T
he hamlet of Jamesport, first settled in the 1690s, was originally called Aquebogue then Lower Aquebogue. In 1833, James Tuthill and his family settled the area south of Lower Aquebogue, which then became known as “Jamesport.” This charming town, situated between the Great Peconic Bay on the south and Long Island Sound on the north, features quaint “farm to table” restaurants, shops, vineyards, farms, and beaches. Come experience the hamlet of Jamesport and you will be transported back to a simpler time. Here are but a few of the wonderful places to discover on your tour. The Meeting House at Jamesport, on 1590 Main Road, built in 1731 by the pioneer settlers of Riverhead Town, is the oldest public building on the East End of Long Island. The building was on the market as commercial real estate until it was acquired in 2008 by the Jamesport Meeting House Preservation Trust with Richard Wines as its President. It is now a town landmark and listed on the National Register of Historic Places. It also is a not-for-profit venue for events, including classical concerts, Broadway performances, bluegrass, folk music, Shakespeare, civic association meetings, and weddings. Jedediah Hawkins Inn located at 400 South Jamesport Avenue features fine American cuisine using locally sourced ingredients with fresh seafood, local produce, and local wines. This landmark Victorian mansion, originally built by Captain Jedediah Hawkins in 1863 in an Italianate style, was restored in 2005. The property is listed on the National Register of Historic Places. The Barn at Jedediah Hawkins Inn was built in 2005 when the Inn was restored on the original footprint of the old 1863 barn. It is now an art gallery space.
The Meeting House at Jamesport
The Jamesport Manor Inn on 370 Manor Lane is owned by Matthew Kar. In 2005, he renovated the original c. 1880 Dimon Mansion, but in the process it burnt down. It was rebuilt replicating the architecture of the original Manor, which opened in 2007. Features New American Cuisine with a Mediterranean flair by Executive Chef Jeff Russell using locally sourced produce, fresh fish, and local wines. Main Road Biscuit Co. on 1601 Main Road, owned by Marissa Drago, opened in the fall of 2016. Serving breakfast and lunch, featuring comfort food from scratch, including buttermilk biscuits, house made jams, fried chicken, Belgian style seasonal pancakes, sandwiches, grassfed burgers, salads, baked goods, and smoothies; all ingredients locally sourced whenever possible. Local craft beer and wine will be offered in the near future. Seating out front is currently available; back deck will open in the spring. See story on page 30.
The Jamesport Country Store
The Jamesport Country Store, owned by the Waldman family for almost 45 years, is in the Old Telephone Company Building on 1299 Main Road. Enjoy a variety of vintage goods, handmade crafts, local photography, candles, soaps, books, oldfashioned toys, candy, and assorted collectibles. The Red Barn is an antique shop behind Duffy’s Deli on Main Road, owned by Dan and Susan McAllister since 2015 (owners of In the Attic Too in Laurel). Jamesport Vineyards on 1216 Main Road was established in 1986 when Ron Goerler, Sr. acquired a 165-year old barn that now houses the winery and tasting room in Jamesport. Together with his son, Ron Goerler, Jr., they began Jamesport Vineyards in 1989, a 60-acre vineyard, producing up to 5,000 cases of wine per year. A large outdoor patio overlooks the great lawn. The Tasting Room presents Sherwood House wines, produced by winemaker Gilles Martin, and the new Hound’s Tree label, produced by Alexander with Apolloni Vineyards, featuring Cabernet Franc, Cabernet Sauvignon, Merlot, Rosé, and Chardonnay. Open year-round with live music on Saturdays. Diliberto Winery located on 250 Manor Lane on four acres, owned by Sal and Maryann Diliberto, opened in 2007. Their tasting room has the décor of a piazza in Italy with guests seated at bistro tables with views of the magnificent interior mural and outside on the patio overlooking their manicured lawns and vineyard. Features Chardonnay, Sauvignon Blanc, Rosé, and Merlot. Open from May through November. Jason’s Vineyard on 1785 Main Road is on 20 acres and was founded in 1996 by the late Jason

