Enjoy the summer season al fresco with these latest trends. BY MILA EVERHART

As the summer season gets into full swing on the North Fork, outdoor entertaining takes centerstage, offering a chance to revel in nature’s beauty while creating memorable moments with friends and family. New trends emerge every summer, reshaping the way we dine, relax, and celebrate outdoors. From innovative decor ideas to inventive culinary experiences, here are some of the latest trends in outdoor entertaining.

SUSTAINABLE DINING

Sustainability is at the forefront of outdoor entertaining trends. Hosts are opting for ecofriendly tableware, such as biodegradable plates and utensils made from renewable resources. Bamboo and palm leaf plates, for example, add a touch of natural elegance to outdoor gatherings while minimizing environmental impact. Additionally, there is a growing trend towards using locally sourced, organic ingredients for outdoor meals, reducing the carbon footprint of the event.

OUTDOOR KITCHENS AND GRILLING STATIONS

Becoming increasingly popular, this trend allows hosts to prepare meals without being isolated from their guests. These outdoor culinary spaces often feature built-in grills, sinks, refrigerators, and ample counter space for food preparation. They provide a seamless transition between indoor and outdoor areas, creating a cohesive and inviting atmosphere for

guests to mingle and enjoy the outdoors.

AL FRESCO DINING EXPERIENCES

Al fresco dining experiences are all about creating a sense of escapism and luxury in outdoor settings. This trend involves transforming outdoor spaces into elegant dining venues, complete with beautiful table settings, ambient lighting, and comfortable seating. Hosts are opting for sophisticated decor elements such as table linens, floral arrangements, and mood lighting to create a memorable dining experience under the stars.

OUTDOOR BARS AND BEVERAGE STATIONS

Outdoor bars and beverage stations are a popular trend for summer entertaining, offering guests a variety of refreshing drinks to enjoy in the sunshine. These stations can range from simple setups with a selection of beverages on ice to elaborate setups with custom cocktails and mixologists. The key is to provide a variety of options to cater to different tastes, including mocktails, craft beers, and artisanal sodas.

COZY OUTDOOR LOUNGE AREAS

A trend that continues to gain popularity, as hosts seek to provide comfortable spaces for guests to relax and unwind. This trend involves incorporating plush seating, such as sofas, daybeds, and oversized cushions, as well as adding elements like fire pits, outdoor rugs, and throw blankets to create a warm and inviting atmosphere. These spaces are perfect

for casual gatherings, intimate conversations, or simply enjoying the summer breeze.

INTERACTIVE ENTERTAINMENT

This trend adds an element of fun and excitement to outdoor gatherings. This can include activities such as lawn games, DIY craft stations, or live entertainment like musicians or performers. Interactive entertainment helps to engage guests and create a lively and festive atmosphere, making outdoor gatherings more memorable and enjoyable for everyone.

OUTDOOR MOVIE NIGHTS

A trend that is gaining popularity for summer entertaining, offering a unique and memorable experience for guests of all ages. Hosts can set up a movie screen in their backyard or outdoor space and provide comfortable seating for guests to enjoy a film under the stars. This trend is perfect for warm summer nights and can be enhanced with themed decor, popcorn stations, and cozy blankets for guests to snuggle up in.

As summer approaches, these trends in outdoor entertaining offer exciting new ways to enjoy the season with friends and family. Whether you’re hosting a casual barbecue, an elegant catered dinner party, incorporating these trends into your outdoor events can help create memorable experiences that will last a lifetime. So, embrace the outdoors, get creative, and enjoy all that summer has to offer..

What’s hot and what’s not? As we work our way into 2024, there’s no better time to explore the cresting trends of design in home interiors and exteriors. From kitchens to bathrooms to home gyms to backyards, here are the hottest trends that are hitting the market right now.

Just some of the design trends that are guiding 2024 include flooring — in bathrooms, kitchens, and general areas of the home. Ushered in by the move toward ceramic tile flooring a few years ago, this year, homeowners are tending toward bolder flooring choices. Checkerboard, a throwback to the Art Deco period, has become increasingly popular. Luxury homeowners are using marble tiles in conjunction with checkerboard patterns for an upmarket and visually interesting choice that adds texture and depth to areas like primary bathrooms and powder rooms.

