HONEY AND (THAI) SPICE THE LUCKY BEE LANDS IN GREENPORT

I

t’s an indisputable truth that life on the North Fork would be perfect if only there were a farm-to-table Thai restaurant in one of its towns. Mattie Bennett and Rupert Noffs, the Aussie co-owners of New York City’s justly-acclaimed Lucky Bee, see it that way, too. And so, for the second summer in a row, Bennett (the restaurant’s chef) and Noffs (its business manager) have opened a popup in Greenport. The Aussie couple, who are married, have set up camp at Bruce and Son at 208 Main Street, and will be serving dinner on select weekends through the end of August. Before he came to New York, Bennett was at Longgrain, one of Sydney’s best southeast Asian restaurants. He also trained under David Thompson, the erudite chef-historian who has arguably done more than anyone else to bring authentic Thai flavors to the West. A former sous-chef at the Fat Radish, Bennett brings a modern sensibility and a farm-totable ethos to the project. At the Greenport venue, he’s been doing street food from across

Asia: mortar-and-pestle curry pastes, noodle dishes, and locally-sourced fish, poultry, and red meat with Thai, Vietnamese, and Cambodian elements. Butter-poached lobster on betel leaves, anybody?

“When you step inside, you’ll be entering a whole new universe! All very upmarket.” He pauses. “But with a touch of the Lower East Side.” - Rupert Noffs Bennett began as a classically trained chef. Bored of cooking with olive oil and butter, he found himself strongly attracted to such clean-tasting Asian ingredients as lemon grass and kaffir lime leaves. Last summer, he found inspiration in the edible chili flowers that bloomed during the final days of autumn; the earthy flavors of pigs that had been feasting on root vegetables; and the bittersweet Asian greens that grow in the fields at Sang Lee Farms. This year, plans are

afoot for collaborative dinners with North Fork vintners. Local products from land and sea are treated with flair and brio in Bennett’s pork and sesame dumplings, Szechuan salt and pepper chicken wings, green vegetable curry, steamed fish and chicken poached in coconut milk. Eventually, Bennett and Noffs hope to find a permanent summer spot in Greenport. “We’ll have a big garden with Asian herbs and vegetables,” says Noffs, whose yet-to-berealized dream restaurant takes its design cues from The Palm in East Hampton, and such dramatically-appointed Manhattan restaurants as Indochine and Mr. Chow’s. “In a perfect world, we’d offer delivery service,” he adds, “even if I had to get on a bike and deliver curries myself.” The Bee’s kitschy Lower East Side digs feature big paper parasols and vintage textiles decorated with palm tree motifs. At the Bruce and Son location, the kitsch is limited to a discrete sign, in pink neon, in a corner of the plate-glass window. At the dream restaurant, “There’d be a horseshoe-shaped bar, and private dining areas and absolutely no neon lights,” Noffs deadpans. “When you step inside, you’ll be entering a whole new universe! FENG SHUI FOR REAL ESTATE SUCCESS SOME REAL ESTATE PROFESSIONALS ARE TURNING TO FENG SHUI TO SELL HOMES

I

s Feng Shui a mystical practice, a science, or a form of magical thinking? For those real estate agents who put its principals into practice, it doesn’t really matter. They’ve found it can work. A while back the Wall Street Journal reported that some buildings were even hiring Feng Shui consultants to furnish model apartments in the belief that it would help sales. Susan Chan of Feng Shui Creative is one such consultant. She works with industry professionals like Rachel Field, a New York City broker at the Corcoran Agency, to find Feng Shui-based design solutions for problematic listings. Field consulted with Chan for the first time in 2008 about her own home. The broker had just moved to the East Village, to a brand new two-bedroom, two-bath condominium that felt, she says, “really bad.” “The space was really cluttered,” Field recalls.

