Corcoran’s Gary DePersia tells us he once gave a buyer a generator – valued at $20,000 – as a closing gift. For a customer that bought a $20 million property he gave leather seating for the home theater. Andrea Ackerman of Brown Harris Stevens gave a highend kayak to a homeowner who had purchased a “beautiful modern house on the bay.” On the other hand, Sotheby’s Angela Boyer-Stump actually received a Tiffany bracelet from a seller. “It had ‘Sold” engraved on the heart,” she says. “So sweet!”

Compass, the new real estate agency on the block, continues its recruitment of agents from other firms. After hiring Ed Reale to head up the Hamptons’ operation, they have taken on such top brokers as Ed Petrie, Brian Buckhout, Tyler Mattson, Meg Salem and Evan Kulman.The company has opened a storefront office in Bridgehampton and will move into its East Hampton office (in the former digs of Peloton and Tiffany) on the first of the year. It also has its eye on a space on Main Street in Southampton.

Entertainment business manager Bill Zysblat, who has handled the affairs of such talent as the Rolling Stones, has now entered the legions of Hamptons’ house flippers. Having bought an East Quogue oceanfront property in 2007 for $6.2 million, he is now looking to sell it for $22.95 million. On 2.4 acres between the ocean and Shinnecock Bay, the 7,500-square-foot main house, which had seen better days, underwent a gut renovation in which an elevator, home theater and

Changes Brewing The sprawling mansion on Bowden Square that was once home to the old guard’s favorite restaurant, Herb McCarthy’s, has been sold. The latest tenant, Publick House – inhabiting the space since 1996 – is negotiating a new lease with Bridgehampton Equities, which purchased the property from Garden Citybased Pascal Associates. The owner’s spokesperson Jason Zimmerman told 27 East that the brewery/ eatery will be accommodated in the short term, but there are plans for a future renovation to “dust off a diamond” and return it to its “original glory.” Beer lovers need not worry, if the parties don’t agree to move forward together, the award-winning brewpub will stick around, according to owner Don Sullivan.

Homeowner’s Revenge Michael Gaynor, who purchased a Sag Harbor house in January, is suing the village. His complaint: the Architectural Review Board refused to vote on his application to restore and renovate the Madison Street house until the current building moratorium took effect. Gaynor, who calls himself a preservationist,

Design Stars Several local firms won Archi awards at the 51st annual ceremony for design excellence bestowed by the Long Island chapter of the AIA. Bates Masi took home two for residential projects in Amagansett. Trophy Sale The century-old Water Mill estate of late hedge-fund pioneer Jack Nash has sold for 30 percent of its original ask in June of last year, according to the Wall Street Journal. The $38.5 million price was cut several times before the shy six-acre property with 500 feet of frontage on Mecox Bay sold for $27 million in October.While its final listing price of $28 million elicited multiple bidders, its precipitous drop seemed to underscore a tapering off in the market, according to the paper. On the other hand, Corcoran’s Tim Davis, co-listing agent with Harald Grant of Sotheby’s, “attributed the decline to a shortage of available trophy properties after several busy

years.” Grant added that “European and South American buyers are staying away due to currency issues.”

HRES sat down with Sean Avery and his real estate broker Matthew Breitenbach of Douglas Elliman to discuss each home located in the Village of Southampton. Sean recently finished his first project at 82 Prospect Street which looks to be a Hamptons traditional, but don’t be fooled by the modern sleekness of it all. His second project, which is in construction now at 84 David Whites Lane, is going to be luxury modern, but with a touch of vintage traditional mixed in.

SA: From modeling to hockey you’re a man with many talents. What made you decide to go into real estate? What really gave me the bug was I helped remodel my wife’s house, who was my fiancèe at the time. She had a home in Southampton Village. I really enjoyed the entire process and how much value we added to the property once it was completed. I like working at my own speed, along with local tradesmen who bring a lot of knowledge to each project we do. From there I started working on another project, and now I’m finishing up my second property which is very different from the first. 50

SA: With so many options how did you come to work with Matthew Breitenbach to represent your properties? Matt and I just clicked from the day I met him. Matt is able to put his own youthful spin on selling houses which works with what I am trying to do with my homes. Matt is a true real estate professional who really understands the market here in the Hamptons.

MB: What type of buyer would be attracted to one of Sean’s properties? The buyer that purchases one of Sean’s houses will be someone that appreciates quality design and style. There is a new generation of buyers driving the Hamptons market. These potential buyers are tired of the same cookie cutter traditional home that has been built time and time again. Sean’s style of development is a breath of fresh air for the Hamptons, and is very much in line with what is going on in other major luxury real estate markets, such as Miami and LA.

SA: Your properties are original in that they are modern, yet warm and traditional. Tell us more about your style? I have always had in interest in design. I also have respect for the traditional, and realize that most older homes need to be updated, I do that with a modern twist. I am a fan of

simplicity, but it also needs to be functional…a very clean look, but still warm and comfortable to live in. It’s all about maximizing the space to work for you, all while blending the old with the new.

