Welcome to the March issue of North Fork Real Estate Showcase. Featured on this month’s front cover, Jerry Cibulski of Century 21 Albertson Realty presents “Proud House,” a true piece of North Fork history. This 1848 gem, built by Austin Benjamin Tuthill, was one of the first homes in Cutchogue. Complete with the requisite converted barn and other period details, this home is walking distance to Cutchogue village shops and the Jitney to NYC. This being our “Architects Issue,” we held a roundtable with several leading architects here on the North Fork to get a feel for their design philosophies and current trends in North Fork architecture (page 28). Also in this issue, be sure to check out Ruth Thomas’ Best Deals for some great North Fork values; Anne Halpin’s “Living Carpets,” for interesting ground covers to plant this spring; Grace Alexander’s “Vintage Lens,” turns the spotlight on photographer Steven Schreiber whose photos keep the past alive; Stephen McGinn’s “Paris Is Your Oyster,” for some affordable boutique hotels for a springtime visit to Paris; and our Showcase Sales feature presenting three recently closed deals on the North Fork. Our popular Waterfront Showcase is now a monthly feature. Waterfront properties are perennial top sellers on the North Fork, and are at the top of many buyers’ wish lists. This feature will be a go-to place to find that special home or commercial property…so look for some amazing waterfront listings in upcoming issues. Thanks for reading and see you again next monthI

uxury comes at a price, and nowhere is the old chestnut more true than in the rarified world of Paris boutique hotels. But between the weak euro and the strong dollar, the city‘s most delightful indulgences have suddenly become a lot more affordable. There hasn’t been a better time to visit the French capital in decades. Go now. Hôtel Providence. Black walls, subway-tiled bathrooms, velvet counterpanes, and vintage furniture set the tone. Housed in an 1854 townhouse, the interiors at this intimate hotel in the Tenth district are a design maven’s fantasy. Amenities in each of the hotel’s eighteen guest rooms include an i-Pad and a marble cocktail bar. The location is fashionable, too, ideally placed to the hip restaurants and superior boulangeries and bobo cafés of the Canal St. Martin. hotelprovidenceparis.com Hôtel and Spa la Belle Juliette. Along with period furniture, leather-bound editions of the works of the authors who Récamier inspired, and bergère chairs, you’ll find all the mod cons of a top-drawer boutique hotel (personal i-Pads, an in-house spa, and more). A PIECE OF HISTORY AN 1848 HOUSE AND BARN IN CUTCHOGUE IS A MINI-DOMAIN IN THE MAKING BY ELIZABETH WHEELER
F
or a certain segment of the homeseeking population, houses with converted barns on the property are the ne plus ultra of North Fork real estate. Coveted by creatives, they tend to go for over a million and are snapped up almost as soon as they hit the market. Which is why this newly-listed home with a restored barn in the back garden is such an amazing find. And as one of the first residences in Cutchogue, the house is a veritable piece of history. Built by one Austin Benjamin Tuthill in the spring of 1848, it was originally a white-painted single-story structure with green shutters that was raised to two stories in 1880. Local records show that the property originally held numerous barns, a milk house, and pig pens. In the spring, the farmstead’s cows produced milk that had the distinct flavor of the wild garlic on which they grazed. The Numbers: Located at 865 New Suffolk Road, the 2-story, 2293-square-foot home was built in1848. It has 3 bedrooms and 2 full bathrooms, and sits on .50 of an acre. Listed at $699,000 with Jerry Cibulski at Century 21 Albertson Realty. Why We Love It: The rural setting. Both the main house and the barn are surrounded by old growth trees, including big pines and other evergreens. The rear windows and decks of both structures look out over fields and the back garden.
14
birthing-cum-sewing room, and potting shed attached to a free-standing garage that has original swing doors all speak of the past. The Modern Amenities: The double-sided fireplace in the kitchen is the sort of understated luxury we’d like to see more of. The kitchen also features floor-to-ceiling cabinets and a step-down breakfast room that gives on to the patio--perfect for entertaining. The large en suite bathroom in the master bedroom has a sunken tub and a glass-enclosed shower. The Barn: The serene loft-like space has fashionably weathered walls and features eight foot by eight foot windows that highlight the exposed rafters. The building is equipped with a legal wood stove.
The Convenient New Suffolk Road Location: The property is a short bike road from the beach and a five minute walk to public transportation and downtown Cutchogue. “Because of where the house is situated, if you’re coming from New York City and you don’t have a car, you can hop off the Jitney and walk home,” says listing agent Cibulski. The Period Details: Original wood banisters on the tall staircase; wide plank floors; the

The Vision Thing: “This is one of those properties that artists and writers dream about finding,” says Cibulski. “The main house has a wonderful layout with great ‘flow’ for summer entertaining and the barn would make a fantastic studio space or home office or hideaway for teens.”