“When Susan came in, she noticed at once that a back door opened on to a hallway. She said, “We need to construct a barrier so that you don’t feel so exposed. Let’s make this spot a happy corner for your son.” At first I was skeptical, but we covered the back of the door with my son’s artwork, and the atmosphere in the apartment shifted. It’s hard to explain, but it changed the energy of the entire place. So then I started to bring Susan in to consult on listings. Financially, it made perfect sense, because people always seemed to buy those apartments faster than those places that she hadn’t worked on. When I sat down and did the numbers, it was obvious.” Then there was the time Field tried to sell an East Village apartment that was blighted by a small, dark kitchen. “The space was so claustrophobic, I thought nothing could be done to fix it. But Susan decided to put a mirror over the range and move around some art work, as soon as she did,

the whole of the place lightened.” Field stresses that the changes to the apartment were more cosmetic. “Before, the kitchen felt like a stagnant space. Afterwards, the energy seemed to move. For me, the situation was a lesson in how to deal with obstacles. I learned that if you work with a good Feng Shui practitioner, there are no obstacles.” For Chan, the way in which energy flows through a space--or doesn’t--is what it’s all about. When clients consult with her, she studies surveys and floor plans. Depending on the size of the space, a typical consultation can last between one to three hours, followed by twenty minute checkins via Skype at three and six weeks, respectively. “We often begin by looking at the flow of energy at the entrance to a property,” she explains. “We study how it comes through the front door and follow it into the home.” In practical terms, this means taking pains to


make sure your home is clearly signposted. “The idea is that you want the chi and the opportunity it brings to find you.” For this reason, she recommends that the street number of a home be clearly visible. And first impressions matter.“If the front door is dilapidated,” she says, “people won’t be attracted to your home.” If the main entrance isn’t in the front of the house, she recommends putting out potted plants or painting the door a different color to mark the entrance. Once visitors are inside, Chan says it’s important to create the conditions that will allow “their chi to settle.” Chi is a hard-to-translate term that means life force or energy. An entry hall should be clean and bright, and if you ask guests to take their shoes off, Chan recommends providing them with a bench to sit on when they do.

“We often begin by looking at the flow of energy at the entrance to a property” - Susan Chan After the front entrance and entry hall, the most important room in the house from a Feng Shui perspective is the bedroom. “It’s where we spend most of our time, “ Chan says. “Plus, when we’re asleep, we’re vulnerable.” Chan has been taught that when people sleep, their chi leaves the body, extending four feet in all directions, so it’s important to create a clear and tranquil zone so that the chi can flow unimpeded. For this reason, she says, you should never put hard or sharp objects under a bed. It’s also a good idea to choose a solid headboard because it represents a solid foundation. And no electronics, because their electro-magnetic fields can disturb one’s chi.

If you must have a TV in the bedroom, cover it at night. Often, she reports, she finds bedrooms that are either too cluttered or too austere, conditions that can be easily remedied. “Sometimes people read books about Feng Shui and they want to tackle everything at once. Often, just taking a look at the bedroom can be a quick and easy fix.” Many of the principals of Feng Shui seem to make eminent good sense, none more so than the concept of the ‘command position,’ which has its origins in feudal times. Simply put, you want to arrange the furniture--a sofa, a dining table--so that the occupants can see the door of the room in which they sit. Since this could be logistically complicated, one solution that Chan often recommends is to strategically position shiny vases or mirrors in places that reflect the door. “I find that people don’t pay enough attention to how the layout of a space can affect their lives,” says Chan, who claims she can “read” floor plans in the way that a good psychologist can read people. One time, she says, a couple consulted with her about their home, which they were having difficulty selling even after they’d moved into a new place. After studying the space and chatting with the couple, Chan had a feeling she knew the source of the problem. ‘Which one of you isn’t ready to let go of this house?’ she asked. A hand went up. By the end of the conversation, she says, the pair had decided to focus on the new property, and she practiced certain rituals to “energetically release the old space.” Not long after their consultation, the couple found a buyer for their previous home.