MB: How does Sean’s style of development connect with your brand of real estate? Sean and I are cut from the same cloth. We are visionaries in both our respected fields. Sean’s style of development is progressive...building for the next generation of Hamptons buyers. My brand of real estate is similar. My business is built for clients who demand a real estate experience that matches the world and culture they live in.

MB: What is next for you both? Will we see more collaborations between Sean Avery and The Matthew Breitenbach Team? Sean and I plan to work together for a long time. After selling these two properties we will search for more deals and opportunities. My goal is to use the power of my brand to further empower and build his brand. W

hat would winter be without a crackling fire and festive libations to toast our innards? When winter doldrums prevail, get thee to one of these welcoming boites with their convivial bar scenes, superb food and festive cocktails.

The 1770 House Restaurant & Inn Though his main job is to oversee the establishment’s list of 200 wines, sommelier Michael Cohen is also a whiz at whipping up a tasty cocktail. For his Tradewind, the friendly front of the house persona envisioned a mini island getaway, replete with fragrant spices – an elegant alternative to mulled wine. For this tropical escape, Cohen conjured up images of Bardados, the home of one of his favorite rums, Mount Gay. Reinventing a Manhattan, he substituted rum for whisky, added a clutch of spices, toasted and steeped for a couple of day in simple syrup, and brightened the concoction with a citrus element. Like its predecessor, the newfangled drink was finished with a splash of sweet vermouth.

Eats What winter dish could go better with a winter cocktail than the 1770 House’s famous meatloaf served with garlic sauce, a favorite of regular patron Ina Garten, who has featured it on her TV show. Also recommended is the salmon tartar, slivers of pink flesh atop a glistening wakame and shiitake salad. Sublime.

Osteria Salina It’s ironic that the most American of cocktails we tried was the brainchild of Salvatore Biundo, partner in the Sicilian eatery that moved from Bridgehampton to Wainscott last summer. Actually, Sal plied us with two cocktails, one a bracing medley of spiced vodka and ginger beer, the other a liquid version of pumpkin pie. Called a Pumpkin Chata, the potent creamy concoction was comprised of 2oz RumChata (a cream liqueur made with a secret spice blend), 1oz Crop Pumpkin Spice vodka, 1oz Stoli Vanil, 2tsp pumpkin puree, a couple drops of Peychaud’s bitters, and garnished with grains of nutmeg and cinnamon. Decadent.

Eats Best imbibed by the fire in the cozy downstairs tavern, with its beamed ceiling and brick floor. Or, of course, as Cohen advises, “wearing flip flops” on the beach.

tasty snacks including refreshing Kirby cucumber slices scattered with flaky Maldon sea salt and fruity olive oil; homemade meatballs made from a family recipe of chef-owner Cinzia Gaglio, and possibly the best pizza we’ve ever had – its crispy dough, thick slab of ambrosial sauce, and frothy mozzarella melded into perfection in the wood-burning oven.

With a stylish maritime theme – think framed marine flags and nautical maps – the upstairs restaurant boasts a soaring wood-plank ceiling, fireplace, and stunning marina views – the only Hamptons eatery with winter water vistas. Downstairs the stylish bar-lounge has already established itself as a popular meeting place.


SPOTLIGHT Mixologist Ashley Malinowski has conceived an ambitious holiday cocktail menu with seasonally evocative names like The Drunken Elf and Not Santa’s Eggnog. We sampled a trio of winning drinks starting with a Blitzen, a variation on a Sloe Gin Fizz made with beach plum gin, distilled in Brooklyn from South Fork fruit, and rosemary-infused agave, the herb harvested from the establishment’s garden. Mrs. Clause is a Christmas red creation of fresh berry puree, Cremant sparkling wine, and chocolate, and Mr. Clause

is a manly mix of maple syrup, cranberry bitters and Rittenhouse rye guaranteed to make you go ho, ho, ho.

Eats It’s worth noting that the wine list is curated by connoisseur of the grape and Sag Harbor resident, Jay McInerney, who includes selections from his private cellar. The celebrated author recently had a blast performing sommelier duties at the restaurant. “He was very hands on,” says Malinowski. “Selling wine to

Perhaps no other artists capture the spirit of the East End’s farms, forests, ponds, bays, salt marsh estuaries, beaches and dunes as well as its plein air painters who set up their easels in their “outdoor studios” in the midst and mists of our storied landscapes. Working on site allows them to capture the authentic light and subtle colors, which they must execute quickly. The three featured here are some of the ten painters and three photographers who belong to Plein Air Peconic, a collaboration with the Peconic Land Trust celebrating its tenth year. The Peconic Land Trust’s mission is to preserve as much of our remaining land as possible for future generations.

BY HEATHER BRYCE had a career as a product developer, textile designer, and public school art teacher. Inspired by the “coastal light,” she believes that “the direct observation of this landscape increases the ability for my paintings to have feeling as well as a sense of place.” While her subjects change, she often depicts such local sights as farm equipment, boats, birds, and flowers. For her painting of Georgica Beach Path done last October, she set on canvas “the warm autumn yellows and lingering summer greens in the dune grasses.” Choosing late day, she captured the deep shadows contrasted with dwindling light to emphasize the old coast guard station. The S-shape composition “brings your eye back to the far field preserved by Peconic Land Trust.”

