REALTY CHECK

Hot sales and listings...along with the latest real estate news in the Hamptons.

It’s almost Thanksgiving 2024. Let’s all gather round here and enjoy some canapes and gossip before we tuck into the main dinner. Grab a glass of wine and some pigs in a blanket and let’s go!

OPPORTUNITY OF A LIFETIME

Just one house away from the easternmost oceanfront property in Montauk is the Stone House, built in 1912.

Of course, the views alone are worth the $18 million asking price, with endless ocean vistas and peeps of the lighthouse and even Block Island. Listing agents are Kyle Rosko and Marcy Braun of Douglas Elliman.

Per the listing: “This home is by far the most recognized for its unparalleled exclusivity, by

way of location, history, architecture and garden design. Since the 1950s, the house has been occupied by several Hollywood and entertainment elites, such as Marilyn Monroe, Joe DiMaggio and John Lennon, John F. Kennedy and among others, and is cited frequently in Andy Warhol’s infamous diaries. Truly a once in a lifetime opportunity to be the steward of one of the most private, rare and collectible estates in the world.”

With 3.2 acres, the property includes 178 feet of ocean frontage. There’s also a rock revetment which should provide some protection for the land.

The house, which was rebuilt in 1991 by Tony Ingrao, is cozy and warm inside with many paneled rooms. There are only two bedrooms, which makes this place ideal for a couple who want to get away from it all. There are also two and a half bathrooms. Aunt Hilda is insisting

on visiting anyway? Stick her in the 608-squarefoot artist’s studio. There’s one bathroom and a covered porch. There is also a small poolhouse with another bathroom that overlooks the pretty saltwater pool.

Inside the main house, the principal rooms include spectacular views and stone fireplaces. The primary bedroom suite is luxurious and up its own staircase. It features 14-foot vaulted ceilings, a spacious bathroom with separate soaking tub and steam shower. A separate staircase ascends to the guest bedroom, an office/gym, a bathroom and a laundry room.

THE END FOR SOME OF THE END

Lots of things have happened commercially out in Montauk. Longtime staple White’s Department Store, the place to get sunscreen and calamine lotion while picking up a prescription, closed

Opportunity Of A Lifetime Represented by Kyle Rosko & Marcy Braun of Douglas Elliman

after 96 years. That’s right, the original White’s opened in 1928. Gossip is that the building will be turned into two new stores — hopefully selling such necessaries the locals need such as Gucci shoes and Loro Piana cashmere. Sigh. Fortunately, Frank Calvo, Montauk’s beloved pharmacist, is opening Montauk Chemists next door to John’s Pancake House in January.

Another longtime feature of Montauk, Gosman’s Dock, has been sold, reputedly (at time of writing) to Stephen Deckoff, who founded private equity firm Black Diamond Capital Management. Decker is a real estate investor who last year purchased Jeffrey Epstein’s notorious islands Great St. James and Little St. James. Gosman’s has been purveying seafood to Montauk folks since 1951. We’re not sure what his plans for the property are, but the land is zoned for waterfront, resort and central business. Luxury hotel? Gossip has it that a very high-end restaurant and wedding venue will be at least a part of it. There is plenty of space for all with 11.6 acres of land. Currently there are four restaurants, six stores, a wholesale lobster and fish business, four staff housing properties, plus the dock and marina, a large parking lot and vacant land.

TINY HOME? HOW ABOUT A TINY MOTEL?

A rather fascinating project will be rising soon on Old Montauk Highway in Montauk. It will be a one-unit motel situated between two much larger

resorts. Why so small? The parcel, which is grandfathered, is just 0.19 of an acre. Even more oddly, the parcel is surrounded on all sides by other properties. The only way in or out is via a 20-foot easement on Atlantic Bluffs Club’s driveway.

Designed by Fleetwood, McMullen & Sanabria Architects, a two-bedroom, 997-square-foot unit called the Howards is planned. Out front will be a 375-square foot pool and terrace, all of which should include nice ocean views. It will be

interesting to view when it’s finished.

A STUNNER IN SAG

A charming and historic Sag Harbor home has been restored and modernized by HGTV personalities-turned-developers Ricky Paull Goldin and Gretta Monahan. The couple have been very active in the Hamptons in the past few years, buying, renovating, and selling homes. Recent projects include 1553 Noyac Path in Sag Harbor and 392 North Magee Street in Southampton.

The couple spent two years and $3 million on the renovation at 110 Division Street. Special attention was paid to keeping the original features of the 1840 Greek Revival. Indoors, in 5,000 square feet, you’ll find historic charm with modern conveniences. Six well-appointed bedrooms each sport an en suite bathroom. Outside, on the 0.18-acre plot, there is a sparkling gunite pool, along with private gardens. There’s on-site parking, though who needs to drive when the village’s charming shops, restaurants, Bay Street theater, cinema, and picturesque harbor are within walking distance.

Listing agents Nicole and Zachary Tunick of Douglas Elliman are representing the turnkey property, which is offered at $5.2 million. All furnishings, from English Country Home, are available for purchase.

HOME FOR THE HOLIDAYS

Hosting this season? Here are tips to prepare. BY

Is anything more beautiful than the holidays in the Hamptons? Hosts who aren’t stressed about pleasing the guests they invite over, perhaps. To help us all avoid the annual mad-dash — down silver lanes aglow — to get things ready at the last minute, we consulted the experts. Below, some of our favorite interior designers share tips to get your home prepped for the holidays.