ummer is time to celebrate, and all across the East End the peak season is here. It’s time to dive into all summertime has to offer. The beach beckons. There are barbecues, parties and concerts, art exhibits to see, new restaurants to try. The sultry days, warm nights and ocean breezes can feel positively tropical. You can transform your North Fork garden, deck or patio into your personal tropical paradise and capture the spirit of summer by surrounding yourself with the hot colors and exuberant lushness of tropical plants. They’re readily available at nurseries and garden centers across the East End now. These lavish beauties won’t survive the winter unless you bring them indoors or board them in a greenhouse, but they can make your summer surroundings glorious. To get a tropical look in your summer garden, whether it’s in the ground or in pots on your deck or patio, look for lush, bold foliage and flowers in bright, hot colors. Forget soft pinks and lavenders and go for the gusto. Mix colors and textures in glorious profusion. In a bed or border in the ground, plant layers of foliage and flowers that commingle and spill together and over the edges. Another option: instead of going full-out tropical in your garden, you can mix some bold, hot tropical into your existing garden to add some drama, an exotic accent. A

really easy way to do this is to place some pots of tropicals in the garden, hiding the pots behind the foliage of more permanent inhabitants. This strategy could backfire if, for instance, you decided to put some banana plants among the butterfly bushes or astilbes. But in company with brighter, bolder plants like black-eyed Susans, sunflowers or golden hostas, a shot of tropical heat could inject a welcome accent. For your tropical garden, whether it’s in the ground or in groups of pots, look for some tall trees and shrubs for height, vines for vertical line, big leaves and bushy forms for volume, low-growing spillers and sprawlers, and let them mingle together in gleeful abandon. Many tropical plants will thrive in our hot, humid summer weather. They’ll flourish and bloom all summer long, even into fall, until cooler weather shuts them down. If you’re a gardener, you can bring some of them indoors to a sunny spot for the winter. I did this for many years with a ficus tree, which was decked with tiny white lights until it went back to the deck in spring when the warm weather returned. Many tropical plants love the sun, but there are great choices for shady places, too. Most of them do best with even moisture, neither sopping wet nor bone dry. To be safe, don’t put them outdoors until nighttime

temperatures stay above 50 degrees. Local nurseries and garden centers are full of interesting tropical plants to liven up your garden, deck or patio. If you like the idea of twining or tendrilled vines curling around a trellis, look for passionflowers, jasmine, mandevilla (with pink or white trumpet flowers) or allamanda (with yellow ones). Morning glories and their tropical relative, the night-blooming moonflower, are also delightful. Foliage plants are perfect for places that get some shade. Go bold with banana plants, palms and ficus for height. For the middle ground colocasia, alocasia and other elephant ears with their massive leaves add volume. Caladiums are lower growing and add shots of color with their leaves splashed with red, pink or white. Coleus are also terrific in shade, and come in a staggering array of heights, leaf shapes and color combinations. Croton has leaves accented in red or golden yellow, and can take brighter light. For flowers in a shady spot, look for tuberous begonias and fuchsias. When your tropical paradise is in place, add some lawn chairs and a cool drink, then sit back and enjoy it!

here are only 15 weekends from Memorial Day to Labor Day, with 93 official days of summer. We’re now in the thick of it, soaking up every afternoon at the beach or night out dining alfresco. The cool tranquility and casual vibes of the North Fork are an attraction for those who live near and far. If you live near, you can probably expect guests for long weekends at some point or another. And while we essentially live outdoors in the summer months, being backyard-ready is a must every fair-weather season. The design of your outdoor living space is an important first step in outdoor entertaining, and may be overlooked. Fond of neutral colors and the beachy blues reminiscent of coastal living, interior designer Debra Gildersleeve’s design style tends to lean towards clean lines and mixing materials such as fabric, wood, and metal to create a space that is both functioning and inviting. The same goes with exteriors, as she explains that you can, and should, create this same feeling through design, allowing an effortless flow from inside to outside.

“The outside of your home is such an important aspect of design, especially on the East End,” shares Ms. Gildersleeve. “It’s an extension of your home – the outside should match the inside, and you want to express a similar design aesthetic in both the interior and the exterior.” She also warns against clashing design styles such as a cool, modern interior paired with an overly floral or bright exterior. “You don’t want it to be distracting.” With two showrooms and a design center at her family’s store, Renee’s in Mattituck, Ms. Gildersleeve works directly with the most discerning clients to bring their design visions to life. For outdoor furniture, she suggests brands like Summer Classics, Alfresco Home, Surya, and Jaipur. “There are so many options to create an inviting space beyond just outdoor furniture. There are outdoor sectionals, rugs, lamps, and pillows; all of which can be used to design a beautiful and comfortable space,” shares Ms. Gildersleeve.