VINTAGE LENS
PHOTOGRAPHER STEVEN SCHREIBER BELIEVES IN RESURRECTING THE PAST BY GRACE ALEXANDER
L
ooking at Steven Schreiber’s arresting photography, it’s hard to imagine that the 58-year-old artist only began working in the medium six years ago. After a quadruple bypass in 2011 he turned his life around, getting a degree in photography and graduating with honors. The former designer wanted to “share my artistic visions for all to see through my eyes.” Schreiber grew up watching his father build furniture, a pastime he took up himself. Most of his career found him designing landscapes and interiors, with a specialty in stone finishes. The artist hails from UpIsland, but since 2001 has lived in Flanders, a convenient point from which to venture forth to find his subjects. “I look for things that are run down or incomplete. I especially love old buildings. It’s kind of my dark side,” he laughs. “I honestly believe that things old and dying or dead are just as important as live things.” His works, he feels, are a sad reminder of the past. But his intention is keep the past alive through his photography.
20
It is no wonder then that his pieces seem to be tinged with a vintage cast. To do this he both mutes the brightness out of colors and uses a filter that lends the original image a “rustic or antique” veneer.” It’s like a coating that takes the sharpness away.”
“I honestly believe that things old and dying are just as important as live things.” For his composition, he keeps an eye out for “what I feel is the most fascinating angle. I could be walking right past it, turn around and there it is. I try to give a different point of view than what you see every day.”

And that he does. From a striking black-andwhite image of a sunflower caught just before it bloomed to one of a naked winter winery silhouetted with bare vines, he has captured the moods of his local communities from Moriches to Greenport. Besides his landscape and flora photography, Schreiber also focuses his lens on subjects that fall into the category of what he calls “American farm heritage” – from a nostalgia-infused image of a truck parked in a sunflower field to the stark skeleton of an abandoned barn. A true master of the craft, he also shoots dazzling portraits, often in natural surroundings. Schreiber shows his work regularly in Greenport at the Alex Ferrone Gallery and the Main Street Gallery. He also volunteers for East End Arts in Riverhead and their satellite location at the Southampton Cultural Center, where he curates exhibits.

GROUND COVER FOR THOSE DIFFICULT TO GROW AREAS
f you’re like most East End homeowners, a carpet of classic green lawn is probably part of your landscape. But there are undoubtedly places on your property where the grass just does not thrive, because there’s too much shade, or the soil is too dry, or too wet. Cheer up - there are other ways to cover the ground with greenery, that don’t need mowing or constant fertilizing and watering. These plants cover the ground like living carpets, and they’re terrific problem solvers. Even better, many of them are truly decorative, sporting colorful leaves or pretty flowers, or wafting delicious scents through hot summer air.
If you’re looking for a lawn alternative that can tolerate being walked on but doesn’t need mowing, try planting aromatic creeping thymes (related to the ones we use in the kitchen) or fresh-scented Corsican Mint in a sunny area— both release their fragrance when stepped upon. And both offer the bonus of tiny lavender to pink flowers in summer. Roman Chamomile also thrives in sunny places, and gives off a fresh apple-like scent under foot. Other candidates for a substitute lawn include Miniature Brass Buttons (Leptinella), Bugleweed (Ajuga) and Kenilworth Ivy (Cymbalaria).
Groundcover plants can grow beneath trees and shrubs. They can serve as an alternative to a conventional lawn in challenging places, and some even can be stepped on without a problem. You can use them to cover a slope where it’s hard to mow, or to help control erosion. They can grow along the edges of a path to soften the look. Groundcover plants can handsomely fill in empty spaces between stepping-stones in a path or paving stones in a patio. You can plant them around the edges of a deck or patio. They can spill over the top of a retaining wall, or tuck into small pockets in a dry stone or paver wall. These low growers can even become the carpet in a garden “room” that’s enclosed by hedges or tall plants, to create a quiet place for reading or meditating (just add a bench).
Under trees or shrubs, try Lamium, some of which have silvery leaves and little yellow flowers, Sweet Woodruff, with its clusters of tiny white flowers in late spring, Wild Strawberry, whose tiny fruits are pretty but not tasty. Bugleweed grows in lighter shade or in sun and rewards us with vertical clusters of petite purple flowers. In lighter shade, Creeping Phlox will spread out by means of trailing stems and dress up the area with blossoms of purple, blue or white in spring. Or for a late-summer thrill, edge a path with Ceratogstigma, whose quiet clumps of rich green leaves turn mahogany red late in the season, contrasting beautifully with the dramatic, electric blue flowers that appear just when it seems all that’s left to bloom are Chrysanthemums. In poor, shady soil you could rely on old stalwarts