This season, let’s focus on what it’s really for: making memories with our loved ones.

PREPARATIONS

During the holidays, the most important part of having visitors (especially ones who plan to stay over) isn’t giving them all the tinsel and ribbons your home can handle, designers said. Moreover, it’s simply having space for them.

“When hosting during the winter months, it can be easy to forget that guests are going to need space to put their coats and winter gear,” said Kathy Kuo, founder and CEO of Kathy Kuo Home. “In short, now is the time to get your mudroom in order!” Be sure to have room — and hangers — in your closets. Scared to open them? Go ahead and invest in a new coat rack and wall hooks for the occasion — just remember that packages and

suitcases will need a place to rest, too.

While you’re at it, take the opportunity to declutter your living and dining spaces, added Libby Langdon, founder of Libby Langdon Interiors. “Clean off that kitchen desk, put away items you don’t need out and make space for festive décor,” she said.

Tackling the whole house may feel overwhelming, so focus on the rooms you and your guests will use the most, advised Amy Kalikow, founder of Amy Kalikow Design. “Little details like new towels for the powder room, new season-scented candles for the living spaces or new platters for serving your guests can really spruce up a room,” she explained.

SALUTATIONS

Whether you’re having a formal dinner or a lowkey cocktail party, go to the store now. You’ll be grateful when your fridge and pantry are stocked with crackers, meats and cheeses, plus any spirits and mixers you plan to provide, Kuo added. On a quiet weekend, take a few minutes to give your favorite china a bath. “I love the idea of putting your festive or ‘fancy’ glassware and dishes to use during the holiday season,” she said, noting that this is the perfect time to restore your collection

of wine glasses and champagne flutes.

In case it’s snowy or icy outside, line your front pathway with solar lights, Langdon suggested. “Make [your home] as appealing and inviting from the outside as it should feel on the inside,” she said. “You want to make sure people can see where they’re going at night!”

DECORATIONS

When it comes to holiday decorating, designers say less is more. When in doubt, go for sentimental over tacky and overdone. If your festive decor needs a refresh, English Country Home in Bridgehampton offers plenty of winter treasures, Langdon noted. “Entertaining in the Hamptons is about a certain style and chic elegance, and natural elements achieve that style aesthetic,” she said.

A room full of candles and the faint scent of evergreens can be plenty, Kuo said. For fauna, she heads to Millstone Flowers in Water Mill for themed arrangements. “Holiday decor should make you smile. Follow your heart and don’t feel like you have to have the most Pinterest-perfect holiday home,” Kuo explained. “As long as you and your family feel merry and bright, that’s all that matters!”

TIMELESS ESTATE

This estate's unique blend of historic elegance, modern luxury, and prime location makes it a truly exceptional property.

Stepping into 104 Union Avenue in Center Moriches evokes a nostalgic journey, filled with warmth and charm. Despite its grand scale, the home radiates a welcoming allure that draws you in and makes you feel at ease. Brenda Giufurta of Douglas Elliman is now offering this timeless estate for sale. HRES asked Brenda to share what makes this home truly unique and unforgettable.

HRES: How does the property's history enhance its appeal?

BG: Built in the 1890s by Captain Joseph Hastings, this estate exudes Victorian-era sophistication. Meticulously restored in 2004, it now offers modern conveniences while preserving its historic charm. The main house features six bedrooms, each with water views, five full bathrooms, five fireplaces, a formal dining room, living room, parlor, chef's kitchen, and a massive, enclosed sunroom that brings in light and overlooks the water. Historic details can be found throughout from the guest house that was rebuilt using some of the home’s original wood beams to the beautifully preserves etched glass inside the main house. The property itself originated as a tree farm, lending historical significance to the grounds and setting with statuesque trees and rare plantings that bring both privacy and tranquility.

HRES: What outdoor features does the estate offer?

BG: Spanning 6.3 acres, the property boasts 415 feet of new bulkhead with a deep-water dock, providing direct access to Senix Creek and Moriches Bay. The lush green grounds include beautiful patios, a large saltwater gunite pool, pool house, hot tub

and a guest cottage. The mature specimen plantings create the perfect private oasis for relaxation and entertainment. The sprawling land hosts not only birches and maples but an exotic lime tree, a monkey tree, a massive and spectacular flowering magnolia tree, and beautiful copper beech trees, among others. These mature specimen plantings create the perfect private oasis for relaxation and entertainment.

HRES: What additional accommodations are available on the property?

BG: Beyond the main grand residence, the estate includes a newly rebuilt two-story carriage house featuring two bedrooms, three bathrooms, a living room, den, dining room, and kitchen, plus a twocar garage. It’s ideal for guests or extended family, offering added privacy and comfort.

HRES: How convenient is the location for commuting and leisure?

BG: Just 60 miles from Midtown Manhattan, this estate offers a tranquil retreat without sacrificing accessibility. Center Moriches is also the gateway to the Hamptons, providing additional leisure opportunities and combining the best of both worlds. It’s just about 10 miles to Westhampton Beach with its vibrant downtown and pristine white sandy beaches, but Center Moriches has retained its quiet and charm. It remains how the Hamptons used to be with little local mom and pop shops and restaurants, and a strong community feel. This

area is all about community, nature, the water, and serenity. It’s truly a special place to live.

HRES: Is there room for further development on the property?

BG: Set on over 6 acres, the property offers great potential for expansion and possibilities for additional amenities, such as adding tennis or pickleball courts, allowing the lucky new owners to customize the estate to their preferences.