BUSY SUMMER PREDICTED TIGHT INVENTORY CAUSING PRICES TO RISE ON THE NORTH FORK

T

he North Fork real estate market is expected to be very busy this summer. The $500,000 and under range is the most active segment, while Greenport continues to be in strong demand. Inventory remains tight, causing prices to rise. With more buyers than sellers, properties priced well are going fast, often with multiple bids. As sales on the North Fork continue to be brisk, a strong finish to the year is predicted. Judi Desiderio of Town & Country Real Estate says,“This year is shaping up to be the best

year ever for North Fork real estate. Properties with bucolic vistas are selling at a premium. We expect this summer and the fall season to break records on the North Fork, but what we are sorely lacking are new listings. With inventory so low, prices are bound to rise. One segment of the market which is remarkably missing is new high quality construction.” Judi comments, “Our North Fork markets are less affected by the stock market gyrations than the Hamptons markets. The demographic of the buyer is different for much of the North Fork markets, though not when it comes to waterfront and bulk acreage.”

Kristen Rishe of North Fork Real Estate Inc. says, “The market has been busy with no end in sight. The summer is going to continue as we started the year, fast-paced. We are seeing a lot of rental inquiries ranging from two weeks to the whole summer. Greenport is definitely the hottest area. The most active segment is the $500,000 and under, though there is a lack of inventory in this segment. In fact, we are low on inventory in all price points. Prices are steadily rising, but not skyrocketing. The under $500,000 market is rising, while the over $500,000 market isn’t rising as fast.” Kristen believes, “The real

estate market will continue to improve, as there is nothing holding us back.” Jesse Stein and Gigi Martinez of Brown Harris Stevens say, “The year has started out quite strong on the North Fork.With a surplus of buyers and lack of inventory, a shift in the market has begun in favor of the seller. Prices remain robust. The most active segment of the market is the mid-range, with the average sales price in the $500K-$700K range. Greenport and Southold continue to be in demand. There is more new construction, however inventory remains low. We are seeing multiple offers on properties that are attractive in both location and price.” Jesse and Gigi predict, “The North Fork will finish out the year strong. It is still seen as a popular alternative to other vacation destinations such as the Hamptons.” Karla Dennehy of Douglas Elliman Real Estate says, “The market has been brisk. Inventory remains tight and properties that are priced in the market are often receiving multiple offers. The $450,000-$600,000 range is hot. We are still seeing strong demand for Greenport and an uptick in Orient. New construction has also picked up. According to MLS the median sale price is up about 4% from last year while the 44

average sale price had about a 10% rise. Inventory is down about 18%.” Karla believes, “If current global market conditions remain the same, we will continue to have a strong market. With interest rates still reasonable and inventory low, it is a good time for sellers to put their homes on the market.”

Since Memorial Day weekend, it has been incredibly busy, which I think is a sign of the summer to come. Quality waterfront and affordable properties in the $500,000-$600,000 range are the most popular. It seems like new construction on the North Fork is booming as good contractors are completely slammed with work. Prices are steady and solid for quality properties, though Greenport is a wild card. If priced right, it moves.” Janet foresees, “a

steady and strong real estate market on the North Fork for the second half of 2017.” Marie Beninati of Beninati Associates says, “The market has been particularly strong for Beninati Associates. We have had record sales this first half of the year and we are way ahead of many of our competitors. The summer will likely continue the rapid turnover we are experiencing. We are seeing a good growth recovery in the higher end waterfront properties compared to last year. Anything that is walking distance to water, that is in move-in condition, at $500,000 or below, is selling quickly. Prices have continued to go up but at a somewhat slower pace. The inventory is low but inching up.” Marie believes, “The market will continue to grow. We’ll see our usual busy end-of-season, August and it will continue into September.” Sheri Winter Clarry of The Corcoran Group says, “The first half of 2017 has been very busy with a ton of activity! We are definitely planning on a very busy summer season! Every segment of the market has activity with homes available in every price point. The North Fork is hot, hot, hot! Chef Taylor Knapp of Pawpaw

