property blends seamlessly into the landscape. Big views of the open bay and Robins Island await the most discerning buyer of this wonderful North Fork home. This month we feature our summer Marketwatch report, and once again brokers on the North Fork are reporting low inventories – especially at the lower price points. With interest rates holding steady, the summer has started off strong compared to the earlier months of the year. Waterfront and new construction remain in their usual high demand. Many buyers on the North Fork are looking for turnkey properties that don’t require a lot of updating – something for sellers to keep in mind when listing their homes in the coming months. With more well-priced properties coming to market, and buyers ready to make a move, you could say that the summer is heating up on the local real estate scene. Our next report will be in our Fall issue — prime time for the North Fork real estate market. Also in this issue, be sure to check out Rachel Bosworth’s “Waterfront Living,” showcasing what the local market is like for waterfront properties, and why living on the water continues to be treasured as one of the most

She likes to quote one of her teachers, who used to say that when a hat leaves your studio, “it should look as though you glued it on someone’s head.” It’s hard, physical labor, Gisiger notes. To achieve such perfection takes a great deal of patience, skill, and vision, thus Gisiger’s creations, which range from $135 to $700, are not cheap. But if properly cared for, they will last for decades. Ready-to-wear pieces are available at Black Whale, her vintage furniture shop in Jamesport. She also works with customers to make the hat of

MARKETWATCH

NFRES: How is the summer market going? MB: The summer is shaping up to be stronger than the earlier months of 2019. Interest rates seem to have a quick, almost dramatic effect on buyers. With the Fed stating they were not raising rates, activity has improved quite a bit. Inventory is limited in every price range. However, the greatest demand is at the lower price points – under $500,000.

Marie Beninati, Beninati Associates

NFRES: Modern homes seem to be popular among builders and buyers. Why do you think that is?

TU: Today’s buyers’ age and tastes are dictating modern home architecture with minimalistic interiors. Modern homes incorporate open floor plans, waterfall edge center islands, gray tones, and contrasting walls. For example, a wall of stone or luxurious wood and retro furnishings. Floor-to-ceiling windows are very popular. Consumers appear to be no longer interested in the Victorian style homes with wrap around porches.

Thomas Uhlinger, Douglas Elliman Real Estate

NFRES: Where are North Fork buyers and renters coming from? CS: A common misconception is that the bulk of the North Fork buyers and renters are coming from New York City and Brooklyn. In fact, according to MLS data, in the last two years only about 20% of our buyers come from these areas, although we do have a very strong base of city buyers in certain locations and price ranges. About 60% come from Long Island – mostly Nassau County – and the rest are from out of state/country, the tri-state area, New England and beyond.

Cheryl Schneider, Daniel Gale Sotheby’s International Realty

NFRES: We see a lot of new construction. Is it still popular and is there a lot of inventory? SH: There is still lots of interest in new construction, but definitely not much inventory. The recent new construction in Greenport Village was sold very quickly and for some of the highest prices the village has ever seen. The new houses here had kind of muted tones, like grays, black and whites, not a lot of color overall. They’re finished and simply done. Something I think is important is that with two-story homes there is a first-floor master suite. It’s something people are definitely looking for in new construction.

Sally Heitel, Century 21 Albertson Realty

NFRES: In what price range is inventory the scarcest right now? KR: We have seen a swing in the market where the properties under $900,000 are in demand. The properties that are finished to today’s standards are the scarcest right now and are in high demand. Very good condition has been replaced by excellent/mint. The properties over $1 million are sitting a bit. Anything under $500,000 is always scarce.

SUMMER DISH

WHAT TO EAT IN JULY TOMATOES, PLUMS, AND SOFT TOFU WITH VANILLA OIL AND MINT BY ALESSANDRA JENKINS acid. Finding soft tofu is easy, though to remove it from its package in one piece requires a certain dexterity. To accomplish this maneuver, peel back the plastic, then run a butter knife around the edge of the tub and gently invert the tofu onto a plate. You can then either cut the tofu into squares of any size or dress and serve the salad on one big plate, allowing guests to help themselves. The first way is prettier, but the second is more practical and it is every bit as delicious. Finally, seek out the best tomatoes you can find. The East End tomato harvest begins slowly, but by the end of July, the tomatoes will have achieved their full potential and your salad will have achieved its full potential, too.

VINES BY DESIGN VINES CAN ADD A TOUCH OF COLOR AND ROMANCE TO YOUR SUMMER LANDSCAPE BY ANNE HALPIN to climb it and create a leafy – and even flowerful – screen. To create a privacy screen, plant a vine that can provide coverage. Dense vines useful for screening include grapes (imagine a grape arbor above an outdoor dining area), hops, ivies, morning glories and their relatives (add moonflower – a nightblooming relative – for a place you use at night), passionflowers, trumpet creeper and wisteria (which bedecks many East End arbors and pergolas). Another delightful way to put vines to work is to train them over an arch or arbor on a garden path, or a gate, or atop an outdoor staircase. The other great thing vines can do is obey gravity instead of defying it. Vines can spill over a wall, dangle from a