Our favorite design-centric home gifts of 2024

This year, take advantage of what the East End has to offer while crossing off everyone on your holiday list. Whether that special someone is a wine lover, bird lover, or just a design lover at-large, these Hamptons spots have the perfect gift in store. These are some of our favorite gifts of 2024.

Although Homenature, in Southampton, is largely known for their neutral palette and streamlined, contemporary design, the home goods and furnishings store also has a unique vintage and antique section of curated goods dating back to the 1800s. Ideal for the bird-enthusiast on your shopping list? The store’s Vintage American Red Barn Birdhouse (call for availability). This handmade piece features a cut-metal roof and other original detailing. If it’s out-of-stock, the store does have one additional vintage birdhouse, too, a white mansion with green trim and a red roof that was also made in the 1800s.

Le Shop X Riviera Maison, Southampton’s newest luxury destination, is an ideal spot for holiday shopping, offering a curated collection of European items to the Hamptons. Le Shop balances luxury with affordability, showcasing pieces that are as sophisticated as they are irresistible. Their motto, “beautiful things that nobody needs but everyone wants,” captures the spirit of Le Shop’s unique offerings, where customers can find perfect gifts and holiday treats that add a touch of European charm and quality to any home.

Of course, birding isn’t for everyone. An indoor/outdoor gift that is suitable for all — including those who prefer entertaining to birding — can be

sourced at MONC XIII, in Sag Harbor. Their Large Candle Jar with Metal Base is 16 inches tall and includes a glass cloche, protecting the flame from the elements. Place it on your outdoor dining table, add ambience to any seating area, or bring it inside for the holidays. Candlelight, of course will never go out of style. And for those who are feeling particularly generous, MONC XIII sells a smaller version, too; gift the set and offer up an entire atmospheric dreamscape by candlelight.

Shop for your favorite oenophile at Current Home, in Water Mill, which carries glassware from the Istanbulbased global design brand NUDE. The brand’s collections are made from mouth-blown crystalline glass, offering some of the finest contemporary glassware around. The Stem Zero Volcano glasses, available as single pieces, make elegant and bespoke holiday gifts. The line is available in four different shapes — Red Wine, White Wine, Sparkling Wine, and Tumbler. The store also carries the brand’s eyecatching O2 Wine Carafe, a beautiful addition to any wine lover’s table.

Speaking of sipping, the person who has everything for the home and home bar may not have this: a sublimely sippable bottle of rum. Scotch? They probably already have it in spades. Vodka and gin? A dime a dozen. But rum? Now there’s a novel idea. Diplomático Rum, produced in Venezuela and made from locally sourced sugar cane, remains a super-premium product. At Domaine Franey, in East Hampton, shoppers can find three offerings of this boutique spirit, including the Planas, a white rum that is aged for up to six years; the Reserva Exclusiva, a sipping rum that spends 12 years in small oak casks; and the 2005 Single Vintage, which ages for 12 years in malt whiskey and bourbon casks, as well as an additional two years in Oloroso Sherry barrels. No matter which bottle you spring for, a delight awaits its recipient — and it doesn’t hurt that these bottles look great on the bar cart, too.

For the textile-obsessive, head directly to Comerford Collection, in Bridgehampton. This curated space offers something for everyone when it comes to home and design, but it’s a treasure trove when it comes to textiles. There’s no gift like the gift of warmth. This

season, embrace the season of the throw with one of the store’s Forest Double Cloth Throws (they’re available in both winter and summer patterns). Made in the U.K., these double-sided wool throws will never go out of style, so they’re a worthy investment for any room in your design-lover’s home.

At the 1818 Collective, in Sag Harbor, shoppers can find everything from lamps to mirrors to unique vintage pieces. But the store’s unique selection of ceramics makes particularly superlative gifts for the design minded. One-of-a-kind stoneware, like the Black Stoneware Vessel No. 15 by Liadain Warwick Smith, is just some of what gifters will uncover at this incredible store. Pieces are individual and irreplaceable, making this the ideal shopping destination for those in search of a truly unique gift.

Where to Shop on the East End for Your Holiday Dinner.

The holidays are the best time of year to show your appreciation to the local shop owners, producers, and growers. Planning a magnificent holiday feast? Shop for your pastries, party platters, birds, and even stocks locally. Not only can some of the East End’s outstanding specialty shops help lighten the load, but they also offer some of the best products around. Whether you need a little assistance pulling off your dinner masterpiece or you’re just looking to source outstanding products, look to these spots for delicious foods that will not disappoint.

In addition to Roman-style pizzas, breakfast sandwiches, pastries, and a selection of made-toorder coffees, the new-to-town Main Street Market, in Southampton, is a great place for shoppers seeing out a bottle of boutique wine, sausages or cheese for a pre-meal charcuterie platter, or any other odd or end that may help spruce up the holiday meal. The market also sells fresh focaccia — flavors may vary, but the rosemary and potato and onion are both stars — which are great as accompaniments with cheese. Serve them, too, in lieu of Parker House rolls and make your holiday table just a little more unforgettable.

Also new to Southampton this year: Barryville General, a store that offers a little bit of everything.

In addition to their selection of completely organic produce, Barryville General — an offshoot of the store that began in Barryville, New York — carries specialty products, like ghost pepper oil, from Kensington Food Co.; raw chocolate, from Rawmantic Chocolate; and prepared foods, like soups and stocks. Frequent marketers can even pick up a handy woven basket for all their trips to the local stores.