The herringbone pattern, long a favorite of designers, remains popular for flooring (and it has even extended to areas like kitchen backsplashes). Herringbone is an imminently flexible pattern, useful for both wood and tile applications, and its sophistication and longevity add to its popularity in the 2024 design sphere.

This year’s design trends are not, however, limited to what lies beneath the feet. Luxury upgrades abound, making this a year where appreciable upgrades may make or break a design scheme. LED backlighting on kitchen cabinetry and beneath stair treads have been popular among home designers. In primary bathrooms, freestanding tubs have increased, once again, in popularity, along with another, more unusual upgrade: his and her commodes.

For those with the space for two separate powder rooms within a primary bathroom suite, of course, this choice is the ultimate upgrade. Many high-end primary bathrooms have also now expanded their footprint to include infrared saunas and steam showers, and have added elements like heated floors, heated towel racks, ambient lighting, and showers with customizable water pressure.

Installing a home gym became the de rigueur necessity during the first year of Covid, and it now feels like most homes in the upper price points include them. But even gyms have pushed the boundaries of what luxury can include. Advanced air purifiers, touchscreen mirror displays with bespoke virtual fitness instructors, smart thermostats with zones — included dedicated fitness zones to keep those rooms cooler — and sound-therapy meditation areas to promote well-being are

all part of the 2024 design trends in personal fitness spaces.

And don’t forget those outdoor spaces. Although outdoor kitchens were always a luxurious add-on for upscale homeowners, this year, designers are digging into the outdoors, exploring how these spaces can truly be an extension of the home itself. Built-in pizza ovens, stone countertops and seating areas, full-sized refrigerators, and pergolas are just part of what homeowners can expect when it comes to trending outdoor design. Entertaining outside is now just as important as entertaining indoors, and the consideration of materials, appliances, and use of space is something that both homeowners and designers should consider when thinking about how they can best use their patios and yards.

The landscape of home technology is evolving at a rapid pace, with each passing year bringing new innovations that promise to transform the way we live. Christopher Piechota of Christopher Williams Lifestyle Technology says, “There are many solutions involving home technology that our clients are looking to use in their everyday lives. They can revolve around environmentals, security, power, connectivity or entertainment. As AI and VR become more and more popular, examples of new products will always come to our attention, whether it’s from our clients or manufacturers marketing to home technology professionals. Energy efficiency, security, and health and wellness products continue to be the most consistently requested solutions and we are continuing to explore how voice control can benefit our clients residences for a better everyday experience.”

Here are some of the latest trends shaping the future of home technology in 2024.

ARTIFICIAL INTELLIGENCE (AI) AND MACHINE LEARNING

AI-powered smart home devices are becoming increasingly sophisticated, thanks to advancements in machine learning algorithms. These devices can now learn and adapt to our behaviors and preferences over time, creating truly personalized experiences. For example, AI-powered virtual assistants can anticipate our needs, such as adjusting the thermostat before we arrive home or recommending recipes based on our dietary preferences. As AI continues to evolve, we can expect even more intuitive and proactive interactions with our smart home devices.

VOICE CONTROL AND NATURAL LANGUAGE PROCESSING

Voice control has become a ubiquitous feature in smart home technology, allowing users to control their devices using simple voice commands. In 2024, we’re seeing advancements in natural language processing that enable more conversational interactions with virtual assistants. These virtual assistants can understand context, infer meaning, and even engage in dialogue with users. This makes

voice control more intuitive and user-friendly, enhancing the overall smart home experience.

AUGMENTED REALITY (AR) & VIRTUAL REALITY (VR) IN HOME DESIGN

AR and VR technologies are revolutionizing the way we design, visualize, and experience our homes. In 2024, we’re seeing a growing trend towards using AR and VR tools to help homeowners plan renovations, experiment with different design concepts, and even virtually “walk through” their future home before construction begins. These technologies enable more immersive and interactive experiences, empowering homeowners to make more informed decisions about their living spaces.

ENERGY EFFICIENCY AND SUSTAINABILITY

With growing concerns about climate change and environmental sustainability, homeowners are increasingly looking for ways to reduce their carbon footprint and minimize energy consumption. In 2024, we’re seeing a surge in energy-efficient and sustainable home technologies, such as solar panels, smart thermostats, and home battery storage systems. These technologies not only help homeowners save money on their energy bills but also contribute to a greener and more sustainable future.