s spring ushers in, the North Fork real estate market is off to a strong start. Seasonal rentals are up from last year and sales are robust. Waterfront properties and the Village of Greenport continue to be the hottest markets. As inventory levels remain low and demand is high, prices are rising. Buyers are attracted to the North Fork for its value and tranquil lifestyle. Predictions are that 2017 will be a favorable year for North Fork real estate. Judi Desiderio of Town & Country Real Estate remarks, “Seasonal rentals on the North Fork remain stubbornly short term for the most part – but the potential tenants are in full force. The demand for North Fork real estate has never been stronger! Homes in the hamlets, on the water or with farm views are of greatest demand. Buyers are looking for bucolic peace that only the North Fork can bestow. While prices on the North Fork are gaining momentum, inventory is very weak and we need more new construction. We have more demand than good inventory.” Judi predicts, “2017 should be the best year yet for our North Fork.” Carol Szynaka of Daniel Gale Sotheby’s 22
International Realty observes,“The 2017 rental season is off to a very strong start. Sales are also robust, especially on waterfront properties. North Fork buyers continue to want move-in ready homes and many are seeking second homes, so outdoor amenities like pools and patios are very important. Land is moving and good lots are hard to find, while several builders have spec projects going on. Prices are up and inventory levels are low.” Carol believes, “When representing a buyer client, good negotiating does not mean buying a home for less. In this market it means getting the home and locking out the competition.” Thomas McCloskey of Douglas Elliman Real Estate notes, “The rental market is getting off to a slow start, with the exception of Greenport. Sales have been fantastic. Waterfront is always in big demand, as are Greenport Victorians. Buyers are looking for houses with open floor plans, pools, views and vistas. The pricing trend is up. Properties are coming on the market but moving off quickly, giving the impression of low inventory.” Thomas sees, “Barring any economic turmoil, a robust North Fork market for the next eighteen months to two years. Currently, demand exceeds supply. With interest rates still low and

pricing still reasonable, now is the time to buy on the North Fork.” Gayle Marriner-Smith of Douglas Elliman Real Estate says, “Seasonal rentals appear to be strong in Greenport as are beachfront and close proximity to a beach.The first quarter of 2017 has been extremely busy. The two hottest markets are waterfront under $2M and the under $600,000 market. Prices have continued to move upwards since the bottom of 2013. While the year began with extremely low inventory, homes are now coming on the market at a normal rate. Those properties that meet buyers’ demands are selling like hot cakes!” Gayle thinks, “Depending on our inventory, we certainly have the buyers and the interest in the North Fork to make this a boon year.” Marie Beninati of Beninati Associates reflects, “The rental season is a bit more active than last year, but there is still tremendous resistance to Southold’s two-week minimum. Home sales have been very strong, with high-end waterfronts and high-end land sales the most active. Inventory levels are the lowest they have ever been in my 20 years experience. As a result, many buyers are

Inventory will increase, but not by nearly enough. So, sellers enjoy the ride and be prudent about pricing your home – buyers are savvy and will step up to the plate, but a second home is still a luxury.” Sheri Winter Clarry of The Corcoran Group observes, “The rental season is starting to pick up! Sales are fast and furious, as supply is low and demand is high. All segments of the North Fork market are hot, including the under $1M price point and over $1M as well. New construction is doing very well. Prices are holding steady, and it’s a great time to buy and a great time to sell! Most buyers looking on the North Fork are really in search of peace and tranquility.” Sheri exclaims, “Strap in, it’s going to be a wild ride!” Janet Markarian of Daniel Gale Sotheby’s International Realty notes, “The 2017 rental season has been very busy, a real increase in
activity from last year. Houses with pools or private beaches have moved quickly and rental prices are up. Sales inventory is thin and properties that are priced right are moving. Anything under $700,000, quality waterfront and quality farmland are in demand. Buyers want water access, views and move-in condition homes. New construction looks busy. Though prices are still climbing, the North Fork still has tremendous value relative to the South Fork.” Janet is “hoping for more inventory in 2017. The buyers are coming.” Tom Scalia of Century 21 Albertson Realty says,“The rental season has been robust, out pacing last year so far. The number of sales transactions is down from last year, but total dollars are ahead of last year. The hottest areas on the North Fork are Greenport and Orient, with buyers looking for the perfect second home. New construction is up from last year. They grow and sell plants and provide information useful to this area. They feature hard-to-find plant material and specialize in annuals and perennials, small trees and shrubs, salt-tolerant plants, such as any silver leaf plants, and deer resistant plants, such as butterfly bushes, lavender, and ornamental grasses. Being very environmentally savvy, they do not use pesticides or herbicides and feature plant material beneficial to wildlife, bees, and butterflies. Their entire nursery is designated as a Certified Wildlife Habitat. A little eclectic and cutting edge, they make gardening a fun experience. You can meander through their ‘Idea Garden’ and sit peacefully,

JAMESPORT’S MAIN ROAD BISCUIT CO. THIS LITTLE CAFÉ COMBINES COMFORT FOOD WITH NORTH FORK TERROIR
T
o make a perfect biscuit, you must take care to neither overwork nor underwork the dough. Overworked dough results in a tough biscuit. Underworked, it will crumble apart and never achieve its full potential. There are no apps or computer programs or gadgets that will tell you when the shaggy mass is ready to be rolled and stamped out. Only through trial and error, through touch and feel and smell, will you know. “Biscuit-making is an art,” says Marissa Drago, who tested scores of biscuit-making techniques and recipes in the lead-up to opening the Main Road Biscuit Co., in Jamesport, last fall. There were decisions to be made. Butter or lard? (“Butter. The lard biscuits were flatter”) Should she preheat the oven or start the biscuits in a cold oven? (She found that preheated worked best.) Drago’s instincts were good ones. On a recent Friday afternoon, the café and takeout shop, which is open for breakfast and lunch yearround, was packed with locals. As a general rule, cafés that are located in white-shingled farmhouses with bleached white floors go over really well on the North Fork. But if