LOCAL FLAVOR CHEF TAYLOR KNAPP RAISES TERROIR TO A HIGHER GROUND

T

wo evenings a month an impressive form of dinner theater takes place in Greenport.That’s when Taylor Knapp, a young chef, commandeers the kitchen at Bruce’s Cheese Shop. Some might call the ensuing production a one-man show. Knapp calls it Pawpaw, a pop-up restaurant. The pawpaw tree, or asimina triloba, grows wild in the eastern United States. For just a few weeks each year, its branches bear a heavy globular fruit of the same name. For Knapp, the fruit’s fleeting appearance, and disappearance, is an apt metaphor for the essence of seasonal and locally-driven cookery. Virtually every ingredient on the changing nine-course menu, which costs $60--not including beverages, tax, or tip--has come from North Fork farms, nearby woods, and local waters. One recent meal featured thick slices of

toasted whole grain oat bread and housemade butter flavored with sassafras root. For two days before Knapp churned the butter, he’d steeped fresh grated sassafras root in raw cow’s cream from a local dairy farm. Knapp wondered aloud if bread and butter should count as one of the nine courses. A diner assured him that it should. Of all the items on the menu, the bread and butter course was the simplest, and it was one of the best. There’s a strong improvisational element to what he does.The menu is never written until a few days before the dinner, and it isn’t finalized until he walks into the fish shop or the butcher on Saturday morning and chooses what looks good. The other evening, he began the meal with smoked eel spread enriched with sour cream and spiked with fresh horseradish. He spooned the dip into celadon-

colored bowls, and covered the surface with rock chives and wild violets. The effect was hallucinatory. One minute, diners were staring into an intensely-colored meadow, the next they found themselves wondering what those eels were doing amid so much greenery. In keeping with the Surrealist theme, Knapp served the eel dip with churros, a Spanish snack, which he deep fried and finished with a Dali-esque scatter of a bright green powder made from parsley and wild grasses. “A lot of my cooking is experimental,” he acknowledged between courses. “ I like the freshness and creativity that comes with not over-thinking things. For me, it’s about time and place. If you were to close your eyes and take a bite of a dish, and it tasted like something you might eat anywhere in the world, then I haven’t done my job.” He elaborates: “When


you’re not buying raspberries in December and tropical fruits like coconuts it frees you to come up with exciting, vibrant combinations.” As all cooks know, foods that grow together often go well together. By way of example, at one dinner, he stuffed a whole poulet rouge, a French heritage breed of chicken, with nettles, clover, and chickweed. He then roasted the chcjen in a very hot oven, treating diners not only to the bird but the foods it had grazed on. (“People seemed to dig it,” he said.) Another expression of the seasons is the chilled tea that Knapp serves as a palate cleanser between courses. On that evening, it was a cold infusion of angelika, apples, and nigella seed, just barely sweetened with honey. “The teas are snapshots of what’s in the fields and woods,” he said. “So many plants have a short growing season and they might only be around for a few days.” Rather than infusing leaves in hot water, which can bring out too

many vegetal notes, he prefers to cold-steep them overnight, a method that extracts the purest, brightest flavor. Knapp sent out three main courses in succession. There was shad roe, pan-cooked in brown butter and finished with bee pollen (“I went to the fish store expecting to buy fluke, for sashimi, until I saw the shad roe.”); wild cod served with roast cabbage and caramelized seaweed sauce, a marriage of savory umami and the rich sweet flavor of toffee; and poulet rouge stuffed with oats and accompanied by sunchokes and an intense green garlic purée, all perfectly cooked and seasoned. Notably, none of his dishes suffer from the cloying richness that defines so much restaurant food. Locally, Knapp ran the kitchen at First and South for two and a half years, cooking casual American classics. He also worked as a sous chef at the now defunct Luce and Hawkins.

Pawpaw is his boldest venture to date. He was quick to point out that since he only does thirty-two covers a night, twice a month, he has the freedom to go over the top. Pawpaw, he said, would operate in a very different manner were it a permanent restaurant. Knapp’s diners seemed to appreciate his overthe-topness. Toward the end of the three hour-long meal, a request came in from a table of two, asking if they have their desserts to go. Knapp looked doubtful--wild grass pannacotta, hay ice cream, and donuts filled apple butter and dusted with pine sugar wouldn’t travel well--but he agreed to oblige them once he heard they were late for another dinner.