ENHANCED HOME SECURITY AND PRIVACY

As smart home technology becomes more prevalent, concerns about data privacy and

cybersecurity are also on the rise. In 2024, we’re seeing a greater emphasis on enhancing home security and privacy features in smart home devices. This includes robust encryption protocols, two-factor authentication, and privacy-focused design principles. Manufacturers are also providing users with greater control over their data, allowing them to customize privacy settings and opt-out of data collection practices.

HEALTH AND WELLNESS MONITORING

In light of recent global health crises, there’s a growing emphasis on integrating health and wellness monitoring features into smart home devices. In 2024, we’re seeing an influx of smart devices that can track vital signs, monitor indoor air quality, and even detect potential health issues. These technologies enable homeowners to take a proactive approach to their health and well-being, ensuring a safer and more comfortable living environment.

Overall, the latest trends in home tech for 2024 are focused on enhancing convenience, efficiency, sustainability, and security. As technology continues to advance, we can expect to see even more innovative solutions that revolutionize the way we live in and interact with our homes. Whether it’s AIpowered virtual assistants, IoT-enabled devices, or AR/VR-enhanced home design tools, the future of home technology is brighter and more exciting than ever before.

Permits In Place On Each 6 Acre Lot

LOT

1 LOT 2

You remember the feeling. You’re on holiday on the coast of some Caribbean isle or on the cliff of a European town overlooking the Mediterranean. Each morning when your head leaves the pillow you know you are on vacation with broad expanses of water dotted with boats and vistas of other shores. Much closer to home, only 100 miles from Manhattan, you can recreate that feeling each and every day when you develop this very private, nearly 12 acre waterfront, meadow-like parcel composed of two 5.7 acres lots spanning 350’ along the North Fork’s Long Island Sound. With all permitting work done on each lot, a savvy buyer would save hundreds of thousands of dollars and months of waiting to begin construction of a significant house, waterside pool, tennis court and even a guest house for those who would undoubtedly flock to help you enjoy your grand, new estate. The low, but stable bluff, provides easy access down a gentle pebbled path to the beach from where you’ll enjoy an abundance of aquatic activities while conversation and laughter will resound around the inevitable nighttime beach fires. The property affords ample opportunity to create your own vineyard, apple orchard or a field of wildflowers through which your driveway will meander right to your front door. Only a few miles from both the ferries of Greenport and Orient Point, this well positioned property provides easy access to everything that has made the North Fork the new sought after destination. At night, go into town for dinner at one of the waterfront restaurants overlooking Shelter Island or head to one of the many vineyards for a wine tasting. But on clear evenings, eat early as you might want to get back for some of the most beautiful sunsets anywhere, as the sun seems to disappear somewhere into the Sound leaving the horizon a purplish haze. Best of all, you won’t need a passport, a pat down or a plane ticket. Just get in your car and head East. When you get there, you’ll know...and remember.

The North Fork Is The Perfect Location For Creating These Cherished Gardens.

Cottage gardens possess an undeniable charm, exuding a lively and colorful blend of old-fashioned plants that epitomize informality. These gardens flourish in a joyful, unrestrained manner, spilling onto pathways, leaning on fences, and creating an exuberant atmosphere. Their relaxed spirit perfectly complements the easygoing vibe of summer by the sea on the North Fork. Even within a formal landscape, there is room for a cottage garden, enclosed and gated as a small, self-contained world.

The origins of cottage gardens trace back to England and Europe, where the “cottagers” who worked on grand estates grew their own food and medicinal herbs in small plots. When settlers brought this tradition to America, they cultivated vegetables, herbs, and flowers used for dyes and medicines in dooryard plots enclosed by picket fences.

Today’s cottage gardens have evolved but remain rooted in regional and old-fashioned plants. These gardens typically include a diverse array of plants — perennials, annuals,

bulbs, herbs, vines, and even shrubs — all growing together harmoniously. Fragrant plants are particularly cherished in a cottage garden.