BY ANNE HALPIN like Pachysandra, Ivy (small-leaved varieties are especially delightful) and Vinca, which in more hospitable conditions can get out of control and cause problems. In a dry and very sunny place, look to Creeping Thymes, Goldmoss Sedum with its fleshy leaves and tiny yellow flowers, or snow-in-summer (Cerastium), which produces masses of little starry white blossoms above silvery, fuzzy leaves in summer. Trailing types of Euonymus are another possibility. Groundcovers partner well with stone, too, filling in between paving stones in a path or patio, tucking into niches in a dry stone or paver wall, or spilling over the top of a stone wall to soften the hard edges. To grow in any of these places the plants need to have soil to hold their roots. Scrape out some of the sand used to fill in between stones and replace it with good soil. In a patio, ideally you’d have the soil prepared, as for a garden but with a layer of stabilizing sand on top, before the stones are laid. If you’re looking for plants to tuck into crevices, ask your local nursery or garden center if they carry Blue Star Creeper (Isotoma), Creeping or Woolly Thymes, Kenilworth Ivy, Creeping Jenny (Lysimachia), Irish Moss, Creeping Mazus, with purple flowers in late spring and early summer, goldmoss or other small sedums, or violets.

BRICK COVE MARINA
I
PRESENTED BY JENNIFER PLACE & JOANN WIND OF DANIEL GALE SOTHEBY’S INTERNATIONAL REALTY
A QUICK LOOK
n 1887, the prominent Connecticut businessman, DeWitt Clinton Sage, purchased 180 acres of land near Greenport, where Brick Cove Marina is located today, to begin the Long Island Brick Co. Mr. Sage mined the clay deposits with the help of large cranes and a company of men. There was a boost to the local economy. The clay was mined over the years, separated from the Peconic Bay by an earthen dike. In the 1920’s the bay broke through the dike at the Sage clay mine, and the mine filled with seawater creating a basin. The Great Depression soon followed and Fred Young, a local man from Southold, purchased the land from Mr. Sage including the newly created boat basin. The basin, which exists today, marks the tremendous scale of the mining operation. Brick Cove Marina is currently on the market for sale. This is your opportunity to buy a piece of history along with a magnificent piece of waterfront property and a thriving marina. The marina includes 138 boat slips, a single-family residence, and several additional buildings. The additional buildings include a workshop, a steel barn, and a marine store with office, pool house and sheds. Located in a well-protected cove off of Southold Bay, this full-service marina offers a private picnic area, 25’x50’ pool, three tennis courts and 680 feet of private bayfront beach. MARCH 2017

