Art Basel fair as part of the vibrant ‘Miami Art Week’. Held from November 27th to December 6th, 2022, Miami Art Week features exciting parties, cultural programming, and gallery shows around Miami Beach, Wynwood, and the Design District.

The Miami Beach Convention Center is the main hub for Art Basel and the fair is open to

Grab Dinner at a Michelin-Starred Restaurant

Miami Beach is also home to two Michelin-starred French restaurants, Le Jardinier, which specializes in dishes like housemade tagliatelle, and L’Atelier de Joël Robuchon,

Miami is a year-round hotspot for art, and many of the city’s great art galleries are showcased during Art Basel. This year, the Rubell Museum Miami in the Design District is the location for Senegalese artist Alexandre Diop’s solo show. Wynwood’s Bakehouse Art Complex is hosting indoor and outdoor exhibitions, the University of Miami’s Lowe Art Museum is the location of a brunch with artist Samuel Levi Jones, and Florida International University’s Patricia and Phillip Frost Museum is hosting its 17th annual Breakfast in the Park event.

Attend a Performance or Panel Discussion

Art Basel includes a stunning collection of visual art like photos, sculptures, and paintings, but performance art is also an important part of the Art Basel experience. At the Adrienne Arsht Center, South African artist William Kentridge’s The Head and Load tells the stories of African porters through song and dance. There are also several enriching panel discussions throughout the weekend like the Painting in Excess: Ukrainian Art in Times of Political Upheaval session that takes place at the Coral Gables Museum.

Check Out Miami’s Nightlife

LIV and Story are two of South Beach’s hottest clubs which have celebrity DJs, big-name singers and entertainers, and partygoers that stay out until the sun rises. Visitors can also find more low-key hang-out spots around the city - Astra, Watr at the 1 Rooftop, and Sugar are all swanky rooftop bars perfect for drinks under the stars.

A GUIDE TO SUSTAINABLE BUILDING

To understand sustainable building, we must first define it. Countless publications, texts, and authorities have different definitions of sustainable building, but for me, the basis is simple: to be considered sustainable, buildings should have high energy, air, and water efficiency, create little to no impact on the environment, and be durable enough to withstand a long life cycle.

These elements can be broken down into three categories: efficiency, impact, and life cycle, all of which are essential to consider before beginning the design process. If you are currently building a home or even a multifamily building, how does your building compare with the practices outlined below? If you are a developer, building sustainably doesn’t have to be a deal killer. In fact, building sustainably could result in higher returns because people are more energy and environmentally conscious.

Put simply, the key to energy efficiency is to use less of it. By designing a building with an efficient building envelope (robust insulation and triple-glazed windows can help), the less heating and cooling energy the building will require. To be sustainable is to use little to no fossil fuels, so it is important to specify all-electric appliances and heating and cooling systems. When a building’s required energy levels are low enough, it can be financially and environmentally sound to install solar panels on a roof to supply the structure’s power needs. Aside from the design itself, consider the energy used to transport the materials to your site. Is it possible to source them closer? The farther an item has to travel to your project, the more energy it takes, which results in a larger carbon footprint.

Most new construction has some negative impact on our environment. There may be vegetation that is chopped down, animals who are displaced, or soil erosion as a result of your project. Consider how to minimize the building's impact. There are ways to limit and prevent damaging impacts, such as considering your building’s carbon footprint and the materials used. Sourcing sustainably may take more work than usual, but it is well worth the time, for both environmental and client health. Asking your brand representative about their green commitments, ethics and standards is a great way to start.

Lifecycle is important not only for the final built project, but for the materials purchased during construction. Your material selections, if made using reputable sources and networks, can lead a house to last even longer before maintenance is needed. So often, construction sites see thousands of dollars of extra material wasted. Modular building should have less waste as a result of building in a factory. Although, if it is a site-built project, the extra materials can be sent to a local recycling facility. Oftentimes, they can use the wood for soil enhancement, giving it a second life. To further the lifecycle of leftover materials such as paint, tile, or brick, find temporary storage and list the items on recycling sites such as Freecycle or Habitat for Humanity. In this case, your leftovers can become a part of someone else’s home. To maximize the longevity of a building, design, materials, and construction, of course, are key.

The landscape sheds the finery of its summer flowers and brilliant autumn foliage and reveals its bones – the framework of its stems and branches. If you take the time to observe the forms of the trees and shrubs on your property, they become living sculptures. And some trees have beautiful bark that you might not notice in summer but which becomes a focal point in winter.

Evergreens that keep their foliage all year play a more important role in winter – we notice their shapes, and how the color changes in some of them, from rich green to bronze-toned, or from blue-green to more silvery blue. Some evergreens are valued for their varied shapes – from narrow and columnar to conical, pyramidal, rounded or low and spreading. Others have colorful berries that last well into winter and provide food for winter birds. And some trees have beautiful textured bark that you might not have noticed in summer. Here are some ways to use trees and shrubs to bring beauty to your winter landscape.

Combine different shapes. Trees and evergreen shrubs come in a variety of shapes and sizes, and you can group them in a bed or a border around the edges of your property to provide privacy as well as visual interest. Pyramidal shapes can provide volume and height, rounded forms add density, narrow columnar shapes supply vertical accents and low, mounded and spreading plants visually anchor the plantings. Those with drooping, weeping forms add movement. For added interest in a bed, especially near a contemporary home, include a weeping tree whose branches arch over toward the ground, perhaps a dramatic blue Atlas cedar. For vertical line consider columnar plants such as Sky Pencil Japanese holly or Green Spire Leyland cypress, or Fastigiata Atlas cedar. To anchor your composition of evergreens, add some lower, spreading varieties such as creeping juniper, whose silvery blue foliage will spread out on a slope or over the ground. There is a weeping form of our native eastern red cedar; look for the variety Pendula. Bring a bed or border to life with a touch of whimsy with a corkscrew willow such as the variety Golden Curls, or Tortuosa, whose fanciful branches twist and twirl into space, or the contorted hazel that’s known among plant

Add some berries. The berries we love to eat come in the summer. But berries can decorate the landscape in fall and winter, and provide food for birds and animals. Hollies are classic, their red berries essential ingredients in Christmas wreaths and arrangements. In the landscape, American holly has the quintessential notched leaves and bright red berries. Another type of holly, called winterberry, has red berries that attract birds and provide color in winter gardens. The variety Winter Gold has berries of orange-gold. Inkberry, a medium size holly with oval green leaves, can be seen in plantings on commercial properties on the East End; as the name implies, its berries are black.

Look for decorative bark. Winter is the time to appreciate the many textures of bark on trees and shrubs, and some are truly lovely. The Heritage river birch has white bark that peels back to expose cinnamon or grayish inner bark. Paperbark maple’s brown bark peels away in plates to expose light inner bark in a patchwork pattern. Cryptomeria, or Japanese cedar, has reddish brown bark that peels in long strips. Crape myrtle, beloved in many East End landscapes for its spectacular, long-lasting wands of bright pink or white flowers in late summer, has smooth gray bark that exfoliates to reveal inner bark that’s gray and brown. The climbing hydrangea vine that’s so magnificent in summer in winter displays its shaggy, russet-brown bark.