Farmer’s Daughter Born and raised in Southampton by a farming family, Eileen Dawn Skretch says her “life has been molded by the expansiveness of the area’s fields and water. As a kid I loved being out in the open field or marsh. Still do.” Painting on wood, the artist chooses from sheets of birch plywood to find the right grain pattern on which to express the setting she has in mind. “I see the

scene in the wood before the first brushstroke,” she says. “The pattern gives life to the composition, becoming another layer of the mist, movement in the sky, or a ripple in the water.” She then uses glazes to capture the depth of color while allowing the grain to peek through. For her 'Pond in Autumn,' she painted Scallop Pond with a simple Z while highlighting the “play of bright colors.”

As she was growing up out here, she recalls that she could see vast expanses of field and sky. “Some places all the way to the ocean.” Nowadays: not so much.

A Woman For All Seasons Talking about the process of plein air painting, Joanne Rosko describes the light as “fleeting” and the palette as “alive and moody.” She finds her inspiration in how “light illuminates and creates shadows on the surfaces of land, bounces on the water, or penetrates the foliage. The light plays tricks on you as it changes so rapidly.” Trained in oil painting since she was a young girl, she says that it has been a life long challenge to master. Of her rendering of the Wolffer Estate vineyard, she says, “I liked the patterns of the vines.” She has painted the view at the corner of Mitchell Lane (now Madonna’s property), during different seasons. “Every year there would be corn, rye or potatoes growing. I’m sad that the view is no longer there. The field was so beautiful.” Accabonac Harbor has also been a favorite site. The one here was painted in the morning. “The color is so different from the late afternoon paintings I’ve done. It was a joyous paint session.”

Congress Hall East Hampton

H Y B R I D H A B I TAT CONGRESS HALL GETS A MODERN MAKEOVER

O

ne of the most promising trends in Hamptons’ real estate is that savvy owners are embracing the history of their homes while giving them extreme modern makeovers. Here is the first in a series about such hybrid habitats. When Don and Kathy Ashby took over what locals affectionately call Congress Hall on Main Street in East Hampton, the antique dwelling was “super dilapidated.” Not only had it not been touched since the 1940s, an upstairs toilet had sprung a leak and black mold had infiltrated just about everything, down to the 5,000 books the prior owner, a widow, had left behind. “A wood-burning stove was the only source of heat in house,” says Don, a fashion photographer. The walls were the “yellow of a heavy smoker.” But the Ashbys were smitten with the structure, which was actually comprised of two houses that had been cobbled together more than a century ago.

The oldest was a colonial saltbox dating to 1680, the other hails from about 200 years later. While the couple restored the exterior side facing the street – a requirement of such a landmark in the historic district – they blew out the back of the house, making a dramatic modernist statement. But not all hallmarks of the original abodes were lost. The final project is a sublime marriage of old and new. During the gut renovation elements such as the timber framework and front staircase were salvaged. (The new back staircase is a series of seemingly floating steps.) Throughout the minimalist structure, certain of the early architectural details were left visible as mementos of the past. In the new living room at the back of the house, where walls were painted dark gray (actually, Railings by Farrow and Ball) and oversize windows carved out, the floor was laid with re-milled and grooved pine planks from the attic floor, some up to 16-inch wide and 25-feet long. The library retains

original paneling and posts and beams, and original fireplaces grace several rooms. The modern elements are breathtaking. The pool, which surrounds the living room (built on the footprint of the old kitchen with extra footage negotiated when the couple chose not to use the attic as a third floor), “feels like a moat,” says Kathy a fashion designer who hails from England, so knows of such things. Its reflective surface gives a dazzling display of sparkles that glitter on the room’s glossy ceiling. “I don’t know why more people don’t put their pools closer to the house.” The Ashbys refer to the cube-like living room as a “pod.” Says Kathy, “We feel like we could lift off in it. In that room as in others the duo, who designed the house themselves, did away altogether with architectural aspects such as moldings. Instead of baseboards they lifted sheetrock off the floor “to give the illusion of floating.” They constructed the house as a series of splitlevels.

In the front-facing library, where they weren’t allowed to raise ceiling height, they dropped the floor instead, gaining nine inches. “So our tall friends don’t bump their heads,” laughs Don. The library windows were restored, but still maintain the “rock-hard” original wood and wavy handmade glass panes. (Other windows were donated to the nearby Thomas Moran House.) Kathy is in awe, as she looks through those

windows to Mulford Farm, at the many others who have also peered through “that glass for 300 years.” In the upstairs master bedroom the picture window is so enormous that it frames village and immense sky views. Next to sleek Boffi closets, the front windows are hinged with shutters repurposed from the house’s doors. “We tried to salvage things,” says Kathy. “We really wanted to

keep as much of the original material as possible.” They have only one last change: privets in front of the house. Kathy is going to miss the view, but now that they have put the house on the market, realtors insist that the privacy afforded will help sell the house.