Bridgehampton’s L&W Market remains a must-visit during the holiday food shopping season. Those looking to lighten the load can check the store’s catering menu online; L&W offers hors d’oeuvres, cheese and charcuterie platters, salads, sides for a crowd, and entrees — including roast chicken with lemon and smoked paprika, roasted lobster with tarragon butter, and red wine-braised brisket. A comprehensive pantry makes shopping a one-stop affair. Pick up a fresh baguette, homemade stock, marinated meat, and all the kimchi your heart desires.

Alpina Swiss Bakery, in Water Mill, brings a touch of the Alps to the East End. In addition to Burli — a traditional Swiss bread — quiche, and Sacher-Torte chocolate cake, the bakery makes both Linzer and Zuger Kirsch Tarts. The former is a nine-inch raspberry tart, while the latter is a

boozy tart flavored with Kirsch (so much so that you must be 21 years old to order it).

Don’t forget the bird, of course. If it’s turkey you’re after, you can special-order yours from Mecox Bay Dairy in early fall. Birds begin at 14 to 16 pounds. The Bridgehampton-based farm is also known for their artisan line of cheeses, including the Atlantic Mist, the Farmhouse Cheddar, the Mecox Sigit, the Shawondasee, and the Young Sigit, all of which are ideal for a diverse, delicious, and locally focused cheese board. Buy them at the contact-free farm store on Mecox Road in Bridgehampton.

Make Your Next Move

Gift yourself a home bar rehab for the holidays.

Afew days before last month's presidential election, an article in the New York Times reported on the predictable ways in which Washingtonians were steadying their nerves in response to fear of the unknown. People were drinking more, it was suggested, anecdotally, and more seemed to be doing so from the comfort of their own homes. For the style-conscious drinker, such a turn of affairs represents a design opportunity.

To make the most of it, we asked Sarita Simpson, principal of the Washington-based studio Interior Matter, for tips on how to carve out a space conducive to convivial evenings with friends.

TAKE STOCK

"Before you do anything, reflect on how you like to entertain," says Simpson (who sent out post-election cocktail party invitations with the cheery greeting 'We're All Going to Need a Drink'). She elaborates: "Do you host large gatherings or intimate ones? And are you into wine or spirits?" If it's the former, you'll need to integrate the right type of refrigeration. If it's the latter, you might want to make room for an ice maker.

DRY IS FINE

Not every bar needs a sink. If tapping into a plumbing line is impractical, consider a 'dry bar'. This could be as simple as the burl walnut cabinet with slatted tambour doors that Simpson designed for a historic house in DC's Cleveland Park neighborhood.

SPARE THE WORKTOP

Bar tops in materials such as marble, wood, and even classic zinc are prone to staining and etching. While commercial establishments have staff to keep surfaces pristine, homeowners might want to fall back on more low-maintenance means. Simpson has a clever solution: bespoke trays that are lined with leather and fashioned out of the same material as the bar or cabinet top. You

bring them out when entertaining and store them away once your guests have departed.

ONLY CONNECT

Simpson recommends using materials that echo throughout a home. For a whole-house redesign, which included a bar, she made liberal use of brass finishes. With maximalist brio, she clad this bar — and the integrated backsplash and shelf behind it — in custom-aged brass. The result is what she calls "a refined industrial look."

MIX IT UP

When it comes to accessories "not everything has to match," says Simpson who likes to search for "really special vintage stemware and tumblers" on the e-commerce sites Chairish and Etsy. Finishing touches include fresh flowers and greenery, candles, a bowl of fruit, and decorative bottles of boozy cherries or bitters. On occasion she'll stack a few books on the bar as conversation starters — a tactic which can also route maudlin talk of politics.

HOLD YOUR LIQUOR

Bar carts have made a comeback and they are a great option for anyone who doesn't want a full-on bar. But take care not to overload them. According to Simpson, one must check the urge to put every last piece of bar kit on display and approach the task with a curatorial mindset. "I always tell my clients to exercise restraint and tuck a few things away."

No stranger to the pink-hued palette, Forino’s thoughtful and playful design breathed new life into this family-friendly Tribeca loft.
Designer Paris Forino brings new hues to an historic Tribeca loft.

When designer Paris Forino was hired to redo a loft in a historic Tribeca building in the summer of 2022, her clients had one request: make it pink. They were ahead of the trend. Last summer, the color took hold of the design world following the release of the movie “Barbie,” starring Margot Robbie and Ryan Gosling.

The pink design scheme would be a big change for the 4,000-square-foot space, which the family of four, who have two high school-aged daughters, had already lived in for several years. “Originally, the loft was very bare bones and devoid of color, character or charm,” Forino said. “I had the freedom to reimagine an open layout loft flooded with natural light in an exclusive downtown neighborhood.”

The Approach

The family was open-minded and easy to please, but satisfying an array of tastes and preferences is always a challenge for designers, especially in a primary residence, Forino said. Fortunately, she has experience with pink. “I’m no stranger to this color palette and have fine-tuned my craft of selecting and layering apt blush and neutral tones,” she explained.

For anyone interested in using the color, which Forino called “lighthearted, feminine and sweet,” she advised avoiding any hue resembling baby pink. The Tribeca loft, in a former warehouse from 1893, was a chance for the New York-based designer to play with fun fabrics, art and lighting. “I was pushed to imagine how to fill the space with a stereotypically feminine color while keeping it universal and providing a backdrop for memories among a family of four,” Forino said.