those places also serve wonderful food made from local ingredients at prices that don’t cost the earth, they will have lines out the door. On that day, in addition to plain buttermilk biscuits, you could order a biscuit split open and filled with Drago’s own triple berry jam or a biscuit with chive or honey butter. If you were still hungry, you could have a bowl of French onion soup, made entirely from scratch, with melted Gruyère on a biscuit crouton, or a small heap of pulled pork piled atop (what else?) a biscuit. Five years ago, Drago, who was then catering director at Financier Pâtisserie in Manhattan, and her husband Bryan, a tax attorney, moved to the North Fork from Brooklyn. Tired of the long commute to Manhattan, Drago thought about opening a small business that would fill a need in the community. Since she and her husband adore comfort food, they hit on the idea of a biscuit-themed restaurant that would take its inspiration from their favorite Brooklyn brunch spots such as Egg and Pies and Thighs. The couple’s first order of business was to bring in Chef Vincent Purcell to head the kitchen. Purcell shared their vision of a place that would serve house-cured salmon and homemade crunchy-sweet pickles and

F
or those of us lucky enough to live on the East End year-round, it’s not the summer social scene we treasure, or the summer crowds. What makes this place so special is the sheer beauty of the landscape in all of its diversity. Gardens are important additions to that landscape, and arguably the queen of East End flower gardens is the hydrangea.The iconic summer flower of the East End, those magnificent blue balls of flowers echo the color of the summer sky above. Hydrangeas are vigorous and relatively easy to grow, but they can break your heart if you don’t know that pruning to shape them or limit their size, unless you know the right time to do it, can prevent them from putting on their azure finery and leave you with very ordinary looking green bushes. Some newer varieties solve that problem by producing flowers anyway (they bloom on both new and old growth) but the display may not be quite the show you’re hoping for. Those blue hydrangeas are ubiquitous here, but there are other hydrangeas, too, equally beautiful, that can play different roles in gardens and landscapes and are more easy going. Smart landscapers and savvy homeowners deploy these other members of the hydrangea clan to dazzling effect in gardens and landscapes. Here are four to know. Smooth-leaved hydrangea (Hydrangea arborescens), especially the well-known variety Annabelle, is versatile and undemanding. The plants produce huge white snowballs – lots

of them—in early summer, on tall, straight stems lined with rich green leaves. Versatile and undemanding, the plants will grow in sunny or lightly shady locations. Let them form a clump, or plant them in a row for a screen, divider or backdrop for other plants. This hydrangea can grow quite tall, but you can cut it back to a manageable height in early spring, and it will still reward you with flowers. In fact, this yearly pruning is a good way to keep the plants to a height where the flowers are easy to see (and to cut for the vase). After blooming the plants can serve as a lush green backdrop for later bloomers in the landscape, such as daylilies or shrub roses.
“The Hydrangea is the iconic flower of the East End Summer.” Not all hydrangeas are bushy. One of them, the climbing hydrangea (Hydrangea petiolaris) is a vine of exquisite beauty. This elegant plant has long, woody stems sheathed in shaggy, cinnamoncolored bark and is at its best climbing the trunk of a tall tree (it won’t hurt the tree). In summer large, lacy white flat-topped flower clusters bloom against deep green leaves. The plants can grow on a sturdy trellis, too, but don’t grow them on a shingled wall, where the clinging stems could cause damage. Like all hydrangeas, this one loses its leaves in fall. When the plants are bare the

beauty of the richly textured russet bark glows in the wintry landscape. For smaller spaces consider the oakleaf hydrangea, a beauty from spring to late fall. The compact shrub grows 4 to 6 feet high, and its rich green leaves are lobed, similar to those of oak trees (its obvious namesake). From midsummer into fall the plants show off large cone-shaped clusters of pure white flowers. They last a long time, taking on pinkish tones as they age, sometimes turning completely pink. As autumn descends, those green leaves deepen to purple-bronze or burgundy. Oakleaf can handle more sun than the classic blue ones, and it can also tolerate drier soil. What it can’t handle is wet, soggy soil. Give it decent drainage and it’s a real stunner. Finally, the latest bloomer, the peegee hydrangea, its nickname taken from its botanical name, Hydrangea paniculata ‘Grandiflora’. This woody shrub becomes almost treelike over time, and in late summer its white round to oval flower heads cover the plants. It can be a star in late-season landscapes. The long-lasting flowers show a lovely blush pink tinge over time. A favorite variety, Tardiva, bears large coneshaped flowerheads of creamy white in fall, often blooming into October here. These “other” hydrangeas bring their own special beauties to North Fork landscapes. Expand your hydrangea horizons!