ARCHITECT SHOWCASE

ARCHITECTURAL TRENDS
N
orth Fork Real Estate Showcase sat down with three local architects for a Q&A Roundtable. We spoke with Mark Schwartz, the Principal Architect of Mark Schwartz & Associates; Tom Samuels of Samuels & Steelman Architects; and Stuart Disston, partner of Austin Patterson Disston Architects to get their take on design and trends.
What are the latest trends in North Fork architecture? Mark Schwartz & Associates: More and more people are looking to maximize their enjoyment of their homes, and one of the major trends over the past couple of years is a demand for some fairly extensive outdoor kitchens. These go well beyond a nice grill setup, and incorporate detailed masonry, planning for outdoor room spaces and dining areas, and even pergolas and various automated shading solutions. In some ways we find ourselves essentially designing all of the capabilities of an indoor kitchen into an outdoor environment – basically just take away the walls and the ceiling and you’ll get an idea of the extent of these builds. The good thing, however, is that clients really do make use of these elements, and it adds to their enjoyment of their home, which is always very gratifying.
28
Samuels & Steelman Architects: Our clients are increasingly looking for houses planned for a casual lifestyle. This translates into plans with more open and bright kitchens and living rooms, often including the dining area. Kitchens tend to be central to one’s life ‘in the country’, and they have therefore gotten larger and closer to the action of daily life. This is also true of the outdoor spaces, which include covered, sometimes screened porches and terraces, often overlooking a view of the water or garden. From a style standpoint, the finishes are still traditional, but the details are becoming simpler and ‘fresher’ and more ‘pure’, sometimes in an almost contemporary way. Austin Patterson Disston Architects: Since we are working on both traditional shingle style and modern houses, I’d say design trends are evenly split. Our houses are planned for vacation living, spaces that easily gather family and friends and often feature an open family

room, dining room and kitchen. The bedrooms are plentiful and not necessarily large but each one has its own bath. What is your design philosophy? Mark Schwartz & Associates: Well, I don’t know that it counts as a philosophy, per se, but I am very attuned to what I call ‘the human element’ in my designs. In my experience, in some places a house is more of a showcase, but here on the North Fork I find that clients who ask us to design, say, even the largest and most impressive waterfront properties are more concerned with the house being a ‘home’ something that’s comfortable, and can really be used and enjoyed for entertaining, or when family comes out to visit. I try and make use of efficiencies of design in order to add the little details, whether they be built-ins or nooks, or even just a matter of being more mindful of that little dimensional nuances that change a room that on paper could be a cavernous and

cold space into a more intimate environment that can be easily enjoyed.
What are your thoughts on sustainable (green) design?
Samuels & Steelman Architects: We work towards a design synthesis of old and new forms, classic and indigenous. We are respectful of our rural context, and of the East End’s building traditions which have grown and developed over three hundred years. We find continual inspiration in the many local farmhouses, barns, and classic beach homes bordering the open fields and bays which give the area its scenic character. We believe this built context should be preserved and reinforced.
Mark Schwartz & Associates: Well, I find that ‘green’ design is fast becoming the rule, rather than the exception. Say Schwartz, I think this is due to a combination of factors, not the least of which is the fact that both geothermal and solar technologies really have advanced over the past few years. The other thing to bear in mind when it comes to efficiency, which is part of this equation, is that there have been a number of changes to the energy code that have made it much more stringent, and a home’s need to pass thermal envelope testing is now a given. In addition, we’re seeing new nitrogen-reducing septic systems becoming standard features on most projects, which is another positive for the environment.
In form and articulation, our buildings are part of a long tradition of architectural design, updated for contemporary sensibilities. We employ classical and regional elements in ways which give harmonious structure and formal stability to evolving architectural aesthetics. In detail, we rely on the beauty and integrity of natural materials, and strive to achieve the clearly resolved simplicity evident in the best of modern design. Austin Patterson Disston Architects: Austin Patterson Disston’s work is largely focused on bespoke projects, residential, hospitality and private clubs. We feel confident doing a broad spectrum of styles and types: new residences, renovations, restorations, additions, and apartments. I would not say that the firm has a particular ‘cookie cutter’ style. I can tell you what others have said: our work has an intimate scale, that even our larger residences do not seem imposing and that our interiors work together and are well tailored in their material detail.
Samuels & Steelman Architects: In keeping with trends throughout the American economy, sustainability has become a necessity in the construction industry. This applies to the materials used, many of which have been re-engineered to reduce toxicity and extend lifespan, such as non-deteriorating exterior trim in place of wood. In building systems, several projects incorporate photovoltaic power and geothermal heating and cooling. In all cases, energy usage is paramount, and current code mandates well insulated, tight and efficient buildings. Austin Patterson Disston Architects: For the past 15 years Austin Patterson Disston has been incorporating sustainable practices on every project, a new residence or renovation of an historic home. Clients now realize that an energy efficient home is not only environmentally sound, but economically

wise, so they are on board. Superior insulated envelopes with high grade windows and doors have always been standard in all our projects, but we now regularly use geothermal systems, passive solar orientation, on-demand water heaters, roof gardens for insulation and rain retention and water filtration, water collection for irrigation, some solar arrays and even wind turbines.