The Execution

Starting off, Forino divided the home’s open floor plan into zones. Her team illuminated coffers in the ceilings with strip lighting to divide the main room into a kitchen, dining nook and living area. “The design absorbs the natural light through the windows beautifully and appropriately fills the loft’s floor plan through … slight changes in mood,” Forino said.

Her team focused on balance over busyness with a mix of textures — such as lightness and heaviness and coarseness with glossiness — along with quality, durable finishes. Their work involved adding rainbow hues to the living area’s art

and throw pillows for a touch of whimsy, while a rust-toned velvet sectional and a red limestone fireplace are subtly more masculine, Forino said.

The primary bedroom has shades of mauve and terracotta mixed with burlwood built-ins and a sumptuous blue mohair seating area. In contrast, the office stands out in forest green paired with burlwood and cognac upholstery. The foyer’s wood paneling is complimented by an organic offround bronze mirror and a green custom bench.

The ‘Heart’

“My favorite space in the home is the kitchen due to its intentional color scheme, layout, and materials selected,” Forino said. “It truly is the heart of the home.” The kitchen’s modern design features a monochrome color scheme in red with pink tints. Everything from the furniture to the finishes, lighting and veining in the marble countertops is red.

For the lighting above the island, along with the sconces and bathroom backplates in the master suite, Forino chose pieces from The Urban Electric Co. in Bookish Red, one of 20 custom colors that the Charleston, South Carolina-based company mixes in-house.

Missy Hulsey, vice president of brand marketing at The Urban Electric Co., said working with Forino on the Tribeca loft project was an ideal collaboration of creativity. “When we saw her use [Bookish Red] so prominently throughout the project and it was the perfect example of how to use that color,” Hulsey noted. “It’s so bold and to kind of really go for it with that shade of red was exciting to see.”

The Result

Looking back on the project, which wrapped up in February 2023, Paris said her thoughtful style and playful sophistication breathed new life into the Tribeca loft. Most importantly, the family loves it, she said. “The couple was very involved and interested in the design process, yet highly trusting of our design expertise,” Forino recalled.

The family was clear on what they wanted from the start — a pink color scheme — and let Forino explore her vision. “They were a joy to work with and this is one of our favorite projects as a result,” Forino said.

A PERFECT PARTNERSHIP

While the current trend in the bustling, competitive world of East End real estate is the creation of “Teams,” the perfect duo of Paul Brennan and Martha Gundersen, with their combined 70 years of industry experience, conduct their sales more as a strategic partnership. Even their territorial expertise is a perfect fit, with Paul owning Wainscott to Southampton, and Martha from Amagansett to Wainscott.

The two met almost five years ago at a property sale on Highland Terrace in Bridgehampton that they had handled for famed interior designer and architect James Michael Howard. Martha had been working for a rival agency, and Paul was a well-connected veteran agent at Douglas Elliman.

By the end of the event, they’d exchanged numbers because they both knew there was something special in the way they communicated. Within months, they embarked on a partnership at Elliman that quickly grew, with both securing coveted listings and analyzing market trends to set optimal prices.

It’s recently come full circle this year, as Paul and Martha again worked together on another iconic estate from the celebrated designer James Michael Howard, putting a stunning $25 million-dollar East Hampton home quickly into contract with an A-list actor and family.

While some real estate agents chase the latest trends, Paul and Martha have mastered the art of timeless elegance. Specializing in properties that define class, taste, and distinction, the duo has become well known for their discretion when handling high end sales, and for carefully protecting the identities of the buyers and sellers, both before and after transactions.

In today’s new high tech, competitive world of online searches, listing portals, banner advertising and the like, Paul and Martha have maintained their position at the top of the go-to list the oldfashioned way. As Martha puts it, “We believe in personality and ethics before paperwork.”

Martha, with her discerning taste and classic style, has a gift for making anyone feel comfortable

navigating a home transaction, whether they are seasoned investors or first-time buyers. She brings to the pairing a comprehensive knowledge of the marketplace, sharp negotiating skills, and an elite roster of clients from all over the globe. Paul, with his decades of connections in affluent and influential circles, including among art collectors, entertainers, fashion designers, and global CEOs, possesses an old-world charm. He can speak passionately about local architecture, quoting everyone from Vitruvius to Frank Lloyd Wright.

Together, they are a perfect blend of warmth and intellect, class and knowledge. Having been born locally, Paul knows the ins and outs of the complex regulations of East End property ownership and Martha shares an extensive understanding of zoning and the different communities.

So, when you are driving around our beautiful East End towns, you may be passing homes of the rich and famous whose sales have been arranged by Martha and Paul. As Paul puts it, “there’s not a piece of dirt on the East End we don’t know.”

From newly opened hotspots to beloved favorites, here are some of the most exciting places to dine during this year’s Art Basel.

One of the most anticipated newcomers to the Miami dining scene, Contessa, brings Northern Italian elegance to the bustling Miami Design District. With roots in Boston’s Back Bay, the restaurant is the latest from Major Food Group (the team behind the famous Carbone). Offering a

luxe atmosphere with an old-world European flair, Contessa boasts classic Italian dishes such as rigatoni alla bolognese, fiorentina steak, and a must-try lobster ravioli. Its opulent interiors and alfresco dining patio make it an ideal spot for Art Basel visitors looking for a sophisticated yet cozy dining experience.