When selecting plants for your North Fork cottage garden, consider including those that hold special meanings or associations for you. A cottage garden is also an ideal place for plants given as gifts for birthdays, holidays, or other special occasions. Plants that self-sow, such as forget-me-nots and Johnny jumpups, add a delightful touch of serendipity, sprouting up wherever they please. Choose plants based on their individual qualities rather than their contribution to an overall design, aiming for a pleasing mix of colors without being constrained by a strict color scheme. Include tall and large plants to avoid a collection of only small ones. Grouping plants in small clumps of three or five can prevent the garden from looking entirely random.

Antique and heritage roses, such as damasks and cabbage roses, are perfect for a cottage garden. Alternatively, David Austin roses,

available in many garden centers and nurseries on the North Fork, combine the fragrance and color range of heritage roses with the hardiness and disease resistance of modern varieties.

In selecting plants for your cottage garden, prioritize heirloom and old-fashioned varieties over modern hybrids. Older varieties, such as heliotrope and sweet peas, often offer more fragrance than newer cultivars bred for large size or unusual color. On the North Fork, a cottage garden could feature regional specialties like Montauk daisy and plants adapted to seashore conditions, such as bayberry, sea pink, sea lavender, fragrant rugosa roses, New England aster, butterfly bush, Russian sage, black-eyed Susan, perennial salvias, and even prickly pear cactus.

Don’t hesitate to experiment in your garden; if you are unsatisfied with the results, you can always make changes the following year. This season, embrace the joy and spontaneity of creating your cottage garden, and above all, have a little fun with it.

ILVE Brings the Wow Factor to Ranges

If the kitchen is the heart of the home, the range is most certainly the heart of the kitchen. Ranges, once a stainless steel, black, or white force of nature responsible for food — if not necessarily design — are taking over the look and feel of the kitchen. The range can be a showstopper. And it may be time to consider making it the focal point of your kitchen remodel.

One of the premier appliance makers at the center of the tack toward design-oriented, colorful kitchens is ILVE USA, a company founded in 1952 with a manufacturing headquarter in Venice, Italy and a distribution headquarters in Brooklyn, New York. “The iconic look and feel has always been ‘countrystyle,’ as even some of the first ranges were glossy black with brass trim,” says Hannah Pregont, brand manager for ILVE USA. Ten years ago, Pregont says, custom colors were introduced, providing consumers with an astounding 213 color options, which, she says,

“was really a first in the industry.” The company’s ranges also come in nine standard colors, like blue gray, emerald green, and burgundy.

In recent years, consumers have moved toward bolder colors and hardware, placing the range at the center of the kitchen. “Blue gray with brass trim has quickly become one of our most popular color and hardware combinations,” Pregont says. “It’s interesting how appliances were once the last piece to fit into a kitchen, but we’re hearing more and more that designers are starting with the range selection and designing around it.”

The ILVE, for what it’s worth, comes in three main series: the Majestic II, the Nostalgie, and the Professional Plus series, which range in widths of 24 to 60 inches. The newest

of the three models, the Majestic II, offers what Pregont describes as “all the bells and whistles,” including easy-glide oven racks, soft-close doors, 20,000 BTU dual burners, steam cooking, and a warming drawer. All models also come with a pizza function and rotisserie function.

In addition to color, customers can customize the hardware on their appliance, a burgeoning trend that has exploded in the appliance market. ILVE offers four different trim options, including brass, bronze, chrome, and copper. Metals can also be mixed: brass trim with chrome knobs and bronze handles, if that’s what suits you. The idea, in a sense, is that a range can be two things at once: a functional appliance that outperforms, and a piece of art that acts as the visual centerpiece of the kitchen.

A range, in the modern kitchen, is far more than just an appliance. It’s a cornerstone of design, and that’s a really important part of the approach to how we feel about the space of the kitchen, Pregont says. “As a nod to ILVE’s mantra, ‘Live, Cook, Love,’ the idea of really loving where you cook — and, ultimately, where you live — is wrapped up in the idea of a cooking instrument that is truly custom, but also equipped with all the functionality to simplify cooking,” Pregont says. The luxury, it turns out, is in the colorful details.

Whether relaxing in a chair or planning a picnic, it’s handy to have good looking accessories that are easy to carry. You don’t want schlepping to destroy your carefree mood.