ZZ’S CLUB

Another Major Food Group creation, ZZ’s Club in the heart of the Miami Design District, combines a high-end sushi experience with a sleek, members-only vibe. Open to non-members for a limited time, this two-story venue impresses with its intricate omakase selections, fresh seafood flown in from Tokyo’s Toyosu Market, and luxurious surroundings. Diners can expect indulgent dishes like A5 Wagyu beef, uni toast, and an array of inventive sushi rolls. For those attending Art Basel, ZZ’s offers a uniquely elevated culinary escape in the midst of Miami’s cultural chaos.

SEXY FISH MIAMI

Imported from London, Sexy Fish Miami has quickly become a hotspot for both its dramatic décor and bold, Asian-inspired dishes. Located in Brickell, Sexy Fish is known for its theatrical atmosphere, featuring an ocean-themed dining room with lavish interiors, an enormous coral reef aquarium, and whimsical sculptures by Damien Hirst. Its menu is equally creative, offering sushi, sashimi, and robata-grilled dishes like miso black cod and Wagyu beef with yuzu. Don’t miss the extensive sake list and extravagant cocktails, which add to the overall decadence of the experience.

MAMEY

For those looking to step away from the usual highenergy crowds and indulge in a more relaxed setting, Mamey in Coral Gables offers tropical vibes with a farm-to-table approach. The brainchild of Chef Niven Patel, a James Beard Award finalist, Mamey’s menu is a celebration of the Caribbean and Southeast Asian

flavors. Highlights include the signature Mamey Burger, which features a blend of short rib and brisket, and the refreshing watermelon salad with goat cheese and mint. The rooftop bar is also a perfect spot for a cocktail after a long day of art hopping.

CARBONE

No mention of Miami’s dining scene during Art Basel would be complete without Carbone. This New York transplant has been one of the most coveted reservations since it opened in Miami Beach. Serving up its signature red-sauce Italian dishes, including the legendary spicy rigatoni vodka and veal parmesan, Carbone remains an essential dining experience for those looking to dine in style. Its elegant interiors channel mid-century glamour, making it an ideal destination for both art aficionados and food lovers.

LOS FUEGOS BY FRANCIS MALLMANN

For a fiery feast under the stars, head to Los Fuegos by Francis Mallmann at the Faena Hotel Miami Beach. The Argentinian chef is famed for his openflame cooking techniques, and his Miami restaurant delivers in every way. Expect wood-fired dishes like the octopus a la plancha, grass-fed ribeye, and smoky grilled vegetables, all with that distinct Mallmann touch. The restaurant’s outdoor setting, set against the stunning backdrop of Faena’s art-filled grounds, is perfect for Art Basel attendees looking to enjoy an evening of fine dining and culture.

Allison Eden Brings Mosaics To Life

Do you remember the moment in The Wizard of Oz when the world turns from black and white to Technicolor? Working with artist Allison Eden at Allison Eden Studios is the same experience, moving from a muted palette to a vibrant, magical world. Eden’s handmade glass and stone mosaic tiles and wall paper decorously bring homes to life.

Of the inspiration for her thirty-year journey, Eden says, “I was studying fashion at FIT, and I walked by a store that had glass. I walked in and asked what do you do with this? I had no idea what tile was, I was making dresses. I fell in love with this medium, and also, I had always loved interior design.” She began by making a few sample mosaics and putting them by the copy machine where she worked at Nautica, sneaking in a side hustle to a captive audience,

asking people who stopped by if they were looking to redecorate or renovate their homes.

What she lacked in formal training and support she made up for in sheer bravado. She took out ads in the yellow pages for anything she could think of:

architect, interior designer, tile contractor. When she received a call about installing a commercial tile floor at a Burger King with a Brazilian wave in it which was needed in three weeks, she responded, “You’ve come to the right place.” She rented a car, drove to Home Depot and got a video on how to tile a floor. Not only did she successfully complete the project, she had free burgers for life.

Eden’s tiles adorn everything from kitchens to bathrooms to walls, and she has a loyal clientele of Hamptons homeowners. She comments, “Why do just a white brick wall when you can have something magnificent. Every wall is a canvas I want to cover. We specialize in fun, happy collections.”

Her creations can be found everywhere from casinos in Las Vegas like The Wynn, Mirage and Cosmopolitan to high end retail locations like Bloomingdales and Bergdorf Goodman. She was even hand-picked as the artist to redo the beloved Serendipity 3 in Manhattan, recreating the entire interior. “They saw my vision and let me go with it. It turned out beyond my wildest dreams.” (Wonder if that comes with free frozen hot chocolate for life?)

No custom project is too large for Eden. In the Hamptons with some of the most luxurious homes in the world, clients want something unique and show stopping. “I had one owner of a 30,000 square foot home on Shinnecock Bay. He wanted me to do the interior,” she recounts. In a four-story entryway she created a huge mosaic of the moon sparkling over the bay. This was set to show above the backdrop of the actual bay, seen from the entry gates.

Coming to her studio in Brooklyn is a real joy for Eden’s clients who get to bring their visions to her playground. It is her pride to be one of the last places that manufacture tiles by hand and also employs a host of local artisans.

Eden believes in taking inspiration from the world around her, eschewing scrolling social media on her phone to looking up at the people on the subway and fashion and nature. When she needs to recharge her batteries, she spends summers on a boat in East Hampton with her family. “It’s the most relaxing, soothing spot,” she says, “There’s nothing like waking up on the water.”

Eden shares her enthusiasm with others, even offering virtual training sessions. “If you love something and you believe in it, don’t give up.”

QUINTESSENTIAL HAMPTONS HOSTESS JOEY WÖLFFER WELCOMES THE FALL SEASON WITH HER EFFORTLESS STYLE, VIBRANT PERSONALITY, AND LOVE FOR ENTERTAINING.

Fabulous fall only enhances the charm at Wölffer Estate Vineyard in Sagaponack, offering epic sunset views, cozy wine tastings, and the perfect setting to welcome in the holiday season in the Hamptons. Whether on a grand scale or an intimate dinner at home for ten, Chief Brand Officer and Co-Owner of Wölffer Estate Vineyard, Joey Wölffer is known for her impeccable taste and warm hospitality as she curates unforgettable gatherings blending relaxed luxury with thoughtful details which make

every guest feel extra special. Hamptons Real Estate Showcase asked Joey to share her five top entertaining tips we can all take home, below.

“I absolutely love fall in the Hamptons,” says Joey. “While summer is always fun and filled with the excitement of entertaining and work events — like this past summer’s best party, our 90-person dinner with my favorite brand, Brunello Cuccinelli — fall is filled with quality time with family and friends. I love hosting an early evening with friends and kids, cozy dinners, a night around the fire pit with marshmallows for the little ones, and wine and Manhattans for the grown-ups.”

PLAY WITH SEASONAL ELEMENTS

I love incorporating seasonal farm stand fruits and vegetables into the table décor — apples, pomegranates, pumpkins, corn, butternut squash, figs, and pears, and always plenty of flowers. No matter the season, fresh flowers are a must!

CREATE THOUGHTFUL CENTERPIECES

I recommend incorporating handmade ceramics with charming and whimsical designs to highlight seasonal harvest elements as your centerpiece. Then, layer the table with tapered candles, a linen tablecloth and napkins, elegant tableware, and, of course, plenty of flowers to add depth and bring the entire look together.

SERVE A SIGNATURE DRINK

As the weather cools down, of course the fan favorite drink is warm apple cider, which we always love to serve during the holidays at Wölffer Estate Vineyard mixed with Wölffer Brandy. Anything featuring apple, pumpkin, or ginger flavors captures the season perfectly! It’s also fun to create a drink station to make your signature cocktail a moment, and in fall you can accent the setup with mini pumpkins, garland, or other garnishes for a festive touch.

SEND GUESTS HOME WITH A GIFT

The limited-run Summer in a Bottle: Winter Edition gift set features two bottles of our signature Provence rosé with an adorable winter-themed design.

INVITE THE WHOLE FAMILY!

All ages are welcome to anything I host! I feel so lucky every time I have the opportunity to share a beautiful meal with my kids, husband, and friends. Family is at the heart of everything we do at Wölffer Estate, and it’s equally important in our home. The kids love to help decorate and sip on our non-alcoholic Verjus, while the adults choose their favorite Wölffer wine, and we all enjoy music, delicious food, and the cozy ambiance while we make memories.

“A beautiful and festive table-setting is a way to not only add beauty and sophistication to any holiday dinner party, but also to show your friends and family how important their presence is to you,” says Kathy Kuo, founder and CEO of Kathy Kuo Home. “I love to add seasonal elements and color palettes to my holiday tables and mix those motifs in with classic and timeless dishware, glassware, and flatware.” Here are some tablescapes and statement pieces that will enhance your holiday entertaining.

It’s time to prepare your landscape for the coming season. BY ANNE HALPIN

As the days grow shorter and the temperatures dip, landscapes across the Hamptons prepare for winter. The landscape sheds the finery of its summer flowers and brilliant autumn foliage and reveals its bones – the framework of its stems and branches. If you take the time to observe the forms of the trees and shrubs on your property, they become living sculptures. And some trees have beautiful bark that you might not notice in summer but which becomes a focal point in winter.

Evergreens that keep their foliage all year play a more important role in winter – we notice their shapes, and how the color changes in some of them, from rich green to bronze-toned, or from blue-green to

more silvery blue. Some evergreens are valued for their varied shapes – from narrow and columnar to conical, pyramidal, rounded or low and spreading. Others have colorful berries that last well into winter and provide food for winter birds. And some trees have beautiful textured bark that you might not have noticed in summer. Here are some ways to use trees and shrubs to bring beauty to your winter landscape.

COMBINE DIFFERENT SHAPES

Trees and evergreen shrubs come in a variety of shapes and sizes, and you can group them in a bed or a border around the edges of your property to provide privacy as well as visual interest. Pyramidal shapes can provide volume and height, rounded forms add density, narrow columnar shapes supply vertical accents and low, mounded and spreading plants visually anchor the plantings. Those with drooping, weeping forms add movement. For added interest in a bed, especially near a contemporary home, include a weeping tree whose branches arch over toward the ground, perhaps a dramatic blue Atlas cedar. For vertical line consider columnar plants such as Sky Pencil Japanese holly or Green Spire Leyland cypress, or Fastigiata Atlas cedar. To anchor your composition of evergreens, add some lower, spreading varieties such as creeping juniper, whose silvery blue foliage will spread out on a slope or over the ground. There is a weeping form of our native eastern red cedar; look for the variety Pendula. Bring a bed or border to life with a touch of whimsy with a corkscrew willow such as the variety Golden Curls, or Tortuosa, whose fanciful branches twist and twirl into space, or the contorted hazel that’s known among plant aficionados as Harry Lauder’s walking stick, in honor of a Scottish vaudevillian who carried a curvy cane.

ADD SOME BERRIES

The berries we love to eat come in the summer. But berries can decorate the landscape in fall and winter, and provide food for birds and animals. Hollies are classic, their red berries essential ingredients in Christmas wreaths and arrangements. In the landscape, American holly has the quintessential notched leaves and bright red berries. Another type of holly, called winterberry, has red berries that attract birds and provide color in winter gardens. The variety Winter Gold has berries of orange-gold. Inkberry, a medium size holly with oval green leaves, can be seen in plantings on commercial properties on the East End; as the name implies, its berries are black.

LOOK FOR DECORATIVE BARK

Winter is the time to appreciate the many textures of bark on trees and shrubs, and some are truly lovely. The Heritage river birch has white bark that peels back to expose cinnamon or grayish inner bark. Paperbark maple’s brown bark peels away in plates to expose light inner bark in a patchwork pattern. Cryptomeria, or Japanese cedar, has reddish brown bark that peels in long strips. Crape myrtle, beloved in many East End landscapes for its spectacular, long-lasting wands of bright pink or white flowers in late summer, has smooth gray bark that exfoliates to reveal inner bark that’s gray and brown. The climbing hydrangea vine that’s so magnificent in summer in winter displays its shaggy, russet-brown bark.

This winter take time to look at your landscape and discover its quiet beauty. Then start planning how to make it even better next year.

Wishing you and your loved ones a warm and joyful Thanksgiving filled with love, laughter, and cherished moments. May the season bring you peace, prosperity, and all the comforts of home.

The designer’s initial efforts were focused on detail work such as adding reverse shiplap paneling and cerusing the walls with oak in situ.

Interior designer Michelle Gerson adds texture and color to a house in Water Mill, leaving minimalism in the dust.

Ayoung couple buy a plot of land in Water Mill, and on this plot of land they commission an architect to build a weekend house for their family. Eventually, the structure will span 12,000 square feet and have nine bedrooms and nine baths. When the sheet rock walls are in, but the finishes have yet to be chosen, the couple engage the designer Michelle Gerson, requesting interiors that are “modern but not minimal.”

It wasn’t so long ago that “modern” and “minimal” were considered a contradiction in terms. In some design quarters, they still are. If you tell a decorator that you’re partial to modern design, there’s a good chance they’ll be showing you mood boards with gorgeous, austere interiors à la John Pawson before too long. But Gerson correctly interpreted her client’s use of the word “modern” to mean modern-ish, minus the minimalism. For some, the term “modern,” divested of its historical connotations, is synonymous with “contemporary” (a design descriptor, Gerson says, that has faded away). Gerson posits that the recent surge of interest in soft-touch modern design may be a reaction to the prevalence of classic modern interiors with their pared-back interiors leached of color. Such rooms “look great on camera,” she says, “but they’re not so comfortable to live in.” Modern sofas, in particular, she observes, “require your best posture.”

Livability mattered a great deal to her clients, so on this project Gerson paid special attention to the comfort quotient — without compromising on style. “The clients wanted a house that looked both lived-in and of the moment,” she says. To achieve that elusive combination, she relied

on mid-century gestures paired with an overall design scheme that has what she calls “a clean-lined 2020 vibe without a ton of clutter.”

Needless to say, the structure didn’t always look that way. When Gerson arrived on the scene, there was sheet rock on the walls, but “no trim or details. The kitchen wasn’t designed. The plumbing wasn’t in. The stairs were finished and the layout was done, but that was it.” Her initial efforts were focused on detail work such as adding reverse shiplap paneling and cerusing the walls with oak in situ (“Quite the production,” she recalls). And because the principal bedroom suite had an extra-high ceiling — “It made the room feel cavernous” — she decided to cover the sheet rock in rift-sawn white oak for a warming effect. Later, she designed a mohair-upholstered headboard for the bed. (At nearly eight feet tall, it required the services of eight men to carry it into the house and up the stairs.)

And because the client wanted the house to have color, Gerson chose a palette of blues. “We weren’t going for the rainbow-house look, but on the other hand, we didn’t want the colors to be too neutral either.” The idea was to deploy color in a thoughtful way, in shades that “didn’t give you a headache when you walked through the door.”

Next, Gerson set about building up layers of texture. The family room, for instance, now features a fireplace with a surround that is finished in hand-troweled concrete, a mohair sofa in periwinkle-blue, a resin coffee table poured by Martha Sturdy, and two curvy cream-colored swivel chairs of her own design. Elsewhere, she added tongue and groove doors, burlap-like wall coverings, and heaps of soft furnishings that have a distinctly tactile quality.

“At the end of the day people look at the whole picture.” They may not notice each layer of texture, she says, but it’s the accretion of “small details that create the mood in a house.” The most challenging aspect of the project, Gerson says, was

to do with logistics, as she was brought on board after the project was underway. To have the house ready in time for the summer season, many decisions had to be made in rapid succession. Thus, the homeowners did not have the luxury of mulling things over, a habit of mind that has derailed many a design project.

“Often I think our first instincts are best,” she reflects. Sometimes clients will second guess themselves only to find themselves back where they began six months later. But in this case when I presented the options, they chose right and they did so right away. They put the pedal to the metal and floored it.”
